Maintenance Check
What should definitely be on every Atlanta homeowner’s spring maintenance checklist?
Inspect your windows carefully! Check for: Gaps where you can see daylight coming through or feel air leaking. Condensation or fogging between the panes of double pane glass. Wood rot on windows, doors or the surrounding trim. Make sure caulking around windows, doors, and trim is not breaking down. Single pane windows should be replaced because they are not energy efficient and they usually require extensive maintenance, including glazing and painting. (By the way, single pane windows have not met building codes in Atlanta since 2004!)

Your roof should be maintained each year. Many believe when you buy a new roof that it no longer needs maintenance. But do you buy a new car and never maintain it? No, of course you don’t. You clean it, change the oil, tires and add/flush fluids on a regular basis. Without regular maintenance your roof, just like your car, will break down eventually. This will cost you money, time and major frustration. A regular maintenance check includes a complete inspection of your roofing and gutter systems as well as sealing all vents, plumbing stacks and cleaning off all debris.

Spring is the perfect time of year to pestproof your home! The warmer temperatures mean an increase in pest activity for common household pests such as termites, ants and mosquitoes and the first step to avoiding pest problems is prevention.
As a professioal plumber, I know one thing: Trees love sewer lines! Have your sewer line camera inspected to check your line for any cracks or breaks where roots could penetrate the line. If they are already in your line then have it cleaned out.
I recommend taking a room-byroom approach to eliminate any possible entryways or items that could attract pests. Simple tasks like screening windows, proper landscaping, eliminating moisture and keeping kitchens clean can really go a long way in keeping pests at bay. It’s also not a bad idea to have your home inspected annually by a licensed professional. Many companies will provide a whole-home evaluation at no cost.
Repair any freeze leaks and research insulation options to prevent future freezing. Check for any openings in the foundation and seal them against any future cold snaps. Add isolation valves to your outdoor spigots. Make sure all existing house isolation valves are functioning properly. Spring brings rain! Make sure your sump pump is functional and clean out any debris that may be in the sump pit. Clear all French drains and down spouts.

It’s important to ensure your HVAC system is ready to handle the demands of warmer weather. Like your vehicle, HVAC systems require maintenance. If not properly maintained in the spring and fall, you risk dealing with the discomfort and hassle of a broken air conditioning unit. Backyard Resort This retired Woodstock couple was tired of their large but dated backyard, which included a basic rectangular fiberglass pool with limited gathering areas, plain landscaping and an unsightly railroad tie retaining wall. For this project the couple chose the Alpharetta-based Outside Landscape Group. Company owner Rick Kaldrovics lead this project and always kept in mind his client’s desire to enjoy their retirement in a new “resort styled backyard”. Although challenging, this plan modernized the dated pool by adding a new spa with spillway and a raised lounging deck with several sheer water falls spilling into the pool. The surrounding pool decks include all-natural stone decking with spacious gathering areas for entertaining and large sweeping steps. The back side of the pool called for a “destination living area” away from the house, with a new cabana. The pool house is large enough to host a casual lounging conversation area, a dining spot, and a complete outdoor kitchen with fireplace! To complete the feel of the resort backyard, a natural water feature with waterfalls, boulders, fish and plants were added to the plan. Finally, both a new lighting system for nighttime entertaining and a sound system for music were installed to this stunning new “resort!”

When these homeowners purchased this home, they inherited a white on white on white kitchen with peeling cabinets. There was no question--they wanted to remodel the kitchen immediately to bring it up-to-date with new appliances, improved functionality, and a more aesthetically pleasing appearance. The kitchen space was adequate, but it was underutilized. We located the cooktop and chimney hood on a long angled wall with lots of additional cabinet storage and counterspace, putting the cooktop in closer proximity to the sink for convenience. A new 36,” 5-burner gas cooktop with a 42” hood above it is ready to prepare meals for family or large gatherings. Lots of storage features were incorporated, including a pullout trashcan near the sink, drawers for pots and pans under the cooktop, and rollout shelves inside base cabinets. The tall units—refrigerator and microwave/oven cabinet—were placed together on the back wall where they would not interfere visually with the openness of the space. A visual trick helps disguise the pantry. We modified the opening and replaced the door with matching cabinet doors that open to reveal the pantry space within. Outside the pantry, a small buffet with glass-fronted wall cabinets acts as a server for the adjacent dining room. A striking feature that the homeowners really love is the new table extension for everyday family meals. This table filled a lot of wasted space, connects with the family room, and really completes the kitchen. A wine storage unit is tucked neatly beneath it. We used rich cherry cabinets in a dark chocolate finish by Schrock in a Craftsman style for a simple, yet elegant look and topped them with Santa Cecilia granite. Lighter floors in oak and travertine tile on the walls are a nice contrast with the dark cabinets. This unutilized space was maximized by creating an outdoor entertainment area. The fire pit creates an inviting area to relax in the backyard with the sounds of trickling water coming from the decorative urn. The blending of hardscapes and landscape installation takes what was once was an unusable area and creates a destination to relax and unwind. Here we also have a Dry Creek bed. Dry Creek beds are perfect to manage water flow and address drainage issues in the landscape. Creating a natural more inviting Dry Creek bed helps the function blend into the surrounding landscape. ShoreWall System Tired of flimsy plastic shelving and nowhere to hang tools, this homeowner chose the heavy duty ShoreWall System to organize their space. The existing concrete patio was old, cracked and needed an update. We use the Stardek line of products. The application is a Stamped Overlay in a Flagstone pattern with hand cut stones. The base color is Sandstone and we added highlights to the stones. The Stamped Overlay application gives the appearance of real stone at a fraction of the cost. Check out this neat “Quatrefoil Photo Wall Art” project we found on Erin Spain’s awesome blog “DIY on the Cheap.” (What does quatrefoil mean? It’s just the fancy name of this frame’s shape, which resembles a four leaf clover.)

Simple Steps
1
Print an enlarged quatrefoil template (mine was 36” x 36”) and an enlarged blueprint copy of a high-resolution
photograph. You can print both of these at a local print shop.

Attach two sheets of 1-inch thick
Insulfoam (found at the hardware store) side by side using packing tape in order to accommodate a final project width of 36 inches.

Trace your quatrefoil template
onto the Insulfoam and cut it out using a utility knife, and trace it onto the back of your photograph and cut that out too.

Adhere your quatrefoil shaped photograph to your quatrefoil shaped Insulfoam using spray adhesive.
Attach 1-inch ribbon to the edge of
your project using nailhead trim, equally spacing the nailheads to create a decorative
