Dogwoods, Brew & VIP BBQ Something new is coming to one of the most beloved Atlanta festivals. Backyard Barbecue & Brews will take place on Saturday and Sunday afternoons from 1 to 5 p.m. during the 78th Annual Atlanta Dogwood Festival and will feature local chef versions of the classic outdoor picnic. This all-inclusive outdoor tasting event will take place in a spacious tented area overlooking the Main Stage. Backyard Barbecue & Brews will showcase local craft beers, wine, moonshine and barbecue and picnic fare from some of the city’s favorite restaurants and chefs. Guests will enjoy picnic-style seating, activities like corn hole and lawn bowling and (perhaps most exciting for the seasoned festival-goer) access to private bathrooms. Tickets are $20 and can be purchased for either Saturday, April 12, or Sunday, April 13. Tickets are $20 per day if purchased by March 15, $25 if purchased in advance starting March 16, and $35 at the door. For more, visit www.dogwood.org.
Festival of Plants Spring has certainly sprung in the Oakhurst Garden’s Wylde Center. This month, they’ll be celebrating our favorite season by hosting its annual Plant Sale Festival. Kicking off this Easter weekend, April 19 and 20, the Atlanta’s West End neighborhood will host the first Atlanta Streets Alive celebration of 2014. In partnership with the Atlanta Bicycle Coalition, West End Neighborhood Development (W.E.N.D.) and surrounding businesses, this second annual celebration of fun outdoor activities starts with a candle light evening tour (6 to 9 p.m.) of 10 historic homes which date back to 1884. On Sunday, April 20, from 2 to 6 p.m., a 3-mile route through the historic neighborhood includes family-friendly activities and another chance to tour some of Atlanta’s oldest residential buildings. A few interesting notes about Atlanta’s Historic West End: It predates the Civil War and is known mostly for White Hall Tavern, a well-known watering spot for gentlemen just south of downtown Atlanta. By 1860, demand for residences was rapidly expanding away from the country crossroads soon to be known as Five Points. Famous residents include Joel Chandler Harris and Madge A. Bigham, both well-known authors who published dozens of children’s books in the early twentieth century. Both homes, The Wren’s Nest and Hammonds House, are still standing and are open during the Streets Alive celebration in their original condition as museums. Atlanta Streets Alive will be closing the streets on Sunday to cars and opening them to the public for four hours to create a whole new healthy, sustainable and vibrant city street experience. Access to Streets Alive is free and available through MARTA or designated parking lots in the area. The West End Tour of Homes coincides with this city wide celebration featuring homes which have been spotlighted on Houzz.com, Atlanta Home Improvement Magazine, The Atlanta Journal-Constitution and other publications as some of the best representations of historic renovations available. Making an entrance The home’s front door is demanding a lot of time and attention from today’s homeowners. “People are focused on their front doors right now,” says Jim Lewis, president of Tango Doors, dba Vision Stairways and Millwork in Woodstock. “People are really liking doors as a focal point.” Right now, there is a big movement to do away with extras and focus solely on the doors themselves. “Currently, the trend to replace your sidelites, door and transom with a set of double doors is popular,” says Carol Simmons, co-owner of Jennifer’s Glassworks in Smyrna. “It really changes the look of the home and makes a very impressive entry.” Taller doors also are in demand. “I think people are looking for extra height and width in their designs because it makes it more of a focal point in the house,” says Judy Mozen, president of Handcrafted Homes Inc. in Roswell. “They want the front door to set the tone for the rest of the house.”

It’s in the details The hardware for doors continues to evolve as well. Iron grills are another way homeowners are dressing up their front doors. “There’s a large pattern selection available, but customers are coming up with their own designs, such as monograms and fleur-de-lis,” Lewis says. In fact, Mozen is excited to see just how involved homeowners are becoming in the selection of their doors. “I love the fact that people are not having to follow a rulebook,” she says. “They’re willing to be different. I love that they consider the door to be important.” These iron grills also are more consumer-friendly. “Our iron door designs have operable glass panels so a homeowner can clean the glass easily behind the scroll work,” says Ted Kirk, president and co-owner of North Georgia Replacement Windows Inc. in Roswell.

Interior impact Of course, front doors are not the only doors receiving attention these days. Homeowners are looking for ways to incorporate the look of their interior doors with their overall décor. A tried-and-true standby, the raised, six-panel door is disappearing in homes across Atlanta. Instead, two-panel doors are on the rise. Rick Anthony Bonner, interior designer for Insidesign in Dunwoody, says barn-style doors with an overhead track in unique luxury finishes (like polished nickel) are very popular right now. For example, homeowners are using a set of doors – “Think of it as a ‘double-hung door,’” Mozen says – at dining room entrances and to separate the adult entertainment space from the kids’ play area. Traditional door hardware is being replaced with new, innovative fixtures. Bonner says some of the “hot” options he is seeing for door hardware include combinations of cast bronze and glass, leather insets and handles. “Glass knobs are a great way to dress up interior hardware,” Kirk says. www.atlantahomeimprovement.com

Door hardware is popping up in a variety of new finishes as well, moving away from the traditional brass. “They are taking cues from interior finishes,” Lewis says. These include oil-rubbed or antique bronze, satin nickel and pewter. “Sandcast and lost wax are a few types of hardware in Old-World styles in a variety of finishes,” Simmons says. “We have a really beautiful French antique brass that will coordinate very well in homes that still have brass fixtures,” Simmons says.
A new view Like doors, window designs are also evolving. For instance, wider, bigger windows with fewer panes are becoming very popular. “We note a trend where homeowners are using larger windows and doors to tie the interior and exterior living spaces together,” Kirk says. “Many homeowners are opting to go with SDL, or simulated divided lite, grids to maintain or enhance the historical Southern architecture. Many people are also changing out traditional double-hung windows with casement – crank-style – windows. Casement windows seal up tighter from an energy perspective and also enhance the view.”

However, the standard double-hung window is holding strong. “Double-hung windows, also referred to as vertical sliders that open from the top and the bottom, are still the most popular in terms of function and design,” Kirk says. “The new double-hung design windows almost all have a tilt-in-to-clean feature for safely cleaning the exterior surfaces.” Kirk says he also is surprised by the return of past window accents. “History repeats itself. Many homeowners are ordering windows with options such as divided lite grids, historical finger latches and even styles that we thought were out, like brass caming, are making comebacks,” he says. But not all past favorites are holding true. “People are changing out the bath windows that appear dated,” Simmons says. “Sometimes you just get tired of looking at the art glass from the ’80s that no longer reflect your colors or style. Change it up! Make it your own. Custom leaded glass panels are a fun way to add a true art piece reflective of you.”

efore embarking on a major renovation like an attic conversion, contact a reputable design/build contractor who is a member of the National Association of the Remodeling Industry (www.nari.org) or a designer who belongs to the American Society of Interior Designers (www.asid.org). Be sure to check with former clients and
the Better Business Bureau to gauge their satisfaction. Since only approved contractors can get building permits, be wary if you are asked to obtain one yourself and be sure to ask for proof of certification for all subcontractors.

Establish a budget by using $150 to $200 per square feet as a guideline when extensive exterior renovations are needed or $50 to $75 per square foot for interior only. (The typical remodel with two rooms and a bath requires 700 to 800 square feet.) According to Tom Dwyer, of Harbour Towne Construction, bathrooms add significantly to the cost –

approximately $13,000 to $18,000 for a 5x8 or 6x8-foot room. Also consider the engineering. The joists in the attic’s floor usually need to be shored up in order to bear the weight of the new room. “Tom (Dwyer) did all the drawings and made sure that the engineering in the garage was done correctly,” says homeowner Caryn Schilstra. “We began with a vision of a playroom for our young kids, plus a bathroom and laundry room. He turned it into reality.”
Hidden Challenges In addition to the aesthetics, an attic renovation presents practical conundrums. The first is the HVAC system, requiring that the contractor and HVAC professional work hand in hand to ensure that the space is comfortable year-round. “Keep in mind that the existing system will usually not be adequate to heat and cool the attic addition,” says Daniel Jape, co-owner of Reliable Heating and Air. “But homeowners have three options – a larger system with two zones and separate thermostats that will accommodate the existing house and the renovation; a new system for the attic space; or a mini-split ductless system.” Both electrical and natural gas systems necessitate outside and inside units with the interior 38
Families bursting at the seams often look to existing unfinished rooms like attics and basements to make their homes more functional. For the Schilstras of East Cobb, the choice was simple. Since their East Cobb home didn’t have a basement, the logical place to expand was right above their heads.

“Building out existing spaces is less expensive than an addition and turns an unused area into a room the entire family can enjoy,” says Tom Dwyer of Harbour Towne Construction. “There is no real downside, but attic renovation does come with some built in challenges.” The first is an existing stairway – where to place it and what room it displaces. The second challenge is the question of an HVAC system. Should the unit be upsized or is a separate system needed to heat and cool the new space? To meet building codes, also keep in mind “the rule of sevens.” At least half of a finished attic must be seven-feet high, seven-feet wide and 70-square feet in size. “Most attics meet those requirements,” says Dwyer, “but steps leading to it must also meet code. Any competent contractor will be able to make that determination.“ Adding a window for egress in a bedroom is a code requirement, but it’s a good idea for any attic room. “A rope ladder concealed in the wall beneath the window gives extra piece of mind,” Dwyer says. Each situation is unique. For the Schilstras, it meant tearing out a bathroom that extended the hallway and raising the roof four feet to add a playroom, a laundry room and two full bathrooms. portion located in a knee wall or unused attic space. Ductwork is run either in the walls, above the space or even under the floor between the two stories. “The beauty of a mini-split is that no ducts are needed,” says Jape. “An attractive unit hangs on the wall with the refrigerant and electrical lines going through the outside walls to the heat pump on the ground.” Regardless of the HVAC system selected, all holes, gaps or cracks must be air sealed before adding insulation— walls, floor and ceiling. Although foam insulation is extremely efficient, it is also costly and most homeowners choose a combination of blown in and batting. The electrical and plumbing are equally challenging. “If you’re adding a bathroom and want to save money, drains should be tied into existing plumbing and situated over

Duffy and Associates was to add two rooms, a kitchenette and a bath in the existing space. “There’s not a lot of room for creativity in an attic because you’re limited to a space that contains slanted ceilings and odd-shaped nooks,” she says. “But meeting the demands of the room also makes them more fun to design. We were able to include everything the homeowners wanted and even created a little window seat in a nook off the staircase to make the space more welcoming.”

grass carpeting. Accents were black and white in the sitting room area, and raspberry and white fabric in the bedroom. “The color palette was very refreshing,” she says. Existing furnishings were reupholstered or painted and repurposed for the room. “We also upgraded the stairwell to make it more inviting.” An attic playroom she designed for a young family was painted a soft yellow with bright primary colors to add pop and a black craft table to anchor the room. As the children grew, she added a sofa and additional seating for the television area.
The Extras • An attic fan will keep the room cooler in summer and warmer in winter. • Recessed LED fixtures can be tucked completely out of the way. • Skylights add light, particularly under the eaves. The bottom line is to look at the cost versus the value of the new space. Attics make perfect guest rooms, playrooms, offices or even master bedrooms. According to Remodeling magazine, homeowners can expect a 73 percent return on their investment – not a bad tradeoff for years of enjoyment. Editorial Resources begin on page 66. 40

Critter Invasion “Homeowners who hear strange scratching over their heads and suspect that critters have taken up residence in their attic should request a free inspection prior to renovation,” says Kevin VanHook, senior service manager of Arrow Exterminating. Telltale signs include droppings, trails or tunneling – and the pitter-pat of unwanted feet overhead. VanHook has removed unwanted “guests” ranging from rats, bats and squirrels to a five-foot rat snake. Trapping will vary depending on the type of animal invading the structure. Sealing any openings, including the most common point of entry, the “builders gap,” around the perimeter of the entire house (the area where the plywood sheathing comes in contact with the gutters) is essential to prevent future problems. “If any additional gaps remain after renovation, we seal them with 25-gauge galvanized hardware cloth that allows ventilation but is too strong for wildlife to chew through.”

Front-to-back perimeter considerations for your property
Y
our home is a reflection of you. On the exterior, this means everything from rooftops to groundcover says a little something about you. So when you’re looking to outline your property—whether it is for
privacy, security or simply aesthetic reasons —your choices can drastically affect your home’s first impression.
Up front Speaking of first impressions, the front view of your home makes the biggest one. So when choosing a perimeter detail, it’s important to keep that first impression in mind. Ryan Taylor, president of Atlanta-based Ryan Taylor Architects LLC, says that along front property lines, “landscaping is typically best, as fences and other physical barriers can become the first thing people notice. They can erase the curb appeal you’ve invested in at other points on your property.” In fact, local codes can prohibit you from installing a privacy barrier in the front of your home, or at least limit its placement (so that the fence or wall is a certain amount of feet away from the street). Note that these barriers are generally tall fences or walls meant to block views of the home, for privacy concerns.

Of course, many homeowners still hold onto the white-picket-fence American dream. And these shorter fences—typically 4-feet tall or shorter— can actually enhance your home’s curb appeal, while also keeping children and pets safe from traffic. “Try to complement the style of your house,” Taylor advises. “A picket fence can look great with bungalow- and Craftsman-style homes. A stone or brick wall that connects into a stone or brick foundation wall of a house can help tie the home to the site. Barriers work best when they look like they’re part of an overall design rather than just erected as a temporary or inexpensive solution.” “Keep it simple,” advises Holly Brooks of Atlanta-based King Landscaping. “The fence should either be ‘invisible’ or complement the landscape and architecture; it should not be the star of the landscape.” In general, experts agree that it’s better to keep the front perimeter open and inviting, and leave the privacy and security concerns for the side and backyards. “Openness in the front of the home is a good idea so it doesn’t look like a fortress and it keeps its curb appeal,” says Brian Landfried with Apex Fence Company, adding the caveat, “unless the front yard is the only yard on the property.”
Backyard perimeter Privacy is the most-common reason for creating a barrier along the perimeter of your backyard. “In most homes built in the last 20 years or so, living rooms and kitchens are in the rear of the home,” Landfried notes. “That being said, privacy in the rear of the home—where we watch our children and pets play and keep our flower gardens—is typically the popular choice.” Pools and outdoor living spaces are also popular in Atlanta-area backyards. “Most folks want their front yard to be open and inviting and their backyard to be private and cozy,” says John Newman, president of Hampton-based Classic Landscapes Inc. “If you have a pool, you may want to feel good about sunbathing

and swimming as well as entertaining without feeling like you or your family are ‘on display.’”
Barrier tips and trends If you choose to go with a privacy wall or fence, you have many options. Pressure-treated pine and cedar are common, readily available fencing materials in Atlanta, and the most popular height for a privacy fence is 6 feet, though up to 8 feet is allowable by most codes, Landfried says. PVC fences are another option, offering low maintenance and privacy. Plus, Newman notes that manufacturers can now give PVC fencing a wood-grain texture and color, avoiding the “ubiquitous white plain plastic look,” he says. Newman also points to dark-stained wooden fences, a trend that he’s seen rise in popularity in recent years, particularly in natural settings. “They blend into the wooded feel of so many landscapes that we see in the Atlanta area,” he explains. If the goal of the fence is privacy, then solid barriers can be a good choice, Brooks says, but often times the view shouldn’t be totally blocked. “Solid fences create smaller backyards,” she explains. “Borrow the view of the neighbor’s woods to visually increase the size of your property when possible.” For a barrier that also offers visibility, 5-foot or 6-foot picket or decorative-metal fencing are good options. “Decorative metal allows a much greater level of visibility over a wood picket fence,” Landfried notes. “Chain link is a third option, but is typically not allowed in many of Atlanta’s subdivisions.” For a decorative-metal look with lower maintenance, Taylor points to aluminum fencing made to look like wrought iron. “It offers great curb appeal yet it’s open and easy to see through. It has a resin finish, so it’s extremely durable compared to other materials, and it’s easy to install.”

“Consider cedar lattice fencing,” recommends Julie Evans, partner and garden designer with The Fockele Garden Company in Gainesville, a member of the Professional Landcare Network (PLANET). “It allows visibility and air movement for narrow areas.” Whichever material you choose, it’s important to match the look of your home. “Think of how the fence will fit into the existing site with other materials that are already present,” Newman advises. “If you are not looking for an eclectic design, then look to match and create a sense of connection between the home and landscape by repeating like materials and colors.” With this in mind, it’s also important to not let budget be the main deciding factor. “The biggest mistake we have found over the years is when homeowners think a fence is a fence, and price is the only thing that matters,” Landfried explains. “All fences are not created equal. We have seen many cases where you get what you pay for.”
Privacy through planting No matter which part of the property you’re concerned with, you can achieve privacy without barriers by installing strategically placed plantings. “If there is a large window and you want privacy from the street, consider a deciduous tree to screen but not totally block the view,” Evans recommends. In the backyard, Evans notes that a few strategically placed plants or decorative fencing panels can give the needed privacy instead of “a wall of wood or a row of evergreens.” She adds that topography should be considered, as well—it, too, can be used to increase privacy, in combination with the right plants. “If you need fencing for a pet, consider a post-and-wire fence that is disguised with plantings,” Evans continues. “Plantings can add to your enjoyment of the site, as well as be functional.” Editorial Resources begin on page 66. The Urban Perimeter Perhaps you don’t have a front and backyard, or your “yard” is really just a small rooftop garden or living area. Yet privacy may still be a concern. “In an urban setting, buildings might occupy the view from your garden, so screen those views with a well-placed plant, tree or trellis,” advises Julie Evans, partner and garden designer with The Fockele Garden Company in Gainesville, a member of the Professional Landcare Network (PLANET).
When Walls Go Bad “I’m not a fan of segmented-block retaining walls because they’re used as a cheap alternative to stone walls,” says Ryan Taylor, president of Ryan Taylor Architects LLC. Having lived in Asia for 15 years and, before that, Australia, these well-traveled new Atlanta homeowners and their two children were excited about renovating an existing home in Buckhead that was featured in the film, Driving Miss Daisy. The 1970s house was dark and compartmentalized and the vision was to keep the vintage appeal but infuse it with an international and more contemporary aesthetic. The view to the gardens and pool were lost in a sea of walls. A new wing was built onto the existing home, adding a new wide hallway, mudroom, laundry, powder room, garage, staircase and upstairs bedroom. The existing garage was converted into a living room, opening the view to the garden with new 8-foot French doors and a finished concrete floor. The existing master bathroom and kitchen were enlarged to add a butler’s pantry with a charging station and study area. The new kitchen is the focal point for this young family. Custom sliding walnut and bronze framed doors are now centered on frameless glass panels extending out to the pool area with a custom designed range by Pipa Bradbury Design, built by Ventahood. The powder room has a slab of Asian statuary marble effortlessly floating off the wall with faucets extending from antique mirror panels. Fabulous rainwater drums were transformed by local artesian Kevin Scanlon for pendants in the living room, and an old New York subway lamp brightens in the mudroom. Master bathroom antique gold pendants shine against the white marble surroundings. There are two main things to first consider when you are deciding if an attic renovation is the right fit for your home. The first issue it to check how the roof is framed. If you have a roof framed out of trusses, there isn’t a whole lot you can do other than use it for some minor storage space. The second thing to look at is the pitch of the roof. If you

have a very low-pitched roof, like you might find on a ranchstyle home, adding a second story might be a better fit. But if you have a conventionally framed roof (with 2-by-6-foot or 2-by-8-foot rafters, for example) and a fairly steep pitch, then you have the right bones to create a really nice space. a contractor with adequate experience. (No exceptions!) Why go to all that trouble? Because the design can be very intricate in order to squeeze out every bit of space possible. The structural aspect can be tricky, as well, since the floor system needs to be created and all the load needs to be transferred down to footings in the ground. Plus, finding the best place for the access point takes a trained eye. Best-case scenario: You already have an attic staircase in place and just need to open it. But if you don’t, don’t let that stop you! In a past job, we’ve taken out a whole bathroom in order to make room for the

Ductwork, placement of the furnace, along with all code requirements, can also be a challenge. Again, a good architect can design the space so all these things become nonfactors. If your attic is such that you can only use it for storage, make sure it’s very minor storage. By putting down a bunch of plywood and compressing all your insulation, you aren’t doing yourself any favors. You’ll diminish the R-value of the insulation, thereby decreasing its efficiency. If you have to use the space, build some raised platforms. They don’t have to be high.

contractor who is a member of the National Association of the Remodeling Industry (www.nari.org) or a
designer who belongs to the American Society of Interior Designers (www.asid.org). Be sure to check with
former clients and the Better Business Bureau to gauge their satisfaction. Since only approved contractors can get building permits, be wary if you are asked to obtain one yourself and be sure to ask for proof of certification for all subcontractors.

Speaking of first impressions, the front view of your home makes the biggest one. So when choosing a perimeter detail, it’s important to keep that first impression
in mind. Ryan Taylor, president of Atlanta-based Ryan Taylor Architects LLC, says
that along front property lines, “landscaping is typically best, as fences and other
physical barriers can become the first thing people notice. They can erase the curb appeal you’ve invested in at other points on your property.”
In fact, local codes can prohibit you from installing a privacy barrier in the front
of your home, or at least limit its placement (so that the fence or wall is a certain amount of feet away from the street). Note that these barriers are generally tall fences or walls meant to block views of the home, for privacy concerns.
