nce again, André Balazs and The Standard Hotel have re-booted Manhattan nightlife. So stop whining that it’s dead. After the club formerly known as The Boom Boom Room (and still called “Boom” by regulars) made the wee hours chic again, Balazs has teamed up with club guru/graffiti artist André Saraiva to open Le Bain, a black-tiled nightclub replete with a disco ball, a mini-pool/Jacuzzi and an AstroTurfed rooftop with waterbeds to lie on. On a sweltering hot night, the opening of Le Bain is a sexy, steamy madhouse. Le Bain is the young, wild child cousin of the swankier, loungier Boom Boom Room, which is right next door on the 18th floor. “I am trying to bring the Paris I love to New York,” Saraiva tells me. “A more casual and eclectic way of partying, where it doesn’t matter if you are old or young, rich or poor—we’re all here for the same thing, for fun and love.” Long live disco democracy! The crowd is a who’s who of New York City’s a.m./p.m. denizens. On the roof I spot: actors James Franco and Justin Theroux, artists Tom Sachs, Terence Koh and Dan Colen, as well as Terry Richardson, Rachel Zoe, Andrew Saffir, Genevieve Jones, Patrick and Liam McMullan, Eugenia Gonzalez Ruiz-Olloqui, Lorenzo Martone, Winston Lapham and girlfriend Hayley Bloomingdale, Becka Diamond, Waris Ahluwalia, Tara Subkoff, Hannah Bronfman and Annabelle Dexter-Jones, to name a handful. Alexandra Richards (who just posed nude for French Playboy) is the D.J., singer Sky Ferreira does a live performance and, by the end of the night, Saraiva is photographing cute kids skinny-dipping in the pool. Although the pool entices in such scorching heat, not every chicster is ready for a dip. “I can’t go in the pool; my hair is bleached and it will turn colors,” moans Diamond. “It’s probably for the best.” And don’t expect to catch Bronfman splashing topless in public. “Never,” she says about an impromptu swim. “Unless I was paid.” Saraiva stays until morning hours (the rooftop will serve lunch, too, and is open from 12 p.m. to 4 a.m.). “The highlight of the night is watching the sunrise from the roof terrace while kissing a beautiful girl,” he confesses. The next big Le Bain bash is a party to launch Ferragamo’s new fragrance, Attimo, meaning “moment” in Italian. And, once again, there are beaucoup Le Bain moments for the books. Dree Hemingway is the face of the fragrance, and she hangs

Bronson van Wyck is the brains behind the décor, which includes scarlet peonies and lots of naughty red lighting. This time, though, there are no late-night swimmers. “The funnest thing about the opening was the pool,” Van Wyck concludes. “The funnest thing about the Ferragamo party is that the pool has disappeared.” Le Bain is an offshoot of the Paris club, Les Bains, and Van Wyck recalls a crazy night there. “I was posted to the American Embassy there. I went to Les Bains with Christian Vadim, Cecilia Peck and Claude Chirac after a dinner celebrating Gregory Peck receiving the Legion of Honor,” he recalls. “I met a Belgian model at Les Bains. We danced there until dawn. We went to Queen and danced all day. We spent the afternoon at the Lancaster. And then we went back and did it all over again. I never saw him again. It was magnificent.”

Ferragamo’s bash, hosted by Fabiola Beracasa (with fiancé Jason Beckman), Gaia Repossi, Chiara Clemente and Lady Alice St. Clair-Erskine, is all about flirting and fun. The roof gets so crowded that it becomes roped off at the entrance to the graffiti-filled stairwell. Still, some clever guests sneak into the elevator and make it upstairs where the crowd includes Max Snow, Victoria and Vanessa Traina, Stavros Niarchos, Meredith Ostrom, designer Joseph Altuzarra, Agyness Deyn (with a new short, short hair-did), Irina Lazereanu, Elie Tahari, Poppy de Villeneuve, Olympia Scarry, Vito Schnabel, Anne Slowey, Vladimir Restoin-Roitfeld, Todd Eberle and W’s new editor in chief, Stefano Tonchi. There are so many boldfaced names that the event boasts two Patrick McMullan photographers: Billy Farrell and Patrick himself. Rumors are swirling that The Boom Boom Room is going to become a private, members-only club, so Le Bain is well timed. Carlos Mota is ecstatic about the new it-spot. “Keep going up, André, the sky is the limit. Thanks to all the gods and André for taking all of us to a higher place,” he declares, glancing at the swimming pool. “I don’t know what’s more sexy now—the bathrooms at Boom Boom or the pool at Le Bain.” Let’s all take a midnight dip and find out. ✦

Recent Cinema Society screenings at the Crosby Street Hotel and The Lion
The Cinema Society has been busy this summer with three especially notable releases. Presented with Verizon Blackberry Bold, its screening of Cyrus brought together Ed Burns, Darren Aronofsky, Miranda Richardson and others at the posh Crosby Street Hotel for an after-party featuring Appleton Estate cocktails. Following the showing of Multiple Sarcasms, Mira Sorvino, Alan Cumming and others, enjoyed drinks and vittles by chef John de Lucie at The Lion. piano, drums and auto harp, concert and opera enthusiast, avid theater and movie-goer, lecturer and teacher, renowned wit, champion debater, snappy dresser, dishwasher, diaper-changer, occasional cook and continual life of the party!” Whew! Duane, by the way, has a master’s degree in English literature, and it shows in her Homeric lists like that of Mark’s love of the whole gamut of effects of wall treatments—from marbleizing to paint that resembles mahogany and other kinds of wood. He loved “all kinds of painterly effects—sponging, stippling, strié, glazing, stenciling, Venetian plasterwork and lacquered finishes—the whole lot.” Mark reveled in a client like Mrs. Prentis Hale of San Francisco who told him that for her drawing room curtains she wanted “the whole enchilada.” She got strié silk with tassels, fringes, rosettes, bows and tiebacks. As Michelangelo had the patronage of Lorenzo the Magnificent and the Medici popes, Mark was lucky to have had some of the richest clients in the period of the greatest wealth

I
t seems only yesterday that Mark Hampton was among us. Town & Country wrote that he was “America’s best known and most-admired interior designer.” Paige Rense of Architectural Digest said, “His knowledge of the decorative arts was unparalleled, and he conducted his career in a way that gave stature to all those involved in interior design and decoration.” He died 12 years ago at the early age of 58, much mourned by friends and clients among the cognoscenti of what constitutes the beau monde. Now his widow Duane Hampton has written a charming and witty appreciation of her husband accompanied by a comprehensive portfolio of his work in a magnificently illustrated edition from Rizzoli: Mark Hampton: An American Decorator. The book was released in April, and a second edition is already in the works. Anyone with any interest in the history of decorative arts will want a copy for his or her library. Duane underscores for those who knew, and those who might not have, the remarkable intelligence and knowledge Mark Hampton brought to his work. Although brought up in small-town Indiana, he was well-traveled and had a profound appreciation of the great houses, monuments and museums here and abroad. Furthermore, he had an undergraduate degree in European history, and a master’s in art history, specializing in the Italian Renaissance. To speak of which, he was early recognized by his fellow students as a Renaissance man. Duane writes, “In addition to his career in decorating, he was also an art and architectural historian, draftsman, painter, world traveler, reader, writer, museum haunter, gardener, photographer, dancer, singer and lyricist, player of
creation since the Gilded Age. (There’s a client list of Rabelaisian extravagance in the back with the names of every grandee you’ve ever heard of.) Some might say that rich people with taste are as rare as the Galapagos blue-footed booby, but those who had it sought out Mark Hampton. He combined his love and knowledge of history with his own intuitive sense of taste, refusing to be pigeonholed into a trademark style. He created designs that suited his clients, from sleek modernism to comfortable English country house to over-the-top magnificence. But there was never a doubt that he was an American decorator. He was engaged by three presidents: Carter, Reagan and G.H.W. Bush, and worked on the White House, Camp David and Blair House, the presidential guest house. Mayor Koch asked him to spruce up Gracie Mansion. He re-did the American Academy in Rome. As Duane writes, Mark applied his “untrademarked brand of crisp, comfortable eclecticism to houses, apartments, hotels, clubs and offices, with the occasional castle, statehouse, college meeting room, villa, museum or airplane thrown in— even a private railroad car.” He was a Renaissance man. Mark Hampton: An American Decorator is a tribute to his genius and a splendid archive of his work. ✦

Everyone who knows them is in awe of Marcia and Richard Mishaan’s sense of style. It accompanies them everywhere—on exotic travels and in their beautiful homes. Marcia manages to look glamorous even when she is climbing Mount Kilimanjaro. Add to this their generous work on behalf of children with mental health issues, tireless championing of Central Park, as well as a host of environmental issues, and it’s clear why the couple is on everyone’s A-List. arcia and Richard Mishaan make a brilliant creative team. Their superb home in Sagaponack is an oasis of uplifting calm, welcoming and perfectly conceived without taking itself too seriously. One walks in and is immediately taken by the airy feel and powerful art and objects. They are contemporary art collectors, with their favorite pieces beautifully displayed throughout their homes in New York City and Long Island. Much of the furniture was designed by Richard himself. Clean lines and a sense of sophistication abound. Marcia is a beauty with an innate sense of style. She has traveled extensively, and has incorporated the aesthetics of various cultures in the way she expresses herself through design, fashion and art. Most of her time, however, is spent on bringing up her two adorable children, Nicholas and Alexandra, and on her deep and committed involvement in several charities, most notably the Child Mind Institute for children who struggle with depression, autism, learning disabilities and a host of other children’s mental health issues. She has been a tireless advocate for better understanding of, and education for, children who differ from the norm. She has also climbed Kilimanjaro twice, most recently with 13-yearold Alexandra for some mother and daughter bonding time. She is warm and wise, with a terrific sense of humor. I caught up with Marcia to try to get a sense of how she balances it all and makes it look so easy. BETTINA ZILKHA: Your home is

extraordinary—elegant, welcoming and contemporary at the same time. You and Richard designed it yourselves, quite an undertaking! What was the thought process behind it, and how long did it take you to build? MARCIA MISHAAN: It took three years to build the house. We enjoyed the process because we really put our heart into every detail, and it paid off. BZ: The décor is striking. I dream of owning a home designed by Richard. Do the two of you share the same aesthetic sense? If so, was that always the case or did it happen over time? MM: I leave the lighting and the architectural aspects to Richard. I do, however, love to
contribute. The décor is always changing because we like to collect art and souvenirs from our travels so we can incorporate them into our homes. BZ: Few women have a sense of style as striking as yours.
Who are your favorite artists and why?
There is nothing studied about it; it’s clear that it comes naturally to you. If I had to define it, I would call it “sexy, bohemian chic.” What inspires your wardrobe?
MM: Honestly, I love so many artists and their work.
I particularly enjoy the art when I know the artists personally. I love to draw and to take photos, and as an art student I can appreciate what’s involved in producing the work. BZ: You and Richard are the perfect hosts. What is the secret to throwing a successful dinner party? MM: I am blessed to have
great friends of all nationalities and ages and a variety of interests. I have friends who are interested in medical- and sciencerelated fields, friends who are interested in child psychology and others who are involved in saving and contributing to nature. There are those who are great companions when I run or do athletics. I love to introduce them to one another and see them enjoy one another. Generosity of spirit is what it takes to put together a good group.
MM: I love to travel. I love
to explore the craft markets and find things that are handcrafted and that represent other cultures and exemplify other people’s skills. When I get dressed and put these things on, I am transported to foreign places. I love the textiles, accessories or objects I come across. I also love the simple act of engaging with the people who create these things. I love things most when they are beautifully detailed. I look for things that are timeless, and I wear them for years. BZ: You are brilliant at accessorizing your outfits. How do you shop for accessories? MM: I find inspiration
through my travels. I am intrigued to see how women of many cultures put themselves together,

what colors they wear, the accessories they have. I find my own style is influenced by women throughout the world. I also think one learns as one goes along. The freedom to explore, play and experiment is what makes it all come together. I never have time to fuss, so when I put something together, I commit to it. BZ: Tell me about the Child Mind Institute. What motivated you to become involved? What
do you, and the foundation, hope to achieve? MM: Brooke Neidich and Harold Koplewicz are truly dedicated to this cause. I know that when families discover, or for that matter, are never able to diagnose something that may be affecting their child, their lives become unsettled and difficult. I am happy to contribute to others who are not able to give their kids the same care I give mine. I also learn a great deal from people in these fascinating fields, so it’s a win-win situation. BZ: You are also involved
with the Central Park Conservancy—no surprise, considering your love of the environment and nature. What is your favorite aspect of this charity?
“Marcia has the best sense of style of anyone I know. It is a deeply personal one. She mixes things that she has brought back from the most beautiful places with everyday basics that she manages to make suddenly chic.” —Claude Wasserstein
MM: I grew up with a love of and appreciation for the outdoors; I guess I am technically a tree hugger. I love to run and to walk my dogs [there], so nothing gives me a better feeling than to contribute to the park. I also love everyone involved with the park. It is a great group of women with a purpose and a dedication that allows them to accomplish a great deal. I also feel I should contribute to the park; in the end it can be seen as a bill to maintain our garden in the city and I would have a similar bill if I lived in the suburbs. BZ: Nutrition and organic food are two of your interests. You co-created Susie’s Supper Club so kids and adults can order healthy, well-balanced meals at home. How did the idea for the company evolve? MM: Susie’s Supper Club is something that comes from the heart. I was educated to be conscious of what I put into my body and taught that preventive medicine is the best way to think about health. My friend Claude [Wasserstein] and I have the same views about nutrition and its effects on our families. That is why we teamed up with Susie to produce a product that is delicious to eat and that keeps us all healthy and strong. It started as an alternative for busy New York parents who wanted to spend quality time with their children instead of grocery shopping and cooking all evening. But the client base now includes adults and young professionals who have no time to cook but do not want to settle for fattening pre-cooked food.
BZ: You clearly love animals—two cats, a dog and some sheep by Lalanne can be found roaming around your property. Can you tell me about the plaster cows that you keep outside? MM: I love animals in every form. I like all things in nature. Animals add so much to our lives.
The cows are just a minor detail that completes our Green Acres sensibility. What (interior design objects) are you obsessed with right now? I am obsessed with well-proportioned, beautifully detailed sofas. Most sofas today are too deep, filled with too many cushions, and almost swallow anyone who sits on them. The Nailhead sofa in my BeeLine Home Collection is the perfect depth, has a tight back, a handsome scalloped apron and nailhead trim. For the upcoming BeeLine Home Collection II, I have just designed the “Gigi” sofa, a more feminine version with a gilt-finished, contemporary curved base, a tight-channeled back and a distinct Parisian flair. How have people’s tastes evolved in the last few years? Today, most people want simpler homes. Clients are more interested in art and quality furniture. Elaborate decoration is out. Simple backgrounds with a mixture of interesting furniture suitable to one’s lifestyle is the basis of design today. Clients want houses they can really live in and interiors that fit their lifestyles. What’s your secret weapon, website or source? I am not telling anyone my secrets . . . but 1stdibs does take up a lot of my evenings. Traveling to find new sources is the way we relax!

Where do you buy furniture? I find furniture on my travels to Paris, London and Belgium. At home, I travel the Internet, and especially love 1stdibs. I spend most of my time shopping, shopping, shopping. Whenever I am in a city, I always try to find the best shops. Auction houses are another of my favorite sources. What’s your latest fabric find? In addition to Suzanne Rheinstein’s fabric collection for Lee Jofa, I adore the collections of Carolina Irving, Peter Dunham and Robert Kime, and anything from Rogers & Goffigon. What’s the most important piece of furniture in a room? The most important piece of furniture in a room is the piece that makes you stop and say, “Oh my, that is fabulous!”

What was your biggest decorating disaster? Ordering the wrong expensive wallpaper because of the confusion of the number on the sample. What is the strangest request you’ve ever had? No request is strange if it is something a client really wants. It is up to the designer to make the request seem natural.

When did you feel like you arrived? Arrived where? The most important moment to me is seeing the thrill of a client seeing a completed project and having the feeling that I have fulfilled their dreams. Who are your biggest influences? Albert Hadley, Sister Parish, Pauline de Rothschild, Frances Elkins and Nancy Lancaster. Do you live the way you decorate? Explain. Mostly, but I would say that for my own homes, there is less decoration. In my upcoming book, Scrapbook for Living (Stewart, Tabori & Chang, November 2010), The intimate photographs and text illustrate all the small moments that help personalize a home: books, collections, artwork, flowers, pets, spots to relax, rooms to entertain. My houses are filled with the things that I love and that welcome me and everyone who visits the minute they walk in the door.

How have people’s tastes evolved in the last few years? I think people are much more comfortable with color and pattern, whether it’s a traditional or modern setting. What’s your secret weapon, website or source? We have so many sources, including online: 1stdibs is always a favorite. Where do you buy furniture? When we are not designing custom furniture for our clients, we often source good vintage and antique pieces. What’s your latest fabric find? I just finalized my latest collection of fabrics for Duralee/ Highland Court. This collection is a departure from the previous, a lot more casual and subtle. During the course of putting the collection together, we experimented with some newer techniques with the mills, which I’m very excited about. Can’t wait to share!

What’s the most important piece of furniture in a room? Comfortable seating is paramount. What was your biggest decorating disaster? Never cut costs on a paint job. You always get what you pay for, and a paint job is the first thing people notice. What is the strangest request you’ve ever had? We get strange requests all the time; they usually have to do with pets. When did you feel like you arrived? Probably when I was profiled by House & Garden magazine as one of their “tastemakers” of the year. I used to always admire that issue and fantasize about that distinction. The other instance was when I got picked up by private jet to visit a client’s project. Who are your biggest influences?I have always admired the work of Tony Duquette, Jean-Michel Frank, JeanCharles Moreau and David Hicks. Do you live the way you decorate? Explain. Absolutely, our apartment is “done,” as they say, and we use every inch of it. Though I love color and pattern, you wont see much in the current space. Sometimes we all need a break!

They are using fabrics with ethnic patterns, textures and colors. What’s your secret weapon, website or
source? I can always find what I am looking for on 1stdibs or Peter Dunham’s Hollywood at Home. Great sources for unique furniture and fabric. Where do you buy furniture? My go-tos here in New York are John Saladino for upholstery, especially sofas, Mecox for furniture sold off the floor and Holly Hunt for custom lighting and furniture. What’s your latest fabric find? I love the fabric lines designed by Lisa Fine and Carolina Irving.
What’s the most important piece of furniture in a room? Sofas and library shelves, whether built-in or free-standing like an étagère. Books make the room—they are warm, decorative and personal. What is the strangest request you’ve ever had? Fireproof fabric for a sofa in a house (the type of fabric you are required to use by law on private jets). I don’t know if the client was planning on her sofa catching on fire . . .
Who are your biggest influences? Mongiardino—his craftsmanship and attention to detail. Do you live the way you decorate? Explain. My look as a decorator is undecorated—and that is the way that I live!

What (interior design objects) are you obsessed with right now? Linen furniture in any color, but especially something bright and vibrant! How have people’s tastes evolved in the last few years? I think people’s tastes have become more eclectic. There are so many resources at our fingertips so we have been exposed to many more cultures and styles of decorating. You no longer need to be an avid traveler to experience new styles; you can do it right in your living room, on your computer. The Internet really has made the world smaller! What’s your secret weapon, website or source? As a twentysomething, I have found the Internet a secret weapon in and of itself— there is so much out there! I often peruse blogs for inspiration.

Currently, I have been checking out www.designspongeonline.com a n d www.apartmenttherapy.com. Where do you buy furniture? Guy Regal Limited for antiques and 1stdibs for more contemporary things! What’s your latest fabric find? I was recently walking down Orchard Street in the Lower East Side when I stumbled upon a fabric shop called Belraf Fabrics. I found a beautiful green linen print, which was pretty much a knock-off of an ikat, but gorgeous all the same. The best part was it only cost $80 for nine yards of fabric! What’s the most important piece of furniture in a room? A room should incorporate one statement piece and one whimsical piece. What was your biggest decorating disaster? A client wanted a 3-D television because it is the latest technology. It arrived and had the clearest picture I’ve ever seen. Then the glasses came, they put them on and nothing happened! The 3-D bit does not work!

Educating Tomorrow’s Designers The New York School of Interior Design has illustrious alums like Mariette Himes Gomez, Mica Ertegun, Anne Eisenhower, Barbara Ostrom, Rose Tarlow, Alexandra Stoddard, Ted C. C. Odom, David Scott, Robert Metzger, Elizabeth Nesbitt Shean and more. But the venerable institution is not resting on its laurels. Its new president,
Dr. Christopher Cyphers, is giving it a thoroughly modern update. He recently chatted with AVENUE about the school’s new programs, new focus on “green” design and brand new building downtown.

AVENUE: You have just completed your second year as president of the New York School of Interior Design (NYSID). What have been your primary concerns during that time? CHRISTOPHER CYPHERS: Over the past two years, my focus has been on growth. During that time, five new programs have been approved by the state. They look at design beyond the residential with a greater emphasis on what we call contract design, which is commercial, institutional and retail. This is really where the jobs are in this economy, so we are training students to tackle design in a larger context . . . not just the homeowner and his family, but also doctors’ offices, retail spaces and so on. Sustainability is another focus. I believe in this deeply. Having read Thomas Friedman’s books, like The World is Flat, I find the argument very compelling. We have diminishing natural resources and a population explosion in the developing world. Among other things, we need to rethink how we approach the built environment. We have woven this concept throughout our curricula and are also offering a one-year masters’ program in sustainable design. AVENUE: Can you give our readers a quick explanation of
what sustainable design is? CC: Sustainable design can be defined as doing as little damage to the natural environment as possible, and using materials and finishes that do as little damage to the people using the space. This means everything from using low-vapor/low-toxicity paints to using of natural daylight, implementing light harvesting techniques and using LED lighting. It includes using carpet tiles made of recycled materials as well as using reclaimed materials of all sorts, including wood and metal. Something else to consider is

using low-flow toilets and other fixtures. Some buildings are using collected rainwater for cooling and heating systems and for irrigation in order to water plants on the roof and inside. All of these techniques diminish carbon output by taking things that have seemingly reached the end of their useful lives and giving them a new use. We encourage students to incorporate these ideas into their designs. I think we are coming to a time when all new commercial buildings will have to meet certain sustainability criteria. AVENUE: I understand you are building a new graduate center.Will that meet sustainability criteria? CC: Yes, we are building a new
40,000-square-foot graduate center on Park Avenue South, and our aim is to achieve what is called a LEED-CI designation of Gold, which the second highest rating from the U.S. Green Building Council. All lighting will be LED lighting, no incandescent lighting anywhere. There will even be a system with sensors in the windows that register daylight coming through and appropriately adjust the lighting inside. We are using carpet tiles, which are two-foot by two-foot squares that require no adhesive and are made out of recycled materials. Elsewhere, there will be rubber flooring using recycled non-toxic substances such as used tires. There is a lot of glass in the interior space in order to maximize sunlight. The list goes on with low-flow water fixtures and toilets,
low-toxicity paint. We are even using building materials such as reclaimed wood from barns and such within 500 miles of New York City. We are also implementing a recycling program that uses a water-cooled HVAC system and requiring that cleaning services must use non-toxic or “green” products. AVENUE: How is sustainability woven into the curriculum? CC: At the graduate level, designers and architects are
returning to attain a credential and to learn best practices in or to be able to market themselves as versed in sustainability. This Summer, we launched a one-year masters’ program in AUGUST 2010 · AVENUE MAGAZINE | 61

Sustainable Interior Environments. In 2011, we will have a oneyear masters’ program in Interior Lighting Design, since lighting and sustainability go hand in hand. In fall 2009, we launched the three-year MFA developed for people without a design background. The people who are applying not only want to be designers but also desire to improve the world through design. Some have an interest in the developing world and have traveled to Africa and Asia. Looking at application essays clearly shows just how important “green” design is. These new programs join our existing MFA program in interior design—a two-year, post-professional design program that is small and intimate. There have been a record number of applications for that. An interesting statistic is that in New York City, buildings contribute 73 percent of all carbon output, and most have oil-fired furnaces. So there is an opportunity to really make a difference here.
AVENUE: Tell us your thoughts on the state of the interior
design industry today.

One of the challenges is getting people to understand the difference between decoration and design, with the latter focusing on how people interact with the built environment. AVENUE: You mentioned focusing on commercial interior design. Where else do you see interior design job growth? CC: With the aging Baby Boom generation, designers need to
think how they can design homes for a population that is looking to downsize, and who may be less mobile. Designers can also think about assisted living facilities, hospitals, schools, courthouses, public buildings and retirement communities.
CC: It is a very exciting time for the interior design industry.

AVENUE: How have your students and the applicant pool changed in recent years? CC: For the most part, they are younger; many are applying
right after high school. Traditionally, NYSID had been a place for career-changers and for people decorating their own homes. Now we are seeing people who see a degree from NYSID as a pathway to a long and serious design career. ✦

Economically, it has been the worst of times, but it has also been the best of times in the sense that there is greater awareness that design is important, that it is a profession and a serious business. The likes of HGTV—which designers both hate and love—has something to do with the increased awareness. What experience do you bring to the table? I spent 40 years in litigation as a defense attorney and now a plaintiffs’ attorney, and I bring the experience of having represented both sides. During the course of my legal career, I have represented some of the world’s largest corporations, both domestic and foreign, and individuals in major litigation and other complex matters. I have also been involved in some of the largest bankruptcy and restructuring cases in the past 30 years or so, including being an adviser to the court in the Manville bankruptcy and restructuring. What do you like the most about your job? Milberg is a firm with exceptional legal talents and it’s great to work with very good people. We have prospered and thrived and achieved considerable success in the past few years, and I’m proud to be here and be a part of that. Any recent successes you can share with us? I was part of the small team of plaintiffs’ lawyers prosecuting the Vivendi case at trial. We obtained what is probably the largest plaintiffs’ verdict ever in a securities class action. It was a terribly difficult and hard trial. Getting a very large jury verdict after a three-month trial, where you’re fighting with the leading law firms in New York who hold back nothing, is very satisfying.

he residential market in New York City has improved a great deal this year. When they perceive good value, buyers are willing to purchase. Manhattan apartment prices continue to be less than they were at the peak of the market, but they have improved for the fourth straight quarter. All sizes of co-ops posted a higher average price than a year ago. One-bedroom and three-bedroom and larger average condo prices were also higher than during the second quarter of 2009. The gradual improvement in the economy, combined with near record-low mortgage rates, has brought buyers back to the market in impressive numbers. Closings in the second quarter were 81 percent higher than a year ago and at their highest level since the third quarter of 2008. The city’s economic recovery gathered momentum during the second quarter of 2010. In May, for the second straight month, the unemployment rate was lower than the nation’s. The city’s workforce surpassed 4 million for the first time since current records began in 1976. Despite the recession, people continue to have faith in the local economy. Hiring has also picked up in the city. Through May, 64,300 jobs had been added, after losing more than 173,000 jobs from September 2008 to December 2009. The strength of this market is a direct result of the increased confidence level in the economy, but it is bolstered by the fact that the unique, fundamental, underlying value of residential real estate in New York City remains strong. ✦

With 400 marketplaces in the United States and 40 other countries and territories, the Sotheby’s International Realty field seems nearly boundless. How do sales in New York compare with elsewhere around the country? What about elsewhere around the globe? Kathy Korte: In recent years, the average sales price in Manhattan has been over $1 million, which speaks for itself. Manhattan has the benefit of being a primary, secondary and investment property market that attracts an international audience. New York City has a unique set of market dynamics, which have so far made it consistently one of the last markets to be negatively impacted by economic downturns, as well as one of the first to rebound when the broader economic markets recover. Over recent years, what types of trends have you noticed in international sales? Are domestic success and international success directly or inversely related?
an increase in foreign buyers who are eager to invest in U.S. markets. In the higherend markets, domestic and international success are directly related as our client base of global movers and shakers are multiple homeowners and investors who are interested in the finest properties. Favorable economics are certainly a motivating factor, but unfavorable conditions at home or abroad don’t prevent someone from purchasing something they fall in love with.

Please discuss the connection, if any, between the Sotheby’s International Realty brand in the global Web arena and the brand’s international presence. Has technology and the Internet played a significant role in Sotheby’s success overseas? Philip White: We have developed a significant web presence combined with sophisticated search engine advertising and optimization. At this point, our site attracts 31 percent of its visitors from outside the United States.
In what other regions/countries are the Sotheby’s International Realty brand’s sales most successful?

KK: Our agents enjoy and benefit from participating in joint events with the Sotheby’s auction house. Recently, our Beverly Hills office co-sponsored a cocktail party and exhibition for clients of Sotheby’s London in conjunction with the Old Master Paintings auction. We promoted our exclusive Montage Beverly Hills condominium listings to a packed gallery of international collectors, and drew several prospective purchasers.
