Statement of Purpose and Methodology:

The purpose of this document is to examine the vacant parcel located in Pembroke Pines, Florida. The parcel is generally located at the southwest corner of Pines Boulevard and 184th Avenue. Research has been performed to examine the parcel in terms of zoning, land use, proximity to adjacent roadways as well as proximity to neighborhoods. The document contains data from American Legal Publishing, Broward County Property Appraiser, and the City of Pembroke Pines.

Parcel Description: Folio: 513913140010 Ownership: The parcel is owned by Pines Crossing LLC. Tax records indicate that the parcel was purchased in July 2011 for $2.1 million. Assessed Value: According to tax records retrieved from the Broward County Property Appraiser’s office The Vacant Land Assessed Value is $3,613,520.00 Current Use: The parcel is vacant and is designated for commercial use.

Proposal: Describe your proposal for the parcel. I am suggesting a site for indoor recreational activities, a bowling alley, game rooms, and a restaurant. What factors led to your proposal? I asked shoppers, a family at the Walmart Next door to the site if they had any suggestions for the site or the neighborhood. I also asked a resident in the neighboring Estancia Community if he had a suggestion for the site.
