L ET TER FROM T HE EDI T OR DEAR READERS, Call it my year of living diplomatically. Last January, I was in Palm Beach for my first visit as editor of AVENUE.

“THERE IS NO AVOIDING THE PRESIDENTWHO-SHALLNOT BE NAMED...”

On January 20, I woke up at the Breakers to a day I’d planned meticulously. First, breakfast in the restaurant, then a long swim in the ocean, both timed to miss an event that would be broadcast on every channel. I was doing a gentle backstroke when an aerial advertising plane flew overhead pulling a banner that read CONGRATULATIONS PRESIDENT TRUMP. There was no avoiding him. And that’s still the case. But despite being opposed to Trumpism in all of its aspects, I knew even then that in AVENUE circles, it and its namesake were sensitive subjects. This magazine is partly about and for New York’s financial elite, so many of our readers and the people we cover are not only Republicans but supporters of the president-who-shall-notbe-named again. And as I count some of them as friends (fret not, I won’t name and shame), early on I had to decide whether to limit my life and AVENUE coverage to people who agreed with me, or try to navigate the shoals of the current administration as best I could. The latter seemed the wisest, if not the easiest, course. I decided to be discreet when necessary, honest when appropriate, and restrained in the pages of this magazine. This year’s Palm Beach issue continues to duck the subject of the elephant on the island, though he and his family necessarily remain on the A-List, simply because, well, there’s no avoiding them if you want to be honest and comprehensive about the ever-evolving bon ton in Palm Beach and environs. Curiously, when I asked Linda Marx, who often covers Palm Beach for AVENUE, to investigate whether the current regime has affected property values there, she came back with an emphatic no: things are just fine, thanks. Hopefully, America will eventually say the same. Certainly, the future looks bright in the faces of the up-and-coming Palm Beach generation. Sam Bolton produced and Nick Mele shot our cover and portfolio of photos of them, and if they don’t give you hope, nothing will. Our final feature this month introduces a familiar face, Nina Griscom, to our pages as a contributing editor, with the story of how the illness of her great Parisian friend (and a wonderful acquaintance of mine), Joy Hendericks, inspired her to get her first tattoo “with the quills of advice she shot at me,” says Griscom, who returned those favors with the gift of an old master drawing of a porc-épic that she copied in ink on her wrist “because I want to see her every day.” This spring, Nina will take over our back page column. This month, we’re using it to introduce another new contributor already familiar to AVENUE readers, Anthony Haden-Guest, who will henceforth produce a weekly cartoon for avenuemagazine. com, as well as an occasional art diary. If you’re at all upset by what’s happening in the world (and that goes for both POTUS supporters and detractors), I hope that Haden-Guest’s deft wit will give you, however briefly, a reason to smile. How long have you been going to Palm Beach? I have come here all my life. I always stayed with my grandfather at “Amado,” his house on the ocean. It was built in 1919 by Addison Mizner. My maternal grandfather, Charles Munn, was nicknamed “Mr. Palm Beach.” When I got older, when my parents divorced, we stayed on my father’s boat, which was tied up to the Phipps dock, right opposite my maternal grandfather’s house. Ironically, I now live about three properties north of the old Phipps dock. I always cried when I had to leave Palm Beach to go back to school in New York. My ex-husband, Dixon, and I bought our first house here in 1979, and I became a full-time resident in 2000. Have you ever not gone? I don’t recall missing a year. Do you see more people making Palm Beach their primary home? So many of my friends have moved here over the past 25 years to make Palm Beach their primary home. Much younger people are living here due to technology and the opening of so many investment houses. You don’t need to be in a big city anymore. Obviously, it is a good life in Florida, due to taxes, weather and the advent of air-

Q conditioning 50 years ago! The schools are full and excellent—the kids attend great high schools and colleges. In my parents’ day (and mine), you went to school in Palm Beach for a few months, and then went back to where you came from. My uncle used to say that they went to school in Palm Beach to “learn how to weave baskets”! It has changed a lot. Do your children come to Palm Beach? Serena and her family come to Palm Beach all the time. Both my kids love Palm Beach!

It’s still a little more like the “old days” in the off-season, when there is little traffic. But overall, it has changed for the better, with so many different types of people and so much to do. No longer are there “lazy days.” I like the diversity of people living here now, as opposed to only one little core group. There are now good restaurants on and off the island, and culture, museums and shows to go to. Miami isn’t far, and it’s so much fun. Palm Beach is not the sleepy little town that it was. Men are rarely in black tie now, except for a charity ball. Mostly no tie, which is a big change from the old days! Still never jeans, though white ones are okay.

How is the revamped Royal Poinciana Plaza? Sant Ambroeus is such a great addition to our town—it’s beautiful and delicious. I go by almost every day to get something—nearby there are great shops, yoga and Pilates, and it is so pretty at the Plaza. What they have done to “The Royal,” as they now call it, is fabulous! Did you know, as chairman of the Preservation Foundation, we have just completed the revitalization of Bradley Park, opposite from the Royal?

How has having Mar-a-Lago, the so-called White House South, affected life there? I would say that Palm Beach is in the international news now because of Mar-a-Lago. The police seem to have better control of the traffic congestion when the president is in town. We are getting used to it. ✦

wentieth-century decorative arts dealer Ben Macklowe has newly christened the Macklowe Gallery, his glimmering showcase located at 445 Park Avenue on the corner of 57th Street. The 6,200-plus-squarefoot space features large glass windows revealing French Art Nouveau furniture and objects including Tiffany lamps and glassware, antique and estate jewelry. Among its many treasures is an ornate decorative jeweled butterfly, formerly owned by Charlotte Chandler, Manhattan’s notably eccentric jewelry collector. The exceptional French Art Nouveau 18-karat gold and enamel brooch was purchased by Chandler from Wartski, London. Art and jewelry connoisseurs know Wartski for the firm’s collection of signed works by masters like Carl Fabergé. Macklowe acquired the butterfly last year and has still not been able to solve the mystery of its source. With all its beauty and ornate details, including movable wings decorated with realistic gold veining, plique-à-jour and translucent enamel edged with diamonds, the butterfly has no signature. There is only one tiny French mark with no other identification. Wartski also had been stumped, and neither Macklowe nor Wartski, two of the world’s most esteemed purveyors of antique art and jewelry, are able to identify the creator of this masterpiece. Macklowe is convinced that someone must know who made this magnificent piece of jewelry and he is offering a $15,000 reward to anyone who can unequivocally prove the identity of its maker. ✦

SURF (AND TURF’S) UP? IT'S JUST ANOTHER NIGHT IN FOODIE PARADISE by Beth Landman

W

hen the Breakers transformed its staid and formal French lobby restaurant L’Escoffier to the ’60s-themed small bites bar HMF several years ago, there was a sea of change at the legendary hotel, which suddenly became a center of Palm Beach nighttime activity. The resort is now taking another step in dining dominance: last season it unveiled Seafood Bar, which has huge windows overlooking the Atlantic. The design by Adam Tihany makes diners feel as if they are aboard a yacht, with oversized windows affording an inspirational view of the Atlantic. Dayboat catch is displayed on a white marble– topped open kitchen, and an impressive selection of wines is available by the glass. In December, Hamptons restaurant Osteria Salina opened an outpost in Delray Beach. “We’ve had a house here for many years,’’ explains Tim Gaglio, who, along with his wife, Cinzia, owns the restaurant and previously had Coho Grill in Boca and the Polo Grill in Palm Beach Gardens. Look for the same authentic Sicilian fare that the couple offers on the East End, including local fish and homemade pasta. Another Hamptons (and New York) favorite, Sant Ambroeus, which opened last season in Palm Beach’s Royal Poinciana Plaza and was an overnight sensation, has

Owner Steven Dapuzzo overhauled the space formerly occupied by Solita. Retractable doors now open onto a courtyard that faces a small park, and global dishes run the gamut from Korean barbecue short ribs on top of creamy mushroom risotto with peas, to grilled octopus with wilted greens and cauliflower puree. “Whether it’s the art, the food or the cocktails, everything here is hand-crafted and set in a very social environment,’’ says Dapuzzo. Delray’s newest status symbol? Monogrammed steaks. The town’s popular hybrid, Prime Steak Sushi and Seafood, reopened in November as Prime Tuscany Steakhouse, and diners can now have their names branded on the Tomahawk steaks they order. (You can probably even order a few ahead in case you’re planning a party and want something more creative than the usual place cards!) Mediterranean cuisine is on the menu at Oliv Pit in Boca Raton, so named because it uses olive pits instead of wood in its burning oven. “The pits impart a smoky flavor, and they are wonderful from a conservation standpoint because we aren’t burning trees,’’ explains owner Emmanuel Vlahos, who spent 24 years in Athens. The focus is on family-style sharing, and there are plenty of appetizers. Four different kinds of salads can be topped with skewers of lamb, chicken, beef or fish. A designer from Athens has given the room authentic flair using whitewash and rustic wood. Former Wolfgang Puck partner and TV personality Sherry Yard, who worked at Spago for 19 years and then became COO of iPic Entertainment Group's Restaurant Division, is also cooking in Boca. The chef stepped in and redesigned the menu at the theater’s restaurant, Tanzy, adding such dishes as gluten-free beet agnolotti with mascarpone potato filling, poppy seeds, black winter truffle and parmesan; and yellowtail crudo with passion fruit splash, crispy shallots, radish, micro cilantro, grapefruit and herb oil. Back in New York, many people flocked to Restaurant at Rose Hill over the holiday season. The latest from Frederick Lesort, long a favorite of the New York social set, is in Murray Hill, new turf for the dapper restaurateur. “I was hesitant about the neighborhood but recognized that it’s in between uptown and downtown, and I fell in love with the physicality of the space, which feels like it is in London or Paris,’’ explains Lesort. Located within the boutique HGU hotel, it has a cozy, 46-seat dining room, along with an elegant little bar upfront and a bigger lounge with a fireplace in the back. “In the summer, we will open a rooftop,’’ he reveals. ✦

A MEDITERRANEAN REVIVAL MASTERPIECE REVIVED ADDISON MIZNER’S 2 VIA MIZNER STILL DELIGHTS by Christopher Cameron

A

t the height of his career, Addison Mizner, the exuberant six-footthree, 300-pound father of the Mediterranean Revival, worked from the property now called 2 Via Mizner, designing some of the most prominent estates in South Florida for everyone from Sir Oswald Birley, portraitist to the British royal family, to Mrs. William K. Vanderbilt, Jr. Today, those offices are a sprawling threebedroom condo reminiscent of the very luxurious abodes it so famously produced. And now, that condo has hit

2 Via Mizner played an essential role in solidifying the so-called Palm beach look. the market for the first time ever, asking $9.995 million, following a detailed residential conversion in 2007. The apartment has all the classic Mizner ingredients: wrought iron, red barrel-tile roofs, pecky cypress wood and white stucco. “In the entirety of Palm Beach, I would say something under 10 percent of condos are larger than 3,000 square feet. This is more than 5,600 square feet, a

very rare thing indeed,” Suzanne Frisbie, who is listing the unit for Corcoran, says. But more than size, it’s really history that’s for sale here. 2 Via Mizner played an essential role in solidifying the so-called Palm Beach look and transforming South Florida into a fantasyland for the superrich. “Mizner was a society architect like none of the other society architects. The other grand

They came to meetings in morning suits with what the British call a ‘stiffy’— you know, a stiff collar,” says Richard René Silvin, the author of Villa Mizner: The House That Changed Palm Beach. Unlike them, Mizner wasn’t a formally trained architect. He spent his life traveling through colonial South America, California and Spain, and had

failed as a gold miner in the Canadian Yukon and as a prizefighter in Australia. After arriving in Palm Beach, he was seen parading around town with his pet spider monkey Johnnie Brown on his shoulder and a parrot in his hand. Mizner’s first major commission in South Florida was the Everglades Club, a hospital for the wounded of World War I that was transformed into the most exclusive private club in Palm Beach—which, of course, remains the case. The project included a main building, eight separate villas, tennis courts, golf course, a parking garage and a yacht basin. But it was the property’s then unique “Spanish style” that would set it apart. Mizner called upon his university studies in Salamanca to create a romantic Old World retreat that would complement the Florida environment rather than compete with it—as so many of the aristocratic Tudor Revival estates of that time did. Architecturally, the Everglades Club became the starting point for today’s Palm Beach. At the club’s opening in 1919, Mizner met Palm Beach high society queen Eva Stotesbury and promised her the grandest estate on the island in just one year. The result was El Mirasol, a 37-room Spanish Revival palace with a 40-car garage, teahouse, auditorium and private zoo. By 1923, Mizner’s architecture and interiors were de rigueur among the smart set. He built the subject at hand, 2 Via Mizner, across the street from the Everglades Club in a complementary style to showcase his pottery and antiques, and to house his draftsman. From these new offices, he began designing the rest of Via Mizner and his own famous five-story mansion, Villa Mizner, according to Amanda Skier, executive director of the Preservation Foundation of Palm Beach. That same year, he completed La Guerida, which would become President John F. Kennedy’s renowned “Winter White House.” Mizner’s home became the fashionable destination for the less fettered members of Palm Beach society. Irving Berlin would stop by to play piano for guests and clients. Isadora Duncan performed in his living room. And it was pleasurable for Mizner, too. “There was a favorite handsome young draftsman who would sleep in Villa Mizner, after slipping across the bridge” from 2 Via Mizner, Silvin says. “Mizner was gay, but in the way that society people in the 1920s were. He was that odd combination of being somewhat flamboyant, but totally closeted. He was charming, gentle and a bon vivant.” But Mizner’s time at his new playground was tragically punctuated. In 1925, the South Florida real estate market collapsed. The next year a hurricane ravaged South Florida. Thousands of homes were destroyed and several hundred people died. The area sank into such a prolonged depression that the stock market crash of 1929 barely made an impact, according to economic analyst Jesse Colombo. Perhaps worst of all, Mizner's beloved monkey died and was buried just outside Villa Mizner—it’s said to haunt the property to this day. The architect himself died in 1933, penniless but with a profound legacy. “2 Via Mizner is an iconic and significant example of Mizner’s influence on Palm Beach,” Skier says. “You could say it is the pinnacle of his career.” ✦

CARLOS GRACIDA JR. (below), a fourthgeneration horseman, has played polo since age 4, and turned professional at 15. The son of a legendary polo player and horseman, Gracida currently spends the fall, winter and spring seasons playing at the Grand Champions Polo Club in Wellington on the Dutta Corporation polo team. Along with his brother, Mariano, Carlos has started a lifestyle brand, and will be debuting Gracida-branded wine this coming year.

TO SOME, Palm Beach seems an old age community for America’s entrenched oligarchy. But once, it was the upstart of American resorts, a new kind of club created by nouveaux riches, albeit noovs with the sort of names that would later be writ in gilt on the walls of Gilded Age monuments and museums. Despite the social heights its denizens inhabit, Palm Beach has always had its ups and downs. Lately, it’s been having a renaissance. Once mostly shuttered off-season and shunned by the young, it’s become a year-round town bustling with new business and new energy. AVENUE enlisted Sam Bolton, whose great-grandfather Barclay Warburton, Palm Beach’s first “society” mayor, built Villa des Cygnes, one of its first Addison Mizner houses, and Nick Mele, grandson of Marion Oates “Oatsie” Charles, a grande dame of Washington, D.C., and Newport, Rhode Island, to document this generational shift.

“I was inspired by the great Slim Aarons Palm Beach shoots,” says Bolton, explaining why he suggested the talented young Mele to shoot this portfolio. “That particular style still exists but in an updated way. Something’s been lost but Palm Beach has defiantly retained its romance.” Now, a rising generation of young people, some with old names and some making the new new money, are shifting the tides here once again. The faces may change, but Palm Beach is forever.

ALLEGRA FANJUL GARCIA-VELEZ (right) is the daughter of one of the four brothers who control the massive Fanjul sugar and real estate interests, which moved to Florida from Cuba in 1959 after that country’s revolution. CLEMENTINE GOUTAL, an equestrienne and Brown University graduate, grew up in New York City. She spent many winters in Palm Beach with her grandmother, Terry Allen Kramer, often riding at Wellington. When she recognized the need for education for young athletes who are unable to attend regular classes, she founded the Upper Echelon Academy in Wellington. Her causes also include the Equus Foundation, founded to ensure the welfare of America’s horses.

SERENA MATTSON (left) has led a truly international life. She was born in Greenwich, grew up in Switzerland, London and Dubai, and has a master’s in communications from NYU. She and her husband are also active supporters of the SEAL Future Fund and the Wounded Warrior Project. They recently moved to Palm Beach full-time.

MAURA SMITH (above) graduated from Villanova in 2005, moved to New York and worked at Christie’s auction house for almost a decade. In 2012 she moved to Palm Beach to run Christie’s Palm Beach office. After a short stint at Paddle8, she is now vice president and regional director of Phillips, cultivating collectors of contemporary art, photographs and design in New York, London, Hong Kong and Geneva.

GEORGINA BLOOMBERG, a recent recipient of the Brooke Astor Award from the Animal Medical Center, is a professional equestrienne, philanthropist and author. A daughter of the founder of the Bloomberg information empire, who also happens to be the former mayor of New York City, she is a founder of the Humane Generation/ Friends of Finn committee, which is dedicated to fighting puppy mills. In 2006 Georgina also founded the Rider’s Closet, collecting used riding clothes to donate to intercollegiate riding programs and riders in need. In addition to raising multiple adopted animals and being the mother of a young son, she recently became an investor in the newly launched South Beach Brewing Company.

NIC ROLDAN (below), born in Buenos Aires, is a third-generation eight-goal polo player, owner of 30 polo horses and the captain of the American Polo Team. He is the son of Dee Roldan, an interior decorator, and Raul Roldan, who once played for the sultan of Brunei, and hashimself played with Prince Harry. He and his mother now buy, renovate and flip properties in Wellington. Nic is also a dedicated philanthropist, supporting Rally for Kids with Cancer and Brooke USA among others.

GABRIELLE CONIGLIO (right) was born and raised in a very accomplished Palm Beach family: her mother is the mayor, and her father owns and operates the iconic restaurant E.R. Bradley’s. Gabrielle is a triple threat: a chef, real estate agent and amateur boxer. After a short stint at Jean-Georges’ Perry Street restaurant in Manhattan, and Justin Smillie’s Upland in South Beach, Gabrielle settled full-time in Palm Beach, where she caters private events and works for Douglas Elliman.

GEORGE MERCK AND GRACE MERCK, brother and sister, and members of the family that established the world’s oldest pharmaceutical company, were schooled in Palm Beach. After spending several years in New York working in public relations for a jewelry designer and teaching preschool, Grace returned to Palm Beach in 2016 and opened Grace Boutique with her mother, Dede. It features women’s clothing and accessories unique to Palm Beach. George moved to New York, where he worked in real estate before becoming a sales executive at Milk Studios Gallery and now curates its contemporary art shows. George has also become a collector himself and is the youngest member of the board of trustees for the Smithsonian’s Archives of American Art. Although he lives in New York full-time, he says, “Palm Beach will always be my home.”

INDIA PAULL AND JIMMY HANCOCK (left) grew up native Floridians. India, a third-generation Palm Beacher, manages Theory in Palm Beach and is a broker for Brown Harris Stevens. Earlier, she managed the Worth Avenue outposts of Badgley Mischka, Emilio Pucci and John Barrett. Her philanthropic interests include the Four Arts Contemporaries and Lighthouse International, and she is cochair of the Flagler Museum Contemporaries. Jimmy earned his BS in finance and marketing from Tulane University. He works in real estate development and is the senior asset manager for Encore Capital Management. They met when India moved back to Palm Beach from New York, and they married two years ago atop Ajax Mountain in Aspen, Colorado.

SEBASTIAN KEITEL (right) was born in Palm Beach, schooled in New York and graduated from Southern Methodist University with a journalism degree. He is now focusing his time on a luxury fashion brand, De Lesseps, purveyors of classic linen shirts and jackets for men and women. The company’s name honors his grandfather Ferdinand de Lesseps, developer of the Suez Canal.

DARCY FOGG (opposite) is a self-styled “lifestylist” and digital influencer. She graduated with a degree in art history from Columbia and also studied at London’s Le Cordon Bleu, the culinary school in London. She devotes most of her time to running her website Fogg Of Fashion, covering luxury fashion, beauty and travel, and works as an event planner and caterer. Darcy and her husband, Nat, divide their time between Manhattan and Palm Beach.

LOY ANDERSON (standing in front of car), KENT ANDERSON, KRISTINA MCPHERSON and BETTINA ANDERSON are the third generation of a noted Palm Beach family, their grandparents having moved there in the 1950s. The four siblings started a charity for children, the Paradise Fund, in 2005. Its Paradise Ball was a staple of the young social season for 10 years. Loy, the eldest, is currently working on his master’s in psychology. Kent is a traveling filmmaker whose short films focus on social and environmental concerns around the world. Twins Bettina and Kristina are the youngest. Kristina is a realtor for Corcoran and is about to have her third child. Bettina has a wedding planned later this year in Ireland.

LIST Palm Beach NOT SINCE THE 1960’s has the president of the United States spent the holidays in once-sleepy South Florida. Thanks to its new role as the seat of American political power, even the fiercest #resister has to admit that Palm Beach is more relevant than it’s been since JFK took to his Winter White House on North Ocean Boulevard. But it’s modish for more than the unofficial power powwows at Mar-a-Lago, and the attendant press and lookie-loo gaggles. Changes in latitudes. And changes in attitudes. Last year, we profiled the “Coconut Cabinet”— what we called the Intercoastal influencers whom we expected the then president-elect to turn to for guidance. (We didn’t realize he’d be in dire need of golf partners, too.) And now, we’re seeing a crop of young, fresh faces—photographed on the preceding pages—who are challenging Palm Beach’s reputation as a haven for stuffy oldsters. They’re making the town more magnetic, palmary and—dare we say—worth it. Not all of them belong to the private clubs that illustrate our 2018 Palm Beach A-List. But we’d rather be where they are!

SUNNY MONEY SORRY, DONALD… YOU’RE NOT WHY PALM BEACH REAL ESTATE IS GREAT AGAIN! by Linda Marx

DURING LAST YEAR’S controversial election season, the real estate action in Palm Beach lagged, just as it does the last month of hurricane season. “Sales were flat,” says Dana Koch of the Koch Team at Corcoran Group Palm Beach. “It was hard to wrap our arms around it.” But a year later, interest in buying on the island has increased. “The momentum is here now, and we are seeing a good season.” Pam Gottfried, director of luxury sales for Douglas Elliman Palm Beach, agrees: “We have had record-breaking sales with new residents in recent months, and nobody who lives here wants to leave Palm Beach. We keep politics out of real estate!” Donald J. Trump’s presidency has thrust Palm Beach into the international spotlight, but its bustling real estate market has little to do with his celebrity or his frequent visits to Mar-a-Lago. Palm Beach has been under a microscope since the Donald’s election. All of the scrutiny and buzz has placed the island on the world stage. His name has brought more international tourists to Palm Beach and won the island hundreds of headlines. But his presence, despite the annoying traffic lines, delayed flights and increased security, is no different than having any other sitting president spending time in Palm Beach. Most observers don’t attribute increased real estate sales to a Trump bump. They agree that Palm Beach is an island unto itself that continues to attract wealthy people who want its privileged lifestyle.

“There is no data to support a presidential impact on real estate sales,” says Suzanne Frisbie, president of the Palm Beach Board of Realtors. “People buy for Palm Beach’s tropical climate, inherent beauty and safety of investment. Statistically, due to the contentious 2016 election, there was a bit of a lag at the beginning of the year. But volume has picked up nicely.” Property values continue to rise based on this unique quality of life, enhanced levels of security, positive market trends and favorable homestead tax advantages. People want to make Palm Beach their private residence and move their businesses there. “Palm Beach captures the very essence of extraordinary,” boasts Mayor Gail Coniglio. “Its beauty, architecture and tradition coupled with spectacular beaches and warm sunshine make it a real estate paradise.” The lure of the sunny, year-round weather, and the feel of a small, sophisticated seaside community continues to attract successful people. In 2017, there were more than 21 $10 million-plus sales, including global investment firm Citadel founder Ken Griffin paying $215 million total (over several years) for the Blossom properties—four side-by-side parcels of land totaling eight acres on the ocean, and a neighboring billionaires’ row estate—where he plans to build a 55,000-square-foot estate with a new private entrance on South Ocean Boulevard; designer Tommy Hilfiger and wife Dee Ocleppo’s $34 million oceanfront home; and a north end spec home on Indian Road that sold to a trust for $49 million. According to market reports and interviews, 2017’s average sale price is up 25 percent over last year. While the majority of transactions in that period were under $10 million, October recorded a sale of $37 million. And four properties with asking prices of more than $20 million—one as high as $70 million and another nearly $65 million—have been under contract, which could show more than a whopping 50 percent increase in sales over $20 million as compared with 2016. Longtime Palm Beach broker Earl Hollis attests that the market is so healthy, he can’t imagine it going any higher. “I have seen a 25 percent increase in the past three years with prices going up 20 percent. Land values have risen—what I sold for $225,000 35 years ago now goes for $2.2 million. People are tearing down the old, and opting for new homes with major improvements. This has nothing to do with Donald Trump. It has everything to do with Palm Beach being a wonderful place to live.” Making Palm Beach even more spectacular are improved commercial areas that are being redefined with new restaurants and exclusive retail offerings, like super-chic Royal Poinciana Plaza (on Royal Poinciana Way) with its new international shops like Rani Arabella and Cremieux, and the ongoing mixed-use project across the street, which will be created out of the demolished Testa’s restaurant. The Breakers Palm Beach Company bought the ground floor to open a restaurant and handle retail leasing; the Frisbie Group plans to design and sell the secondfloor condominiums. 74 | AVENUE MAGAZINE • AVENUE ON THE BEACH • JANUARY | FEBRUARY 2018


And for those who want to live on the ocean yet be a few minutes away from Palm Beach, Manalapan, a beautiful oceanfront town where the median listing price is just under $9 million for a single family home, is a close enough drive for a chic dinner, but out of range of Trump traffic and seasonal congestion. Young couples with children who are downsizing from their parents’ Palm Beach mansions, as well as couples or families relocating from the Northeast, Chicago—or internationally—are seeking new construction in single-family homes or condominiums. They are buying both on the island and over the bridge in West Palm Beach, which has raised its profile in the past couple of years. On the island, 3550 South Ocean is the first luxury oceanfront residential building created during the past decade. The light and airy 30-unit building is a gem. It is being developed by DDG with interiors by Champalimaud, the design firm that created the bungalows at the Beverly Hills Hotel, the Little Nell in Aspen and the Pierre in New York. Two- and three-bedroom residences (2,700–3,000 square feet) start at around $1,875,000. With stellar amenities, an oceanfront saltwater pool and private beach access, this residence bespeaks the new Palm Beach. “This is a super building that goes along with what is happening in Palm Beach,” says Christopher Leavitt, a top broker with Douglas Elliman. “Hedge funds are moving here because Palm Beach is evolving in a tasteful and elegant way. It is a small, isolated nucleus, and there is a demand for it. New Yorkers want to be here.” Florida often comes to mind when successful people look to move to a state with lower taxes. Florida does not collect an individual income tax and also offers many asset protection benefits. But there is only so much land in Palm Beach. Years ago, a person could tear down and rebuild for $5 million: now it costs $15 million. So savvy developers and designers have focused on both waterfront and downtown West Palm Beach. Like Palm Beach, West Palm Beach has experienced dramatic changes with physical improvements, new restaurants and retail, and diverse businesses moving in. Increasing local taxes in the Northeast has made Florida, especially West Palm Beach with its stunning waterfront, an attractive place for

Plus, about 10 years ago, West Palm Beach developed a master plan designed to attract specific industries to work together with the Business Development Board of Palm Beach County. “West Palm Beach is now seeing growth in residential and commercial real estate markets from this plan,” says Leslie M. Holvey, a Palm Beach realtor associate with the Fite Group, and marketing director for the Aquantis Group. One of the biggest success stories highlighting the growing prestige of West Palm Beach is the Bristol, the first uber-luxury, high-rise, residential condominium ($5 million–$40 million per unit), which is already about 80 percent sold out. And many of the buyers come from Palm Beach, where the sales office is located. Developed by Al Adelson and partner Flagler Investors LLC, the Bristol, with flow-through residences and great views of the Intracoastal, is the most expensive condominium ever built in Palm Beach County. (The average size of a unit here is about 4,500 square feet and goes for a cool $10 million.) Right over the Royal Park Bridge (middle bridge) from Palm Beach, the 25-story waterfront building, which should be completed by the end of 2018, is another sign of the changing West Palm Beach demographic. “People now want luxury vertical living safe from hurricanes,” observes Jay Parker, CEO of Florida Brokerage for Douglas Elliman. “Most buyers come from Palm Beach and other major U.S. metropolitan markets.” From Old Guard couples, to retirees, empty nesters, snowbirds, and professional singles, these buyers want to spend more time traveling and have less need for a five- or six-bedroom home. They see there is no residential location in Palm Beach that offers the safety, lifestyle and five-star amenities of the Bristol, which will function like a fine hotel. Other West Palm Beach Intracoastal areas are seeing a boom in single family home renovations and sales. Around the Bristol in the neighborhoods of El Cid, Prospect Park and So-So (South of Southern Boulevard), many homes have increased in value by 20 to 25 percent in the past year, realtors say. These areas are attracting younger buyers, especially Europeans, Northerners, financial services company personnel and Palm Beachers with families who want change and convenience. “If you have one child playing football and another in dance class, it takes too long to get to West Palm if you live on the north end of Palm Beach,” says realtor Holvey. “These families are leaving the island for the lovely Intracoastal West Palm Beach neighborhoods. They need the space of a house but want convenience and practicality.” Aquantis Group, a West Palm Beach developer headed by Steve Bendat, a technology entrepreneur with projects in New York, Israel and Europe, has bought and re-created spec homes in these Intracoastal areas near downtown. They are being offered from $10 million to $15 million because the developer believes that the market is there. “Aquantis is introducing a premium level of luxury that has never been seen before in West Palm Beach,” says Bendat. “With so many financial service companies and hedge funds 76 | AVENUE MAGAZINE • AVENUE ON THE BEACH • JANUARY | FEBRUARY 2018


relocating to the area, the demand for new luxury waterfront homes is at an all-time high with virtually no letup in sight because of inventory restraints.” In addition, West Palm Beach has enjoyed a complete infrastructure overhaul. The waterfront is beautifully preserved by limiting housing so all residents can enjoy the pristine beauty and the promenade for walking and cycling, which runs close to 12 miles, almost the entire length of the city. This path is fastidiously solid and immaculately clean, furnished at certain intervals with lovely landscaping, lighting and benches. It is soothing to take a simple walk along the Intracoastal, look up and see the beauty of Palm Beach unite with West Palm Beach like one blooming dream town. “West Palm Beach has been a hidden jewel alongside Palm Beach for many years,” says Bill Newgent, real estate investor, activist and host of West Palm Beach’s influential City Voice podcast, one of the few who gives a nod to the proprietor of Mar-a-Lago. “Proximity to presidential power has piqued interest from those who didn’t know until now. Billions of dollars in development investments are coming out of the ground in West Palm Beach, which has been forward-thinking when it comes to working with developers while delivering for its residents. This is what will keep it special for generations.” For example, Jeff Greene, the Palm Beach billionaire who owns an oceanfront mansion south of Mar-a-Lago, has invested heavily in West Palm Beach real estate, including office towers, apartment buildings and a namesake high school for potential students. There are also regular downtown greenmarkets, new restaurants (many from Palm Beach chefs who have expanded over the bridge), well-designed rental buildings attracting millennials, and the elegant, new, 80,000-square-foot Restoration Hardware retail villa with a fourth-floor rooftop restaurant located across from CityPlace, the outdoor shopping, dining and entertainment destination. It is entering a new phase, according to its owner. “I see the potential for art and culture to have transformative qualities, which is why it’s a focal point in our reimagination of CityPlace into a stimulating downtown urban district and one of the most important cultural hubs in the Southeast,” says Related Companies senior vice president Gopal Rajegowda. This season, CityPlace is launching a series of public art installations in partnership with Culture Corps, an arts advisory service. It will feature artists Michael Craig-Martin, Stephen Vitiello, Frankie Cihi and others, which should transform the district, marked by the opening of Culture Lab, an immersive arts experience, in the former Macy’s department store space. The area’s vibrant cultural scene has been a bonanza for growth with the Norton Museum of Art undergoing a $100 million expansion/renovation, the Kravis Center for the Performing Arts busy each day, Palm Beach Dramaworks’ live theater on Clematis Street packing in the educated denizens, and the Armory Art Center offering a variety of classes and activities. “We have witnessed such a vibrancy in West Palm Beach that we decided to open a high-end real estate office in El Cid, near the Norton Museum,” says Ava Van de Water, broker/executive vice president of Brown Harris Stevens in Palm Beach. “It wasn’t so many years ago that some Palm Beach real estate agents would joke that their cars didn’t know how to cross the bridge. Those days are definitely gone.” With Palm Beach being a special island with no more land on which to build, many top-notch buyers, like Fortune 500 CEOs and other mega-successful entrepreneurs, who in the past would have thumbed their noses at West Palm Beach, are now buying there. And many long-term residents of Palm Beach are selling their homes, making killer profits, and relocating to West Palm Beach as a savvy business move. “They are cashing out with handsome profits and re-creating a lifestyle equally as rewarding at far less the cost,” says realtor Holvey. “These factors will be driving the area’s real estate market for the next few years.” ✦

raditional decorum suggests that getting your first tattoo after the age of 50 is like sporting a miniskirt in your 70s—a tad age inappropriate. “It’s neither savory, nor sound” was the reaction of my famously elegant mother, Elizabeth Rohatyn, who, it should be noted, regularly applied that phrase to many of my well-chronicled life choices. My daughter and most of my friends also found the idea to be ill-conceived. But then again, Dame Judi Dench lost her tat virginity at 81, opening up the playing field for me. I decided to take the plunge, and texted my well-connected 31-year-old godson to give me his hit list of tattoo parlors in Manhattan. It seems that the business of tattooing has matured since its heady, gruff days before it was legalized in 1997. It’s now a process as revered and encumbered with protocol (read: pretension) as booking a table at a hipster farm-to-table joint in Red Hook. The days of getting blasted at night and waking up in the morning, shocked to find a strange bed partner and an inked snake climbing your back, are pretty much over. Like so many other things today, tattoos are the provenance of serious artists: certainly not a walk-in proposition, as evidenced by my phone calls. Bang Bang (328 Broome Street) is on everyone’s short list (including Rihanna’s). I rang them up expecting to book an appointment for the following day, but soon discovered it’s easier to get your kid into Chapin than gain admission here. Bang Bang books out months in advance and requires an initial meeting with a designated tattoo artist. Fees range from $300 on up. In other words, way too precious and laborious for me. I had a bee in my bonnet and I wanted my tattoo NOW. Several other calls to parlors, including New York Adorned, Kings Avenue, Daredevil Tattoo and Smith Street Tattoo Parlour resulted in similar responses. That is, until I spoke to Hustlers Parlour Tattoo and Piercing located on North 4th Street in Brooklyn. Before even saying hello, they started hawking something called Hustle Butter Deluxe. I almost hung up. I told owner Richie Bulldog, a friendly voice who didn’t seem appalled by my timeline, that I wanted a detailed image of a porcupine tattooed on my right inner forearm. I liked the way he took it in stride and didn’t ask me “why

a porcupine?” If you must know, it is in support of a dear friend who is sick. I’m not getting into the details. He asked me to email a picture of the design. Once he saw it, he recommended Sanel Valles as the artist to create my tattoo, and booked my appointment for two days hence. He cautioned me to arrive sober and without onboarding any painkillers. Not that any of those actions would have ever occurred to me. I intended to take this experience full-on. I called my daughter, who was aware of my impending scarification, and told her to get ready to accompany me to my date with the tat artist. She needed support, so her boyfriend got

added to the mix. We drove over the Brooklyn Bridge on a beautiful July evening and parked right in front of Parlour. I was a bit nervous about the pain, but very excited to get the tattoo. And as advised, I was stone cold sober and clearheaded. When I walked in, Led Zeppelin was playing on the sound system, and there were at least four clients being worked on in the “operating room.” It didn’t take a genius to see I was the only tattoo virgin in the house. The high-pitched whirr of electric needles evoked the dentist’s drill in Marathon Man and sent a jolt of adrenaline through me, as well as the immediate urge to race out the front door. I had envisioned a tiny creature on my arm; however, Sanel informed me that in order to achieve all of the detail in my image it would have to be much larger: think 2 inches. I was going from discreet to full-out statement! I

agonized for a few minutes and then stuck out my arm and off we went. This wasn’t like the dentist, where you can hold up your hand when you need a break. No. Lily stood behind me and held my left hand the whole time. It took 45 minutes, nonstop, and all I can say is it was painful but not unbearable. The needle pierced deeply at some times and less so at others. The location on my forearm near to veins didn’t make it easier. There were times I wanted to scream, but I just crushed Lily’s hand instead. I owe her big time! When it was finished, I was bandaged up, with a layer of protective Hustle Butter Deluxe (now I got it) and given care instructions. I kind

of sensed that the room was extra-supportive that the virgin had made it through. The fee was $150 without tip. Protocol dictates giving a generous tip to your artist if you ever want to return! Word gets around. Reactions have been fairly predictable across the board. Most strangers love it and are genuinely enthusiastic about the work and the fact it is in support of someone I love. Most everyone I know socially thinks “Oh there goes Nina again…How insane.” And my dear friend who is the object of this action thinks I am completely out of my mind to have done such a thing. Yet I think privately she is okay with it. But what touched me the most was my mother’s reaction. She was at the end of her life, and though she could not talk then, when she saw it she signaled to me that she thought it was GREAT. She knew it was done for love, and that by the way it was also very cool. ✦

Q & ALL ABOUT THAT PAPER Talking with Kate Pickett Davis of Pickett’s Press

How did you get into your profession? I always wanted to start a business and to design and print stationery. I loved stationery as a little girl, and have always loved to draw (every single motif in my company design library is hand drawn, and 90% are still drawn by me). In order to start my own business, I needed to make some money! Having studied art and economics at Harvard undergrad, I went into mergers and acquisitions at Merrill Lynch, then DLJ Private Equity before attending Harvard Business School. That’s where I came up with my business plan. Upon graduating, I got experience under my belt—starting in the training program at Saks Fifth Avenue and later interning for the CEO of Kate’s Paperie (the original amazing paper and custom printing chain), where I learned invaluable information about running a small business and made necessary contacts in the printing world. What inspires you? I am constantly thinking of new designs. I’ve always been a creative person. Friends used to tease me when I was little that I must have been “born with a paintbrush in my hand.” It was always about art for me.

IN EARLY DECEMBER, as the tax law was going through the House and the Senate, AVENUE sat down with some of New York’s top financial advisors to chat about the state of the economy, investment strategies and cyber security. AVENUE: What has been President Trump’s impact on global economic growth’s sustainability? BUONGIORNO: He clearly has had a policy of free and fair trade, which he wants to promote around the world. He wants to have a better business climate in the United States—lower regulations and lower taxes. I think that has given confidence to CEOs and small-business leaders, which has led to an increase in capital expenditure both here and abroad. That translates globally to other firms wanting to do more business with the United States. It can’t be clearly ascribed to Trump, but you are seeing for the first time in many years a global increase that looks to be sustainable. BROWN: You’ve seen that in an increase in corporate earnings as well. I don’t think we can tack the last 12 months of corporate earnings back to Donald Trump becoming the president. I think 453 companies have already reported for the quarter; 90 percent are exceeding or beating estimates by something in the magnitude of 6 percent to 7 percent. We’re in a highly regulated business, both by the SEC and FINRA, and one of the major problems about trying to start your own firm in this environment has always been: How do you make sure you’re in compliance, and how do you pay for that? I have to see how this is all going to play out for the smaller businesses around. Because that’s where a lot of his support is: in small businesses. AVENUE: What has been the impact of recent global political events on the markets? LEE: What continues to be interesting is that the markets continue to tick higher, while volatility remains generally low. Markets, for the time being seem to be shrugging off global macro events, which tells you there are other forces at play, such as fundamental business strength. While the markets have continued to hit new highs this year, we’re anticipating a return to more normalized returns. We’re talking to clients to make sure they are properly diversified.

GUERNSEY: The black swan that everybody is trying to evaluate is the influence of Bitcoin and other crypto-currencies (neither acceptable assets under our management at Wilmington Trust). The technology behind each currency is a truly global infrastructure. Therefore, in an inevitable drawdown in the markets, will cryptos be more correlated to international securities, or to the United States, or another asset class? We are sure we will have a future opportunity to find out. BUONGIORNO: It’s interesting when you just look at the earnings numbers. Over the last 18 months, all of the growth in the S&P 500 has come from earnings growth, and there’s actually been a 2 percent decline in the P/E. The market’s move has all been earnings driven.

AVENUE: With regard to insurance, what can people do, especially when travelling, giving the volatility of world events? BRUSCO: It is so important for families to understand that they need an emergency plan before they embark on their trip. From a security perspective, a lot of people assume that they’re safe because they’re going to a five-star resort. But in such a volatile, changing world—where security issues due to terrorism, natural disasters, kidnapping and other events are becoming so commonplace— people need to be much more proactive and diligent. We recommend working with travel risk advisors to do professional-grade research for them, so they can determine what to avoid.

AVENUE: What does the future of real estate values look like? Is there a bubble? BUONGIORNO: I don’t think there’s a bubble. Excluding the coasts, if you look at the national average real estate price on an inflation-adjusted basis, it’s actually about 10 percent below its historical average. So you have seen a healthy real estate recovery, but I don’t think you’re in bubble territory. Affordability is still very high relative to history. Incomes are higher. Mortgage rates are lower. When affordability is at its historical median, home prices are still growing. It’s only

when you really get to a much lower level of affordability, like we saw in 2005–2006. BROWN: I’m intrigued by the tax plan and what effect that’s going to have on people moving out of high-tax states, especially if you do away with the deductibility of state and local income tax. We’ve seen this hedge fund migrate south to lower-tax states. AVENUE: Could we talk about cybersecurity, ways that people can protect themselves? BRUSCO: There’s no doubt that the world is more connected than ever, but the explosion in the utilization of smart devices brings a whole host of cyberexposures. It is so easy nowadays to commit cyber-crime, and the best way to fight this is through education. There is insurance to address the financial loss if a home network is hacked, for example. But consider the vulnerability that comes from someone accessing your private information, photos or other materials—and the added burden of it being used to threaten or exploit your family. We encourage families to have cybersecurity professionals conduct an at-home assessment to ensure that personal networks are secure and that all members of the household, including private staff, change bad behaviors that can lead to problems. BUONGIORNO: On a much lighter note, we had the pleasure of having an ex-ambassador in our offices just an hour or so ago, and as I was walking out, she said, “Tell all your clients and your friends and family, ‘Disable ‘Hey Siri.’” BRUSCO: That’s an interesting point. We did a recent study where we found that our

clients invest in an average of 30 smart devices just in their homes alone. When any family hooks up these devices, are they reading the fine print within the terms and conditions? These devices aggregate tons of data and behaviors, and they are not immune to cyberattacks. That’s why it’s important to exercise caution. Understand the privacy and security settings, whether or not devices are password protected, and whether or not the manufacturer has taken extra steps to ensure the information being gathered is kept private and stored safely.

expansion. Overall, I think the U.S. markets are fairly valued. International developed looks undervalued. Emerging still looks undervalued, although it depends on how you define “emerging.” LEE: Just because something is fairly valued or maybe even slightly overvalued, it doesn’t mean that we’re exempt from sort of a short-term pullback. We think equities are fairly valued are remaining neutral to slightly overweight—if they were appropriately allocated to start with. To the points about the non-U.S. markets: We continue to believe in a long-term secular trend of a rising middle class around the world. We do believe that non-U.S. markets are slightly undervalued and they have the long term trend in their favor. Again, that doesn’t mean they are exempt from volatility, so you have to have the right allocation and plan in place. BUONGIORNO: I think part of the question relates to how long your lens is. I f you go back 50 years and you said, “Okay, let’s use that as the market multiple,” you’d say we’re Mike Brown and Tony Guernsey

AVENUE: Are public equities today overvalued? GUERNSEY: I think they’re probably just about right in the United States. What scares me is the investor searching for yield in equity return securities to replace their recent low bond yields. I just think some are reaching out to some places where they’re going to get hurt, as they do not have the same economic growth or geopolitical environment as the United States. Some international economies are recently strong outside the United States, but not all. In this country multiples are getting toppy, but earnings are and look strong in the next year justifying the strong 2017 performance and a continuum in ’18. BROWN: We would agree with that. I think right now, if you look at S&P earnings and where the domestic markets are, they are probably fairly to slightly overvalued. This could go on longer. P/Es could expand. As Paul said before, we haven’t really had P/E expansion. We’ve had earnings

about 30 percent overvalued. If you go back 20 years, you have about a 2 percent inflation rate, which is about where are today, and about a 4 percent 10-year. Under that lens, we’re about 10 percent overvalued. AVENUE: How much return above inflation can we expect in today’s environment? BUONGIORNO: We see somewhere between 3 percent and 5 percent over inflation. GUERNSEY: I’d probably say around 2 percent. But then, we’re a trust company, and for

BROWN: We’re 2 percent to 3 percent on inflation. It depends on asset class too, though. Our primary clients are ultrahigh-networth clients, and so we tend to have normal equity exposure, and then look for interesting managers who are doing various strategies to get alpha, as we say, in the portfolio. AVENUE: What are the risks associated with using social media for high-net-worth individuals? BRUSCO: Everything online is discoverable. And unfortunately, high-net-worth individuals really need to understand that they can expose themselves and their families to a host of personal liability lawsuits based on their actions on social media. Families should also think about other people who have Anna Brusco

manage it. We always recommend that the grantor write a letter to each child with their own signature about that exact same issue: “This is why I left it to you this way.” Because it’s too hard to talk about when you’re alive, but if you just read a two-page letter, it goes much better. The letter has great “family” value, but parenthetically, has no legal status in an estate. LEE: Often, the questions and concerns we hear from clients are about children and how to talk to their children about money. They want guidance on how to educate children about finances generally and wealth more broadly. The other big shift we’re seeing with the next generation is the way they want to think about investing and the things that they care about. They often raise questions of impact and values expression. We often spend time translating between generations, both on basic issues of financial wellness and awareness, but then also issues of how to invest.

AVENUE: Can we give readers an update on active and passive investing and when people should use each?

AVENUE: What advice would you give to clients on how to avoid complicated estate and wealth transfer issues?

LEE: Yes. Both. That would be my answer. We believe that you need active and passive investments in your portfolio. So, my answer is “yes, and . . .” It’s not an “either/or” question. There are asset classes where it makes a tremendous amount of sense to be passive, and there are asset classes where you shouldn’t be passive because active investments make more sense from a risk and return perspective. There is always a cost to investing. Sometimes the cost is in the basis points of the investment, and sometimes is in the cost of being less than optimally invested.

GUERNSEY: COMMUNICATION and TRAINING. The hardest challenge of a wealth manager is to determine the knowledge of the people who are inheriting the money. I’ve said many times in AVENUE roundtables: We spend so much time educating the client about how and what this money is going to grow to be, but few are spending the time to educate the client on how to accept it, to

BUONGIORNO: I think many people probably think that all ETFs are passive. But there are ETFs that are active because they’re factor-based. A factor-based ETF is nothing more than a mechanical approach to what many of our managers that we allocate to are doing, except just on a systematic basis. If you’re investing to be down the fairway domestically, ETFs are hard to beat from an after-fee, after-tax standpoint. BROWN: Our philosophy has always been for Efficient asset classes like equities, we prefer low cost beta options like etfs or index funds. And then, when you look at inefficient markets, try to find the most skilled managers in those asset classes. Over time, you’ll probably do a little bit better than the overall indexes. Look at what Schwab is doing now. They bought a robo-advisor and they’ve got their own artificial intelligences running models. So for independent advisors like myself, we can create a model and let them run the model. You can get as sophisticated as you want with some of these models through Schwab. I guarantee Fidelity will be out there in the first quarter of 2018. Same exact thing, just all ETF-based. Lowest cost possible. And it’s all based on algorithms. LEE: Fundamentally, the role of an advisor has shifted from solely discussing investments to many of the things we have discussed today. There are a range of concerns that families face today. That’s why we still need human beings who can listen to clients across a range of issues and give them good advice. Despite many of the changes in our industry, that will always be a need. ✦

AVENUE: How has the real estate market been performing lately in Palm Beach? Are sales prices stable? What about inventory? STEPHEN D. HALL, JR.: On the single-family front, prices were pretty consistent from 2016 to 2017. But condominiums—those prices are up almost 40 percent. AVENUE: To what do you attribute that increase? HALL: The condominium market was a little stagnant in 2016 compared to 2015, so there was pent-up demand. Plus, a few trophy condominiums became available—most notably at Breakers Row and the Kirkland House. LINDA R. OLSSON: I agree. People want to simplify their lives and take advantage of the services, doormen and valets. Inventory is low for renovated homes and condo units in excellent move-in condition, and prices for those properties are high.

CHRISTOPHER LEAVITT: And if the renovation is done properly, it really has a higher value because you can only renovate during certain periods of the year. So buying something renovated—done, finished—is of high value to people.

AVENUE: If you look down the coast, into Fort Lauderdale and Miami–Dade County, the condominium market isn’t as robust. So why is the Palm Beach condo market different? LEAVITT: In Fort Lauderdale and Miami, you have so many options for new construction, and so many options for existing condos, so the competition is really fierce. DANA KOCH: It goes back to supply and demand. We don’t have a lot of larger apartments, so larger apartments fetch premiums—to the point where some buyers may be better off buying a small house. By “small,” I mean equivalent to a 3,000-square-foot condo. Prices have obviously appreciated on those larger condos because we don’t have a lot of them. That’s why the Bristol has done so well. OLSSON: Palm Beach is a world-class destination— beautiful, safe, with fabulous shopping and restaurants providing a coveted lifestyle. Demand for large condominium units is strong, as there are few units of 3,000 square feet and above. Most of the condos here are approximately 1,500 square feet, so when large units become available, buyers snap them up.

ANGLE: Also, the velocity of transactions across the board is up. 2016 was flat in terms of the number of transactions, although I know everyone in the room had a good year. In 2017, the number of transactions is stronger. That’s driving the market. LYNN WARREN: There’s a lot of momentum in this market. OLSSON: There were a lot of people on the fence with the election, waiting to see what happened, and I think there’s pent-up demand. AVENUE: Let’s talk about buyer profiles. Who’s buying right now in Palm Beach? KOCH: Your typical Northeastern buyer for the most part. You have people from the financial world moving here for tax reasons. HALL: I agree—the majority of buyers do come from the Northeast. However, there are more international

buyers choosing the Palm Beach market over the more historical Fort Lauderdale and Miami markets. This past year, I have been fortunate to work with sellers from Australia and London and buyers from the Philippines and China. KOCH: Younger families are coming. People are moving their businesses down here, and because of the advantageous tax savings when they become residents of the State of Florida, it allows them to fund their lifestyle.

ANGLE: New construction.

KOCH: It’s going to be beneficial to us because that will drive people from high-tax states like New York, Connecticut, California and Illinois. Florida doesn’t

OLSSON: Renovated homes or condos with clean, simple lines, or lots on which to build new.

LEAVITT: Not a finished Mediterranean home— finished, but modern, clean, classic, traditional.

McGURK: We have clients looking for projects to renovate or build and also clients who just want a move-in-ready, turnkey home. We are working with a couple of buyers looking to renovate landmark properties who want to bring some of the older homes back to their glory.

McGURK: A lot of our buyers have been from New York and/or Connecticut. We’re also starting to see a lot of buyers from Pennsylvania and Massachusetts. Our clients from the Northeast Corridor are expanding. Hedge funds are starting to move their businesses and families here for the tax benefits, but that’s also creating a new demographic of professionals who, along with their families, are here more year-round, as opposed to seasonal residents.

LEAVITT: Also, since many parts of the Caribbean were affected by the hurricanes and have not yet fully recovered, you will see a lot of people coming to Palm Beach this season—many who may not have considered it before. AVENUE: There’s obviously a lot to attract anyone to Palm Beach, particularly a younger buyer. You have great restaurants, cultural events, medical facilities, shopping…

have a state income tax, so it may lead to a large influx of permanent new residents. ANGLE: If you can’t write off your state income tax, that’s a big number in New York City.

McGURK: The Norton Museum, with its $100 million renovation, will also attract more people interested in the arts. OLSSON: Palm Beach has truly become a cultural society. The Society of the Four Arts is fantastic. They produce so many wonderful events—theater, lectures, opera, not to mention all the events at the Kravis Center. There’s also golf, tennis, the beach, bike riding. Palm Beach is a town that has something for everyone.

AVENUE: What about the recent potential tax changes and the talk about the elimination of the mortgage interest and state tax deductions? Is that good or bad for Palm Beach?

WARREN: That number can underwrite a house. I have a client I’m working with who told me the money he’s going to save in taxes just by living here is paying for the house. So I encouraged him to live in a bigger one. HALL: They’re worried about that in California. That could drive more California buyers our way. AVENUE: What are buyers looking for in Palm Beach? WARREN: Finished product.

WARREN: It’s a timeless style, and there’s a lot of appeal. But I think you’ll find that the trends will be a little more casual, a little cleaner. Maybe a little less crushed velvet. It’s just a matter of the interior—the choices today are different than what they were 20 years ago. LEAVITT: There was a Mediterranean house that just went on the market. OLSSON: There are always people who prefer the classic construction of a vintage Mediterranean home built by a world-famous Palm Beach architect like Mizner, Wyeth or Fatio. ANGLE: But new seems to be very much in vogue— whereas a few years ago, people were willing to take on a project and do it as a labor of love. LEAVITT: But because of supply and demand, you may have to do that. You may have to buy, gut-renovate, and do all that work because there is no other option for you.

AVENUE: What about the Trump effect? Does the presence of the so-called Winter White House here create traffic and other issues? ANGLE: Regardless of your politics, it’s exciting to have the president of the United States in town. McGURK: It has increased Palm Beach’s international recognition as well. KOCH: With all the free publicity we’ve gotten with the president’s presence in Palm Beach, he’s brought attention to the area—and more interest, not just from your typical U.S. crowd, but from an international audience as well. AVENUE: Are there any trends going on in the real estate market now? OLSSON: People from the Northeast and high-tax states are continuing the trend of relocating to

McGURK: Twenty years ago, no one really locked their doors in town, and it’s still the same way. It’s very safe. ANGLE: I remind clients sometimes when they’re negotiating that it’s a small town and you may be at a dinner party with the same person you were trying to get that extra $25,000 discount from, so be sensitive. LEAVITT: You have to behave, because if you don’t, everyone will know about it. ANGLE: But people look after each other. It is very much a hometown feeling.

But the one at 346 Seaspray is unique because it’s on a triple lot, and it has a nice main house plus a big guest house.

McGURK: Due to the market being so strong, we are seeing some sellers wanting to achieve a phenomenal number for their property, so there are some overpriced properties that sit on the market for longer periods of time, whereas properties priced at market value sell very quickly.

WARREN: My favorite listing is always my newest listing. But this year seems to be a year so far of condominiums. I have a number of nice, finishedproduct condominiums with nice views.

LEAVITT: There’s a big commitment in town from the people who live here. They want to stay here. It’s not transient. People aren’t coming in and out of town—they’re staying in it. Dana Koch

It got us all thinking we are going to have a great season this year. OLSSON: Nothing surprises me about Palm Beach. It’s always been paradise to me and a wonderful place to live and work. AVENUE: Please tell us about one of your favorite listings. McGURK: 1197 North Lake Way, a $25 million listing, is very unique to the island because it is a house more reminiscent of Nantucket- and

KOCH: What better place to come and land-bank your money? A place that will be a safe investment. History has shown that Palm Beach is a great place to own property. ANGLE: We have great demand and limited inventory. There are always going to be dips, but historically the trend has been consistently uphill. AVENUE: Looking back at 2017, was there anything that surprised you about the market last year? KOCH: I was surprised that we were able to sustain what we did in 2016. HALL: Right. Inventory got up to like 170 to 180 homes on the market, and I thought there might be a pullback. But then absorption came back, and we got right back to a healthy 120 to 130 range. McGURK: We’re continuing to see record prices for apartments and for land. There are multiple houses in the $100-million-dollar-plus range, either quietly on the market or listed, whereas historically we’ve only

Hamptons-style houses. I like it because it’s also reminiscent of some of the original homes that were in Palm Beach in the 1920s. It’s a little bit of mixing some of the old with the new, and I’m looking forward to selling it this season. HALL: We have two 1920s houses for sale in town.
