editor’sletter Out and About Outdoor living is top priority at home right now.
Frameless Shower Enclosures And Custom Glass
Perhaps you built that deck you always wanted or got new patio furniture recently. If soaking up as much sun as possible is on your to-do list, adding an outdoor kitchen to your setup is the ticket to eternal summer. For one, outdoor kitchens are great for entertaining. People naturally gravitate toward the kitchen at parties, and having the cooking area outside creates a casual atmosphere that’s perfect for getting everyone involved with meal preparation. The key to promoting social interaction, as you’ll see in our outdoor kitchens feature, is positioning seating areas around workspaces. Even if you can’t always be outside, you can at least make sure you have a good view. Today’s windows and doors are designed to maximize views and natural light as well as complement the style of your home and increase energy efficiency. Manufacturers can now create large panels of glass for walls of windows that also prevent air leaks, block UV rays and more. Find out what other trends we’re seeing in windows and doors in this issue.

Finally, I hope you’ll join us in thinking outside the box a bit with an exploration of Atlanta’s modern design movement. Modern? In Atlanta? Yes. Amidst the city’s traditional landscape are a growing number of modernstyle homes that feature sleek lines, simple spaces and, many times, sustainable features. Helping to raise awareness about these bold and innovative creations is Modern Atlanta, which hosts an event each June that is turning Atlanta into an international design destination— “Design Is Human” Week. While a range of modern lifestyle topics is covered, one of the highlights is the Modern Atlanta Home Tour, which shows how practical and appealing cutting-edge design can be. I look forward to hearing your thoughts.

Atlanta Design Team Wins National Design Competition
Expert Q&A
For the second year in a row, the design team of George Taylor, of Eastlight Studio (www.eastlightstudio.com), and Gary Tilson, of Barefoot Kitchens (formerly American Classic Designs), have won two first place awards in Wellborn Cabinet’s National Design Contest. The competition is held regularly to showcase creative use of Wellborn cabinetry in kitchens, baths and other areas of the home. Taylor’s winning entry, a home office project in Milton, features a custom computer workstation with a wraparound countertop and built-in storage. Tilson, on the other hand, won for a master bathroom design in Milton, which integrates a contemporary vanity into a full wall of cabinetry with tall linen storage and a lighting soffit, giving the completely reworked space a strong architectural presence. Taylor, who is a registered interior designer, and Tilson, who is an architect and founded Barefoot Kitchens, previously worked together as American Classic Designs. Barefoot Kitchens is a dealer of Wellborn cabinetry. For more information, visit www.wellborn.com.

Q:
What are your suggestions for homeowners trying to make the most out of a steep landscape?
A:
Terracing a steep yard can transform a completely unusable and sometimes treacherous space into a functional, brand new type of lot. The pitfalls to beware of with a steep yard are drainage issues, erosion issues and making sure any retaining walls are built correctly. Also, when attempting to make the most of a challenging landscape, but needing to keep the cost down, consider different material options. You don’t have to do three levels of paver patios. Consider incorporating pea gravel, sod or plantings for each level. —Britany Heater, director of marketing and sales, Miller Landscape (www. millerlandscape. net)

homefront Sub-Zero and Wolf Opens 11,000 Square-Foot Atlanta Showroom
Sub-Zero and Wolf recently unveiled their new flagship Atlanta showroom in Buckhead’s Terminus Building, above the BrickTop’s restaurant. The 11,000 square-foot, $4 million showroom by Wisconsinbased Zingg Design is outfitted with the latest Sub-Zero and Wolf products and features a live demonstration kitchen staffed by an in-house chef. Atlanta’s Matthew Quinn, of Design Galleria Kitchen & Bath Studio (www.designgalleria.net), worked with Chicago’s Doug Durbin, of nuHaus, to design a 2,000 square-foot lifestyle space within the showroom that features a fire pit, private dining room, wine grotto, custom kitchen and seating area. The showroom boasts wireless Internet access and a 65-inch touch screen computer that customers can use to research products and design ideas. “The Atlanta showroom is a statement of our passion for product excellence and continued commitment to our consumers,” says Jim Bakke, president and CEO of Sub-Zero and Wolf. “From cooking demonstrations to design seminars, our showrooms serve as an experiential resource where homeowners and designers can get solutions and inspiration for any kitchen design project.” Previously, the Sub Zero and Wolf showroom was located in Duluth and operated under the name The Westye Group. Georgia Tech Receives Grant To Boost Residential Construction Program A Georgia Tech School of Building Construction (www.bc.gatech. edu) team led by Dr. Javier Irizarry recently captured the top prize in a National Housing Endowment competition, taking home a four-year, $99,535 grant. The award was accepted at the 2012 International Builders Show in Orlando, Fla., by Professor Rick Porter along with students who attended the event. A key goal of the National Housing Endowment competition is to increase the number of qualified college graduates entering the residential construction profession and to better prepare them for the industry’s complexity. The grant will be used to advance the curriculum in the graduate track in residential construction development and to support three research fellowships for students enrolled in the program. The first research fellow will begin in fall 2012. Members of the project team included Professor Rick Porter, Dr. Debbie Phillips, Dr. Daniel Castro, Mrs. Brenda Morris and Mr. David Ellis, of the Greater Atlanta Home Builders Association (www.atlantahomebuilders.com).

homefront Lifecycle Building Center Salvages and Resells Used Building Materials Area homeowners and building professionals have a new resource for purchasing and disposing of used building materials that are still in good condition. The Lifecycle Building Center (www.lifecyclebuildingcenter.org) is an all-volunteer nonprofit organization that salvages building materials from local construction sites and demolition projects, storing and reselling the materials at a 12,000 square-foot retail facility in southwest Atlanta. Proceeds from each sale are reinvested in the community and support the organization’s goal “to reduce solid waste disposal, promote resource efficiency, stimulate economic development and empower every citizen to improve their own built environment,” according to the Lifecycle Building Center website. A list of available materials is posted on the center’s website, and the center is open to the public most days by appointment. To schedule a visit or demolition service, contact executive director Adam Deck at (404) 99-REUSE or adam@lifecyclebuildingcenter.org.
Water and Energy Conservation Tips • Don’t have the budget to upgrade your toilet to a low-flow or dual-flush? Put a brick or 2-liter bottle in your toilet tank—the extra mass will take up volume and save water with every flush. • Lower the temperature on your water heater at least two degrees, and wrap your unit in a blanket. • Replace your old, burnedout incandescent light bulbs with CFLs or LEDs. A simple swap could save you up to $100 a year. —Builder Specialties (www. builderspecialties.net) Editorial Resources begin on page 73.

Facebook Fan Spotlight Name: Kimberly Ward, interior designer, Pinkeggshell Design Studio (www.pinkeggshell.com) What is your advice to homeowners considering a makeover or remodeling project? “Jump in. Remodeling has gotten a bad rap over the years, but it’s the only way to guarantee that you get exactly what you need from your home. Remodeling is not always a huge job that isolates your family to the basement for weeks at a time. Now you can remodel as a way of better using your space.”

What is your favorite part of Atlanta Home Improvement? “I love the local focus of the magazine in general because that is where design gets personal. If I had to pick, it would be the Makeover of the Month. Always fun to see the results of people who’ve moved from wishing to taking action.”
Blog comments “Your choice of these two particular ‘green’ technologies brings to mind one of my core concepts of green building, it’s not the product, it’s the process. Radiant sheathing can reduce attic temperatures in hot climates, but if you don’t have ducts in the
attic, an effective air seal and adequate insulation on the ceiling, the effect on the temperature of the house is practically nonexistent… As to tankless heaters… The location of the heater is more important than the heater itself.” —“Green Curmudgeon” in response to the post “Increase Home Energy Efficiency with Radiant Roof Sheathing and Tankless Water Heaters” See more at www.atlantahomeimprovement.com/blog.

o two things affect the appearance and functionality of a home as much as windows and doors. This is because they are its portals—guests enter a home through its front door; a family observes the world through its home’s windows. As poetic as that is, there are as many practical benefits to replacing windows and doors, increasing energy efficiency and curb appeal among them.

t most dinner parties, guests tend to gather in the kitchen. Indoors, it can be a challenge for the host to work in a crowded space. Outdoors, the dynamics are different, allowing the cooking area to become the hub of social activity, where participation is part of the fun. “Unlike cooking in our homes’ main kitchens, outdoor kitchens allow you to have many cooks, each preparing a portion of the meal all at the same time,” says Darlene Poynter, vice president of Fieldstone Center, Inc., (www.fieldstonecenter.com) in Covington.

june Tips for creating and maintaining a beautiful garden BY MARY KAY WOODWORTH
Everything looks great in the landscape in June! Annual and perennial flowers are blooming beautifully, butterflies and bees are pollinating fruits and vegetables, the lawns are lush and green. Efficiently manage your landscape and become “water smart” to minimize outdoor and indoor water use. Garden Maintenance
➤ Follow these steps to be a “water smart” gardener: ➤
Water efficiently.
➤
Put the “right” plants in the “right” places.
➤
Mulch.
➤
Add organic matter.
➤
Collect A/C condensate and rainwater to water plants.
➤ Fertilize only warm-season grasses this month. Don’t fertilize fescue until fall. ➤ Mulch all of your flowers, shrubs and trees. This will help deter weed growth, keep the roots cooler, conserve water in the soil and provide a more attractive look to your landscape. Wood chips or bark, pine straw, recycled rubber mulch and shredded leaves are all excellent mulches. Make sure that any shredded mulch delivered by local tree trimmers is allowed to age (a minimum of one FOR BASIL AND PARSLEY all summer long, plant seeds every two weeks.

month) before spreading around plantings.
➤ All spring-flowering shrubs and trees can be pruned soon after blooming, before www.atlantahomeimprovement.com
5/7/12 8:24:48 AM
new growth starts. Pruning after June 30 might reduce the amount of flower next spring—so get out the tools now!
➤ Be on the lookout for black-spot and powder mildew on roses. Treat with a recommended fungicide but alternate brands to reduce chemical resistance (find chemical recommendations at http://www.ent.uga.edu/pmh) best method of removal is hand-picking the beetles off of your roses, shrubs and ornamentals and dropping in a bucket of soapy water. Encourage your neighbors to start a treatment program in the fall—treating your lawns for the grubs that develop into Japanese beetles.
➤ Are your patio containers filled with colorful flowers and foliage? Remember, container gardens need much more water than bedding plants. Water daily (use “graywater such as condensation collected from your air conditioner or bathtub), and be sure to fertilize these plants frequently to encourage blooms.
➤ You’ll get more blooms for a longer period of time if you deadhead (remove old flower heads) annuals such as petunias, marigolds, salvia, zinnias and geranium.
➤ Suffer from blossom-end rot on tomatoes, peppers, watermelon and squash? Avoid this problem by proper mulching and watering correctly. Don’t let soil dry out between waterings, and avoid high-nitrogen fertilizer.
➤ Have you moved your houseplants outside for the summer? Pay close attention to the location of the sun as the month progresses, and move them to a shadier location if sunburn occurs. Water and fertilize with a 2020-20 water-soluble fertilizer.
What To Plant
➤ June is the best time to seed, sprig or sod warm-season grasses such as bermuda, centipede and zoysia. Remember that newly planted lawns MUST be watered—be sure to follow state water rules (www.urbanagcouncil.com).
➤ For basil and parsley all summer long, plant seeds every two weeks. You’ll have a constant supply of fresh herbs for the kitchen until frost.

will take care of the matter and clean out the leaf litter that has naturally accumulated at the low point. Reminder!! You might have cleaned those gutters after the last leaf fall, but spring brings its own load of buds, pollen pods, tons of maple seed and other extraneous floral detritus to fill the gutters. Water again? The little holes around the underside of the rim of the toilet contribute mightily to the effective evacuation of the contents of the bowl. They are out of sight and, generally, out of mind. A blind swish of the toilet brush under the rim is usually all the attention they are given. There are two options awaiting the homeowner:
BATHROOMS KITCHENS ADDITIONS BASEMENTS DECKS & MORE
ADD A SUNROOM OR EXPAND LIVING SPACE
One is to spend a tedious time on your knees unclogging each little hole with a wire. The other is to regularly apply a spot treatment of CLR, or a like potion, to keep these tiny portals clear of mineral and biological clogs. Often a balky commode is blamed on the drain when the problem really lies under the rim.

cahptalk To Buy or To Build? How to determine which is best for your next home People are in a real quandary today and need to make tough decisions. As a property inspector I get to see it all and have opportunity to listen to many sides of the housing market concerns and how it has affected the buying, selling and the building of new construction. There are deals to be had out there. Typically those deals come with some downsides. Most people are looking for specific neighborhoods, school districts and amenities in the home that they purchase. Many of the resale homes are foreclosure or short sale properties. A short sale is going to be a much better situation because people are still living in the house. A foreclosure on the other hand could be a home in huge distress. In either case, there will be work needed in order to bring the house into the condition a buyer would want so they could call it “home”. Although there are deals, it only is a deal if all aspects of your needs are met. It is only a deal if the price paid plus the cost to repair does not exceed the appraisal price of the home. One needs to be very aware of this because, in many cases, the cost of repair far exceeds what was anticipated. There is no point in buying something 30% below value and having to throw so much money into the deal that you are now paying 20% more than the house is worth. If you decide to purchase a foreclosure or a short sale, it is important to hire a qualified and certified inspector to protect your interests.
Tune in… Turn on… The Bob & RodMan Home Show
Buying new construction can be as simple as choosing a lot and establishing your needs on a set of plans and then hiring the right builder to take care of the construction process for you. This is the custom home, and it gets you everything you want and are able to budget. The only exception to that is the choice of lot and location. If location is important to you and you wish to have a new home built in an established neighborhood, then your search needs to be for a teardown home in the location you are after. There is plenty of opportunity to purchase a tract home but this, although new, will not always get you the neighborhood or the amenities you are after. You also need to be aware of any regulations tied to the subdivision that may prevent you from getting exactly what you want. I recommend you sit down and create a pro/con list of buying resale vs. building and study the list carefully. This way you will have an easier time in deciding which would be best for you. Look at costs, look at utilities, look at lot and location, look at maturity and look at how far you may need to commute. Make sure to do your due diligence. Department of Energy (DOE)—but that can be improved if we utilize the latest technologies available. And there’s a lot to look forward to when it comes to lighting technology. Many advances have been made since ordinary incandescent bulbs were the norm; the most promising of which is the light-emitting diode, better known as LED. Though it’s been around a few years and is becoming a household name, LED lighting is the latest and most promising energy-efficient light source, and it’s here to stay. LED basics What exactly are LEDs? They are semiconductor diodes that use electrons to release energy in the form of photons. An LED light contains several of these diodes, working together to release a bright light. Originally used as a light source for electronics, traffic signals and Christmas lights, LEDs are now becoming more broadly manufactured for use in commercial and residential settings as a result of the proven energy-efficient characteristics they have compared to traditional lighting sources. Disposal options Whereas compact fluorescent light bulbs (CFLs) are difficult to dispose of properly because of their mercury content, LEDs are 100-percent recyclable—they contain little or no mercury. This is a big step when it comes to being eco-friendly—even incandescent bulbs contain toxins. LEDs also have a long lifespan and require less energy to run compared to incandescent light bulbs. Color concerns Another plus of LED lighting is the corrective color temperature. A high color temperature emits a cool, blue-green light and lower color temperatures emit a yellow-red, warmer light. LEDs have the ability to produce a soft white light that is more desirable for the residential application. Evaluate the value For those who are ready to make the switch over to LEDs, be aware that the initial cost of LED lights is higher than incandescent or fluorescent lighting—but the extra cost may be well worth it because LED lights can last decades more than $50 light bulbs. What about changing light bulbs in one of those hard-to-reach places? It may be a matter of convenience to choose an LED light for those places if it means you can change it less often. 62

➤ A 50-lb LED light requires a 40-lb heat sink
By 2027, the U.S. Department of Energy predicts that rapid adoption of LED lighting could:

FLOORING
The Perfect Match Tips and considerations for finding the right flooring to fit your lifestyle BY MORGAN ZENNER, MARKETING AND COMMUNICATIONS COORDINATOR, NARI
2012 flooring trends ➤ Tile that resembles wood has become more popular in kitchen and great room areas because it provides the look of wood but doesn’t require the maintenance that real wood requires.
➤ Dark staining on wood floors continues to be a popular choice with homeowners.
➤ Ceramic tile and carpeting shades trend toward whites and lighter grays.
➤ Heated flooring in basements or bathrooms is popular for its comfort and heating components, which reduce energy costs.
maintenance tips Smith says that homeowners should follow manufacturer’s instructions for optimal maintenance, but here are a few general maintenance tips to live by. There is a lot to think about when it comes to flooring,
maintenance machines or steamers,
including durability, maintenance and style. But there are some basic considerations to help homeowners narrow down the pool of options.
because they can cause damage.
Kathy Smith, vice president of Focal Point Flooring & Cabinets, helps clients choose flooring by talking about their lifestyles. “We ask them questions about how often they entertain, if they have pets or children, or even how much they use the house—are they home or do they go out?” she says. The answers to these questions help Smith’s clients understand what they need. For example, if the clients have a Great Dane or young children, they will most likely be happier with a laminate flooring or ceramic tile because of the durability and low maintenance. On the other hand, if the clients are empty nesters who travel frequently, they are probably open to more choices like high-end carpeting or wood flooring. Smith says that not all warranties are made equal, either. Fiber type in carpeting impacts the longevity of warranties from manufacturers. “A Stainmaster nylon will always outperform a polyester carpet,” Smith says. Therefore, it has a longer warranty. When it comes to color, homeowners again need to think about their lifestyles. Darker colors hide stains better than lighter carpets, and nylon holds up against professional cleaning better than polyester. It’s also important to consider exposure to the sun. Fading of any floor type can occur under high exposure, so homeowners should consider which direction their house faces (north or south), whether windows are covered, type of windows (lowE glass) and again, warranties. 64

Wood/laminate: Cleaning should be handled with the manufacturer’s cleaning supply—definitely do not use water. Surface cleaning dirt from the floors is best using a dust mop or vacuum with no beater bar. High heels should be avoided on wood flooring. Ceramic: Clean regularly with basic overthe-counter cleaning products. Never use bleach on any type of flooring because it will discolor everything.

Expert Q&A
For the second year in a row, the design team of George Taylor, of Eastlight Studio (www.eastlightstudio.com), and Gary Tilson, of Barefoot Kitchens (formerly American Classic Designs), have won two first place awards in Wellborn Cabinet’s National Design Contest.
Apply the same principal to the walls: Instead of doing pricey stone walls, consider block, pressuretreated timber or boulder walls.

o two things affect the appearance and functionality of a home as much as windows and doors. This is because they are its portals—guests enter a home through its front door; a family observes the world through its home’s windows. As poetic as that is, there are as many practical benefits to replacing windows and doors, increasing energy efficiency and curb appeal among them.

T FOR A RECENT PROJECT IN ANSLEY PARK, furniture and interior designer Michael Habachy combined dimensional paper tile walls with a plush, custom-designed chaise lounge and a lace-like sculptural light fixture, all in the same shade of ivory. “Possibly the best way to warm up a modern space,” Habachy says, “is through layering.”

TERRACOTTA PROPERTIES OFFERS A DESIGN SOLUTION for incorporating a flat-panel television, fireplace and multimedia storage in one space, using a dark-stained wood mantel to connect the individual elements. “Instead of the TV and fireplace reading as two competing elements, the mantle connects them so that they read as a cohesive and balanced unit, with room for extra seating tucked within,” says Luly Melarti, manager at TerraCotta Properties (www.terracottaproperties.com)

t most dinner parties, guests tend to gather in the kitchen. Indoors, it can be a challenge for the host to work in a crowded space. Outdoors, the dynamics are different, allowing the cooking area to become the hub of social activity, where participation is part of the fun. “Unlike cooking in our homes’ main kitchens, outdoor kitchens allow you to have many cooks, each preparing a portion of the meal all at the same time,” says Darlene Poynter, vice president of Fieldstone Center, Inc. in Covington.

This basement went from drab to fab with a little bit of TLC, transforming it from dark and dull to a light, airy and casual space ideal for frequent family use. Contributing to the room’s problems were existing walls with a poorly applied brown faux finish and insufficient lighting. The design team made plans for a bright, fun space, finding inspiration for a new color scheme in the basement’s existing slate floors. Soft blue elements cool and calm, while energizing pops of rusty red add warmth. Both hues complement the slate. Along with the striking color combination, a balanced mix of patterns and textures adds visual interest. Bamboo sticks, woven end tables and the fiber indoor/outdoor area rug complete the relaxed vibe.
