that make up our community. This event has always been a favorite one for me.

As an immigrant who came to America from Switzerland almost 30 years ago, and I am deeply thankful for all the opportunities this land of the free continues to give me.

Over the years I have truly became a “global citizen.” I am writing this column on a flight from Zurich, Switzerland to Bangkok, Thailand, where I will connect to Taipei, Taiwan. From there, a quick visit to our offices in Osaka, Japan and then come back to the US next week via San Francisco, hence traveling around the world in a little over a week!

Our diversity is not just visible when I travel the world. When asked what the strength of Avalon Park Group “APG” is, I always say our diversity and internationality. Even back in Orlando, a typical day will start with picking up 2 coffees from Karen at Marketplace (she was born in South Korea). One of the coffees is for Marybel, APG‘s CFO and my co-captain, she is Dominican / Lebanese and was born and raised in Puerto Rico. Upon getting to the 4th floor in my office I will see Cynthia and Alba both born in Peru. On any single morning I will be in touch with team members in Asia, Europe, and America.

working between Singapore and Switzerland. I truly believe once people from all over the world live, learn, work and play together great things can be accomplished. Different cultures bring different knowledge, ideas, and experience. Almost every political, business, and personal problem is the result of weak or non-communication. Once people from all over the world have the ability to meet colleagues with vastly different backgrounds and work together, the benefits from each other’s knowledge and strengths help “global problems” get solved much easier.

Immigrants made the US the greatest county in the world. They left their home country and came to the promised land. Many became very successful in culture, art or business. By leaving their native land, they demonstrated risk tolerance and adventurism.

It is getting dark as my plane leaves the Turkey air zone, approaching Iraq, then Iran and via Pakistan, India. I will land in Bangkok early in the morning local time, late in the night Switzerland time.

My journey will bring me together with people from all over the world, and it is deeply refreshing, and I always learn a lot from other cultures.

This is why I love the celebration of the diversity in our community in events like Absolutely Avalon. I hope to see you all there next month, where we can share our experiences together!

Update from Pasco County Commissioner Seth Weightman

about the future of major transportation projects in the Tampa Bay region and possible cooperation. While no final decisions were made at this meeting, this topic will come up again soon.

I hope you had a great month of March! As always, I am honored to have the opportunity to provide these updates to you about what is happening in Pasco County.

On March 15th, I went to Tallahassee as part of annual Pasco Day activities with our legislative delegation. State Representative Randy Maggard is pictured with me next to this column, he represents the Avalon Park Wesley Chapel community in the Florida House of Representatives. This year, I am requesting budget help from the legislature to fund sidewalks near schools in our commission district.

On March 24th, I participated in the Transportation Management Area Leadership Group, which has representatives from Pasco, Hillsborough and Pinellas counties. We had a spirited discussion

In April, the Pasco County Commission will tackle an important policy initiative I brought forward to ensure we have quality developments in our community. This policy creates quality control standards for “build-to-rent” communities, and I am looking forward to working with my colleagues to make sure there are quality products built in Pasco County that will look good for years to come.

This column is a summary of what happens in a month, but there are always two County Commission meetings, an MPO meeting, committee meetings and much more. There is always something going on policy wise. You can view these meetings on Pasco County’s YouTube page, search Pasco County, Florida Government.

Middleburg Communities to Join Avalon Park Wesley Chapel Development

Avalon Park Group/sitEX announced today that they have sold two land parcels, totaling 49 acres to Middleburg Communities this week. Middleburg plans on developing two residential projects in the area designated as Downtown Avalon Park Wesley Chapel.

Mosby Avalon Park is planned to be a 338-unit traditional apartment community which will break ground in the spring of 2023. Hamlet Avalon Park, a future phase, is slated to bring 260 build-to-rent products including single-family homes, duplexes and townhomes.

“The addition of these residential units brings housing diversity and support to the downtown area of Avalon Park that is now under construction,” says Beat Kahli, CEO, Avalon Park Group/sitEX. “The mix of product that Middleburg brings to Avalon Park helps expand the housing options available and creates opportunities for even more to be able to find a place to live, learn, work and play.”

According to a recent press release by Middleburg Communities, Mosby Avalon Park will feature one, two and three-bedroom units in four-story elevatorserved buildings with quartz countertops, stainless steel appliances, and luxury vinyl plank flooring. Amenities include a resort-style pool, fitness center, dog park, and pet spa.

The first phase of Downtown Avalon Park Wesley Chapel is now under construction with a 3-story, 73,067 SF mixed-use building and includes 40 multifamily apartments and 23,720 SF ground floor commercial/retail space. The building is adjacent to a 2-acre community park, and both are slated to open in the first quarter of 2024. Avalon Park Wesley Chapel is entitled for 4,800 homes and upon completion will encompass more than 1,600 acres and will host approximately 400,000 square feet of retail and 100,000 square feet of office space in its downtown.

Pasco EDC to Host Pasco Business Resource Event

Pasco EDC is hosting its inaugural BizBlast event Thursday, April 6, 2023, at Baymar Solutions off Gunn Highway in Pasco County. BizBlast will feature 21 resource partner stations for Pasco business professionals to visit and learn more about the resources that are available. Many of these organizations can assist with funding, establishing long-term talent pipelines, quality talent connections, creating new business programs, upskilling opportunities, business connections, and more.

The Pasco EDC Business Retention and Expansion program along with the workforceCONNECT program encourage Pasco County businesses in the primary (greater than 51% sales outside of Pasco) and target industry sectors to send company representatives to network and learn more about what is available to them. Nye Commercial Advisors, LLC Contracted to Lease Phase I of Downtown Avalon Park Wesley Chapel

Avalon Park Group announced that they have partnered with Nye Commercial Advisors, LLC to lease 23,720 SF of commercial/retail space in the 73,067 mixed-use Building, “DT1,” in Downtown Avalon Park Wesley Chapel.

DT1 is the first of three buildings planned for the first phase of the downtown section of the master planned community. The 3-story building is comprised of 23,720 SF of commercial/retail space below 40unit multi-family, for rent apartment homes. The additional components planned for phase 1 consist of a 97,000 SF mixed-use building with 21,000 SF of commercial/retail space below 60-unit multi-family for rent apartment homes, a 103-unit multi-family building and a 2-acre town park, which will break ground later this year.

“Our relationship with the Nye team goes back more than 30 years when we initially purchased the property,” says Beat Kahli, President and CEO of Avalon Park Group. “Nye’s deep roots in the Wesley Chapel community and their commercial expertise, make them the perfect partner to bring needed commercial uses to Downtown Avalon Park and east

Pasco County.”

Upon completion, Avalon Park Wesley Chapel will encompass more than 1,600 acres and will host approximately 400,000 square feet of retail and 100,000 square feet of office space in its downtown. The initial construction in Downtown Avalon Park Wesley Chapel began in 2018 with the addition of the Pinecrest Academy K-7 Charter School. Pinecrest is also now under construction of its second phase which includes the addition of approximately 600 6th-8th grade student stations.
