brother and I to the tree farm to cut down our Christmas tree. It had to be a Frasier fir that was no taller than 8 feet and not so wide that it couldn’t fit through our front door. He’d have us flip a coin on who got to select that year’s crown jewel, and in a true teamwork effort, we’d each get a chance to saw before my dad would finish the job. That evening, we’d decorate the tree while watching White Christmas and eating cheap snacks. Still to this day, my mom and I transform into Rosemary Clooney and Vera-Ellen during the “Sisters” scene, imaginary feather fans in hand and inerasable smiles on our face. It’s this kind of holiday magic that runs through the homes of Atlanta as well, and no matter what holiday you celebrate and how you choose to bring it to life, home is

Holiday Negroni (serves 8) 8 ounces Campari 2 oranges, divided 4 star anise pods, plus more for garnish 3 cinnamon sticks 2 teaspoons crushed pink peppercorns 1 teaspoon clove 8 ounces gin 8 ounces sweet vermouth Add Campari and zest from half of one orange into a lidded container. In a pan over medium-low heat, toast star anise, cinnamon, peppercorns and cloves until fragrant (about 3 minutes). Add spices to the container, shake and let sit at room temperature overnight. Strain and discard solids. Mix 1 ounce infused Campari, 1 ounce gin and 1 ounce sweet vermouth. Serve over ice and garnish with orange zest and star anise.

ATLANTA HOMES & LIFESTYLES: You’re known for your fresh and elegant style. What was your inspiration for this tabletop design? LAUREN LOWE: We wanted to come up with an elegant but playful holiday scheme that incorporated pieces my client could use to mixand-match year-round. We started with our client’s neutral Themis Z plates and a tablecloth that plays off the colors of the drapery. Then we layered in festive pops of red and green. Textures like acrylic and tortoise add an element of chic and the adorable cracker place cards keep things light-hearted. AH&L: Your tabletop mixes both traditional and contemporary components. What’s your advice on mastering the mix to achieve a collected, yet personal setting? LL: If something seems a little out of place but you love it, then by all means, find a spot for it! We’ve used everything from taxidermy birds to a great grandmother’s butter dish that didn’t match a single thing on the table. The elements that feel a bit off or unexpected are often the elements that make a table memorable. Sometimes just “pretty” can be pretty boring. AH&L: Not only did you design this tabletop, but you are also the designer of this home. Tell us about your style and what your musthave decor items are during the holidays. LL: I am a true traditionalist and sentimentalist at heart. I love to create classic spaces that feel fresh and maybe even a little bit 28

cool—that’s the secret sauce I am always working to achieve. The holidays are a great time to add a little “cool” and whimsy to a space. I like to use very simple live garlands and wreaths (cedar is a favorite) as the backdrop and then pepper in more thrilling holiday pizzaz. This year I am really excited about an overabundance of chocolate brown velvet ribbon and loads of bright and cheery vintage ornaments. And a wreath on every window—inside and out—is an absolute must! AH&L: Entertaining during the holidays can be chaotic. What’s your secret for the perfect holiday party? LL: Good catering! Creating ambiance and flow for a party is always my focus and I would rather let someone else prepare the food.

AH&L: This home allows fluidity between a formal dinner setting and more casual gathering. How do you prefer to entertain guests in your own home? LL: The great thing about the holidays is that once you have your decorations up, your home instantly feels company-ready. We reserve casualness for family events like Christmas morning or New Year’s lunch. Otherwise, we tend to lean more formal for holiday entertaining. My New England-raised father taught me that dressing up is part of the holiday fun. Our favorite parties during the season have included jazz music in the background, whiskey drinks at the bar and old black-and-white holiday movies playing on mute. AH&L: The holidays are a time for sentimentality. What tradition holds a special place in both your heart and home? LL: My family and I always went to church on Christmas Eve and then had our next-door neighbors over for an intimate holiday buffet. I loved going to the grocery store with my dad to buy gourmet tidbits before setting out the linens and serveware with my mom. We would light all of the candles and my dad would play classical Christmas concertos. It was the best time to admire all the hard work my mom and I did together on decorating the house. Now with young kids at home myself, we’ve tried to keep up the same tradition, but we’ve swapped the gourmet buffet for Chinese take-out from Grand China. Two Georgia lakes with the largest markets are Lake Lanier with $573 million in listings and $409 million in listings at Lake Oconee. Markets vary from season to season as inventory shrinks and prices rise, but for the fall, Lake Oconee had the largest number of million-dollar listings, with 117, followed by 108 at Lake Lanier, according to the firm’s analysis. Phillips says now is the best opportunity for sellers to get maximum return on the financial investment in a lake home, as he expects prices to fall in 2023. But that’s not to worry, as demand should buffer the market. “Even if we go into a major recession, the lake home market is going to be pretty resilient,” he says.

Piedmont Project An adaptive reuse project aims to provide a community gathering spot on a prominent corner in Midtown. Located at the corner of Piedmont Avenue and 12th Street and expected to open mid-2023, the 12TH & EVERYTHING project will be composed of two buildings with a coffee shop, restaurant and a new location of the city’s oldest roller skate and skateboard shop. A 2,315-square-foot stone and cedar building at 1084 Piedmont will have a restaurant and upstairs terrace with a gablecovered bar that is inspired by the park. A canopy structure will connect that building to 1094 Piedmont, which will be around 1,500 square feet, and it will be home to PMA COFFEE 34

Listings nationally for lake homes and lots have soared by $7.3 billion since May, according to LAKE HOMES REALTY, a lake-focused real estate brokerage based in Hoover, Alabama. Its analysis of the 31 states, including Georgia, through August shows that fall listings totaled $43.89 billion, up from $36.55 billion in the summer. Georgia is the seventh largest lake market, in its analysis, with $2.17 billion in total inventory—4,500 listings—for the fall, up from $1.94 billion in the summer. The last time Georgia’s inventory topped $2 billion was in fall 2020, at $2.23 billion, and summer 2019 with $2.62 billion in inventory and 7,947 listings. With reducing inventory, the peak of “hyperaccelerated pricing,” due to factors such as the pandemic and the ability to work from anywhere,

Naomi Von Habersham FOR MOST OF THE YEAR, my taste in food is fairly basic. When I’m entertaining, the menu might include baked salmon or a casserole, and when I’m dining alone, it’s a baked potato or PB&J. (If I’m really being lazy, I’ll have a bowl of cereal for dinner and call it a night.) But when the holidays roll around and I’m having guests over for some cheer, I tend to lose my head and break the bank by serving caviar and blini, smoked salmon and thinly sliced rye bread, Stilton cheese, or beef tenderloin—and sometimes, all of the above. The same goes for wine and spirits. In addition to champagne, which is practically a holiday requirement, I typically gild the lily with a litany of liqueurs like Poire Williams, Framboise and Kirschwasser. (I get a headache just thinking about it!) But this year, I’m feeling a little Grinchy. My 401(k) has taken a beating these last few months, and thanks to the doom and gloom predicted by the nightly news, I’m hesitant to spend like I have in years past. Sure, it’s disappointing, but it doesn’t mean my guests and I can’t be festive. When it comes to this year’s holiday libations, I’m going the cost-effective route by serving punch. I might even break out the cut-crystal punch bowl that’s been in storage and mix up some Lime Sherbet Punch, but only if someone can tell me how to prevent the foam on top from looking so unappetizing. Food-wise, it’s going to be pork tenderloin in lieu of beef, and instead of caviar and blinis, I’m going to “lean in” to old-school hors d’oeuvres like Pigs in a Blanket and Cocktail Meatballs, neither of which costs a fortune. The point I’m trying to make is that fun and festive doesn’t have to be limited by budget. As long as the drinks flow freely and the food is tasty, a good time will be had by all. So with that in mind, I wish you every joy of the season. Eat, drink and be merry!

NEW HOT SPOT FOGÓN AND LIONS will have you traveling outside of the perimeter for a menu that fuels the senses with influences from Central and South America as well as the Caribbean. At the helm is chef Julio Delgado, who strives to create a warm and inviting atmosphere for everyone who walks in. “We are a happy neighborhood restaurant that provides excellent service and unique Latin flavors—which include some from my home of Puerto Rico,” says Delgado. “Spanish cuisine and culture is our foundation.” What separates Fogón and Lions from other eateries is their 14-foot-long, custom-designed wood-burning grill, which infuses zest with every use. “Our grill is the heart and soul of our restaurant,” says Delgado. Guests can choose from a selection of main dishes, like the Rum-Maple Glazed Chilean Salmon and Adobo Wood-Roasted Chicken, which are all prepared on the grill. For the table, opt for a variety of shareable tapas like the beef empanadas or the Croquetas de Pollo (creamy chicken fritters with Romanesco). The drinks at Fogón and Lions also play a major role in the restaurant experience. “The bar is extremely important and has a very unique vibe that distinguishes not only our restaurant, but also the Alpharetta scene,” says Delgado. “The menu was inspired by ‘mis tres amores’—my three loves—rum, bourbon and tequila. Mixologist Omar Garcia is also constantly working on daily specials and seasonal cocktails.” Their Avocado Margarita complete with tequila, Cointreau, avocado, jalapeño and a tajin rim is a fan favorite. This holiday season, guests can anticipate enticing cocktails like the “Al Carajillo”—an espresso martini made with bourbon, Cuban coffee and vanilla. Designed by Place Maker Design, the interiors echo a lively establishment with star-like chandeliers hanging overhead and patterned tiles featured throughout. And the end result: A timeless oasis to enjoy incredible fare. Says Delgado, “The goal was to create a restaurant that feels like it has been here for a long time.” fogonandlions.com

CELEBRATED ATLANTA INTERIOR DESIGNER Carole Weaks and esteemed architect Yong Pak are no strangers to having worked on some of the city’s most admired residences over the years. The two were recently brought together to collaborate on the restoration and renovation of their clients’ 1922 Neel Reid-designed Georgian Revival estate, a home that is considered a crown jewel along one of Buckhead’s most coveted streets. And although the home’s exterior evokes a distinct air of formality, it’s not stiff or stuffy; a gracious elegance exudes from its facade.

Estate of Grace

The living room’s holiday decorations are festive, yet elegantly understated with greenery and a wreath featuring vintage ornaments designed by Randy Korando of Boxwoods Gardens & Gifts. Custom-made slipper chairs are upholstered in a Clarence House fabric, available through Jerry Pair, and the curtain fabric is by Hodsoll McKenzie through Ainsworth-Noah.

Working on the project required more than mere decoration from Weaks and Pak. Because the family’s lifestyle is nothing of the sort of family who may have lived there in the early 1900s, the two design professionals had to rethink much of the 100-year-old home to bring it up to 21st-century standards. Additionally, in its previous incarnation, many of the fixed items—from plumbing fixtures to lighting—were either ornate or heavily adorned (or both). Simplifying became Weaks’ mantra. “I was always trying to balance the formality with livability,” she says. Outside, the home benefited from a beautiful landscape, particularly the pool area. However, the back of the residence felt completely disconnected to the exteriors, so Pak devised two new symmetrical additions—a new family room as well as a covered porch— that creates a U-shape that embraces the outdoors like never before. When embarking on renovating older homes, Pak always asks: What was the original design? What was the architect’s original intent? Answers to those questions often guide his design direction. “You really can’t tell from the street that we did anything to the house from the front,”

says Pak. “Typically, with historic homes, you try not to mess with the front if it’s done well. It’s usually the back of the house that we reorganize to create a modern lifestyle.” Back inside, Weaks devised sumptuous interiors using a soft, hushed palette. “The wife loves blush, so we really stayed away from strong colors,” she says. Along with pinks, soft corals, blues and teals are interspersed throughout. The cornflower blue living room was inspired by a room that the couple saw in France, and Weaks was able to match it as closely as possible. And with historic projects like this, Weaks strives to get the mix just right. “We were able to really bring a traditional feel to the house which was appropriate,” says Weaks, “but in a younger, fresher way.” See Resources, Back of Book.

INSPIRED BY HIS CLIENT’S EXQUISITE collection of antiques, interior designer Steve McKenzie made them the centerpiece of her new apartment in the iconic Plaza Towers, which he completely redesigned in an extensive renovation. “It was fun to create a home for someone who has a storied past through objects they love,” he says. “The design is traditional with a sophisticated, almost international feel.” McKenzie was particularly excited about her colorful framed emperor and empress paintings, which he placed over a Lucite bench with a green mohair seat in the living room. A mustard velvet sofa and a pair of antique armchairs reupholstered with needlepoint crewel work complete the elegant yet cozy grouping. “The fabric is exquisite,” he says. “It pulls you into the room.” The designer created another strong focal point by reconfiguring the primary bedroom suite. Visible from the living room, its new entrance leads through the closet, terminating at a niche that houses an antique commode underneath a vibrant 1930s-era painting. A mirrored candelabra chandelier adds a touch of modernity. “The dialogue between contemporary and older elements creates a spark of energy,” he explains. Indeed, McKenzie had many of his client’s antiques reupholstered—for example, the sofa and side chair in the

primary bedroom, which is rendered in a soft blue palette accented with striped silk drapery. “It freshens them up and makes them feel more current,” he says. The palette flows into the ensuite bathroom, its walls covered in a light blue silk that coordinates with the light blue-gray cabinetry and marble flooring. Flanked by contemporary brass and glass sconces, an antique mirror adds the sort of collected milieu that the homeowner so appreciates. The blend of classic and contemporary influences also defines the renovated kitchen, where an antique wooden breakfront cabinet juxtaposes the contemporary gray cabinetry, white stone countertops and marble tile backsplash. Formerly enclosed, the space is

now open to the dining area. There, a light green wallcovering with a delicate metallic thread creates a subtle yet impactful backdrop for a burled wood table surrounded by Chinoiserie chairs. “It’s very subtle, but in the evening, it picks up the sparkle of the gold,” says the designer. The effortless blend of old and new thrills the client, who enjoys her new life there, often painting in the third bedroom-turned-art studio. McKenzie, who also lives in the building, has been to several of her cocktail parties and is equally pleased with the result. “We showcased the beautiful antiques and art, and yet it’s not stuffy,” he says. “It’s a real reflection of the client, which makes me very happy.” See Resources, Back of Book. 75

The green likewise complements the brick flooring and elegant hand-painted wall panels in the dining room, where an antique Italian chandelier illuminates a wooden table surrounded by period Louis XVI chairs. “It feels like it’s evolved over time,” says Hughes. And lacquering the walls in a dark green created a cozy vibe in a study off the primary bedroom. Displayed over a bourbon-colored sofa, a framed antique Indian textile adds a pleasing pop of color. rug likewise enliven the buff-colored walls and neutral furnishings in the relaxed family room. Displayed on the brick wall behind a handsome brown leather chair, a colorful Tibetan tiger door panel contributes to the home’s collected sensibility. The primary bedroom, by contrast, features a nearly monochromatic color scheme, its walls painted in one of the designer’s go-to colors, a shade that walks the line between blush, nude and pink. “It’s a beautiful glowing neutral,” he says. Neutral hues also create a soothing feeling in the nursery, which Hughes whipped up at the last hour when his clients discovered they were expecting their first child. There, an upholstered cornice, tailored blackout draperies and a skirted armchair covered in a performance linen fabric foster a traditional milieu juxtaposed by pieces with a more modern flair, such as a multi-armed black chandelier by Serge Mouille. “A nursery is a place where things don’t need to feel as classic,” says Hughes. The owners, who welcomed their child during the two-year project, were overjoyed with the result. Hughes was equally pleased with the exciting family home he had created for them. “It’s a beautiful way of presenting colors, patterns and pieces from various periods and cultures,” he says. “It’s a good representation of what we do.” See Resources, Back of Book.

Compact in size, visitors can spend a few days wandering the city’s cobblestone streets that wind high into the hills and overlook the picturesque Douro River to appreciate a wealth of buildings swathed in colorful azulejos (painted ceramic tiles) and historic landmarks, as well as taste delicious seafood and port wine. Porto’s city center is a UNESCO World Heritage site, and some of the must-see
