Part of prepping your home to sell involves staging Staging can range from packing up some trinkets to hiring a professional A chat with your agent will help you determine what your home needs and how to get it showing ready, like the home pictured above

You made a great investment in your home, and whether you have owned it for a few months, or decades, we know that selling it is no small venture. We strive to provide our clients with a smooth transaction, as little hassle as possible, and a seamless process with constant communication. And we make it our mission to sell your home for the best terms, so that in the end, you're thrilled with the results.

WHAT YOU CAN EXPECT
SECTION ONE MRE | AP 03
Just as important as a comprehensive estimate is proper pricing. It can be tempting to list your property for a high price in hopes of receiving an offer that is well above your bottom line. However, statistics show that homes priced too high spend more time on market than competitively priced comparables, require price reductions, and ultimately sell for less than desired A home priced appropriately from the outset will generally result in more traffic, an offer (or even multiple offers) sooner than over priced counterparts, and a satisfying selling price.
PRICING + POSITIONING YOUR PROPERTY
Every situation is unique, and depending on your needs and goals, it might take a few days or even weeks to prepare your property for sale. That's fine with us we ' re in it for the long haul We have a network of vendors who have done great work for our clients and agents in the past. We're happy to make suggestions if you need recommendations or referrals for a myriad of projects
While some keep their home looking like a showroom on a daily basis, most homes require a bit of work and coordination prior to listing. Our experience is that the more show ready your home is, the quicker it will sell And most sellers recoup cosmetic fix up expenses.
NEED TO SELL QUICKLY OR EVEN AS IS? WE CAN HELP WITH THAT, TOO.
Honest, time tested advice From preparing your home for sale to handing over the keys to the property's new owners, we are here at every step, bump, and curve in the journey
Once we ' ve settled on a property price and listing period you ' re happy with, we'll sign a listing agreement At that time, you'll also be asked to provide signed disclosure statements. Don't worry, your MRE | AP agent will walk you through these important steps and answer any and all questions you may have about your paperwork.
Even though you may find "estimates" of your home's value on real estate platforms such as Zillow and Trulia, it's always better to have an experienced professional tour your home, consider all of the factors involved, and run a detailed analysis in order to make sure your home is perfectly positioned for the market Online estimates do not take into consideration upgrades, updates, or inaccurate tax records making human perspective the best approach

The best contract for your situation might not always be the one with the highest price. We will help you consider all of the factors involved so that you go under contract AND make it to the closing table This might include things such as considering the best dates and deadlines for your timeline or comparing traditional financing with a cash offer If you need to find a replacement property or would like to have the option to rent your home back for a period of time after closing, that is also something we consider when helping you review offers to purchase your home As full time experts in the field, we ' ve seen almost everything and we'll use that knowledge to help you navigate the negotiation

While there are many great real estate agents out there, finding the right one to work with is essential to a great buying experience. You're about to embark on what is often the largest and most meaningful investment you will make If you ' re not a first time homebuyer, you ' re keenly aware of this fact. You deserve to be represented by a team who is adept at navigating the intricacies of home selection, negotiation, and closing The team at MRE | AP is made up of exceptionally well trained, full time experts who will walk you through every step of the process Our duty is to put your interests financial and otherwise above everyone else's, including our own. We will present your offer to the listing agent of your desired property immediately Our goal is to get your offer accepted at the lowest possible price and the most favorable terms. The seller can accept, reject, counter, or ignore your offer Regardless of the reply we receive, you can be assured we will be in constant contact with you.
Now the fun part begins! Based on your desired criteria, your agent will be on the hunt for homes they think might be a good match We'll send you properties to consider and you can send us properties which catch your eye as well. If you have any questions or would like us to adjust the parameters of your search, tell us Your MRE | AP agent will also be constantly networking with other top agents in our firm and in the area to find properties that may not yet be available to the public
How Much Can You Afford?
Most offers will be written with an investigation contingency. This "due diligence" period is the time when you can perform inspections on the property and become intimately acquainted with every square inch of it (inspection types on pg. 12). Inspections are very involved, so be prepared. A good inspector will be extremely thorough and may bring to light problems that make you look at your "perfect" new home in a different light. In the case of almost every home, the inspection report will come back with at least a few issues Best case scenario, these will not be too serious.
Depending on the market, there are many different strategies on how to approach writing an offer We are experts in tailoring attractive offers to have the greatest chance of acceptance. We know what is expected in specific areas and at specific price points, and we'll use that knowledge to give you the edge over competing bids. Most offers are written so the buyer is required to submit a small percentage of the purchase price, known as an "Earnest Money Deposit"

We pride ourselves on being honest and openly communicating with our clients as they openly communicate their thoughts and wishes with us
Knowing your true budget is paramount to the process. To determine how much house you can afford, it's best to start by asking yourself what total monthly payment you are comfortable with. Your lender can then help translate that into a loan amount by considering taxes, interest, and other costs

Contract contingencies allow buyers to investigate all aspects of a property prior to purchase. If you are comfortable with the condition of the property and the appraisal and loan are approved, then it's time to remove all contingencies. Contingencies can be removed one at a time or all at once. Most buyers elect to do a final walk through before loan documents go to the title company and you go in for signing. This is done to verify the condition of the property and to make sure that any repair items that were agreed to were performed to your satisfaction
FINALIZED DOCUMENTS
You're almost home! Now that you know you ' re moving forward with the transaction, the remaining steps are for your lender to prepare the loan documents for your review You will be expected to deliver your down payment at closing. Additionally, you will receive what's known as an ALTA statement. This is essentially a balance sheet of all the transaction costs and credits provided by your title company. Another perk of living in the panhandle is its proximity to cities like Hagerstown, Frederick, Leesburg, Winchester, and even Washington, DC. Many who live in Jefferson County find they can still easily commute to work and shop in these hubs And with a growing number of employers embracing the work from home model, commuting may not even be part of the equation It’s the best of both worlds: you get the benefits of living in a more rural area, while living within driving distance of the greater DC area!
