SIMPLY BETTER SERVICE

Corporate Office 10 E Washington St Middleburg, VA 20117

We know that your life can't be placed on hold while you're buying or selling your house, which is why we take a comprehensive approach to real estate. Our agents are exceptional. Our marketing savvy & strategic. From hunt country to the suburbs and every town in between, our approach to real estate is this: simply better.

I would love to tell you that the future is bright and we'll be out of this storm soon. But while economists agree there will most likely be a normalizing of prices, inventory remains incredibly low and lumber prices are up making building new communities a daunting and expensive task The reality is we just don't know exactly when we will see the other side of this so we remain cautious, but hopeful.

The response of our community to all that we ' ve seen since March of 2019 is astounding in the most beautiful way. I've seen neighbors helping to fuel efforts for change, communities coming together to ensure small businesses, non profits and local charities survive, and families flooding the real estate marketplace in a valiant effort to keep the economy and their lives moving forward. All of these actions show me that hope is something that thrives in all of us, something that fuels us for a future we ' re shaping right now.

MRE | AP 03

I could spend a lot of time talking about the past two years and all of the hardships a pandemic world has brought upon us, but rather than rehash all of that, I would like to take just a moment to talk about hope

Hello neighbor,

The real estate explosion, not just in Northern Virginia but across the nation, has been truly mind blowing even for those of us who are industry veterans No one could have predicted the perfect storm of historically low interest rates and buyer confidence that would sweep the market. It's created a difficult atmosphere for buyers and sellers alike yes sellers, too, as they enter the market to buy with less bargaining chips than they hoped for.

PETER PEJACSEVICH

That said, sometimes life dictates a change at a time that may not be convenient as we ' ve all become starkly familiar with this year. So if change is something you either need or desire, we ' re here to help. Whatever it is you hope for an office for a new working normal, breathing room for your growing family, space away from the city to focus on what really matters we can help make it a reality. Enjoy this resource and all the helpful tips it holds, and call us when you ' re ready

NEED TO SELL QUICKLY OR EVEN AS IS? WE CAN HELP WITH THAT, TOO.

Our in house marketing department is a team of experienced professionals, passionate about making

Just as important as a comprehensive estimate is proper pricing. It can be tempting to list your property for a high price in hopes of receiving an offer that is well above your bottom line. However, statistics show that homes priced too high spend more time on market than competitively priced comparables, require price reductions, and ultimately sell for less than desired A home priced appropriately from the outset will generally result in more traffic, an offer (or even multiple offers) sooner than over priced counterparts, and a satisfying selling price.

MARKETING MATTERS

WHAT YOU CAN EXPECT

We're always happy to create a Comparative Market Analysis for your property, no matter its current state, so you have as accurate an idea as possible of where you stand financially.

Even though you may find "estimates" of your home's value on real estate platforms such as Zillow and Trulia, it's always better to have an experienced professional tour your home, consider all of the factors involved, and run a detailed analysis in order to make sure your home is perfectly positioned for the market Online estimates do not take into consideration upgrades, updates, or inaccurate tax records making human perspective the best approach

Every situation is unique, and depending on your needs and goals, it might take a few days or even weeks to prepare your property for sale. That's fine with us we ' re in it for the long haul We have a network of vendors who have done great work for our clients and agents in the past. We're happy to make suggestions if you need recommendations or referrals for a myriad of projects

PREPARING YOUR PROPERTY FOR SALE

Once we ' ve settled on a property price and listing period you ' re happy with, we'll sign a listing agreement At that time, you'll also be asked to provide signed disclosure statements. Don't worry, your MRE | AP agent will walk you through these important steps and answer any and all questions you may have about your paperwork.

While some keep their home looking like a showroom on a daily basis, most homes require a bit of work and coordination prior to listing. Our experience is that the more show ready your home is, the quicker it will sell And most sellers recoup cosmetic fix up expenses.

Honest, time tested advice with an unmatched level of excellence. From preparing your home for sale to handing over the keys to the new owners, we are here at every step, bump, and curve in the journey

PRICING + POSITIONING YOUR PROPERTY

SECTION ONE

The best contract for your situation might not always be the one with the highest price. We will help you consider all of the factors involved so that you go under contract AND make it to the closing table This might include things such as considering the best dates and deadlines for your timeline or comparing traditional financing with a cash offer If you need to find a replacement property or would like to have the option to rent your home back for a period of time after closing, that is also something we consider when helping you review offers to purchase your home As full time experts in the field, we ' ve seen almost everything and we'll use that knowledge to help you navigate the negotiation

CLOSING + POSSESSION6

Buyers will verify the property is in substantially the same condition as when the offer was written, or that agreed changes have been made, by walking the property one last time prior to closing.

sure your home is seen by the largest number of potential buyers possible. From attractive materials that have been expertly crafted to meticulously tailored online campaigns, we'll target your property's audience and get people in your door (see more about our marketing process on pg. 7).

All milestones in the contract start from the Ratification Date, which occurs when the executed purchase agreement is signed by all involved parties RATIFICATION DATE

After ratification, the seller will allow the buyer to complete all due diligence, property inspections, and reports (i.e. disclosures, HOA docs) as agreed to by terms of the contract

The seller and buyer will each examine the settlement statement, review and sign final documents, and receive other information pertinent to closing Then the buyer takes possession Keys are transferred to the buyer at the closing table, unless there is delayed possession or a rent back agreement.

TRANSACTION MANAGEMENT

FINAL WALKTHROUGH5

Once you ' re under contract, we work to keep everything on track and moving forward as smoothly as possible From important dates and deadlines to coordinating with your buyer's agent, lender, and title company there are a lot of moving pieces involved. Here are the basics:

an important one. In procuring a loan, bear in mind that sellers want to see that you are pre approved with a reputable lender They also look for proof of funds for the stated down payment and closing costs

Additionally, keep in mind if your home search takes some time, pay stubs and bank statements may need to be submitted again to your lender

We pride ourselves on being exceptional listeners We understand the enormous change you are undertaking and want to ensure your unique needs are met. Whether it's searching for your first home or a property with rental investment opportunities, your MRE | AP agent will find out what's most important to you and take the time to discover what "home" looks like for you.

Choosing the agent and brokerage team you want to represent you in the purchase of your home is critical. While there are many great real estate agents out there, finding the right one to work with is essential to a great buying experience. You're about to embark on what is often the largest and most meaningful investment you will make If you ' re not a first time homebuyer, you ' re keenly aware of this fact. You deserve to be represented by a team who is adept at navigating the intricacies of home selection, negotiation, and closing The team at MRE | AP is made up of exceptionally well trained, full time experts who will walk you through every step of the process Our duty is to put your interests financial and otherwise above everyone else's, including our own. Working steadily toward your homeownership goals requires clear lines of communication both ways and we'll always hold up our end of the deal Your agent will customize your unique property search, providing you with information on homes most relevant to your buying experience, instead of inundating you with information that isn't.

If you ' re going the cash route, you'll want to provide proof of funds sufficient to complete the transaction.

Now the fun part begins! Based on your desired criteria, your agent will be on the hunt for homes they think might be a good match. We'll send you properties to consider and you can send us properties which catch your eye as well. If you have any questions or would like us to adjust the parameters of your search, tell us Your MRE | AP agent will also be constantly networking with other top agents in our firm and in the area to find properties that may not yet be available to the public.

Depending on the market, there are many different strategies on how to approach writing an offer We are experts in tailoring attractive offers to have the greatest chance of acceptance. Tree of Life Ministries (TOL) was birthed in 2008 following the decision of a local church to set aside the first 10% of giving to meet the needs of the poor locally. A faith based nonprofit 501c3 was then established by MRE | AP agent Paul Smith with a simple purpose “to reach out to the poor and needy in our community with the love of Jesus Christ ”

Just as all five Tree of Life Branches work together, their volunteers work together, offering their diverse gifts so that real change and even real miracles can take place

TIPS FOR VISITING WINERIES

If dogs and wine are your idea of a perfect pairing, check ahead for winery dog policies. Leashed dogs are welcome at many wineries, but rules vary If a winery sells food, they usually don’t allow you to bring your own picnic. Visit winery websites to double check on food policies and scheduled food trucks at the places you plan to visit. You may not bring outside alcohol onto any winery property, per Virginia law Most wineries host live music and special events, especially on weekends The extra fun can mean extra crowds, so arrive early if you’re counting on visiting a particular winery.
