Proposal design, Landmarks & DOB s ets, community board. In this project we design a floor and penthouse addi on to in an exis ng building from 1900 located in the Seaport District, in front of the East River and close to Brooklyn Bridge. The excep onal loca on together with the historic character of the district have influenced strongly in the design. The project is a series of frames from which one can enjoy the stunning landscape. The first one contains the private areas of the house. The second contains an interior garden and a library. This space can be spa ally ‘merged’ with the third frame by opening its glass enclosure, thus the living room becomes a gardened terrace overlooking the East River. The materials we propose ‘talk’ with the character of the historic surroundings as and express the contemporaneity of the proposal.

This sixteen unit residen al project is located in Division Street, at the edge of the Downtown area. The building reflects the character of the neighborhood with its industrial materials and playful design. It is located in the vicinity of the New Jersey turnpike extension, visible from the rear yard, and in FEMA designated flood zone that requires the building to be raised five feet above grade. The approach of this project transforms constrains into design features. The building sits on top of concrete foundaons and walls to protect it from possible floods, over which sits the public elements on the first floor, made of lightweight , transparent infrastructure (commercial space) , ar culated with expanded metal mesh (entrance ramp and stairs). The residen al volume cants forward at an angle in the street façade that is made out a clad expanded metal mesh rainscreen that frames the recessed square openings made out of clad lime green compressed paper board panels and large windows. The building has several environmental sustainable solu ons such as solar panels for hot water, grey water collec on, interior renewable materials, ample bike storage and a green façade oriented to south where vines are growing in a preinstalled trellis grid.

ZONE 1: This development will operate as a Music Centre during concerts and fes vals but also it will be also used daily for other non-speciďŹ c ac vi es. The Project extends along a bay over a surface area of more than 27 ac. and is divided into three interconnected zones. The design takes into account environmental criteria. - Zone 1: This zone consists of The Outdoor Performance Hall (12000 seats), The Large Performance Hall (5000 seats) and The Pop Music Exhibit Area that has two towers of 113 and 83 meters high.

ZONE 2: - Zone 2: Due to the popularity of Night Markets in Taiwan we proposed this as an extra func on for zone 2 over and above the requirements of the Tender. This would ensure the bay being used all year round. The Marine Culture Exhibit Area consists of a range of buildings interconnected by a promenade, which also connects with other development areas. This part of the Complex is 6 meters above the ground level, which allows skyline and seaviews long its en rety.

ZONE 3: - Zone 3: This lineal shaped area connects two important centers of ac vity in the bay, which is the Ferry Sta on in the South and the Night Market in the North. In this zone we propose three dierent streets: the ďŹ rst of which runs through the indoor gallery, which has the entrances to the Small Performance Halls (8 units 200-400 seats); the second 8 meters above the Gallery and at the seafront; and the third is a pedestrian street which runs by the city.

The design of the building reinforces the representa veness of its func on, this contrast with the domes c look of its surroundings by the ‘Sil’ riverbank. The straigh orwardness, clarity and efficient layout of the design together with the incorpora on energy-saving measures support its representa ve nature. The adaptability of the building relies on its regular and ra onal structural grid. This arrangement allows the alloca on of ver cal communica ons, secondary spaces and storage areas in the northern opaque strip of the building. The office areas are bright naturally illuminated open spaces whose layout can be rearranged as needed to accommodate the poten al changes of the building program may get over me. The project is commi ed energy saving strategies that are ingrained in its design, as it is showed by the greenhouse in the ground floor, solar panels in its roof terrace and the double facade that reduces the ven la on and cooling loans.

72 Reade Street project is an extensive altera on and change of use of 3 stories on a 7+2 stories Tribeca Building. The building was originally built in 1956 and successive works turned the building into the 7 story building we see today. This building is located in a Landmarks district and is made by exterior masonry construc on with heavy mber interior horizontal structure and cast iron columns. Our project transformed the basement and first floor from storage into a ‘vanilla box’ commercial space whereas the former second floor office space in the second floor into two residen al units of about 4000 SF. The design of the units highlights the high ceiling and light coming from the facades 9’ x 5’ arched windows. The lo ed interior space has several alcoves which provide different grades of privacy accentuated by specific dropped ceiling areas. Both units have a luxurious distribu on with four bathrooms, two bedrooms, three alcoves, high end kitchen and dining spaces. Each unit also has an exterior covered deck of 300 S . The units combine the unique old industrial look of the neighborhood with high end space and adapted to modern lifestyle.

The site is in Malaga’s Historical Centre. This loca on and the shape of the site are decisive in the composi on and display of the buildings. Despite the crooked shape of the lot the buildings proposed are arranged in an orthogonal array. This geometric configura on generates pa os of different sizes and regular shapes similar to the ones found in the city floor plan and fit nicely in this conceptual pa ern. The sharp solid stucco walls confer a solid presence to the buildings transmitng to the pedestrians and occupants a fresh feeling very appropriate for such a warm place like Málaga. Another characteris c element in the composi on is the light metallic catwalks that are used to enter the apartments. These are covered with semitransparent glass fiber fabrics which subtly block the views from the street and at the same

2.0 CITY
We state and apply the principles for ‘2.0 City’ with this Master Plan. These establish the essen al points to be considered in modern developments of ci es. It synthe zes the best features of tradi onal urban developments and the characteris cs of the nowadaysurban plans. UNSATURATED CITY. The design in this development is not sta c, its use and layout is allowed to change over me. We favor its evolu on by establishing guidelines for its growth that are supported by the designed structure. We want to promote and allow the evoluon of the city. 3D CITY: The 2.0 city must have 3D tools for its defini on. The compa bility of uses will address the third dimension. PERMEABLE CITY: Accessibility from different heights, no sectors, no fences or barriers, no “crust” pavements... COMPACT CITY: human scale, mixed uses, a layout that promotes neighborhoods, everything accessible within a short-walk distance... CITY AS EVOLUTION: Its design is based on ra onal criteriathe history of the city, its topography and its inhabitants. TESTABLE CITY: Ci zens will play a bigger part in the design of the city. This will be allowed through the transparency and publicity of planning processes.

The building is sits in a 65’ x 65’ riverbank lot. The entrance is located in the north side whereas its east side faces the water. The two story residence has an east–west orienta on. It has a solid façade with small strategic openings in the west while the long east facade opens the interior to the river views and garden through a glazed storefront. The structure divides the lot into two areas; the entrance and garage area and the garden in the east between the river and the residence. The gross floor area was constrained to 1,022 SF by the compe on rules. The design responds to that by maximizing the habitable areas whereas connec on and corridor areas were reduced to the minimum. The kitchen, the dining room and living room share the same space divides visually by the different slopes of the roof above. Addi onally, all the main spaces of the house have river views.

The conceptual defini on of the project is based on a spa al interpreta on of the structure of Andersen’s fairy tales, which leads to the considera on of a dual world: the real and the fantas c. The ‘real world’ is predominantly situated at the surface-level of the site, and is represented by exis ng buildings, Lotze’s Garden and the entrance to the ‘fairy tales world’. On the other hand, the ‘fantas c world’, is located underground and mainly integrated by the exhibi on spaces. As in Andersen’s stories, ‘nature’ cons tutes the interface between these two worlds: vegeta on, water and light are the key elements shaping the visitors’ experience. Obtaining inspira on from fairy tales such as ‘The Li le Mermaid’ or ‘The Ugly Duckling’, water is considered to be the gateway to the fantas c world. A smooth ramp piercing a shallow lake transports visitors to a world of magic and explora on. Nevertheless, during their journey through this seemingly isolated world, visitors are con nuously aware of the real world above them, albeit from a different perspec ve, through what the project named as the Ar facts. A er going through the fantas c world, visitors finally expverience what the project refers to as the ‘Moral Space’, which returns them back to reality while revealing new knowledge about some aspect of human complexity.

This project is located in the most important ďŹ nancial centers of the city and the second largest block in Madrid. The site host oďŹƒces, commercial areas, residen al and several interconnected parks and squares. This area is used below its full poten al because of the layout, the poor internal connec ons and unsafe areas as a byproduct of poor design. This area has an extension of 49 ac. from which 24,5 ac. are exterior with poor pedestrian and several underground passages in the area poorly illuminated , which help increasing the unsafe feeling when walking in the area. The project aims to remodel the area in order to increase its use by ci zens and solve its safety problems. This goal will be reached by implemen ng the program that comes from a sustainable urbanism analysis of the area that also aims to: sa sfy the need of equipment in the area; ac vate it 24h/7 and increase its relevance as a city hub.
Azca Complex Equipment. Spain. As a result of the analysis we propose a program of 2,150,000 sf divided into ‘horizontal’ and ‘ver cal’z developments areas. Horizontally we create con nuous park-plaza (1,500,000 sf) with commercial, cultural, sport and park areas. In the proposal we eliminate the underground walkways. This Park-Plaza is highly adaptable to mul ple events both with local or metropolitan relevance. In the southern part, we propose a hybrid building with mul ple produc ve uses and urban facili es. It is located at the entrance to the park and is the most visible part of the complex. It is 860,000sf of program with several public squares open to the exterior located at seven different levels, sports areas, library, leisure center, offices, a community center, educa onal zone and commercial areas. The building is highly adaptable to host a wide range of events both of metropolitan and local relevance. We propose the services of a ‘downtown area’ in a ver cal hub where services, culture and leisure serves a business and residen al adjacent neighborhoods as well as the whole metropolitan area.
