Avalon Park Orlando Gears Up for an Eventful September

September is shaping up to be a month full of exciting events, new openings, and opportunities to engage with the community in Avalon Park Orlando. Whether you’re a foodie, an art lover, or looking to connect with neighbors, there’s something for everyone!

First up, the Wild West Night Market kicks off on Saturday, September 7th, from 6-9 PM. Enjoy local vendors, live country music, and try your luck on the mechanical bull, sponsored by the Rotary Club of Avalon Park. While you’re there, stop by the Artist Reception at the Avalon Park Art and Culture Center (ACC), featuring this month’s exhibit with a Wild West theme.

On September 8th, celebrate Grandparent’s Day Tea at Encore! For $15 per person, enjoy tea, light bites, and live music from 2 PM—perfect for a special day with loved ones.

For our new neighbors, the Avalon Park POA is hosting a New Homeowner Orientation on September 10th at 6 PM, where you’ll get the inside scoop on life in Avalon Park.

Networking opportunities are also abundant this month. Lawman’s Lounge Networking Event takes place on September 12th at 6 PM at The Marketplace, offering a chance to meet fellow professionals. And on September 18th, join the East Orlando Chamber Business After Hours event at the East Orlando Gym and Wellness Center at 5 PM for more networking in a fun, active environment.

The cultural celebration of the Moon Over Avalon event, in partnership with Asia Trend, happens on September 14th in Town Park. With live music, lantern making, and traditional food, this event celebrates the Mid-Autumn Festival and is perfect for the whole family.

For those who love tea and charity, the ChariTea event hosted by the Jane Austen Society of Orlando also takes place on September 14th, benefitting Harbour House.

If you’re a fan of theater and mystery, the Murder Mystery Dinner Theater is a must! Catch the dinner show on Friday, September 20th, catered by Mangia, or the matinee on Saturday, September 21st, catered by Cheese to Share. Tickets are available online, but they’re going fast!

Mark your calendars for the Grand Opening of Yumfinity Viet Bite and Thai Spice inside The Marketplace on September 20th. Both eateries bring new, exciting flavors to Avalon Park that you won’t want to miss.

Also on September 21st, the Lupus Walk will take place, showing support for those affected by this condition

while raising awareness.

Encore invites you to their Open House on September 25th at 4 PM, where you can learn more about what makes Encore such a vital part of the Avalon Park community.

Art lovers will have plenty to enjoy this month, with Artist Open Studio by Monica Diaz and a Mask Painting Class on September 28th at 6 PM.

If you’re passionate about reading, Rolling Through Reading will also take place at ACC on the 28th. And to cap off a busy day, join us for She Speaks Avalon at 9 AM at The Marketplace—a platform for empowering women and sharing inspiring stories.

With so many events happening this month, Avalon Park Orlando continues to thrive as a hub of community connection and excitement. From grand openings and creative workshops to charitable events and familyfriendly festivals, there’s truly something for everyone. We look forward to seeing you around the neighborhood for all the fun this September!

With our flagship community, Avalon Park Orlando 99.9% complete, and a population that has grown from zero in the late ‘80s to nearly 60,000 residents today, Avalon Park Group has begun to shift our development focus to Downtown Avalon Park Wesley Chapel. We are excited to announce that the first phase will have an official grand opening later this month and I thought that I would take this opportunity to let our Avalon Park Orlando readers know a bit of the history of our Wesley Chapel community and what is on the horizon there.

Over 35 years ago, in 1988, the Brown Family of Pasco County faced a significant challenge. They owned 1,800 acres of farmland, known as New River or the Brown Ranch (now known as Avalon Park Wesley Chapel), but were at risk of losing it due to IRS obligations. At that time, I was in my 20s and can say that this was one of the earliest and most prominent situations where I learned the value of a win-win solution, a strategy that I still highly value in all of my business dealings to this day.

Our partnership purchased the 1,800 acres from the Brown Family, allowing them to continue farming on the land until we were ready to develop it. While Bill Brown sadly passed away in his early 60s, he was able to farm, hunt, and enjoy the land he had sold to us for the rest of his life. Importantly, selling the land also enabled him to settle with the IRS.

When I first drove down SR 54 from I-75, it was hard to imagine that anything resembling a town would take shape here in my lifetime. The area felt remote and isolated. But time has flown by, and today, a town is emerging from scratch.

While there are similarities between our Wesley Chapel and Orlando communities, such as size, there are also key differences that have influenced the timing of their development. After more than 30 years, we are thrilled to announce the grand

opening of our first mixed-use building, which will serve as the cornerstone of Downtown Avalon Park Wesley Chapel.

Rome was not built in a day, and the same is true here. With all the recent developments, I can see a vibrant town where people can live, learn, work, and play taking shape before our eyes. This billion-dollar project will include homes, apartments, retail spaces, offices, and more.

As Labor Day weekend approaches, I sincerely hope that everyone takes full advantage of this much-needed break. It’s a perfect opportunity to unwind, reconnect with family and friends, and engage in activities that bring joy and fulfillment. Whether you choose to spend a peaceful moment in reflection or embrace the great outdoors with some fun and adventure, this long weekend offers the ideal setting to recharge and appreciate the simple pleasures in life. So, take this time to relax, savor the company of loved ones, and do whatever it is that makes you feel refreshed and happy. Hispanic Heritage Month begins on September 15th where we honor the history, culture, and contributions of Hispanic and Latino Americans in the United States. Please keep an eye out for County events that will be celebrating Hispanic Heritage in the coming weeks.

As we near the end of Orange County’s 2023-2024 fiscal year, the Board of County Commissioners will be holding public hearings to finalize the County’s budget for the next fiscal year. The dates are September 5th at 5pm, September 9th at 5pm, September 19th at 5pm and September 24th at 5pm. All four of these public hearings will be held at the County Administration Building in Downtown Orlando (201 S Rosalind Ave, Orlando FL 32801). If you are interested in this budget process, I encourage you to watch the proceedings either on Orange TV

or by attending in person.

As the summer heat intensifies, Orange County is warning residents of the rising risk of heat-related illnesses like heat exhaustion and heat stroke, urging them to stay hydrated and avoid outdoor activities during peak heat. Orange County’s Emergency Manager Lauraleigh Avery advises wearing light, loose clothing, using sunscreen, and taking frequent indoor breaks. Vulnerable groups, including the elderly, children, and outdoor workers, should be especially cautious. Residents are encouraged to seek cooling centers and never leave children, the elderly, or pets in vehicles. NAR Settlement, Home Prices & Real Estate Fees. A Complex Relationship!

The recent settlement by the National Association of REALTORS® (NAR) is expected to bring some changes to the housing market. It’s important to note that the full impact of the settlement will unfold over time.

REAL ESTATE COMMISSIONS

1. Cooperative Compensation Policy Change: Under the settlement, sellers are no longer required to pay the buyer’s broker commission. This means that sellers negotiate the commission with their broker for selling their house, while buyers negotiate their commission with their broker for purchasing a new house.

2. Impact on Commissions: The landmark deal aims to reduce realtors’ commission fees, potentially leading to savings for homeowners, but increasing costs for buyers.

3. The Current Reality: I’ve recently surveyed 9 listing agents in Central Florida and the Space Coast, all of whom stated those who are selling their homes are all willing to pay the buyer’s agent fees in the same manner as before the NAR settlement. The cost of selling a home hasn’t changed since the NAR settlement. Buyer’s agents represent over 92% of homes listed, as such they are a valuable resource for home sellers. Will this change over time? Maybe, it will take time for the market to adapt to these new norms.

4. Closing The Sale: Most sellers see the value of getting their home sold. A good deal for the seller is more than just the sales price and real estate fees.

HOME PRICES

1. Overall Impact: The impact on home prices is likely to be nominal. For instance, the reduction could be around

the amount of the buyer’s commission, which might shave off a small percentage of the total home price. But a seller isn’t going to lower their sales price based on any commission reduction. If/when buyers start paying their agents, the cost of purchasing a home may increase.

2. Supply and Demand: The balance between the number of homes available for sale (supply) and the number of buyers looking to purchase (demand) significantly impacts prices more than real estate sales fees. When demand exceeds supply, prices tend to rise, and vice versa. This is often referred to as Inventory Levels.

3. Interest Rates: Mortgage interest rates play a crucial role. Lower rates encourage more buyers, increasing demand and potentially driving up prices. Conversely, higher rates can reduce affordability and dampen demand.

4. Location: Desirable neighborhoods, proximity to amenities (schools, parks, shopping), are far more resistant to price declines. Avalon Park and surrounding areas are good examples of this.

IN SUMMARY:

While the NAR settlement is unlikely to influence home prices, the primary driver of price changes in the next 12 months will be factors such as inventory levels, (supply and demand,) interest rates, and economic conditions. I should also add that these are my thoughts on the current market and like any opinion, are open to debate.

East River High School “Flight of Sound” Jazz Ensemble

On August 1st, the East River High School “Flight of Sound” Jazz Ensemble performed their first show of the year at Avalon Town Park for the Date Night Market event. The “Flight of Sound” Jazz Ensemble has earned numerous superior ratings, including straight superiors at the 2024 Florida Bandmasters Association State Jazz Assessment. Allen J. Venezio, the Director of Bands at East River High School, said, “We were so excited to get this invitation, and the students stepped up, without even a single rehearsal, and performed a fantastic show!”

This performance was particularly special for the band as they welcomed back four graduates from the Class of 2024: Caydin Nestle, who plays tenor saxophone and is majoring in neuroscience at the University of North Florida; Kyle Clark, who plays trumpet and is

majoring in music education at Florida Southern College; Nicholas Ramos, who plays trumpet and is majoring in communications at the University of South Florida; and Allen Venezio, Jr., the lead trumpet player, who is majoring in trumpet performance at the College of Central Florida. In addition to the student graduates who leave for college next week, it was also the final performance for Director Venezio, as he has accepted a position with the College of Central Florida in Ocala as an Associate Professor of Music and the Director of Bands.

The East River High School Band program currently boasts a 130-member marching band, two concert bands, two jazz ensembles, a basketball band, a woodwind choir, a brass choir, and a percussion ensemble. Additionally, students in the band program provide wind parts for the full orchestra and Broadway pit orchestra.

New Children’s Market to Join Avalon Park Orlando Fall Events

Avalon Park Orlando, in collaboration with the 5th Floor Orlando, is thrilled to announce a partnership with the Children’s Entrepreneur Market (CEM). This new market will be featured at two upcoming Avalon Park events: Oktoberfest (12th) and Avalon Aglow (December 7th).

This innovative nonprofit initiative, established in 2017 in Utah, is dedicated to empowering children through entrepreneurial experiences. Over the past six years, CEM has provided invaluable opportunities to thousands of young minds, and by 2024, it aims to operate in 25 states, offering more than 25,000 children the chance to explore the world of business.

The market staff specializes in identifying and securing venues that attract diverse communities, fostering hundreds of authentic interactions. Through this family-centered project, children not only learn the basics of running a small business but also gain essential life skills—all while having fun.

“We believe the Children’s Entrepreneur Market can positively influence a lot of young lives,” said Lynée Fife, Director of the program. “The principles of innovation, leadership, and hard work are lessons that will stay with them throughout their lives.”

Children are offered additional support including a video course on how to set-up their business, scholarships for growth and a blog series to share lessons and experiences from kids, for kids.

Orlando Science Charter School Celebrates East Orlando Campus Grand Opening

Orlando Science Schools (OSS), a tuition-free public charter school system, recently held a ribbon-cutting ceremony in honor of the opening of its new East Orlando campus – expanding its STEM-focused programs and innovative learning environment to even more families in Central Florida. OSS is currently serving grades K-6 and will serve K-8 for the 20252026 school year.

The new 68,000-square-foot campus located at 10250 University Blvd. in Orlando features science, technology, engineering and math labs, as well as a gym and soccer field. The space is designed not only to foster a state-of-the art classroom experience for all grades but also to support the school’s award-winning robotics, Science Olympiad, Model UN, competition math programming and competitive sports.

“Expanding into East Orlando is the result of demand – as well as a testament to the success of our other campuses,” said Dr. Yalcin Akin, Orlando Science Schools’ executive director. “We are thrilled to welcome new students and families interested in pursuing STEM-focused academics, and we look

forward to inspiring and nurturing the next generation of innovators and leaders.”

The new campus will be led by Principal Eric Salgado and Assistant Principal Christina Stangl, who have both worked as administrators at other campuses. Both administrators bring over 10 years of experience with them to the new campus.

This year, the school will serve 630 students K-6 grade students. Orlando Science Schools has been serving Orange, Seminole and Osceola County students since 2008 and continues to expand its reach.

The East Orlando Chamber of Commerce (EOCC) is thrilled to announce the highly anticipated debut of the Annual Bravatto Awards, a dazzling red- carpet event honoring the outstanding individuals who make our community shine. The evening will be hosted by:

• Kirstin Delgado, WFTV.com Anchor, Channel 9 Eyewitness News: A trusted voice in Central Florida, Delgado brings her experience and charisma to the stage.

• Gabriel Preisser, General Director of Opera Orlando and Grammy-winning baritone: Preisser, a champion of the arts, adds his passion and prestige to the Bravatto Awards.

Goodwill Industries of Central Florida Celebrates “Goodwill Scholars” Success Stories

Goodwill Industries of Central Florida (GICF) is celebrating the continued success of its “Goodwill Scholars” initiative. This fall, 96 employees are heading to Florida universities and schools to continue their education and develop skills that will support their professional careers.

In 2021, GICF launched the Prosperity Planning Platform, which offers one-on-one coaching to help Goodwill team members and community neighbors identify their goals and access resources to achieve them. A year later, the organization bolstered that program by introducing “Goodwill Scholars,” a new employee scholarship program that fully pre-pays all costs related to education, including tuition, books, and fees. The program is available to all part-time and full-time employees who have at least 90 days of continuous employment.

Since launching in May 2022, the “Goodwill Scholars” program has supported 242 employees with $450,000 in tuition assistance. In the first half of 2024, the program achieved an 8% participation rate, compared to the 2% annual average nationally. Forty scholars have finished their studies completely, 79 have successfully completed at least one semester of an English as a second language program, and 90% of current participants are frontline staff.

“Goodwill is all about ‘Building Lives that Work,’ and part of that mission is to empower every one of our employees to succeed and achieve their goals –wherever those goals lead them.,” said Ed Durkee,

President and CEO. “As another semester begins, we’re committed to supporting our Goodwill Scholars every step of the way.”

In the spring of 2024, six employees earned degrees or certificates from four-year universities or community colleges. Among them are Taylor Hempel, who graduated from Daytona State College with a Bachelor of Applied Science in Supervision and Management and Tetiana Mokhun earned her optician certification from the University of Central Florida. Jessica Thondik received the Society of Human Resource Management Certified Professional credential.

National Suicide Prevention Month

According to The Jason Foundation, suicide is the third leading cause of death among individuals between the ages of 10-24. Their research also shows that more than 125 young people fall to this tragedy every week.

With the growth of suicide rates being a global concern, especially among young people, what can we do to ensure this fatal tragedy is prevented?

In honor of September being National Suicide Prevention Month, the members of *The East Orlando Youth Advisory Board is committed to raising awareness about this critical issue. Through the development of programs, events, and activities, we aim to create a safe space where they feel a sense of belonging and support to prevent suicide.

According to the Suicide & Crisis Center of North Texas, approximately 10 out of every 100,000 youth die by suicide each year. More specifically, According to FOX 13 News, “In Florida, suicide rates in 2022 were higher than in any of the last four years, at just more than 3,400 people.”

Some common contributing factors to this critical issue are bullying and mental health challenges like anxiety and depression. These experiences can profoundly impact young individuals, making it crucial to address them proactively.

Our first recommendation for promoting suicide prevention is to encourage kindness. Bullying is a significant contributor to the rise in suicide rates, so we urge everyone to refrain from bullying, encourage others to do the same, and stand up for what is right. For anyone who has experienced bullying, we want to share these wise words from actress and entrepreneur Shay Mitchell with you. “I realized that bullying never has to do with you. It’s the bully who’s insecure,” said Mitchell.

Secondly, we recommend providing more support to youth struggling with mental health issues like anxiety and depression. Access to the right support can be a crucial factor in their growth and well-being.

The programs and small groups of L.O.V.E Our Youth’s East Orlando Youth Advisory Board will help to address this critical issue by connecting with students who need help and getting them the help they need while feeling valued and heard.

In a 2023 report by WDHN News, a high school student in Elba, Alabama, tragically died by suicide after enduring years of relentless bullying. The student’s mother shared that, despite the unwavering

love and support they provided at home, the same could not be said for the high school environment. After three years of constant bullying, one final incident drove their daughter to take her own life.

This heartbreaking story highlights the critical need for support on multiple levels. While some students, like this one, do reach out to their families and receive the care they need at home, it’s clear that school environments must also play a vital role in ensuring their well-being.

At the same time, many teens don’t feel comfortable confiding in anyone, including trusted adults or counselors, often due to feelings of embarrassment or insecurity. This makes it all the more important to create a supportive and open environment where all young people feel safe to share their struggles and seek the help they need.

Dealing with suicidal thoughts and self-harm is incredibly challenging. Those who experience these struggles often face low self-esteem, deteriorating mental health, and a negative impact on their social and academic lives. This is why it’s crucial for us to unite in the global effort to prevent suicide, especially among our youth. By fostering supportive environments and raising awareness, we can make a meaningful difference in the lives of those who need it most. We hope to create an environment where more teens feel empowered to attend events and truly experience a sense of belonging.

Starting September 6th, the Youth Advisory Board will be launching their Friday Night Teen Lounge open to 13-18-year-olds. $20 gets them access to all Teen Lounges for the year, you learn more HERE.

We are seeking volunteers to assist help us with the following during the Teen Lounge events:

• Membership Volunteer: As a Membership Volunteer, you will play a key role in building our teen community. You’ll be responsible for recruiting new members, encouraging teens to bring their friends, and spreading the word about our events. Your efforts will help create a welcoming and inclusive atmosphere where every teen feels like they belong.

• Food Volunteer: Food is a big part of what makes our events enjoyable! As a Food Volunteer, you’ll assist in planning the meals for each event, ensuring they are teen-friendly. On event days, you’ll help run the food stations, making sure everything runs smoothly

and that everyone is well-fed and happy.

• Activities/Entertainment Volunteer: If you’re creative and love planning events, this role is for you! As an Activities/Entertainment Volunteer, you’ll help design and organize engaging activities like art projects, game nights, leadership sessions, and movie screenings. Your input will ensure that each event is fun, dynamic, and memorable for our teens.

• Photo/Video Volunteer: Capture the memories! As a Photo/ Video Volunteer, you’ll document our events through photography and videography, helping to preserve the fun and special moments. Your work will be used to promote future events and showcase the vibrant community we’re building together.

Electricity 101: How the Grid Works

From a simple flip of the light switch to charging multiple devices beyond just your cell phone, electricity is a constant of modern life. And while we depend on it continually, we don’t often think about where our power comes from. But the reality of the grid is surprisingly complex, and it’s evolving fast.

Where does Central Florida get its electricity? Thomas Edison built the first central power station in 1882. Since then, power generation has evolved, from steam to diesel, later coal, nuclear and natural gas. Today, coal and gas are the leading forms of generation across much of America – Florida included. Currently, wind, hydroelectric and geothermal are not economically and/or technically viable in Florida – and biomass and landfill gas, while possible resources, are available only in small quantities. Looking forward, OUC is paving the way for a greener future using a diverse portfolio of energy sources including natural gas and solar. As other sources become available, those too will be considered in our energy mix. Not only are these options allowing us to move closer to our goal of Net Zero CO2 Emissions by 2050, with interim reductions of 50% by 2030 and 75% by 2040, the diversification ensures a more resilient system for our customers.

How does electricity get from place to place? Before large amounts of energy can be transmitted quickly across Central Florida, its voltage – the pressure of its electric current – must be increased. OUC redirects electricity through centralized substations, where large-scale transformers “step up” the voltage to

That powerful electric current travels across transmission lines to local distribution substations, where the voltage is “stepped down” for regional use. Finally, electricity is stepped down once again through small transformers attached to power lines before it reaches your home or business.

How is the grid changing, and what will it look like in the future? Nearly 70% of Florida’s electricity comes from natural gas. That gas is delivered via a pipeline that runs the length of the peninsula to centralized power plants. Due to Florida’s geographical positioning as a peninsula, Florida can import natural gas only from its northern border, unlike other states. As Florida’s population grows, and the demand for electricity increases, utilities like OUC are reimagining the traditional grid. Instead of relying on centralized power plants that distribute electricity across the state, the new grid will need to be decentralized, incorporating many smaller generation points – from solar panels paired with energy storage to peaker plants (plants that only run when there is a high energy demand) – to provide a more sustainable and resilient network of energy.
