RECENTLY I WAS LISTENING to a local designer speak who said something along the lines of: “Good design makes us feel happier in our homes, and when we’re happier at home, we feel better in our daily lives—which ultimately leads to a stronger community.” I’ve found myself stewing on this sentiment lately— and not just when I use it as an excuse to purchase yet another bookshelf accessory. I have to have it to contribute to a better, happier Atlanta, right? All jokes aside, there’s truth in the thought. Smiles are hard to wipe when azalea bushes are blooming in the spring, or when a new piece of art starts its residency in your favorite room. Don’t even get me started on fresh fabrics for pillows or a yummy smelling candle. When our spaces live well—and reflect our personalities and

tastes—daily annoyances and tedious tasks feel easier to take on. ATLANTA HOMES & LIFESTYLES: Congratulations on your latest addition! Tell us how you’re feeling as a new family of three. BRIAN PATRICK FLYNN: It’s been a remarkably complex road to get here, mostly since the entire process has been a massive education in reproductive science paired with lessons in how to design a house that’s baby-proof and comfy for little ones, yet also aesthetically pleasing. But the intense three years of planning to get to this point were worth the payoff. This all feels like act two for me; the idea of a whole new life and perspective at 48 is mind-blowing. AH&L: From tasty treats to thoughtful party favors and other dainty details, your baby shower had all of the sweetest moments. Tell us about the event and what the inspiration behind the design was? BPF: This sounds insane because most designers are control freaks, but I gave 100% of the creative control to my three closest girlfriends Meghann (publicist), Ashley (graphic designer), and Charlotte (set decorator). The only directive I gave was for pastels to be involved and for paper crafts to be involved. Charlotte’s massive paper flowers were next level. They adorned the disco lounge inside and also added tons of graphic impact to the springtime brunch deck out front. 12
AH&L: Great parties are hard to pull off without awesome partnerships. Tell us more about who you worked with on your baby shower? BPF: I left it all up to Charlotte, Meghann, and Ashley for the aesthetic, and also to executive chef Mat Kowal who tackled all of the food and beverage design. We had Atlanta artist Blayne Macauley create an original piece for Clover’s playroom that all of our guests signed as part of the actual composition on the front. AH&L: I’m sure the love was radiating the day of your shower. What was your favorite moment from the day? BPF: The best moment was the brunch setup on the front deck with all of the springtime colors starting to appear in the trees. So many guests brought adorable woven toys and playsets that we ended up working them into the decor. I figured why not? AH&L: You and your husband renovated your home office into the most charming nursery. Tell us about the design process and what your vision was for this space. Any special elements? BPF: The most special moment about the entire nursery remodel was a promise we made in 2015 to the home’s original owner, Ruth, who built it in 1965 with her husband, Jack. She raised her kids, grandkids, and great grandkids in this house, and would

only sell it to me if I kept its formal floor plan and loved it as much as she did, especially if we started our own family in it. A few weeks into our third trimester we started our nursery, and soon thereafter we got word that Ruth left this world 10 days shy of her 100th birthday, and the timing could not have been more beautiful—we made good on our promise. My home office was, hands down, my favorite room in our house. I needed to love it in its new form as much as in its previous life, so I went all the way with custom design for everything. My graphic designer, Ashley Bothwell Chapman, and I designed the Nordic Explorer wallpaper together; it’s made of industrial-grade vinyl which is, more or less, kid-proof. The palette is a layering of pine greens and pinks ranging from washed-out blush (background of the wallpaper) to a vibrant cotton candy (ripple fold drapery from Drapes & More). The one thing I knew I wanted from 13

the get-go was a custom Campaign Crib in Fern from ducduc. It’s so architectural and unique, and that was what kick-started it all. And then there are the polished chrome escutcheons from Rejuvenation. Our house is a 1965 midcentury modern, and I needed to honor its architecture somehow—that’s where the hardware came into play. AH&L: As new dads, what have you learned are the must-haves for a nursery? BPF: Blackout drapery panels are not negotiable; no way to confirm sleepy time with any sunlight coming in. So bizarre for me, because I’m such a natural light person that I often leave windows bare. Aside from that, performance fabrics. I could not find a glider 14
I liked, so instead I bought the most simplistic silhouetted one I could find online. Then, I had my workroom give it a custom look with forest green performance fabric from Pindler. So many people ask if I designed it myself, and the truth is I found it online and gave it a Brian Patrick Flynn facelift, so in essence, I guess I did, kind of? AH&L: Clover is a lucky little girl to have you as parents, and what a sweet name. How did you decide on the name Clover? BPF: Hollis and I are both from Irish families, going back two generations or so; his mom’s maiden name is Kelly. If we had a boy, we knew he’d be named Sebastian Kelly. Girls? Yikes. Phonetically speaking, Irish names are really tough. After tossing around so

In what has been described as Metro Atlanta’s largest on-market residential transaction in the last three years, the recent sale of 3490 Riverly Road for $12.865M is one for the record books. Listed and sold by SHANNA SMITH of DORSEY ALSTON REALTORS, the sprawling Buckhead estate had been on the market for over a year prior to her involvement. When Smith got the listing in late summer of 2023, the luxury specialist launched a robust marketing campaign that quickly generated multiple offers. “Our strategy for this one-of-a-kind estate was to market the entire 12-plus-acre property, which showcases an impressive
14,000-square-foot main house, carriage house, horse barn with three stalls, and riding trails to discerning buyers looking for an exclusive, private estate,” says Smith. To attract buyers uninterested in equine amenities, she simultaneously marketed the main house on 6-plus acres without the horse property component. In the end, the entire estate was sold. Overall, Smith says that Atlanta’s luxury market is thriving. “The affordability of luxury properties in Atlanta, compared to other markets such as New York, California, and Florida, continues to attract a strong demand. This is why we see such a robust market for luxury properties in Metro Atlanta.”
Reid House, the landmark condominium building located on Peachtree Street in Midtown, is celebrating its centennial anniversary. Built as residential apartments in 1924, Reid House was jointly designed by architects Philip Shutze and Hal Hentz.

COMMUNITY BUILDING Atlanta’s newest luxury hotel is slated to roll out the welcome mat this month. Located in the Old Fourth Ward, FORTH is a 196-room boutique hotel that is part of a larger mixeduse project being developed by NEW CITY PROPERTIES. Its exterior alone, a structural diagrid design by MORRIS ADJMI ARCHITECTS, makes quite an impression, but its stylish interiors plus amenities, such as 39 apartment-style extended-stay rooms and multiple food and beverage concepts, will also likely help the hotel to distinguish itself. “Atlanta has an incredibly rich history of innovative hospitality projects, from the Georgian Terrace, Portman’s Hyatt Regency to the Buckhead Ritz-Carlton, to name a few,” 20
says JIM IRWIN, president of New City Properties. “Atlanta is my hometown, and our goal for Forth is to embody the best of what the city can offer.” Operated by Method Co., a hospitality management and design company based in Philadelphia, Forth will also feature a members-only social club, a unique offering which reflects the developer’s efforts to reimagine the hospitality experience and foster a sense of community, says Irwin. “When done well, social clubs become that ‘third place’ for people to gather for amazing food, fellowship, and to have the important conversations together that advance a community.”

Naomi Von Habersham WHEN I MOVED TO Atlanta over 50 years ago, the skyline was dotted with high-rises, but not so many that we took them for granted. Back then, when a particularly tall one was built, it generated the kind of excitement that is hard to imagine today. I vividly recall the opening of the Westin Peachtree Plaza in 1976, but back then we just called it Peachtree Plaza. The tallest building in Atlanta at the time, the skyscraper hotel also made headlines with its John Portman design. Simply put, it was like nothing Atlanta had seen before, and many of us made a beeline to experience it firsthand. Visiting there was an event, starting with that glassy elevator ride up to the top to our final destination: the Sun Dial Restaurant, where we sat at one of the tables that were situated on the revolving floor. The bird’s-eye view of the city down below was incredible, even though Atlanta had far less density than it does today. I also remember well when Buckhead Plaza was built in the late 1980s on the site of the old Buckhead Sears. (That’s the corner of West Paces Ferry and Peachtree in case you’re wondering.) That was also a big deal of a development at the time, and I recall thinking that the gleaming 20-story building seemed like a harbinger of changes ahead, as though Atlanta’s days of being an easy-going big town were numbered. Well, that certainly turned out to be true. Ever since the late ’80s and ’90s, Atlanta has evolved into a bustling metropolis with a towering urban landscape where skyscrapers have become the norm. In fact, they’re now so commonplace that we barely bat an eye as they’re being built. And whereas high-rise residential buildings were once few and far between, today there is always one a stone’s throw away. As a city, we’ve certainly boomed over the last 40 years, but I must confess, I miss the days when a newly built high-rise was a cause for celebration.

During the day the restaurant’s outdoor patio is a shady respite, creating an airiness that repeats itself in the light menu. Staying true to Mediterranean culture with an emphasis on communion, small bites and shareables intended to be enjoyed together pepper the menu. “We didn’t want it to be
the type of place where everyone just sits down and has their own entrée plate, so we designed it with that in mind,” says Jeffers. The core of the menu revolves around skewers ranging from lamb and chicken to shrimp. With customizable options and an eclectic mix of sauces to try, customers will embark on a unique flavor journey every time they dine at Ela. “This is a place that you could eat at two or three times a week and not need a break,” says Jeffers. PRIORITIZING ART AND color were the main imperatives interior designer Susan Bozeman was given when she was hired to craft a new home in the Graydon Buckhead. Bozeman, whose firm outfitted the common areas for the entire Rule Joy Trammell + Rubio-designed building, was a natural choice. She set about making the high-floor flat, which features expansive views to the east, west, and north, something special. “Since we took over well before the unit was finished, we customized everything,” says Bozeman of the finishes. Though the new condo represented a downsize from the client’s previous single-family house, Bozeman and her team made sure that the three-bedroom home felt vibrant and special—an upgrade, even. It started with serendipity: Early on, she found an antique Turkish Bor Oushak rug in an alluring combination of chartreuse, lavender, and blush that inspired the colorways for the entire home. “I wasn’t

even shopping for her. I saw that rug and thought, ‘Oh my god, it’s just so unusual. It’s fabulous,’” recalls Bozeman. While some might have balked at such bold shades, this homeowner was game. “I didn’t have to push anything,” says Bozeman. “I normally don’t decorate with as much color, but she really embraced it.” With that showstopping piece in place, other compatible items and design decisions quickly followed. A mixture of
bold colors and calming neutrals creates a cohesive design that feels both exciting and comforting. A prime example: The library—with no windows—has walls upholstered with saturated chartreuse alpaca wool fabric and matching portiere curtains, punctuated by large-scale art. “It’s so charming. It’s an interior room, so it makes it the perfect opportunity for that [type of design],” says Bozeman. In contrast, creamy, bright neutrals create a soothing 33

canvas in the open-floor plan living space, with custom white cabinetry in the gourmet kitchen, a plush custom sectional in the living room, sculptural lighting accented by a mix of metals and plush rugs underfoot. The muted palette served to best showcase fine art—some of the very few pieces the homeowner brought from her previous abode—including two Picassos and a Hunt Slonem original painting. Though Bozeman started from scratch, the home’s mix of antiques, custom furniture, rich wallcoverings, and fine art feels as though it could have been collected and curated over a lifetime. “It was fun mixing new pieces with found pieces to make this home feel really special,” the designer says of her handiwork. “It feels very evolved.” See Resources, Back of Book. 35

READY TO TRANSITION into a new phase of life, Frank and Karen Boykin recently moved from their home in Ansley Park into a light-filled condo at One Museum Place in Midtown Atlanta. The condo impressively faces the architecturally rich High Museum of Art, where they are members, and they wanted their new residence to reflect its surroundings. Previously designed by Jared Hughes, the homeowners incorporated many of the designer’s selections into their new space, including custom drapery, rugs, beds, and more. From there, interior designer Steve McKenzie of McKenzie Design drew inspiration from his client’s extensive art collection as well as the museum—which is on full display from almost every window. “I wanted to let the views and the art be the heroes of the home,” says McKenzie, who personally curated artwork for every space. “The museum plays a very informative role
in the decor, as the condo’s interiors are reminiscent of what could be seen at the High.” Sculptural sofas in the living room mirror the High’s exterior light scoops crafted by Italian architect Renzo Piano, while an ebony sculpture by Kevin McLean in the dining room calls to the ever-present The Shade sculpture by Auguste Rodin that holds court on the museum property. McKenzie’s artful interpretation is immediately set in the striking elevator foyer where a metallic ombré wallcovering is anchored by a modern Lily Harrington art piece that resides above an opposing 18th-century French commode. “I love a juxtaposition of contemporary art with antique furniture,” says McKenzie. Big art moments are strategically placed throughout the condo, including a trio of abstract works placed near the dining table that feature tiny, seek-and-find birds. “Rooms should have art that sparks interesting 45

conversations. I could picture guests at dinner parties trying to spot the warblers in the paintings,” says McKenzie. In the TV room, the designer fashioned a gallery wall of landscapes from the couple’s collection, all reframed in matching gold-tone frames. “They all work together and bring in a piece of their old lives.” To celebrate the couple’s former award-winning garden that they had to leave behind, McKenzie wove a verdant green hue throughout the home, as well as worked with The Victorian Atlanta to dot spaces with custom plantings. His vision to bring the outside in is most evident in the
grand entrance, where an expansive rug that sits atop the blond wood flooring feels as if you’ve stepped onto a lawn, and a striking ceiling-high bookshelf is splashed in a rich mossy green. The room’s accents also pay homage to a beautiful ginkgo tree on the museum’s lawn that can be seen from the windows. It’s all of these distinct details that have made the new condo feel like home for the Boykins. “I’ve found great joy in seeing how happy and proud they are of their new home,” says McKenzie, “and knowing that I helped them define what their new life is going to look like.”See Resources, Back of Book. 49

A AT THE HELM OF Atlanta’s premier rug showroom Moattar, owner Jason Moattar’s schedule is brimming with appointments—from designer meetings to production calls to site visits and much more. So when the workday comes to a close, he’s happy to make the short drive home to Buckhead’s iconic Plaza Towers, because there Moattar has spent over two decades curating a personal sanctuary. “It’s my favorite place to be,” he says, “especially after a long day.” When he first purchased his condo in 2000, it had a notable Asian influence, having served as a corporate apartment for a former local company dealing in exotic furnishings and antiques. But Moattar was eager to return the home back to its roots, so to speak, and better match the building’s midcentury features while also keeping a sense of warmth top of mind. Moattar wasn’t quick to overhaul the condo straight away though, instead opting for a more patient approach that has seen him collaborate with many clients-turned-friends. “This renovation has been done piece by piece alongside designers whose work I’m a fan of,” he says. “Being able to bounce ideas off of talented people who could make my vision come to life was really invaluable.” For the condo’s biggest transformation, he tasked Williams Papadopoulos Design with turning the cramped galley kitchen

Wallpaper Whimsy
left Previously the TV room, Moattar transformed this space into a guest bedroom with “Soho House vibes,” he says in reference to the room’s calm, collected yet moody aesthetic. A gallery wall takes center stage once again while a handwoven Kars (Turkish) rug from his showroom grounds the space. below Zak + Fox’s Saru wallpaper lends a playful touch in the guest bathroom. Designer Karen Shapiro lent a hand in here, selecting sconces and a space-saving floating vanity from Renaissance Tile & Bath.
into a larger, more welcoming space. “The idea of open-plan living was still a relatively new concept at the time the original building was designed; kitchens were small and tucked away,” says designer Mark Williams. To help the kitchen feel more a part of the equation, especially while entertaining, Williams and his team removed a wall separating the kitchen and dining room. Now big on both function (one end of the oversize marble island drops down to table height, for example) and midcentury charm, the newly designed space was featured in Atlanta Homes & Lifestyles in 2019 as a Kitchen of the Year winner. In the living room, designer Karen Shapiro was instrumental in creating a sense of flow with furnishings, while designer Brian Watford was tapped to revamp the foyer. For the latter, to fulfill Moattar’s

Cozy Neutrals
While Moattar wanted a light and airy primary bedroom, he was mindful to align it with the home’s character. He began with an Oushak rug featuring a mix of warm and cool neutrals and then selected drapes from Holland & Sherry.
request for something “cool and architectural,” Watford suggested removing the stacked stone (vestiges from the condo’s Asian-inspired aesthetic) and introducing a curved ceiling with charcoal plaster from top to bottom. Although Moattar worked with multiple designers throughout the course of the redesign, the condo never feels disjointed, thanks in large part to his beloved art collection that acts as a common thread. “I love the energy that art brings to a room. It’s a really dynamic form of expression,” he notes. One such impactful piece is a photograph by renowned British photographer David Yarrow that Moattar acquired in Denver last year. Measuring almost 7 feet wide, Persons of Interest features an eclectic and commanding assemblage of personalities, including Atlanta native and singer Ciara Wilson. To complement the photograph’s large dimensions, Moattar worked with fellow ADAC showroom Bradley—located just across the hall from his eponymous shop—to design a custom elongated console to sit beneath. Another layer in Moattar’s condo that reflects his eye for elevated style is the rug selection, of course. “Many people ask if I switch my rugs out all the time,” he says. “And I’m like, ‘absolutely not.’ Quality pieces are timeless and that was a big focus for me here. The condo is now everything I knew it could be, and I’m so proud of the final result.” See Resources, Back of Book.

COLLEGE GRADUATION IS worth celebrating. For some, that means receiving a wristwatch, a leather technology accessory, or a set of new luggage. For others, the congratulatory gift is a bit larger and a pinch more permanent, which was the case for a recent Tristan Harstan client. A doting grandmother hired Harstan to find, renovate, and design a condo for her grandson. With Harstan’s help, she was able to pull off the ultimate ruse: a saturated, sophisticated bachelor pad for her grandson’s first home. “He thought I was working on her apartment, not his. It was an unusual situation and a lot of fun,” he says. Working alongside architect Jonathan LaCrosse, Harstan directed the renovation of the two-bedroom, two-bathroom Buckhead loft, beginning by eliminating mechanical and

industrial details and adding walls for privacy. Neutral fabrics and window coverings frame the large windows and emphasize the Buckhead views. To add a happy hue throughout, Harstan chose mustard colors for pillows, lamps, and drapery. “I wanted the loft to feel warmer, which is one of the reasons I steered the artwork to yellow. It’s much more lively,” he says. A pair of poppy silkscreens by artist Donald Sultan inspired the home’s overall color palette. “What the client loved about Donald
Sultan was that the artist uses industrial materials when creating his originals,” says Harstan. As a result, the limited edition pieces were a natural fit in the space. The guest room levels up the bold color saturation and is draped with indigo wallpaper, which Harstan designed when he was the creative director at Peter Fasano. “The pattern originally came from a piece of mud cloth. I did the dry texture to give it a naturalistic feel, and then I blew it up,” he says. The geometric repeat is a surprising, interesting element

This piece was his 2020 National Championship jersey from the game against Ohio State.” The view from the living room highlights the sentimental memorabilia. The loft is the client’s first adult home, so Harstan chose furniture that could grow with him as he moves from one place to the next. “There’s nothing too specific, and there’s nothing disposable. It all has longevity. Nothing will look

tired or dated; it can fit anywhere,” he says. As for the surprise, Harstan says there was one piece of furniture that allowed reality to set in. “I did this beautiful zebra-finished bar cabinet from Bungalow Classic, because his grandmother told me he loves entertaining his football buddies and has a bourbon collection. [When he spotted his bottles], he turned around, looked at his grandmother, and asked, ‘Since when did you start drinking bourbon?’ She started laughing, and he was rendered speechless.
