SELECTING FLOORING PRODUCT WITHOUT CONSIDERING YOUR NEEDS AND LIFESTYLE There is no universal “one size fits all” flooring choice. Remember to factor in components such as traffic, pets, kids, etc. Take the time to determine which product will best meet your lifestyle, budget, desired appearance, and maintenance. Our consultants can introduce you to products you have not considered or did not know existed.
2
NOT UNDERSTANDING WHAT YOU ARE BUYING With hundreds of different products to choose from, choosing new flooring can be a daunting task. We help you to get the best quality product for your budget. All flooring is different. The more you know, the easier it will be to make the best choice for your home.
3
CHOOSING BASED ON A SMALL SAMPLE Deciding on the right color and shade of your new floor is very important. You want it to complement your home and décor. It is very difficult to get an accurate idea of what a color will look like based on a 2-inch sample. Whenever possible, use a larger piece of sample flooring to really see how the color will work in your home.

OUTDOOR LIGHTING
Q
What are the best types of lights to install for security?
A
Almost all lighting functions well for deterring criminals. If there is a choice between a dark house or a well-lit house, chances are, the dark house will be more enticing. Although we install low-voltage landscape lighting, there are some traditional security applications that we can use such as downlighting from the soffits on the corners of the house and from Lindsey Rodericks trees.

What is “the big glass revolution?”
Now, more than ever, homeowners can blur the lines between indoor and outdoor living with oversize glass doors. The appeal of ‘big glass’ has expanded beyond contemporary design to other styles of homes, allowing anyone to make a statement with lift-and-slide, bifold, or multislide doors in lengths up to 56 feet. Plus, with advancements in technology, you can quell concerns about higher energy bills, Peter Morrison outside noise, or drafty interiors.

Q
How can I reduce springtime allergens to improve my indoor air quality?
A
Stop harmful pathogens from circulating throughout your home by installing a high-output ultraviolet light in your return duct to kill viruses, bacteria, and mold. To get rid of dust and other allergens, we recommend that you change your filter regularly (around every two months) and have your ducts professionally cleaned at least once every four years Bill Mashraky and Mike Eberle

I work the night shift. What are the best window coverings to use to darken my bedroom?
A
Most of our shades come with a room darkening fabric option or a privacy liner. For complete darkness, a variety of shades are available with blackout lining. We also carry Hunter Douglas products with Duolite®, a dual-opacity system featuring Andrea and Sean Zare a translucent rolling flat-fold shade and a room-darkening back panel in one headrail.

WATER PROOFING
Q
Is there a certain time of year when it's best to paint the exterior of my home?
A
The best time to paint is when temperatures are between 70 and 80 degrees. Because of this, apart from occasional rainstorms, we find that March and September are often Charlie Dallavalle ideal months to go for a new exterior paint color.

Q
How do I know what waterproofing system will work best for my basement?
A
Water that enters a basement through or underneath a poured concrete or block foundation wall can usually be resolved with either an interior or exterior waterproofing system. Exterior systems involve Derek Ritchie excavating and replacing the original foundation drain. Interior systems involve developing a trench from inside the home and providing a pathway for water flow under the basement slab. Most customers prefer the lower cost and lifetime warranty of the interior system, while others prefer to simply manage the water from the exterior.

Q A
How often should I mow for a lush lawn?
Most Atlantans have winter dormant Bermuda or zoysia grass that will begin actively growing around April. Once your green is in full swing, a great rule of thumb is to mow each week, occasionally mowing less during dry bouts. Make sure not to scalp the grass (cutting too far down to the root), taking no more than a third of the blade off Evan Rogers and Pete Wilkerson each time you trim.

CONCRETE
Q
What is the difference between solid and engineered hardwood?
A
Solid hardwood consists of a singular piece of wood that is sensitive to moisture and must be nailed to a wooden subfloor. Engineered flooring is still real wood, it is just fashioned out of different layers to be more dimensionally stable (you can glue it down) and better at dealing with damp places like basements Elisabeth Stubbs and bathrooms.

Q
How do you lift concrete without impacting the surrounding structure?
A
The lifting process is minimally invasive, done by injecting either Portland cement and agricultural lime or polyurethane under the concrete. The material you choose fills any void and then starts to lift. This injection process is continued until the desired height is achieved. By using this process, very little disturbance is made to the surrounding area. Michael Cangemi

2019 Home Service Partners Q&A
ROOFING
Q
Why is servicing your gutters important for maintaining the health of your roof?
A
Properly maintained gutters serve a critical role in reducing the impact of heavy rains. Damaged systems can send torrents of water burrowing through the soil around your home, endangering the foundation and resulting in costly repair work. Additionally, clogged gutters with pools of Chad Cruce standing water can lead to rot in the structures they are fixed to. The bottom line? Healthy gutters equal a healthy home!

PLUMBING
FOUNDATION REPAIR
Q
How do I know when I can repair versus replace my entire foundation?
A
You should never replace your entire foundation. Full replacement is incredibly expensive and far more damaging to your home. Fortunately, foundation settlement and wall damage issues are easy to spot early on, so extreme measures don’t have to be taken. Once problem areas are Tom DiGregorio and Joe Rusk identified, we can provide custom-designed wall stabilization and lifting solutions to ensure your home remains permanently stable.

Q
How much water can you save with low-flow toilets/showers?
Saving you up to 12.2 gallons of water a day, low-flow toilets use around 1.28 gallons per flush (gpf), whereas older toilets commonly use 3.5 to 7 gpf. Low-flow showerheads are also a worthwhile investment, using around 2 gallons per minute (gpm) compared to the 3 or 4 gpm of older Jerry Hall showerheads. Over the course of a 10-minute shower, this can save you 10 to 20 gallons!

What is the most durable kind of garage door?
Our most popular durable model is a steel insulated garage door. The front and back are made of steel with polyurethane insulation injected in the middle. This composition resists scratches and dings and can even withstand a baseball thrown awry. With a variety of exterior patterns, window designs and color choices, you can customize this door to fit your style from John Nale contemporary metal to a traditional wood grain carriage-house door.

partnered with the NFL to arrange a “Kickoff to Rebuild” event each year in the Super Bowl host city—and Super Bowl LIII was no different. On Feb. 1, Rebuilding Together Atlanta gathered more than 150 volunteers, including My Home Improvement team members Laura Janelle Downey and Alex McCray, to repair six homes in the Just Us community on Atlanta’s Westside. Good Samaritans from Lowe’s, commercial real estate services and investment firm CBRE, Woodward Academy, and more installed gutter downspouts, painted rooms, performed yardwork, prepared Lowe's “Safe and Healthy Housing" kits and more. Atlanta Falcons linebacker De’Vondre Campbell even came out to support the cause. UNIQUE SPACES
A Whimsical Wooden Wonderland By Stacy Moser
Curl up with a fiction book in this floating reading pod. Just when you think Chip Wade, designer, builder and host of HGTV’s “Elbow Room,” can’t come up with anything more creative than he already has, he surprises even his own construction team. When homeowners Clete and Lauren Terrell, of Cumming, Georgia, approached Chip to design a solution for their lackluster backyard, they certainly weren’t expecting the engineering feat that he dreamed up. Chip was inspired to create this unique wood-block wonderland when Lauren described her idea of a perfect place to escape everyday life. “When we go on vacation, the first thing we look for is a beautiful place to relax and read,” says Lauren.
we love smart solutions!
Don’t fight the forest—using natural, organic building materials and asymmetrical shapes enhances the otherworldly look of this structure. Chip designed this innovative “reading pod” to look as if it’s floating in the air. But the structure is actually anchored to a tree and can only be accessed by a custom iron ladder. Thousands of foot-long wooden blocks were painstakingly screwed to the block beneath them, and the crew curved the walls perfectly, evoking the image of seamless fabric. “I chose Austrian spruce because I wanted a very light wood that would be seen easily against the dark backdrop of the forest,” Chip explains. To match the whimsy of the floating pod, a flower bed with fantastical “boulders” (actually Styrofoam coated with a thin layer of colored concrete) was created at the base of the tree. Gray slate gravel chips in the beds matches the gray pillows and blankets inside the pod. Pops of citron yellow in the garden and inside the pod aren’t too bright—just enough color to create a relaxing ambiance.

✓ Exterior Inspection Windows and doors
Patios, porches and decks
Check the perimeter of windows and doors to ensure caulking is still in place. Recaulk as needed. Remove and store storm windows and doors. Wash and reinstall window screens, ensuring there are no gaps around the screen, allowing insects to enter. Wash and inspect windowsills for softening or rotting wood. Paint as needed after caulking. To ensure the automatic reversal is working on your garage-door opener, place a roll of paper towels where the door meets the ground. When the door hits the towels, it should reverse. If it doesn’t, consult your owner’s manual or have it checked by a pro. Visually inspect garage-door hardware; tighten or replace loose or missing bolts or hinges. Clean and lubricate the hardware.
Roof and façade Using a pair of binoculars, inspect your roof for any visible damage, such as shingles that may be starting to curl or mortar on the chimney masonry that may be coming apart. Also, be sure to check flashings for evidence of water leakage. Fix as needed. Clean algae or moss from the roof’s surface. Inspect exterior vents for openings to prevent rodent intrusion. Take a walk around your home to look for loose or cracked siding, cracked brick, peeling paint, loose trim, signs of decay or insect damage. Repair as needed. Prune shrubs and trees a minimum of 12 inches from exterior walls and full clearance from the roof to avoid insect infestation. If you have solar panels, schedule a cleaning. Dirt can impair the solar cells’ ability to receive the full benefit of the sun, reducing power generation by up to 40 percent.
Clean the patio, porch and deck to remove excess debris. Paint or water-seal all exterior wood, including decks, overhangs and railings.
Recaulk your windows and doors.
Inspect all railings for rot or loose bolts. Fix as needed. The freeze-and-thaw cycle may have changed the slope of concrete slabs. Ensure that your sidewalks, patio, driveways, etc., are sloping away from the house to avoid water damage. If needed, slabs can be repaired or rebuilt by a professional. Fill or patch any cracks or chipping sections of concrete.
Lawn maintenance Take a soil test to determine your lawn’s nutrient needs. A soil test can be done through your local Cooperative Extension office. Based on the results from the soil test, apply limestone to all grass types except Centipede to ensure proper pH.
Get your solar panels cleaned.
Purchase fertilizer for Zoysia, Bermuda, and Centipede grasses based on the results from the soil test. Wait to spread fertilizer until your entire lawn is green for the spring. Stop fertilizing Fescue lawns for the summer after April 1. It’s too late to prevent spring weeds now. Use a post-emergent herbicide to target weeds already sprouting up or burn some calories by pulling them by hand. Tune up your lawn mower. Sharpen blades, inspect the spark plug, and check the oil. Automate your lawn care with Super-Sod’s installation of Husqvarna’s Automower®, a time-saving lawn mower. With no fuel emissions, minimal mowing noise, and blades fashioned specifically for a clean cut, Automower® is a great solution for homeowners who love a perfect lawn.

Install yellow lights outdoors.
Check all exterior outlets and faucets for cracks and leaks. Repair as needed. Inspect for ice damage: gutters that have pulled away from the home, separation of the seams, etc. Fix or replace as needed. Install yellow lights in outdoor fixtures. Yellow lights attract fewer flying insects and spiders. Inspect and replace any broken or malfunctioning exterior lighting, and reset your lighting timers to coincide with the longer spring days. Check all fencing and retaining walls for shifting or damage and repair as needed. Clean filters on ponds, water-filtration, and water-storage systems. Remove piles of wood, stone or other debris from around the house to avoid rodent, insect, termite or spider infestation.

✓ Interior maintenance HVAC systems Replace your furnace air filter with a high-performance filter. Change filters every three months or more if needed. Have your heating and cooling ducts inspected for damage or mold and dust deposits. Remove debris from the condensate tray under the coils in your air conditioner (near the mechanical blower). Test your attic and roof fans to make sure that power is getting to the thermostat and the fan is functioning properly.
Plumbing and water-heating systems Install a backflow valve in the floor drain of your basement if you live in an area where sewers sometimes back up into homes. This device will prevent future backups. Inspect for slow leaks in your home by taking a reading on your water meter before bedtime. The next morning, without using any water overnight, take another reading. If the reading has changed, you have a leak that should be repaired. Check the temperature setting on the water heater. It should be set no higher
Inspect for slow leaks.
than 125 degrees to prevent scalding and reduce energy use. Perform a general inspection of your septic system: Check for any leaks, and consider using a yeast-based additive to maintain the “health” of the system.
Kitchen, bathrooms and laundry room Check all faucets and toilets for drips or leaks and make any needed repairs. To check toilets for hidden leaks, add six drops of food coloring to the toilet tank. If the toilet is leaking, color will appear in the bowl within 30 minutes.
Clean mineral deposits from showerheads.
Clean mineral deposits from showerheads by unscrewing the devices and soaking them in vinegar overnight, then gently scrubbing them with an old toothbrush. Check washing machine, dishwasher and icemaker supply hoses for bulges or leaks. Replace hoses showing signs of weakness or those older than 10 years. Change rubber washing machine lines to steel lines for safety. Inspect tile walls and replace any missing caulk or grout. If your faucets have aerators, remove and clean them. Check the filter on your range hood. Clean or replace as needed.

Spice Up Your Kitchen
From drab to fab, making small updates to your outdated kitchen can make a world of difference. By Melanie Preis
K
itchens are the lifeblood of the home―where we break bread, celebrate (or commiserate) the day’s events, congregate during a party, and show off our love of food. Sometimes, we’re just showing off our stunning space. But if our kitchen is outdated and not ready for show-and-tell, it might be time to spice things up a bit.
Having a full renovation completed, like some of the ones seen in this article, isn't the only way to reinvent your cookhouse. Changing handles and pulls, updating lighting, refinishing cabinetry, even adding a rug, can transform dull to dreamy and outdated to outstanding. Take a look at these Atlanta kitchens for ways to wow and read top tips from the design teams that added some flavor to the space!

A Winning Window Combination: North Georgia Replacement Windows, Inc. and Infinity® from Marvin
You’ve carefully selected the neighborhood your house is located in, scrutinized the layout and features to make sure they are a fit for your family, and added décor that makes the space uniquely yours. Transforming a house into a home takes time, effort and care—every detail matters—so why not extend that mentality to maintaining essential parts of it over the years? As homes age, windows are often one of the first items that need to be replaced. Wood and vinyl are popular options but have dramatic drawbacks such as a 7- to 10-year replacement cycle and the potential to degrade from rot, mold, mildew, insects, and heat damage. This is why North Georgia Replacement Windows is the only company in Georgia to offer a one-of-a-kind solution that stylishly stands the test of time—Infinity® from Marvin replacement windows. Infinity® from Marvin replacement windows are made with the patented Ultrex® fiberglass process that
combines the best in energy efficiency, durability, and beauty. Featuring the most energy-efficient glass on the market, these windows not only reduce utility bills, they also offer full ultraviolet protection. Options that increase privacy, reduce sound, and stand up to break-ins are also available. Not only are the windows built to last a lifetime, they come in an array of specialty shapes, finishes, and fade-resistant colors to complement the architecture of your home. Plus, a thinner frame allows increased light to come inside and offers a bigger view of the outdoors. As the No. 1 dealer of Infinity® from Marvin replacement windows in the nation, you can rest assured that when a highly-skilled technician from North Georgia Replacement Windows installs your new windows, the job has been done correctly. And if there is ever an issue, the company’s “Lifetime Service Warranty” means the problem will be resolved for free.

“Painting wood cabinets a light color instantly brightens up the space. I love two-tone cabinets— when going with two tones, paint the lower cabinets darker, which helps hide any scratches or dings, and the upper cabinets lighter, which helps make the room appear larger than it is.” —Stefanie Kastner, brand manager/interior wood care at Rust-Oleum
Cabinets: This was a do-it-yourself project, as the homeowner used Rust-Oleum’s Cabinet Transformation Kits, both in Pure White and Gray. Note: the kits come with a glaze but the homeowner chose not to apply it for this project. RustOleum.com Chalkboard: A clever feature for any busy family’s kitchen is a chalkboard to keep track of messages, menus, and more. This one was created with Rust-Oleum Chalkboard Brush-On Paint. RustOleum.com Cabinet hardware: Refreshing a kitchen can be achieved with a simple design update like switching out the doorknobs and handles. This kitchen used brushed satin, nickel dual-mount cup pulls for all the drawers. HomeDepot.com

the spicy details Organization can be beautiful and pullout shelving and pantries can offer that “beauty” throughout any kitchen. This focus on accessible storage can be vital for smaller kitchens or those with big families who are using the kitchen all the time. ShelfGenie, the company that created these pullout shelves, customizes their work depending on the needs of clients. For example, if stored items are tall (like cooking oil bottles or cereal boxes), the pullout shelves need to have enough height to prevent them from falling over. The company can also put in adjustable dividers to organize the items within the shelf. “Another popular storage solution is our premium custom spice racks, which clients love,” says Julie VanLeuven, owner of ShelfGenie of Atlanta. Under-cabinet lighting is a great way to make a kitchen more functional and beautiful, all at once. It instantly provides warmth and ambiance, and it makes any countertop or backsplash look brilliant,” says Kalen Buchanio, marketing manager at Amax Incorporated, PureOptics LED by BLACK+DECKER. Jana Bek, owner of Jana Bek Design, had a problem. Her Buckhead apartment had a small balcony that
wasn't an inviting space for entertaining. So the interior designer partnered with Ballard Designs, where she sourced furniture and décor to create an eye-catching area for hosting guests. She says that most outdoor pieces can be bulky, so she chose armless chairs to “keep things open and light.” The wrought-iron legs of the chairs mimic the black iron balusters of her balcony railing, and she chose bright white pads and a porcelain garden stool to lend the space a modern, sleek vibe. Next, she combined strings of weatherproof electric lights sporting retrostyle bulbs with the natural glow of outdoor lanterns to create an inviting ambiance at night. “Decorating the balcony really makes it an extension of our home!” Jana explains.

What’s a common mistake homeowners make when they take on a home improvement project themselves? Usually it’s underestimating how much time and money it’s going to cost. I’ve done it many times. The best bet is to add 30 percent on top of whatever you’re guessing!
What’s one thing you wish every homeowner knew? It’s better to spend the money up front and get a job done right than to take shortcuts. And, if you don’t have the money yet, live with what you have until you can afford the real deal.
What are your best small space living hacks? Put more in the giveaway and trash piles than you do in your house.
What décor items are worth splurging on? I’m biased, but I would say all furniture. Ask around and the things that get handed down from generation to generation are tables, beds, dressers, benches, and chairs. Spend money on things that last and you will bless generations of people long after you’re gone.
Would you rather upgrade your closet, bathroom or kitchen? I’d rather upgrade my kitchen because we live in it as a family, but I do need a clean bathroom and an organized closet.
What are your best outdoor décor tips? If you don’t love doing it or have an eye for it, find someone who does and rely on that person. Curb appeal is so important, and the beauty and functionality of your backyard can add so much to your life. Spend time, effort, and money if you have to, to really make it right … you’ll be glad you did.
Could you live in a tiny home? By myself? Yes! With a wife and three kids? For a weekend!
How should we care for wooden architectural details in older homes? Evaluate what you have before making changes. Talk to professionals, look at videos, and be thoughtful before eliminating or changing authentic old details that can’t easily be replaced. And if you do decide to get rid of things, please consider donating them to Habitat for Humanity’s ReStore so someone else can give them a new life.
What is it about crafting wood by hand that is so intriguing/rewarding to you? When I’m working with wood, I’m tapping into something that’s as old as the planet itself. For me, wood represents where we come from and where we’re headed. It’s real, it’s tangible, and it has so many different uses. I love how it changes as you’re working with it, whether planting, sawing, cutting, sanding or whatever else. I just love nature, and you can’t get more natural than wood!

DETAILS ➊ Chairs: Found at Outrageous Interiors, the carved
wood of these armchairs mimics the rich tones of the wood cabinets. For a similar look, check out Walmart's Loon Peak Sippel Armchair. Walmart.com
➋ Lamps: For reading light, Michael went to an antique shop and chose a floor lamp with a rustic base and natural woven shade. The One Light Floor Lamp from PDI Kitchen, Bath & Lighting fits the bill, too. RelyOnPDI.com
➌ Rug: Michael found this horse-hair rug at
Scott Antique Markets. No time to hunt down a floor covering? Visit IKEA for its KOLDBY cowhide rug in brown. 441 16th St. NW., Atlanta or IKEA.com
➍ Cabinets and ladder: These custom cabinets and movable
ladder (via an iron rail) were designed by Modern Rustic Homes and fabricated by Timberland Cabinets. TimberlandCabinets.net
➎ Mini refrigerator: To keep drinks within reach, Michael chose this AGA Luxury Built-In Compact Household Beverage Center (AGA 6GARM-BS-G-R), purchased at City Plumbing & Electric Supply Company in Jasper, Georgia. CPESupply.com
Tips to make a small space look larger • Michael often finds he must design small spaces for clients with big ideas. He says he frequently refers to one of his favorite books for inspiration, “The Not So Big House” by Sarah Susanka.
Photography by Tom Harper of Tom Harper Photography.
• Natural light streaming into a room makes it appear to have more space. Here, Michael took advantage of French doors with translucent glass to borrow light from the adjoining guest bedroom.
• Michael explains that designing an entrance from the corner of a room creates a diagonal view of the space,
enlarging your perception of the room’s size. Make the focal point an impressive piece of artwork across the room.
Michael Grant • Architect and owner of Modern Rustic Homes in Ellijay, Georgia. He’s designed homes with both Old-World craftsmanship and state-of-the-art technology for 25 years. • He believes good design makes homes more livable and beautiful, requiring less maintenance and energy. • ModernRusticHomes.com

GARDEN*HOOD, AN INDEPENDENT NURSERY, IS LOCATED IN GRANT PARK.
For maximum regrowth of shrubs and small trees, follow the 1/3 rule when it comes to pruning.
Start in early spring by 1 cutting back no more than /3 of the top of the plant and tree branches.

couples argue about clutter. Clear out the mess by
applying Marie Kondo’s method. Remove items that you don’t truly love and keep a limited number of ones that you do. For more on this technique, refer to “The Art of Decluttering” on p. 54 in our May/June 2018 issue: AtlantaHomeImprovement.com/The-Art-Of-Decluttering-2
Looking to purge junk from your garage? For a typical tidy up, consider getting a 15-yard (11 feet long, 8 feet wide, 4.5 feet tall) dumpster ($360) for you to throw sundry items in. Same-day and next-day pickup can be arranged. Before the big cleanup, check with your homeowners association for curb appeal guidelines. SOURCE: KURT ANDERSON, OWNER OF BIN THERE DUMP THAT ATLANTA. According to Atlanta-headquartered, CNN, a study suggests that
kitchen towels can harbor 49% of bacterial growth found in or on the human body. Use a clean towel to wipe down kitchen surfaces, and for a homemade natural disinfectant option, create a vinegar and water mixture with a 1-1 ratio. SOURCES: CNN.COM; THE MAIDS OF NORTH ATLANTA. MAIDS.COM/144
When planting trees in your yard, a good rule of thumb to follow is to plant small trees
8 to 10 feet
about away from your home and then scale up to account for a tree’s mature height and spread.
