LET TER FROM THE E D I T OR
ONE OF THE MOST difficult tricks to pull off in these complicated times is openmindedness. The abject failure of our elected officials to find ways to work together turned Washington into a toxic waste dump decades ago, and it now actively harms the rest of our nation and, increasingly, our world. Bubbledwelling partisans preach to their respective choirs, reinforcing the same old messages instead of changing minds or seeking common ground. Our cover story this month is about Patricia Duff of Bridgehampton and Manhattan, who has dedicated the third act of an already eventful life to bucking that tide, escaping the echo chamber, and attracting political opposites to events hosted by her nonprofit, the Common Good, where public policy and civility share center stage. In the process, she’s transformed herself from what her profiler, the talented and prolific journalist Ben Widdicombe, calls “a football for the gossip press” into a civic
heroine. She’s plenty glamorous, too, as Ben Fink Shapiro’s photos prove. Thomas Paine’s great Revolutionary War–era call to arms against tyranny, Common Sense, inspired our cover line extolling her uncommon outlook. Let’s be open-minded about summer, too. The Hamptons are a thing, for sure, but they aren’t everything. So in the pages that follow we feature three places where New Yorkers have fun in the sun that aren’t on the East End of Long Island. Patricia Beard, the author of nine nonfiction books and countless magazine articles, spotlights exciting new developments just outside the gates of the Gilded Age enclave of Tuxedo Park, and in bucolic Amenia, next door to Millbrook, and Sam Bolton produced and Jason Evans photographed a portfolio featuring the freshest faces in Newport’s next generation. Another difficult topic in current events is so-called "fake" news, which I’d argue is
the real fake news. Regardless, fakery is depressing and costly, so when the writer and marketing veteran Karen Amster-Young suggested a story on the burgeoning business of authenticating the vintage luxury items that are so much a part of fashion today, I was all in. One of the businesses she highlights is the vintage retailer called What Goes Around Comes Around. Which brings me back to the thought on which this letter started and seems a perfect place to end it.

Just off of Hands Creek, sit the grounds of this resolutely private five acre gated estate. Behind the dramatic stone columned gates you’ll find not just a sprawling 6,000 square foot home, but the canvas on which you’ll paint a four-seasons Hampton’s lifestyle. Active summer days were carved into the property: the tennis court, playground, campfire, and pool house, were not simply placed in their own individual “outdoor rooms” but sculpted into the property as over a hundred trees were meticulously placed to give this compound a sense of permanence. You’d be amazed but not surprised to find the Kennedy brothers lofting the ball for one of their notorious family football battles.

AVENUE HOSTS ANOTHER SALON DINNER photographed by Lukas Maverick Greyson AVENUE’s salon dinners series continued with a visit from Dan Lobitz of Robert A.M. Stern Architects (RAMSA) co-hosted by The Related Group and Corcoran Sunshine with the Victory Club. Lobitz designed the firm’s stately new condo, 70 Vestry Street, and led an evening of laughter and learning about its genesis.
“Going Public” takes you behind the scenes at the SEC in the aftermath of the 2008 global financial crisis. The agency responsible for regulating the capital markets needed some regulation of its own. This new book provides an insider’s view of the bureaucratic missteps that led to the devastating recession and offers critical recommendations that will help Americans take charge of their own financial future.

VICES: Whispering Angel, my blue-roofed home, Blue Haven, homemade Mediterranean lunch (Greek salad and grilled branzino), then floating in the Atlantic—nirvana! SONG: Michael Kiwanuka’s “Cold Little Heart,” the theme song to Big Little Lies. RESTAURANT: My Southampton canteen remains Sant Ambroeus. We dine alfresco in the alley with its pretty climbing roses and fab spaghetti alle vongole and a pear and banana sorbetto. DRINK: Have you ever had a Painkiller at Navy Beach in Montauk? It’s the perfect summer buzz: fruity with a rum kick, plus you are sitting in this authentic, charming beach shed with an option to wade in the water (if you hear it calling). LOVES: The color white when it comes to beaches, linen dresses, asparagus and white-gold LJ Cross jewelry! SUMMER ISN'T COMPLETE WITHOUT... sailing with my friends. Bob Dylan had it right: “The answer, my friend, is blowin’ in the wind.”
S
ummer liberates, whether you’re 6 or 60. Forbidden fruit (or chocolate), languorous rosé-filled afternoons and music that will forever be associated with that summer: these are memories in the making for some of our friends. We asked them: What is your secret vice, favorite song, drink, movie and restaurant of summer? Also, what makes the season special, and things you love, hate and want to do before it’s over? Here’s what they said:

VERA WANG DRINK: Vodka martini from Cipriani. SONG: Edith Piaf’s “La Vie en Rose.” MOVIE: Bad Teacher. RESTAURANTS: Le Stresa and Voltaire in Paris and Kappo Masa in New York.
LOVES: The light and the change in mood everywhere. HATES: How short summer is. BEFORE SUMMER IS OVER... I want to play golf at the Liberty and Atlantic clubs and my brother Ken’s course designed by Pete Dye at the Pound Ridge Golf Club.

VICE: Going to lunch in Amagansett and having fish and chips and two beers, all by myself on a Tuesday afternoon. SONG: The really corny one by Justin Bieber that I dance to in my seat as I’m driving. Don’t know the name or words, but I love him way too much. DRINK: Just an FYI, everyone: Aperol tastes like cough syrup! My favorite drink is rosé cava, a pink sparkling wine from Spain that is about $15 a bottle. MOVIE: Summer of ’42. RESTAURANT: Lulu Kitchen & Bar in Sag Harbor—all wood-fired, delicious food, low-key and cool. LOVES: Biting into a tomato like a peach. HATES: The line at the Golden Pear café. LONGS TO: Host a beach dinner with a homecooked meal on a hibachi.

BROOKE SHIELDS
ACTIVITIES: Tennis, paddleboarding and surfing. LOVES: Local farm stands, afternoon cocktails, puzzles and games with friends and watching the sunset with family. HATES: The drama of sunblock and hounding my fair-skinned daughters (still) to protect themselves and cover up.

Save the Sharks with FIN Montauk
“JAWS-” DROPPING JEWELRY Designer Bella Ornaf is passionate about saving sharks. Once a shark wrangler on Sea Turtle Dive Charters, which takes people shark cage diving off Montauk, Ornaf developed a love for the oft-misunderstood creatures. Her jewelry company, FIN Montauk, features fossilized shark teeth handdipped in 18-karat gold or nickeled silver. “You can wear a shark tooth necklace, and the tooth doesn’t have to come from a live shark,” says Ornaf. All of the teeth are collected from the sea floor, about 200 feet below the water off the coast of North Carolina. Ornaf laments that, while big game hunting has been stigmatized, killing sharks for sport has not. She donates five percent of sales to shark conservation organizations. With necklaces, earrings and cuff links, the line is both bold and versatile, reflecting Ornaf ’s own style. “I wear jewelry every day, so I wanted FIN to be able to match whatever I have on.” finmontauk.com

“Everything I do is inspired by the ocean and coastal living,” says artist Scott Bluedorn. “My work plays into anthropology and how people relate to the environment.” Bluedorn recently created the typography for this Amagansett T-shirt, on sale at Lazy Point Variety Store on Main Street. This isn’t his first foray into fashion, but Bluedorn is looking to get more into type design. The artist lives in East Hampton year-round and works mostly in pen and ink. His work has appeared in a number of forms, including posters and album covers. Among his more recognizable designs are the labels for Greenport Harbor Brewing. scottbluedorn.com “I'm working more with typography now.” —Scott Bluedorn 60 | AVENUE ON THE BEACH • AUGUST | SEPTEMBER 2017

Bonhams will hold a fine jewelry auction on September 19 at 580 Madison Avenue, featuring rare works by René Lalique (18601945), including an enamel and glass Medusa pendant. The estimated price of the piece is $30,000 to $50,000. Lalique was mainly recognized for his glass art creations, but he was also a master jewelry designer for Cartier and Boucheron. His designs often made references to mythological symbols, revealing his fascination with symbolist figures. Some say that Lalique looked to his client and friend, French actress Sarah Bernhardt, as his muse. A closer observation of this pendant quite likely reveals its true inspiration— the serpents, creating the hair of the Medusa, look very much like Bernhardt’s curls, and the profile of the face is strikingly similar to hers as well. Bernhardt, the daughter of a Dutch courtesan, aspired to be a nun, but the Duke of Morny, who was one of her mother’s lovers and Napoleon III’s half brother, decided she should be an actress and enrolled her in the Conservatoire de Paris at the age of 16. She then became an international star and was considered a goddess to many. As for Lalique’s Medusa pendant, the truth of its inspiration—and its beauty—lies in the eye of the beholder. —Carol Brodie Carol Brodie is a jewelry expert and the host of Rarities Fine Jewelry on HSN.

aurent Tourondel, the man who brought us one of New York’s trendiest steakhouses, BLT, has decided to go healthy at his Sag Harbor shop, LT Burger. “I’ve added avocado toast and a healthy burrito, and there are a lot of salads!” exclaims the toque. As yummy as the kale and wheatberry salad with quinoa and avocado is, it might be a bit of a hard sell to some of the younger family members at a place known for a variety of beef patties and carnivalesque sundaes topped with hot fudge, marshmallow and Oreos.

Tourondel will also take over Sag Harbor's Conca D’Oro, with plans to convert it to a casual Italian place in time for next season. “It will be a pizzeria with a wood-burning oven,” confirms Tourondel. “I’m very excited. I’m headed to Sicily and Calabria to do research and visit a bunch of small restaurants there.’’ Tourondel also tells us he is planning to add a gelato bar. “It will be the same old place as before,” promises restaurateur Jean Denoyer of the soon to

Dapper maître d’ Craig Pogson will be back at the front and Antoine Camin, who earned a Michelin star for the restaurant in 2007, will return to the kitchen along with his famous cheese souffle. With EMP Summer House, Seamore’s and Black Tap headed East, pop-ups are the focus in the Hamptons. 1950s place is Leyla Marchetto, daughter of Silvano, who we hear has moved home to Florence now that his famed downtown restaurant Da Silvano is history. The duties of a chef at one of the Hamptons’ trendiest restaurants may surprise you. Apart from preparing feasts under pressure for multiple demanding diners at Baron’s Cove, Matty Boudreau recently had to pull an all-night babysitting stint. The chef has been holding pig roasts, and the module that regulates heat in the smoking pit had a malfunction. “The whole hog may not be as Hamptons as rosé, but it still sold out in three hours,” says Boudreau. “I had a 142-pound hog, and if the temperature goes up or Jerry Joseph down by even 10 degrees it has found a new can be completely ruined, home at Kellari so I had to stand guard all night.” in Midtown His next roast: September 23. Jerry Joseph who reigned over the SoHo restaurant scene for years with his American bistro Jerry’s, which Chuck Close referred to as “cafeteria for the art world,” has found a new home at Kellari in Midtown. “I had met the owner, Stavros Aktipis, and he was looking for an operator to run the restaurant because he is opening other places,” explained Joseph, whose own place closed in 2007. “I liked his large wine list, concept of sustainability and the challenge of a large restaurant. I come from the Middle East and really appreciate this cuisine.” Among the standouts are Greek classics like charred octopus, lavraki and grilled lamb chops. Adds Joseph, “I always used to wear a T-shirt and jeans to work, and I’m slowly getting used to a suit and tie.” In an attempt to one up restaurants like Kellari and Avra, which impressively display fresh fish on ice and allow guests to select their dinner, Zaou, due to open by the end of this year at 152 West 24th Street, will have waist-high tanks stocked with live seafood. Diners will be given rods and can only eat what they catch, but for the less sporty, waitstaff can be enlisted to help reel in any coveted catch. The 200-seat restaurant will offer it up grilled, sautéed or tempura fried. Chinese celebrity Chef Dong Zhenxiang is opening his long-awaited restaurant DaDong this fall. “New Yorkers will be having Chinese food as they’ve never had before,” vows director of operations Celso Moreira. “We believe that people will be completely blown away by the entire experience.” In addition to the chef ’s famed Peking duck, diners will feast on dishes such as Shaoxing wine-steamed king crab on a bed of egg custard, slow-cooked lobster with saffron rice and black vinegar pearls, seared Wagyu cubes with lime and sea salt, and braised abalone with Chinese mountain yam and rosemary. It’s a good thing we don’t have to catch any of these sea creatures.

ain Street, Montauk, has no stoplights. But the drive through downtown is an exercise in patience. A few miles beyond, Ditch Plains Road is home of the most famous surf break on the East End. But only a handful of drivers will continue on and hang a left, where Deforest Road dead-ends at the wooden gate to the Montauk Association. There, paved road turns to dirt. Shadbushes bury your car. Homes, separated by acres, loom in the distance. One is named Tick Hall. Unlike the rest of the East End, time has stood still here. Mostly. Now owned by famed talk show host Dick Cavett, Tick Hall was built for lawyer Alexander Orr in 1883, and named Wrightmoore, aka the Orr House. In 1924, Wall Street lawyer Harrison Tweed purchased it and gave it the name Tick Hall after the insects that populate the East Coast—and the property. Male visitors to the home were called ticks, explains Martha Rogers, Cavett’s wife. Women were “tickesses.” Children were “tickettes.” In 1997, the home burned to the ground. It was rebuilt in its exact likeness. Now, for the first time in its history, Tick Hall is on the market, co-listed by Corcoran’s Tim Davis and Karen Kelley. It previously only changed hands privately. Cavett is asking $62 million, based on the $50 million sale of what had been Andy Warhol’s Montauk estate in 2015.

plan by Central Park designer Fredrick Law Olmsted. “Montauk was a leisurely escape,” says historian Gary Lawrence, who explored the Seven Sisters, later called the Montauk Point Association Houses, in his book Houses of the Hamptons 1880–1930. The enclave was listed on the National Register of Historic Places in 1976. The Gilded Age in Newport, Rhode Island, was defined by the marble mansions that dotted the shores. But the Hamptons
were known for shingle-style architecture, a look “that is less pretentious,” says Lawrence. In contrast to its immediate neighbors, Montauk was even more relaxed. “The ladies ran the social world of the Gilded Age, and Montauk was a men’s getaway,” says Lawrence. “It was wild. It was empty, and they needed the space. One went to the Hamptons to get away from the formality of the city, and one went to Montauk to get away from the formality of the Hamptons.”

Cavett has been escaping the formality of the city for half a century. He purchased the home in 1967, after renting it the summer prior. “It was a lucky break,” says Cavett. “[Producer] Nikos Psacharopoulos said, ‘Dicky, you should try the Tweed house.’ I had been in East Hampton, and I said, ‘Is it better than that?’ And he said, ‘You’ll see.’” Cavett drove out to Montauk with friend Tom Migliori. “When we pulled up, Tom was so excited, he forgot he was driving. He jumped out while the car was still running.” Fortunately for Cavett, the property was—and remains—such a natural oasis that it would be a challenge for even a running car to hit something. The house is 7,000 square feet. The property is 20 acres, most of which are dotted with wild shadbushes. It never occurred to Cavett that he might purchase the home. But Tweed was looking to sell. Edward Albee wanted it, but Cavett won out, as he said he’d keep it as is; there was talk that Albee had plans for a tennis court. Tick Hall has been visited by a cadre of New York and Hollywood stars, including Muhammad Ali, Groucho Marx, Woody Allen and Jack Paar. Ali once slept in Cavett and then wife Carrie Nye’s bed. “Ali and I were making some sort of documentary out there,” begins Cavett. He offered to let him stay in the house, and left him there to rest while he picked up Ali’s wife. While he was out, Nye called. “I came back and Ali said, ‘I talked to your wife. I told her, I’m the heavyweight champion of the world, and I’m lying in your bed and watching your TV!’ She was informed enough to say, ‘Mr. Ali, I’ll put a plaque on the bed.’ That’s more than she ever threatened to do for me!” Medium-sized compared to the other six Sisters, Tick Hall is the only Montauk Association house with beach access. Tweed extended the property, purchasing the land at $5 per acre. “At the time, people thought he was crazy,” says Cavett. The Montauk cliffs rise above the rocky shoreline. The untouched slice of sand, arguably the most private in the hamlet, is known at Cavett’s Cove. Cavett heads down to his cove often. One time, before he built steps down to the water, he decided to teach himself how to surf cast. He was standing on the beach when “I see this man walking slowly and dangerously down the cliffs with a surf casting rod. It was Harrison Tweed, at 91 years old, trying to teach me how to surf cast. I got a master lesson that day,” reflects Cavett. In 2008, Cavett sold 77 acres to the government for $18 million, to save the views. “All of those acres are preserved, and how rare is that going to become?” Cavett asks. The sale prevented further construction on three lots. Included in the current property, says Rogers, are three potentially buildable sites. Just 11 years prior, there was a flurry of construction after Tick Hall completely burned to the ground. No one knows for certain how the fire started, explained Rogers, but it’s widely believed that roofers repairing the house left a blowtorch on while taking a lunch break. Though the original plans for the home has been long lost and there were no archival photographs, Nye was determined to rebuild it. “I didn't know if we could pull it off, but I had to try,” she told Architectural Digest in 2001. “As long as we used the same

materials, as long as we didn’t fake or cut corners or Disney-fy, I thought we’d have a reasonable chance of succeeding.” She was right. The team began to piece together the new home. Project architect Keith Gianakopoulos, then of WASA Architects, took the lead on the restoration, which might be described as forensic architecture. One of the most useful bits of information was Nye’s notes on new drapes. That allowed the team to determine both the dimensions of the windows and the elevation of the ceiling. They combed through the ashes, using whatever they could salvage to
re-create the original. Among the artifacts was an anchor that now sits just atop the porch. It was given to the Tweeds by a navy captain for President Franklin Delano Roosevelt. Other remains gave clues about tiles, shingles, hardware and window glass. “When a building goes, its ghosts remain,” says Cavett. “Carrie didn’t just want to create a home that had the same look and feel of the old one,” says Rogers. “She wanted to create an exact replica.” To that end, no detail was spared—spring-loaded rods were placed under the steps to create a creaking noise, suggesting that people had been walking up and down them for a century. By all accounts, she was
successful. The home took three years to rebuild. Rogers credits Nye, who died of lung cancer in 2006, completely for the project. In truth, a few small things are different. After the initial rebuild, the garage was extended by 48 inches, so that it could accommodate a modern-day car. That, in turn, allowed the kitchen to be extended by seven feet, and opened it up to the ocean views. Above the kitchen is a new outdoor sleeping nook just off the master bedroom, a favorite space. All of the additions were done with a nod toward the original design. The Tweeds had added three upstairs bathrooms and the kitchen, as the Montauk Association originally had a communal dining hall. But Rogers notes that the easiest approval to get was from the Architectural
Review Board, as the new changes were more in line with the McKim, Mead & White design than Tweed’s upgrades were. Also different is the absence of the hiding place in the floorboards of the dining room, which Cavett determined was a part of the Underground Railroad. He used the hideaway as a party trick—he’d ask everyone to leave the room. When they returned a few minutes later, he was gone. Rogers and Cavett married in 2010. They had known each other for years, connecting over a mutual love for Mark Twain and Shakespeare. On their second date, they walked through the Montauk property. Their love for it is palpable. But “it’s time for someone who runs out to the ocean to take ownership,” Rogers says.

ernard-Henri Lévy—the celebrated French intellectual, author and filmmaker—has a uniform. It’s a dark suit and white shirt from the venerable Place Vendôme tailor Charvet, said to be the oldest shirt store in the world. Levy wears his chemise unbuttoned almost to the belt, a style that seems to symbolically offer the world access to his heart…and maybe other organs, on an à la carte basis. This was how he came to an East Side cinema in early June, for an intimate screening of his new documentary about Iraq’s Peshmerga militia, The Battle of Mosul. Lévy is a hugger. But even in heels, the editor Tina Brown—an old friend of the philosopher—barely comes up to his chin. So when she came in for an embrace, her face landed on Lévy’s pale, bare breast like an Apollo module setting down on the lunar surface. It’s the sort of unscripted moment between remarkable people that is common at events hosted by the Common Good, an organization dedicated to nonpartisan political dialogue. TCG events are held in small rooms full of exactly the right people. Those people are chosen by Patricia Duff, whose uncommon touch created the Common Good. In recent years, her organization has gained a reputation for connecting global leaders with well-heeled influencers at small private events like this one, held throughout the year. It’s where the Peshmerga meets the pashmina set to exchange ideas…and maybe just a little gossip.

For example: Accompanying Lévy to the screening—but staying out of the pictures—was his frequent companion, the Anglo-Irish heiress, muse and designer Daphne Guinness. With a talent at scheduling that rivals her genius for fashion, Guinness manages never to attend the same events with Lévy as his wife, the actress and singer Arielle Dombasle. And there was Tom Freston, the 71-year-old MTV cofounder and former Viacom CEO, busy texting emojis to someone before the lights went down, possibly his girlfriend, Carey Lowell, recently divorced from Richard Gere. Watching them all from the side of the auditorium, with the subdued authority of a chatelaine, was the brains of the operation. At 63, Duff—who is universally known by her last name—is in her prime. She, too, is happily partnered—with Richard Cohen, the Washington Post columnist, who has been her companion for four years. In whatever downtime running TCG allows, she paints, skis and travels. Her bedside table is piled high with books that represent her current interest in post–World War II history, a dozen titles by the likes of Dean Acheson, Walter Isaacson, Evan Thomas, Sebastian Junger, and former secretary of defense Robert Gates. She calls him Bob. Duff makes it all look easy, but it hasn’t been. It has taken her a lifetime of political engagement— and some bruising years as a football of the gossip press—to emerge as an organizer trusted by thought-leaders from across the ideological spectrum. Two high-profile divorces in the 1990s—from Mike Medavoy, a powerful Los Angeles producer and studio chief, and Ron Perelman, the New York–based Revlon billionaire who is father to her AUGUST | SEPTEMBER 2017 • AVENUE ON THE BEACH | 79
daughter, Caleigh—brought unkind and unwanted scrutiny. That experience undoubtedly informed her low-key approach to TCG, and explains why this influential nonprofit has remained largely off the public radar, and indicated why its leader hugged the wall at Lévy’s screening. “The idea of tweeting and everything…” she says, her voice trailing off as she conjures the demands made on modern public figures. “I just don’t want that much attention on my life.” Not so shy, however, are Duff ’s high-profile guests, who are quick to praise her work. Lévy told AVENUE that independent organizations like TCG were becoming more important as Western governments ceded leadership on world events. “Look at what is happening today with the stepping out of the Paris agreement,” he said, referring to President Trump’s decision to take the United States out of the world climate accord. “Associations and NGOs [must] decide to take the lead and to take the torch. This is how politics work today.” He added: “It’s important for all of us to have individuals like Mrs. Duff to take initiatives. That’s good, and that is so American.” As The Battle for Mosul opened, Lévy’s narration described the desperate push to liberate ISIS-held land in northern Iraq. Finally, amid the dust, sniper fire, and scrambling Peshmerga in flak jackets, Lévy himself emerged from an armored transport. He was in the same Charvet suit and shirt that he wore to Duff ’s screening.
Once a football for the gossip press, Duff has emerged as an organizer trusted by thought leaders from left to right. For a woman who doesn’t like to court attention, Patricia Duff nonetheless has a Lévy-like knack for turning heads. She does just that on another recent evening, striding into 8½, the old-school society brasserie on the stretch of West 57th Street that has been dubbed “Billionaires’ Row.” “I’ve always liked this place,” she says, sliding into a banquet, keeping a lightweight black coat between her teal summer dress—both by Giorgio Armani—and the air-conditioned cool. She doesn’t betray any awareness that she’s being noticed. Duff does allow herself some satisfaction at the growing success of TCG, whose events over the last three years have attracted everyone from liberal lions like Senator Kirsten Gillibrand, Secretary of State John Kerry and President Bill Clinton, to close Trump advisor Kellyanne Conway and his new communications director Anthony Scaramucci. “I don’t think there are very many places at all where you can go, where the idea is not to be partisan,” Duff says over an appetizer of grilled asparagus. “Where the idea is to get information, and not spoon-feeding a particular point-of-view.” At a moment defined by partisan heat, Duff, who’s spent more time than most in the frying pan and the fire, has evolved into quite a cool customer. Patricia Duff ’s breadth of influence is partly explained by her unique life trajectory, which began as a Georgetown graduate in Carter-era Washington. Like Daenerys Targaryen—the pinup warrior queen of Game of Thrones, who conquers city after city with raw talent and the occasional assist by a consort—Duff transitioned from DC to Los Angeles and then New York, always moving in the upper echelons of power, and always (well, mostly) making friends. TCG’s precursor was the Show Coalition, which Duff founded in Los Angeles in 1988 as a forum for introducing Hollywood potentates to politicians seeking their party’s presidential nomination. At the time, she was married to Medavoy—who cofounded Orion Pictures—and Show Coalition events 80 | AVENUE ON THE BEACH • AUGUST | SEPTEMBER 2017

were visited by Democrats, including Gary Hart, the Clintons and Al Gore, as well as Republicans like Bob Dole and Jack Kemp. Changing its name to the Common Good in 1992, the organization had several quiet years before being reinvigorated in 2007. By then, Duff had moved to New York and married and divorced Perelman. Today, she attributes her success with the organization to both “dogged persistence” and accumulating a “critical mass of people.” “You know, I have now at least one or two lifetimes of relationships—Los Angeles, and obviously from Washington. When you have these relationships, it’s a little bit easier to transform it into an opportunity,” she said. The sheer depth and variety of Duff ’s connections mean that even her most off-hand remarks are littered with the kind of dropped names that would give your average New York social climber a terminal case of retroactive FOMO. “When we had Eric Schmidt, everybody wanted to come,” she said, referring to an event two years ago with the former Google CEO turned executive chairman of Alphabet, its corporate parent. “It was this small thing we did at Mort Zuckerman’s apartment. Tory Burch was there.” These ultraexclusive gatherings are attended by New York society’s “deep state”—the subtle power-brokers who are not elbowing each other out of the way to be in party pictures, but, behind the scenes, sit on the ley lines of money and influence that crisscross the city.
Where else can one listen—calmly—to Kellyanne Conway and Carl Bernstein at the same time, and share a toast to both? “Patricia always has the most insightful speakers, and the audience is engaged and engaging,” said Kerry Kennedy, a daughter of the late Senator Robert F. Kennedy, who is president of the human rights foundation named for him, and has attended TCG events on both sides of the podium. “TCG is a box of truffles for the brain: deep, rich and always a treat.” Maria Cuomo Cole, of that other Democrat dynasty, summed up TCG’s events this way: “Where else would one be able to listen—calmly—to Kellyanne Conway and Carl Bernstein at the same time, and share a toast to both?” In May, TCG staged its third full-blown annual forum. John Kerry led a list of notable speakers, which included Senators Gillibrand and John McCain and the former Homeland Security secretary, Jeh Johnson, on a range of panels addressing topics from media and politics to the economy. Congresswoman Carolyn Maloney delivered a report on the movement to found a National Women’s History Museum, a cause promoted by TCG. Duff says three Washington, D.C., sites have been identified as potential homes for the museum, which would fall under the auspices of the Smithsonian Institution, with a groundbreaking possibly as early as 2020. With the presidential election going the way it did, a groundbreaking that was once regarded as a near-certainty may no longer seem so. But if the lobbying is successful, it’s possible to imagine that another generation of the Duff family might be present for the museum’s eventual opening. “My daughter has just graduated from Brown and she’s going to NYU Law School next fall, and she’s going to be studying women’s rights law,” said Duff. “I’m very proud of that—I wasn’t sure she was going to be interested in public interest.” After a moment’s thought, she added: “I do think there’s something in the DNA.” 82 | AVENUE ON THE BEACH • AUGUST | SEPTEMBER 2017

ated communities are not just an anomaly in the New York region; some consider them anathema. But ultrahigh-profile developments are gaining ground just outside two of the metropolitan area’s poshest, most historic rural-lite playgrounds, Millbrook and Tuxedo Park. Nothing like the ultra-everything private residential Silo Ridge Field Club has ever been seen in Dutchess County. Ninety miles north of New York City, the 800acre residental club—named for two red landmark silos left over from a long-gone farm—is set among farmland and large estates in the open foxhunting country east of Millbrook. And after decades-long somnolence, Tuxedo Park, the most exclusive enclave of the Gilded Age, established in the late 19th century by Pierre Lorillard (of the tobacco fortune) across the Hudson River from Millbrook, is coming back. Big money wants big houses there again. Set in the foothills of the Ramapo Mountains, Tuxedo Park boasts three lakes and a private club with one of the only four “real” court tennis courts in the United States. In a curiously odd coincidence, men named Michael are behind both of these burgeoning un-Hamptons. The countryside around the hamlet of Amenia is so lovely that in 1942 President Franklin D. Roosevelt drove Winston Churchill to see what he called “The Best View in America.” FDR would still recognize the long, open, rolling landscape, where Michael Meldman, the founder and CEO of the Discovery Land Company, is building his first East Coast venture. Silo Ridge is Meldman’s 20th Discovery club, part of an enterprise said to earn $1 billion a year. Each club is in a prime setting, from the ranching West to Hawaii and the Bahamas. Meldman estimates that he spends 200 days a year flying between them in his Falcon 2000 jet, making sure
each is up to his standards. If he lands at the El Dorado Golf & Beach Club in Los Cabos, Mexico, he’ll check in with his pals George Clooney and Rande Gerber, who, together with Meldman, created Casamigos Tequila. (Clooney didn’t like any of the commercial brands. He must have been right—in June, the company was sold for a staggering $1 billion.) A couple of days later, Meldman might set down at the 13,600-acre Yellowstone

million. When the club facilities and houses are completed, he expects that the combined net worth of the members is likely to hit $2 billion. At $5 million (not including land) a 5,000-square-foot house costs considerably less than an eight-room apartment on Park Avenue. The most beautiful views are on wooded land priced around $4 million, even though lots are small—between three-quarters and 2.5 acres. Architectural oversight is strict: buildings will be clad in local stone, shingles and clapboard. No McMansions. The company is currently building a house for Tom Brady and Giselle Bündchen; both her bathroom and exercise room have an entire wall of one-way paned glass, but the house is far from showy. At the other end of the price spectrum, a typical three-bedroom duplex in a townhouse condo runs about $3 million.

Club in Big Sky, Montana, where Bill Gates owns a place. When Meldman looked East, he decided that Manhattan dwellers would be willing to give up beach for bucolic if he built a familyoriented enclave a couple of hours from the city. Silo Ridge, he promised, would provide “a luxurious service-driven destination that is casual, and a casual destination that is luxurious.” How is this for luxury? For a fee, on-site staff will stock the kitchen, clean the house and do the laundry, and a chef can be booked to cook the meals. There will eventually be three restaurants overseen by Culinary Director and Chef Jonathan White, using ingredients from Silo Ridge’s extensive organic garden, and from nearby farms. A minifarm in the planning stage will give city children the chance to gather still-warm eggs from the laying hens. In May 2015, after two years of negotiation with the Amenia town planning board, Silo Ridge received permission to start building its 30,000-foot clubhouse with 21 guest rooms and the Winery Restaurant; the Field House; 266 homes; and a Tom Fazio–designed golf course. Meldman immediately began construction, and now the family-oriented all-season club is taking shape. Inside the Field House will be a basketball court, tennis, squash and paddle tennis courts, baseball and lacrosse fields, a lap pool, and a state-of-the-art spa. Silo Ridge’s nearby private equestrian center with indoor and outdoor arenas will offer horses and instructors in Western, English and dressage, as well as trail riding. Spokesman Dan O’Callaghan estimates members’ average net worth to be about $50

TUXEDO PARK IS STILL THE PARK; TIGHTLY HELD AND DEEPLY PRIVATE.
Register, published in 1887. Railroad barons and financiers built houses with as many as 17 bedrooms and accommodations for 11 servants—because there were servants. (Think below-stairs on Downton Abbey.) By the 1960s, only a few of the old families were left—and they were old. Their heirs didn’t want Tuxedo-scale houses; even the electricity bills were horrifying. Enter our other Michael, this one surnamed Bruno, a youthful, ebullient 50-ish serial entrepreneur. Bruno founded 1stdibs, the online antiques market, and sold it for a number said to have ended in eight zeros. With a passion for grand old houses—he’s restored nine—Bruno decided to take a look at Tuxedo Park. He

Amenia residents and owners of nearby estates are watching with interest. One cautious observer described Silo Ridge as “rural lite,” and she’s not far off the mark; but the trade-off is a modern, frictionless way to enjoy the country for financial stars from New York City, Connecticut and Boston. The only requirement is to show up. As for “showing up,” Meldman is close to an agreement with Metro North for permission to attach Silo Ridge’s own private car to the train that stops ten minutes from the gate. Tuxedo Park has always been what the “un-Hampton” Silo Ridge hopes to become. Most of the original homeowners knew each other; many were listed in the first Social
found a 14,000-square-foot Regency-style mansion built in 1900 on just under 14 acres, and fell in love. For a bargain $3.25 million it was his. In 2012, Bruno and his partner, Alexander Jakowec, restored the house, moved in, bought a guest house and one of the most majestic mansions in the Park, known as the Loomis Lab, now on the market for $12 million, and one hundred acres. The house was finished, but Bruno wasn’t. In 2015, he and his 90 | AVENUE ON THE BEACH • AUGUST | SEPTEMBER 2017
Tuxedo Hudson Company launched a real estate brokerage. He also realized something else was missing: Tuxedo Park didn’t have any markets or commercial establishments. In the old days, servants brought hampers filled with food from city grocers or Long Island greenhouses. The mistress of the house told the cook how many to expect for dinner, and footmen set the table. That was then. Now, there were no hampers, only minimal staff, and no upscale markets for miles. Outside

the Park, the nearby towns of Tuxedo and Sloatsburg largely consisted of modest houses, small stores and abandoned buildings. Seeking a way to provision the Park without interfering with its Gilded Age ambience, Bruno bought 24 commercial buildings in Tuxedo and Sloatsburg and is seeking to transform them. Bruno’s Tuxedo ambitions have ruffled feathers, inspired local skepticism and caused some to mutter that he is not a registered real estate broker, but as an agency owner, he does not need a license, and he has a licensed broker on the staff of Tuxedo Park Realty. Tuxedo is only minutes from two of the last untouched greenscapes near New York City: the 22,000-acre Sterling Forest and the 50,000-acre Harriman State Park. Bruno predicts that biking enthusiasts will take the hour-long train trip to Tuxedo, and after a ride, freshen up and drop by his farmer’s market and café, both soon to open. If his dreams are realized, a restaurant,
antiques mall (four dozen dealers in a restored barn down Route 17 from the inn), artist’s studios, art dealers, an artisanal brewery, and a quality grocery store in a massive former warehouse will follow, completing his vision of a new western “gateway to the Hudson Valley,” he says. For those who live in Tuxedo Park, that all sounds convenient—the only place to eat out now is the Tuxedo Club, and not everyone is a member. The downside is the weekends, when the formerly uninviting area outside the gatehouse is likely to be crowded by day-trippers. Then, Park dwellers will have to bear the inconvenience of queuing in line with those visitors at the grocery store. But they will probably shop during the week and, like their predecessors, give dinner parties at home, although the host and hostess are now more likely to cook the meals and set their own tables. It is also improbable that the men will wear tuxedos. Though the original tuxedo is often
said to have been introduced by either Pierre Lorillard IV or his son Griswold, in fact, another early Park millionaire was the first American to wear one the same year the Park opened. On a visit to England, the Prince of Wales sent coffee broker James Brown Potter to his Savile Row tailor, Henry Poole, to acquire proper dress for a dinner at Sandringham, the prince’s country estate. Back in Tuxedo, the tail-free evening jacket was a hit and got its name. Any community behind a wall or inside a gate becomes a kind of island where commonly observed traditions develop. On the older “island” of Tuxedo Park, the grandeur of the Gilded Age mansions alone are reminders that dolce and decorum still have a place. The Tuxedo Autumn Ball, formerly the first deb party of the season, hasn’t been held there for decades, but the Park is still the Park, tightly held and deeply private. Bruno likes it that way: his lively new world will remain outside the guardhouse. Silo Ridge is too recent to have defining traditions, but when Meldman talks about “casual,” he means it. The only “dress code” is no dress code: collarless shirts are fine on the golf course (as are golf carts blaring BYO music); coat and tie are not required in the restaurants. Through the proximity of houses on small lots, and the many community activities, members will unavoidably mix. Meldman wouldn’t be surprised if someone’s 9-year-old feels comfortable enough to ask his new neighbor, former Yankee first baseman Mark Teixeira, if the two of them could toss balls around. Tuxedo Park gives a nod to the past, while Silo Ridge is purposely planned for the inescapable “now,” but they are more alike than they are different: both are gated—and gilded. A romantic, colonial New England seaport. A contemporary sailor’s haven. An open-air Gilded Age theme park. A thriving city that remains an enclave of wealth. Home to both a U.S. Navy base and folk, jazz and classical music festivals. And of course, a beach town. The summer playground of Newport, Rhode Island, has long defied labels. But even as it has evolved beyond its historic role as America’s queen of resorts, embraced a more cosmopolitan outlook and adopted this century’s entrepreneurial energy and unfettered imagination, it remains a bastion of tradition and stability, a place where family and standards still count and continuity and tradition abide. This spring, as the 2017 season was gearing up, AVENUE visited fifteen members of Newport’s newest generation and photographed them in their homes. Some were drawn there by long-established families, others by their sense that this city-by-the-sea remains a place where ambitious dreams—both in business and life—can be achieved. Newport today is as vibrant as ever.

A moment with one of the city’s top real estate experts . . . IRREPLACEABLE SERVICES The real estate profession is an information and service business. As an industry, it has been years since we as brokers have been the sole gatekeepers of information. Yet the value of our professional service is greater than ever. Technology has changed so much, but it cannot replace the services provided by licensed professionals who deliver marketing and representation and who capably filter, carefully analyze and correctly interpret the information. This is especially true in a very nuanced market like NYC, where 65 percent of the owned real estate are cooperative properties, which from the outside may look very similar, while values of apartments within those buildings vary tremendously. From the seller’s perspective, services including marketing expertise and negotiating skills are key. Evaluation and pricing are essential, with correct, up-to-date knowledge of comparable sales. Proper presentation can substantially add to the price achieved. A professional broker stages if necessary and shows property to its best advantage. A seller’s most important audience is the brokerage community, and the listing agent’s relationship with that community is essential: Ninety-nine percent of all sales involve a broker. An additional great advantage in working with a professional broker is that a seller only owes a commission if a qualified buyer is procured at a price agreed to by the seller and a closing takes place. No matter how much we do, a broker only gets paid for results. Unlike most transactions, buying or selling a home is a very emotional process. A vital service provided by a professional real estate agent includes assistance in managing those emotions and being part of the solution, and never the problem. Hall F. Q
OR TWO ABOUT REAL ESTATE Talking to the Well-Respected Lawyer About the Art of the Multi-Million-Dollar Deal and more
What’s the secret to the multimillion-dollar deal? The secret is gaining everyone’s trust quickly. There is a momentum to real estate whether you are representing the buyer or seller that is critical to a successful transaction. We rarely get the opportunity to meet clients until after the deal is done. So much happens via email today, there is a “dance” that’s played with all parties involved to make sure everyone, including the broker, is well informed and represented.
What skills make you the top choice for sellers and buyers? Responsiveness. I will not go to sleep until all of my emails and phone calls have been answered. I think it’s a key component of my success. My family will tell you it can be both a blessing and curse.
How has your expertise helped you capture the second home market in the Hamptons? The pedigree of having been trained at a large NYC firm goes a long way in gaining initial credibility with clients. My ability to communicate clearly concisely and continually with all parties involved sets me apart. It’s what my clients need, deserve and have come to expect.
I WILL NOT GO TO SLEEP UNTIL ALL OF MY EMAILS AND PHONE CALLS HAVE BEEN ANSWERED. I THINK IT’S A KEY COMPONENT OF MY SUCCESS.

& What is the most exciting transaction in which you’ve been involved? It was from my prior NYC life. Our client was purchasing the World Trade Center. I got to spend months there understanding the intricacies of all the cross easements and very complicated legal documents. Out here everything is personal -we’re dealing with 20 and 30 million dollar transactions so the stakes and the personalities are big and you have the dynamic of couples - and we all know that can be very exciting!
When you’re not focused on real estate, what else do you like to do? I have two young daughters under the age of 5, Stella and Francesca. Need I say more? Golf is my escape, but as golfers know it can also make you nuts.

Market Matters “AVENUE’S” PANEL REFLECTS ON THE TRUMP EFFECT, CURRENT EVENTS AND WHERE THEY’D PUT THEIR MONEY NOW
moderated by Kelly Laffey photographed by Lukas Greyson
112 | AVENUE ON THE BEACH • AUGUST | SEPTEMBER 2017
AVENUE: Can we talk about the impact the Trump presidency and current events have had on the markets? JENNIFER LEE: For the average investor, the 24-hour news cycle provides a huge amount of distraction. We’re much more focused on policy, and what potentially the policy implications of the Trump administration could be. Those are yet to be seen. However, we think that recent market performance is correlated to earnings and the continued expansion of earnings, and a continuation of the global growth story. TONY GUERNSEY: There’s a resort in Georgia, and every Thursday night they have a bingo game for their octogenarian residents. The judge stands behind his podium with the bingo numbers held in a burlap bag. And when you’re playing 50 or so bingo cards, by the eighth or ninth number drawn, someone ought to be yelling “Bingo.” Well, there’s a cantankerous woman in the back who is frustrated by everything in life, and when nothing happens on the ninth pick, she yells at the person on the podium, “Would you please shake the bag!” That’s what we just did in America. We shook the bag, and we were surprised that 62 million people would vote for a billionaire candidate claiming to be the savior of the middle class. No one sees a complete collapse here. The economy is doing well. Low interest rates. Great employment. Low oil prices. And we have our government’s system of checks and balances to discourage the occasional unusual idea proposed by our president. There’s not the panic that we’ve had in other draw-down cycles. Bingo. KATHRYN GEORGE: Not all world events affect the fundamental value of a company. At the end of the day, we’re buying companies. Focusing on that long-term, and using the market as an opportunity to identify great businesses at discounted prices, is our priority. We focus on talking to clients about what they own and why they own it, as opposed to the distractions and events that disrupt the market, but don’t really change the value of the companies you own.
AVENUE: What are your clients calling you most about? JERRY HOURIHAN: With our clients, the conversation has gotten more complicated. It used to be limited to personal risk management of physical assets and liability. But now we’re getting asked lots of questions about cyber-risk and other more elusive risk management issues. We’ve had to expand our understanding and our capabilities to address that. GEORGE: The calls that we get the most are the ones around values and passing money from one generation to the next. I think that a lot of our clients
are more worried about how wealth will affect their children than short-term market volatility. PAUL KLEINSCHMIDT: I don’t think we have recovered psychologically from the financial crisis. That’s not so uncommon. Historically speaking, it takes years, even generations, for the retail investor to have confidence in the market following shocks of such magnitude. For us, it’s been very important to stand in between the emotions of our clients and their money, and to keep them invested. You can’t build a portfolio by waiting around for another “black swan” event. It’s been a challenge for us to get that message across, but I think it’s been an important part of our role.
AVENUE: Is there anything happen right now that’s creating opportunity for investors? MICHAEL TIEDEMANN: In the past month, we’ve begun buying portfolio-level protection. That’s the first time we’ve done it since the second quarter of 2007 as a stand-alone portfolio line item. Portfolio protection is one of the cheapest assets that we’ve found, so we’re beginning to layer in some longerterm protection, almost like an insurance policy for the portfolio. Energy infrastructure (midstream
“For the average investor, the 24-hour news cycle provides a huge amount of distraction.” —Jennifer Lee pipelines) has also begun to get cheap again as natural gas continues to be more and more relevant and the export market opens up to U.S. companies. KLEINSCHMIDT: I think in terms of opportunity or just location, we’re at the early innings of a seismic shift in terms of cheap, abundant energy, and I think that is going to impact economies and politics around the world.
AVENUE: Regarding cybersecurity, how do you advise people on protecting themselves? HOURIHAN: We’ve partnered with a cybersecurity firm to help advise our clients and brokers, and we’ve created insurance products to respond after the fact, should something happen. But it’s rapidly evolving. It’s something that is going to be part of the conversation for quite a while.

PAUL KLEINSCHMIDT, Portfolio Manager at Tocqueville Asset Management

MICHAEL TIEDEMANN, CEO-CIO of Tiedemann Wealth Management
TIEDEMANN: For many years now, we have been investing in protecting our data and systems in anticipation of more sophisticated cyber-attacks. With the support from our technology and cybersecurity partner, we continuously monitor all inbound and outbound data traffic and execute internal vulnerability scans regularly to safeguard our clients’ data and our operations. Equally important, we arm our clients with best practices that they can follow to increase protection for their personal systems at home. GEORGE: There are a lot of really practical things people can do, like having separate email with your financial advisor; not using public Wi-Fi, like on the subway; and changing your password all the time. GUERNSEY: Wilmington recommends that you print out a statement at least once a year, maybe the December statement so you have the year-end statement. Then, if our country has some temporary AUGUST | SEPTEMBER 2017 • AVENUE ON THE BEACH | 113

and serve are different, but I think there’s one common thread—and that’s fear. All of the families fear making the wrong decisions with their wealth, how it may negatively impact their kids, their children being preyed on, among other things. In many cases they are first-generation wealth, so this is all new to them, and finding people who they can talk through this with that they trust and have domain expertise is a huge relief. That is our role.
“The investment in passions...has been very strong since 2008.” —Jerry Hourihan
a foundational tool, but we find that it is conversations around values that make wealth transitions successful.
AVENUE: Can we talk about active versus passive investing, and when someone would use each? TIEDEMANN: Discussions about active versus passive investing are the most relevant dialogues we’re having at the portfolio level with most clients and prospects and next-gen. To ignore the secular shift that has occurred is a mistake. To not recognize that there is some inherent cyclicality in it is also a mistake. So we respect the passive universe of tools that continues to expand and has predominantly been useful for us in efficient equity markets, far less so off the U.S. shores, for example. Jennifer Lee
black swan computer glitch, you have the piece of mind and knowledge of what you own.
AVENUE: When and how should people use holistic wealth services? LEE: The concept of holistic has changed in two ways. First the questions have changed. The questions we are asking have shifted to “How are you investing so that you can achieve the things that you want to achieve?” What a client or family wants is unique to that person or family. The second is a generational shift. For many families, conversations have also evolved to encompass not only traditional metrics for investing, but also focusing on the impact their investments are having on the world. HOURIHAN: We’ve seen the definition of “holistic” expand to include personal risk management, where we’ve estimated 25 percent of our clients’ net worth is in physical net assets that aren’t getting focused on to the same extent as the rest of their assets.
AVENUE: How should families talk to each other about passing down money? GUERNSEY: Wealth managers spend way too much time in preparing the money for the client, and not enough of them have programs to prepare their clients for their ultimate inheritance. There’s a great deal of client education that has to happen. One might be brilliant in producing widgets, but that skill doesn’t translate to being knowledgeable in how to grow and protect their wealth. TIEDEMANN: All the families that we all work with 114 | AVENUE ON THE BEACH • AUGUST | SEPTEMBER 2017
KLEINSCHMIDT: I think that communication, financial literacy and governance are very important tools when you think about intergenerational wealth management issues. One of the best ways to get kids prepared for that is to invite them into the philanthropic discussions that you’re having, and that way they can begin to get accustomed to talking about money. They can begin to get financially literate, or they can begin to understand the processes and procedures in place to safeguard them and the family. GEORGE: It’s all about communication. It’s important to ensure that you’re having age-appropriate conversations with children not only about wealth in dollars-and-cents terms, but about the values and impact wealth can have on their lives and the lives of others. It’s also critical to talk about how the wealth was created and the family values and legacy associated with it. We believe that financial literacy is Paul Kleinschmidt
GUERNSEY: A derivative of that comment is…in our parents’ generation we had the nifty-fifty, and we had some great portfolio managers who were great active managers. Back then we had 4,000 smallmid-cap stocks. Now we have only 1,000 in that sector. To replace them, there are 4,800 indices, yet only 4,400 listed stocks. So there’s more indices traded than stocks. The question remains: Will our generation produce another slew of great stock pickers, or will the active manager become obsolete, replaced by algorithms? Your wealth manager should be able to navigate this new paradigm for you to help grow and protect your investment portfolio. LEE: There is greater transparency of and speed of information today, which has changed since the days of the nifty-fifty. We believe there is a place for both active and passive management in portfolios. Certain markets may be better accessed using a passive vehicle, but

F I NANC I A L ROU N D TA BL E actively managing the exposure is important. In other sectors, markets and cycles, active management can help clients achieve their targets and goals.
Kathryn George
GEORGE: We’ve stayed away from passive completely with our client portfolios. We still strongly believe that active management can add value, and that holding a relatively concentrated portfolio of high-quality securities for the long term is the most effective way to protect and grow wealth. I think if you want to own hundreds or even thousands of securities and basically mirror an index, you should go passive and not pay the fees for active management. But we believe that excellent active managers can outperform over full market cycles by participating in the upside and protecting on the downside, and that is still what we’re advocating for our clients.
AVENUE: What are the personal liability concerns for people involved in philanthropy? KLEINSCHMIDT: There’s an increased reputation risk in aligning with charities and not necessarily understanding what you’re getting involved in. As with any investment, due diligence is key. Additionally, trustees always need to be focused on their fiduciary liability. LEE: I think many nonprofit boards have changed. In a postcrisis world, we’ve seen a trend where some philanthropic organizations are considering moving toward outsourced CIO models. I think that greater board awareness and the pace of information and markets go hand-in-hand: There’s a recognition that markets are moving quickly, and that having a partner to the investment committee, that can respond is helpful. Jerry Hourihan
KLEINSCHMIDT: We invest exclusively in markets where there is a strong rule of law, and so that prevents us from emerging markets, although we are able to invest in companies that generate a lot of their cash flows from emerging markets. To echo Michael, it appears there is more room for incremental margin improvement abroad than here in the States. But at the same time, I would say that there are a lot of cyclical companies that have really lagged. We’ve been
“Communication, financial literacy and governance are important tools when you think about intergenerational wealth management issues.”

—Paul Kleinschmidt
AVENUE: In a similar vein, what are the risks or considerations for people who loan out their art to nonprofit institutions? HOURIHAN: Many of our clients loan out their art so that a broader audience can enjoy it. However, this can expose the art to many threats. It’s vital that we anticipate potential perils and offer “nail-to-nail” guidance. Damage in transit is a leading cause of art insurance claims, so we advise collectors throughout the process on how to best protect each work. LEE: Art and collectibles have become an enormous part of certain clients’ balance sheets. So having some of that on-staff expertise, or, to the earlier point that was made, knowing who to go to I think is part of being a holistic wealth manager these days.
AVENUE: Where would you put your money right now? TIEDEMANN: Within the equity universe, despite the outperformance of the recent five to six months, the non-U.S. equity markets are poised for arguably their first sustainable period of outperformance. There are 116 | AVENUE ON THE BEACH • AUGUST | SEPTEMBER 2017
specific emerging markets where that lower energy cost is a significant reduction and budgetary issue for them, so that capital can be spent elsewhere. The banking system is expanding in emerging markets because of technology. You can see how underpenetrated and underbanked the broad emerging markets are. That’s a 20-year trend that can be really powerful, and fintech banking will be behind a lot of it.
so conditioned to think of ourselves in a low GDP environment that if we get near 3 percent growth we could see a lot of those companies fare much better. All that being said, one is far more likely to destroy wealth by having a lousy estate plan, so investing in a good one is always sound advice when considering where to deploy assets. HOURIHAN: The investment in passions, like art, wine and collector cars, has been very strong since 2008, and for those who have an expertise and a passion, it’s a strong class. I think will continue to be for the next several years. GUERNSEY: To add to the fixed asset list, we have a widow who has just become a grandmother for the second time. She is looking to her closet and her Birkin bag collection to help pay tuition for her grandchildren. Last week a diamond-encrusted Birkin bag sold for $380,000 in Hong Kong.

Nitrogen and earthworms are the key to a healthy landscape. Clover takes nitrogen out of the air to feed the grass. It opens up the soil, allowing the grass to become more deeply rooted which means it needs less water, thus making it more drought-resistant. And, when you mow a lawn containing clover, you are feeding earthworms that are constantly aerating the soil. “Healthy soil also gives you healthy trees, shrubs, flowers and edibles…all without the use of toxic chemicals,” says Kathleen. A healthy environment has been the Marder’s mission since they started their business in Charlie’s mother’s living room some 42 years ago. Marders does not allow hazardous toxic products in their Garden Shop and avoids using them on landscape jobs. Charlie pointed out that when they started the business, their

environmental position was certainly novel, to say the least. At that time being an environmental pioneer was costly to the business. It is satisfying, he said, to see how attitudes have changed so dramatically.
The Marders recall their pioneering days
T
he days of gas-guzzling cars are over, but we have water-guzzling landscapes that must be managed in a water-saving way. Fortunately, be assured your lawn will still be “as green as grass” but not 100 percent grass, say Kathleen and Charlie Marder. The surprising secret to using a lot less water, as Marders emphasizes, is 10 percent
clover. No, not the kind of clover you are probably thinking of, but the kind that blends into your grass and in a short time becomes homogenized.

TAYLOR MADE IS TAILORED TO SUCCEED Erin Finley and David Blydenburgh Have the Winning Recipe
I
n 1993, Erin Finley and her husband, chef David Blydenburgh, a graduate of the Culinary Institute of America, started the catering business Sydney’s “Taylor” Made Cuisine. Named after their daughters, Sydney and Taylor, the business was soon a roaring success. Three years later, Erin and David opened their first store in Westhampton Beach. They may have changed locations a few times since then, but they haven’t changed their commitment to delicious food and good service. Today, they’re known as one of the premier catering businesses in the Hamptons. They can cater any event in any location for parties of two or 2,000. Although they’ve specialized in weddings, corporate and community events, fundraisers and other special occasions, there’s
nothing they can’t do. They handle everything: staff, rentals, tents, entertainment, valet service and custom-designed menus by their chefs, as well as florist and photographer recommendations. “We tailor-make the menus to our customers’ tastes,” says Erin, “and that’s part of what makes us so special.” And it shows! They’ve done plenty of one-of-a-kind parties—from a fifties’ car-hop corporate event to dude ranch birthday parties, ladieswho-lunch bridal showers and intimate poolside anniversary celebrations. “We will meet any of your needs or dreams to ensure it is an occasion to remember,” says Erin.

THE NOOR THE MERRIER
A
Princess Noor Pahlavi on Charity Work and Her Famous Family
You are the granddaughter of Mohammad Reza Pahlavi, the last shah of Iran. What does being part of such an important historical family mean to you? My parents did not want to raise my sisters and me with the pressures of public scrutiny that they had to deal with, so the only times I am reminded of it are when strangers acknowledge my family’s service to Iran or when I come across the information on the internet. That being said, I saw every day the dedication my father had toward the cause of bringing freedom and democracy to Iran. I saw how tirelessly he worked to draw attention to and fight human rights violations, helping the persecuted to have their voices be heard. I naturally grew up wanting to be a strong advocate for those less fortunate, feeling a strong sense of responsibility and dedication to others, as well as a sense of gratitude for the freedom I have as a citizen of the United States.

How did you get involved with Acumen? I first heard about Acumen when a friend invited me to their 15-year gala celebration. I was completely blown away when Jacqueline Novogratz, the founder of the organization, took the stage. She expressed her passion for the lasting changes the organization has accomplished in Africa, South Asia, Latin America and the U.S. impacting over 200 million poor customers, and the meaning of dignity, empathy and equal opportunity. Acumen’s effects were personified when one of their fellows, Steph Speirs, took the stage. Steph co-founded Solstice, a company driven to bring solar power to the nearly 90 million Americans, many of whom are low-income, who don’t have access, bringing them electricity in a sustainable way. Following the event, I read Jacqueline’s book The Blue Sweater, and raised enough money to become a partner of the organization and participate in their work overseas. I have since been in the process of organizing a benefit for Acumen this fall at Milk Studios.
In between all that charity work, what do you like to do for fun? Travel has been a big passion of mine since I was a child, and is by far the thing I look forward to most. In fact, this passion has trickled into my professional life and inspired my desire to help launch a clothing brand, Poste Premier, designed by my good friend Emma Postal. It has been a lot of fun getting this company off the ground and doing something creative that plays into my love of travel. I usually spend the free time I have when I am not working in real estate on Poste Premier outdoors with my dog Baloo.

PRISON, PURPOSE, AND A PASSION Linda and Ashley Argila are no ordinary mother-daughter team

stint in prison will change any life, but for Linda Argila, it gave her purpose. Sixteen years ago, Linda Argila was painfully separated from her 9-year-old daughter, Ashley, when she was sentenced to a year and a day in federal prison for harboring a fugitive (the father of her daughter was alleged to be one of the biggest marijuana smugglers in the country). Although life-shattering, prison also served as a catalyst for Linda when she witnessed firsthand the way incarceration rips at the hearts of children and families. During her sentence, staggering around the prison track and at her lowest point of all, Linda experienced a profound epiphany. She had a vision of helping children like her own daughter who are torn apart from their parents: “The only way I was going to survive was to make prison have a purpose.” Upon her release from prison, Linda began to create a new life for herself and Ashley. During their recovery, Linda discovered that art therapy was a powerful means of emotional healing for her daughter. At the same time, she was consumed by that pivotal day on the prison track. Determined to answer this calling, Linda embarked on a mission to help parentless children through art. Shortly after, she met
Jeff Koons, which marked the beginning of ARTrageous, a unique fundraising event offering children an opportunity to collaborate with renowned artists to help create artwork for auction. The works created, along with donated art and luxury items, is sold in a live and silent auction at the event. Since inception, ARTrageous has raised millions of dollars, helping transform the lives of New York City’s most vulnerable children. Linda and Ashley, the dynamic motherdaughter duo, advocate for women and children impacted by incarceration. They work closely with Hour Children, a nonprofit organization striving to end the cycle of intergenerational incarceration. Hour Children is a leading provider of both prison- and community-based programs, helping formerly incarcerated women reunite with their children, successfully rejoin the community and build healthy independent lives. Today, in the U.S., more than 2.7 million children are victims of parental incarceration: “I feel that every child I help is in a sense, my own child when I was forced to leave her.” Currently Linda is planning for this year’s star-studded ARTrageous Gala slated for November 6th at Cipriani 25 Broadway. She is also writing her memoir A Year and a Day.

48 Madison Street, Sag Harbor
Modern Masterpiece Reimagined
Originally constructed as a church in the 19th century, 48 Madison is deeply rooted in the rich history of Sag Harbor. The structure has been re-envisioned by Bates + Masi Architects, the east end’s leading innovator of modern design. Situated just one block off Main Street in the heart of the village, the location of this unique project
could not be more ideal. Plans for the 15,000 square foot building include a pool, indoor spa, and open floor plan on the ground level with soaring double-height ceilings. 48 Madison is simultaneously historic and modern, and epitomizes the forward-looking vision of Hamptons design and style.

P O S T CA RD FROM . . .
A HEAVENLY EXPERIENCE AVENUE DEPUTY EDITOR KELLY LAFFEY TRAVELS TO ST. MICHAELS
THE SMALL TOWN OF St. Michaels, Maryland, plays a big part in history. During the War of 1812, St. Michaels became known as the Town That Fooled the British, when residents created the illusion of a skyline by placing lanterns in the treetops. Further North, navy commender Oliver Hazard Perry’s legend grew when he stopped the British at Lake Erie, coining the phrase “Don’t give up the ship!” In 1816 his purser Samuel Hambleton built Perry Cabin in St. Michaels, modeling it after Captain Perry’s seafaring quarters. Now a hotel called the Inn at Perry Cabin by Belmond, it has been expanded, updated and refreshed, marrying maritime charm with modern luxury.
AN INTIMATE SETTING...
That’s what Maryland does! Parts of the 2005 movie Wedding Crashers were filmed at the Inn at Perry Cabin. Like the fictitious Cleary family, our group arrived by yacht, enjoying the Inn’s new “Skip the Bridge” transfer, where guests board the Hinckley Yacht at Annapolis—just a 2.5-hour train ride from New York—and enjoy a luxurious, traffic-free ride across the Chesapeake, complete with champagne and a cheese platter.
AHOY!
New to the Inn at Perry Cabin is a fleet of luxury yachts, offering passengers a number of options for sailing excursions. We enjoyed a two-hour sail around Chesapeake Bay aboard the Stargazer, a Friendship 40 yacht. Motoring out of the harbor, Captain Jason Pinter cut the engine. The wind took over powering Stargazer, and I took over steering. Captain Jason claims he didn’t order the bald eagle that flew overhead, but no one believed him.

Coming Up: From September 22–24, the Inn at Perry Cabin will host the 2017 St. Michaels Concours d’Elegance classic car show.
KEEP CALM
And come to St. Michaels. The Inn at Perry Cabin offers a number of ways to relax, from a massage in the Linden Spa to a dip in the heated outdoor pool or a leisurely bike ride into the nearby town. There’s nowhere I feel more at home than on the water, so I took the afternoon to stand-up paddleboard around the harbor. It’s hard to beat a view like this!
EATING LOCAL
Chef Ken MacDonald joined the team last year, and he brought with him a passion for farm to table cooking. He sources his ingredients from no further than 150 miles away, and soon the Inn will have a fully functional vegetable garden on site. MacDonald also recently persuaded the Inn to purchase a wood-fired pizza oven. New York slice, you’ve met your match.

PRINCE CHARMING HOLDS COURT TRANSATLANTIC GOINGS ON by R. Couri Hay BUCKINGHAM PALACE
Prince Charles and Camilla, the Duchess of Cornwall, welcomed a perfumed pack of swells from Southampton to London for three days of festivities on behalf of the Prince of Wales Foundation, including a dinner celebrating the 10-year anniversary of the Great Steward of Scotland’s Dumfries House Trust. In 2007, the Prince of Wales Foundation took out a $20 million loan to save Dumfries House and its treasures from being sold at auction. The prince said, “My main focus was to create jobs, hope and opportunity in the local community. The surrounding area of the estate is one of the most economically deprived areas of Scotland, where families suffer from third- and fourth-generation unemployment.” The evening’s décor paid tribute to Caledonia through green plaid tablecloths topped
by antlers festooned with candles and surrounded by a wreath of wildflowers flown in from the Scottish heaths. After a round of toasts, bagpipe players and dancers in swirling kilts with daggers in their socks accompanied a chorus singing songs from the Highlands. Among those slipping into their best bib and tucker were
Prince Pierre d’Arenberg, Patricia Hearst-Shaw, Jamie Figg, Audrey and Martin Gruss, Ambassador Brenda and Mr. Howard Johnson, Lynn Wyatt, Geoffrey Kent, Tom Quick and Michael Donnell, Rosemary and Wafic Saïd, and Harriet and Warren Stephens. dumfries-house.org.uk Prince of Wales and Duchess of Cornwall @ Buckingham Palace

THE TOWER OF LONDON On another evening, the prince organized a dinner at the Tower of London accompanied by a private viewing of the Crown Jewels. One grande dame noticed that the dazzling display was missing a crown and, perhaps hoping to try it on, asked where it was. Luckily, no Pink Panther had penetrated the six-foot walls and massive security to swipe Queen Elizabeth’s crown, nor was it available for selfies: it had been cut loose for HRH’s visit to Parliament. princeofwalesfdn.org

Sol del Citrón, a fiery yellow globe of exceptional beauty, depth and detail, was the exhibition’s focal point. Chihuly said, “I designed this installation with the garden and the visitor experience in mind. The water features were especially inspiring to me. I draw and paint every day, and this is another way for me to create artworks and release energy.” Fe Fendi, Janna Bullock, and Muffie Potter Aston and her husband, Dr. Sherrell Aston, were among those who enjoyed a delicious dinner by Starr Catering Group and the exquisite floral tablescapes by the Chosen Few’s DeJuan Stroud. The evening, chaired by Alexandra Lebenthal,

FLYING PRIVATE (PUBLICLY) IS NOT A GOOD LOOK Besides Kim Kardashian and Johnny (“A commercial flight with paparazzis [sic] in tow would be a f—king nightmare of monumental proportions”) Depp, almost nobody wants it known he or she flies private. A pal in management at a financial magazine says even though flying private improves productivity and the bottom line, employees fly commercial to maintain the perception of economizing. Will the business model last? “It’s too good to be true,” says a supplier of accessories to TJ Maxx, noting that the service has lasted five years—and he’s seizing the day.
THINGS THAT DON’T HAPPEN ON PRIVATE PLANES: ➢ Standing in line ➢ Paying for baggage ➢ Undressing at security ➢ Getting frisked ➢ Transferring everything you own into 4-ounce clear plastic containers ➢ Being dragged off the plane ➢ Surrendering your laptop, phone or other device ➢ Adding $20 to your expense account for that McDonald’s Happy Meal you had to eat ➢ Being mummified in 28 inches of leg room ➢ Being stranded in West Palm

Don’t ask me about safety. I’m not afraid of flying in airplanes. Blowing up in a plane on my way to or from a good time was statistically less likely than winding up with decades of dementia. I can tell you that the G-4 cruised above the weather at 41,000 feet or higher and had two pilots and a flight attendant. Apparently, that’s a “thing.” Admission: I used to be afraid to fly. Here’s why: My ex-husband compulsively shared grim commercial plane crash stories. I was usually catatonic by boarding time. Then we took our first “colicky four-month-old baby trip.” A jumbo jet: NYC to LAX. Middle seat; five across. A bride and groom (still wearing white gown and black tux) took the seats to my left. After takeoff, my babe-in-arms kicked a full cup of tomato juice off my tray table. Splat! Into the bride’s lap. Everything was red. I said out loud, “Dear God, please let the plane crash now.” And I meant it. If we’d all blown up right then, it would have been fine. I didn’t care anymore. I’d lived my dream life and was together with the two people I loved most. Something inside me clicked. I was never afraid of flying again. Except, of course, flying commercial. It’s been 72 hours since I last flew JetSmarter. I’m not sick yet.

FEAR OF FLYING COMMERCIAL
SICK OF AIR TRAVEL TORTURE? THERE’S AN APP FOR THAT. by Suzanne O’Malley
I
arrived at 2:51 p.m. for a 3 p.m. flight out of Westchester County Airport. I know you just skipped over that first sentence. Let me reemphasize: I arrived. At an airport. In New York. NINE minutes before takeoff. I was doomed to the airline “customer service” equivalent of waterboarding. Frantically, I ran through the doors of the terminal, straight into an agent who said: “Suzanne! You made it. We're so glad to see you!” Wait, WHAT? Rewind. That day, I was flying JetSmarter, an algorithm-based private jet service booked via smartphone app. OMG, the places one can go. Like Uber for airplanes without the bad ex-CEO. Somewhere out of sight, I was told, dogs sniffed my bags. I floated onto a comfy sofa on a 12-seat Gulfstream 400 SP to Dallas. There were nine people on board. I declined a flute of champagne. I seemed to be sitting in my hostess-friend Suzanne Jones Maas’ living room. The loo was like a cosmetics aisle in Bergdorf ’s. You could be in there all day looking at designer travel-size products.
AIR SICK
I have been sickened (literally and figuratively) by commercial airlines. Once, I almost died from malaria (mosquito-born, Kenyan) and spent a bad 19 hours writhing on the floor of a British Airways flight. On a more recent commercial U.S. flight, I contracted the deadly H1N1 flu virus from a passenger who had recently been to China. I ended up in the ER. Another time, within 48 hours of flying I had full-on virulent bronchitis that cost me two weeks work and a lot of co-pays. There had to be a way to travel without getting killed by pandemic-infused commercial jet cabin air. Was this going to be it? A nice Miami businessman sat across the aisle from me with his feet elevated on the padded
“To Johnny Depp, scheduled air travel is ‘a f—king nightmare of monumental proportions.’” footrest of his comfy white lounge chair. I asked why he flew private. He was thinking about a different sort of cost. "JetSmarter saves me time and money,” he said. “It's the reason I can book 183 a year.” (i.e., 183 days in Miami residence while maintaining a non-New York City taxed corporate Manhattan apartment).

The businessman’s wife had a fear of flying. Thus Prince, a three-pound Pomeranian licensed comfort dog, was traveling on her lap. Prince never so much as whimpered. Curled up at the other end of my sofa was Mary Cuello, a construction site manager who carried-on her pink hardhat and has to pack heavy steel-toed boots and a safety vest for every biz trip. JetSmarter’s yearly membership fee “almost pays for itself on your first flight,” the businessman volunteered. If you spend more than $15,000 (their SMART membership price) yearly for air travel, or even $5,000 (their SIMPLE price), JetSmarter makes sense. SIMPLE is unlimited
flights. SMART is unlimited flights and a free companion seat on any flight with an open spot. NetJets, a luxe private jet carrier based on the fractional ownership model, costs $515,000 per year, according to my businessman buddy. He calculated his cost as one-eighth the yearly expense of having his own plane, for approximately 100 hours of flying. Combining JetSmarter and NetJets increased his route options. Executive Vice President Diana Oreck says NetJets has upfront investment programs for under $175,000 and hourly rates of $5,000 (all inclusive).
