As homeowners begin to think of their outdoor spaces as an extension of their homes, it is important to think about how your design choices can flow seamlessly from the indoors out. When thinking about this transition, consider several design elements to accomplish this. Mix textures and patterns: Just as homeowners are getting more adventurous with their color choices indoors, we are also seeing mixing and matching in outdoor rooms growing in popularity. Match outdoor accessories with the style of your home’s interior for a sense of flow between indoor and outdoor living areas. Add an all-weather rug in a coordinating color to make your space cozy and comfortable.

o…you’ve watched all the home improvement TV shows. You have your Pinterest boards nice and organized. Heck, you even know your color wheel! So why should you bother hiring an interior designer? This month, a few of Atlanta’s top interior designers chime in on why hiring a designer can actually be the smarter - and
which pieces should be invested in, how to purchase fabric and how lighting works in a room, as well as balance, scale and proportion. Designers allow for people to customize things that wouldn’t be readily available to the general public. They also understand how to lay out a room in a way many may not recognize without the designer’s help.

Interior design is like art. It is an emotional response. It is not necessarily good or bad but it speaks to the client’s soul. So that is what designers are in the business of helping you do - to paint a picture of yourself and live in it so that it reflects who you are and what you want other people to know about you. It’s a lot like having a good therapist. Designers help you with the language you need to have in order to express yourself.
What is the most common myth about interior designers? That all designers are expensive and will impose “their” style on you. That they are only interested in spending your money or imposing their taste on you. Good designers read you, your lifestyle. A great designer will also keep you from wandering in the desert and spending money on a useless camel that won’t take you where you want to go. That designers are an added cost above the product. That is not necessarily true. You build the cost of the designer into the budget for the whole project. They can work within your total budget. Do you have any real stories of homeowners who skipped hiring an interior designer and later regretted it?

One homeowner’s new kitchen “beam layout” didn’t relate to the cabinets below. And the island was offset slightly from the huge focal point 6-burner stove and massive hood. Basically, they spent a lot of money and yet everything was just a little off…and therefore just a little annoying…well, really a LOT annoying! After doing initial consultations for people who only wanted that and then intended to proceed with the do-it-yourself approach…almost all of them called me back and cried “uncle.” Sometimes it takes going through the learning curve to realize you don’t know what you don’t know. What can a designer offer that the homeowner cannot possibly match? Most good designers have a black belt in shopping! They also have the resources to know where to get the materials and furnishings that are not as common as the average homeowner. Once a certain “look” goes mainstream, it is usually already on its way out. This means homeowners quite often select major investments that are dated before they are installed! Their education and experience provides them with the knowledge to best understand how a product is constructed, 16

How has the Internet changed and/or improved the services designers can provide? Through design websites such as AtlantaHomeImprovement. com, Houzz.com and DeringHall.com, people can sort through room designs and see all different types of design products and rooms, which help them better understand what their own personal style is. People can also sort through regions on these sites connecting them with local designers who fit their desired styles. Are people coming “back” to using designers more these days? There will always be people who do their own taxes and nails. But then there will always be the other type of person who sees the value of a good nail salon. The end result looks better, is faster and lasts longer than a do-it-yourself job. hanks to higher standards and stricter building codes, many of today’s new-built homes already feature environmentally friendly materials, appliances and operating systems.
Unfortunately most – if not all – older homes aren’t so lucky. Rarely were features and materials like these included in their original construction. But thanks to an increased awareness by homeowners looking to upgrade their homes, more and more older homes are getting a “green facelift.”
Change Is Good The modern homeowner considers much more than just cosmetic change when they plan their renovation. Every aspect of the process—the actual construction, the materials used and how the end result can continue to help the environment are taken into account. “Homeowners often start a renovation project due to comfort issues, durability concerns, desired aesthetic/functionality changes or increased space needs,” says Laura Capps, director of residential green building services for Southface in Atlanta. “Once they’ve decided to make changes to the home, they begin to investigate options for making those upgrades more energy and water efficient, and healthier for their family.” www.atlantahomeimprovement.com

Although many renovations start with projects that improve water and energy efficiency, there are many other green renovation options. “When selecting materials and appliances, homeowners are able to specify green products that will save them money, improve indoor air quality and increase comfort while having less of an impact on the environment,” Capps says. “Common examples include low-VOC paints and sealants, recycled-content materials, ENERGY STAR appliances, WaterSense fixtures, and high-

The most formal of all interior design styles, traditional spaces have separate rooms and symmetrical designs. Architectural elements include large moulding, paneling and/or wainscoting. Color palettes are full of maroons, blues, and greens, and furnishings are comfortable and inviting, yet clean and proper. Sofas and lounges have rounded arms and skirts, and tables have carved legs. Artwork fills the walls and accessories fill bookcases and tabletops. “The traditionalists are like Old Marietta people,” describes Cheryl Draa, a residential interior designer for people in transition. “They probably have a silhouette on their wall somewhere, and a few things lying around with their monogram on them.”
Forming a steady bridge between traditional and modern styles, transitional interior design enhances the former while softening the latter. A muted palette of off-whites, grays, browns, charcoals and beiges dominate, combined with classic pieces with contemporary details to create ‘an essence of detailed delicacy,” as PIpa Bradbury of Pipa Bradbury Design describes. Unstructuredlooking pieces and some metal or wrought iron are also popular among transitionalists. “They love the look of Restoration Hardware, shop online a lot and pride themselves in knowing what they like, but don’t really know how to make it all work together,” Draa notes. Interior designer Kim Majure also describes this style as “Refined Rustic,” noting that the trend for organic or green materials is impacting this design style.
Characterized by less-formal, open spaces, contemporary interiors display mostly neutral colors—except for the occasional bold accent. Furnishings and accessories are minimal, sofas have lower proportions, and the space offers clean, sleek lines. Those on the extreme end of the spectrum enjoy a cold feeling to their interiors, but most others are looking for a balance between stylish and comfortable. Lighting is concealed, creating subtle, ambient glows, with a few fixtures acting as featured elements. “Artwork is highlighted in these designs, forming the character of the interior amongst a highly sophisticated backdrop,” Bradbury says.
Think white-painted kitchens with weathered/ distressed details, flat weave rugs, heart-pine wood and galvanized metals, and you’ve pictured this interiordesign’s style. It’s popular among vacation homes and those who prefer a very livable, cozy, relaxed vibe. “Soft hues, crisp whites and faded florals dominate the palette, while vintage furnishings and flea market finds add quirky style,” Majure describes. This style is also similar to French Country or Farmhouse styles, where furnishings and fabrics are traditional though a bit mismatched, with some floral accents. “Mouldings are a must, plus walls may have beadboard or a faux finish to make them look weathered,” says Paige Hudgins of Paige Hudgins Interior Design.

ne of the most common objections we hear about hiring a designer is “I wish I could, but they are way out of my budget.” And to that we say – you have been watching too many million-dollar real estate shows. Because great design can happen in any home, at just about any budget. Here is just one small sampling from designer Kerry Howard of KMH Interiors. They’re proof-positive that you can achieve fabulous style on budgets of $20,000 or less.
$10,000 Design Makeover Kerry Howard: “Last year I did a project for a client who lives in a Buckhead condo. He called me up and said, “Can you a do a bedroom for $10,000 and that’s it?” I said, “Yes sir!” without hesitation. We did custom bedding, a custom bed and custom wall coverings from England. The inspiration for the whole room came from those amazing wall coverings.”
$15,000 Design Makeover Kerry Howard: “I did a dining room in Crabapple that was very fun, and right at $15,000. We created custom chairs out of coffee bags. A friend of mine in Alabama makes luggage from coffee bags as a charity to provide work for women who are starting over with their lives. After hearing about her work with the coffee bags, I learned how to get the bags to apply them to different pieces. The chairs had linen backs that my upholsterer removed and then added a different coffee bags for each chair.”

$20,000 Design Makeover Kerry Howard: “We recently did a project for a client who lives at the Ritz Carlton residencies in Buckhead. We did the living room, which was right at $20,000. It was a great project because the client is a doctor in Alabama and he wanted to stage the property because he was going to flip it. We did the entire space for him and he was able to sell it the very next week. This color scheme was fun! We typically don’t get to use fun colors like this sort of purple. I based my whole color scheme off of the Kardashians. I imagined that this is where the Kardashians would live if they came to Atlanta; I wanted it to be Ritz Carlton chic.”

By this point in the summer, some annuals may have become spindly or leggy. It is a good time to pinch or trim them back by as much as ½ their current height. They will soon begin to leaf out, look thicker and begin to bloom again.

The construction was immaculate but the bookcase was built out of inexpensive “paint-grade” finger joined millwork. Had it been painted, no foul. But it was finished in clear poly and the glaringly cheap material was what stood out, rather than the quality of the joinery. Whatever the nature of the finish selected, you should always choose quality over cost. The determining factor should ultimately be value. A bargain finish is no bargain

durability. Careful surface preparation and correct application won’t help some save-a-buck paints to give good coverage - even with multiple coats! Unless you just love to paint (or stain), it’s smarter to select a quality brand for years of durability. It’s also key to follow the paint manufacturer’s recommendation for surface prep, including a good primer coat. Any primer may be tinted to match the final finish if the existing surface is in good condition. Oils and resins in knotty wood will often reappear unless blocked by a special “blocking primer. “ Matching the right tool to the job can make all the difference! In this case the best tools are brushes, rollers, sprayers, sponges or rags. Brushes are organized according to the finish they are most suited for. (This vital information will be listed on the cardboard wrap the brush is packaged in.) A quality brush, with proper care, will last for years. So don’t skimp. If you buy “bottom line” brushes you will spend more time picking bristles off the wall than painting. And don’t abuse your brush! Your brush is your friend; a companion in your finishing labor. Take care of it and it will take care of you!

Aging or Disability Home Modifications Some Affordable Ways to Finance Them Many of us would like to modify our home to make getting around our house a little easier. We all, of course, have the option to pay for the modifications out of our pocket, or tap into our home equity for the funds. And with the cost of nursing homes running over 100K per year, it is not uncommon for people to obtain a reverse mortgage to pay for home modifications. This move generally saves the family a considerable sum of money over the course of only a couple of years. However, many of us lack the savings account, or the equity to finance the modifications that we need. So today we present a few alternative funding options. A. Medicaid waivers allow for some environmental modifications. There has to be a need recognized and asked for by the doctor. If you get turned down, try again. B. More and more health organizations are recognizing the cost benefit of home modifications to reduce the risk of future health issues. Check with your health organization.

If you rent, the Fair Housing Amendments Act of 1988 states that your landlord must provide reasonable accommodations. Sometimes the landlord will pay, but they are not required to if they are a small company. Many times the landlord will give you credit on your rent for modifications completed by a professional company that completes the modification in a manner that can be used by future tenants. E. Veterans have a couple of different grant options available to them through the VA. F. There are government programs that will also assist in moving a family member out of a facility and back into the home. Check with your local area agency on aging.
