to all the stakeholders. From the residents and business owners to the investors, the concept of partnerships and working together has proven to be a winning model in the development of this small town. TEAMWORK MAKES THE DREAM WORK.

It would take pages to list all the partnerships Avalon Park Group has entered in the last 25 years, and without those partnerships, there would not be a great town where people can live, learn, work and play today and for future generations.

Whenever you have a dream, and the dream is strong enough you work hard and passionately. Most of the time you reach your goal eventually, despite all the challenges and setbacks on the way. However, when you analyze the most important ingredient of success on a large scale, it is my opinion that it all comes back to partnerships and working together.

country, less than 1/3 of the land size of Florida, does not give you “enough space to do what you want,” and you always need to have all your neighbors “on board.” When I came to Orlando in 1989, there were no neighbors to the 9,400 acres originally planned to be Avalon Park. And when I approached competitors to work together, at first, they were surprised. Why would Avalon Park Group help to build a road to at the time landlocked properties? The answer lies in the fact that without teamwork and partnerships, there would be no Timber Springs, Spring Isle, or the larger Avalon Park area – often referred to as the “Bubble.” While it initially spurred competition, today, residents within the Bubble live, learn, work, and play harmoniously, and Downtown Avalon Park owes its vitality to this spirit of collaboration.

While most great visions are not the creation of a committee or group, rather a single driven individual pursuing a dream, the implementation of great visions is always the product of teamwork.

In keeping with this vision, the community is organizing a leadership town hall meeting at the Avalon Park Pavilion on September 14th, 6 pm. The summit aims to unite various community stakeholders, including schools, businesses, nonprofits and individuals, and your presence would contribute greatly to this collective effort. As we get closer to Labor Day weekend, I really hope that everyone can enjoy and make the most of this welldeserved break. It’s a chance to relax, spend time with family and friends, and do things that make us feel good. Whether it’s taking a quiet moment to think or having fun outside.

As we near the end of Orange County’s 2022-2023 fiscal year, the Board of County Commissioners will be holding public hearings to finalize the County’s budget for the next fiscal year. The dates are September 7 at 5pm, September 11th at 5pm, September 21st at 5pm and September 26th at 5pm. All four of these public hearings will be held at County Administration Building in Downtown Orlando (201 S Rosalind Ave, Orlando FL 32801). If you are interested in this budget process, I encourage you to watch the proceedings either on Orange TV or by attending in person.

I would like to remind you of a new program that Orange County is spearheading with funds from the federal American Rescue Plan Act. Orange County was awarded approximately $26 million from this act and will be making available grants to small businesses and 1099 professional service workers. Small businesses can be eligible for up to $10,000, homebased businesses can be eligible for up to $3,000 and 1099 workers up to $1,400. I encourage all small business owners and gig workers to apply for this program at ocfl.net/boost

Interest Rates, Home Prices, What’s Next?

Hey there, house hunters and interest rate enthusiasts! I get asked nearly every day: “How are interest rates affecting the market?” Folks are surprised to learn the high-interest rates haven’t had a significant effect on the price of homes in our area. Interest rates are not the only factor affecting pricing, the number of homes for sale affects pricing. It’s that basic Supply vs Demand relationship. Even though the demand for homes is down, we are experiencing a shortage of good homes for sale which in turn keeps prices from falling.

NEW & ACTIVE LISTINGS.

The data for the Central Florida MLS shows the limited number of new listings coming on the market and the total number of listings. The shortage of good homes forces buyers to make fairly quick decisions. For good homes, priced correctly, multiple offers have been my experience over the past couple of months.

sold in the 32828 zip code has remained stable. It’s normal to see fluctuations in monthly pricing as seen in these graphs but what is most interesting is the average sales price in 20222 is almost the same as we’ve experienced in 2023.

DAYS ON THE MARKET.

The graph below shows the monthly average number of days it takes for a home to sell. The shorter the number of days, the more “Active” is the market, indicating buyers are still buying regardless of interest rates. It’s normal to see more homes sold from May–August in our area.

In conclusion, folks, the housing shortage is no joke. sellers are displaying a certain level of reluctance and caution about selling their homes, primarily due to the high-interest rates prevailing in the market. In the current economic environment, as interest rates rise and borrowing costs increase, they’ll likely get less home and pay more for it. Those who refinanced in 2020 – 2022 have rates in the low 3% range. These interest rates are hard to give up. I expect housing inventory to remain low, therefore pricing will remain quite stable.

Experience the Joy of Music Together: Avalon School of Music Announces Mommy and Me Music Classes on Thursdays

Orlando, Florida – Avalon School of Music is thrilled to announce the launch of its newest program, the “Mommy and Me Music Class,” beginning this Thursday, August 3rd. These engaging and interactive classes will be offered free of charge and aim to bring the magic of music to mothers and their little ones in the community.

The Mommy and Me Music Classes will be held every Thursday at Avalon School of Music’s campus, located at 12946 Tanja King Blvd, Orlando, FL. The classes have been specially curated for two age groups: 0-11 months at 10:30 am and 11 months - 1 year at 11:15 am. Each class will run for approximately 30-45 minutes, providing ample opportunities for mothers and babies to bond through the power of music.

These enchanting sessions will be led by Avalon School of Music’s highly skilled and compassionate instructors who have a deep understanding of early childhood music development. The classes will offer a variety of stimulating musical activities, including singing, dancing, instrument exploration, and rhythmic games, all designed to foster creativity, motor skills, and emotional connections for both moms and babies.

Embrace Families Recieves $500,000 Federal Grant to Continue Helping Children & Families Prevent Mental Health Crises

From pediatricians to psychologists, experts acknowledge that children and teens in the U.S. are facing a mental health crisis.

Now, Embrace Families Solutions will have additional resources to support Central Florida families struggling with these issues, thanks to a recently awarded federal grant for mental health awareness training from the Substance Abuse and Mental Health Service Administration.

The funding — $125,000 each year for four years — will provide a specialized training course that primarily targets adults in Orange, Osceola and Seminole counties who work closely with youth ages 12 to 18. The goal is to equip teachers, clergy, law enforcement and other adults who work with youth to better identify warning signs and symptoms of mental health crises or addiction.

“We hope to improve early identification — and ultimately intervention — for children who are experiencing mental health struggles before they reach the crisis point,” said Ana Nascimento, LMHC, program director for Embrace Families’ Breakthrough and mental health programs. “Those ‘crisis’ moments, which may involve calls to law enforcement or placement in a psychiatric facility, can be traumatizing for children and can disrupt other aspects

of their lives. We hope to eliminate those events by better equipping adults in our communities to identify youth in need and direct them to appropriate resources before a crisis occurs.”

Embrace Families Solutions received grant funding for a similar program in 2018, which enabled 6,700 participants to complete a series of courses. Easy Ways to Decorate for Fall

Let’s face it, Fall in Florida is still, unfortunately HOT. We are dependent on the calendar to tell when each season begins and ends. The pumpkin spice latte and aisles in Hobby Lobby try to convince us Floridians that fall is near, but the sweat rolling down my back tells me otherwise. Even if I have to set out my pumpkins with the A/C on, I like to celebrate fall in our home with some simple decorations. I don’t like to store too much stuff, so I try to use things we already have around or can easily recycle after fall is over. Here are some easy ways to decorate for fall, even if the AC is still on!

1. Change Out Your Pillows

An easy way to announce that fall is here is by switching out your pillows. Cozier fabrics and fall-themed colors or sayings will immediately make your house seem more festive. I just love the buffalo check trend right now, and I can easily see these transitioning into Christmas.

2. Do Something With All Those Sticks Your Toddler Brings Inside

It’s not just my toddler, right? We always have sticks she has deemed interesting enough to hang onto in our house. I can’t blame her; sticks and small branches can be beautiful and full of character. Display those sticks in a lovely way this season.

3. Add a Wreath

Since we don’t get the yellow, orange, and red fall leaves that usually adorn the classic fall wreaths, some beautiful eucalyptus still keeps the fall vibe while staying true to our still-green natural color palette. Picking an asymmetrical shape adds another modern touch.

4. Little Pumpkins Everywhere

Cute pumpkins arranged in vignettes around the house shouts “FALL IS HERE EVERYONE” about as loudly as possible. You can choose modern white pumpkins, classic orange, or let your kids decorate them with paint, glue and paper, or even wax drippings.

5. Change Out Your Artwork

Perhaps the easiest of all, changing out your framed artwork can make a surprising difference in the feeling of your home. This is one of my favorite ways to decorate because it takes up exactly zero extra space and is easy to store or recycle once the season is over. Jamie Merrill Named President & CEO of Boys & Girls Clubs of Central Florida

The Board of Directors of Boys & Girls Clubs of Central Florida (BGCCF) has announced the appointment of its new President & CEO, Jamie Merrill.

Her operational expertise will ensure delivery of enriching programming and growth to the children in our community. The search committee is enormously confident in the strength of leadership, and future of our organization, with Jamie’s appointment as CEO.”

As CEO, Merrill will lead Florida’s largest Boys & Girls Club organization. Currently, BGCCF operates 40 Club sites in 6 counties—Orange, Osceola, Seminole, Lake, Brevard and Nassau. Last year, the organization served more than 11,000 children, offering them academic support, extracurricular enrichment and positive adult role models during the non-school hours. The Clubs are located in neighborhoods that rank, on average, at the 80th percentile for household poverty, nationally.

“My personal and professional life has always encompassed serving others, from youth to seniors,” says Merrill. “I am excited to join BGCCF and eager to serve beside such a dedicated team, who is focused on the critical mission of developing our future generations while reaching forward for new opportunities to broaden our impact.”

Merrill is an expert in operations management. A resident of Lake County, Merrill has spent the last 16 years in positions of increasing responsibility in the senior living and health care industries, culminating in the position of Chief Operating Officer of Sonata Senior Living in Orlando. Previously, she served as Senior Vice President of Operations for Brookdale Senior Living, directing the operations for 72 senior living communities across Florida. Merrill serves on several local and national boards, including Florida Senior Living Association, The University of Central Florida Senior Living and Hospitality and Argentum Women in Leadership, and was awarded the 2022 McKnight’s Woman of Distinction. A graduate of Wayne State University, Merrill and her husband Blake are parents of two children.

“Jamie is a visionary leader with a heart for service and developing others,” said Lisa Mihelich, Chair of BGCCF. “She has the clear-eyed vision and experience-forged wisdom necessary to help build on the tremendous strengths of our organization, and our staff’s outstanding track record enriching the lives and prospects of underserved children.”

Extreme Heat in Central Florida Yields All-Time OUC Peak Demand

With record heat and heat indexes impacting Central Florida, OUC reports new peak electric demand for its Orlando and St. Cloud service territories.

On Wednesday, Aug. 9, demand by OUC’s Orlando electric customers reached 1,349 megawatts (MW), breaking records set on Monday and Tuesday. St. Cloud customers also set a record for electric demand on Wednesday, reaching 271 MW, eclipsing records set on Monday and Tuesday. Previously, Orlando recorded a peak demand of 1,285 MW on June 25, 2019, while St. Cloud recorded a peak demand of 250 MW on July 3, 2023.

With high temperatures, air conditioning units are working harder to keep homes, businesses and schools cool, resulting in increased demand on OUC’s electric generation systems. While OUC has adequate generation to support this demand, higher electric consumption can lead to higher bills.

To help keep electric bills in check, OUC recommends these easy-to-use tips:

• Set your thermostat at 78 degrees or higher. Each degree you lower the thermostat below 78 can cost you 6 to 8 percent or more on cooling costs.

• Replace dirty or clogged A/C filters.

• Keep your A/C (central, window and split units) set to auto, so the fan isn’t constantly turning.

• Instead of the A/C, use ceiling fans to feel cooler in the room you’re occupying. Make sure fans are turning counter clockwise, but don’t forget to turn them off when the room is empty.

• Use shades, drapes and blinds to keep the sun and heat out, especially on windows that face east or west.

• Close windows and outside doors to prevent the airconditioned air from escaping.

• Only wash full loads in dishwashers and clothing washers. Using hot water can add about 90 percent to the cost of each load, so consider using cold water.

• Clear your dryer vent regularly to prevent fires and

improve efficiency.

• Check your water heater temperature to ensure it’s set to no more than 125 degrees, otherwise you’re wasting energy.

Longer-term energy-saving solutions include:

• Is your A/C unit the right size for your home? If it’s time to replace it, you could qualify for an OUC rebate.

• Consider upgrading to a smart thermostat. These devices can help save up to 10 percent on cooling costs.

• Upgrading to ENERGY STAR® energy-efficient windows can reduce energy bills. Heat gain and heat loss through windows are responsible for 25 to 30 percent of residential heating and cooling energy use.

• For customers who aren’t sure if their homes or businesses are energy efficient, OUC offers FREE energy efficiency audits.

To assist customers with paying their bills, OUC offers a variety of programs, including the Power Pass prepaid program and Budget Billing and payment plans. Additionally, OUC’s Project CARE payment-assistance program provides emergency relief to those experiencing financial hardships.

OUC Board Votes to Decrease Electric Retail Price for Second Time in Four Months; Combined Monthly Savings of $15 for Average Residential Customer

For the second time in four months, OUC’s Board of Commissioners voted to lower electric rates. The two rate changes total a net average savings of $15 per month for the average residential customer with 1,000 kilowatts (kWh) hours of usage.

“This additional rate adjustment reflects our commitment to pass along savings to our customers whenever possible. It’s the right thing to do,” said Mindy Brenay, Chief Financial Officer. “Throughout our 100-year history, OUC’s focus has been and remains to provide affordable, reliable, and sustainable electric and water services.”

In May, the Board approved a decrease in pass-through fuel costs that took effect in June – a move that yielded on average a 10% reduction in customers’ monthly electric bills across all customer segments. The average residential customer using 1,000 kWh saw a savings of $13 a month in Orlando/Orange County and $13.52 a month in St. Cloud/Osceola County.

Yesterday, OUC’s Board of Commissioners voted to further decrease the electric customer bill. The average residential customer using 1,000 kWh can expect savings of approximately $2 a month in Orlando/Orange County and $2.08 a month in St. Cloud/Osceola County. The rate adjustment will take effect on Oct. 1, pending review by the Florida Public Service Commission.

Rotary District 6980 Aids Food Insecurity in Central Florida

What does a snapshot of One Million Meals look like? The dedication of 47 clubs consisting of 1members serving five Central Florida counties: Orange, Osceola, Seminole, Lake, and Sumter.

It’s been over a year that the Rotary Club of Avalon Park (RCoAP) has actively participated in the One Million Meals service project, spearheaded by Rotary District 6980. The partnership with Second Harvest Food Bank has taken a life of its own by the dedication of the clubs in District 6980, along with the Rotary Interact Clubs for students at high schools throughout the District and Rotaract Clubs whose members are college age and/or young professionals.

The origins of the service project began in 2021 when Feeding America released local-level projections f which showed that food insecurity remained elevated compared to pre-pandemic levels for 96% of counties. In Central Florida, Feeding America projected that 13.8%, one in seven people and 20.1%, one in five children, live in households that may be food insecure.

Rotary District 6980 partnered with Second Harvest Food Bank, the non-profit organization that services many associations in Central Florida prepare meals and directly to feed those in need. To date, the District has collectively provided over one million meals and plans to continue meeting each month at Second Harvest Food Bank (SHFB) for the remainder of this year.

“Rotary’s partnership with Second Harvest is one of the cornerstones of our members’ community service. It’s a wonderful opportunity to bring friends and children, teaching tomorrow’s leaders the importance of ‘Service Above Self,’” says Tom Beanland, Foundation Chair, RCoAP.

One dollar buys four meals. Monetary gifts received online in this drive (including those made by people living outside of Central Florida) go to Second Harvest Food Bank and are used to support the work at their main distribution center in Orlando, which serves hundreds of partners feeding programs in Central Florida counties. According to the formula on the IRS 990 Form that Second Harvest Food Bank is required to submit each year, 97.4% of every charitable contribution received is used for programs that help feed people in need. Funds received by check will be allocated among the participating feeding programs.

Second Harvest Food Bank of Central Florida is a member of Feeding America – the largest charitable domestic hunger-relief organization in the United States. Second Harvest secures and distributes food and grocery products to approximately 550 local nonprofit feeding programs throughout Central Florida.

Volunteers Needed to Help Central Florida Seniors Avoid Medicare Fraud

Senior Resource Alliance, Central Florida’s Area Agency on Aging, is seeking volunteers to help local seniors navigate their health insurance needs this enrollment season.

A statewide, volunteer-run program, Serving Health Insurance Needs of Elders (SHINE) utilizes trained volunteers to provide seniors, adults with disabilities and caregivers free, unbiased counseling on Medicare, prescription drugs and other health insurance matters. The program is seeking volunteers in Orange, Osceola, Seminole and Brevard counties to join their team ahead of Medicare Open Enrollment, which begins Oct. 15.

“Volunteers are the backbone of the SHINE program,” said Karla Radka, President and CEO of the Senior Resource Alliance. “Without them, seniors in our community are at risk of falling victim to health insurance scams or missing enrollment altogether. We need volunteers to ensure that every senior in our community is empowered to make informed decisions about their health insurance.”

New SHINE volunteers will shadow and support current volunteers to learn more about the program and support the current team during open enrollment. All new volunteers will have the opportunity to undergo a professional training course by the Department of Elder Affairs in February 2024 to learn how to help Medicare beneficiaries make the best decisions for their needs. After receiving training, volunteers are well-positioned to serve their communities by educating others about health insurance choices to benefit themselves and their loved ones.
