personally and then figure out how to tweak the recipe for next time. A famous early flop in my repertoire was the aptly named recipe “Pedro’s Surprise” from a cookbook my mom gave me when my husband and I were first living together. The boat where we lived had a stove with only two functioning burners, and the oven didn’t work at all. It was early in my cooking “career,” so I figured that this one-pot, Mexicanthemed stew could be just as easily cooked on the stove as in the oven. My husband’s reaction to the horrible “Pedro’s Surprise” that night was priceless. He smiled at the shriveled beans, burned meat and greasy cheese in front of him, shrugged his shoulders and cleaned his plate. Fast forward to several decades later and my cooking skills have definitely improved. So much so, that the kitchen is my favorite room in my apartment. This month’s feature story on updating condos and townhouses, “Bright Lights, Big City,” p. 19, can help you explore ways to take a ho-hum kitchen to a place of culinary fabulosity. Given my penchant for all things home-improvement, culinary or otherwise, I’m excited that it’s time for the Fall Atlanta Home Show. Use our official guide to the show, p. 63, to map out your route through all the exciting product displays and events that will take place. Nowadays, my culinary flops are fewer, thank goodness, but occasionally I’ll over-reach and try something I’m just not qualified to accomplish. My husband will laugh, shrug his shoulders and pronounce it “Pedro’s Surprise.” Which is his way of saying, “I’m glad you tried.” Happy Home Improving!

Metro Atlanta’s bustling pace, thriving cityscape, diverse business ventures, sophisticated shopping and award-winning restaurants all make the Big Peach ripe for those ready to “move-on-up” into the urbanliving convenience of condos, townhomes and luxury apartments. New developments may, indeed, be popping up all over town, but there are still plenty of desirable, older enclaves dotted around some of the city’s most inviting neighborhoods. One of Atlanta’s biggest expansions occurred 20 years ago, when the Olympics came to town, and some of the properties flourishing then have shown the test of time and just need a bit of updating. So, what

can be done to pull a late-20th-century model into the new millennium? With careful consideration, it’s definitely an option: past dated decor to assess the basic structure and layout of the property. Is there a functional footprint and storage? • Check under the hood. Get a thorough inspection to determine the age, quality and functionality of all systems—electrical, plumbing, HVAC. Determine the kinds of insulation and paint present. Find out if there’s ever been water damage in the unit, whether from flooding or seepage around doors and windows. • Peel back the layers. If the basics are solid, it’s okay if the property shows some age. Start the checklist of cosmetic procedures needed. Does it need a full face and body 20

Lyndsy Woods of L. Kae Interiors sees the designing of condos and townhouses as an opportunity to use space intentionally. But, she does say that remodeling can be a challenge if there are narrow stairs, elevator banks in high-rises, smaller spaces and strict HOAs. Also, she says “the [building] codes in apartments and condos are different than houses,” which might impact your plans. Robin LaMonte of Rooms Revamped Interior Design adds that the logistics of projects can be complicated by condo or HOA restrictions regarding building times, parking, tight work areas, noise ordinances, site access and permits. “You need to be respectful of all the neighbors,” she advises. Once those variables are measured and confirmed, a condo or townhouse project need not be stylistically limited. Don’t look at a condo or townhouse remodel as a ball and chain. If you can locate an outdated condo selling for a great price or if your current townhouse doesn’t fit your lifestyle, take the leap, do your homework and consider all the possibilities. A: We like working with aluminum because it doesn’t rust. While it isn’t as strong as galvanized steel, adding support braces makes it just as stable. Panels are available in 27 different colors and three different textures: smooth, beaded or wood-grain embossed. The most popular colors are wicker (beige) and musket brown (dark chocolate brown). Musket brown goes well with a lot of the decking materials that are available on the market. Q: How much should I expect to pay? Thermacore series steel doors can be designed with any window configuration to fit the preference of the homeowner and style of the home. These Modern Aluminum series doors replaced the more dated, standard 25-year-old wood doors.

This was a “curb appeal” upgrade with a custom wood door, which was made in our Midtown woodshop. This upgrade also addresses the sloping ground issue and provided a tighter seal following the ground line.

Carriage House steel doors replaced the wood doors that were original to the home. The new steel insulated doors have tripled the R-Value of the original doors and require much less maintenance. In addition, the switch to a three-section door makes the windows much more impactful.

• Get rid of germs without harsh chemicals with VINEGAR! There is no reason to expose yourself to harsh chemicals. Get rid of mold and mildew in your washing machine (it can grow there between cycles) by pouring vinegar in like you would bleach when you wash a load of clothes. It will remove odors from your clothing and keep the washer drum mold-free, too. Vinegar and water solutions are also great to clean your kitchen counters, bathrooms and other surfaces. • Have pets? A strong vinegar and water solution works great to get rid of pet odors and stains.

• Clean your stainless-steel appliances with olive oil. We all love our stainless-steel appliances, but they can be hard to clean and are a magnet for fingerprints. Using a very small amount of olive oil and a microfiber cloth, clean your stainless steel, going with the grain. The olive oil will even help prevent fingerprints between cleanings. If you have problems with unwanted pests or notice spider webs around the house (inside or out), make a concentrate of 1 cup vegetable oil, 1/4 cup of liquid dish soap and 1 tsp. vanilla extract. Mix 1 Tbsp. of the concentrate with 1 cup of water in a spray bottle. Spray anywhere pests or spiders are likely to hang out.

• Clean with straight-up water via the magic of microfiber cloths. When it comes to dusting, cleaning windows and general surface cleaning, nothing beats the power of a damp microfiber cloth. Every industry has its own vocabulary that allows professionals to communicate with one another quickly, so there is no misunderstanding as to what they are talking about. Doctors, lawyers and, yes, even the cabinet industry have their own unique set of terms. If you’re thinking about remodeling a kitchen or bath, knowing the lingo before you start will ensure that you can clearly communicate the look you want with all the professionals you encounter. Cabinet Grade Ready to Assemble (RTA) Any cabinetry that is shipped in a “flat pack” box that requires in-home assembly. This will typically be the least expensive grade of cabinets because you provide the labor to put them together. Stock Although only carried by a handful of retailers anymore, this type typically has fewer door styles, colors and options available. Although they may be less expensive, they may make your cabinet design more difficult since not all sizes are available. Sizes start at nine inches wide and go up in three-inch increments. Semi-Custom Cabinet lines that use the standard three-inch increment of a “stock” line, but can be modified per a designer’s specifications. Basic modifications available include changing the depth, matching the interior to the exterior and extending the length of the stiles. Better lines will allow you to modify the height and width as well. These provide a great way to achieve a custom look without the higher price tag. Custom There’s a wide range of quality in this grade of cabinetry. Typically, anything the designer draws can be built—as long as it can fit on a truck. The biggest difference in these cabinets can be found in their finish. Higher-end companies will custom-match any color you want and will use state-of-the-art finishing machinery to achieve long-lasting durability and 76

color longevity. Watch out, though—even a person making cabinets in their garage can claim to be making “custom” cabinets, so ask questions before you buy. Box Construction Framed (Traditional) A cabinet with a solid-wood face frame attached to a cabinet box, typically made of the same wood as the cabinet doors. This popular type allows for different-sized doors to be used to achieve unique looks, like traditional or transitional. Frameless (Open-Framed, European, Full Access) A cabinet that does NOT have a face frame attached to the cabinet box. The front edge is applied with an edge banding that matches or complements the color of the doors. They are typically used to achieve a modern look or, with the right door, change to a more traditional or transitional look. Door Type Standard Overlay (Traditional Overlay, Partial Overlay) This type of door is a little smaller and allows for the face frame of the cabinet to be exposed. Typically there are fewer choices in door styles, but choosing these can be a great way to bring the cost of a kitchen down. These are available in a framed box type only. Full Overlay This type of door is a bit larger and almost fully covers the face frame of the cabinet box. There are many choices of door styles available to achieve almost any look desired. These are available for both framed and frameless box types. Inset This type of door is made to fit inside of the cabinet face frame and so is not available for a frameless box type. This is considered a higher-end look and typically is available for semi-custom or custom cabinets only. Door Style Recessed Panel A door that has a solid-wood frame with a thin, flat center panel, typically made of a wood veneer. These will generally be a less-expensive style, unless the center panel is made of solid wood as well. Raised Panel A door that has a solid-wood frame with a center panel that is thicker. This panel can be made of a wood veneer or solid wood. This style has the most variations available. These are generally considered a traditional style of door, but certain versions can push it into a more transitional look. Shaker This door type can also be considered a “recessed panel” door, but it will typically be less embellished and have more squared-off edges and corners that achieve a simplified look. This style can be used in transitional and even contemporary looks, depending on other elements used in the design.
