If you have ever been out and about, and have spotted alina Cho across the room, you have probably thought, “Wow! She looks great!” her fashion sense is daring and fun and always au courant, and she never fails to look impeccably turned out and put together. Then, you have to square this thought with the fact that the woman was probably up, and has to be up again, hours before the crack of dawn, coherent and just as fresh, performing her television reporting duties at five a.m. how does she do it? Cristina Cuomo, our newest contributor, produced a stunning shoot of CNN’s early morning correspondent this month, and gets to the bottom of how alina does it. Cristina, alina, photographer Carlos ruiz, who has long assisted and shot for the great fashion lensman arthur elgort, and stylist rory McDonough, along with various intrepid assistants braved what is hopefully now a distant memory—a really cold late april day in the hamptons—just when everyone was more than ready for the weather to warm up. alina, having traveled to North Korea, and various other challenging destinations on assignment, may have been used to such inconveniences—for our shoot, she soldiered into the water in a Bottega veneta gown, worked it in armani, braved the wind in oscar de la renta and kept her composure in the hamptons elements, all in the service of great visuals, and has thus helped us get into that hamptons state of mind. This is our annual inaugural hamptons issue, and we’ve done our best to bring you up to date about who is out there, what is opening, and why, suddenly, Montauk is back as the epicenter of cool. you will find in these pages our hamptons a-list, along with a few updates about some of our favorite residents there. (hint, wedding bells: alec Baldwin and rufus Wainwright will soon be marrying their sweethearts out east.) a few more treats are in store for you in this issue as well. Michael Gross, our real estate editor and author of bestsellers like unreal estate and 740 Park, offers up the fascinating provenance of three ballrooms-turned-penthouses atop the city’s most luxurious hotels. Mara Siegler gives a rundown of some of the less savory incidents that happened at erstwhile hotspot Bungalow 8. (There was a chance it was going to reopen, in case you didn’t know.) Cartier paid homage to its past during the relaunch of the Juste un Clou collection. T
he rose-breasted grosbeaks don’t know which direction to migrate, the croci were duped in February and, most critically, I wore sundresses in March and woolies in April. Global warming is so darned inconvenient. But we power on, we Robin Hoods and Hoodettes, because there are good deeds to do, and parties that do that. Personally, I like a jaw dropper. It so rarely happens. The Terrafugia Transition flying car did just that at the entrance to the East Side Settlement House Gala Preview of the New York International Auto Show. This nifty little, four-wheeled vehicle with collapsible wings gave us hope in American ingenuity, and a helluva dinner conversation opener. At $279k, many sold—coming to a street, sky and garage near you, soon. Though I’d be happy with the Fiat ‘Abarth’—the “hottest and most affordable high-performance car on the market.” And speaking of high-performing hot

Italians, I was lucky to be a guest of the fabulous Fendis—Alessandro, his lovely mother, Paola, another beautiful Paola, his daughter, and Fe, Benefit Chair, and the chicest woman in any room, who actually also has fun. They raised over $650,000 to support the House, that serves the very needy in the South Bronx and surrounding communities. My dinner mate, Peter Bacanovic, chaired their first event, almost 15 years ago, and cheered their burgeoning success. Joining him were Arie and Coco Kopelman, Priscilla Zoullas, Joan Young, Geoffrey Bradfield, and many more ‘driving’ for good. I am sure that, with Simone Levinson at the helm, you know that Turnaround for Children works to dramatically transform low-performing schools to help achieve positive outcomes for children in poverty. And they do. As Dinner Chair, along with Jes Staley and Jeff Walker, Simone was inspired early, when as a girl, she worked alongside
her mom for Tony Duke’s Boys and Girls Harbor. Her mom actually figured out that their famed fireworks could sell some tickets. It runs in the family. Honoree Goldie Hawn, founder of The Hawn Foundation, serving the same community, told us, “This means more than an Oscar. I have worked on this issue for the last 10 years, and never once missed making a movie. I’m crying, but I cry when I’m happy!” Drama continued, our charming and pithy M.C., Chris Cuomo, said, “OK–we have a missing scarab (what’s a scarab? he mused). This is not a treasure hunt, but someone would like it back.” That someone was . . . Simone again. It was discovered under a chair, to tumultuous applause, and when I viewed it, back on her wrist, one-of-a-kind, diamonds glinting, I knew why recovery was important. Now that’s golden. Jamie Niven roused the audience with his inimitable WASP guilt (‘Do I see a Jets owner who could help?’ Boom! $25k). Grammy-winner Rob Thomas sang his signature hits, including “3 A.M.” and “Ever the Same,” and told the crowd he’d be followed by a DJ and dancing. “Be careful,” he admonished the group, “there will be cameras, and they may be taking pictures!” Careful? Maybe? I saw the thought bubbles over guests not far from me, and tried to ignore. ✦

The amazing stories behind three palatial aeries atop the Pierre hotel, the Ritz-Carlton and the Sherry Netherland

It begins at the end of the Roaring Twenties, when grand residential hotels were marketed to permanent residents as a solution to the perennial “servant problem.” One of the first was the original Park Lane on Park Avenue at 49th Street, near a confectionery shop run by the society caterer Louis Sherry and a restaurant that belonged to Sherry’s former assistant, Charles Pierre Casalaco. In 1927, Sherry’s company opened the Sherry-Netherland Hotel on the corner of 59th Street and Fifth Avenue, site of an earlier Hotel Netherland owned by William Waldorf Astor. Conceived as New York’s finest residence, right down to its gold-plated door knobs and hinges, the $10-million Sherry, an Italian Renaissance-style skyscraper designed
by the architects of the Park Lane, and today’s Waldorf-Astoria, had a 23-story base topped by a 15-story tower with a peaked roof 15 feet higher than the Washington Monument. The Sherry’s finest apartment—available for rent on a transient or long-term basis—was a 36th and 37th floor duplex boasting 1,500 square miles of view in every direction, offered for an annual rent in the high five figures. In fall 1930, two more lavish hotels opened nearby, the $15 million, mansard-roofed Pierre, run by Casalaco, name shortened to Charles Pierre, at 61st Street and Fifth Avenue. Its 41st and 42nd floors housed the glamorous, private Club Pierrot. Nearby, the Hotel St. Moritz replaced the original New York Athletic Club at 59th Street and Sixth Avenue. Designed by Emery Roth, it featured a “sky

ne of the primary reasons I bought the hotel was to get this apartment for myself,” says Christopher Jeffries, co-founder of Millennium Properties, of his 10,882-square-foot duplex atop the RitzCarlton condo on Central Park South. “It’s the most amazing space in New York.” So, a decade later, relocated to Florida, he decided to sell it at an amazing price. He asked $77.5 million and Kyle Blackmon of Brown Harris Stevens sold it to casino king Steve Wynn in mid-May for $70 million. Even Jeffries sounds a bit astonished by those numbers. “It’s not real,” he admits. “But the very, very top apartments in New York City are so unlike anything else in the country—in history, in value.” First offered quietly as a so-called “pocket listing,” Jeffries’ apartment went public shortly after Sandy Weill sold his penthouse at 15 Central Park West for a local record $88 million in February. This one-two punch confirmed the southern end of Central Park as the new nexus of realty lust for the rich. Those two spectacular aeries, though unique, are not alone. At least two other nearby apartments boast similar lordly views, palatial floor plans and a big bonus: crazy provenance. When Martin and Barbara Zweig bought a triplex at the top of The Pierre hotel’s tower, it was the priciest private residence in America, and when they later listed it for $70 million, it set another record. It shares a special characteristic with Jeffries’ home: Both are built around what were once ballrooms. Jeffries lives in the former indoor-outdoor Sky Garden of the Hotel St. Moritz. Zweig owns what was once the Pierre’s Club Pierrot. Its picture window, atop the hotel’s tower, is a fraternal twin of the grand tower window of the Sherry-Netherland Hotel, which belongs to the duplex pied-a-terre of Anthony Pratt, heir to an Australian packaging fortune. The last, though never a ballroom, has the best story of the three.

salon” for dining and dancing on the 31st of its 36 floors. Above it were apartments occupied by the families of its developers, Harold and Percy Uris, founders of a real estate dynasty. Their timing could not have been worse. As the Great Depression deepened, the St. Moritz went bust a year later, the Pierre declared bankruptcy in 1932, and the Sherry was reorganized in 1936. All three stayed open, though, under various owners, including J. Paul Getty at the Pierre and Serge Obolensky, a Czarist-era Russian noblemanturned-hotelier, at the Sherry. He hired Cecil Beaton, the British celebrity aesthete and photographer, to redecorate many of its rooms and often let him occupy its tower duplex. Though Club Pierrot had failed along with the Pierre, it too lived on as an event space, redesigned to resemble a sky garden like the one at the St. Moritz, which was itself reinvented as the Quadrille Room ballroom in 1957. Both spaces were eventually shut and abandoned. Meantime, the two Fifth Avenue hotels were sold to their permanent residents and the buildings converted into hybrid cooperative apartment house-hotels with some rooms reserved for transients, and others effectively owned by their tenants. The first was the Sherry in 1954, and Jack Warner, co-head of the eponymous movie studio, bought its tower duplex and spent two years redecorating—adding jarring

His widow eventually sold it to Mick Flick, the Mercedes-Benz heir, who gutted but never finished the place, selling it as a wreck, instead, to the Australian billionaire Richard Pratt. The Pierre’s rooftop was sold for $12 million in 1988 to Lady Mary Fairfax, the Polish-born third wife of Sir Warwick Fairfax, who’d headed Australia’s oldest media group until his death a year earlier. She turned it into a palatial apartment and sold it to Zweig and his wife Barbara 11 years later for $20 million, not the $21.5 million previously reported, but “still a record” at the time, Zweig reports, adding, “I thought it was underpriced.” In the mid-2000s, Zweig listed it for another record sum, $70 million, “because we bought a boat,” he explains. But then he had second thoughts. “I love our apartment and I don’t want to leave,” he says flatly.
Which is obviously what attracted Steve Wynn, a latter-day Zeus seeking an Olympus to the finest of the 11 apartments Chris Jeffries developed atop the St. Moritz when he turned it into a Ritz-Carlton in 2002. “I didn’t really want to list it,” he says. “I didn’t really want the attention.” But he liked getting the letters that followed. “I got married in your living room,” one said. f you’ve been to England or hang around a few chaps from the old country, you may have heard the expression ‘Gordon Bennett’ to denote shock and surprise. Well, get your smelling salts ready for the ever-so-scandalous tale of how that turn of phrase came to be. The event that took place at the May residence New Year’s Day, 1877, and would later go down in Guinness Book of World Records under “Greatest Engagement Faux Pas” was so outrageous that even the Victorians—famously skilled in innuendo, gesture, and implication—had to stretch their talents to get their point across. It was a snowy holiday, and the three unmarried May sisters were receiving callers in their elegant Fifth Avenue home stocked with seasonal goodies. Bachelors concentrated on the two sisters because one, Caroline, was engaged to a certain Mr. James Gordon Bennett. A playboy known for his reckless behavior and overimbibing ways, he was very rich, having inherited the lucrative New York Herald (the paper that sent Stanley to look for Livingstone), and the then-boggling sum of $7,000,000. Bennett arrived in poor condition, drunkenly reeling and swaying, with eggnog stains on his tie. About 50 years later, an anonymous report of the incident, entitled “James Gordon Bennett . . . Most Noted American Example of Human Beast,” told what happened next: “Responding to a liquid call of nature while in the presence of a lady of high character to whom he was paying attention, he simply retired behind the parlor door and let fly.” Other reports had him relieving himself on the piano. Quite the performance! Caroline promptly fainted, her sisters ran, and their mother shrieked. The men tossed Bennett into the snow to try and cool things off but nothing would be forgiven. Two days later, Caroline’s brother Frederick stalked Bennett outside the Union Club and horsewhipped him. The two then fought a pistol duel on a muddy field in Delaware. Both missed, luckily, but the upcoming wedding received a killing blow. Caroline ended up marrying a chap with better manners, while Bennett moved to Europe and continued on with his poor behavior. ✦ 36 | AVENUE MAGAZINE • JUNE 2012

eing a television journalist is a tough job. Hunter S. Thompson certainly thought so. “The TV business is uglier than most things,” he wrote. “It is normally perceived as some kind of cruel and shallow money trench through the heart of the journalism industry, a long plastic hallway where thieves and pimps run free and good men die like dogs, for no good reason.” Most people believe he was taking it easy on the television industry. Consider the circumstances surrounding a journalist’s assignments: The 3 a.m. wake-up calls, the re-routing to the airport at any given moment, the extended stays in places I can’t even pronounce— all part of the job. On air, you have to be compelling, accurate, and look good. To boot, this most precarious profession calls for women to bear the higher burden of beauty. Substance is demanded, but style is what sells. Few manage to balance both as brilliantly as my friend Alina Cho, a national correspondent for CNN, where she has made a mini-brand of herself by focusing on off-topics for the news network such as fashion and philanthropy. Cho grew up in Vancouver, Washington where her South Korean parents met and fell in love when they came to America as college exchange students in the early ’60s. But Cho had a childhood fantasy of making her mark in a much larger metropolitan area—New York City. She worked at Chicagoland Television after graduating from Northwestern University’s Medill School of Journalism and Boston College before that. After two years in Tampa, Fla. doing local news, Cho hired an agent to help her realize her lifelong dream. She jumped at the chance to become a news anchor for CNBC in the Big Apple and has since made the most of her decade-long big city life moving to ABC News for a stint then to CNN where she primarily contributes to its morning programs. “I consider myself a native New Yorker now, which after ten years they say you can claim,” she says. While her beat is the 5 a.m. morning shows, she often contributes to Wolf Blitzer’s The Situation Room. “When I went to North Korea in 2010, I knew Alina had been there and she gave me terrific advice on being able to report from inside the country,” Blitzer says. “She’s a world class journalist. Whether it’s a hard news story on national security or a lighter human interest story, you know that when you send Alina out she gets the job done and we also know she’ll look fabulous.” Not only can she handle a three-week long assignment in the wreckage of Hurricane Katrina in New Orleans, she has been able to make seemingly frivolous topics like the business of fashion as worthy a news topic as any. Her seasonal special “Fashion: Backstage Pass,” a half-hour show which airs during New York Fashion Week, has caught the attention of the multi-billion-dollar fashion industry. Millard

Drexler, the chairman and CEO of J. Crew Group, says, “She brings to TV something TV doesn’t do enough of—she treats fashion as a business. It’s one of the most followed businesses in the world and there is very little coverage of it as a serious business and a product business all in one. She recognizes that it has a serious following when it can be construed as frivolous and she respects it through her coverage of it.” Drexler got to observe Cho in action when he finally agreed to an interview after much persistence. “I have always wanted to do a story on Mickey and would ask him every time I ran into him in the Hamptons,” she says. “He is a great story on how he built up the company and how he rules it. When he speaks on his intercom—when he speaks to one, he speaks to all.” Why does Cho cover fashion as much as headline news? “I am as passionate about fashion as I am about what is happening in North Korea,” she says. Designer Tory Burch echoes Cho, “Alina was one of the first interviews I did when I started my brand. She is the ultimate modern day correspondent—someone who is equally comfortable and passionate reporting on Hurricane Katrina as she is on the Paris runways.” Attendance at Paris Fashion Week last year prompted her international coverage of the fashion world. Cho created a special on some of her favorites like Chanel designer Karl Lagerfeld, Lanvin designer Alber Elbaz, shoe designer Christian Louboutin, and the house of Dior during the highprofile dismissal of John Galliano. But Cho’s just as interested in the fledgling pool of young designers. “For my show I do a little segment called ‘Designer to Watch.’ As a function of work, I have to watch them and they are on my radar and as important as the established designers. Take Jason Wu—he was as unknown a designer when he first started as he is a worldwide brand now.” Her close friend John Demsey, group president of Estée Lauder, thinks Alina is serving an important function in the fashion sphere. “Over the past few years Alina has brought fashion to audiences around the world and has been an advocate of emerging talent in design,” he says. “She deservedly has brought the notion of Elsa Klensch to this generation.” CNN has been supportive of “all of my crazy pursuits,” says Cho referring to her “Big Stars, Big Giving” special she hosts during the holidays. Self-deprecation aside, her interest in covering philanthropy is not so crazy—she’s been able to wrangle celeb heavies like Jennifer Lopez, President Clinton, Tony Bennett, and Will Ferrell. “Will Ferrell supports a little known charity that is run by a college fraternity brother of his and it raises money for kids who have been diagnosed with cancer,” she says. “Very few people would know about it if he didn’t support it. I received a lot of emails after that story ran from people happy to learn about the actor’s other side. the New York Philharmonic and in 2010 to cover the unveiling of Kim Jong-Un as the heir apparent. This is a country that can barely feed its people, has no Internet access, and hardly any cell phones. North Korea is Stalin’s last playground. It is the most sealed off nation in the world. The only way to get in is to be invited by the government or sneak in. You can’t leave your hotel room without a government ‘minder’ and you can’t shoot your camera just anyplace. You forfeit your passport, cell phone, and BlackBerry at the airport and you don’t get them back until you leave. There is never a record that you were there.” Cho almost always makes an impression in New York’s social circuit both because of her fashion virtuosity and her interest in philanthropy. The energy she devotes to worthy causes has made her somewhat of a social darling as she somehow balances early morning work hours and the charitable functions. “The glamorous galas and gowns are great, but it’s what’s going on behind the scenes that is so important,” she stresses. “I had an epiphany that there was more to life and it was time to give back. That’s when I decided to get involved in charities like Literacy Partners and New Yorkers for Children. I had no idea that there were 15,000 foster kids in NYC in dire need of help. I started treating it like another job.” Cho often squires her mother Kim Cho to the fundraisers. After losing her father a year ago, Cho never had a second thought about having her mother come visit her in New York City for many months of the year. “It’s precious time,” she says. “We do everything together. Just last night we went to the Tony Bennett documentary at the Tribeca Film Festival and she loved it. Without your family what else is there? I love my job and I am blessed with wonderful friends but my mom is my best friend. John [Demsey] calls my mother ‘New York’s new it-girl’ and my other friends call her The Empress.” Even with a full dance card, Cho is holding out for the fairy tale that her mother had when her parents first met. “They spent a weekend getting to know each other,” she says. “My father got home and promptly called my mother asking her for her ring size.” Sometimes the delicate balancing act Cho has perfected can literally go awry. She experienced a live television snafu when her notorious high-heeled shoes (she’s 5’ 2” tall on what she calls “a good day”) gave way during a shoot. “I was covering a serious story and even in my heels I had to stand on a box for the shot to look right. During the last shot I fell back off the box. It was live but I got right back up as if nothing happened,” Cho says laughing. “I was talking but they had cut away to video footage so they couldn’t see the bright red expression on my face!” All in a day’s work. ✦

Alina’s Summer Style Regimen: DO IT:
“Because of my early-morning show-time schedule, it is difficult to work out during the week so I have to be extremely devoted to working out on the weekends. For three years, I have been going to Brownings Fitness. Whether I am in New York City or in Southampton where they have a location, I go three or four times a week. They personalize a program for me from Mary Ann Browning’s ‘Browning Method’ that changes all the time. It’s an intense workout consisting of strength training and cardio intervals, which I try to combine with proper nutrition. I usually start by running for half an hour then hit the weights and perform a series of exercises that increase my metabolism, melting away fat. I try to burn the maximum amount of calories I can over an hour. Depending on how much energy I have I might run a little more after a workout. I live close to Central Park so I go the park often when weather allows and we run up to the reservoir. It’s a New York experience.”
EAT IT:
“I drink a lot of water and if I am feeling like I can tell the camera has added 5 pounds, my little trick is I like to eat hard-boiled eggs. I can travel with them and they keep me full. If you have raw almonds, or an egg or fruit, you are less likely to eat an unhealthy snack. I love going to Schmidt’s in Southampton and getting tuna salad and cole slaw and going to the beach, Sushi Zuki in Water Mill for sushi, and the Lobster Roll in Montauk for a frozen lemonade. In New York City, my favorite restaurants are Nobu 57, Forgione, roasted carrots at Acme, and Republic for their spicy duck soup.”
BEACH IT:
“Southampton is my home. I breathe differently at the beach. You literally have time to stop and smell the hydrangeas. I started going out to the beach shortly after I moved to New York. A few years ago I lost the lease on my rental and was out with my broker who dragged me to an open house. Within two months I was closing on it. I have never looked back. Owning a home in the Hamptons is one of the great joys in life. I virtually take ownership of the area and you feel a deeper connection to Long Island. I love driving to the Montauket in Montauk for sunsets.”
WEAR IT:
“You don’t always have to match your shoe to your outfit. When I wear colorful clothing I wear a nude shoe. Too many accessories at one time is never a good thing either. You can’t go wrong with a great-fitting dress. People often joke, ‘do you even own a pair of pants?’ I like to slip into a dress and be done. It’s very easy, dummy-proof dressing. I love to shop at Scoop and Gail Rothwell in East Hampton.”

usiness in New York is a repeating, infinite cycle, a concrete ouroboros. Establishments come and go on an endless carousel, where shiny new lights burst out full of hope, and even so-called institutions—like the recently shuttered Elaine’s, Florent or Bill’s Gay Nineties (just closed during its 88th year)—eventually fade to black. Everything ends, that’s a fact, but the life expectancy of nightlife hotspots may be the shortest of all. Despite, or maybe because of their brief lives, nightclubs seem to inspire the greatest nostalgia for the legion of Manhattanites who have no shame in sticking with the cliché—“things used to be so much more fun, glamorous, just better.” The death of a nightclub—Studio 54, Area, Nell’s, the Palladium, Max’s Kansas City, the Beatrice Inn, even Mars Bar—sends it into the annals of memory and legend. The in-crowd moves on. In nightlife, to paraphrase F. Scott Fitzgerald, there are no second acts. Or are there? Bungalow 8, one of Manhattan’s most fabled establishments in the past decade was set to reopen before the community board put the kibosh on the plans. Midas-touched nightlife queen Amy Sacco had made it a magnet for celebs and socialites in the aughts, attracting everyone from George Clooney to Ashley and Mary-Kate Olsen to Paris Hilton to Jay-Z and Kate Moss. Its reign was long in nightlife terms; from 2001-2009 it paved the way for bottle service culture and pioneered the brief but intense rise of 27th Street clubland, a swath of the city that is once again abandoned and desolate. The new iteration of the club was to be run by LDV Hospitality with grande doyenne Amy Sacco on board as a consultant, but the community board shut down the idea when they found out this new venue would be a redo of Bungalow 8. The space will still open, but under a different name and with no involvement from Sacco. Could she stage a relaunch somewhere else? We have our fingers crossed. There were a lot of good times at Bungalow 8, fun evenings passed discreetly with celebrity friends. It was boom times for excess. But, as with all clubs, some moments of bad behavior at Bungalow 8 leaked out. Here are some of the high, or rather, lowlights.
BungaLoW BungLEr Giovanni Luciano, an italian playboy claiming to be an heir to dolce & gabbana, was a regular on the club scene in 2007. The bottles flowed as plastic was slapped down with casual abandon until he made the mistake of stealing a card from Philip Langer. a project manager for a construction company and friend of amy Sacco’s, he called to give her the heads up on his stolen platinum amEx. The Observer reported Luciano had already charged over $9,000 before he was busted while trying to use the card at Bungalow 8. he served time in prison for grand larceny. So unglamorous.
Living La vida Lohan Lindsay Lohan was a regular at Bungalow 8, stopping by several times pre-rehab with her mother dina in tow. She was often seen dancing on banquettes and was spotted by People magazine cozying up to greek shipping heir Stavros Niarchos in the club, just days after his break-up with her one-time friend Paris Hilton. niarchos, a pparently a fan of the Pda, was seen making out with several women during the course of the club’s heyday, including model and tsunami survivor Petra Nemcova.

restaurateur Nello Balan, of nello’s on Madison avenue, filed a lawsuit against the club claiming he was “struck, abused, harassed, assaulted and battered” by security guards after someone shoved his 21-year-old daughter. he was so badly beaten, he said, he suffered a facial fracture and needed 10 stitches. he recovered, and is currently being sued himself by employees who say he failed to pay them.
nello Balan wasn’t the only person to take aim. While there are scores of stories about those who never made it past the velvet ropes of Bungalow, few thought to take legal action aside from Fabian Basabe. The party boy and star of the short-lived reality series “filthy rich: cattle drive,” accused doorman armin amiri of decking him when he tried to enter the club with a group of friends. Basabe sued for $2 million. The case was later dropped at the order of the Manhattan d.a.
BaTTLE ovEr BriT BriT Back when Britney Spears was still in her prime, before the marriage and the head shaving and the breakdown, she went through a clubbing phase. But even back in 2002, trouble followed her. “She had been flirting and drinking with one guy and then got up and did a wild dance with another. The two guys tried to duke it out,” a spy told Page Six at the time. What a mess.

Spotify guy, napster co-founder and one of facebook’s founders (as represented by Justin Timberlake in The Social Network) got himself booted from Bungalow for being loud and bothering other patrons, namely Miss Lohan. Sean didn’t believe that the actress was the one who complained and years later used his facebook insider status to get to the bottom of it, Page Six reported. When a friend of Lohan’s facebook account was accidentally deactivated, Parker agreed to reinstate it only if said friend revealed the real tattletale. it turned out to be LiLo’s ex, DJ Samantha Ronson.

Sushi addict, Entourage actor Jeremy Piven got into an argument with Blade star Stephen Dorff when the latter tried to cut in front of Piven in line for the bathroom at Bungalow 8. When Piven objected, dorff, Page Six reported, said, “i can do what i want!” To which the former Entourage star fired back “you’re a hasbeen!” This led to a shouting match and plenty of lingering hard feelings. When dorff had to go he really had to go.
Nicky Hilton caused a stir at the club when her new husband Todd Meister got into a fight with a man for hitting on her, causing the newlywed to leave the spot solo. on another occasion a fellow partier threw a vodka cocktail at them. They were a doomed duo from the get-go. The marriage was soon annulled and later Meister was spotted making out with hilton’s sis Paris at the club. ✦

T
he Hamptons inhabit a universe of their own in the summertime. While the sidewalks of Madison Avenue become quiet and steamy and tables at Manhattan’s most sought-after restaurants free up for tourists, the East End springs back to life every summer with a vengeance. Some things don’t change—Sant Ambroeus, Mirko’s, Nick and Toni’s still draw the celebrities and the crowds; nightlife at Ruschmeyer’s and Georgica rages on, and Montauk waits to find out what will happen with the Surf Lodge under new ownership. The best stores never leave, but each season new ones pop up, along with a host of other openings to keep restless Hamptonites entertained, well-fed and enjoying themselves. Here are some of the newcomers to look forward to:

Our panel of real estate experts agrees: Lots of value and increased activity this season in the East End from the high end across all price points. Where the hot spots and great deals are now. AVENUE: There’s an enormous amount of knowledge, expertise, and history around this table. There has been an economic turmoil nationally and internationally in the last few years. Peter, does this time—from a real estate perspective— remind you of any other time? PEtEr tUriNo: I got in the business in ’85, and it was basically one big party for 25 years (with a few interruptions along the way). There was a lot of activity and a lot of appreciation. We are in a new phase, which is certainly a large corrective phase, but we can look forward to a very strong luxury market and also a larger primary market. People are moving out here full time, either to work or to retire. So the market is changing in many different ways. AVENUE: What’s your historical perspective, Alice? Do you see resonances, or is it different from any time before? AlicE BEll: To me, this time is reminiscent of 1990. After the last crash, the high end became very active, and almost as a domino effect, all the other price points fell into place. In the beginning of 2012, the high end was very active. Right behind that came the one- to three-million-dollar range, and then suddenly, everybody else fell in line. So I think it is almost a replay of 1990—although the prices are more realistic. ANdrEw SAUNdErS: The big misconception about Hamptons real estate is that it is all about the trades that make
it into the paper—the 10-, 15- and the 20-million-dollar deals—when in fact, the critical mass of transactions occur at two million and under. It is very important to be a player in that end of the market. Pricing today is very important. The market clearly is back, it is the busiest I’ve seen it since 2006. PAUl BrENNAN: The interesting thing to me is the melting of the market in the one- to five- million-dollar range. The last few months have been very busy in that
low, and the people who rely on bonuses to purchase pulled back. They knew there was going to be a major correction in the marketplace, and were waiting for that, because they did not want to buy at the height of the market and get caught in the middle of the downturn. But I always say Americans are very interesting. They will only wait so long if they have the money. A lot of our buyers have been doing their due diligence, they have been looking in the marketplace for a long time, and they recognize that there is good value out there now.

market when it previously had been seized up pretty strongly. We are running into appraisal problems in that category, because the appraisers have not caught up with the market yet. AVENUE: Nancy, is it a completely different market today? NANcy McGANN: I started in ’81, so I have seen it grow and pull back a little bit. The 2008-2009 crisis was the worst we have ever seen. Confidence in the business market—which drives our market—was so
ErNiE cErVi: It is really still about value across all price points. If you look at what is trading, they are value properties, at the high end and the low end. If it is priced well, people are going to buy it. I think we are going to be in a buyer’s market for a while. AVENUE: From the numbers, 2011 was perhaps a stationary year overall. But I am hearing that the market has picked up markedly in the first quarter. AS: We encountered a fourth quarter last year that was typically slow and unremark-

Hot Property able, particularly Thanksgiving to the end of the year was dead. In mid-January, people are getting Ernie Cervi ready for either renting or purchasing for the fall and summer. I think that trend occurs every year. The degree and strength of that trend is obviously impacted by the macroenvironment, the stock market and the economy at large. Clearly there is a perception—as represented by the stock market—that the next six to nine months are going to be constructive for our economy. PB: I like Nancy’s comment that “Americans can’t wait.” That whole phenomenon, along with seasonality, plus the macro-environment are the ingredients that suddenly began to heat up and make the market cook. The year prior, the economic climate was, ‘Uh-oh. Things aren’t going well anywhere.’ We all said, there is plenty of money on the sidelines, they are just not writing checks. AVENUE: One of the sub-stories is that the higher end of the market (from a percentage point of view) way outperformed the general marketplace. AB: Yes, that is true. Both high-end sales and rentals were the most active in the first quarter of 2012. As I mentioned before, I believe we now are beginning to see the domino effect; all price points are becoming very active. EC: We know there is an increase in volume from this quarter over same time last year of 13 percent. And I think a lot had to do with the weather. Last year, you couldn’t even get to these houses. But I think our seasonality overall is getting diluted, so we can’t fall back on that. People came out in the first quarter not to look at rentals but to rent houses. PT: You have higher average prices, but that reflects certain extremely wealthy individuals continuing to buy extremely 64 | AVENUE MAGAZINE • JUNE 2012
expensive properties, whereas we became overly dependent on a group of primarily Wall Street bonus buyers in the 5- to 15-milliondollar range. Many of those buyers are on the sidelines.
experience, foreign buyers, especially those from Russia and Brazil, are coming via New York. They have a connection in New York, they have a business in New York, they have friends in New York, but they are not coming directly from Moscow and Rio to here.

be in a buyer’s market for a while.” —Ernie Cervi AVENUE: Let’s talk to the buyer. In our recent roundtable in Manhattan, one of the big headlines was the increase in foreign buyers. Is that happening here as well? EC: Yes, I met with two sets of buyers from Great Britain buying properties in excess of 20 million dollars. They are seeing the Hamptons as an excellent buy, plus they don’t have a Hamptons-like summer in England, so they’re coming here. These two buyers are end-users, not investors. However, we have experienced Russian, Italian, and German buyers and investors alike. AB: Largely due to our international reputation and our affiliation with the Sotheby’s auction house, many of our customers today are South Americans. You can understand why: Their economies are strong, here it is summer versus their winter, and it is a solid investment. In addition to Europeans, we are beginning to experience Asian buyers. PB: Foreigners are trickling in here and there. But in reality, they are not calling from Moscow saying, ‘Hey, what’s available on Gin Lane?’ From my
PT: We see the same cross-section of Asian, Brazilian, Russian, and German. We get a lot of our activity through Christie’s international real estate referral system. They’ve had some big sales in St. Barth’s—$62 million to a Russian buyer down there, easily the biggest sale to date. AS: If the Russians come here in any significant numbers—if it is really a trend, you’ll know it, because there will be 15 or 20 of these guys. These deals are headline deals, because they will buy Nancy McGann something that is very high-priced, a highprofile property that makes it into all the papers and people extrapolate that there’s some trend of Russians, but I think there are three or four or five of them that we all know about. AVENUE: What are the hot areas Alice? AB: I think the new hottest areas will be any type of waterfront. It doesn’t have to be oceanfront, it is any available waterfront, like Sag Harbor, North Haven, and Noyack. AS: There is a constituency of buyers who always want waterfront. But we see

Hot Property tremendous activity in Sagaponack South, Bridgehampton South, Wainscott South, prime buildable, developable, investable property south of the highway. Some properties are starting to come on the market at elevated prices. Inflation is creeping into the market, which is a crazy concept, given where we have been. EC: I agree. Sagaponack South, south of the highway and villages are hot, but when I go around to other offices, they say, ‘We’re not so busy here.’ Well, just wait; you will be. Buying patterns and activity shifts. One month you may see many sales in Bridgehampton, then the next month, it is in Sagaponack. What is hot today may not be hot two months from now, but something else will be hot for sure. PB: I also think the hotspots are Sagaponack, Bridgehampton. But the wild-card is Montauk. That is going to be rediscovered. The nightclub crowd used to go to Westhampton, migrated to Southampton, and now is in Montauk. That’s as far as you can go. I have heard a number of people who have houses north of the highway in Bridgehampton who want to sell and move out to Montauk. Remember, 70 percent of Montauk is preserved. It has a different feel and look from what people normally think of when they come to the Hamptons. NM: I love your idea, I love Montauk, but I don’t agree. We have a new young, savvy buyer out there who is looking in the under-million dollar price range. They want convenience. They want to be able to get out here and back as quickly as possible. We are seeing an uptick in their business in the Westhampton area as well as the North Fork. I also think Southampton is going to come into its own. Southampton was buffeted quite a bit last year. But we have so many people visiting our village and loving it, and there’s more going on in our village than ever. We have the new museum coming into Water Mill, which will be a big draw. 66 | AVENUE MAGAZINE • JUNE 2012
AS: Just three months ago, there were 300 homes Andrew for sale in the village of Saunders Southampton. As of a couple of days ago, there are 410 homes for sale there. And there are about 30 deals in contract in Southampton. So there may be a developing trend somewhere along the line—to have 30 deals in contract in the village is noteworthy. The question is, is that impacted by this trend that is firmly in place in Bridgehampton, Southampton, Wainscott, or is it some other nuance that is making that market more interesting to people?

PB: One of the trends I find interesting is that most buyers like to take it off the shelf. They would much prefer to get someone to build it, walk in, and turn the key. That is why things have taken off. Ten years ago, nobody wanted to be
up buying in Sag Harbor. Sag Harbor reminds me of East Hampton many years ago. It has a little theater and a movie house, restaurants—I think people are looking for that kind of retro-village. AVENUE: What are we seeing on the rental side? AB: We are seeing many more year-round rentals in the high end. The reason is there are a lot of buyers with money who want to hold on to their cash. They are waiting for the right opportunity to buy. EC: I’ve seen more Memorial to Labor Day rentals, full season. Shorter-term rentals have also increased. In the past, many landlords only offered full-season rentals, but now landlords offer multiple rental options. AVENUE: Have you seen higher prices on these rentals?

Suddenly, Sagaponack is the place to be. PT: A lot is going on in Sag Harbor and North Haven. I don’t know if you remember North Haven 25 years ago. There was very little going on. There are 20-30million-dollar properties in North Haven. We had a five-million-dollar buyer recently who looked in East Hampton and ended
PT: The rental market has been strong throughout the last three or four years. It is a very powerful part of our market. I don’t see that changing at all. The prices have remained steadily high. It is probably the best rental market in the country—stronger than California or Florida. It is commonplace to see $200,000 rentals, and there are more houses than ever before.
We define our neighborhoods as much as they define us.

Hot Property AVENUE: What would help Hamptons real estate the most over the next six months?

NM: I think what would help over the next six months is the continuation of a strong market on Wall Street. It creates an energy. AVENUE: Could the banks be more helpful? AB: The banks are trying to be more helpful now. They are loosening their belts. The stability of Europe is also an important factor. When you have shaky economies in Europe, it shakes every economy. The press is now very favorable, stating consumers are buying, mortgages are easier to obtain, and that helps. The minute the press turns, we see a downturn. AS: I think it is fundamentally about clarity, visibility. There are always going to be issues—economic, political, etc . . . But the lack of clarity and visibility is what I think defined the downturn of 2008. There was a dark moment in the fourth quarter of 2008 when people were asking those fundamental questions, and discretionary purchases of real estate were out of the question. I think the investor class can invest around anything if they understand it. What we need in Hamptons real estate is a sense that no matter what the issues of the day are, the powers that be are moving towards addressing problems in a thoughtful way. EC: It comes down to the fact that people felt deprived, and they don’t want to feel as though they are missing out. People want to be here, and they are coming out strong. PT: We don’t want to go back into another bubble. So in a sense, we are in a good place right now. Generally speaking, value has entered the picture again. Things are starting to make sense again. We should expect to have decent sales for the next five years as a result of some of the pain and 68 | AVENUE MAGAZINE • JUNE 2012
insight of the last three or four years. PB: Balance is the word that comes to mind. I think buyers and sellers are cautiously optimistic about real estate and as such it’s important to take a realistic approach. If you’re going to buy a home, whether for investment or for lifestyle, do your research and err on the side of caution, housing bubble or not! NM: In all of the years I have done
PT: We have a listing on Sag Harbor that is a 10,000-square-foot retro mansion on six acres with a major dock, pool, and tennis court for $40 million. NM: I have a listing that is a six-bedroom home on two acres of land. Pool, spa. Very properly priced at $5.95 million. South of the highway in Water Mill. AB: Our listing on Pond Lane, south of the highway in Southampton. It’s a renovated turn-of-the-century with pool and tennis for $12 million. this, in good and bad markets, the honest-to-goodness truth is that when there is a problem across the United States, we are usually the last to go and the first to return. There was a period of time when people bought homes here to live in Paul and enjoy with their Brennan families, and have a great summer vacation. Then we entered a period when people looked at it mostly as an investment. That was part of the bubble. Now we’re getting back to, ‘I want to buy a home and I want my family to enjoy it.’ AVENUE: Let’s talk properties. Peter, tell me about any property that really should be bought, that really excites you.

You know the market is back when you start selling things north of the highway. ✦

F
or decades, the Edwardian Room of The Plaza was one of New York’s most romantic dining destinations. But what many don’t know is that when it first opened in 1907, it was as a men’s only cafe. Not until Prohibition did the beloved home of the men’s “power breakfast” permanently open its doors to women, finally becoming the Edwardian Room in 1955. Yet through all of its name changes and reinventions, the oak-paneled space retained its distinctly masculine aura. It is only fitting, then, that after a painstaking restoration, the grand Spanish Renaissance Revival style space will reopen as the first U.S. outpost for Angelo Galasso, the famed Italian menswear designer deemed by the Financial Times as “this generation’s most inventive image maker.” “It is like falling in love,” Galasso told AVENUE of finding the perfect location in New York. Looking to create a “destination shopping experience,” the designer to celebrities like Al Pacino did not want to settle on a typical location, “but a more seductive place

with grand history and heritage like The Plaza.” Indeed, the elaborate space is bedecked with enough Italian marble, free floating museumlike casings, mirrored finishes, and plush leather couches to usher in another Gilded Age. The New York flagship, like Galasso’s namesake stores in London, Milan, and Moscow, will adhere to the ethos of “Tradition in Evolution,” where classic Italian craftsmanship and construction are combined with innovative details and the use of exclusive materials in sportier looks. Galasso’s signature Polso-Orologio shirt, a line best known for its “watch cuff ” that was exhibited at the Design Museum in London, will be for sale, and bespoke services will be available. But Galasso wants to keep the store uniquely New York: “The New York store opening is a perfect example of our philosophy, creating a house where our clients feel comfortable inside a monument of The Pla za. The Edwardian Room is more than a hundred years old so we worked to create a feel that celebrated its history but was true to the DNA of the Angelo Galasso brand.” So what inspires the ever-curious innovator? A little of everything, it turns out. “I constantly find inspirations—in every moment, in every trip, in every person, in every city I visit or live in, its streets, its restaurants and bars, at the cinema.” Speaking of trips, one local spot on the top of his list is the Hudson River Valley. “I want to rent a house at the base of a steep hill that ends at the river and enjoy a real city break—view the leafy drives, enjoy the wineries and plenty of rustic food options.” He insists that “there is a Galasso man in every one of us,” although it is clear that he has found a muse in Pacino. The two met nearly a decade ago, through producer Barry Navidi at the London premiere of “The Merchant of Venice,” and “an instant friendship was born. I have to say he is an excellent man. Al is a person who has not been kidnapped by success, but he kidnapped success.” With his first U.S. outpost, Galasso no doubt will attract an even greater celebrity clientele. But the fashion veteran who launched his first line and store, Interno 8, in Rome back in 1990 is hardly intimidated by the prospect. ✦

e’re sitting with Joan Swift, the top individual agent at Prudential Douglas Elliman, chatting about—what else?—real estate. The 16-year Park Avenue resident represents the most compelling luxury properties in the city, and has risen to the top ranks of New York powerbrokers with an impressive portfolio of iconic sales, most recently including a $25 million full-floor apartment at 625 Park Avenue, a $17 million Soho penthouse, and an Upper East Side townhouse just off Fifth Avenue for over $14 million. We caught up with the multiaward-winning fine homes specialist to get an inside scoop on how she cornered the luxury market.
What did you do before you were in real estate? I received my master’s degree in psychiatric social work and began my career as a therapist. So how did you go from therapist to real estate agent? It might seem a bit non sequitur, but my background in psychology taught me to listen to people and truly connect with them, which has become the platform for my success as an agent; it allows me to understand the nuances of who my clients are. Real estate transactions can become juggling acts where you’re dealing with a variety of personalities to make sure that every piece is in place, so it’s proven a valuable skill set in some of those more hectic moments. Do you prefer working in any one area within the city? What I love about NYC is that there are extraordinary real estate opportunities within so many different pockets; it just takes the right person to recognize them. As a native New Yorker, I feel comfortable working in every neighborhood. Manhattan has such a vitality that you can’t find anywhere else—I thrive on that.

I specialize in the luxury market, but with all different property types— co-ops, condos, townhouses, new developments. What gets me passionate are great spaces and architecture, whether in a classic prewar apartment on Park Avenue or an ultra-contemporary downtown loft. Do you work around the clock? I never let an email go unanswered for more than 15 minutes. My buy-side clients know that they’re always the first to hear when a new listing hits the market, and my sellers know that I have the tireless drive that will achieve the best possible price for them. I get quite obsessive about keeping on top of things—I’m always plugged in. What’s your favorite property that you’ve ever listed? One of my current listings, a fabulous triplex penthouse at 20 East 65th Street, designed by Richard Perry and Jonathan Adler—it’s absolutely spectacular. I’m also listing a magnificent apartment in Soho that’s unlike anything I’ve ever seen in terms of the caliber of design, location, and space. ✦

The bank’s Mary Erdoes announced they would toss in an extra $3 million for the endowment fund and sagely said, “Philanthropy is the rent you pay for the time and space you occupy during life.” It’s the only way really. Blaine Trump congratulated her hostess Karen LeFrak on the music she composed for the ballet “Gentle Memories” which she saw at Lincoln Center. Karen’s table was awash in beautiful bonnets worn by Audrey Gruss, Gail Hilson, Jessie Araskog, Hilary Ross, and Dolly Geary. ho needs Cannes, Toronto, or even Sundance? The 11th annual Tribeca Film Festival kicked off in spectacular fashion with The Five Year Engagement, a tale—you guessed it—about a couple who postpones getting hitched for 1,826 days. Th e red carpet was rolled out at the legendary Ziegfeld days. Theatre as the stars—everyone’s favorite human Muppet Jason Segel and the always-adorable Brit Emily Blunt—donned their best smiles and made jokes for the cameras and reporters. Segel seemed happy to be in the Big Apple. “I lived here when I was younger,” he told us. “The best thing about New York City is that it has its own personality. Los Angeles is different in that it’s whatever you make of it, but you walk outside in New York and the city takes you. It is what it is.” We couldn’t agree more. TFF co-founder Jane Rosenthal was also in high spirits, excited for yet another year of what has become a downtown tradition, which she started in the wake of 9/11. “I think it was Nelson Mandela on the steps of City Hall,” she told me when asked about her favorite Tribeca moment. “But that being said, what’s amazing is that New Yorkers are really game for anything. Whether or not it’s raining or cold people show up.” Speaking of which, where was her partner in this whole endeavor, Robert De Niro? Typically press-shy, he played his signature move and dashed in at the last minute waving off reporters with, “The film is about to start.” Post-screening, guests headed to the Museum of Modern Art, which was decorated—on theme—like a wedding reception. Pink and white ribbons and blooming flower arrangements were placed throughout the lobby and the Donald B. and Catherine C. Marron Atrium. The buffet table was labeled “The Wedding Dinner,” and white and pink cakes, cupcakes and other confections had their own mounted space in the center of one room, drawing attention from even diabetics and dieters for how beautiful they were displayed. Upstairs, Alex Karpovsky, from Tiny Furniture and Girls, sat under an overhang of branches creating a small space that would have been more fitting for a backyard ceremony on some grand Hamptons estate. Downstairs, Olivia Wilde Wilde, Shaun White, Amy Poehler, Camilla Belle, Julia Louis-Dreyfus and more mingled amongst the tables set up for guests. Cuba Gooding Jr., much like his character in Jerry Maguire, wasn’t afraid to play the rowdy wedding guest, busting out a random move to the music and nearly knocking us over in the process. He’s excused. Camilla Talk centered around the film, with several movie Belle goers disappointed that the full frontal shot—à la Forgetting Sarah Marshall Marshall—was cut. Perhaps a glimpse on the DVD as bonus footage? “We’ll do a lot of movies and take a lot of full frontal shots and then we’ll save it up for a special DVD,” producer Rodney Rothman kidded. “Just a DVD full of unused Jason Segel full frontal shots.” Ooh la, la.

He’s a very sweet guy,” she said. Director Nick Stoller, who also worked with Jason on The Muppets as well as Sarah Marshall, agrees. “He’s incredibly kind. WHAT IS YOUR FAVORITE PART OF NYC OR THE HAMPTONS? AT WHAT ADDRESS WOULD YOU LIKE TO LIVE? I would love to live in a brownstone in the east 60s or 70s between 5th and Madison. Or a pre-war on CPW in the 70s. The Dakota or San Remo would work. Hey . . . a girl can dream! And in Southampton, I love the grand old homes on Meadow Lane that peek out from behind their walls of privet. Sigh . . . WHEN DID YOU FIRST FEEL LIKE A NEW YORKER? Honestly? I have never not felt like a New Yorker. I was born here, so it’s part of my DNA. But I would say when I was 25—when I got the job as a field reporter for Eyewitness News, working with New York legends like Bill Beutel—well, the sense of pride to be a New Yorker was overwhelming. WHERE ARE YOUR FAVORITE FLEA MARKETS? WHAT’S THE BEST PLACE FOR GOOD FINDS? I absolutely love the Elephant’s Trunk flea market in New Milford, Conn., about an hour from New York. The yard sales on the North Fork are always fun, too. You can still find real treasures out there if you are willing to get up early. WHO IS YOUR FAVORITE NEW YORKER, PAST OR PRESENT? I always admired Rudolph Giuliani. He was so impressive as mayor—just a great leader. When I was a reporter at WABC-TV, he was always out there with the people, the police, the firefighters. He felt like one of us.
