With Atlanta’s last cold winter, many homeowners are looking to replace their drafty windows. The first thing to consider is whether the window model is Energy Starrated and eligible for the federal tax credits. Currently, you can get 30 percent off the cost of the window, up to $1,500. For more information, visit www.energystar. gov. The second consideration is the material of the window frame and sashes. Green windows should be made out of materials that do not emit gas-bringing toxic chemicals. Energy-Saving Window Coverings The federal tax credit for energyefficient home improvements now includes window coverings as well. Hunter Douglas’ insulating Duette Architella shades, which can more than double the energy efficiency of a window, are the first and only window shades to qualify for the tax credit without add-on insulation systems. “Uncovered windows can literally be energy holes, depleting a home of up to half of its heating and cooling energy dollars,” says Marv Hopkins, president and CEO of Hunter Douglas. “We specifically designed and developed the award-winning Duette Architella shade—our most energyefficient product and the fastestgrowing innovation in the extremely popular cellular category—to address this problem. This takes the air-trapping cellular structure of our original Duette honeycomb shade and makes it even more energy efficient by placing a cell within a cell.” When mounted completely inside the window frame over a double-glazed window, Duette Architella shades can qualify for the federal-tax credit in the insulation category, specifically as an “Eligible Building Envelope Component.”

Window replacement With all of the new products available, know that if your windows are more than 5 years old, their replacement can improve the efficiency of your home. This is especially true in the Atlanta area where moisture and climate change can cause window seal failures. But, as with all purchases, you have to ask yourself: Do I really need this? “When your windows start costing you time, money and worry, it’s time to have them replaced,” says Carolyn Knapp of Champion Window Company of Atlanta LLC. “When they’re hard to operate, have rattling panes, and heat comes pouring into your home from hot Atlanta summers, you need new windows.” 24

DIY Window Replacement Although it is recommended to hire a professional to replace windows in your home, many homeowners choose to tackle the project themselves. To aid in this project, here is a step-by-step guide to replacing aluminum windows with energy-efficient vinyl windows: STEP 1: Remove existing storm windows from your home’s exterior. STEP 2: From the interior side, remove the aluminum window stop on one side of the unit with a reciprocating saw. STEP 3: Once the window stop has been removed, the sash frames can be removed from the unit. STEP 4: To remove the aluminum jamb from the window opening, start by using a reciprocating saw to crosscut the jamb. Be careful not to damage the interior jamb surface. Tax-Credit Tips On Feb. 17, 2009, President Obama signed the $789 billion stimulus bill that includes tax-credit incentives for homeowners who make energyefficient home improvements, including window and door replacements. How do you get your piece of the economic-stimulus pie? Follow these steps provided by Energy Star. 1. Purchase windows or doors that have a U-factor and Solar Heat Gain Coefficient of 0.30 or lower. 2. Complete your purchase and install the product on or before Dec. 31, 2010 at your principal residence, which must be an existing home (tax credit doesn’t apply to new construction). 3. Save your receipts and the Manufacturer’s Certification Statement for your records. 4. When filing your taxes, fill out and file Form 5695. 5. Receive 30 percent of the product cost (installation not included)—up to $1,500—in your tax return. Note that this is a “non-refundable” tax credit, so you cannot get more back in tax credits than you pay in federal income tax. A good glass countertop can provide a unique, striking element to your kitchen’s design; however, this style of countertop should be researched thoroughly before installing. “The quality of glass countertops can vary a great deal,” says Tim Czechowski, president of Jockimo Inc., a manufacturer of glass architectural products. “Working with a quality manufacturer with experience providing glass for countertop applications is crucial.” Czechowski also points out that the type of glass you choose is paramount to its success in gaining the approval of you and your family. “Flat, non-textured glass will fingerprint easily and will be a nightmare to clean,” he says. “We recommend a textured glass to hide dirt and fingerprints [while making] the space visually appealing at the same time.”

Wood Increasing in popularity, wood countertops offer an organic, rustic look, and are often paired with traditional or ecofriendly design styles. There are several options with this type of countertop, including your choice of wood (the most common choices include oak, maple and teak), whether you’d like a plank, butcher-block or patterned layout in the countertop and whether you want a shiny or matte finish. “Designers use wood countertops as focal pieces to add that ‘wow’ factor,” says Joshua Johnson, president of J. Aaron LLC. “Wood is a great-looking product that adds warmth and softness to a kitchen design.” A current trend with wood countertops is to install them on an island and install another material, such as granite or engineered stone, on the perimeter cabinets. “I’m a big fan of alternating the counter surfaces,” Rien says. “Using two different surfaces adds visual interest and can also offer functional use (like a butcher block on the island for a cutting surface). Arriving on the mainstream countertop scene only in recent years, the appeal of a concrete countertop is its design versatility. A “shapeshifter” type of material, concrete can be molded, colored, stained and finished to create almost any look you want. Concrete countertops are a great option if your kitchen is an unusual shape or if you’re looking for a unique aesthetic. Concrete can also be mixed with pieces of recycled glass to create a countertop that mimics the look of engineered stone. “Our stainless concrete has zero waste, as it is cast to size, versus cut to size like granite or marble,” Johnson says. “It is also extremely stain- and acid-resistant.”

As the green movement continues to expand in popularity, manufacturers are taking note and creating more eco-friendly products. When it comes to countertops, one of the most environmentally conscious options is a recycled material. According to Cachet, this can mean recycled glass or recycled concrete (Portland cement and ash mixture). Or, one of the newest options in recycled countertops is made by a name brand with which many homeowners are familiar: ECO by Cosentino (the makers of Silestone). “ECO by Cosentino is a new line of eco-friendly countertop and surfacing material composed of 75-percent post-industrial and post-consumer recycled raw material,” says Lorenzo Marquez with ECO by Cosentino. The countertop is made from: • Mirrors salvaged from houses, buildings and factories • Glass from windows and bottles • Porcelain from china, tiles, sinks, toilets and decorative elements • Industrial furnace residuals from factories in the form of crystallized ashes • Stone scrap from mountains, quarries, manufacturing and fabrication All of these materials are bonded together with an eco-friendly, corn oil-based resin to create the countertop, which mimics the look of granite or marble.

Aside from these options, additional countertop materials are available, including laminate, tile, solid surface, stainless steel and more. “Laminate is a low-cost alternative, and new designs coupled with new print technology make for a very realistic look,” says Joe Ochs, sales manager at Wilsonart International. When choosing the countertop that best suits your needs, Gordinho recommends also keeping the return-on-investment value in mind. “Look at the area you live in and the value of your home,” she says. “There is nothing worse than putting a product in that doesn’t reflect the style of the house.” For most homeowners, installing a new countertop is only done once in the duration of their stay in that home. This onetime-only decision puts a lot of weight on which choice is made, so be sure to research your options thoroughly and take your time making the decision. Once you’ve made your choice, you’ll be enjoying the countertop for years to come.

The gray area: How to keep your teak from turning When exposed to UV rays, teak weathers to a silver-gray color. While some customers prefer this weathered look, maintaining the wood’s brandnew appearance is easy. Eric Brenner, co-owner of AuthenTEAK furniture store, offers the following tips: 1. Leave new furniture outside for 3 weeks, allowing the grain to soften and rise. Then, apply teak protector to clean, dry furniture. Teak protector is similar to sunscreen in that it blocks UV rays. Applied annually, it helps maintain the honey-brown color. (Teak protector is pigmented and may be a slightly different hue from the furniture. Apply a small amount to an inconspicuous area to ensure that you like the color.) 2. If teak has already weathered, lightly sand and apply teak cleaner to remove the top layer of gray wood, revealing the wood’s natural color. Then, apply teak protector. 3. Apply teak shield to prevent the penetration of food stains, water rings, etc. 4. Do not use teak oil on your furniture, as it does not block UV rays. It’s also sticky and can act as a magnet, attracting dirt to the surface of the furniture. 48
Select your suite materials The first step in selecting your new outdoor furniture suite is to decide on a style, and the first step in deciding on a style is choosing the material you prefer, whether that’s wood, wicker, aluminum or another material. If you’re seeking the classic wood patio set, consider two types that are hot on the market right now: teak and ipe (pronounced “e-pay”) wood. Teak is a tropical wood that has been renowned for ages for its abilities to resist rotting, insect infestation and rusting, even when joined with metal. “Teak is the de facto outdoor wood,” says Eric Brenner, co-owner of AuthenTEAK furniture store. “People choose it because the product is tested, tried and true with a history of being around for more than a century.” Frank Boschman, co-founder of Royal Botania, agrees, saying that, “Teak’s renowned durability is due to its content of natural oils. The limited moisture absorption protects it from warping and gives the wood stability,” he says. “Also, it is highly resistant to pests.” Beware, however, because constant exposure to the sun will turn your teak to a silver-gray shade. Some buyers enjoy the change in color; those who don’t should consider keeping their furniture in shaded areas. (Read the sidebar on the left for tips on how to maintain the wood’s natural color.) If you prefer a less-expensive alternative to teak but still want to stick with wood, Joel Jackson of Rocky Mountain Patio suggests South American-grown ipe wood. This dark wood is extremely durable, hard and also insect-resistant. Its deep-colored finish creates a rich, luxurious look that many buyers are seeking. For individuals with more modern tastes, Brenner notes that stainless steel is gaining popularity after much success in Europe, where he says outdoor furniture trends have always been more progressive. And right up there with stainless steel—surprising to some—is aluminum. According to Karen Heroux of Casusal Image, tubular aluminum

n an economic climate that has forced some homeowners to downsize and prompted others to buy, lofts have been on the rise as newfound residences for many. Here, we give you an at-a-glance guide to loft living—the benefits of buying, areas to consider, when to make your move and more.
What makes a loft a loft? With the influx of available housing on the market today, many existing and potential homeowners are asking themselves what differentiates a loft from a townhome, condo or house. The answer lies in the building’s history and the interior features of the space. 54

• Maximize every inch of counter and cabinet space by using hanging hooks to store pots and pans in the kitchen. • For the bathroom, attach a series of shelves to the wall to achieve a unique visual treatment as well as to store linens, medicine bottles, pretty soaps, mouthwash, etc.

There are four basic kitchen layouts: galley, L-shape, U-shape and G-shape. How each layout functions is based on the concept of the work triangle, or the distance between the three main work areas: sink, cooktop and refrigerator. For maximum efficiency, the work triangle should follow these guidelines: • Each triangle leg should be 4- to 9-feet-long, and the sum of the three should not exceed 26 feet. • Cabinetry should not intersect any triangle leg. • General traffic patterns should not interfere with the work triangle.
Walls
➤ Measure the overall length of each wall at countertop level
➤ Measure each section of wall separately, from corner to window, window to door, etc. Ceilings
➤ Measure the ceiling height from the finished floor to the existing ceiling
Galley (two wall) The galley consists of two facing walls and usually is found in condos and apartments. The work triangle is efficient, but the aisle between the two countertops is narrow. This option is a good plan for one cook.
➤ Measure from the finished floor to the bottom of existing soffits Windows and Doors
➤ Measure window heights, widths and distances to the sidewall end, to the ceiling and to the floor
➤ Measured from outside trim to outside trim
U-shape The U-shape kitchen uses three walls, or two walls with an attached peninsula. This layout is a very efficient because it allows the cook to pivot among the stations, provides excellent storage and can accommodate two cooks. A center island often is included in the larger versions of this plan.
➤ Include distances between windows ➤ Measure any door heights, widths and distances to the sidewall end, to cabinetry and to the ceiling
➤ Record the placement of hinges, which way the door swings (in or out) and which side the door opens Appliances
➤ Locate the centerline for your sink, L-shape In this kitchen design, two perpendicular walls contain the three main elements—sink, cooktop and refrigerator—to create a natural triangle. The L-shape kitchen generally will have ample counter space and lends itself to the inclusion of an island.

Have you been considering a custom built-in to house and display your stuff but never got around to it because of pricy fabrication and installation costs? With just a few simple steps, you can have one for less than $250 using some easy DIY tricks.
Step 1 BILLY THE KID: Meet BILLY, a popular line of IKEA shelving that’s easy to assemble and a cinch to customize (www. IKEA.com). We decided to try our budget-friendly built-in idea in the kid-and-play area of a nursery. First, we dressed up the back panels with a jolt of pea green paint before assembling the unit. As the back panels dried, my carpenter, Brian Bell, put together three side-by-side units before securing them to the studs. To assure perfect placement and safe installation, Brian used a stud finder, then a level to mark where each unit would attach.

Step 2 PUTTING UP A FRONT: To create a seamless, built-in look, Brian attached a fascia of 1-by-2-inch MDF (medium density fibreboard) to BILLY’s facade with a nail gun. For the perfect finish, he then spackled and sanded the nail holes, later adding a color-matched coat of semi-gloss to the front. The fascia hides the area where the thin profile of each unit meets, creating a more chunky, substantial look.
BASKET CASE: Displaying items on a built-in is an art form in itself. Process of elimination is key. How can Mommy and Daddy put Uncle Bobo’s bunny on display, but let Aunt Ruthie’s pint-sized books bite the dust? Baskets and boxes. They’re the answer to cute versus clutter. In this case, we proudly displayed our pint-sized client’s most graphic items: chunky piggy banks, a chrome sculpture, a pewter bird and tone-on-tone plush toys. Smaller keepsakes are just as accessible, nestled inside aesthetically correct containers. Designers love texture, as it’s a way to add visual layers to a space; try to stick with baskets made from organic textures, such as the woven grasses seen here. When it comes to boxes, you can’t go wrong with colored canvas, illustrated here by the turquoise photo boxes we chose to conceal all the little things that are necessary but not so nice to look at. Our faux built-in project cost a total of $235 in materials and roughly 4 hours of labor—a big change for a little bit of labor and a tight budget.

Aside from the unsightly damage avian assaults can cause, they can open the way to more problems. Suddenly little chirpers are happily piping inside the wall or behind the fascia board. Most homeowners decide to put up with the nuisance until the little ones leave the nest, and when they do, repairs are in order. If you make fixes yourself, try this: obtain duplicate siding material; orient the grain to match the existing pattern; cut out a somewhat irregular patch; mortise out the existing hole to fit the patch; glue and brad in place; sand, prime and paint. Replacing the entire siding board requires careful removal and reinsertion if you want an invisible repair. It may be a better job for a professional. for birds, bats, squirrels, possums, raccoons and rats—you’ll probably need to make a carpentry repair and then install drip edge, which is a long, 90-degree metal strip that should have been installed to cover the gap between roof decking and the fascia board. If your builder installed the needed drip edge, he deserves a pat on the back, as most don’t. If the critters have already gotten in your house, the problems multiply. Noise, droppings and damage to drywall are bad enough, but the potential for disease and possible fires from gnawed wiring take the issue to another level. As tempting as it may be after a few sleepless nights, don’t resort to the artillery. Collateral damage, as its called, is almost always the result. Instead, live traps provide a safe and humane way to remove the unwanted tenants. Havaheart is the best-known brand with several sizes to suit the species involved. Live trapping, however, is a timeconsuming process. Bait the trap with goodies (peanut butter is a universal favorite) and block the door so the trap will not spring. Allow a free lunch to remove suspicion and then arm the trap again. Repeat as needed. Remember at all times that these are wild animals and may carry rabies. Unless you’re perfectly comfortable with trapping and relocating, leave this job in the hands of an animalremoval service and concentrate on ensuring that all means of access are blocked.

Atlanta’s summer weather really starts in June, so get ready for gardening! Early morning is the most comfortable time to get out and garden; put on your gloves, sunscreen and insect repellent and head outside before the bugs start stirring. Garden Maintenance
➤ Weeds are a nuisance in the summer. If you are diligent with weeding now, you will be rewarded with fewer weeds later in the summer. Stay ahead of them by weeding daily, if possible. If you have large areas, use a product such as RoundUp or Finale very carefully. Read label directions, and spray early in the morning to prevent wind drift to other plants.
➤ Mulch flowers, shrubs and trees. This will help deter weeds, keep roots cooler, conserve water in the soil and provide an attractive landscape.

➤ Japanese beetle season is here. The best method of removal is hand-picking the beetles off of your roses, shrubs and ornamentals and dropping in a bucket of soapy water.
➤ If your patio containers are fi lled with colorful flowers and foliage, remember that they need much more water than bedding plants. Water daily (use “greywater” such as condensation collected from your air conditioner or leftover water from your bathtub), and be sure to fertilize these plants frequently to encourage blooms.

When this homeowner purchased her 90-year-old bungalow, she could tell that the kitchen had been remodeled over the years—but the job had been done poorly. The only pantry was a shelf in the awkwardly placed laundry room, and a narrow door and small window provided the kitchen’s only light.

The single door and window were removed, and large, French doors—which lead to the backyard—were installed. The laundry room was repositioned, freeing space for a refrigerator flanked by floor-to-ceiling, double pull-out pantry shelving. The cabinetry was built on site, so the designer was able to completely customize the space with features such as built-in drawer cubbies for utensils, a wine rack and a platter holder for the owner’s plate collection. The glass-front cabinets display crystal and china, and the space where the refrigerator once stood now holds a garage for small appliances, a bar for liquor and wine, and three deep drawers for storage.
