New Retail Store Features Locally Made Furniture and More Greg and Michelle Martin, owners of Atlanta’s Kolo Collection, www.kolocollection.com, recently opened Atlanta MADE, a new retail store adjacent to their showroom in the Westside Provisions District offering locally made furniture, art, jewelry, accessories and food items. “When we signed the lease, we negotiated the ability to replace a roll-down security door with a new glass garage door so you could see out to the city and the exterior space I had always wanted to do,” says Greg Martin. “We partnered with Adriana and Juan Hernandez from Arcoiris Design Gardening to create a working garden full of edibles that would also show our furniture and planters in an exterior setting. The fence they fabricated is very urban. It is made from cedar and steel and designed to blend in with the existing fencing. The planted planters are for inspiration as well as for sale to take home. Many people want to have organic edibles but don’t either know how to do it or don’t want to get their hands dirty.” Martin says organic gardening classes for children will be held in the new space. Engineered Floors Bringing 2,000 Jobs to Northwest Georgia Dalton-based carpet manufacturer Engineered Floors, LLC, is investing $450 million and creating 2,000 jobs over the next five years as part of its plans for expansion in Northwest Georgia over the next five years, according to the Georgia Department of Economic Development. The expansion includes plans for new manufacturing and distribution facilities in Whitfield County and a new manufacturing facility in Murray County. Founded by Robert E. Shaw in 2009, Engineered Floors currently employs approximately 1,200 and produces stain-resistant and colorfast PureColor next-generation solution dyed polyester fiber with SoilShield for residential replacement and multifamily housing carpeting. Why do I need a building permit? If there is a local ordinance, failure to obtain a building permit can create many problems. You could find a stop work order issued and have to pay additional fines in addition to the permit fees as well as pay to undo some work to permit inspections or to hire a private engineer to certify the work. If a permit is not pulled, you cannot get final certification, and none of the required inspections are performed. Inspections are performed to check compliance with building codes and are important when reselling a home. Tip of the Month: Save Energy with Window Film Instead of having to replace structurally sound windows, a simple yet costeffective solution is to apply a thin layer of window film to help regulate temperatures within the home, minimize cooling costs and increase comfort. Window film is a thin sheet of window coating that is professionally and permanently installed and rated by the National Fenestration Rating Council (NFRC). For single-family homes, window film installation costs can range from $3 to $11 per square foot, depending on the type of window film installed, and the process can be completed in one or two days. Window film is available in a range of shades from clear to dark and once installed, the energy conservation benefits are immediate. An added benefit of this hidden home-improvement solution is that many window films qualify for “green” credits and energy rebates and are considered carbon-negative products. THE GOAL: FUN!

Location: Roswell Approximate cost: $120,000 With 1,200 square feet of unfinished basement space, the owners of this Roswell home wanted to create a fun area where their teenage children could hang out, entertain friends and enjoy family time. Their wish list included a theater, bar/ beverage area and a game room (photo on p. 21). The basement also needed to meet or exceed the qualities of the main floor of the house. The first challenge in this remodel was removing load-bearing interior walls and HVAC systems to create key open spaces for the family’s living requirements. To compensate for the removal of the walls, load-bearing posts and oversized footings were installed and masked as decorative columns in the finished design. The floor is covered in 5.25-inch oak flooring that was sanded and finished onsite. The bar area features a glass-tile backsplash and Wellborn cabinetry by local firm Inspirations Kitchen and Bath. Roswell-based Masterpiece Lighting provided the light fixtures for the remodel, and Atlanta Home Theater provided the specialized theater materials. In the end, the transitional (leaning toward traditional) design complements the rest of the home, and a fun-filled environment has been achieved.

Location: Buford Approximate cost: $250,000 This Buford home’s two-story addition is all about splendor—a wine room and exercise room inhabit the downstairs portion, while the upstairs is dedicated to a massive, high-end closet space adjacent to the master bedroom. For the master closet, the pros at RL Hayes worked with both the homeowner and Holly Floyd of Bell Kitchen & Bath Studio to design each intricate detail: the perimeter storage is painted in Benjamin Moore’s White Dove with a soft brushed glaze to add dimension and pull the color from the pecan island. The island is finished with a layered European varnish and a lime wash. Glass doors with integrated LED lighting highlight the homeowner’s long hanging dresses, while shoe shelves and glass boot drawers display her shoes. Custom-designed pants valets and the curved corner hanging rods take advantage of every available inch of storage. Belts, scarves and accessories are organized in an easy-to-find fashion. A mirrored dressing vanity is flanked with custom jewelry cabinets on either side, and a tall glass display cabinet showcases the homeowner’s purse collection from all areas of the room. The closet’s French doors (by Pella) lead to a balconied outdoor sitting area, featuring a travertine tile floor. A custom circular window and an elegant chandelier complete the luxurious space.

Step by step through a Decatur whole-house renovation By Alma Hill Photos courtesy of Renewal Design-Build Amanda McMillan has two words of advice for anyone thinking about remodeling a home: due diligence. That’s what she and her partner, Teresa Dau, did before their Decatur craftsman was even listed for sale. They knew they wanted to live in historic downtown Decatur within walking distance to the square and that they wanted an older home they could update and customize to fit their lifestyle. While house hunting, McMillan and Dau also shopped for a remodeling firm. Their requirements: the firm had to be local, it had to be familiar with Decatur historic renovation policies, and they wanted a company that offered all design, project management and construction services under one roof so they could avoid having to work with multiple contractors. After checking references and looking at the company portfolio, they chose Renewal DesignBuild, www.renewaldesignbuild.com, one of many whole-service firms in the Atlanta area. When McMillan and Dau did a walk-through of the Candler Street home they later purchased, they took the Renewal team with them to determine if the home could be remodeled the way they envisioned. The must haves: an open floor plan with lots of light, a screened sun porch for indoor/outdoor entertaining and a spacious master suite with plenty of closet space. The deal breaker: a backyard swimming pool; if one could not be built because of lot size or historic building regulations, McMillan and Dau would have walked away and looked for another home. “A surveyor came and counted every rock,” McMillan says. “They needed to know if they could install a swimming pool.” McMillan and Dau communicated their vision to the Renewal team with pictures they downloaded from the internet. Knowing your priorities is key, she adds. “Very rarely are you going to get everything you envisioned. Know the deal breaker and what can be accomplished.” Since the house is in a historic district, three guidelines had to be followed during the remodel. The historic character had to be maintained; the frontal setback had to line up with the other homes on the block; and the footprint couldn’t be expanded because of lot coverage restrictions. “We had to squeeze it all in a small envelope and keep the house looking historic on the outside while fulfilling all of (the couple’s) design goals,” says Michael Nualla, project designer. The guidelines meant the homeowners had to forgo a main-floor powder room and a garage, but they got the swimming pool and other amenities.
The beautification process Design phase: Five months (includes historic commission approval and permitting). Supplies, cabinetry, countertops and other building materials were ordered during this time to avoid delays after construction began. Construction phase: Seven months Note: Due to the massive scope of the project, which included gutting, renovating and building the rear addition, the house was not habitable until the work was finished.
The transformation Before: Three bedrooms, three baths, two kitchens, two non-working woodburning fireplaces. After: Four bedrooms, three full baths; a home office and gym; a screened porch with a fireplace that leads to an outdoor room and a backyard swimming pool. A luxury master suite was added in a second-story rear addition complete with a curbless shower, freestanding tea cup bathtub, double vanities, double walk-in closets, a skylight that floods the bedroom with light and sliding glass doors that separate the sleeping area from the bath to make the room appear more spacious. The gourmet kitchen is fit for a top chef with black granite countertops with a velvet finish; an island with three-inch-thick black limba wood, a prep sink, wine cooler, 48-inch Viking range and two Sub-Zero refrigerators, one for food and one for beverages.

Step-by-step ❍ Site prep (included installation of a steel fence to keep people off the property while work was underway) ❍ Demolition (The home was gutted down to the exterior skin.) ❍ Foundation work and framing to rebuild the basic structure ❍ A new roof using architectural shingles was installed. ❍ Mechanical work, e.g. HVAC, plumbing and electrical wire installation ❍ Building inspectors reviewed the mechanical work to make sure the rough framing was done correctly. ❍ Spray foam insulation was put on the roofline to make the home tight and energy efficient. ❍ Drywall was installed. ❍ Interior trim work such as molding, tile and flooring (Wood floors made from heart-pine wood beams from an old factory in Chicago were turned into floor planks and used throughout the home.) The kitchen was featured on the DeKalb Junior League’s 2013 Tour of Kitchens this past spring. “We could not be happier. We are absolutely thrilled, and we love our home,” McMillan says. “They did an amazing job to make this place exactly what we wanted.”
With a renovation, “there are a lot of things happening at once,” says John Carpentier, the project manager who was on site every day. “If you don’t come at it all at once, the project changes from a one-year project to a two-year project.”

Long gone are the master bedrooms of yesterday: utilitarian bedrooms with an attached bath that offered a sleeping respite and cleaning station. Today, homeowners are stretching the boundaries of what a master bedroom can be, turning these spaces into elaborate suites that rival any luxury hotel or spa. “Master suites are where we wake up, prepare for the day ahead and wind down at the end of a stressful day,” says Patricia Brown, CEO of Keiffer Phillips Patricia Brown Builders Inc., www.keifferphillips.com, in Atlanta. “As such, they cannot be viewed only as the place where we sleep. If there ever was a place to indulge in comfort and convenience, the master suite is the place to do it.”

While sleeping is still the main function of the master suite, it’s no longer the only function. “They are, in my opinion, incorporating more space with sitting areas,” says Bridgit L. Taylor, owner/ artisan of B Taylored Designs, www.btaylored.com, in Lawrenceville. “The builders and architects are paying more attention to detail and designing master suites more like a five-star hotel, which is more comforting for the homeowner.”

Overall, master suites are evolving into a living space, not just for sleeping, but also for reading, watching TV and lounging, according to Joann Kandrac and Kelly Kole of Kandrac & Kole Interior Designs Inc., www.kandrac-kole.com, in Kennesaw. Features like fireplaces, decks or porches off the suite and technology such as remote-controlled ceiling fans and window shades are showing up with more frequency.

Perhaps the most popular trend right now, mini kitchens and bars are taking root in the master suite. “Enjoying a morning cup of coffee or an evening nightcap is an indulgent luxury when made in the comfort of your own master suite,” says Marty Mason, founder and owner of Marty Mason Collected Home, www. mmcollectedhome.com. Mason says he also is seeing more design elements in the master bedroom. For example, mirrors behind nightstand lamps add drama and make the room seem larger, he says. Also, for recent projects, he has included tufted walls instead of just a headboard. In fact, Alejandra Dunphy of Alejandra Dunphy Design Studio, www.alejandradunphy.com, in Atlanta says an original and unique headboard or bed frame will anchor the room. In the bathroom, Lora Griffith, co-owner of Griffith Construction & Design Inc., www.gcdinc.net, in Alpharetta, is seeing linear drains in the shower, warming drawers for towels, heated floors into the shower and pedestal tubs. In fact, she says they recently installed a copper tub and a silver tub for clients.
Sizing it up Although the size of a master suite in an older home may be limited due to the existing floor plan, newer homes are seeing master suites between 500 and 600 square feet, sometimes larger. Why the extra square footage? “I have noticed master suites getting larger because owners are finding ways to make the room a retreat from the rest of the house, including sitting areas, beverage stations and closets that are spacious enough to be living rooms on their own,” Mason says. However, Brown cautions against getting carried away. “Larger is not always better,” she says. “Some rooms are so large it is difficult to make them feel cozy and comfortable.”
Setting the mood In keeping with the relaxation theme, today’s master suites feature a soft palette of colors. For instance, Mason says he sees light, soft tones that are soothing and relaxing: blues, greens, grays, whites and natural wood elements. Tan, ivory, cream and champagne also are popular colors. “They reflect the need to create a peaceful retreat from the over-stimulated outside world,” says Katie Insogna, owner and vice president of Rubicon Construction Inc., www.rubiconcnst.com, in Atlanta. When creating and decorating your master suite, Paisley McDonald, owner/designer of Design by Paisley, www. designsbypaisley.com, in Cumming, says to always think “romance.” “Whether single or in a relationship, making your master an inviting, romantic and captivating place to retreat to that makes you feel good about you is most important,” she says. Case in point: McDonald is currently working on a master suite for a couple who have twins and a son who is partially deaf. “Their schedules are so demanding that most of their time and energy is focused on the kids,” she says. “I am so excited to be creating a space for them that they can feel excited to relax in, that provides peace and a place for them to enjoy themselves and each other.”

Defining the design The right accents and accessories will tie the room together. “Select coordinating textiles to create bedding and window treatments to complete the renovation,” says Stacie Kennedy, owner of Atlanta Custom Interiors, www.atlcustominteriors.com, in Smyrna. “Pull in some accessories with pops of color to pull the whole room together for the finishing touch.” Also, given that the bed usually is the focal point, pay special attention to how you outfit it. “Splurge on bedding; a hotel-style bed is the ultimate in indulgence,” says Jennifer Reynolds, owner/principal designer of Jennifer Reynolds Interiors, www.jenniferreynoldsinteriors.com, in Atlanta. “Incorporate crisp white Sferra linens, two types of pillows to choose from, a fluffy duvet and a beautiful coverlet.” Remember, too, that the proper lighting will enhance the space. “This works best when lighting is layered in the master suite,” Brown says. “That’s because we engage in such a wide variety of activities that require very specific task lighting.” Examples include overhead reading lamps, bedside table lamps, track lighting and even a chandelier. “My absolute No. 1 must is an eye-catching chandelier!” McDonald says. “Get rid of the ceiling fan and buy an attractive floor fan. I promise you won’t regret it!”

Of course, don’t overlook windows and sunlight. “Natural light is a must for a beautiful master suite,” Insogna says.
Planning for success Although it’s easy to get excited about designing a master suite, as with any renovation, it’s important to plan ahead, focusing on function, features and budget. “Hire a professional who can, considering all the factors just mentioned, put together the best possible plan based on your needs, the function of the space and your budget,” says Ann Wisniewski, CEO of AJW Designs Inc., www.ajwdesignsinc.com, in Roswell and Atlanta. “These steps will save you time, money and peace of mind along this process.” Editorial Resources begin on page 67.

Retaining walls expand landscaping options By Shar Peters
andscaping plans have evolved through the years, and thanks to new products, creative designs and innovative planning, a professional can often transform an ordinary lawn into an enchanting showpiece that welcomes friends and invites passersby to stop and take notice.
More and more homeowners are bringing the indoors outside as they add entertainment areas complete with big-screen TVs and outdoor kitchens worthy of top chef accolades. Water gardens and pools may incorporate fireplaces and waterfalls that enhance nature’s tranquility. Raised flower and vegetable beds invite the enjoyment of nature’s array of colors and textures.

Building opportunities Some of these landscaping projects could not be done without incorporating one or more functional and decorative retaining walls into the larger site plan. A retaining wall is simply defined as a freestanding structure placed in a landscape to hold back soil. While that is the basic purpose of the wall, its integration into a landscape can add texture, definition and character. A well-constructed stone or brick wall adds beauty, security, warmth and value to your property. The traditional higher retaining walls can define a play area for children, create easier access to an area of the yard, reduce the grade for safer mowing and lawn maintenance and, combined with lower height walls, create a terraced planting area. Or, a wall can simply create a level area for car parking, a patio or lawn.
Complex construction Constructing a retaining wall is not a simple project, and it requires a substantial investment. A retaining wall is a complex project that almost always requires professional engineering expertise. The base is the most important and time-consuming part of a retaining wall. As John Newman, president of Classic Landscapes, Inc., www.classiclandscapesga.com, in Hampton, says, “A retaining wall of any substantial height is kind of like an iceberg—there is much more to it below the ground than is visible above ground.” www.atlantahomeimprovement.com

When building a retaining wall, calculations are needed to determine the correct depth of the footings, the slope of the wall and the drainage requirements. The area needs to be excavated, soil and gravel compacted and cement poured. Correctly backfilling a wall is paramount to its stability and safety. Most experts will tell you that any wall over four-feet tall is not a do-it-yourself project. You will probably need a permit to construct a wall in your landscape. According to Mark Fockele, president of The Fockele Garden Company, www.fockelegardencompany. com, in Gainesville, the addition of a retaining wall in a landscape almost always requires that the contractor obtain a permit from the county or city in which you live and that the construction meets building codes. He adds, “The homeowner will probably need to get approval from his homeowners’ association, too.” Your retaining wall will be a focal point in your landscape and should last a lifetime, according to Fockele. “It should last more than a lifetime if it is constructed properly and the correct cap is used on top of the wall.” He goes on to explain, “The enemy of the retaining wall is moisture. When water gets in through the top of the wall it freezes and thaws throughout the years. Over time it can push the wall apart. If a solid stone cap is used, it lessens the water entering the wall through the top. Large slabs of stone used as a cap are much more effective than smaller ones mortared together.” www.atlantahomeimprovement.com

Looking good Such a large landscape focal point not only must be stable but aesthetically pleasing. Professionals can recommend materials that complement or enhance other stone or brickwork on your home or in your landscape. Many stone yards are expanding their selections of stones and rocks and including new inventory from additional states. Al Pfannenstein, national advisor for Belgard Hardscapes, www.belgard.biz, in Atlanta, says the trend is to use natural stone. “We now have triple-blend colors and some with an antiqued and weathered look.” He suggests using stones of different sizes to create a dimensional look for your wall. It is important to make certain that your walls blend into your surroundings and enhance, not distract, from the natural setting. Your professional landscaper can add complementary plants to enrich and embrace your stonework. “We add the eye candy,” says Newman. “Beautiful walls with the right plantings can become the highlight of a property. Walled areas can create intimacy and private garden areas that may not be possible otherwise.”
On a smaller scale While retaining walls are big business, more and more landscape professionals are installing smaller ornamental walls, or a downsized version of larger retaining walls. ATLANTA HOME IMPROVEMENT AUGUST 2013

Pfannenstein says his company is seeing more uses for these smaller stone walls. “We see walls being used to enhance backyards, create courtyard areas and define fire pits.” These walls often are functional and can be as dramatic, classy, decorative or bold as the homeowners’ desire. A colorful stone ornamental wall may beautifully encircle a patio and artfully define the outdoor gathering area. It can be practical and bi-level, creating seating. It may be stepped up in areas to incorporate built-in planters that can brilliantly display the season’s blooms and greenery.
Wall alternatives A retaining wall may not be the only resolution to your landscaping woes. In some situations, your landscaper may suggest other solutions. For instance, the installation of one or more smaller walls to terrace the area may work and be less expensive. Or, using innovative landscaping techniques may have equally good results. “Sometimes people think they need a wall when actually they can create more value and better solutions doing other things such as plantings or adding ornamental boulders or rock gardens,” says Newman. Whatever your plans are for your landscape, it’s best to do your homework before making any decisions or having any work done. With some planning and the right professional expertise, you may discover that your landscape has more to offer than you had imagined. Editorial Resources begin on page 67.

Questions to consider So you think you need a retaining wall? Below are some questions you might ask a professional. Be sure to research and understand the types of retaining walls and their construction before seeking expert advice to ensure stability and longevity. • Do I need a retaining wall, or is there another solution to my landscaping situation? • What type o wall do you recommend, and what construction technique will you use? For example, how deep will the footers be, and will rebar be tied into the block? How will the drainage behind the wall be handled? Ask for explanations and illustrations to clarify what is being done. • How much exca ating will be necessary? • What type o cap will you put on the wall Large stone slab caps reduce water that may get through the top of the wall and compromise its integrity. • What type o eneer stone or rick do you recommend Can I see a sample? Some professionals may create a small mockup panel of the proposed finished product. • What is the height and length of the finished wall? • What plants will you use to complement the wall? • Do you ha e re erences Ask to see photographs of walls they have built or obtain addresses of properties where they have installed walls. Check the references. • Will you o tain the necessary permit from the city or county? August is all about maintenance. Hot and dry conditions require watering the landscape, but be careful not to overwater. Containers may need daily watering.
To prevent and control fungal diseases in turf, pay close attention to how you water and fertilize. Water deeply— once a week, early in the morning. Make sure that you mow often—don’t cut off more than 1/3 of the blade at a time.

Weeding is still at the top of the priority list; treat your lawn for growing weeds now and apply a pre-emergent product late in the month so that winter weeds won’t get a chance to germinate. In your flower and ornamental beds, pull weeds before they go to seed. Follow label directions carefully.
Fertilize Bermuda, zoysia and St. Augustine lawns for the last time this year. Don’t apply fertilizer if the temperature is over 85-90 degrees or on a windy day.

Plan for September planting of fescue seed. If you are overseeding, aerate and fertilize the lawn. If you are completely renovating the lawn, in late August, use glysophate to kill all weeds and grass (be careful not to spray on desirable plants). Rent a roto-tiller and incorporate composted material, topsoil and fertilizer in anticipation of September seeding.
In general, most flowering shrubs can be pruned after they flower. One example is Hydrangea macrophylla (Bigleaf hydrangea); since next year’s flowers form on old wood, it can be pruned now. Some shrubs bloom on new wood, which will require pruning before the plant’s active growing season begins (abelia, buddleia and panicle hydrangea). Make sure that you know what you are pruning before you begin, or you will run the risk of no flowers next year!

If mature trees are already dropping leaves, water and mulch them. Large trees need 15 gallons of water for every inch of their trunk diameter—once a week.

Remove dead branches from trees and shrubs. If they didn’t have leaves this year—they won’t next spring!
Plant one more crop of tomatoes, and you’ll have a harvest through November! Continue planting herbs from seed for your kitchen garden, too.

If you own an outdoor deck and have not paid attention to its condition then you may be at grave risk. This is the time of year that decks tend to fail and are tested to their limits. If you have concerns about your deck, then address them before you have an episode. Bottom line: Don’t use it until it is fixed or inspected. As an inspector, educator and builder of outdoor decking, I can help you better understand your deck and stay safe. If your deck is new or old it may suffer the same malady: “built wrong.” But how can that be? If it is new construction it has to be built right… After all, it’s been inspected. Unfortunately not all decks are inspected. We make assumptions based on visual situations that are not always true. Take a few moments… • Any deck over 10 years of age needs attention. • Does your deck need a new finish, new wood, restoration? • Is your deck moving from side to side? • Is your deck bouncing when you walk? Are there loose boards? • Is your guard rail moving? Are all rails secured? • Do your posts look like they are failing? Are the metal posts rusted? Are the posts moving at ground level? • Is your deck pulling away from the house? • Are there nails holding the deck together, and are they rusting? If you have to think about any of the above, then stop using your deck right now. The above are more common issues. Decks should not be built with nails. They require bolts and fasteners. Be safe and have a professional take a look at your deck to help you evaluate the safety concerns. Stan A. Greg and Michelle Martin, owners of Atlanta’s Kolo Collection, www.kolocollection.com, recently opened Atlanta MADE, a new retail store adjacent to their showroom in the Westside Provisions District offering locally made furniture, art, jewelry, accessories and food items. “When we signed the lease, we negotiated the ability to replace a roll-down security door with a new glass garage door so you could see out to the city and the exterior space I had always wanted to do,” says Greg Martin. “We partnered with Adriana and Juan Hernandez from Arcoiris Design Gardening to create a working garden full of edibles that would also show our furniture and planters in an exterior setting. The fence they fabricated is very urban. It is made from cedar and steel and designed to blend in with the existing fencing. The planted planters are for inspiration as well as for people to buy and take home. Many people want to have organic edibles but don’t either know how to do it or don’t want to get their hands dirty.” Martin says organic gardening classes for children will be held in the new space. Engineered Floors Bringing 2,000 Jobs to Northwest Georgia
Dalton-based carpet manufacturer Engineered Floors, LLC, is investing $450 million and creating 2,000 jobs over the next five years as part of its plans for expansion in Northwest Georgia over the next five years, according to the Georgia Department of Economic Development. The expansion includes plans for new manufacturing and distribution facilities in Whitfield County and a new manufacturing facility in Murray County. Founded by Robert E. Shaw in 2009, Engineered Floors currently employs approximately 1,200 and produces stain-resistant and colorfast PureColor next-generation solution dyed polyester fiber with SoilShield for residential replacement and multifamily housing carpeting. Why do I need a building permit? If there is a local ordinance, failure to obtain a building permit can create many problems. You could find a stop work order issued and have to pay additional fines in addition to the permit fees as well as pay to undo some work to permit inspections or to hire a private engineer to certify the work. If a permit is not pulled, you cannot get final certification, and none of the required inspections are performed. Inspections are performed to check compliance with building codes and are important when reselling a home. That’s what she and her partner, Teresa Dau, did before their Decatur craftsman was even listed for sale. They knew they wanted to live in historic downtown Decatur within walking distance to the square and that they wanted an older home they could update and customize to fit their lifestyle. While house hunting, McMillan and Dau also shopped for a remodeling firm. Their requirements: the firm had to be local, it had to be familiar with Decatur historic renovation policies, and they wanted a company that offered all design, project management and construction services under one roof so they could avoid having to work with multiple contractors. While sleeping is still the main function of the master suite, it’s no longer the only function. “They are, in my opinion, incorporating more space with sitting areas,” says Bridgit L. Mason says he also is seeing more design elements in the master bedroom. For example, mirrors behind nightstand lamps add drama and make the room seem larger, he says. Also, for recent projects, he has included tufted walls instead of just a headboard.
