How Much Can You Afford?

Most offers will be written with an investigation contingency. This "due diligence" period is the time when you can perform inspections on the property and become intimately acquainted with every square inch of it (inspection types on pg. 12). Inspections are very involved, so be prepared. A good inspector will be extremely thorough and may bring to light problems that make you look at your "perfect" new home in a different light. In the case of almost every home, the inspection report will come back with at least a few issues Best case scenario, these will not be too serious.

Depending on the market, there are many different strategies on how to approach writing an offer We are experts in tailoring attractive offers to have the greatest chance of acceptance. We know what is expected in specific areas and at specific price points, and we'll use that knowledge to give you the edge over competing bids. Most offers are written so the buyer is required to submit a small percentage of the purchase price, known as an "Earnest Money Deposit"

Finally, the day we have all been waiting for! Once you have received the keys and possession is officially transferred, you are free to move in and enjoy your new home.

Contract contingencies allow buyers to investigate all aspects of a property prior to purchase. If you are comfortable with the condition of the property and the appraisal and loan are approved, then it's time to remove all contingencies. Contingencies can be removed one at a time or all at once. Most buyers elect to do a final walk through before loan documents go to the title company and you go in for signing. This is done to verify the condition of the property and to make sure that any repair items that were agreed to were performed to your satisfaction

FINALIZED DOCUMENTS

You're almost home! Now that you know you ' re moving forward with the transaction, the remaining steps are for your lender to prepare the loan documents for your review You will be expected to deliver your down payment at closing. Additionally, you will receive what's known as an ALTA statement. This is essentially a balance sheet of all the transaction costs and credits provided by your title company. (There is a detailed outline of this portion of the process on pg 13 )

Over twenty acres of trees and meadows with a shaded playground and a spring fed stream. There is also a 1500 square foot picnic pavilion, soccer fields, sand volleyball, horseshoe pits, and a 3/4 mile walking trail. The coolest feature is the springhouse that dates back to roughly 1734 and belonged to the original settler for whom the park is named, Richard Morgan

JAMES HITE PARK

This 19.5 acre park is the most popular of Berkeley County’s public parks and it’s easy to see why: it contains an outdoor and indoor heated pool, six pavilions, volleyball courts, tennis courts, 18 hole lighted miniature golf course, four playground areas, and a covered concert stage with bleachers Swim lessons are available every summer.
