First things first Before beginning any project, you should learn about your limitations. “Common oversights for porch or deck projects are zoning laws and building setbacks,” says Rick Goldstein of MOSAIC Group [Architects and Remodelers]. “How close can you build to your property lines? What are the codes? Do you need a railing? There is even a new code that says deck stairs need to be lighted at night.” When researching, also remember to factor in your neighborhood’s HOA restrictions. Once you know your limitations, think realistically about how you will use the outdoor space. “A more active homeowner may want to include a pool or designate space for games,” say Kelly M. Burgess and Richi Morgan, showroom design consultants at AuthenTEAK Outdoor Furniture in Atlanta. “Families will

To ensure you’ll get the most out of your outdoor space, consider how it will function in spring, fall and even winter. “It’s important for homeowners to think about how they will use their spaces through the seasons,” says Des Williams, president of Outdoor Advantage in Dacula. “You may want to think about adding a covering to an outdoor space such as a cabana or pergola to shade or cover from rain.” Speaking of shade, the area’s sun exposure is another major factor. “Whether it’s protection from direct sun or the inclusion of sun into the space, the space should be designed to at least take into account the sun’s movements,”

Technical details As with any indoor space, the plumbing, electrical and gas lines need to be planned for and installed prior to construction of the patio, porch or deck, advises Maureen Recchia, director of merchandising and principal buyer for American Casual Living in Buford. “These are examples of items that are often difficult and costly to retrofit.” Jeff Butler, partner of RainAway Deck Drain Systems and Georgia Awnings in Marietta, agrees, noting that pre-wiring your deck’s roof for ceiling fans and/or recessed can lights is less expensive than wiring after or during the installation. If you’re installing an awning, Butler recommends prewiring a junction box where the awning will be installed, as it will greatly improve the aesthetics of the new awning. “There will not be wires hanging down the side of your home,” he says. Drainage is another technical consideration. “Drainage is really important to keep in mind when completing an outdoor living project,” Williams explains. “Making sure proper drains are built

The Atlanta Guide to Sensational, Seasonal Color By Mickey Goodman
T
his winter, it was hard to visualize your lawn full of beautiful, bountiful color. But all that’s behind us now, and it’s finally the season to dive in and
give your own yard a colorful makeover. (It’s actually the perfect time, says Amanda Bennett, manager of display gardens at the Atlanta Botanical Garden. Any earlier and you’d risk planting before April 15, Atlanta’s frost date.)
Raring to go But according to Walter Reeves, best known as The Georgia Gardener, there is a way to satiate your inner gardener long before planting time. “The perfect time to amend the dense Georgia clay so it’s more welcoming for annuals is March or early April after a rain,” he says. “Turn over the soil to a depth of eight to ten inches and mix in cow manure or composted pine bark, planting soil and lime. The downside is that the process has to be repeated every year or two.

Expanded slate, an additive that is lightweight like pumice, lasts for years. “It’s sold under the names of PermaTill and Soil Perfector and keeps even the hardest Georgia clay soft year after year,” Reeves says. “The products are pricey but pay off in the long run since the process doesn’t ever have to be repeated.” He also recommends throwing in one pint of lime per 10 square feet of soil for good measure.
Color Me Gorgeous Just as designing interiors takes serious thought, creating eye-catching annual beds requires a plan. Before purchasing the first plant, look at your yard objectively and decide where color is needed. Is it at the mailbox? Near the front door? Along the edge of a pine island or grassy area? Is it necessary to remove old shrubs and trim trees to allow more sun, or can you create beds around existing greenery by installing white and silver shade-loving plants? Some yards may need consistency of color (a monochromatic scheme) with carefully selected plants that unify the landscaping. Others lend themselves to dramatic plantings. “If you’re in doubt which colors work best with others, rely on the color wheel and choose opposites,” says Bennett. “This is particularly fun if you like tropical annuals. Play up the drama.

“Although Atlanta hasn’t had a drought in several years, it’s always best to prepare ahead by using low-maintenance plants that are not temperamental,” Barnard says. “Annuals like Vinca, Wave Petunias, Whopper Begonias, Coleus and Scaevola are good choices.” When in doubt about your color palette, Barnard recommends choosing three complementary colors using plants of contrasting sizes and shapes. Height, texture and unique leaf contours create eye appeal. Colorful foliage like Coleus and Caladium also add impact. He calls it the “thriller, filler, spiller” approach. “Creating a beautiful yard is all about planning ahead, planting annuals in the right spot and choosing colors you love,” Barnard says. Energetic reds and oranges add pizzazz while blues can be coolly beautiful. A variety of annuals can create a cheerful riot of color and be just the touch needed to attract “oohs”

If digging in the dirt is too daunting for that achin’ back, you can create a colorful container garden without getting on your hands and knees. Bennett, who designs the Atlanta Botanical Garden’s eye-popping container gardens says, “They are ideal for patios, pools, decks, entries, apartments and condos.” Choosing a pot that’s right for the location is key. Tall containers can

frame an entry, and shorter pots of differing heights might work best for a pool, porch or patio. Regardless the height, make sure the pots are at least 18 to 24-inches wide at the top to allow for sufficient soil and water retention. “If pots are heavy, place them in their intended location

before filling them with potting soil and arranging the plants,” Bennett advises.

But regardless the size, every pot needs holes for drainage. “I only recommend using pottery pieces or Styrofoam in the bottom if the display is going to be extremely temporary,” she says. “Otherwise, good quality potting soil allows for plenty of drainage. “Choosing annuals for container gardens should be fun, so don’t be afraid to show your personality by picking plants you love,” Bennett says. Her personal favorites include: Ornamental Banana plants that have dark red stems combined with red Caladiums and Asparagus Fern; orange and red striped Bengal Tiger Cannas and the gold leaf foliage of Duranta; Black Elephant Ear (actually a deep purple) surrounded by medium size yellow flowers or foliage like Allamanda; and Bronze Potato Vine or Sweet Caroline combined with asparagus fern. “Begonias are always a great choice,” says Jenny Hardgrave, President of Simply Flowers, Inc. “They are fabulous if they just have the right ‘friends.’ Pair them up with Lantana, sun-loving Caladiums, Angelonia, or Coleus. There are some new Begonia series on the market including ‘Big’ and ‘Whopper’. These get taller with stronger stems than standard begonias.” There are many great choices for Atlanta lawns. “Zinnias come in a wide variety of colors,” continues Hardgrave. “The Zinnia Profusion series stays low at around 18”, they love the heat, and are fairly easy to maintain! Use them in full sun.

“Avoid standard Impatiens – there is a horrible disease called Downey Mildew that will kill Impatiens mid-summer, and there is very little that can be done to combat it. fertilizer to keep them blooming all summer long. “Most plants will ‘talk’ to you and let you know they are thirsty,” says Reeves. “Check them in the heat of the day to see if they droop. Above all, never lightly sprinkle your annual beds. Water them to a depth of one-inch once a week. Extended release fertilizers can do all the rest of the work for you. They may cost more than brands requiring multiple single applications, but they keep those plants

ike all trends, furniture trends come and go. Sleek lines give way to overstuffed silhouettes which then throwback to vintage…and after awhile, everything comes back in style again. But one aspect continues to find favor with furniture shoppers. “Comfort is still high on
consumers’ list to look for when purchasing furniture, along with classic, clean lines,” says Vickie Byrd, senior designer for Bob’s Upholstery and Decorating Center in Kennesaw. “Gone are the matchy-matchy pieces; consumers are looking for one-of-a-kind pieces of furniture that can be mixed with other furniture pieces that they already own. I see a lot of consumers continuing to mix fabrics, woods and metals. Popular fabric choices are linens, houndstooth and herringbone in neutral tones.”

When it comes to specific pieces, seating remains the most popular. “Upholstery—sofas, chairs and sectionals—has been driving the industry for the last year,” says Jeffrey Gardner Sr., owner of Cornerstone Furniture in Atlanta. “Grays and blues have been somewhat consistent, but lighter beige and bone colors have been dominant in my business.” In fact, softer hues are showing up everywhere in the home. “We’re also seeing a trend in using lighter color palettes for staple furnishings such as buffets and dining tables in warm walnut woods and entertainment units in white lacquer,” says Pam Satterly, design consultant at Cantoni Atlanta. “This way you have a solid foundation for the room, and bold accessories, lighting, rugs and art can be easily added or updated throughout the years to keep the room fresh without having to completely reinvent the space.”
Simply Stated Homeowners continue to choose clean over clutter, even with their furniture selections. “We are seeing a trend in clients looking to simplify their visual space to achieve a minimalist aesthetic by outfitting rooms with sleek and timeless furnishings,” Satterly says. “Often, statement art and accessories are selected in contrast to cluttered vignettes we’ve seen in the past.” Shoppers are focused on finding furnishings that can enhance their lifestyle rather than detract from it. “We as Americans have too much stuff that does nothing, serving no purpose,” says Michelle LarrabeeMartin, co-owner of Atlanta MADE and Kolo Collection in Atlanta. “I see people being smart and buying quality over quantity.” Rebecca Ewing of Rebecca Ewing Color & Design in Atlanta says this is especially true with her clientele. “When I’m planning a room, I put quality and longevity ahead of price for two things: seating and at least small amounts of the perfect fabric,” she says. “Side tables from IKEA or Target are easier to upgrade or replace than a sofa, lounge chair or sideboard. And the right fabric for pillows or a tablecloth can tie a room together.”

Planning for the Long Haul When shopping for furniture, look for pieces that will stand the test of time. “Buy something that has a classical look, not overly traditional, but certainly not modern or contemporary,” Gardner says. “Stay in the brown tones, which never go out of style. Be careful not to get caught up in the latest fad that tends to be over in a year or two.” Don’t be afraid to test the pieces and ask extensive questions to ensure you are getting quality craftsmanship. “With case goods, open drawers and doors to be certain the glides and joints will last,” says Laura Bloom, principle and lead designer with Home Expressions Interiors by Laura Bloom in Alpharetta. “For upholstered pieces, ask about construction; don’t be fooled by similar frames on less expensive copies from better manufacturers. Look for hardwood frames, spring down cushions and eight-way, hand-tied springs.”

Take Care Caring for and maintaining your furniture can be a challenge, especially with children and pets in the home. Choosing the right materials could go a long way in making this process less stressful. “Leather tends to work well for a lot of families,” Gardner says. “Decently distressed tables work better than darker, smooth finished tables in the kitchen. If the living room is an active part of the home, stonetop coffee tables can be a good solution.”

Maybe it’s time to have that furniture reupholstered. If you are quite handy and already accomplished at home improvement projects, you may decide to tackle this project yourself. If you decide to go this route, make sure to do some careful planning first.

Making Your Own For many homeowners, creating a custom furnishing is a great way to personalize their home. “We are seeing customers customizing their furniture more now than ever before,” says John Benthal, owner of The Mission Motif in Atlanta. “Not only are they choosing the species of wood, stain, hardware and upholstery, but they also are making modifications to the size. For example, we are seeing more customers making modifications to a headboard or footboard size.” Of course, building custom pieces from scratch should only be done after a lot of research. “Have your measurement of your space and know what you want,” Benthal says. “It is not difficult to build furniture from scratch, but it can be difficult to know what you want. Start with a standard piece of furniture that may have inspired you, and then design that piece for your needs. Know what type of wood you want, and know what stain you want. Work with design experts that specialize in custom furniture, and you will get what you need.” In addition, research the person or company you plan to work with to create your custom piece. “Make sure you are working with someone reputable,” Larrabee-Martin says. “Otherwise, it could be a disaster and a costly mistake.” Editorial Resources begin on page 62.

“Always find out how much fabric you need for the couch or chair before you order the fabric,” says John Benthal, owner of The Mission Motif in Atlanta. “Find out what the repeat is on the fabric, because that makes a difference in laying out the motif. Use quality upholstery woven-grade fabrics that will last a long time.” If you decide to hire professionals to do the work, make sure they are up to the task. “Choose a reputable upholsterer,” says Vickie Byrd, senior designer at Bob’s Upholstery and Decorating Center in Kennesaw. “Look at the quality of their work. Do they do eight-way, hand-tie? That is very important! It keeps the seat from falling apart.” If you don’t have anything around the house but instead are actively shopping for some pieces to reupholster, make sure you look below the surface to ensure you’re getting quality furniture. “Look for hardwood furniture,” Benthal says. “Many couches and chairs are made with plywood on the inside. Look for hard maple frames. You can usually tell if a couch is made of hardwood just by the weight. Try to lift up on side of a couch, and that should tell you.”

This soon-to-be-stunning original 1930s brick bungalow didn’t start out that way. So first, it had to be gutted to studs. Then a second story and garage were added to the property and all new systems —plumbing, HVAC, electrical—were added. A second floor of living space was added to the existing garage to create a two-story pool house connected by catwalk to the main home. A new two-car garage was constructed with a weight room above. A heated pool with ionized water was put in (with walk-on cover!) Flow and integration of indoors and outdoors was facilitated by wide entries to catwalk, deck, screened porch and patio areas. Soaring 4x16 eastern yellow pine beams were used and interior farmhouse-style accents include whitewashed white oak 5” hardwood floors, interior barn door and rustic butler’s pantry in kitchen. An energy-efficient eye was also kept on the construction, including high-efficiency Mitsubishi mini-split systems, a Navien on-demand circulating water heater and Jeld-Wen site-line windows. Plus, the entire home was encapsulated in eco-friendly open-cell spray foam insulation. Custom stained glass for front door by local artist Susan McCracken, who was a personal contact from the homeowners. Bungalow designed by architect Eric Rawlings, AIA, LEED AP, in the Craftsman style of historic Greene & Greene, characterized by interior and exterior exposed beams and rafters. 52

Never!!! Stain your deck, don’t paint it. Stain penetrates the wood and enhances the natural color or adds color to coordinate with the home color treatment. It’s appropriate for treated or naturally weather resistant wood such as used in deck construction. A stained deck can be easily retreated as required. The sealant provides additional water resistance without producing the hard film that makes paint a poor choice for deck application. OK, so when should you stain your new deck? How many days do you have to wait for it to dry? It’s actually not a matter of time. It’s a matter of touch. Different lots of pressure treated lumber have been exposed to different levels of treatment; in other words, some material is wetter than others. When the deck material feels dry to the touch, go ahead and apply the stain.

A little bit of attention to your home at least twice a year will result in substantial savings to you over the long run. For example, what if your roof develops a leak and over several months it gets worse? It’s possible you won’t know you have a leak until one day you look up at the ceiling and see a huge brown spot. Now you have to go in and clear the insulation in the attic, replace the sheet rock in the ceiling as well as repair the source of the water leak. But if you would have invested in a roof inspection then you would have had your roof serviced and cleaned and repairs made… and avoided all of this extra work and frustration!

our homes right now. But what about cleaning up the exterior? Let’s take an imaginary walk around your home and do some assessments. Catching issues now can prevent expensive heartaches later. Does your home need painting? Are you seeing wood rot either around the windows or doors or close to the foundation? If you do decide to paint, your home should first be pressure washed to properly determine any repairs needed, like wood rot removal. Rot is a fungus and will continue to grow even if it is covered up. Once pressurewashed and repaired, your house is ready for a good coat of paint. Use a professional. Use a pair of binoculars to scan your roof. If you are able to watch the way water flows off your roof it will tell you a lot. Your gutters need to be working and they need to be clear. If water spills over the gutters then you have a problem and this should be dealt with ASAP. Keeping water away from your home and keeping it out of the inside of your house can save you thousands of dollars in repairs. Call in the Experts. Protecting the exterior of your house is too important to take lightly. If you feel that you cannot handle this on your own, then consider hiring a qualified ASHI certified inspector who is equipped to do this type of evaluation. Consider this as a physical checkup of your home.
