NEW MIDTOWN SHOWROOM

I guess I shouldn’t be surprised by my lifelong interest in homeimprovement projects. When I was a kid, my father was the vice principal at our local middle school, and he would take me to the school with him occasionally on weekends when he had work to finish in the office. He had the keys to the kingdom and would open up the gym so my little sister and I could shoot hoops, hit tennis balls against the wall or play chase up and down the bleachers. That’s quite a perk for a 10-yearold, but even better were the days when he would take us to

Wood Shop Memories

the school’s wood shop. I can still remember the smell when we entered the room—sawdust and wood glue and paint, all mixed together in one glorious woodcrafting perfume. He allowed us to take on small wood-working projects when he had time to supervise. Some of them took months of weekends to complete—like the cutting board I made for my dad’s BBQ or the dollhouse we made for my sister’s Christmas surprise one year. My dad’s home-improvement crowning achievement, though, was remodeling our basement. A good buddy of his helped him carry the heavy slabs of drywall down the stairs (the definition of a true friend); then he let my sister and me have a try at the hammer and nails he used to line the concrete walls with studs. When he was done, the room had custom built-in bookshelves, a kegerator and soffits with can lights—tres mod in the 1970s. He laid the carpet himself (and says his knees have never forgiven him), painted and wallpapered the entire room, too. Pretty fancy! If only he’d had an Interior Design Planner, like the one on p. 19, he could’ve really unleashed his imagination.

If you’re taking on like-minded projects, this month’s Consumer Buying Guides “All About Paint,” p.33, and “Carpet: More Than Meets the Feet,” p. 37, outline tips and tricks of the trade. When I read Julie Herron Carson’s article about a basement remodel (“Game On in Basement Redo,” p. 40), all those memories of doing projects with my dad came flooding back to me. To my dad and me, there’s almost nothing as satisfying as planning the remodel of a room, piece by piece, and then bringing it to fruition. Happy Home Improving!

nterior designer and HGTV star Brian Patrick Flynn knows a thing or two about interior design. He not only creates exquisite interiors for his clients, but, as the owner of Flynnside Out Productions, he also specializes

in providing lifestyle-related content and set designs for TV networks, like on TBS’s “Movie & A Makeover.” His expertise in design even landed him a spot on the National Kitchen & Bath Association (NKBA) “Insiders” team, where he joins other influencers in the design and building industries at trade shows and events. Atlanta Home Improvement’s Design Editor, Katherine Michalak, sat down with Flynn to talk about his broad background in design

Brian Patrick Fly

and get his take on approaching an interior-design project. Brian Patrick Flynn considers each project its own “production number” and manages the elements of the design based on the story to be told, the desired effect and the resources available. Here, he gives practical advice meant to provide homeowners with a gentle nudge in the right design direction. He says the most daunting part of any new interior-design project might just be the first step—getting started. Where and how do you begin

Lights, Camera, Action! • Think about each room as a movie set. Yes, each room can host its own feature film. But what kind of movie is it? Action? Drama? Romance? Comedy? • What kind of action will take place on your set? Is this a high-traffic living area with kids and pets running about or a serene sitting room for quiet conversation? Is it a serious office with sophisticated technical requirements or a casual work area? What about a big family kitchen, ripe for a sitcom crowd or a glamorous gourmet spread made for entertaining? Are you seeking a romantic boudoir in which to luxuriate or a cozy retreat where you’ll crash at the day’s end? • Who are the lead actors, the supporting roles, the extras? What pieces “carry” the whole story of the room? What works with them to enhance their appeal? • How do you want to feel in this room? Get in touch with your emotions here. • Where are your focal points? What’s one thing you want to notice when you enter the space?

Plot Twists Secure the budget. Everyone on the project needs to know what’s reasonable. Once you have a budget and a vision, then it’s time to look at the value-engineering. This is like a giant game of Tetris, maneuvering line items and price-points to decide how much money can be spent on each element. Allot the bigger portion of the budget to the “stars” that will carry the show. This is all about balance.

Baby, You’re the Star! Everyone has a personal style. But not everyone has clearly

And, it’s not always necessary to hire someone for the whole project—consider starting with a consultation to establish a plan, instead of a committing to a full overhaul. In addition to saving money, a designer can also save you time. Twenty years ago, the design industry seemed like a secret club of specialists who held all the contacts for products and services—which at that time were mostly accessible “to the trade only.” Now, it’s almost the opposite; everyone has so much access to ideas and products that we’re all flooded with possibilities. Spotlight on ASID (American Society of Interior Designers) A Treasure Trove of Interior Design Resources You might think designing an interior space is easy—like the quick process you see on popular DIY television shows. It’s as simple as playing with fabrics and furnishings, making everything look pretty and put together, right? How hard can it be? Even after your weekend spent binge-watching HGTV or hours spent pinning on Pinterest, you might find that the reality of making design decisions can actually be complex. It’s important to avoid costly rookie mistakes, but is it worth the time and money to hire an expert to help you redo your room or renovate your house? What is it, exactly, that a professional interior designer will do for you? Chris Socci, communications director of the American Society of Interior Designers (ASID) Georgia, answers, “The value is that not only do you get to work with a designer on choosing what products, color or style suits your project, but the designer also works within your budget.”

Ultimately, a designer can save you money by providing access to a treasure trove of resources and services. They can shop at discounted showrooms that are closed to the public— a good designer can quickly pinpoint items that offer the best value for your money. Staying on top of the latest trends and advances in interior design is, of course, critical to a designer’s career. ASID offers its members continuing-education classes all over Atlanta. Whether a designer has been in business for decades or is just beginning to build a clientele, Socci says Photos courtesy of ASID GA. Photography by Karen Burns.

ASID’s local classes or panel discussions by industry experts at local Atlanta resources, like AmericasMart or Atlanta Decorative Arts Center (ADAC), are very popular as a way to step up their game. Homeowners who want to learn more about interior design or hope to hire a trustworthy designer can contact their local ASID chapter administrator or visit the ASID website. There, ASID members post personal profiles with a link “IT’S NOT WHAT YOU KNOW, IT’S WHO YOU KNOW. The network of classes and recurrent events we offer helps a designer connect with new resources.”—Chris Socci, ASID Georgia communications director AtlantaHomeImprovement.com

Carpet—More Than Meets Your Feet By Carrie Whitney A symbol of luxury decor in the 1950s, carpet provides comfort and cushion beneath your feet while also boosting insulation and absorbing sound. Today’s options focus as much on durability and eco-friendliness as indulgence. So, kick off your shoes and get to know more about carpet styles, fibers and functions, and check out our translation of some of the puzzling showroom lingo you might encounter.

Pick My Match There are two main factors to consider when purchasing carpet: what fiber material it is made of and how that fiber is woven to create a surface. Each material offers unique characteristics and provides various benefits, including durability and stain resistance. Once you understand what the differences in materials and surfaces are, you can make an informed decision and choose a carpet that will fit your needs.

All Tied Up Carpet fibers can be natural, like wool, or they can be synthetic, such as acrylic, nylon, olefin or polyester. A carpet made with wool fibers has a deep, rich appearance and excellent resilience and durability. Acrylic is wool’s closest imitation and is known for a wide color selection and color stability, even in bright sunlight. The most common carpet material, nylon, has the strongest fiber, making it an excellent choice for hightraffic areas. Then there is polyester, which is stain resistant, but is not as durable as nylon—it’s easy to clean and significantly less expensive than other materials. If you need serious moisture resistance, consider olefin (also called polypropylene), which was originally designed for outdoor carpeting and basements.

s p i T t r e p x E

Stain-resistant carpets are hydrophobic (do not absorb water), and soil-resistant carpets are oleophobic (do not absorb oil). Some fibers may be one and not the other. A carpet’s pile cut and shape determine not only its look and feel, but also affect its durability. For many carpets, a weekly pass with a vacuum with good suction and a rotating head will keep them looking their best. For delicate carpets, use a vacuum without a rotating head.

A newer carpet yarn, triexta (pronounced “tree-X-ta”) is a subclass of polyester.

What’s exciting about triexta is that its durability rivals nylon’s; it is colorfast, stain resistant and has a much softer feel than other synthetics. Carpet made of this new fiber also comes in an eco-friendly version, produced partly with corn glucose, a renewable resource, rather than with petroleum. Today, you can find other polyester carpets that are made with up to 100 percent recycled content from items like plastic bottles. Speaking of “green” options, just like with paint, a carpet’s level of volatile organic compounds (VOC) can be an issue—VOCs are solvents used to produce carpet that eventually evaporate into the air and can have a negative impact on your health. You can choose low-VOC carpets—the Carpet and Rug Institute’s (CRI) Green Label Plus program sets the standard for low-emission carpet products. Look for the CRI label when purchasing carpet to rest assured it has passed stringent tests certifying that it has low VOC emissions. AtlantaHomeImprovement.com

Pile It On A carpet’s pile, the yarn’s height and surface, determines what it feels like underfoot and how it will hold up to daily wear and tear. “Cut pile” describes fibers that are attached to carpet backing and are cut so they stand up. In addition to these and other cut pile options, you’ll also find plenty of “loop pile” carpets, which feature yarns that are looped and fastened to the backing. When it comes to creativity, modular carpet can really give you a leg—or maybe a foot—up. Carpet tiles or squares can be arranged in anything from one all-over color to almost any sort of individual pattern or design. They are easy to install and, as a bonus, if a stain or damage occurs, you only need to replace a tile rather than the entire carpet.

REAL HOMEOWNER’S STORY

ometimes, it only takes a spark to ignite the imagination. In Sarah and Rob Lynch’s case, it was seeing the transformation of their neighbors’

basement that encouraged them to explore how their own basement could be remodeled. The Lynches, who moved into their nine-year-old Chastain Park home in 2014, love their home’s traditional style, open floor plan and beautiful embellishments. The basement, however, had a design scheme all its own, which didn’t fit in with the rest of the home’s decor or the Lynch family’s taste and lifestyle. “Even though the basement was finished, we almost never went down there,” says Sarah. “The plain TV room, bar and country-casual kitchenette with its knotty-pine cabinets didn’t appeal to us at all.” Sarah and Rob discussed remodeling the basement into a recreation space where they could entertain their friends and into a place their three young children could enjoy as they grew older. The couple reached out to several Atlanta construction firms, but received lackluster or even no response. “Frankly, we were discouraged and put the idea on hold. Then we saw the gorgeous new basement in our neighbors’ home,” says Sarah. “Our friends raved about working with Judy Mozen and Randy Urquhart of Handcrafted Homes, so Rob and I decided to call them.” Judy Mozen, president of Handcrafted Homes, Inc., says that Sarah and Rob had a preliminary plan in mind, but wanted her team’s recommendations, too. “They knew they wanted to add a wine cellar and fireplace to make the space cozier. They also were very unhappy with the look of the kitchen. Of course, they wanted to maximize

REAL HOMEOWNER’S STORY their remodeling budget and not spend time and dollars unnecessarily.” “Judy agreed with us that the space had good bones,” Sarah explains. “There was no need to move walls, and we were able to work with some of the existing materials, like the blue slate floor. The angled wine cellar was artfully tucked under the stairwell, and we used extra tiles from the original construction to keep the

flooring consistent. Above the wine cellar, the stairway’s wooden treads were refreshed, rather than replaced, so they tie the upstairs and downstairs together.” To create the beautiful new fireplace, the team added a fireplace box and used real stone cut into ledger tiles. As for the original knotty pine cabinets, they were patched, painted and accented with a glass backsplash. “Because we were able to save on new-material costs, we suggested the Lynches invest in LED lighting and a wired-in A/V system while the space was already under construction, rather than at a later date. While their firm does not focus on residential work, their expertise applies to a variety of projects, as does their process for developing a stand-out project. These experts streamline the initial confusion that often sets in when first jumping into the planning phase of a project, especially when building a relationship with other professionals involved in a job. John credits setting an intention for the overall project as one of the first and most crucial steps to success: “It can be tough, but it’s important to find that filter to help you make good decisions. That’s part of the process. It’s collaborative. There are things [clients] bring to the table that we don’t have and we have experiences to bring too. Our clients tend to have hundreds of pictures that they’ve been going through and we try to understand what it is that they like. Then we’ve brought in new pictures that have totally given them a course adjustment. AtlantaHomeImprovement.com

Design Notes We talk to them about what we know, about the materials that are out there and the resources available. We can help them see things in a new way—that they have never considered. Early in the process, we try to help with budgeting. It’s not the most fun or exciting, but we’ve got to have a budget that matches what the client wants. We don’t tell people how to make decisions. We are steering them toward something that makes sense and is what they need.” Vivian agrees, further adding her belief that establishing that strong collaborative partnership with the client enhances

Get a Little Misty You don’t necessarily have to take a dip in the pool to really cool off this summer. An evaporative mist cooling system can cool your outdoor space dramatically by atomizing water into a fog-like mist. The mist is sprayed from nozzles installed on your home and can be directed toward any area in your yard, from a deck or patio, to the pool area. In many cases, the cooling effect can be as much as 30 degrees and allow you and your family to enjoy your outdoor space even during the hottest hours of the day. Buying new flooring can be a perilous journey—this guide can help you avoid shopping pitfalls Spell It Out A home-improvement contract should spell out the precise work to be performed. “Paint the bedroom” is vague and can be interpreted differently by each party. “Apply two coats of Behr paint to bedroom walls” is better, but still not too detailed. Who is responsible for patching holes? Will old paint be removed? Will primer be used? Who moves the massive wooden furniture? A price scrawled on the back of a business card offers you little information and no protection if a dispute arises. The proposal you are accepting is a legally binding contract. These are some of the items that should be included: Exactly where will the work be performed? What is the brand, color and quantity of the product purchased? Don’t Ignore a Damaged or Uneven Subfloor A subfloor is the concrete or plywood structure upon which all the floors in your home are anchored. Installing a new floor atop a damaged or compromised subfloor simply doesn’t make sense. You wouldn’t put an expensive custom paint job on an old, rusty car, would you? Of course not. The same principle applies to flooring. Over time, wooden subfloors, like any wooden structure, can be subject to damage. Exposure to water, termites, mold and dry rot can all weaken a wooden structure, making it uneven and likely to break. The situation is further complicated if your house has settled and sags. Flooring manufacturers require that your subfloor be flat, clean, dry and structurally sound prior to the installation of a new floor. Flooring installations can fail due to lack of proper floor prep and leveling.

• ocally Owned and Operated

Elisabeth Stubbs Co-owner

For many floor coverings, the subfloor must be level to within 3/16” over a 10-foot span. Concrete slabs are usually uneven and this is something that should be corrected prior to the installation of the new hard-surface floor. Carpet and the pad underneath it can hide the fact that a subfloor is damaged or is not level, so don’t assume you’ve got a perfectly flat subfloor until your old carpet is pulled up for installation of new flooring. You should know that, in the event of a product-defects claim, the manufacturer’s product warranty can be void due to improper installation. Making sure the subfloor is as level as possible is key to a quality installation. gardeninspiration Small Space Makeover: From Front Porch Junk Pile to Jaw-Dropper These homeowners were missing an opportunity to showcase the entryway to their home with this overlooked front porch. Once the bric-a-brac was cleared away, the porch was converted from shabby to chic with the addition of several inexpensive, creative and eco-friendly design elements. To define the space, old window frames were purchased at a salvage yard, painted glossy white and hung from the ceiling to mimic an actual window. An antique chandelier’s central bowl was filled with seashells, rustic earth-toned ceramic pots were planted with shadelovers like Chinese Evergreen, and a wood bench was rescued from a garage sale. The beach cottage theme was reinforced with the display of a seashell collection throughout the porch. The only new items purchased were the Adirondack chairs and outdoor rug—all made from recycled plastic— along with colorful new pillows and cushions in bold hues. Window box-type rectangular containers with self-watering reservoirs were placed on the front wall and accented with cheerful flowers.

diybloggersbeat Pattern Play Has your backyard patio seen better days? Whether most frequently used for entertaining guests or just escaping from a hectic day, an unwelcoming slab transforms from drab to fab with this idea from local Atlanta blogger Kevin O’Gara. Use paint in a new way to give fresh, colorful life to your outdoor space. O’Gara explains, “I chose Behr’s DeckOver® paint in pale blue and green to create a soothing, naturally inspired palette. The paint is durable and also has built-in mildew protection.”

Sketch this part out on paper before attempting to tape. Larger squares or diamonds mean you’ll have less taping. • use chalk to mark the design boundaries along perimeter of the patio. With those marks as guidelines, tape off the pattern. • It s time to paint The small roller will easily cover each square. For best coverage and durability, use two or more layers of

Kevin O’Gara, a high-school student at The Westminster Schools, is both founder and editor of the blog “Thou Swell.” He named the blog after the jazz standard because he was inspired by the song’s spirit. In just two years, “Thou Swell” has become a popular destination for interior-design enthusiasts. ThouSwell.com
