LET TER FROM T HE EDI T OR DEAR READERS, When I took the job editing AVENUE in October 2016, I stuck a note of warning to a corkboard over my desk. “There are no arbiters anymore,” it read. I don’t want to be an arbiter. I don’t think New York can be defined anymore by a list of 400 names, no matter how wealthy,

accomplished or well born they are. But, fact is, people like lists. I like lists. I like finding my name on lists, even as I profess not to care about them. So I think my challenge is to give readers what we all want, but in a way that is challening, rather than merely affirming what they already think. For instance, is the South Fork of the East End of Long Island the only place in our region that matters in summer? Certainly, the Hamptons are the most magnetic vacation destination here, the most remarked upon and marketable string of beach towns this side of

Saint Tropéz and Capri. But is the Shinnecock Canal a dividing line separating New York’s A-List from everyone else? You don’t have to look too hard to see the C-List there, too. So this year, we’ve ripped up our long-running Hamptons A-List with its tired, predictable and often uncomfortable mix of incompatible names stretching from the Blue Book to Page Six. In its place, we’re introducing our Hot 100, consciously recalling the legendary (and more to the point, ever-changing) Billboard chart of hit singles. It lists 100 notables we find compelling in the Hamptons, but also in other lovely places where AVENUE society spends the summer. We’ve tried to maintain that exploratory spirit in our other features as well. We sent Senior Editor Ben Diamond to Fishers Island, an incredibly attractive speck of land in Block Island Sound that’s in New York but can only be reached from New London, Connecticut. It’s arguably (with a nod to Cleveland Amory) the last resort of an earlier, less inclusive social era, but its Old School values retain an undeniable appeal. And while we couldn’t ignore the Hamptons (and why would we?), our cover feature pays homage to 13 lesser-known but stunning East End faces. It was photographed by the renowned portraitist EJ Camp in collaboration with Contributing Editor Sam Bolton. Camp, who lives between the city and Orient, is showing her fine art seascapes this summer at Elizabeth Dow and the White Room. Her portfolio is our way of saying it’s important to look beyond the obvious and keep your eyes open. Because nowadays, the A-List is as unsettled as it exclusive. And isn’t that a delightful contradiction?

I went to her recent Women Artists: Reshaping the Conversation at her namesake restaurant Nick & Toni’s. The event was also attended by with artists Sally Gall, Laurie Lambrecht, Sotheby’s Lisa Dennison and patroness of the arts Sondra Gilman. I nabbed her for our own conversation after all had scarfed down the restaurant’s legendary pizzas and asked: When did you start coming out here? I started coming out when I was about 19, and my father rented a house. But it wasn’t until I met Elaine de Kooning that I spent significant time on the East End. That was in about 1984. Elaine was interested in my artwork and encouraged me to spend a year out East. She helped me find a house and studio. With the community of artists out here it was like having my own private graduate program.

How have things in the Hamptons changed? The term “The Hamptons” has come to mean great wealth and excess to many, but that is far from the only thing this community is. The inequities are as great, or greater, than many towns across the country: I just think they are more hidden and sometimes more extreme. As a cofounder of the Hayground School, where upward of 80 percent of the students receive tuition assistance, I am acutely aware of these disparities. I don’t see myself in terms of philanthropy. I see

How do you merge your art, food and life? My art and my restaurants are part of the community I live in. Within that community, I have always had the sense of wanting to be a good neighbor. My work would be very different if I’d remained in New York City, as would my life in the food business. He sent us a copy of his marriage certificate to prove it. That all being said, I wish we could take everyone, all the time!

his month, State of the Art offers a tasting menu of art frauds and scams. The business of art is a nest for hatching collusion and a welcoming home to ignorance. Just which is in play is often hard to discern, even for the discerning. These morsels are all true, although names have been changed to protect the perfidious—none of whom have been incarcerated or even indicted. They are still roaming the streets, wreaking havoc on galleries, auction houses, financial institutions and collectors. So, presented for your edification: a four-course meal of recent cases. Dear reader, since the justice system doesn’t do it, you get to decide the guilt, innocence or ignorance of the accused. Start with a certain fraudster—let’s call him Karamazov—who is desperate to bid for a valuable painting at auction. The difficulty being, said clever soul has neither the funds nor sufficient liquidity to get a paddle (i.e., the right to bid). Undeterred, Karamazov boldly declares that he has a “high-seven-figure balance” in his bank account. Included in the declaration are the coordinates of a major bank and the name of a minor officer: Let’s call him Dopey. The auction house sends a request for confirmation and Dopey responds quickly and in writing confirming the “high-seven-figure” amount. Karamazov bids and wins a major piece of art— trouble being, he has no money to pay for it. A collection process ensues. The auction house sues Karamazov who, in turn, sues the auction house for fraud, a common ploy to delay a hopeless defense. Dopey, having left the bank, is questioned about his role. He replies that he does not quite understand accounting though he confirms he did, indeed, certify the balance to the auction house. Did Dopey think high seven figures included the digits after the decimal point? Collusion or ignorance?

STATE OF THE A RT An Arab group purchases $40 million worth of paintings for a prestigious Middle Eastern institution through an agent we’ll call Romeo. Romeo says his client is royal and is believed, even though he, Romeo, was previously, if not widely, known as a purveyor of fake Jackson Pollocks. Romeo forwards the invoices to the local institution for payment, but no money comes. The seller’s agent asks both the purchaser and his agent to pay up but gets no response until certain mysterious “experts” communicate to the seller’s agent by email, though they imply they are in the same city where the sale was executed and the artworks reside. They also claim they have somehow examined the goods, though that’s not true. The “experts” haven’t seen the paintings, have expressed no interest in meeting the sellers or their agent, and either don’t have a telephone or won’t disclose their number. Based on the inspection that never happened, the “inspectors” then abruptly demand a 40 percent reduction in the price of the art. The sellers’ agent brings suit and begins asking questions. It emerges that this group has done this before, promising to buy art and other items, soliciting invoices and presenting them to local institutional buyers, who happen to be controlled by the fraudsters. Then, the scammers reach out to the sellers, demanding discounts based on the opinions of invisible “experts,” and when successful, pocketing the difference. Many sellers agree as the items have already been marked up enough to cover the discount. But our seller did not agree, and instead sued the buyer and agent in federal court. The buyer and Romeo defaulted by first appearing but then failing to appear in court. Romeo, O Romeo, are you a colluder or an ignoramus? Over the course of five years, an art trader we’ll call Lolo purchases art through a defunct out-of-state company that at one time, at least, apparently had a resale certificate. So the purchases, from dealers and auction houses, are made without New York sales tax being charged. Lolo has yet to be caught— probably a matter of time. But are the dealers and auctioneers in cahoots? Or just see-no-evil innocents? In 2016, Tolstoy seeks to refinance a work of art, claiming to have purchased it from Minskov two years earlier, and producing an invoice. He gets funds from a finance company and then, in 2017, Minskov claims co-ownership and places a lien on the work. The financier investigates and discovers that Minskov always co-owned the art and that the copy of the invoice given for financing had been tampered with, predated to 2014—by Minskov. Is Minskov a perp or a dupe? All of these art world players are still walking the streets, along with hundreds of others, many known to the art community and the authorities. Though there exist registers of stolen and Nazi-confiscated art, money launderers, forgers, and other forms of art crime, there is none for for these most insidious criminals and their collaborators. Law enforcement’s hands are mostly tied by lack of funds to pursue art crime. Legislation and regulation are severely wanting. Romeo, wherefore art thou? Just look over your shoulder.

Though the fact that Bouhadana flies fish into the oceanside retreat may sound counterintuitive, the imported sea creatures are as coddled as any Southamptonite. “We just made a deal with Blade to fly out our fish,” he says. Bouhadana plans to make the most of his work out East. “So many of my customers live out there in the summer and always talk about the shortage of great sushi, so we are here to fill that gap and hope to sneak in a little surfing on the side.”

Look for such dishes as roasted tricolor cauliflower with farro, raisins, cashew tahini and mint; and lemon chicken with yogurt and rye berry tabbouleh. Jay Lippin, who served as executive chef at Odeon and Cafe Luxembourg, and was a winner on the Food Network show Chopped, has taken over the range at Baron’s Cove’s waterfront restaurant. He will be bringing a New American menu to the property and following in the steps of Matty Boudreau, whose roast pigs on Sundays will be a tough act to follow. Water Mill has a new Italian spot. Jon Albrecht, formerly chef de cuisine at Tutto Il Giorno, has opened his own place called Culaccino, where he will be serving up seared octopus, wild boar chop and pan-seared halibut among other dishes, and all desserts will be made in house. “I wanted the freedom to do my own style of modern Italian,’’ says Albrecht. One of the chef ’s innovations is an Instagrammable version of bucatini carbonara: the sauce is tucked inside an “egg yolk’’ made from vegetable-based gelatin colored with saffron and turmeric. When it’s cut open, the hot sauce flows out and is tossed with the fresh pasta. The restaurant also has a classic Italian bar menu and an outdoor patio for drinks. For those who love outdoor fun, Union Cantina has expanded its outdoor area, adding such lawn games as Jenga Giant, cornhole and bocce, and there are picnic tables for those who want to dine alfresco. The games may get particularly interesting after guests sample some of the 100 tequilas available at the bar. Not everything is moving East this summer. Roslyn favorite Kyma has opened a Flatiron outpost serving up Greek island specialties, and

unlike Milos or Avra, its imported whole fish will not be weighed by the pound. Another urban Hellenic favorite, Nerai, recently brought in Moshe Grundman, who served as sous chef at Michelin-starred Oceana, to introduce a more sophisticated menu. “Greek food is very popular now and everyone loves the fresh fish, but I wanted to do something a little bit more innovative, to make it more modern,” explains the Israeli chef. To this end he has replaced classic lamb chops with a dolma made of Swiss chard filled with shredded braised lamb shoulder, seasoned with cinnamon, cumin and nutmeg, and accompanied by heirloom carrots drizzled with Greek honey. His fisherman’s stew uses stone bass from Greece, black pepper, lemon, braised fennel and saffron.

HISTORICAL CACHET VS. COLD-HARD CASH

WHY A CHARLES GWATHMEY MASTERPIECE MIGHT GET THE WRECKING BALL by Christopher Cameron

H

istorical significance doesn’t sell Hamptons homes—size does. “Clients come to me and ask, ‘What’s the biggest thing I can build,’ ” says a prominent Hamptons owner’s representative and developer, who requests to remain anonymous. “Those homes are almost always modern [in design].” In the Hamptons, where cash is kindling, it manifests as a lust for openness—no matter how out of proportion. Noses always to the ground, developers are responding with minimalist McMansion spec homes that maximize ceiling height and square footage. Currently, a $53 million, 10,000-square-foot box is rising on Meadow Lane in Southampton. In Bridgehampton, on Sagg Pond, a 14,000-square-foot house shaped like a TV speaker is listed at $45 million. In Water Mill, a new 11,000-square-foot undulating “indoor/outdoor living concept“ wants $32 million. But in their wake, homes of significant architectural value sometimes fall. The latest victim could soon be 130 Bluff Road in Amagansett, a 1,934-square-foot, five-bedroom, three-bathroom house by the late architect Charles Gwathmey. Last year, it hit the market, and it’s currently asking $4.5 million. Gwathmey, of course, was one of the most celebrated home designers on the East End before his death in 2009. One of the famed “New York Five,” he designed dozens of sculptural homes in the Hamptons, all “site

and programmatically specific,” says Bette-Ann Gwathmey, who still calls one house her late husband’s most important work on Long Island. That site is the Robert Gwathmey residence and studio, which Gwathmey composed of gray cedar and primitive shapes for his parents in 1965 with a budget of $35,000. It was recognized as a classic of mid-century modernism almost immediately, and drew architects from all over the world to Amagansett. Gwathmey went on

in 1970, sits just across a hedgerow from that early masterpiece. “It’s a lovely house,” says Bette-Anne. “Someone would be very lucky to have it. I would hope they to design residences for Steven Spielberg, David Geffen, Jerry Seinfeld and Jeffrey Katzenberg. 130 Bluff Road, which Gwathmey designed for a friend

wouldn’t knock it down. I hope someone will appreciate it.” Perhaps uncharacteristically, the brokers hope so too. “Somebody might tear this down because the land is worth more than $3 million anyway. There is no protection. If someone wanted to develop a traditional house on the site they could,” says James Keogh of Douglas Elliman, who is marketing the property with brokers


Justin Agnello and Hara Kang. “But we would like to see it kept, especially since it complements the neighboring property.” The design of the house itself—essentially a small lookout tower, attached to an oversize tennis court by a long wall, set back far from the ocean—presents an obstacle, as do the rather dated interiors, with wall-to-wall carpeting being among the house's sins. “The guest rooms have a summer camp feeling. They are simple. The master bedroom is larger and nicer and the bathrooms were updated with marble tile,” Keogh says. “But the exposure to the south, the light and the tennis court view make the upstairs here feel different from any other house I’ve been in.” Keogh and his colleagues say that they are marketing the property directly to Gwathmey collectors, but that thus far they haven’t seen any interest. “We have reached out to people who own Gwathmeys and people who have put things into Gwathmey’s trust—people like Spielberg. But it’s always tough to get those people’s attention,” he says. “They may come to us. But it is really hard to find people interested in preserving this kind of home.” Keogh says the new, younger crowd in Amagansett has little interest in preservation and are rarely familiar with Gwathmey’s name. The clients who do ask for architecturally significant homes tend to favor new construction by Bates Masi + Architects or Selldorf. These buyers prefer linear, open homes far different from the ones Gwathmey designed. “They want ‘more’ minimalism,” he says. “This isn’t a modern house that everyone would love.”

But that certainly isn’t a death knell for the architect’s legacy in the Hamptons. As recently as 2014, a seven-bedroom house by Gwathmey at 733 Daniels Lane in Sagaponack sold for a whopping $20 million. At the time, it was enough of a premium to turn heads. “I guarantee you Gwathmey’s name lent cachet to that house,” said Gary DePersia of Corcoran. “It stands out to me because, while it had deeded ocean access, it was five lots back from the ocean. It wasn’t even a huge house.” Despite an East End market dominated by monster flat-roofed spec houses, the Sagaponack deal was at least some evidence that in the Hamptons, the cult of Gwathmey lives on—whether or not 130 Bluff Road is razed.

Then, we take our boat to Sunset Beach on Shelter Island with the children and have a nice long lunch with lots of rosé there. I’d catch some fish with my son on the way back and go swimming off of the boat, then make a bonfire at the beach and BBQ hamburgers and hot dogs and watch the sunset. WHAT’S ON YOUR EAST END BUCKET LIST? I love to fish but never have gone clamming. WHAT IS YOUR IDEA OF PERFECT HAPPINESS: Lying on the beach watching the sunset with my family.

hen is an A-List not an A-List? This is a list, certainly. But it strives to be different. It was conceived by an informal panel as both a guide to nearby, attractive summer places, and to the handful of people in each whom, if you were a new arrival, a recent homebuyer, a weekend visitor or just sniffing out the scene, you would be fortunate to know. That can be the most gracious hostess, the guy who can get you out of jail, the woman who can pave your way into the most exclusive club, the most

interesting intellectual, sparkling wit, of-the-moment decorator, or most entertaining (and still ambulatory) member of the Old Guard. FISHERS ISLAND IS SO CLOSE—AND YET SO FAR, FAR AWAY written and photographed by Ben Diamond

sk a Fishers Islander for his thoughts on the stock market or on the country’s best golf courses, and he’ll talk your ear off. But ask about the island and what the Sicilians call omertà takes over. “They wouldn’t be pleased to see me quoted,” said one longtime Fisherite when reached for comment. More than one requested anonymity as a condition for conversation about the summer community. “It’s such an unspoiled place, and everybody prefers that it remain that way. The less known it is, the better,” said a resident. “You can be on the beach by yourself on a holiday weekend and not see another soul. There’s not anywhere else on the East Coast, from Maine to Florida, where you can have so much beach to yourself.” Fisherites come from the same stock as visitors to other Northeastern summer spots. “A lot of people come for July or August,” said Bunty Armstrong, the widow of long-time Whitney Museum director Thomas Armstrong. “They’re mostly from Connecticut and New York, but there are some Texans and some Bostonians.” Where they differ is their uniquely cultlike devotion to the place. Many of the families that live there have done so for generations. Some, like the fashion editor Polly Allen Mellen, have been going since the 1930s. Their numbers include the Gosses of Connecticut (among them former CIA director Porter Goss), the Keans of New Jersey (former governor Tom Kean), the Du Ponts of Delaware, and a number of equally influential figures who have managed to escape the public eye entirely. Yes, while the WASP aristocracy that once ruled America has mostly disappeared from view, it lives on at Fishers. Like the fictional village of Brigadoon, the island is a place that seems to exist out of time itself, where the conventions of the contemporary world do not hold. “The first time I came to the island, I felt like I was thrown back in time to my early childhood, when things felt different—smaller, slower, cleaner, safer,” said one longtime summer resident. The island hasn’t been entirely immune to the passage of time. “The world has changed,” said one resident. “In earlier days, you would never have seen a gay couple enter a house here. But that happens now.” But in the important ways, the island is the same place it’s always been. The herons, egrets and quails still come out when the weather gets warm. The private Hay Harbor and Fishers Island Clubs still offer world-class golf. And while the faces may have changed, the last names on the island remain the same. And that’s no accident. Part of that stems from location alone. Although nearer than other Old Guard enclaves like Bar Harbor or Watch Hill, Fishers is a real hassle to get to. Located eleven miles from the tip of Long Island at Orient Point and seven miles from New London, Connecticut, the island is far enough away that it can’t clearly be seen from either. Even after the three-hour drive to New London, it’s only halfway into a 45-minute ferry ride from the mainland that it even reveals itself. “It’s built into the geography of the place that it can never be that populated,” said one summer resident. Or, as the website for local realtor Shutters & Sails has it, “Fishers Island is the ultimate gated community—only the gate is a ferry.” 86 | AVENUE MAGAZINE • AVENUE ON THE BEACH • JULY 2018

And though there have been proposals to connect Fishers to the mainland—usually as part of a bigger bridge between Long Island and Connecticut—for now, the ferry remains the usual way in. It’s all part of the exclusivity, making visitors feel like trespassers before they’ve even left the New London dock. “Are…are you staying with anyone?” the ticket agent will ask you if you’re unaccompanied, sure you’re engaged in subterfuge of some sort or, at best, very lost. The ride that follows offers a good illustration of what kind of people frequent the place. On my own journey, I shared a bench with two older women carrying L.L. Bean totes and wearing fleece—one emblazoned with the logo of the Women’s Open Golf Championship. These ladies were the classic Fisherites, wrinkled but fit, rugged in a way that their Hamptons counterparts simply aren’t. “Fishers is sort of the antiHamptons,” said one longtime summer resident. “Even going back several decades, it was the antiHamptons. And before that, it was an anti-Newport. Everything is much less formal here.” This is a mark of pride among Fisherites—nearly all seem to have a pronounced, almost gleeful disdain for the creature comforts of other resort towns. “This island has very little to offer for people who want to go shopping, or who want to go ‘out’ at night, or go to restaurants,” said Polly Mellen. Once you actually start to approach the island, the most notable thing is how little there is—no marina, no waterfront diner with a steering wheel on the wall, just a few small buildings, a desolate-seeming dock and lots and lots of rocks. Natural fortification like that served an important purpose once upon a time, stopping pirates from stealing the island’s whale blubber or something. Today they serve a different function. “Avast ye!” they seem to say. “This island has no hotel!” There isn’t a lot to do on Fishers Island, either—or at least, not much for the unconnected visitor. That’s partly by design—places full of amenities and destinations tend to attract unwanted attention. “One reason,” the social arbiter Cleveland Amory wrote back in 1952, “that everyone does not know about Fishers Island and Hobe Sound [a similar resort, near Palm Beach] is that these islands do not wish to be known; in fact, their anonymity has been largely responsible for making them perhaps the most formidable social resorts still in existence.” Though observers might quibble about the island’s relative formidability today, Amory’s words still ring true. “As [visitors] get off the ferry, there’s just so little for them to do,” said Polly Mellen. “They can ride around on their bicycles, and go to the town, which has just a few shops, and that’s all. There are no beaches for them to go to except a beach called South Beach, which is very stony, and they can go to the one restaurant, which is called the Pequot Inn, and that’s it.” In fact, the island’s commercial prospects have only decreased in the past half-century. The movie theater present in Amory’s day (though even then, he wrote, there was “always a question each summer of whether or not it will be running”) is no more. Nor is there any hotel: the Pequot Inn, which until recently offered the island’s only public lodging, closed in 2011. (Though, as Mellen said, it continues to operate as a restaurant and bar—a small blessing for the bored children of initiates who return after reaching drinking age.) But even without a dedicated commercial district, Fisherites have their routine. “Every year it’s kind of the same thing,” said one resident. “Fourth of July fireworks, a sandcastle contest, cocktail parties for adults and some philanthropic matters.” “There were always cocktail parties when I was little,” remembered the writer Peter Heller, who from the late 1950s to the 1980s spent most summers on the island. “It was like a Cheever story—people were always showering after the beach, getting ready, and going off to cocktail parties.” Although, as one resident added. “There are not many places to go except other people’s houses.” Which is not entirely true. Those who have found full acceptance on the island can graduate to its most exclusive

precincts: the clubs. Nearly all the island’s social life is concentrated around its two social clubs, the Hay Harbor Club and the Fishers Island Club. The Hay Harbor is on the island’s western end, not too far from the main road, while the Fishers Island Club is to the east, past a guarded gate that also protects some of the island’s homes (yet another exclusive hurdle!). The clubs offer golf, tennis, beach access and, most important, breakfast, lunch and dinner. “I would find it hard to be here were it not for the clubs,” said a resident. “Unless you have someone in your house who loves to cook or who is hired to cook. If you want to go out to eat, there is virtually nowhere to go. You could survive on the island without them, but it’s not something I would want to do myself. I’m not a good cook!” Members take many of their meals at the clubs—one estimated that she eats a full 25 percent of the time at hers. And owing to this, it’s no wonder that the clubs are packed— both, in fact, having waiting lists to accommodate the heavy demand for membership. With all that difficulty, why visit the island at all? There’s no real question there: it’s extremely beautiful, and uniquely so. Parts of it are like Long Island, others are like the coast of Maine, and some even feel like they’ve been airlifted from Waikiki. “Almost every house that you enter has an entirely different view,” said a resident. “There are so many twists and turns to the coastline that it’s like you’re on a different coast in a different part of the country wherever you go.”

That topography only enhances the island’s mystery. It has two main roads, with dozens of side roads that branch off before returning back. It’s easy to get lost, and easier still to drive the entire island without seeing anyone or anything. “There’s been a constant fight to maintain the year-round population, which has been declining since the ’30s,” said Pierce Rafferty, the director of the island’s Henry L. Ferguson Museum (and Barbara Bush’s nephew). The island was slow to develop—as late as 1876, there were only seven houses, since it was almost entirely owned by the Winthrop family, and operated as an offshore farm run by lessees. Despite being one of the first settlements in North America, Rafferty says, “You had no population here until it opened up as a resort beginning in 1877. The first land was only sold on the island in 1876. Up until that point, not one foot of land on the island had been sold. It had all been privately held.” Although in the 1920s there was a push to develop the island in the same way as other resort towns on Long Island and Connecticut had been, the Great Depression put a stop to that. The closure of Fort H.G. Wright in the late 1940s was similarly harmful, and precipitated a steady decline in population throughout the coming decades. “You went from a population in, say, 1960 of around 500 year-round to maybe 230 now,” says Rafferty. “On the other hand,” he adds, “You have a greatly increased summer population. It varies tremendously, but there’s certainly at least two or three thousand people on the island—and on July Fourth weekend, up to four or five [thousand]. In 1960, on a regular summer weekend, that number would have been closer to 1,200 in summer.” Of course, the island does encourage some visitors. There are the friends and relatives that come as guests. “I’m always bringing up friends, though some don’t turn into repeat visitors,” said one summer resident. “Some find the trip grueling.” For the past six years, the island has also been the home of Lighthouse Works, a public art commission and artist-inresidence program not far from where the ferry lands. From a pool of 1,200 applicants, four are selected to spend six weeks on the island. The plan was, as executive director Nate Malinowski put it, “Let’s just invite some artists to the island and see what happens.” The four women in the program when I visited acknowledged it was isolating—“We’re alone a lot,” said one—but all agreed that the slow pace made them more aware of their surroundings, and put them in a more reflective mood. “We go to the Pequot, too,” another added. And then there are the mainlanders. Though the island’s year-round population has diminished, Rafferty is quick to point out that that statistic is a bit misleading. “It’s not as though there are fewer people working on the island,” he says. “The shift has been that a lot of the work force comes in on commuter boats.” And indeed, there were plenty of laborers on their way to the island on my ferry, including an amiable African-American carpenter with whom I struck 90 | AVENUE MAGAZINE • AVENUE ON THE BEACH • JULY 2018


up a conversation. I asked him whether there was anything AVENUE readers should know about the island. “They got black people here,” he said. “Working.” Owing in part to the island’s high property taxes, the public school is another magnet for visitors—students, specifically. Leave on the 4:45 ferry, and you’ll be surrounded by schoolchildren returning to the mainland. Still, all of that can’t paper over Fishers Island’s biggest challenge: a place with no year-round population, sooner or later, will atrophy. And for the hardy folk who try to scrape out a living during the off-season, a real resentment seems to be brewing. A representative from the island’s Oyster Farm, which otherwise declined to have any involvement with this story, made it clear: “We would rather have more working people here than vacationing, leisure-seeking people.” While the older generations who once lived on the island may have been cloistered and private, they were polite to their less well-off neighbors in a way that simply isn’t the case today. In this regard, there is a similarity to the Hamptons—or at least, to the complaints about them. “This place has really gone downhill,” said one local, a remnant of a less rarefied time in the island’s history. “All the old money’s gone, and it’s been replaced by all this new money.” He recalled that Henry Luce III had once held a party to which he invited all his society friends, as well as plumbers, electricians and other working-class people, who in those days still lived on the island. “I couldn’t see that happening today,” he added.

PARTY CRASHERS Risks to Avoid When Entertaining at Home

W

hether hosting a birthday party or a charity gala, organizing a successful event requires looking beyond the festivities your guests will enjoy. To lessen the likelihood of accidents or injuries—not to mention the additional challenges if a lawsuit ensues—the insurance and personal risk experts at AIG Private Client Group recommend incorporating the following steps into your planning.

Hire reputable vendors You could be held responsible for problems caused by vendors (faulty lighting, food poisoning, a disruptive employee, etc.) if underlying insurance coverage is not in place. Obtain a signed contract documenting the function or service that the each vendor will provide. Get written proof that each vendor is licensed and bonded, if applicable. Vendors must be insured with appropriate coverage, depending on their service. Make sure that vendors are adequately supervised. A responsible representative should be on-site at all times that personnel are present. Create written property rules and a nondisclosure agreement to be signed by

vendors. For example, you may want to designate certain “no-go” areas or prohibit photos.

Be smart when serving alcohol This goes beyond not serving minors. In some states a homeowner can be sued if an intoxicated guest leaves and causes an accident or injury. Hire a professional bartender to help monitor alcohol consumption. Consider offering alternate transportation for guests. Keep a lock on your wine cellar, and ensure that guests to do not have direct access to bottles. If serving wine from your personal collection, ensure that the bartending staff know precisely what you want (and don’t want) poured.

Carefully consider activity choices Even when following proper safety protocols, accidents happen. Supply safety equipment, such as life jackets or bike helmets, or instruct guests to bring their own. Use professionals. For example, hire a certified lifeguard if inviting guests to swim. Have basic medical first-aid equipment on hand.

Ensure that activities are allowed by your local jurisdiction; obtain permits when required.

Other preventative measures Be mindful of media exposure. Be aware of any photographs that are taken, how they will be used and where they might be distributed. Ensure that walkways and stairs are clear of obstacles, well-lit and in good condition. Have these areas checked throughout the event, not just before guests arrive. Block off areas of your home that aren’t part of the party venue. Don’t assume that visitors will respect your privacy. Move fragile decor out of high-traffic areas. Lock up jewelry and valuables in a safe, or move them temporarily to a bank vault or other secure storage. Devise and enforce a guest list; hire a professional security guard to assist. Consider all variables and restrictions pertaining to parking. Consider relocating pets during the event. Even docile animals can lash out if they feel threatened. If children are present, assign adequate staff to monitor them and all access points to water.

T

he new mom is my favorite cosmetic patient. After sacrificing so much in trying to get pregnant, being pregnant, and breastfeeding, a woman goes through so many shifts when she becomes a mom. Here are the three most popular cosmetic procedures that I do as a mommy makeover. 1. Ultherapy in the Postpartum Belly: Great way to tighten loose skin in that trouble area that has been stretched with pregnancy and then recoiled post-delivery. Here, ultrasound delivers heat into the muscles of the skin that lie right beneath the skin’s surface helping build back collagen to tighten crepey skin in the months post-procedure. Usually, one treatment every three years suffices. Can be done as soon as six months postpartum. 2. PRP for Hair Loss: Postpregnancy and after breastfeeding, most women have a significant hair loss called telogen effluvium. Injecting into the scalp platelet-rich plasma, a protein made from your own DNA, is a great way to recruit retired hair follicles to start cycling back. This is something I did after having my second baby, and it worked wonders to turn me back into a “Chia Pet.” Requires three treatments done one month apart and should be started at the first signs of hair shedding.

GOOD DAY, BICE! The Midtown Hot Spot Returns

“B

iCE is back!” says Peter Guimaraes, co-owner of the legendary Midtown hot spot. Yes, BiCE Cucina—the restaurant started in Milan in 1926, brought to New York in 1987 and now an international presence—has reopened at 62 West 55th Street. Long a hot spot for celebrities and power brokers—before politics was his main bag, President Trump and his family were regular customers—BiCE is the place to see and be seen, to hobnob and conduct deals. But it’s a world-class restaurant, too. “We make all our pasta in-house,” says Guimares. “I have a pastry chef who comes in at four a.m. every morning to prepare our pasta.” All the BiCE classics will be available, including veal Milanese, osso bucco, lobster pappardelle and salad, and the chicken and eggplant parmigiana.

But innovation is also on the menu. “We’ve introduced a new thing to New York called pinsa. It dates back to Roman times, actually before pizza, and it’s made with three different flours... it’s just a lighter, healthier, crispier, better-tasting pizza.” And big changes are coming to the restaurant itself. While the old BiCE only had ten tables outside, the new location “has probably one of the biggest patios in Midtown, and seats 100 people.” There will also be an outdoor bar. “We’re going to do daiquiris and frozen drinks,” says Guimaraes. “I can’t think of the last time I had a daiquiri or a frozen drink on a patio in New York.” There are also plans to keep the bar open late, along with nights featuring a DJ and alfresco dining. “It’s nice to sit on 55th Street, watch the world walk by your front door and sit around with some drinks and some nice background music.”

Bottomless brunch will also be a new addition to the BiCE experience, including a never-ending mimosa—“pay one cover for the mimosas and you can just sit there and order as many as you want.” But though the mood may turn convivial, it will still be refined and elegant—BiCE is a five-star restaurant, after all! But it’s all par for the course for Guimaraes. Not only has he owned a dozen restaurants, and helped build some 25 in total, but he also is the co-owner Tipsy Girl rosé with Sonja Morgan (you may even recognize him from his appearances on the show!) Right now, the brand is located in five states—Connecticut, New York, New Jersey, Florida and Texas—and has plans to expand even further. F

or over 25 years, Frederico Azevedo, the master designer behind Unlimited Earth Care, has been plying his craft. Robb Report magazine has called him “the most influential landscape designer in the Hamptons,” and it’s easy to see why. Born in Porto Alegre, Brazil, in 1962, Azevedo has spent his life studying landscape design around the world. But after travels in Brazil, England and the United States, this talented landscaper decided to settle in the Hamptons. With its unique mix of farms, woods, dunes and about a half dozen other types of land, the Hamptons is universally acknowledged as one of the most beautiful places on Earth.

Azevedo is acutely aware of that, and makes sure to incorporate his surroundings into every design. Azevedo’s approach is a holistic one. Although the word “luxury” will mean different things to different buyers and renters in the Hamptons, some common themes emerge. Luxury is often informed by fine architecture that would be home to luxurious finishes and furnishings and upscale details incorporating the latest technology and amenities, while verdant landscaping would frame attractive pools, patios and outdoor living rooms. And luxury is not just the domain of high-priced homes as even lower-priced modest properties can include elements of luxury throughout. How much experience do you bring to the table in dealing in the high-end market? From the first house I ever sold in 1996, which would be the equivalent of a $10M property today, I have been dealing on the high end from Southampton to Montauk and from Sagaponack to Shelter Island. I have been both the listing broker or the selling broker (and sometimes both) on some of the most significant sales on the East End over the last two decades. Some of my sales have set benchmarks that still stand today in their respective categories, including a house in Bridgehampton North for $20M in 2005 and a waterfront property in North Haven for $36M in 2011. However, with several good assistants, I have been able to sell, rent and represent properties in most price categories, further enabling me to build a well-rounded business. How long did it take you to cultivate that clientele? Was there a pivotal moment for you? From a listing standpoint I was getting high-end homes by 2000. As sellers noticed that my advertising early on was both prolific and significantly different from a lot of the marketing being done in those day, my book of high-end properties began to build. As my media exposure of high-end properties grew buyers would see the types of homes I was promoting and contact me to help them find their own Hampton situation. I would be remiss if I didn’t give credit to some of the partners at Allan Schneider, who early on referred me to buyers, sellers and renters whom they thought I was suited to handle,

particularly Peter Hallock, who was very instrumental in launching my business. In fact one of his referrals would buy three properties from me, selling two along the way, adding up to nearly $70M worth of business in a dozen years. What are some of the great homes being resold by high-net-worth individuals that you represent today? I have two spectacular but very different nearby ocean front properties in Montauk both priced in the low $20s. One is a home thoroughly rebuilt and renovated by renowned architect/designer Thierry Despont, with stunning interiors sitting closer to the ocean than a newly built home could today, while the other is a unique 4-acre modern compound of house and guest house each on its own contiguous two acre parcels. In Sagaponack I have a sprawling home on 3.5 acres bordering a reserve with pool and tennis and just reduced to $11.995M, and an exquisite home on 2 acres in Water Mill walking distance to Mecox Bay and the ocean with gorgeous interiors, two-lane bowling alley and gym, as well as pool, tennis court and rooftop deck just repositioned at $10.495M.

You are well known for representing some of the most spectacular high-end, new construction in the Hamptons. Can you tell us about some of those? Just north of the highway in Water Mill, East End Building Company has just completed construction and furnished a 10,000-sqare foot estate on three levels of living space offering luxurious details, copious amenities and forever southwestern views over vast stretches of farmland, a fantastic buy at $7.99M. South of the highway, I represent two of James Michael Howard’s fully furnished properties in Sagaponack and Bridgehampton, priced at $19.75M and $11.95M respectively, where you can just bring your clothes and a toothbrush to start enjoying either immediately. And then at the gateway to the Southampton estate section I represent an extraordinary residence built by Demarco Development that incorporates designs, finishes and amenities that are normally found in houses well above the current price of $4.795M.

What does luxury mean to you? The word “luxury” to me has huge meaning. Using this term has strong impact, and it is a word I use only when truly applicable. For me, using it means this property checks all boxes, meaning the property is a step above, defining a comfortable and clear upscale lifestyle with all the true luxurious amenities one would expect to have here in the Hamptons. How much experience do you bring to the table in dealing in the high-end market? Looking back, I now realize how very fortunate I was to be able to start out in the high-end market. I started out here in the high-end market because it is where I live and where I was raised so for me it is something I was well connected with originally. For me that was an extreme advantage, to be so familiar with this market here from such an early age and built a vast network of high-end buyers and sellers. What are the qualities you possess that make you particularly well-suited to work with high-net-worth individuals? Well, besides my having an extreme knowledge of the Hamptons market and product both east and west of the canal, it’s really about being able to quickly assess, evaluate and understand the clients needs effectively and in a timely manner. What are some of the exciting luxury trends you’re seeing? Too many to list but right now the shift is from the larger size 10,000-square-foot estates to 5,000-square-foot estates. Being bigger is not always better, and a smaller, more manageable lifestyle is seeing a really big push.

To what lengths will you go for your clients? EVERYTHING! For me it’s always been about them! Whatever it takes, our clients always come first, so that my relationship with them, with all my clients, is everything. This is truly sacred to me. When you operate that way, truly putting your clients first, everything else falls into place!

How has technology improved the service you can provide your clients? It is everything! The technology is always changing, so it’s extremely important for us to be fully aware and stay on top. The tools I have here at Nest Seekers are unmatched, so I am really able to position my clients at all times, which enables me to put them in the absolute best positions to strike and make a deal!

What do you enjoy the most about dealing with a high-end clientele? Honestly, I love all my clients, but with the high-end clients I certainly love and appreciate their ability to be out here at a moment’s notice, no matter where they are in the world. Timing is everything, and that is huge when it comes to real estate.

What do you enjoy the most about dealing with a high-end clientele? I find high-end customers easier in many respects. They know what they want—this is not their first rodeo. We are unlike any other brokerage team in that we also own a design and development company, focused on cutting-edge, high-design homes. Of course, not everything is quite so upscale. There are plenty of equally quaint local eateries, like Hattie’s, a Louisiana-style restaurant that’s been open since 1938. Hey, are we on the Hudson or the Mississippi?!

HIT THE SKIDS Saratoga Springs is also home to Skidmore College, one of the great Northeastern liberal arts schools. The college’s Tang Museum always has something interesting on display, like this exhibition of paintings by the artist Dona Nelson.

A DAY AT THE RACES

Of course, that track is still one of the town’s biggest draws. Between July 20 and Labor Day, six days a week, the racecourse features some of the country’s best horse racing. You might not win big, but sometimes it’s fun just to watch.

NOTHING LIKE IT HÔTEL DE CRILLON IS A HAVEN OF PEACE IN THE CITY OF LIGHTS by Anthony Lassman

T

he renovation and re-creation of the Hôtel de Crillon, one of the oldest and most iconic of the Parisian grandes dames, is complete. It took a closure of nearly four years and a significant budget, but the new Crillon simply oozes style and glamour. We stayed last week, in beautiful early summer sunshine, critiquing and comparing it with our other favorite top Paris hotels. Aside from the excavations needed to create the new stateof-the-art glass-roofed indoor pool and spa, two new outdoor spaces were introduced. These provide intimate alfresco dining and lounging areas perfect for lunch or an early evening aperitif on warm days. Many of the new, beautifully appointed guest suites overlooking these interior patios are havens of peace in the heart of the city. Perfectly soundproofed signature suites overlook the Place de la Concorde. All accommodations feature every conceivable mod con, with particularly high attention to detail. For example, differently shaped solid-wood clothes hangers, including a ringed one for scarves; leather-covered customized Nespresso machines; a minibar with bottles of premixed cocktails; beautiful books everywhere; and models of former President Pompidou’s Citroën, a signature theme throughout the hotel, with a vintage 1973 Citroën DS used as one of the courtesy cars. And, in the guest bathrooms, our favorite

unguents by Buly, the classic French brand whose beautiful flagship store can be found at rue Bonaparte on the Left Bank. The original much-loved Les Ambassadeurs gourmet restaurant, to the right of the hotel’s front entrance, is now given over

It is evident how the trend to inject a lighter, younger ambience into classic hotels has been carefully considered here. The froideur and arrogance of Parisian grande-dame hotel culture appears finally to be waning, even if it has not yet fully disappeared. Brasserie d’Aumont, where breakfast is served, is an all-day contemporary destination brasserie with a crustacea and oyster bar. Sit at the bar or on a banquette or on one of the patios leading directly off, perfect for a light summertime lunch. Our favorite signature suite,

created by über-designer Karl Lagerfeld, features what is arguably the finest master bathroom in all Paris. If you take the full suite, with capacious living and dining rooms, high ceilings, jaw-dropping views, two bedrooms and two magnificent opulent bathrooms, it will set you back €35,000 a night. There is nothing quite like it. For animal lovers, an ancillary bedroom suite has been specially designed by Monsieur Lagerfeld with Choupette, his cherished cat, in mind. It features a carpet, the design of which has been conceived around scratch marks, to make a cat feel at home. A

large and beautiful photographic portrait of Choupette adorns one of the bedroom walls. The black-and-white marbled and mirrored bathroom features twin vanities beneath tall windows. (We thought cats generally hated water!) However, for anyone wanting to house their pet in great style while deferring to Lagerfeld’s humor as he pays homage to his beloved pet, the Hôtel de Crillon can oblige. The Choupette suite can be rented independently. For those whose budget does not extend to the entire apartment, we’d be perfectly happy to recommend it as a respectable alternative.

IS AGGRO ON THE MENU? HOT RESTAURANTS LEAVE OUR COLUMNIST COLD

I

know this may defy expectations, but trendy A-list restaurants are the last places I want to dine. Maybe it’s my age, maybe it’s the times, but right now I hunger for neighborhood joints. I crave red-checkered tablecloths, and sharing fried zucchini over menus filled with Italian home-cooking staples like lasagna, veal piccata and baked clams. And I don’t need global or plutocratic riffs on those dishes. Give me the real deal, please. As a cohost of Dining Around, a popular TV show in the ’90s on the Food Network, and a former board member of the James Beard Foundation, I can reasonably say I’ve been around the culinary block. And I have broad, accepting standards. Or used to. I threw in the towel with trendy when my well-meaning daughter took me to Alta, a living nightmare thinly disguised as a restaurant. The minute I walked in I knew I was screwed. The noise level was literally deafening, and only got worse as I struggled up the narrow staircase to a dark cavern of a room. Sitting down, I screamed hello to my daughter, while trying to attract a waiter’s attention. Good luck with that! He was busy attending to the gaggle of squealing millennial girls at the table next door. (What’s with that anyway? Are tables of squealing millennial girls the new Berkshire pork chops? Couldn’t they get dates? Doesn’t anyone like to dine à deux with a dear friend or, dare I say it, someone special?) Forty-five minutes later, the harassed and testy waiter delivered an undercooked duck and tepid pasta. Definitely not worth the wait. And as conversation remained impossible, we sat, ate without enthusiasm, and watched the millennials get plastered as they squealed their way through dinner.

Given the general cacophony of the world we live in, I want to relax when I dine out with friends. We all have countless opportunities to get battered by street noise. Who needs to queue up at dining venues to do the same? Not me. And that’s just the aural assault part. Already you’ve waited to speak to a “reservationist,” and then some more for your reserved table, pressed against the door, getting body bumped by waiters racing by (if they were all cute, that would be better, but still...) and those special souls famous (or deluded) enough to believe they are exempt. Then, there’s the economic pain we all now have to bear, being mugged by obscene prices—especially wine by the glass served by pushy

wannabes whose job description is “getting ready,” i.e., waiting…though Lord knows not on tables but, rather, to be something, anything else. Friends and acquaintances tell me I’m not alone in my renewed appreciation of the neighborhood local, the little brown wren that knows how to keep ’em coming back, long after the preening dining peacocks have lost their shine for gourmet grasshoppers. My A-list restaurants are Upper East Side staples like Antonucci and Parma. Mind you, they’re not dumps: they just don’t have the need to pimp their chicken parmigiana, proffer gold pens on a velvet cushion with the bill, or provide leopard-covered stools to place your Birkin on, as many (well, some of them are still friends of mine) famously did back in the ’80s. Those were the days when Wall Street flexed its flashy new fiscal muscles by spending obscene bonus dollars on bottles of “big reds” (often shared with buxom gingers) at fancy steak houses. Of course the real point was to show off freshly minted money and, even more, to be seen doing so. Few knew what the hell they were drinking, or even cared. Scoring tables at impossible-to-book restaurants like Montrachet or a private chef ’s table in the kitchen at Le Bernardin was the mark of an A-lister. Having Drew Nieporent’s cell on your speed dial was better for your status than being great in the sack. But now, somehow, the atmospheric equivalent of comfort food is what I need. On a recent visit to Parma, I asked my waiter how long he had been working there. “Thirtyeight years,” he replied. He isn’t hot, but he’s a pro! Let’s endeavor to make that the new hot in boites.
