I DON’T KNOW ABOUT YOU, but it felt like the hustle and bustle of summer was back with a vengeance this year. It’s as though we collectively worked to make up for years lost through countless events, collection launches, travels and as much quality time spent with friends and family as we could work in. And while I thrive in a fast-paced environment (the life of an editor!), I can’t deny that I’m ready to settle into the fall season—and the comfort of my own home—and indulge in some muchneeded R&R. The sales of 21 private lakefront estates on 425 acres of interconnected lakes come with exclusive club memberships. The lots, owned by SEA ISLAND COMPANY, are within the Frederica community and will be an elite 26

For the $1 million-plus market, the average sales price is $1.6 million, a 4.8% bump from $1.5 million in 2021. The price per square foot is up 14% to $311, compared to $272 in 2021. Average days on the market dropped to 24, from 36 days in 2021. More than 1,400 active listings over $1 million equate to five months of inventory, up from four in 2021. The NATIONAL ASSOCIATION OF REALTORS projects that total home sales nationally will be down by 13% in 2022. Page adds that he’s seeing a return of completed new luxury homes that appeal to buyers seeking lifestyle, security and privacy features, such as pools, theaters and game rooms, that they recognized were important during the pandemic.

Ranging from 8 acres to more than 40 acres, the initial release of 12 lots are from mid $2 million to about $8.5 million. A 32-acre lot has sold for $10 million, he says. The million-dollar incentive package, he says, gives buyers an “in” to Frederica Golf Club with a vertical family membership and Sea Island Club with a multigenerational membership. “This is an offering that they probably have never seen before,” says McBride. The lot sizes can accommodate main, guest and secondary houses and customized outdoor experiences. Suggested design concepts include boathouses (the lots offer 400 feet to 1,700 feet of frontage on the freshwater lake), tennis and pickleball courts, formal gardens, horse stables, walking trails and practice golf holes.
Midtown’s hospitality offerings now include Kimpton Midtown Atlanta, a boutique property that is expected to open by October and will host its first meetings and events in November. The West Peachtree Street hotel is in the heart of the arts district, two blocks from The Woodruff Arts Center and High Museum of Art.

Homes selling over asking price and bidding wars continue in Atlanta’s real estate sector. Some luxury homes, however, are starting to sit longer and close below the original asking price. “What we’re really thinking and planning is that the market is going to correct itself and slow down, which is fine,” says ALEX PAGE, senior luxury marketing lead for COMPASS’ THE LUXURY DIVISION, Southeast Region. “It needs to balance itself out.” The stock market, elections and supply chain issues continue to impact some buyers’ decisions to sit tight before making a purchase, although Page adds that pricing remains tough for agents because the market fluctuates so quickly. For the $5 millionplus market, the average sale price is $5.8 million, down about 10% from $6.4 million in 2021. The price per square foot is $477, a 39% decline from $780 in 2021. Average days on the market have increased to 75, compared to 24 in 2021. Months of inventory has grown to 14, up from 12 months last year. Naomi Von Habersham DON’T ASK ME WHY, BUT RECENTLY I was thinking about the game that was once a fixture at fall fairs and parties: bobbing for apples. I only bobbed for apples once, when I was 8 or 9 years old, and it was one time too many. How gross to have a bunch of people leaning over a tub of water trying to bite into apples who knows how many other mouths have touched. I’m guessing that one experience is what made me a germaphobe for life. Needless to say, apple bobbing is one custom I’m happy to see fade away, but reminiscing about it did get me thinking about how we used to celebrate the fall season. Decades ago, most people put out one jack-o’-lantern by the front door on Halloween and called it a day. But now, it’s not uncommon to see five, six, sometimes 10 pumpkins arranged artfully around the front door. There are also those huge inflatable pumpkins and witches that now seem to adorn so many front lawns, not to mention those massive black spiders with webs that attach to the fronts of houses. I’m not criticizing this moreis-more style of Halloween decorating but rather pointing out how simple Halloween decorations used to be. In fact, fall decor used to be less about Halloween and more about fall harvest. Are any of you old enough to remember when people used to hang dried ears of ornamental corn on the front door? And what about those cornucopia table centerpieces? You know, the horn of plenty baskets that are filled with seasonal fruits or vegetables, a symbol of a bountiful harvest? As I recall, they were once a really big deal, especially come Thanksgiving, and although they do continue to grace some Thanksgiving tables, I don’t believe they’re as popular as they once were. How sad it would be if some of these traditions fell by the wayside. Perhaps this year, in addition to displaying inflatable ghosts and goblins, we should also mark the reason for the season by highlighting fall’s natural bounty.

LOCATED JUST A FEW BLOCKS FROM the famed Fox Theatre, El Valle brings the city a Mexican wine bar complete with delicious dishes and eye-catching cocktails. Co-owners Luis Damian and Faye Jonah felt it was essential to introduce Atlantans to a fresh perspective of Mexican cuisine and wine. “The inspiration for El Valle came from the wines of Valle de Guadalupe which is the oldest winemaking region in the Americas,” says Jonah. “Mexico is well-known for producing fine spirits including tequilas, mezcals, sotols and raicillas, but few know of the exquisite wines—which we are more than happy to share.” Guests can enjoy delectable appetizers like the Sopa De Maiz (a creamy corn soup) or hearty main courses like the Mole De Ajo Negro (a braised short rib with black garlic mole and stone-ground grits). Damian, who crafted the menu at El Valle alongside chef Gabriel Camargo, describes the dishes as simple and recognizable, but with a contemporary twist on traditional Mexican food. “Hospitality is very important in Mexican culture,” says Damian. “We want our customers to feel welcome and satisfied with their time with us in full—from the surrounding ambiance to the service, food and drinks.” Besides their extensive wine list, the restaurant also prides itself on innovative cocktails. “We make our own cordials and reductions in-house and squeeze fresh citrus—which we find crucial to making quality drinks,” says bar manager Miguel Chavez. This season, guests can look forward to an exclusive boozy punch recipe complete with apple, cinnamon, sugarcane and Abasolo Mexican whiskey. Designed by Maria Dominguez of Maison Maluee, the interiors of El Valle mirror a lively beach restaurant off the coast of Tulum with lush botanical wallpaper, woven and velvet-covered chairs and unique floor tiles. “After listening to our vision for the project, Maria created a wonderfully inviting space that fully encapsulates all the various spacing needs for our restaurant—in addition to the ambiance we wanted to put forth,” says Jonah. Rustic Air
An oversize floor-to-ceiling fieldstone fireplace takes advantage of the soaring ceilings in the open great room.

HARRISON DESIGN’S interior designer Karen Ferguson and senior project manager Derek Hopkins had done several projects for their client— and members of his family—when he recruited them to transform a dated log cabin-style home into a modern yet timeless retreat that he planned to pass down through the generations. “This is probably the premier lot on the lake,” says Hopkins, pointing to its secluded location on a forested point with nearly 270-degree views of Lake Blue Ridge and the rolling mountains beyond. “We felt a sense of responsibility to do it justice.” After stripping down the exterior, Hopkins clad the structure with fieldstone accented by painted garapa siding and reclaimed barnwood eaves that flow inside, blurring the distinction between inside and out.

Material Mix
A blackened copper mixed with stainless steel hood by Design Galleria Kitchen and Bath Studio beautifully occupies a niche in the spacious open kitchen, playing off the glossy brick backsplash from Waterworks and a mix of counter surfaces.
The interior transformation is equally dramatic, its once choppy layout reconfigured into more open, flowing rooms that open to spacious waterfront decks. “It’s a once-in-a-lifetime kind of property,” explains Hopkins. “[The owner] wanted the architecture to take all that in.” Indeed, an oversize glass door offers visitors the first peek at the water through the glass doors in the living room, where a tapered fieldstone fireplace calls attention to the soaring ceilings, creating a dramatic focal point for an oversize sectional and plush lounge chairs. Raised so it can be viewed from the live-edge walnut table, a steel-clad fireplace likewise elevates the dining room, its walls covered in tree-bark panels juxtaposed by a crystal antlerstyle chandelier. “They love nature, so it was important that we wove in those natural elements throughout the house,” says Ferguson.

Easy Entertaining
Barstools by Made Goods complement the saddle-style stools from the owner’s collection in the lower-level game room. The art is by Dawne Raulet. right Illuminated by a chandelier by Ochre, a custom billiards table by Roaring Fork Custom Billiards makes a big statement in the lower-level game room.
An open staircase with leather treads and a glass railing leads from the front foyer to the upper level, where reclaimed barnwood envelops the primary bedroom—one of many spots the designers used it throughout. Just down the hall, built-in shelving conceals a staircase that leads to a skylight. Simply flip a switch, and it opens to a rooftop deck with unimpeded scenic vistas. Natural elements also define the dramatic lower level, which offers a bunkroom ideal for sleepovers, a moody wine cellar with birch panels, a media room and a game area that includes a bar and a bespoke billiards table carved out of a single chunk of wood. The home more than meets the mark for the owner and his family, who often congregate there just as they had imagined. “This became a passion project for the client,” says Ferguson. “It was fun getting to know what makes them excited then make that come to life for them.” See Resources, Back of Book. 93

DESIGNER CHRIS HOLT had previously worked with his clients—a young couple with three energetic boys— on their Lake Keowee home in South Carolina, before they tapped him again to revamp their new primary residence in Buckhead. Having recently been renovated by architecture firm McAlpine, the home’s refresh provided Holt a clean, graceful backdrop to perfectly tailor each space to the active family’s needs. “[The couple] loved what I did with their lake house, so they really gave me free rein to get creative on this project,” says Holt. “It was a perfect and beautiful blank canvas.” Immediately upon entering, a sprawling staircase makes a grand statement in the foyer, where an oversize brass lantern suspends overhead illuminating a 17th-century Italian walnut commode. Pops of green on the ottomans and muted tones of blue and beige in the rug complement the foliage just steps from the front door. The color palette continues throughout the home, including in the family room, where a commissioned 99

“I CONSIDER MY STYLE AS LIGHT AND CLEAN WITH A NOD TO TRADITIONAL.” —CHRIS HOLT Kiki Slaughter painting anchors the space while neutral upholstery with punchy pillows enhance the furniture’s curvaceous silhouettes. Floor-to-ceiling windows and doors flood the room with natural light, dressing the space in a layer of sophistication and supporting Holt’s classic, yet fresh signature aesthetic. “I consider my style as light and clean with a nod to traditional,” says Holt. And that holds true in the dining room, where a delicate seating arrangement invites the feel of al fresco dining indoors. Subtle blue floral hints were sprinkled throughout the space—like in the lush artwork by Paule Marrot or the patterned fabric on the settee’s pillows—
while a circular dining table allows every guest to be part of the conversation. “I used a slightly more modern set of chairs with a contrast cream finish on all of the legs so it’s not too stuffy,” says Holt. Continuing with a more modern approach, the kitchen serves fresh, streamlined style without feeling too stark. Hardworking elements, including the refrigerator and pantry, are camouflaged behind panels while fluted detailing on the cabinetry and island elevates the fashionable, yet functional space. Indeed, form and function were top of mind for Holt throughout the home, including in the boys’ bedrooms.

The designer met with each one individually to brainstorm animated yet polished spaces they could call their own. “I wanted to make sure their rooms were a little more grown-up and not so juvenile,” says Holt. “Something that they could grow into.” As for the homeowners, the primary bedroom lends a serene spot for the parents to retreat to after a long day. “I wanted their space to be ethereal and feminine compared to its counterparts,” says Holt. And in its entirety, the home’s finished result directly reflects the spirit of the family. “Throughout this process we have become great friends,” says Holt. “I was able to start the project with a clean palette, not having to work with past design implements which allowed me to fully execute every aspect of my plan.” See Resources, Back of Book.

Aubergine
As we move into autumn and the days get cooler, a cozy room becomes the perfect place to curl up by the fire with a good book. A space swathed in an aubergine hue would be ideal for cocooning, napping and resting. The color is also fabulous for dining rooms, as dinnertime takes on an atmospheric quality with candles lit and lights dimmed. Aubergine makes a great backdrop for art, as well. But if the color seems too bold for you to use in a big space, try it in a smaller powder room or hallway to create a style statement that’s equally as dramatic. —Clinton Smith
