There is no place like home. As much as we love our homes as much our homes require our attention. Luckily, maintaining the property does not have to be complicated when we use simple but smart techniques consistently. With preventative maintenance, homeowners can help equipment near the end of its product lifecycle to work or lessen the likelihood of it failing or breaking down unexpectedly. So, here we are sharing some tips that can be helpful to the homeowners, or when it comes to rental properties, to the residents.

LED lightbulbs

Using light-emitting diode lightbulbs is great way to save energy and money on the light bill. For example, one LED bulb will use 5 to

6 Kilowatts while a regular incandescent light bulb will use 40 to 60 Kilowatts. LEDs come from soft white to daylight and can be found at Home Depot, Lowes, or even Amazon. Importantly, some utility companies offer incentives like rebates or credit towards the utility bill when you purchase these items. Normally, they ask to provide a copy of the purchase receipt. Moreover, it’s a good idea to contact your utilities company and request a list of available rebates for home upgrades or repairs.

Four- Point and wind mitigation inspections.

These inspections are good to evaluate the condition of the plumbing as well as the roof. They will suggest if there are any electrical, plumbing or water heater repair or replacement needs. Additionally, they help to lower the cost of homeowners insurance.

Air Conditioning maintenance

Since we are at the Spring and air temperature keeps going up, the Air Conditioning (AC) unit becomes the best friend of most of us. The most common question our customers ask is: “How extend the life of the AC?” There are several affordable and inexpensive ways to do so.

- Replace your AC filter every 30-45 days.

- Clean your AC drain line once a month by pouring hot water and cleaning vinegar down the designated line near the furnace.

- Have a licensed AC technician perform a tune up once a year, make sure they clean coils, blowers, and drain line. Also, they will check all wiring and test both the capacitors and freon level.
