one of the 10 best gardens in the world, it was a masterful showcase of decades-long preservation efforts to keep the spirit of the estate alive. As I wandered the paths, I found myself thinking about Atlanta, and how fortunate we are to have graceful, historic homes around nearly every corner, and ever more so that many of us share a collective desire to honor them. Our October issue celebrates the Southeast’s rich history—and the design professionals who are carrying the torch of our wellloved homes into their next generation of living. In Tuxedo Park, Kristan Moore is the latest purveyor of a grand estate that has seen many different architectural and interior styles since its inception in the 1920s (page 82). And in Brookwood Hills, a two-story brick stunner gets a much-needed addition at the hands of Anna-Wooten

WHEN VISITORS WANDER the neighborhoods of Atlanta and gaze at the timeless, classical homes that make up the blueprint of the city, it’s likely that some of the work they are admiring is that of renowned architect Philip Trammell Shutze. But on a sweeping 28-acre property lovingly restored and renovated in Highlands, North Carolina, it’s one of Shutze’s collateral descendants that guests have to thank. Chris Shutze, the great-great-grand nephew of the famed architect, and his wife, Margaret, purchased Flat Mountain Farm in 2019 from an 8th-generation Highlander. Originally a rhododendron farm in the 1970s, the land was inherited by the previous owner who then built a Joe Webb-style log home on-site—something the surrounding area is known for. When the Shutzes took ownership, it required a creative imagination to envision how the dilapidated structure—left empty for over a year—could become a full-time home for a young family of four. “There were a lot of critters we had to evict,” laughs Margaret. “We bought the property as-is and thought it would be mainly cosmetic upgrades, but it became a much bigger undertaking than we originally anticipated.”

But the pair were no strangers to solving design challenges. Chris, formerly a general contractor before becoming a custom-furniture maker, and Margaret, a luxury-hotel designer for more than two decades, spent the next nearly four years painstakingly renovating and restoring the original cabin—plus three additional cabins on property that make up their boutique resort—into a luxury home that breathes an air of elegance. “Our house is more modern and sophisticated, as if a fashion designer came to Highlands to stay for the weekend,” says Margaret. “We created a different story for each of our cabins. That’s where I think Flat Mountain Farm stands apart, because nothing is the same—it’s all unique.” Though exterior walls remained, the interior floor plan was reimagined, electrical and plumbing systems were updated, low ceilings were raised, and rustic elements were balanced with modern design details. Chris handcrafted many dramatic moments in the house, including custom millwork, cabinetry and vanities for the kitchen and bathrooms, and a custom wood-and-iron table in the dining room. In the foyer, familial roots run deep with a handhewn steel railing—another one of Margaret and Chris’ creations— paired with a refined plaster chandelier overhead and an antique

train-station bench passed down by Margaret’s grandmother. “I love the term ‘quiet luxury,’ where a space doesn’t have to be so shiny and loud,” she says. “There are so many beautiful high-end details in our home, but it’s subtle. I love the mix, and wanted it to feel approachable and lived-in.” With respect for the home’s history, the Shutzes embarked on other restoration projects, including saving the home’s five working stone fireplaces and salvaging sconces from its previous life. But it’s the new entertaining terrace that keeps their eyes on the future. An unusable pool was decked to create 2,100 square feet of space for the family to host guests, with each member—even the young boys—pitching in to help frame the structure, drill holes, and handcraft spindles. “My sons now feel a sense of ownership in the house too, which is cool to see,” says Margaret. And today, just over a year after completion, the Shutzes’ home base is better than anything they could’ve imagined—and somewhere their family can grow into for years to come. Says Margaret, “Our whole vision was to encourage people to feel connected to nature. Get outside, enjoy the fresh air, recharge. Almost like you’re downloading joy.” flatmountainfarm.com

ATLANTA HOME & LIFESTYLES: Historic preservation is a hot topic in the design community. What are The Georgia Trust’s main concerns right now about protections for Atlanta’s historic homes and buildings? WRIGHT MITCHELL: In Atlanta, there are neighborhoods that are locally designated and homes that are regulated by the Atlanta Urban Design Commission, and the only way to protect a home is through local designation. One of the common questions is why the National Register of Historic Places doesn’t protect buildings from demolition, but it’s because being on that list is mainly an honorific title. So, local designation and preservation easements are the only ways to protect a historic home from teardown. We support locally designated neighborhood efforts and hold many preservation easements across the state—that’s the main tool kit for preserving these homes. AH&L: Recent demolitions of historic buildings have shaken preservation-minded Atlantans. How do you feel these decisions affect the community? WM: There’s always this debate around historic preservation and private property rights. My view is as a private property owner, you owe an obligation to your neighbors and the community to maintain your property consistent with the historic nature of the neighborhood. Many people

buy homes in our neighborhoods because of their storied history, and when they are torn down and replaced with a home incompatible with its surroundings, it detracts from the enjoyment of others who live there. AH&L: Buildings like Ponce City Market are great success stories in how historic structures can fit in the modern day. What other buildings in Atlanta that have been well-preserved in their next chapters? WM: The Bell Tower at Oakland Cemetery is a good example. It was built in 1899 by G.W. Smith in the Romanesque Revival style and just won a 2024 Preservation Award. The recent renovation and rehabilitation that they did stabilized the structure, modernized the systems, and created an event space for Oakland Cemetery to host events and expand programming capabilities. Residentially, Villa Juanita, owned by the Loudermilk family, is a great example of homeowners who value the historic integrity of a home and go to great lengths to preserve it. AH&L: What steps can our readers take to support The Georgia Trust’s initiatives? WM: First and foremost, joining The Georgia Trust as a member is the best place to start. An easy two-hour drive from Atlanta and you’re in North Georgia’s lake country, a rural and bucolic part of the state with stunning bodies of water surrounded by scenic mountains. While growing in popularity, the area home to Lakes Burton and Rabun is still semi-wild and a natural playground. It feeds those who relish in finding a new mountain trail, navigating it by waterfalls up to a grand vista—a special reward for making it to the top. It pleases fly fishermen in search of fat and healthy rainbow trout in the clear creeks, and lakeside anglers dropping a line for a largemouth bass. And it certainly fits the bill for anyone who loves a boat or water sport (note the spectacular boathouses). Residents on both lakes love the proximity to downtown Clayton, which is gaining a reputation as one of Georgia’s most appealing small towns with major shopping and dining swag.

30525 HISTORY A town called Powellsville has been lost beneath Lake Burton since 1919, when the Georgia Railway and Power Company (predecessor of Georgia Power) completed the Tallulah Falls dam and hydroelectric plant to meet the needs of a growing society. Powellsville was on the Tallulah River, along with a couple churches, general store, sawmill, gristmill, syrup mill, and moonshine business (Rabun County was the moonshine capital of Georgia). There’s plenty of tall tales about sounds of church bells ringing underneath the water, floating church steeples, and the like. 24

The vast majority of lakefront homes on Lakes Burton and Rabun are on land leased from Georgia Power— while the homeowner owns the structure, the land is on a 15-year renewable lease. On the upside, lease fees paid by the homeowners are used for the management and betterment of the lakes, though many consider restrictions on lease lots a negative, including the inability to use a house as a vacation rental. An alternative to leased lots are fee-simple properties, such as Burton, the new community being built adjacent to LaPrade’s Marina. In addition to a more traditional ownership structure, Burton homeowners will be allowed to place their ADU’s (accessory dwelling units) in a Burton rental program. With its first residents moving in this fall, Burton will be a walkable micro town with a general store and wellness center, pool and boathouse, and community events. To respect the land and its heritage, Burton’s environmental measures include uplighting restrictions and minimal grading to preserve the landscape’s natural contours. 26

The Waterfall Club is Lake Burton’s private community with a fantastic golf course and jam-packed social events during warm months and fall’s leaf season. Both lakes have Fourth of July fireworks, classic wooden boat parades, tours of homes, and other special traditions like community bingo nights throughout the year.

Naomi Von Habersham SOME MIGHT SAY that I have an unusual sense of sentimentality. Mostly averse to clutter, I discard those little mementos that others seem to hang onto forever, like birthday cards and concert ticket stubs. Instead, I tend to keep objects that loosely have historical significance. A history buff through and through, I believe there are some things that deserve to be preserved, even if I might be the only one who thinks so. Some of the objects I’ve squirreled away because of their retro design. I still have the very first radio alarm clock I ever owned. It’s quintessentially 1970s with its plastic wood-grain finish and those red digital numbers. Mind you, I no longer use it, but it’s too much of a throwback to throw away. I have also kept the white Trimline phone that I purchased in the ’80s. Now that traditional phones have almost become obsolete, a Trimline phone is not only a blast from the past, it’s also a reminder of how we once coordinated our phones with our decor. Some of you, especially those who have lived in Atlanta for a long time, might find certain items in my archive to be slightly more interesting than an old radio and phone. I’d like to revise my previous statement and say that I do have one ticket stub in my collection, a souvenir of my only visit to The World of Sid and Marty Krofft. (Show of hands— how many of you made the trek down to the Omni to visit that short-lived attraction?) I have a plethora of matchbooks from Atlanta restaurants that haven’t been around for ages, like Trotters and Bugatti. I have even saved promotional music records from such former local establishments as Maier & Berkele Jewelers and the roller-skating rink Jellybeans. OK, so my random archive doesn’t hold a torch to the Atlanta History Center’s awesome collection, which truly is a sight to behold. Even so, I wouldn’t part with any of my mementos, no matter how eccentric they may be. 29

HOME IS WHERE THE HEART IS, and that certainly rings true for renowned chef Kevin Gillespie’s ode to family and Highland history. At Nàdair, slip into the scenes of Scotland complete with open-fire cooking, protein-centric dishes, and sustainable practices. For Gillespie, growing up on a parcel of land with a family that maintained a tremendous appreciation for food, plus an emphasis on remembering their roots, inspired two things: his career path and the eventual creation of Nàdair. Encouraged by his family, Gillespie mused the idea of one day creating a Scottish-inspired eatery. When the space of former Atlanta staple Floataway Cafe became available, he seized the opportunity—still unsure what the space would become. When his father passed away the same day that the lease was signed, it solidified his vision for the restaurant. “In my mind, the people I loved would always be here when I decided to open it, and they weren’t any longer,” says Gillespie. “That’s what catalyzed everything.” Deriving from the Scots Gaelic phrase “dòigh nàdair” meaning the way of nature, Nàdair prioritizes sustainability—even the rainwater runoff from the building is used to water the nearby community garden. 30

With the help of designer Wendy Blount, intentionality continues inside where a patterned carpet inspired by the regimental tartan worn by his great-grandfather during World War I humbly sets the scene. And behind the bar amongst Gillespie’s personal whiskey collection sits badges from the Royal Regiment of Scotland. From his family’s Highland hunting estate, tweed covers the back of sultry leather banquettes. “Nothing was just chosen out of pure beauty,” says Gillespie. “It’s either a family heirloom or Spritz with passion fruit liqueur, blueberry, lime, and soda.

brought in to represent something that maybe was in my grandparents’ home.” Utilizing silverware inherited from a great-aunt, diners are offered a truly personal and intimate dining experience. Take on the six-course tasting menu or three-course prix fixe option. “The ingredients—every single one of them—come from a small producer whether that be a farmer, a rancher, or fisherman,” says Gillespie. The constantly changing seasonal menu is heavily influenced not only by Scotland but the Southeast and Maine. The medley of flavors is evident in the Spice Lacquered Pork Shoulder Ham, which takes 15 days to prepare and is cured, smoked, cooked, and paired with collard greens for a Southern twist. Try an elevated version of banoffee pie, a personal favorite of Gillespie’s grandmother, with fried banana and white chocolate chiboust on a bed of salted graham crumble. “The menu development process is oftentimes driven by food memories of my own,” notes Gillespie. More family favorites can be found on the tasteful drink menu including Innis & Gunn beer and the Blood & Sand cocktail with orange juice and scotch. “This isn’t just a concept,” says Gillespie. “It’s the story of my life, it is my family, and my history put onto the plate.” Whether you’re from overseas or right here in Atlanta, when dining at Nàdair guests will see their own family stories reflected back to them. nadairatl.com

About the Showhouse ATLANTA HOMES & LIFESTYLES’ INAUGURAL Burton Showhouse is a new 4,000-square-foot cottage with sweeping views of Lake Burton, the North Georgia mountains, and the Chattahoochee National Forest. The showhouse, endearingly named “Crow’s Nest,” is the highest elevated house in the new Burton community by developer PACE LYNCH in collaboration with town planner and designer LEW OLIVER, MCKINNEY BUILDERS, landscape and garden designer P. ALLEN SMITH, and DANA LYNCH DESIGN for the interior specifications. The five-bedroom, five-and-a-half-bath home is situated at the top of the 82-acre property. The showhome’s historical vernacular tradition pays homage to housing from the late 1800s with a modern update featuring high-quality local materials, artisan craftsmanship, and luxury finishes and fixtures. The design of the four-story residence is geared toward both entertaining and aging in place with a primary bedroom on the main level, and upper levels with three bedrooms, a bunk room, a den, and rooftop terrace. The design team captured a mountain lake aesthetic with features such as masonry wood-burning fireplaces in the living room and terrace level rec room, wood ceiling beams in the open kitchen, dining and living area, and French white oak floors. Historically inspired hues such as deep green contrast with light gray and white walls. The kitchen, which has an island, custom cabinetry, white Carrara marble, and Sub-Zero and Wolf appliances, connects to a walk-in pantry and prep area.

Steep gables, tall windows, and verandas are hallmarks of the home’s Gothic style, which was inspired by the work of horticulturist, landscape gardener and architect Andrew Jackson Downing and the romantic notion of Italianate and Gothic villas in the countryside. The dark ink exterior nestles the home into the landscape to blend in and not overpower the natural environment, notably the national forest surrounding the homesite. A dry stacked stone terrace and stairwell transitions to Hardie board and batten, a stone chimney, and cedar shake roof. A side courtyard and floor-to-ceiling Pella windows and doors provide further indooroutdoor connectivity. The topography allows for a two-car attached garage on the property, which has native plants and landscaping, geothermal HVAC for noise elimination, and outdoor lighting limits to enjoy the night sky. The residence is designed to age gracefully in the pedestrianfriendly hamlet, which offers connectivity to Lake Burton and LaPrade’s Marina—a hub of lake life with dining and live music. Amenities include 5 miles of trails that lead to the community’s three ponds, an 150-foot waterfall, and a trout stream flowing through the property and that connects to the national forest and Appalachian Trail. A boathouse and pool on the site of the old Kastner Store, a pavilion and fireside gathering place at the original smokehouse, and a new general store and wellness center also are planned in a community intended for generations of memory making. —Lori Johnston

About the Beneficiaries LAKE BURTON CIVIC ASSOCIATION FOUNDATION The Lake Burton Civic Association Foundation (LBCAF), a 501(c) (3) charitable foundation, was established in 2000 with the support and contributions of the LBCA and the community. The funds raised through the LBCA fundraisers are channeled back into the community, benefiting the Lake Burton area volunteer fire departments, and Rabun County nonprofits through the LBCAF. Additionally, the LBCAF proudly supports Rabun County students through our scholarship fund.

WILDCAT VOLUNTEER FIRE DEPARTMENT Located near the entrance to the Burton community, the Wildcat Volunteer Fire Department is part of Rabun County’s Fire Services, which covers 361 square miles with 12 volunteer fire stations, 200 volunteer firefighters, 17 fire engines, 11 tankers, 11 mini pumpers, and 3 fire boats.

Originally a New England Colonial-style home, a 1990s renovation by Harrison Design turned this Tuxedo Park dwelling into a charming English Manor. It’s since seen other renovations, including most recent improvements by David Childers with MacAllan Custom Homes and Charlie Sears with Land Plus.

ATLANTANS FIRST BUILT HOMES in Tuxedo Park in 1904, and its legacy of architectural elegance has remained since. Living in this neighborhood is like owning a piece of Buckhead history. On the exterior, residents are protectors of the past while on the interior, they are pioneers of the future. The Richards family tasked interior designer Kristan Moore of Kristan & Co. to give their circa-1932 estate vibrancy in its next era. The trio, formerly neighbors, worked in simpatico to infuse character and charm. “The most important thing about this house is that it has been a complete collaboration between Britt and Adam and myself,” says Moore. There are touches in every space that the three of us put together.” Now dressed in its traditional best, the home honors its original design while living well for its modern-day family. Inside, happy doses of color welcome upon entering, most notably in the rosy hues that sprout from various corners of the home. Homeowner Britt Richards’ passion for pink is most evident in her formal living room, which is appropriately nicknamed the lady’s sitting room. Here, floor lamps topped with raspberry shades flank the reupholstered tone-on-tone sofa from the couple’s previous home. An abstract by John Torrey takes center stage above the fireplace while eight nudes drawn in

charcoal and pencil by Britt’s great-uncle in the 1920s are a cheeky statement. The rug has bits of pink silk cheetah that perfectly match the warm neutral walls, and the room’s French doors open onto the terrace where garden benches are outfitted in none other than pink pinstripes. This refined room sets a balanced tone for the rest of the home. Each distinct space is a harmonious blend of feminine and masculine and curves and clean lines. The nearby foyer is covered in a hand-painted mural by fine artist Lori King, and its centerpiece is a bulbous reclaimed Douglas fir table. The dining room, situated just after the foyer, features a whimsical bubble-esque chandelier. A piece from the homeowners’ growing art collection, Shakespeare’s Horse by Kathleen McLeod, hangs on the grasscloth-covered walls. “We found her in a gallery in Santa Fe, New Mexico, one day,” says Britt. “It’s a collage, so I find something different every time I look at it. There’s a map of Paris in the piece, and many different colors—it’s layers upon layers.” 87

Warm & Welcoming

A large-scale rug from Parviz Rug and artwork by Kathleen McCloud anchor the dining room.

Artwork by prevalent regional and national artists adorns many of the walls. “When you look around the house, all the pieces are originals from decades of collecting things together,” explains Moore. In the family room, there’s a painting by William McLure that Britt had commissioned for her husband, Adam, for his birthday. The family’s affinity for art continues in the media room, where there’s a piece by John Sparagana. Even the boys’ bunkroom, meant for multiuse like playing video games and having boyhood sleepovers, has been thoughtfully designed. The mature space is decorated with antiques and a cheery duckprint wallpaper. It will grow with the kids, but for now, it’s their own boys’ club where they choose to sleep nightly despite having respective chambers. Britt delights in the newfound serenity of her primary bedroom and the transformation of her kitchen—which used to be two stories with a juliet balcony—but it’s the piano room that gives her pause. “That piano is probably my most prized possession,” she says. The instrument has been in her family since 1914, and many pianists have played its keys over the years including President Jimmy Carter’s sister and Britt’s uncle who was a music producer in Muscle Shoals, Alabama. “Most important to me, though, is my dad, who passed away 12 years ago. He played that piano nightly, and I often fell asleep on the sofa listening to him play. When people come into this home and play that piano, it brings me so much joy.” The piano is the room’s showpiece, but like many of the spaces in the home, it’s the sentimentality that makes it special. I

IN LOVE WITH THE HISTORIC CHARM of Atlanta’s Brookwood Hills neighborhood, Lizzy and Chandler Brown jumped at the chance to buy this two-story brick stunner for their growing family. Originally designed by residential designer William T. Baker, the home had great bones, but it needed some tweaks to make the young couple’s life with kids easier. Architect Laura Howard, interior designer Anna-Wooten Loggins, and builder Wright Marshall adapted the home to foster the family’s needs and entertaining lifestyle. “Everything we did had the young family in mind,” says Howard. They first knocked down an imposing two-car garage and a small back porch to garner more backyard space. “Removing the garage also came with great reward, as it unveiled a stunning view of the Atlanta skyline,” notes Loggins. Howard designed a porte cochere with elegant lighting and room for storing bikes and strollers, along with a new covered porch where Loggins fashioned an outdoor living and dining area. “The challenge, as always, was to design an elegant addition that integrates seamlessly with the existing house,” says Howard. Landscape architects Land Plus kept the backyard design minimal so the kids could run free on the new turf.

Loggins infused the interiors with what she describes as a “new traditional style” that defies stuffiness, with a tableau of playful patterns, prints, and bold artwork. Soft hints of blues, greens, pinks, and pops of mustard dot the home, while rich brown antiques elevate spaces. In the entryway, Loggins dressed the former white walls of the foyer with grasscloth wallpaper to better spotlight its architecture. “The archway and the curved walls were so interesting, but they were almost lost with the white paint, so we needed texture to highlight the architecture,” says Loggins. However, the designer kept the existing moss green paint hue of the nearby formal living area and transformed the room into a multifunctional space that’s ideal for entertaining with numerous seating areas and game tables for mahjong. She also sprinkled in touches that call to wife Lizzy’s New Orleans roots, including a music-inspired art piece in the formal living area and a whooping crane wallcovering in the nearby bar. Loggins expertly blended sophisticated touches with durable, kid-friendly fabrics, like a custom vinyl banquette in the revamped breakfast nook, to swoon-worthy pink chairs in the dining room swathed in outdoor velvet. The dining room’s design was born around an heirloom family mirror, which is further accented by the surrounding patterned wallpaper. The team also replaced the family room’s existing French doors with steel windows and doors—which Loggins painted a soft white to maintain a traditional feel. “It’s a home that won’t go out of style,” says Loggins. “There are enough interesting touches that make it young and fun, while keeping the foundation classic.” See Resources, Back of Book.

FRESH AIR AND CRISP SUMMER temperatures; car horns and sirens replaced with chirping birds and calm breezes; a sea of trees instead of concrete. This is what a young New York City-based family desired when they were searching for a second home in Cashiers, North Carolina. And when they happened upon a five-bedroom home close to nearby relatives, the timing was just right. The hillside house had great bones thanks to high ceilings, a spacious floor plan, and front-row views of Sassafras Mountain in South Carolina, but with a dated mountain style, an extensive renovation was necessary to transform it into the city escape they were looking for. Designer Betty Burgess’ first order of business was painting the dark boarded walls white to brighten spaces throughout. In the great room, architect Stan Dixon

closed an awkward I Love Lucy-style window that opened to the kitchen and replaced windows and doors with bifold doors that allow for a seamless transition between the indoors and out. “One of the first things we did was open up the vaulted area to capture the spectacular view,” says Burgess. “The porch is amazing, who wouldn’t want to be out there all the time?” A nearly complete gut of the kitchen allowed the team to get creative in their redesign, including the addition of a new dining area and rear porch. “All of the heaviness came out of the house with that kitchen renovation,” says Dixon. Open shelving and cabinetry with a light oak stain sets a graceful tone, while double islands provide ample prep space when hosting. A stone surround kept from the original kitchen adds a sense of historical charm, and oversize pendants dressed in a patterned blue fabric draw the eye upward. “Kitchens tend to be cold with all the appliances, surfaces, and chair legs,” says Burgess. “Any opportunity to soften or warm up a kitchen with fabric, I want to do that.” 120

In the primary bedroom, Burgess re-covered a chaise in Claremont fabric that features an organic fern pattern, echoing the home’s natural surroundings. A porch located off the room is an ideal landing spot for morning coffee.

Character Rich

Across the house, the primary suite is a quiet oasis. In the bedroom, organic prints and rich neutral fabrics mingle with handsome iron details and abstract artwork, encouraging ultimate relaxation. Nearby, the primary bathroom underwent perhaps the biggest change. “The primary bath was choppy with a separate shower and tub,” recalls Burgess. “Stan had the great idea to open the bathroom into one big water space and pitched the floor down to the center.” Tiled walls and a curvaceous freestanding tub create the spa-like atmosphere the homeowner wanted. And now with a mountain summer under their belt, the design-build team accomplished precisely what the homeowners craved: a home for the family to cherish now and grow into for years to come.
