While we were in production for this issue of INtown, I celebrated my 49th birthday. Okay, celebrated might be too strong a word. I worked a nearly 12-hour day and picked up dinner at the Publix deli. Woot! Party! My friends had taken me out to dinner over the weekend, so it’s not like there wasn’t some observance. I’m not hung up on surprise parties or big gestures, so my actual birthday sliding by quietly was fine with me. It was nice to see all the well wishes on Facebook, so that made me feel loved and recognized. Also, 49 feels like an odd age. I’m quite aware that I’m teetering on the edge of the second half of my life, but I’m busy and focused on the here and now. I have a new collection of poetry, “Midnight in a Perfect World,” being published in November, which will be followed by readings in Atlanta, across the country and in the United Kingdom through 2019. I’ve been working on this collection for almost five years, so I am thrilled that award-winning Sibling Rivalry Press (who published my last collection and my Venus Trilogy of novels) took another chance on me. Collin Kelley I’m also continuing to focus on my health. If you’ve read my previous columns, you’ll know that I went on a big weight loss journey collin@atlantaintownpaper.com after being diagnosed with diabetes back in 2016. I lost 100 pounds and I feel better than I have in decades. I surely don’t feel 49, so that’s another reason not to dwell on the number. I’m more concerned with maintaining my weight and diet. I thought losing all the weight would be the big challenge, but keeping it off has been hell. I bought a bathroom scale – against my better judgment – and found myself becoming obsessive compulsive about that number. I finally slid it into the bathroom closet and haven’t stepped on it in a couple of months. I’m continuing to walk three miles a day and eat healthy. The other thing that’s been keeping me busy is my mom, who was diagnosed with stomach cancer in the summer of 2016. Her only option was complete removal of her stomach and the insertion of a feeding tube. She refused that treatment and opted for a round of radiation instead. It has slowed the cancer and she continues to have one of the most healthy appetites I’ve ever seen and still loves to go on outings and bingo with her cronies. She was given a year to live without the radical surgery, but we are, at this writing, two years and three months since diagnosis. She’s a fighter. I’m not afraid of 50. I have a big trip to Australia and New Zealand in the works for next fall to mark that milestone birthday, so I hope to be celebrating in Sydney with my Aussie friends and fellow poets. I’m looking forward to more travel and writing as I start “act two.” In many ways, I feel like I’m just getting started. 49 is just a number. And a prelude.

Plan to finance redevelopment of The Gulch faces public opposition at city council meeting By Collin Kelley The future of The Gulch project hangs in the balance after it was met with impassioned opposition by the public and the Atlanta City Council took no action on the redevelopment plan. During the Sept. 17 meeting, residents spoke for four hours urging the council to reject a $2 billion incentive plan being offered to developer CIM Group. Mayor Keisha Lance Bottoms has endorsed using public financing via bonds to get the $3.5 billion project off the ground. The Gulch, a warren of parking lots and rail lines adjacent to Mercedes-Benz Stadium, would be transformed into a massive mixed-use development with office space, residences, hotels, retail and restaurant space. It’s also been touted as a location for Amazon’s second headquarters complex. Bottoms issued a statement ahead of the meeting after it became obvious there would not be enough support from the council. “We recognize and respect that members of Council, and the public, need more time to understand the largest development deal in our city’s history. I have no intention of asking the authors of these proposals to request a vote on these proposals today. Members of my Administration will continue to work with members of Council and the public to better understand the substantial benefits we have negotiated and the benefits this project will bring to our entire city.” The chorus of public dissent included elected officials and even representatives from the city’s economic development arm, Invest Atlanta. Former Georgia senator and mayoral candidate Vincent Fort warned that “someone will go to jail” if the city council allowed the deal to go forward. Former Invest Atlanta member Julian Benet called The Gulch deal “the worst I’ve ever seen.” He encouraged the council to walk away from the deal and find outside, objective

advisors before moving forward. “It’s appalling this deal was brought to you,” he said. Current Invest Atlanta board member Bill Bozarth said the city needed to “back off The Gulch proposal.” “It’s a bad deal from the start, and I cannot support the project as defined if it comes before me,” Bozarth said. Sherise Brown, a member of the Community Benefits Coalition, thanked the council for not being “bullied into making a decision” and said there needed to be more community representation before any deal was made. Councilmembers Amir Farokhi, Michael Julian Bond, J.P. Matzigkeit, Natalyn Archibong, Jennifer Ide, Andre Dickens, Dustin Hillis and Matt Westmoreland introduced an ordinance during the meeting calling for a third-party audit of the Gulch deal.

Home Depot Backyard event space opens The Home Depot Backyard, an 11-acre event space, has officially opened next door to the Mercedes-Benz Stadium. The space, formerly the site of the Georgia Dome, will be used for tailgating during Atlanta Falcons and Atlanta United games, concerts, festivals, fitness classes, film screenings, athletic events, playground and “curated events” for the Westside community. According to officials, Fall programming for the space will be focused on testing a limited number of events including those related to arts and culture, health and wellness and community service. Selden is currently the Deputy General Manager of John F. Kennedy International Airport in New York. A former Navy pilot, Selden will begin work on Oct. 1. Mayor Keisha Lance Bottoms signed an executive order last month to permanently stop receiving U.S. Immigration and Customs Enforcement (ICE) detainees at the city jail and for current detainees to be transferred as soon as possible.

A new visitor entry and state-of-the-art shark habitat is now under construction at Georgia Aquarium in Downtown following a groundbreaking ceremony this week. Known as Expansion 2020, Georgia Aquarium’s new addition will add tens of thousands of square feet to this popular destination, by extending the main entrance into the plaza and featuring brand new digital signage. The redesigned entryway will provide a covered queue area for guests, while also introducing a separate entrance for field trips and classes via Baker Street. “This will be one of our largest exhibits and one of the largest expansions we’ve done in our history,” said Georgia Aquarium president and COO Joe Handy in a media statement. “We’re thrilled to be offering a grand new entrance that introduces our visitors to the wonder and awe of the Aquarium, and to bring them closer to one of the most important species of the world’s oceans.” Once inside, guests will be able to explore a massive new shark habitat, potentially home to great hammerhead sharks, sand tiger sharks, tiger sharks and sandbar sharks. The gallery will feature floor-to-ceiling acrylic windows, giving guests expansive and immersive views of sharks.

Ground broken for new city park and reservoir By Collin Kelley Ground has been officially broken for phase one of Westside Park at Bellwood Quarry, which is slated to become the city’s biggest greenspace and home to a new reservoir. Slated to open in 2019, the first phase will include trails leading to the grand overlook area for views of the former granite quarryturned-reservoir. Upon completion, the park will encompass a total of 280 acres, nearly 100 acres larger than Piedmont Park and will become the connective tissue linking the Proctor Creek Greenway and Chattahoochee River Corridor with the Atlanta BeltLine. The initial phase of the $26.5 million project will also include a park gateway entrance at the intersection of Johnson Road and Grove Park Place on the north side of the park. The design will provide lighting, signage and promote pedestrian and bicycle traffic.

The restoration of Grove Park Place will include the removal of invasive species, resurfacing of the roadway and the rehabilitation of vegetation along the corridor. Landscape architecture and planning firm HGOR, led by Lauren Standish, is developing the design of the park. “If you look at the topography of the park, just the existing environmental factors, it’s a fascinating place,” said Standish. “The juxtaposition of the quarry with the open lawn, preservation of trees and integration of environmental-based design is really exciting. We hope this park will tell a story of community and place and become a destination that will help shape and define the city of Atlanta for generations to come.” The reservoir will take on the role of Atlanta’s major emergency water source, increasing the city’s drinking water supply from three days to 30-plus days.

The public can now inspect the city’s finances thanks to a new web portal unveiled this morning by Mayor Keisha Lance Bottoms. Open Checkbook allows the public to monitor government spending and creates more transparency for the city. Visit: checkbook.atlantaga. gov. Chick-fil-A CEO Dan Cathy has proposed building a park that would span the Downtown Connector at North Avenue. Pullman Yard project selects development manager

By Collin Kelley The transformation of Pullman Yard into a mixed-use development has taken another step forward with the selection of real estate development company JLL to lead the project under its adaptive reuse division lead by Rainey Shane. Atomic Entertainment, which purchased the 27-acre site in the Kirkwood neighborhood last year, plans to turn the parcel of 13 freestanding buildings into film sound stages, a residential component, restaurants, retail, a boutique hotel and creative offices. The site, which has become a favorite filming location for movies like “The Hunger Games,” was originally built in 1904 as a fertilizer plant and later became a train repair for the Pullman Passenger Rail Company. By Clare S. Richie As pink ribbons, bracelets and uniforms call our attention to breast cancer this month, let’s also recognize those who promote recovery from the disease all year long. This fall, TurningPoint Breast Cancer Rehabilitation marks 15 years of specialized and evidence-based services to more than 4,000 patients. “Our mission is to help those that have been affected breast cancer – whether it’s the patient, the caregiver, the family member – thrive,” Executive Director Rebecca Cowens-Alvarado said. She took the helm in May 2017, succeeding founder Jill Binkley, who built the organization based on her experience as a two-time cancer survivor and physical therapist. The only nonprofit of its kind in metro Atlanta, TurningPoint utilizes licensed professionals to support women and men through their breast cancer treatment and recovery. Each patient has an individualized rehabilitation plan that could include physical therapy, lymphedema screening and management, massage therapy, exercise classes, nutritional and emotional counseling, education programs and support groups. “Before cancer, I was a very active young mom. During the first physical therapy session, I was told that I could try to hold my baby again. It was such a sweet moment in my life that I will never forget. I sped home and ran and grabbed him and held him tightly,” Ashley Franks said. At the time of her diagnosis she was a 32-year-old mother to a four-year-old, two-year-old and six-month-old. Physical therapy is critical to decrease pain, restore arm strength and increase range of motion after a mastectomy, lumpectomy, radiation or reconstruction. For those with arm, hand or breast swelling known as lymphedema – massage, compression and exercise are offered. Weekly Pilates classes and individualized exercise plans help patients return to an active lifestyle. “What makes us different is that we only see breast cancer patients. So our physical therapy is really specialized to address issues that stem from breast cancer surgery, chemotherapy and radiation,” Cowens-Alvarado said. What also sets TurningPoint apart is treating the whole patient, by addressing both physical and emotional needs. Individual short-term counseling promotes stress management, enhances coping skills and reduces anxiety. Top: Ashley & Matt Franks Bottom: Rebecca Cowens-Alvarado And groups like the monthly Coffee and Conversation are available for the longer-term. “Since it’s one of the few support groups offered in the metro Atlanta area that focuses on the needs of advanced or metastatic breast cancer patients, it’s [Coffee and Conversation] open to more than our patients,” Cowens-Alvarado said. Though very rare, men may also develop breast cancer. Thankfully, TurningPoint is there for them too. George Bozonier was diagnosed with breast cancer just 10 months after he underwent surgery for prostate cancer. “Turning Point helped me not only to recover physically from a double mastectomy, but also helped me emotionally deal with the fact that my chest will look dramatically different now. As a man, I can only try to imagine the psychological trauma women experience after the procedure,” Bozonier said. The organization also welcomes patients regardless of socioeconomic status. It’s need-based program takes into account a patient’s access to insurance, annual household income, other life expenses like kids in college and how advanced is their diagnosis. Nearly a quarter of patients receive financial assistance in reduced fees or complimentary services. “Because we are a nonprofit, even if you don’t qualify for financial assistance, it is a much lower rate for care that one might see at another facility,” Cowens-Alvarado added. Funding support from Komen Atlanta, It’s the Journey, Georgia Baptist Health Care Ministry Foundation, The Pink Affair annual fundraiser (March 23, 2019) and individual donors make this possible. Most patients are referred to TurningPoint point by their surgeons. And they keep coming back. A core group of about a dozen women has attended Pilates every Wednesday for more than four years. “I learned about TurningPoint after my surgery. I can’t even imagine having a double mastectomy and not having the physical therapy that I received from TurningPoint. They helped me thrive again,” Franks said. Franks has all of her original mobility back and can even do push ups again. “We hear that from a lot of our patients. We help them get back to the things they love doing most – whether it’s playing with their grandchildren, lifting their kids or playing tennis every day. That’s our goal – to really focus on the patient’s needs and what will make the patient’s life fulfilling the same as it was before their breast cancer diagnosis and treatment,” Cowens-Alvarado said. Butt dialing and other cell phone tales Elliott now has something of a social life. He’s one of the after-school loiterers at Dairy Queen. I tell him to behave, at least purchase a small Blizzard and call me for any reason. Now that he has more autonomy, having his own phone provides Kristen and I a little peace of mind. At least that is what we tell ourselves to justify the purchase because not many actual calls are placed. He sure does look at it a whole lot though, which can get Kristen wondering how well it would hold up to a hammer. Still, it is nice to know that if need be, he can reach us. I’m not much of a phone talker myself, so I guess I can’t fault Elliott much for his reluctance to explore the most archaic function of his device. He’ll trade a hundred messages with a friend and I’ll suggest how about he just call them? And he’ll shrug. It’s sort of like New Math. If he can’t figure it out on his own I probably won’t be of any help. Who knew? It’s not just me, though. My lifelong friend Schulzie inadvertently butt dials me all the time. It’s gotten to where the caller ID might as well say “Flim-Flam Scam Corp.” because answering is pointless. After a few groaning “hell-ohhhs” I’ll give up and listen in while he debates the best brand of chocolate milk with his six-year-old. When I report this he just chuckles, completely unconcerned with the infraction. He will probably live longer than me. Margo wanted in on the telecommunication action, too, so we got her one of those Gizmo watch things where you can program in 10 numbers. I’m not bragging, but I cracked the top five. Still, when “Margo” appeared on my caller ID the first time I was startled. I had dropped her off Elliott and his beloved cell phone. at softball practice and ran to Dick’s Sporting Goods (to return her fourth rejected pair of cleats of the pre-season) so it wasn’t like she was completely off the brain. But a phone call from her, on her own device, seemed so bizarre it may as well have come from the womb. Practice had ended early and once I got over the surreal experience of my baby girl calling me from her wrist, I assured her I would be there in a minute. There was a little distance between the parking lot and the field so we just spoke – me on my Iphone and she on her Gizmo watch thing, right up and until we were face to face.

I

f you’re feeling a bit of wanderlust, but can’t get out of Atlanta, a unique new retail and dining combination might help quench your appetite. Bazati, located inside the Common Ground development and next door to New Realm Brewing Company along Atlanta BeltLine’s Eastside Trail, opened in August offering global goods, a Parisian-inspired dining experience called The Brasserie and rooftop bar called Estrella. The name Bazati is a nod to the Serbo-Croatian term translated as “lounging around.” Everything from the dining menu and shopping selections to the patio seating and circling cocktail cart has been curated by co-founder C. Scott Wilkins and his partners. Reflecting on the cultures he experienced as an expat, Wilkins’s desire was to create a space where lounging and lingering is part of lifestyle. “We thought Atlanta was ready for a truly international concept,” Wilkins said. “We wanted this to feel like a European rail station meets boutique hotel lobby.” In each of the places Wilkins has lived, including Paris, Southern France, Belgium, United Kingdom and Mexico City, he noticed each culture placed emphasis on slowing down and savoring. Now that he has returned to his hometown of Atlanta after 16 years abroad working in investment banking, the Westminster and University of Georgia alumnus created the Diligence Company with the desire to create environments that echo ease in life. The anchor of Bazati is an informal Parisian eatery, The Brasserie, complete with a hangout worthy patio that overlooks the BeltLine. The Brasserie has two bars and booth-style seating to encourage diners to dive into the art of dinner. Couches in the lounge area facilitate informal meetings and casual gatherings. Outside, the patio translates the ambling attitude of the BeltLine to relaxed seating that can accommodate 75 people. The menu by Chef Remi Granger features steak frites, quiche Lorraine and Wilkin’s favorite, Duck Confit, and are complimented by a largely French selection of wines and cocktails influenced by the jazz age. True to Wilkins’ style of lingering over meals, The Brasserie is open Monday through Sunday, serving continental breakfast from 9 to 11a.m. and lunch and dinner from 11 a.m. to 11 p.m. Estrella, which translate to “star,” is a Latin-style restaurant and cocktail bar on the roof. Chef Cam Floyd has created Yucatan-inspired menu of small plates like ceviche, spring rolls and more. The restaurant is currently open Wednesday through Sunday starting at 4 p.m. The small stores inside Bazati are like shop fronts that showcase the “best of” within easy reach of browsers’ fingertips. The Fleur welcomes guests with bright flowers in both bouquets and pots. Taller Maya offers artisanal weavings of the Yucatan peninsula. With a global

consciousness, unique pieces like the authentic tortilla baskets at Taller Maya support the training of artisans in the Fundación Haciendas del Mundo Maya. Exploring further, Blumarino displays Colombian leather goods from briefcases to weekender bags, while art and fashion lovers will gravitate to Bazati Books, which features photography, art and fashion books of the German publishing company Taschen. Bazati Books is also the first outpost in the United States of Monocle, a media brand that appeals to an international audience with a magazine that focuses on global affairs, business, culture and design. Intown condo and townhome market still going strong

ntown real estate, especially around Atlanta’s BeltLine, continues to get hotter. Townhome and condominium developments keep popping up and selling out. And according to all accounts, this is likely to be the trend for the foreseeable future. David J. Tufts, President/Principal Ansley Developer Services, said that there’s presently an insatiable demand for Intown townhome and condominium living, and it’s due to people looking for short commute times, walkability, cultural infrastructure like shopping, restaurants, museums and parks, “…and most dramatically, a tight supply of new state-of-theart housing alternatives.” “There’s great demand for all price ranges. We’re finding buyers who seek a wide range of features, but walkability, dog and pet friendly amenities, and superior kitchens and master baths are truly important,” he said. “With the first new glass and concrete construction high-rise coming to west Midtown [Seven88 West Midtown], we’re also seeing huge desire for sweeping skyline views and an amenity rich lifestyle,” Tufts said. The BeltLine continues to be a driving force for new development in the Intown neighborhoods, according to Anne Schwall, Vice President, Atlanta Fine Homes Sotheby’s International Realty Developer Services Division. “Communities within walking and biking distance of the BeltLine draw a premium and remain the most desirable for buyers who want the connectivity to restaurants and shops.” The expansion of the BeltLine on the Westside is spurring the growth of new development, she said, causing residential builders to set their sights on building townhome and condo communities there while lots are plentiful and more affordable. Lori Combs, VP of Sales and Marketing/ Broker, JW Collection LLC, said that she sees the trend for townhomes and condos continuing, as the lock-and-leave concept is very appealing to people these days. “I think people are busy with work, family obligations, etc. and they want to enjoy the little bit of free time they have. They want that to be quality time and having a low maintenance condo or townhome enables them to have just that.” Urban living is extremely popular, Combs said. “Many of our neighborhoods focus on walkability. Anytime you can come home and not have to jump back into your car to shop, dine or for entertainment is very desirable.” Ironside at East Atlanta Village In 2018 so far, demand has continued

to increase for both resale condos and new construction projects, said Christa Huffstickler, President & CEO, Engel & Völkers Atlanta. “With new condo projects like the forthcoming 40th West 12th and Atlantic — which debuted in 2017 and has sold over 100 homes — generating interest and posting high sales, we’re optimistic that the market will respond positively to new condo development throughout the rest of the year and into 2019,” she said. She has also seen a huge demand for luxury townhome development as more Atlanta residents flock to Intown neighborhoods. “As the BeltLine buzz continues to grow, buyers are looking for townhome developments in walkable, trendy submarkets like Reynoldstown, Old Fourth Ward (O4W) and Grant Park,” Huffstickler said. The Intown neighborhoods offer the perfect combination of multi-story living with enough room for a family and the feeling of having private space while living in the middle of a bustling neighborhood and close to job centers like Midtown and Downtown. Recently, Huffstickler has seen an increase in the luxury townhome market in Intown areas like Cabbagetown and anywhere along the BeltLine’s Eastside extension, as well as in more traditionally attractive submarkets stretching down Peachtree Street from Buckhead to Brookhaven. “Luxury townhome product is relatively highly priced and comes with gorgeous design features for more discerning buyers looking for that Intown lifestyle. We’re seeing prices above $1.2 million around the BeltLine and above $2.5 million in Buckhead,” she said, adding that some of the key points for buyers are luxury and finishes such as custom plumbing fixtures and stand-alone master bathtubs. For condos, it’s all about the amenities and going outside of the home. “Of course, you want an open, flexible floorplan, but we’re working with our developer clients to focus on the lifestyle, whether that’s amenities like a rooftop garden and awesome pool deck or the ability to walk to Whole Foods or the nearby MARTA station,” Huffstickler said, stressing that location is more important than ever. “There’s a pent-up demand for condominiums and townhomes in Atlanta,” explained Lori Lane, Senior Vice President, CITY HAUS/Berkshire Hathaway Homeservices, Georgia Properties. “With the minimal new construction condos delivered over the past seven to ten years, there’s an accumulation of buyers in existing condominium developments with significant equity who are ready to move up in size and price point.” The top features her clients ask for are Continued on page 22 At l a n t a I N t o w n Pa p e r. c o m

location and walkability, convenience and accessibility to the BeltLine. She said that top areas include Midtown, O4W/Edgewood and even downtown Alpharetta for empty nesters. Condos and townhomes priced between the $300,000s and $600,000s seem to be a reasonable sweet spot for buyers, Lane said. As prices continue to rise Intown, single family homes have become unaffordable for most buyers, according to Tim Baldus, Director of Sales, Berkshire Hathaway HomeServices. “This makes townhomes and condos the best option,” he said. Buyers want maintenance-free living, “…and welcome all of the exterior maintenance being managed by the homeowners’ association,” he said. Homebuyers are looking for homes in a price range of the $400,000s to $800,000s, Baldus said, and want open floorplans and large windows for natural light, painted cabinets, quartz countertops and hardwood floors, as well as upgraded large kitchens, master bedrooms and master baths. While the demand for housing keeps rising, inventory is low and available land is limited. “There’s still a real lack of finished, new construction condo product, which is prompting developers to get more creative in finding options to get new construction options to the market quicker,” said Karen Rodriguez, Founder, GROUP KORA/Berkshire Hathaway HomeServices. She explained that buyers don’t want to wait two or three years before they can close on a property. “People also want to take advantage of the equity in their current homes, and that may not be possible once there’s a slow-down in the future, which is inevitable,” she said. Despite the lack of inventory, though, she’s seeing casualties of condo projects that are being canceled due to unrealistic pricing or not having the right market strategy. “Pricing is just one of the factors to a successful condo project,” she said. “Lower pricing doesn’t guarantee success.” She pointed to a developer client of hers who recently purchased the entire 40th floor of an older condo building and is building out three modern penthouses with high-end finishes, branded as Chateau Des Peres. “This is something that’s done quite a bit in other large markets, but it’s a first for Atlanta,” she said. The most difficult price range to find is one for a younger, first-time buyer, Lane reported. New construction townhomes and condos are in high demand across the board, according to Huffstickler, “…but we’re seeing a lapse in already-tight inventory for those buyers looking in the $500,000s to $600,000s price range.” She said that the market has seen a lot of activity in both the more affordable new construction price range in the low $300,000s to mid $500,000s and the ultra-luxury market starting from $1 million and up, but there’s not much new construction for buyers looking for an Intown condo with luxury finishes, great amenities and other bells and whistles without the sky-high price tag. “40 West 12th is a great example of a planned project with condos in that range, and other Midtown projects like the forthcoming No2 Opus Place have also adjusted their pricing to reflect this missing link,” she said. There are 64 condos — one, two, three and four bedrooms — in the 40 West 12th project, priced from $599,000 to $1.4 million. It’s part of the Selig mixed-use development at 1105 West Peachtree and is set to deliver in 2020. Tufts also noted that there’s little to no new high-rise availability under $600,000. “Seven88 West Midtown, under construction now, will meet that need,” he said. The luxury condos will be walking distance to Georgia Tech and offer gorgeous views in all directions. “Townhomes in the $300,000s are also elusive, however we have some beautiful alternatives coming soon,” Tufts continued. Moda Lavista features new three-, four- and five-bedroom open-concept townhomes starting in the $500,000s. And at Ironside East Atlanta Village, located at Flat Shoals and Glenwood, 50 percent of the 24 modern townhomes priced in the high $400,000s are already under contract. There’s no better time to buy than now, advised Tufts. “Construction and land costs are skyrocketing. What’s offered today will likely be a bargain compared to the No2 Opus Place next wave.” Baldus said that larger townhome plans are hard to find under $800,000. “Skyland Brookhaven, a townhome project, has two 2,800 square foot plans in the in key Intown markets. It’s just one of the features at The Heritage on Memorial, a gated townhome community just steps from the BeltLine’s Eastside Trail extension and the upcoming Madison Yards. “Our four-story townhomes offer sky terraces,” she said. “Many of our purchasers are adding outdoor fireplaces, TVs and kitchens.” The development will feature a total of 20 fourstory townhomes with sky terraces offering city views. Two floor plans, The Ashley and The Barrett, offer 3,390-plus square feet, each with four bedrooms, four and a half baths and twocar garages. “Kitchens are the focal point of any home, and we offer custom cabinetry, soft close drawers, double ovens and, of course, statement center islands,” Combs added. “We include site finished hardwood floors, built-in bookcases, custom soft-close cabinetry and elevators.” With homes tending to be more vertical now, elevators or homes that are elevator-ready are more in demand, she reported. It’s not hard to imagine where things are headed. Schwall said that Intown’s real estate market is likely to see a continuation of higher prices and tighter inventory. “While townhome

communities have flourished in the past five years, the increase in land costs as well as the limits on construction financing will affect the number of townhome communities that builders can build.” She noted that this will likely cause builders to be more selective in choosing new projects and drive them towards newer markets such as the Westside where land is more plentiful and less expensive. “As construction costs continue to rise, new condos with pricing below $600,000 are becoming a thing of the past,” Schwall said. She predicted that as the glut of the apartment market begins to stall out, apartment rentals and apartment projects will likely begin to convert to condominiums. As a result, condo conversions will present a new opportunity for more attainable pricing to come to the market.

Kaplan Residential is developing a new apartment complex, Generation Atlanta, on Centennial Olympic Park Drive in Downtown. Located just around the corner from the Georgia Aquarium, the 17-story will feature apartments ranging from studios to two-bedrooms, averaging 864 square feet, with belowaverage rents, according to the developers. The Midtown Development Review Commmitte has offered its support of at a townhome project proposal from Office of Design. tlanta’s urban agriculture movement is fortunate to have no shortage of charismatic and passionate people who can, and will, expound at length about their love of land and soil, fresh produce, food security and growing community. When Carol Hunter is having a rough day at work, she thinks of the mothers and children who are nourished physically and mentally while learning how to grow food at an urban garden on Lawton Street in southwest Atlanta. That image and their smiles keep her going. When Ras Kofi Kwayana touches the earth, as he teaches urban farming in the city, he feels the therapeutic effect of working in the soil and growing food – and he observes the transformation in his students. When Patience Allen-Glick has trouble going to sleep at night, she closes her eyes and mentally walks around the garden on land next to the Wheat Street Baptist Church in the Old Fourth Ward, where she worked years ago; she still remembers the smell of the flowers and herbs and the sense of community. New parks to bring greenspace, amenities to Westside

The Westside will soon have plenty of extra greenspace for walking the pooch, picnicking or just taking a stroll. The Upper Westside Improvement District has hired Russell Landscaping to begin work on the corner of Northside Drive and 17th Street, which will be transformed into a 4.5-acre community greenspace called The Waterworks in honor of its location next door to the city reservoir. The park is on the eastern edge of the Atlanta City Water Works Hemphill Reservoir, and Friends of Atlanta Waterworks Park has long championed the corner as public greenspace. The Upper Westside Improvement District worked with the city and former Atlanta City Council Member Yolanda Adrean and the Department of Watershed Management to clean up and reclaim the area, with support from Park Pride and neighborhood leaders. “We are thrilled to be underway creating a safe and beautiful space along one of the highest profile corridors on the Westside,” said Elizabeth Hollister, Executive Director, UWID. “We have been compiling community input for what people would like to see there, and this is the first step towards realizing their vision.” The former Boone Park West in the English Avenue community has been officially renamed Kathryn Johnston Memorial Park. Johnston, 92, was killed by members of the Atlanta Police Department who used an illegal “no knock warrant” at her home on nearby Neal Street in 2006. News You Can Eat Tiny Lou’s at Hotel Clermont

he lovely and astute Karen Head reviewed Tiny Lou’s for AtlantaINtownPaper.com back in August, be sure to read it. I like having dinner with her because we focus on different things in a meal and she always opens my eyes to an unexpected angle. She handles the cheese plate while I deal with the chocolate. She makes note of the silver while I scrutinize the service. Her husband always gets steak and my wife always gets pork. As far as double dates go, we make a good reviewing team. By Megan Volpert In this case, we agree mightily on the merits of a mille crepe – that thirtyish-layer gem of a creamy dessert that Tiny Lou’s refers to as a crepe suzette cake to emphasize its orange flavor over its precise construction. As far as French pastry, the mille crepe’s delicate stack is pretty advanced and Tiny Lou’s version rises to the challenge. One place where we disagree is the Clermont sauce you can get with the fries. Karen says the classic, skinny cut fries need no accoutrement, whereas I think this sauce appropriately enhances a wide variety of things on the menu. There’s a dash of foie gras in addition to the jus there so it highlights the savory tones in Megan Volpert lives any dish not unlike soy sauce would. Another great sauce on the menu is the green goddess dressing found on the side of the seasonal crudites, which are themselves daringly thrust at odd angles into a pile of shaved ice. It’s a beautiful display well beyond your average carrot and celery stick pile, staying properly chilled while the table picks at it. For those going harder on the appetizers, the beef tartare has exemplary toast points. The protein is bound in a very balanced way, more thyme and capers than mustard seed, so the flavor of the meat is not overpowered. The one time I did go to France, the thing I loved most was the quality of the butter on every table. Especially if you’re tucking in to Tiny Lou’s because you’ve got quite a long night of merriment ahead, please do get the brioche bread service and set up a delicious base layer before you do damage to your gut with whatever else lies ahead. The flaky crust and fluffy insides are divine. You’ll want to order loaves upon loaves of it, with the salt flakes smartly topping the bread itself rather than melting uselessly into the butter. Even topping it with a lot of good, soft butter, the bread is not too sweet to appear at the beginning of the meal. For entrees, the burger and the trout are both decent, but the big winner was the pork chop. I hereby declare that all pork chops served in restaurants should be cooked sous-vide. That means it gets cooked in a big plastic bag in a gently steaming water bath. Not an iota of flavor evaporates by this method, and the tenderness of the result is unparalleled. This pork chops comes with an innovative, rolled up version of ratatouille and a corn soufflé that is practically worthy of the dessert menu. On the actual dessert menu, definitely hit the mille crepe if you’ve never had one before. In the chocolate family, the best of several good options is the Moulin Rouge, so named for its cherry bavarois (think gelatin nobake mousse) on top of chocolate cake with a bit of limesage sorbet on the side to cut all the sweetness. It’s both beautiful to look at and delicious to eat. There were many decent cocktails that were not exactly innovative but that had terrific names like “twigg & carries.” If you’re bracing for a long night with your buddy who is already a bit too wobbly, I recommend subbing in a zero-proof “virgin & tonic” from their mocktail menu – so much juniper in there your buddy may not even realize he’s ginless. Karen went to dinner at Tiny Lou’s at proper dinnertime on a Tuesday. I went at early bird hour on a Friday, when service is far more likely to be haphazard and crabby – yet it was not at all. Every server was punctual and game for any chattiness. Many will gladly regale you with tales of how haunted the place is. As the lights dimmed and we approached the end of our meal, a huge, rowdy birthday party got seated next to us and our server had no trouble wrangling them without so much as an eye roll. Blessedly, the service at Tiny Lou’s is all Southern and not a bit French.

Concrete Jungle

Nonprofit picks fruit from urban trees for the needy By Grace Huseth Before Kroger, Publix and Whole Foods, we used to have to forage for fruit. Plucking plums, pears and, of course, peach trees was something every Atlantan could do. It still is, if you know where to look. Craig Durkin, co-founder of Concrete Jungle, knows where to look. Since 2009, he has developed a sharp eye for fruit trees throughout the city, identifying more than 2,800 trees in 20 varieties. With that knowledge, Durkin organizes fruit picks from May to November to collect forgotten fruit and engage those in Atlanta who believe the best diets are those that are hand-picked. The fruit trees identified by Durkin are found in yards, forgotten orchards and sometimes in unexpected urban areas. Most of the trees are untended and disregarded, so their fruit is wasted while many poor and homeless struggle to find fresh produce. After a picking, Concrete Jungle shares their bounty with local food banks and shelters such as Mercy Community Church and Atlanta Union Mission. The first fruit picks were simply Durkin and co-founder Audrey Daniels, but Concrete Jungle has grown to become a nonprofit, hiring Katherine Kennedy as director and organizing partnerships, fundraisers and planning pickings on the weekends and evenings. This fall, Concrete Jungle will focus on picking persimmons and pomegranates as weather permits. “The weather is always weird and unpredictable. One of the big challenges we face with Concrete Jungle is the logistics of identifying trees ready to be picked,” Durkin said. Maintaining the food map is a time consuming job for Durkin, who regularly monitors which trees are ready to be picked and anticipating which trees will be producing. Like a modern day Johnny Appleseed, he would like to see Concrete Jungle work alongside Trees Atlanta to plant more fruit trees. Fruit trees do need more care as they establish, but the payoff is as many as 20 years bearing fruit, Durkin said. During a recent pick on a Thursday evening, Durkin and ten volunteers plucked pears in Virginia-Highland. In total, they gathered over 500 pounds of fruit. “Picks are fun because there’s a bit of discovery and improvisation involved with them. Trees are often found in unexpected places and this provides good juxtaposition in an urban environment,” Durkin said. “Additionally, there’s no right way to pick a tree, so people come up with all sorts of different methods: hand-picking, climbing a tree, shaking branches, using fruit pickers, etc.”

In addition to gleaning the fruit trees of Atlanta, Concrete Jungle is on a mission to provide vegetables as well as fruit to those in need. The nonprofit grows vegetables on a small urban farm in Southwest Atlanta called Doghead Farm, a slip of land just north of East Point. “It’s incredibly satisfying for myself and for our volunteers to be able to participate in something that’s both fun and helpful to others,” Durkin said. “And sometimes you get to climb trees.” Doghead Farm will have an open house on Saturday, Oct. 20 at noon with fresh pressed cider from a pedal-powered cider press. Eater Atlanta reports that Atlanta BeltLine founder Ryan Gravel will open a restaurant in the Telephone Factory Lofts along the Eastside Trail. Book Festival of the MJCCA set for Oct. 30 to Nov. 18 The 27th annual Book Festival of the Marcus Jewish Community Center of Atlanta (MJCCA) is set for Oct. 30 to Nov. 18 with some of the nation’s bestselling authors. By Grace Huseth The 20th anniversary edition of Atlanta Celebrates Photography (ACP) will include a variety of photography related events including speakers, exhibits, panels, parties, workshops and fairs that are open to the public. The network of photography events makes ACP the largest annual community-oriented photography festival in the nation. Amy Miller, ACP executive director, said the festival offers something for everyone, from professional photographers, collectors and artists to those just graduating from point and shoot. With more than 100 free events and exhibitions to experience, Miller has highlighted three of the best:

Miller says public art is one of the most important parts of the ACP Festival. For the sixth year in a row, ACP will present FENCE, an outdoor exhibit at Piedmont Park’s dog park. FENCE has become the largest public photo exhibit in North America at over 700 feet long. “People tend to linger at the dog park and will have a chance to get into the stories that these photographs tell,” Miller said. “The photographers are telling a story in six pictures or less, so the pictures have to be concise and able to convey a message.” Out of 2,000 entries, three local photographers made the cut in an exhibit that displays only 41 artists. Daniel Edwards displays his series “Black Outlined Blue,” a collection of images of African American police officers both in uniform and in daily life. Dale Niles was selected for her series called “Animals Revisited,” which features taxidermy and live animals combined with landscape photos and other elements. “Cascade Roll” by Raymond McCrea Jones is a collection of shots from the popular Cascade roller skating rink.

photographer Annie Leibovitz will speak at the ACP Marquee event on Nov. 29 in addition to lectures by Guggenheim Fellows Meghann Riepenhoff and Deana Lawson offered throughout the festival season. Atlanta-based photographer Derek Blanks will share his love for photography at the Westside Cultural Arts Center on Tuesday, Oct. 11 at 7 p.m. as part of a local spotlight lecture series. Blanks is most famous for his work with the “Real Housewives of Atlanta” as well as a portfolio of celebrities like Mo’Nique, Viola Davis, Jennifer Hudson, Cuba Gooding Jr., Nicki Minaj, Wendy Williams, Steve Harvey, Janelle Monae, Chaka Khan, Kelly Rowland and Nick Cannon. “It’s not only great exposure for [the photographer] but it helps people who are aspiring photographers see how someone in their own hometown can succeed. They can look at that road map and get inspired by what he’s done,” Miller said.

On Saturday, Oct. 20, from 1 to 4 p.m., ACP will host a photography fair open to the public at the Georgia Tech Hotel. Fifty ACP selected exhibits will be on display for an afternoon of photography talk, a tour of the latest trends in international photography and an opportunity to buy prints the same day. “It’s an informal way to put your work out there, but it’s also a way to get feedback,” Miller said. “It helps the community see a wide breath of work from people all over the country, but it also helps photographers get great at sharing their work and get an audience’s response.” For a complete list of events happening during ACP, visit acpinfo.org. Freedom Parkway, which connects Downtown to Ponce de Leon Avenue, has been officially renamed “John Lewis Freedom Parkway” in honor of the Civil Rights icon and the U. S. congressman from the Fifth Congressional District. A dedication ceremony was held Aug. 22 at the intersection of Ponce and the parkway that now bears Lewis’ name. “I am very deeply moved that the City of Atlanta would choose to honor me in this way,” Lewis said. “I am more than lucky but very blessed that the people of the Fifth District have allowed me to represent and serve them for more than 30 years. It has been a real love affair. I have loved them, and I know I am fortunate that they have loved me back in return. I think about so many from the movement who also deserve this kind of honor. Too many are gone. I am just glad I am here to witness all of this. I thank Councilman Andre Dickens for sponsoring this legislation, City Council Chair Felicia Moore for her leadership and the Atlanta City Council for making this a reality.”
