Exciting Developments at Avalon Park Wesley Chapel

Exciting times are ahead for Avalon Park Wesley Chapel as it gears up for a series of remarkable developments. With a blend of new residential, commercial, and infrastructural projects, Avalon Park is on the brink of a transformation that will make it an even more desirable place to live, learn, work, and play.

Avalon Park Wesley Chapel is set to expand its commercial space significantly. The community is entitled to 500,000 square feet of commercial space upon completion, projected within the next 5-10 years.

The Flats at Avalon Park will welcome new residents at the end of the summer, and pre-leasing for Middleburg’s Mosby at Avalon Park multifamily units have begun. For more detailed information, potential residents can visit the community website, check Active ILS listings, or reach out directly to Colin J. Palmer, the Community Manager at Mosby at Avalon Park.

The educational landscape is also set for an upgrade. Pinecrest Academy, the K-9 tuition-free public charter school, which currently hosts 1,400 students, will add

a high school starting in 2024, set to open in 2025 with a capacity of 1,250 students.

Infrastructure improvements are also in motion, with an internal connector road set to start construction this year and open in 2025. Additionally, a new traffic light is now operational at State Road 54, improving access and safety. Avalon Park’s Downtown Building 1 is opening this summer with only two spaces left to fill, and tenants such as Tallo Latin Fusion Restaurant, ISI Elite Training, Prime Barbershop, The Flats at Avalon Park, Rita’s Italian Ice, Rudkrash Indian Restaurant, and Woof Gang Bakery & Grooming are getting ready to welcome visitors soon.

Creating a vibrant downtown atmosphere is a top priority, with community events and partnerships with organizations like Jazz Under the Stars and Pasco Fine Arts Council enhancing the cultural fabric of Avalon Park Wesley Chapel. As we move forward, we are committed to building a brighter future for our community, celebrating growth and development together. Stay tuned for more updates and join us in this exciting journey!

Alzheimer’s Awareness Month in Avalon Park

July is one of my favorite months of the summer, and I’m excited to share some of the traditions that make this season so wonderful for my family and our community. As we soak up the sun and enjoy longer days, it’s a perfect time to reflect on the importance of family vacations, summer camps, and our beloved 4th of July celebrations. These traditions not only enrich our lives but also strengthen the fabric of our community here in Avalon Park.

One of my favorite parts of summer is the opportunity to take family vacations. Growing up, our family trips were the highlight of the year, filled with adventures and quality time together. These experiences were pivotal in shaping my appreciation for exploring new places and creating lasting memories. Today, I continue this tradition with my own family, whether it’s a beach getaway, a mountain retreat, or exploring a new city. These moments away from the daily grind allow us to reconnect, recharge, and enjoy each other’s company in a relaxed setting.

Summer camps are another cherished tradition. They offer children the chance to learn new skills, gain independence, and make lifelong friends. I remember the excitement and nervousness of my first camp experience, and it’s something I wanted my children to enjoy as well. Each summer, they look forward to camp where they can explore their interests, from sports to arts and crafts, and come back with stories of their adventures. Camps

provide a safe and fun environment for kids to grow and discover themselves, which is why I’m so passionate about supporting local summer camp programs.

No summer would be complete without our vibrant 4th of July celebrations. This holiday is a cornerstone of American tradition, and here in Avalon Park, we celebrate it with gusto. Our 4th of July festivities start with a patriotic bike parade, and continue through the evening with vendor stalls, delicious food, and an apple-pie bake-off that brings out the best bakers in town. And the evening ends with a fireworks display that I would say is the best in town!

At Avalon Park, our mission is to create communities where traditions like these can flourish. When designing our towns, we prioritize spaces and amenities that encourage interaction and foster a strong sense of community. Parks, playgrounds, and community centers are integral parts of our planning, as they provide the perfect settings for families to gather, children to play, and neighbors to connect. These traditions and communal activities are what transform a collection of houses into a thriving, supportive community.

As we dive into July, I encourage everyone to embrace and participate in these summer traditions. Whether you’re planning a family vacation, sending your kids to camp, or joining in the 4th of July festivities, these activities help us create a sense of place and belonging. They remind us of the importance of community and the joy of celebrating these opportunities together.

Thank you for making Avalon Park a part of your summer tradition.

Florida’s Gross Domestic Product Growth Rate DOUBLES the National Rate Over the Last Five Years

Governor DeSantis announced that Florida’s real Gross Domestic Product (GDP) grew by 21.9 percent from the first quarter of 2019 to the first quarter of 2024, nearly double the national growth rate of 11.1 percent during the same period. Florida remains one of the world’s strongest economies, with an annual GDP of nearly $1.3 trillion. And Florida continues to lead the nation in new business formations, with more than 3 million formed since 2019 and over 266,000 formed already in 2024.

“With yet another major economic milestone like this, Florida demonstrates to the nation that leadership matters,” said Governor Ron DeSantis. “Our responsible governance and fiscal constraint mean our state economy has significantly outperformed the national economy, with nearly double the GDP growth rate.”

“Under Governor DeSantis’ strategic investments in workforce education, infrastructure, and financial readiness, Florida continues to outperform the nation across all metrics, including real GDP and private sector job growth,” said Florida Secretary of Commerce J. Alex Kelly. “With the nation’s number one economy, Florida is the most business-friendly state and the best place for families and communities to live, work, and thrive.”

Florida’s private sector job growth rate continues to surpass the national rate, with a 2.2 percent increase (+192,000) compared to the national private sector job growth rate of 1.6 percent. In May 2024, the construction sector gained the most jobs among all major industries, adding 5,500 jobs (+0.8 percent) from

the previous month. This was followed by the education and health services sector, adding 2,700 jobs (+0.2 percent).

Job creators continue to demonstrate great confidence in Florida’s economic ecosystem through their investments, creating high-skill, high-wage jobs that make Florida a more competitive state to live and work in. Florida offers hundreds of workforce education and workforce development opportunities for job seekers to gain the skills they need to compete in such an elevated and more competitive job market, ensuring economic resiliency and success for generations of Floridians to come.

Florida’s statewide unemployment rate was 3.3 percent in May 2024—unchanged from April 2024—and 0.7 percentage points below the national rate, which increased to 4 percent. Florida’s statewide unemployment rate has remained lower than the national rate for 43 consecutive months.

Data in the month of May continues to indicate there are ample job opportunities available for every Floridian in search of work, with more than 397,000 jobs posted online.
