time you’re watching TV, pay very close attention to the backdrop of that clothing, car or furniture commercial. Chances are that the house in the background is modern. Now think about any Lifestyle of the Rich and Famous-type show airing now. Celebrities and other moguls with money don’t buy enormous, ornate mansions any more. They instead drop millions on homes with soaring glass and jagged roofs. (Lifestyles of the Rich and Famous. I’m really dating myself, aren’t I?) Anyway, for a long time this airy architecture had a hard time getting a firm foothold in Atlanta. Maybe it’s a kneejerk reaction to all of our antebellum buildings being burned to the ground during the Civil War. Atlanta wants to hold on to as much “traditional design” as they can. But that’s changing, says Elayne DeLeo, the Co-Founder of Modern Atlanta. “With the growth of international companies and business in Atlanta also comes the increase of new and younger residents from all over the world, who want a more modern aesthetic in their living spaces. Modern design is also focused on sustainability and energy efficiency— aspects of living that provide comfort but also inspire us to live better and consider our impact on the environment.” That’s exactly the theme of this month’s special section. It’s about how modern design is not just about style – but substance. On page 32, our feature article “Clean Lines, Open Spaces” reviews how modern design isn’t just another pretty design choice. Then it’s easy to choose complementary fabrics. “One of the least expensive and quickest ways to brighten your home for summer is to recover the seats of your dining room chairs or kitchen stools in a cheery fabric,” she says. “All you need is a staple gun, some lightweight batting and fabric.” Add some inexpensive new placemats and napkins to totally transform your dining room or kitchen. A number of colors are “trending” now, says Magill. Warm gray is the new neutral and it’s particularly effective with punches of yellow and tangerine. “All shades of blue and white are strong too,” she says, “along with soothing green/blue spa colors. Prints with birds and toiles are also making a comeback. All are perfect for ‘summer-izing’ your home.” Changing out heavy drapes for faux linen or burlap will also lighten up the room in an instant. Generally, they’ll hang beautifully, even if unlined. “Opt for a rod with rings instead

Coordinate the linens in the master bath and you’ll feel like you’re living at the Ritz.” Regardless the room, fresh new fabric accents will summerize the space with minimal cost. So maybe it is time to update your outdoors to better reflect your modern tastes. The question is…how do you make that happen? Easy. With a little research, simple planning and some assistance from a professional landscaper, you could create the modern yard of your dreams.
Modern Defined So what, exactly, is modern landscaping? According to Nicholas Harrell, Landscape Architect for CORE Landscape Group, “Creating bold geometric designs and patterns is the defining feature of modern landscaping. These themes can be present as water features, motor courts, walkways, landscape beds, etc.” The clean lines, geometric influences and airy spaces that are prominent in modern landscapes may or may not be complemented with foliage. Other landscaping tools like topiaries and water and fire features can further enhance a modern landscape. As with all landscapes, lighting can play a major role in modern landscaping. To Harrell, “Modern landscape design falls into three main categories: California/Texas Modern, New England Modern and European Modern. We have favorites in all of these categories and each style has its own merit. Often the site, home design or client will steer the design towards one of these styles. A few of our favorite designers (across the country) include Andrea Cochran Landscape Architects, Edmund Hollander Landscape Architects and Heuttl Landscape Architects.” Tip: Googling the works of these experts is a great way to get a good handle on what modern landscape design is, while getting inspiration for your own backyard.

And remember – going modern does not mean that your outdoor décor must feel cold and sterile “One common misconception is that modern design is stark or uninviting.” Says Harrell. “This can certainly be the case if taken to the extreme, but often the goal of modern landscaping is to create a clean and simple landscape to show off the house and property.
Project Details: This home is located in a flood plain and the original house was flooded, so the homeowner tore it down and rebuilt a new house in the same location. The new house was built above the flood plain elevation and the homeowners wanted the modern home to feel tucked into the existing landscape. The design also worked around an existing greenhouse that was kept on site. The materials include poured concrete, gravel, hydrangeas, and fescue grass.
The challenge with modern design in Atlanta is that landscape design in this area is overwhelmingly traditional, so often we’re taking a traditional material such as bluestone or boxwoods and trying to use it in a structured or unique way. By taking tried and true traditional details and adding a modern touch, we try to create a version of ‘Southern Modern’ that is both inviting and compliments the modern architecture.” www.atlantahomeimprovement.com

The plant material is organized in large blocks, with the entire left side being Miscanthus Gracillimus and the right side a large bed of flowering azaleas. When embarking on a modern landscape, it’s crucial that you research and determine what is feasible within your budget - prior to even breaking ground. If you are planning to do part of the job yourself, you can keep costs down and reduce the workload working with the organic material yourself rather than trying to DIY hardscape elements. (Leaving those more difficult projects to the pros can save him time and money.) So how much is “going modern” going to cost? Is it more or less pricey than traditional landscaping? “Due to the simplicity of the modern landscape design”, says Harrell, “it can be comparable to traditionally designed (landscapes).” But workmanship and skill are still at the heart of all great landscaping, reminds Harrell, and modern is no exception. “An important component of modern design is honesty in the treatment of materials. So if you design a large beam for a wood bench or a concrete retaining wall, the finished product is what really shows. Although the designs are often simple, they take a certain amount of skill to be properly executed.” Finally, keep in mind maintenance when choosing a modern landscape. Sleek concrete retaining walls won’t require much TLC but a topiary feature or two could have you in working in the yard more often then you planned. But don’t let that stop you from playing around with modern elements in your garden and yard. Modern landscaping is not just for homes built of soaring glass and gleaming metal. “Modern landscape design practices can certainly be applied to traditional homes. f there’s one lesson to be learned about modern design, it’s that modern isn’t just a sleek style. As the old adage goes, form follows function. Truly modern design doesn’t just look modern – it also

Create an indoor-outdoor connection recommends Bryan Russell, architect and founder of Atlanta-based Dencity LLC, by adding windows and glass doors. To continue this concept, be sure to avoid heavy draperies that shut out the natural night, Dean advises. Instead, opt for shades or blinds. Update your color palette to brighten the home. “Consider light-colored walls,” Hewitt says. “Think of the space like a gallery, with a well-chosen collection of belongings. Furnishings with interesting texture, shape or color will stand out against a clean backdrop.” And don’t stop at painting the walls, Dean adds—consider repainting or staining your furniture, as well, to match the new palette. Then, she says, introduce accents of color through the use of pillows, throws, paintings and wall hangings. Think of the dwelling as a whole, instead of taking a room-by-room approach, Hewitt advises. 36

Because along with being the heart of the home, it is also a work area, where function and beauty should coexist. But if the prospect of a kitchen remodel is too big, you can mix modern elements into your home in other, smaller ways. “Integrate new modern furniture, lighting and art pieces that would coexist happily with your existing pieces,” Weidner suggests. “Look for a theme in color, texture and material that bind the old and new together.” As an example of traditional mixed with modern, Arlene Dean points to the “prairiehouse modern” style. “They integrate elements of the traditional prairie style made famous by Frank Lloyd Wright—bands of windows, a horizontal focus, stone, wood and natural materials—with conveniences and style that are current, even cutting edge,” she says. “We use the same basics— glass, stone, wood—but now they are energyefficient windows and shower doors that maximize natural light and sleek tops for kitchen islands to fit family-friendly open floor plans.” In Atlanta, modern design is present, but it’s still fighting misconceptions. So traditional design remains the most common and most popular. The Serenbe community is no exception—LaumerGiddens says he designed the Proud Green Home with a contemporary feel to provide an alternative to the more traditionally designed homes in the community. But in essence, “modern” simply means current, so “modern” homes are simply the most up-to-date, utilizing present-day technologies, best practices and good design. As Hewitt puts it, “Traditional is the established standard; modern is innovative and fearless.” 40

This Craftsman Bungalow was one of the first five homes ever built in the East Lake neighborhood of Atlanta. While shopping for a new home, Ashley and Alison fell in love with its history and aging charm and could instantly see the home’s potential. (Realtor Ashley was initially called to help the seller put the house on the market. But when she arrived to look at the home, she didn’t want to market it - she wanted to buy it!) Since 1914, this diamond in the rough had only belonged to two owners and had retained a lot of its original features including a stunning original dining room light fixture, hardwoods, historic windows and granite fireplaces. Wanting to preserve the original look and feel of the home, and yet adapt it for modern living, they turned to GreeneHead Construction and architect Eric Rawlings. Together they created a kitchen fit for serious cooking and entertaining, a mudroom with a dog shower to clean muddy feet, and a master bath with a soaking tub, shower and dual pedestal sinks. They chose GreeneHead Construction because they specialize in historic renovations. Great care was taken to save original doors, oak flooring, foundation bricks, and windows to repurpose in the newer portions of the house. For example, an original window taken from the kitchen was moved into the new half bath and the original kitchen hardware was reused as a new built-in window seat in the office. Every “new” interior door was reused from the original home, including the master closet’s pocket door. By utilizing these original pieces and recreating trim work and exterior details to match the original parts of the home, the new and old sections of the home now blend seamlessly to make the home both consistent and historically accurate—not to mention spacious, comfortable and gorgeous. All spring-flowering shrubs and trees can be pruned soon after blooming, before new growth starts. Pruning after June 30 might reduce the amount of flower next spring, so get out the purning tools now!
Mulch all of your flowers, shrubs and trees. This will help deter weed growth, keep the roots cooler, conserve water in the soil and provide a more attractive look to your landscape. Wood chips or bark, pine straw, recycled rubber mulch and shredded leaves are all excellent mulches. Make sure that any shredded mulch delivered by local tree trimmers is allowed to age (a minimum of one month) before spreading around plantings.

Japanese beetle season is here! Traps are ineffective. The best method of removal is hand-picking the beetles off of your roses, shrubs and ornamentals and dropping in a bucket of soapy water. Encourage your neighbors to start a treatment program in the fall to treat your lawns for the grubs that develop into Japanese beetles.
Suffer from blossom-end rot on tomatoes, peppers, watermelon and squash? Avoid this problem by proper mulching and watering correctly. Don’t let soil dry out between waterings, and avoid high-nitrogen fertilizer.

For basil and parsley all summer long, plant seeds every two weeks. You’ll have a constant supply of fresh herbs for the kitchen until frost.
Are your patio containers filled with colorful flowers and foliage? Remember, container gardens need much more water than bedding plants. Water daily (use “gray water” such as condensation collected from your air conditioner or bathtub), and be sure to fertilize these plants frequently to encourage blooms.

We suspect many people live in too-large houses because Bob and I often receive questions about how to batten down rooms or suites that are energy drains but are no longer in use. Likewise, there is an increase in questions about a sewer gas smell in second, third or fourth bathrooms. This means bathrooms are so infrequently used that the water sealing the lavatory p-trap evaporates. So the drain becomes a virtual chimney for the septic or sewage system. Take Preventative Steps If your dryer catches fire, it can ignite a larger fire that can wipe out the entire house and everything in it. Are you really willing to risk this catastrophic event? Warning signs and red flags indicating you may be at risk for a dryer fire include your clothes taking longer than usual to dry, or not drying completely, or being extremely hot when the cycle finishes. Other telltale signs include the exterior of your dryer being extremely hot or if your laundry room seems unusually humid. Here a few things you can do to reduce your chances of a dryer fire in your home or business: • Always, always clean your lint screen ust before using your dryer. Make it a point to keep heat away from the lint. •
