The skyline of Manhattan is morphing and so is nightlife, where hotels have become the new hubs of hip. It’s a bit of a throw back to the days when swell guys and girls would camp out for martinis in the gilded, lush lobby of the Carlyle Hotel.

And now the cool crowd is haunting hotels once again. This time, they are doing it downtown at Sean MacPherson’s numerous it-spots like the new but-looks-like-it’s-beenthere-forever Bowery Hotel and the Jane Hotel (built in 1908 and once a place for sailors to shack up) that now boasts a grand room that feels a bit like The Shining, with a huge disco ball. MacPherson also owns the super-sleek, modernist Maritime Hotel, which was—way back when—a Phoenix House for homeless youth. Talk about changing hands. Plus, Macpherson, a California surfer boy turned New Yorker, revamped the Crow’s Nest in Montauk, turning a fisherman’s flophouse into a chic spot where I saw Richard Gere, Rachel Weisz, Bruce Weber and Mark Ronson all having dinner on the same night. Nothing like a few movie stars under the stars at the beach.

MacPherson sat down with writer Mickey Boardman to reveal how he keeps his empire running and growing (soon he is opening Il Covo in the old power-lunch spot Orso in Los Angeles). He also opens up about his recent marriage to the beautiful Rachelle Hruska who moved from Nebraska to Manhattan to launch—what else—a site all about the after-hours scene. Talk about a match made in heaven.

To get past the Jane’s infamously tight velvet ropes, you need the right designer duds and Amy Smith scoured the menswear scene to get the scoop on the labels every dapper dude needs in his closet. From the so-preppy-it’s-edgy look of Thom Browne for Brooks Brothers to the exotic, around the world bohemia of Burkman Bros, this feature will have you racing out to stores for a whole new wardrobe.

And for some cool things to throw in with your new looks, I have brought my regular post “Peter’s Picks” from avenueinsider.com to the pages of the magazine. A subversive signet like a ring from Cast of Vices, or a leopard print needlepoint belt from Tucker Blair for Opening Ceremony will make you the center of attention at any of MacPherson’s hotels. The Central Park Conservancy raised nearly $650,000 at its 16th annual Taste of Summer to help maintain and preserve Central Park. Over 1,000 guests gathered in front of the Naumburg Bandshell to sample gourmet delights from more than 30 renowned New York chefs and restaurants. Supporters such as Sylvester and Gillian Miniter, Alexandra Lebenthal and Mario Buatta also enjoyed a silent auction and wines provided by Georges Duboeuf and Hob Nob. 1

ach summer, the New York social calendar shortens and, like its habitants, splits between shingles and concrete. Some New Yorkers prefer the comforts of a fresh lobster roll at Silver’s and a sunset picnic at Dune Beach, while others take to the city’s museums and galleries to explore the many sensorial delicacies during the year’s hottest months. Balance is key—no one wants to be stuck in the city all season long, but skipping town all together means missing out on some seasonal offerings that come and go by the time the leaves start turning. This year, the summer winds are especially colorful, bringing with them a slew of art covering every inch of the Big Apple.

One muggy summer afternoon, I head to Center 548 to check out the curiously titled Magnificent Obsessions: 30 Stories of Craftsmanship in Film, a one-off exhibit by legendary eyewear brand Persol. Personally, I’ve been obsessed with the company’s thick acetate frames ever since I was first introduced to the world of Fellini’s rogues and Steve McQueen’s renegade style. My first pair—a tortoise shell with bottle green lenses—was a gift from my Italian grandfather at the ripe age of seven or eight (how appropriate), and I’ve been a collector ever since.

You might wonder what the Italian sunglass maker has in common with the filmmakers on display. Simply put, the meticulous nature of their craft.

A single pair of Persol frames is a result of 30 manual steps, and it is this passion and dedication that is celebrated with never-before displayed cinephile memorabilia. Think Fellini’s archival casting photos (apparently he would cast every single one of his extras) or the elaborate gowns created for Sofia Coppola’s Marie Antoinette. Also on display are models for Wes Anderson’s charming The Darjeeling Limited and a copiously scored production script for the terrifying Taxi Driver. The famous line “You talkin’ to me?” was an enlightened adlib, who knew?

Sipping Camparis and Negronis, I spot Emma Snowdon-Jones with former boy-bander Lance Bass, who excitedly shares an upcoming project that will be a version of a celebrity sidewalk sale, but online, with all proceeds going to charity. PR doyenne Vanessa von Bismarck and husband Maximilian Weiner take in an elaborate light installation based on the poster designs for Hitchcock’s Vertigo as D.J. Ryan McGinley spins some tunes.

Also cruising the gallery are tattoo-and all around artist Scott Campbell, jewelry designer Waris Ahluwalia, Sir Ben Kingsley (whose Gandhi is part of the show), social beauty Genevieve Jones and Poppy Villeneuve.

The iconic brand graciously gifts each attendee with their own pair of frames, leading to quite a frenzy—an unusual sight since this crowd usually disposes their gift bags upon exit. A fun game of sunglass swapping begins: Elise Øverland and Ashley Wick trade their pairs. In a distant corner, headphones play strange sound effects created for David Lynch’s Blue Velvet; Mick Rock seems to be particularly amused by them.

Next up is Salvatore Ferragamo’s Resort show. There are few things we New Yorkers like more than real estate, and this show combines a fab mid-season collection by designer Massimiliano Giornetti with the opportunity to roam the halls of a particularly posh Fifth Avenue property usually closed to the public: the former home of tobacco heiress Doris Duke. A slew of paparazzi crowd the stone steps outside as

Hollywood swans—decked in Ferragamo from head-to-toe, of course—glide up to the wrought iron gates, very La Dolce Vita! High-pitched screams from adoring fans reach sonar heights as Freida Pinto and Eva Mendes exit their black town cars.

Every editor in town is there. I chat with model and sometimes blogger Lily Kwong, while Voguette Meredith Melling Burke—fresh from a U.K. flight earlier that morning—tells me about her first experience courtside at Wimbledon.

Inside, I spot the elegant Olivia Chantecaille, cool cats and Nylon Magazine editors J. Errico and Dani Stahl, stylist Brad Goreski with his Bravo camera crew in tow, Paper Magazine Editorial Director Mickey Boardman in his trademark sparkles, Twilight starlet Ashley Greene and Hannah Bronfman, who has partnered with John Patrick for an upcoming clothing collaboration.

For Resort 2012, Giornetti looked back to the 1930s, serving up so much old school glamour that even the surroundings were upstaged. The cinematic collection of draped gowns, endless fringe and silk wide-legged trousers are augmented by vintage Fred Leighton baubles. The wattage on the catwalk is comparable to the frontrow with Karlie Kloss, Mariacarla Boscono and Karolina Kurkova strutting in the latest Ferragamo wedges. This is pure old-school Hollywood. As the show ends, we head over to the Carlyle Hotel for a few more early evening drinks.

The month comes to a close with a quick jaunt to our Northern neighbor. The opening party of The Fashion World of Jean Paul Gaultier: From the Sidewalk to the Catwalk in Montreal is the first ever museum exhibit devoted solely to the nautically striped enfant terrible and his 35 years of work. The show was expertly curated over the span of two years by the Musée des Beaux Arts, and features more than 120 ensembles from his haute couture and prêt-à-porter collections, each hand selected from the archives at Rue Saint-Martin. Never-before-seen sketches and photographs from the likes of Avedon, Warhol, Newton and Sherman are also on display.

Gaultier is of course on hand, and graciously takes the time to show me some of his favorite pieces on display. How did the idea of a retrospective come about, considering Monsieur Gaultier’s career is far from over? “The idea of doing a retrospective sounded very much like a funeral,” he says. “Three decades sounded like a good moment to reflect. For me, the idea of working with the Musée was more about seeing the clothes as part of society. To me, clothes are more about the moment and are made to be worn.” And boy have they been worn! A few pieces created for Pedro Almodóvar’s Bad Education and Madonna’s “Blond Ambition Tour” are examples. Who can forget Madge’s cone-boobed corsets?

“To see all that work together was a bit emotional for me,” he continues. “I’m always sensitive to see life on display—old videos, some people that are long gone. There’s a lot of joy and emotion. I get a lot of pleasure from what I do, but there is also a little bit of pain because it is a lot of work to do these collections. It’s like giving birth and these clothes are like my babies. But it’s good at the end.

BOW MONDE I love bows, all kinds of bows. To me, they represent the innocence of childhood and conjure all things insouciant in life. Throughout my youth, I wore my hair in a ponytail, tied with exactly three-quarters of a yard of fancy ribbon that best matched my Shetland Fair Isle sweater.

While the other kids were lining up at the penny candy shop, I was ogling the dizzying array of hundreds of fanciful spools of ribbon at the local fabric shop, trying to decide which to spend my allowance on. As a young editor, I stared with equal relish at the looks sauntering down the Paris runways of fashion houses such as Chanel, Valentino, Sonia Rykiel, even Galliano, who adorned their creations with bows. As a mother, I weighed my toddling girls down with gargantuan grosgrain ribbons on their wispy blonde heads—most often to their dismay. Alas, they do not share my love of the bow. But, I know that all the men out there will join me in falling for this hip bow tie! I think it is the cat’s meow in neckwear, and the unexpected combo of classic pink prep stripe with pop-art-mod camouflage is just what this age-old dandy menswear tradition needed to make it de rigueur.

t the height of the Gilded Age, wealthy New York families like the Vanderbilts transformed a stretch of upper Fifth Avenue into “Millionaire’s Mile,” establishing one of the city’s grandest social epicenters. Around this time, the prestigious and deeply private University Club selected a plot of land previously occupied by St. Luke’s Hospital and commissioned the famed architectural firm of McKim, Mead and White to create a grand Italian Renaissance Revival structure for its ever-growing membership. The building, still occupied by the Club, went up at 1 W. 54th Street in 1899. It was added to the National Register of Historic Places in 1980 and opened its doors to female members in 1987. Today, the University Club boasts an impressive collection of literary works and one of the city’s largest private art collections. ✦

f you know anything about the New York nightlife scene, you know what a superstar Sean MacPherson has become in the last decade. The lanky Malibu native is behind some of the coolest and most beautifully-designed spots in New York City—including the Park, the Jane Hotel, the Waverly Inn and the Bowery Hotel. The latter is only a few years old, but feels like a 1930s California mountain lodge with its rich décor of dark woods, velvets and taxidermy. A San Simeon for international hipsters, if you will.

MacPherson rolls up to the Bowery on a 1964 BMW R69S motorcycle wearing jeans, a button-down and a bicycle helmet. It’s the sort of get-up a mod in 1960s London would sport, lending him an aura of eclectic hipness. At 6 feet 3 inches tall, with a perennial tan and dark blonde hair, he’s the type of good-looking regular guy that women of all ages have a wild crush on—and many can’t help but turn their heads as he enters Gemma, the hotel’s restaurant.

In The New York Times, reviewer Frank Bruni wrote, “Gemma has an unlabored panache that makes an evening go down very easy.”

That pretty much sums up the simultaneously ultra-hip and invitingly laid-back ambience that MacPherson brings to all his endeavors.

Similarly, his demeanor is friendly and accessible, not what you might expect from the man behind a series of Manhattan’s hippest and most exclusive hot spots.

Born in New Zealand to a surfing champion mother, MacPherson grew up in Malibu, Calif., where the high-low surf culture had a big influence on him. As a child, he spent time in Aspen and Mexico—and the global surf-ski-nomad lifestyle certainly shows up in his work. At 19, while studying business and philosophy at the University of Southern California, he did a guest year in Madrid, which also had a profound affect on his aesthetic tastes. “I really fell in love with the tradition and history of Europe; the way people dressed, the way people behaved, the architecture,” MacPherson recalls wistfully. “Growing up in a place like Malibu, which was effectively developed in the 1960s, I sort of rejected a lot of the stuff that I came from.” He thinks a moment and adds, “At the same time, ultimately your roots seep back into your life for better or for worse.”

During college, MacPherson helped out his roommate, who had started promoting a club called Power Tools. Next, he did a party called Funky Reggae with another Malibu

friend. “It was absolutely never my intention to be in this business,” MacPherson smiles. “It was just an utter accident.”

In fact, what MacPherson enjoys most about his work is the artistic side. “What I really love doing is designing spaces, dreaming, realizing my dream. That’s the fun part. That’s the joy,” he says.

The real magic started with a tiny restaurant called Olive, which MacPherson opened in 1990 on “a lonely stretch on Fairfax” in Los Angeles. It had a cement block exterior that looked like a bunker, while harlequin wallpaper lent a circus tent ambience to the inside. From the start, it seemed to be destined for success. “It was just one of these places that was meant to be very, very popular,” he remembers. “We had no sign and no telephone number. Literally, the first person to walk in the door was David Bowie. How he got there, I have no idea.” Bowie was followed soon after by Madonna and Kurt Cobain. Three years later, thanks to a short-term lease, the restaurant closed at the height of its popularity.

What was the secret to Olive’s success, or that of any other restaurant MacPherson has had his hand in since?

“Like any kind of creation, there are many different ways to do it,” MacPherson says humbly. “The places I like tend to service a community of people and feel at least moderately personal. You feel like there’s a reason why you’re there.” These days, superstar chefs are often the driving forces behind restaurants, but MacPherson’s places are about the ambience, the beautiful yet comfy décor. “To me, the food is a big, important part, but the social experience is as important. These kinds of chefs don’t tend to make beautiful places, but they make good food. Those that make beautiful places don’t tend to make good food. They’re both equally valid. If you can get the two of them together, it would be good,” he says simply.

Always a frequent traveler to New York, MacPherson moved here in 2000 when Eric Goode—the genius behind such legendary local spots as Area and Bowery Bar—asked him to collaborate on the restaurant the Park. Goode recalls, “Sean’s strengths often complement my weaknesses. He went to business school and I didn’t. He was a good person to team up with. It was very easy to work with him. Our aesthetics were very in-line in an almost bizarre way.” Goode, who was born in Rhode Island but raised in Northern California, brought a No-Cal aesthetic to MacPherson’s So-Cal one.

The Park, an enormous multilevel indoor-outdoor venue is classic MacPherson: open spaces, fireplaces, rich woods and cantilevered stairs—equal parts Malibu, Montauk and Sun Valley.

Since its opening, MacPherson has been busy with a constant stream of new projects, including the Maritime Hotel, the Waverly Inn and the Crow’s Nest in Montauk.

But these days, MacPherson is taking things a little more slowly: “I can happily say that for the first time in 20 years, I’m actually not building a place.” He thinks for a minute and adds, “Oh wait, I take that back. I am doing one place in L.A.” That place is Il Covo, which has taken over the old Orso space at 3rd Street near Robertson Boulevard. “It’s really been a labor of love because I ate at Orso for so many years,” MacPherson notes. “Everything I did in L.A., I did in my 20s and they’re geared towards people in their 20s. I’m quite proud of them, and they’re still open, but this is something that is geared towards me and where I am in my life. So I’ve worked very hard to open this place.”

In addition to hard work and his impeccable taste, MacPherson’s success is no doubt due—at least in part—to his sheer likeability.

His laidback demeanor is balanced by a strong sense of professionalism and a courteous attitude. “Certainly it’s important to have manners,” he explains, “in terms of business, in terms of relationships and in terms of just functioning within this city. It just makes life so much easier for everyone involved.”

Speaking of likeability, the longtime bachelor recently married Rachelle Hruska, editor in chief and co-founder

of the nightlife and society website Guest of a Guest.

Hruska says, “Sean’s personality is dynamic and engaging. It’s what first attracted me to him. I think his spaces, though all unique, have the same ability to capture your senses the moment you walk in. He also has a playful personality that comes through in his spaces.”

So it makes sense that Hruska was drawn to MacPherson’s work even before the two met. “I was for sure a fan of Sean’s places before we dated, especially the Bowery and the Jane, though I wasn’t fully aware that he was the mastermind behind them. I actually suggested our first meeting in L.A. be at the Roger Room before I knew he owned it.

I felt like an idiot!”

The couple tied the knot in Montauk at Peter Beard’s estate, honeymooned in the south of France and are now living together in the West Village house MacPherson has occupied for years.

So who wears the pants in the family when it comes to home décor decisions?

“The idea is to ultimately move to a new place that is neutral territory and collaborate,” MacPherson laughs. “But whether we move or not, we’re going to collaborate on our lifestyles.”

Hruska adds, “We both love to travel and seem to come back from trips with things that end up filling our spaces. I hope our lives will forever become a canvas of our adventures together.” If the result is anywhere near as stellar as those found at MacPherson’s hotels and restaurants, their home will no doubt be a knockout. ✦

“The Fall/Winter 2011 collection is derived from the sport of hunting. I used familiar fabrics such as cavalry twill, Shetland wool, tweed and cashmere and wool suiting.”

Where once upon a now-distant time a suit was a staple in every man’s wardrobe, the current business-casual climate has left an empty hanger, which Thom Browne is intent on filling. There’s no mistaking a Thom Browne suit. From high-water, slim-fitting trousers, to cropped-sleeve suit jackets, Browne is single-handedly reinventing menswear for the next generation. Browne floated onto the scene in 2001 making made-to-measure suits in his New York studio. Fast forward less than a decade, and Browne has not only received the CFDA Award for Menswear but has also become one of few American designers asked to show during men’s fashion week in Paris. It should come as no surprise then that the Holy Grail of American sportswear, Brooks Brothers, tapped Browne to come on as the head designer of Black Fleece, the company’s answer to a more conceptual, contemporary climate. Initially, the designer was only meant to be the first in a slew of designers for the label. However, after the initial 50-piece collection was launched in 2007, the success led to the announcement that Browne would remain in his position until Spring 2011. The success even led to Brooks Brothers opening up a stand-alone Black Fleece store on Bleecker Street in the West Village, featuring both the men’s and women’s collections. It seems unlikely that the newest face of American sportswear would be a small town boy from Pennsylvania with no formal design training, but if Thom Browne continues to create silhouettes that defy conventions, we’re happy to have him as our poster child.

The "Susan Lucci" of the fashion world no more—designer Michael Bastian finally received the much-deserved title of “Menswear Designer of the Year” at the 2011 CFDA Awards after not one, not two, but four previous nominations. The timing for this recognition could not have been more appropriate, as this year has been one of many changes and regrouping. After buying back the rights to his eponymous label and becoming an entirely independent business, Bastian moved his team into a brand new studio in Manhattan’s Meatpacking District, with designers like Stella McCartney and Simon Spurr residing in the same building. Prized as one of America’s most promising menswear designers of our time, Bastian has made a name for himself perfecting the classic elements of sportswear with a commitment to quality and an uncanny attention to detail. From Polo Ralph Lauren to Bergdorf Goodman, Bastian's résumé boasts experience with some of the biggest names in American fashion, which is strongly reflected in his designs for both his eponymous label as well as his collaborative line, Gant by Michael Bastian. "Gloria Vanderbilt and Keith Richards on a fantastical trip to India in the 1960s."

Timo Weiland and Alan Eckstein, the brains behind eponymous label Timo Weiland, met after both were interning in the fashion industry in New York and instantly hashed an impressive and creatively stimulating partnership. Born in rural Nebraska, but raised between New York City and Florida, Weiland’s interest in fashion was sparked from an early age. His mother taught him to sew and he quickly grew to respect and understand the art of textile and design. Born and bred in Long Island, co-designer Eckstein credits his fashion obsession to his grandmother, a successful Manhattan interior designer. With a fondness for ascots and a keen eye for style, the pair began designing a line of neckties that eventually made its way onto the set of the popular TV series, Gossip Girl. This attention led the pair to design their first full ready-to-wear collection for both men and women, and for the first time this past September, show at MercedesBenz Fashion Week. With determination to rip their generation out of their baggy T-shirts and skinny jeans, Weiland and Eckstein forage ahead on a quest to "return to the art of dressing."

With their ear-to-ear smiles and Canadian charm, this pair brings life to a collection of contemporary casual menswear that speaks to the man who longs for the cool and casual look. Inspired by their travels around East Asia, the Burkman brothers’ collection of signature madras plaids and military-inspired outerwear is a clear marriage of East meets West. No longer exclusive to the collegiate set, the company has transformed itself into a trendy and modern lifestyle brand that fits just fine into the closet of any East Village hipster. This transformation can be attributed to the induction of current head of menswear design, Frank Muytjens. A native of Amsterdam, Muytjens has taken his Dutch influences, as well as his eight years at Polo Ralph Lauren, to add a European edge to this classic American sportswear brand. From introducing a higher-end suiting department, to collaborating with classic brands like Red Wing and Ray-Ban, Muytjens and his team have molded the J.Crew man into a fashion-conscious customer with the perfect amount of unpretentious, effortless cool. A warning to the Ralphs and Calvins of the retail world, this Dutchman is quickly becoming synonymous with American style and there’s no sign of him stepping aside anytime soon.

How does a New York base influence your personal and design aesthetic?

“The pulse of New York City and its diversity definitely gives one much to draw upon. A simple walk in the city can inspire an entire collection.”

Celebrity fans: Jon Hamm, Ed Westwick, John Krasinski Sam Shipley and Jeff Halmos are those guys you knew in college whom you just had to be friends with. They ooze the kind of effortless cool that is infectious. The pair met during their freshman year at the University of Colorado, and soon after they started Trovata (along with a few other college friends). A men’s capsule collection, Trovata was mostly intended to sharpen their skills in their respective fine art and business degrees, but eventually it was presented at New York Fashion Week. After a few years, however, the boys picked up and made the move to New York City, leaving Trovata behind. The two then combined their interests to create Shipley & Halmos, which launched in January 2008 for both men and women. It seems their move to the East Coast paid off, as it wasn’t long before department stores like Barneys Co-Op and boutiques all over the world began requesting orders of the designs, eventually leading to a nomination for the GQ/CFDA Best New Designer. After four years as a duo, there is no sign of stopping as Shipley and Halmos have added everything from art supplies to specialty books to their fare, and a quirky online store for those who prefer to shop from the comfort of their couches.

Designer Richard Chai has been working consistently in the fashion world on an international level from a very young age. Born in New York, Chai got his first internship with the prestigious Geoffrey Beene while studying at Parsons School of Design. After graduating, the young New Yorker made the move to Paris where he continued his study of fashion at the acclaimed Lissa School, all the while working as an illustrator at the House of Lanvin. Upon his return to New York, Chai immediately started his professional career with placements at Armani Exchange and Donna Karan, before being named Design Director at Marc Jacobs, helping to usher in Marc by Marc Jacobs. 2004 marked the launch of Chai’s eponymous label, and since then he has been on an upward trajectory to the top of American fashion. Expanding his brand to include a menswear line and, later, a companion women’s diffusion line, Chai’s design aesthetic is a reflection of his Korean heritage and his work with some of the world’s most influential design houses.

From the architectural details of his time at Lanvin, to the neo-grunge influences of Marc Jacobs’ early collections, Chai has been well accepted by the international set and certainly gets the badge of approval from his hometown admirers.

“The biggest trend is the consumer's shift towards newer brands and away from the old-guard, heritage American brands. New York is alive with young talent, not just in fashion but also music and film. There is a new generation growing together in competitive yet cooperative harmony. The most noticeable trend I'm seeing is a return to style!”

Simon Spurr embodies the effortlessly cool and on-point style of a quintessential British transplant. With influences ranging from famed tailor Tommy Nutter, to pop-punk band Babyshambles, his collections clearly represent a perfect marriage between British pop culture and classic American sportswear. After graduating from Middlesex University with a Bachelor of Arts in Men’s Fashion Design, the young designer was recruited by Yves Saint Laurent, where he worked closely with then art director, Hedi Slimane. Pretty soon, Spurr made his trip across the pond to head up the menswear design team at cK Calvin Klein, later taking the reins at Ralph Lauren’s exclusive Black and Purple Labels. In 2006, Spurr launched his eponymous line with three distinct styles of American-made selvage jeans. Spurr eventually expanded into a full lifestyle brand by adding sportswear, suiting and accessories to the collection. With the success of the label, Spurr and his team expanded even further, launching Simon Spurr, a high-end designer collection that clearly emphasizes the designer’s confident aesthetic and refined craftsmanship. It is no surprise that style junkies like Justin Timberlake are fans of the line—the modern and elegant silhouettes are the perfect attire for walking the red carpet at any premiere or party. One gets a feeling Mr. Spurr will be dressing the likes of movie stars and style icons for years to come. I tend to be low key, unassuming.

What distinguishes you from others in your field?

My work ethic—I am available 24 hours a day, 7 days a week. It’s really uplifting to know that I am seen as the go-to realtor for some of the world’s wealthiest and most influential people.

Have you noticed any trends in what is selling and/or what people are asking for?

The one thing I’ve noticed is that everything is price-driven.

Describe your relationship with potential buyers?

The most important element in creating new relationships with buyers is something I call a “friendship with trust.” I’ve been in situations where I’ve actually advised against a property, saying, “This is not the right property. Wait.”

I never push a deal for the deal’s sake.

Because of the trust built between myself and buyers, I actually have been able to sell properties without the buyers being there.

Give us a shining moment.

Last year, after a New York City broker referred a buyer to me and I closed a deal with that buyer, I referred that same buyer to a Palm Beach broker who also sold a property to them. Then, I referred the son of that same buyer to a Beverly Hills broker who also succeeded in selling him a property. Then, I referred the original buyer to a broker in Aspen, and they closed a deal there as well. This all occurred within thirty days, and resulted in four transactions totaling $52 million. Those moments are hard to beat.

What is your dream project?

I am living it!

I would describe my style as high energy, informed, enthusiastic and balanced—or at least I aspire to this. I am attracted to principles and practices as well as unique people, objects, spaces and locations that possess qualities that nurture and inspire me. I have lived in the Netherlands and France, speak French, Dutch and German, have studied international relations, love people and enjoy interacting with them. I myself have bought, lived in and renovated several Manhattan apartments, including a West Village Townhouse, as well as a 200 yearold Catskill farmhouse on 400 acres of mountains, forests and streams. Another component of my style is my use of rollerblades as a preferred method of transportation for the past 20 years or so.

Have you noticed any trends in what is selling and/or what people are asking for?

“Corporal Shift” is the term one could use to describe a trend among certain purchasers to look for the newest, flashiest condos and amenities rather than the “bones” of the space such as location, views, light, size and scale of rooms. In addition, this last decade has been marked by a decentralization of the N.Y. market from previously established neighborhoods, to a willingness to invest in all areas of Manhattan as well as many newly established or renovated neighborhoods in other boroughs.

Finally, there continues to be an increasing number of foreign investments in my transaction profiles.

Describe your relationship with potential buyers.

I approach each potential transaction with the enthusiasm, energy and acumen to assist my clients in satisfying their criteria and real estate goals. However, I am also a realist and if it is clear that our energies and working relationship are incompatible, I suggest that we discontinue the process together. So while I am very motivated, I operate best in an environment of synergy and do not favor financial gain above a positive working environment.

The real estate expert shares his wisdom on . . . the current market

A

s economic growth in New York City continues to outpace the national average, we are cautiously optimistic.

New York City ’s unemployment rate remains lower than the nation’s.

During the second quarter of 2011, the average apartment price bounced back after the first quarter’s decline. At $1.43 million, it was 4 percent higher than the second quarter of 2010 and 5 percent higher than the prior quarter. The median price, which measures the middle of the market and is not as impacted by high-end sales, fell 1 percent over the past year to $835,000. The number of apartment sales fell 7 percent compared to the same period a year ago, when the first-time homebuyer’s credit helped lower-end activity.

The uptick in average price was mainly due to an increase in sales of high-end cooperative apartments. If we discount the unusual number of high-end sales, I believe the average price for most categories of homes would essentially remain stable. With building permits substantially down, low inventory will continue to be an important factor going forward. ✦
