Even in a pandemic, the Sydney property market surprises us. It is thriving despite initial fears of a 30% price drop when COVID 19 kneecapped us all last year. Fast forward one year and our tightest ever restrictions amid the second COVID wave haven’t stopped property growth on the Lower North Shore. A candy bag of forces has pushed the property boom. Record low interest rates (cash rate 0.1%). Closure of international borders and 700,000+ expats returning to Australia. Less international buyer competition. Jaw dropping house growth and ballooning apartment prices are thanks to investors returning to the market and the first home buyer scheme.

Auction clearance rates are consistently around 85% in Cremorne and Neutral Bay. Most properties are selling at – and prior to – auction. While the plug was pulled on many auctions last year, this time around they’re online and processes are as smooth as the harbour on a still day. In the last two weeks, the clearance rate has hovered at 85-90% on the Lower North Shore with strong prices secured. Stock is short and demand is pent-up from the past year making it the ideal time to make a move.
