DEAR READERS, AS MUCH AS I love summer, there is no question that New York sings when September slides into view. Everyone’s back, still good-looking and tanned from vacation and greeting life in the city with fresh-eyed excitement. You get to put on a pair of jeans and a light jacket again, and even though you know they herald cold winter days to come, they still feel fresh and fun for the rest of September and October. It’s almost enough to make you forget that back-to-school feeling. Almost. One thing that I always look forward is the intense swirl of Fashion Week. All of a sudden you are plunged straight back into city fun at its most glamorous and unexpected. Speaking of unexpected and glamorous, I had no idea how interesting Lydia Hearst would turn out to be. As our September fashion cover, we knew she would look perfect, but we hadn’t realized just how varied and, frankly, how cool she is. Here is this brilliant bull-riding, motorcycle-lovin’ girl who adores acting in horror movies. Our interviewer, Suzanne Weinstock Klein, was clearly charmed by her, and we think you will be too. We also have the 25 Sexiest New Yorkers in this issue. I’m sure it looks like it’s terribly easy to choose the lucky
ones on this list, but that’s not the case at all. The team agonizes for days over who should be on it, not because we are at a loss for sexy people in New York City, but because it’s hard to pick between so many contenders. And last (but certainly never least) is a piece on the indomitable Manolo Blahnik. What else can you say about a designer who’s so famous that The Sopranos dedicated an entire episode to his shoes as the ultimate status symbol? His shoes are treasures and not easily replaced. I’ll never forget staying with a friend once whose puppy ate the only three pairs of Manolos I owned. She managed to chew just one of each pair, clearly a dog of discerning taste. I’m still mourning that loss. If I ever buy anymore, I will keep any four legged friends away from my closet.

WELCOME BACK TO THE AVENUE. We had a wonderful season in the Hamptons with three stupendous issues and a series of fabulous local parties to celebrate our subjects and partnerships. It was great to spend the summer out on the beach and be able to give back at all of the summer benefits while having a great time. But summer must come to an end, and we are back to the city with the September fashion issue of AVENUE. We are celebrating all things fashion with the beautiful and intriguing Lydia Hearst on the cover. We are also busy gearing up for an exciting and busy fall. October is our power issue, containing our annual A-List. It is always fun to share the names of those making waves in the city, and we look forward to revealing this issue every year. November is our 40th anniversary issue, where we will look back at the past four decades, and forward to the next. We will also be publishing a holiday guide in early November. In December and for January, February and March, we publish as AVENUE in NYC and also as AVENUE on the Beach in Miami and Palm Beach, as we follow our readers where they winter beginning with art markets coverage. In the various issues, we will be chock full of incredible jewelry, gorgeous fashion and art, and spectacular houses. We look forward to having you along for the ride!

On Saturday, August 8, AVENUE on the Beach and Hamptons editor Helena Gautier hosted their annual End of Summer Party at the beautiful Baker House 1650 in East Hampton. Nestled among old trees and blooming gardens, Baker House is one of the oldest continuously occupied structures in the United States, dating to the earliest settlers of the Village of East Hampton. It was built in 1648 and served as the town meeting hall, community center and the first location of religious services, as well as a private residence. In 1996 the Baker House underwent an extensive renovation, returning the house to its original 1917 charm and becoming a small luxury hotel. Guests who came to toast AVENUE on the Beach and enjoy the evening included Lexi Bowes-Lyon, Jamie Johnson, Consuelo Vanderbilt Costin, Ludi Salm, Zibby Right, Lea Lis and Adam Haggiag, among others. The guests enjoyed delicious hors d’oeuvres and drinks provided by the Baker House, and the summer night was enhanced by the sounds of DJ Superdave, Allen Dalton Productions, and floral arrangements from Flowers by Topaz. 1. The American Heart Association hosted a festive soirée with a cocktail hour and auction at the Hayground School in Bridgehampton to fundraise for the non-profit organization. Guests arrived in their finest attire, dressed to match the “Glitz & Glamour” theme of the evening. Dinner and dancing was called for while live music was performed by the Times Square Orchestra. The social gathering raised more than $750,000 to help in the fight against cardiovascular diseases and stroke.

he inverse relationship between overpublicized parties and private ones continues to grow. Store events, festooned with ball gowns and circa ’60s prom hair reign supreme on the party pages, and simple dinners are held in bunkers, with nary a posting or—horrors!—members of the press present. So where does this leave your earnest scribe in trying to reveal the loveliest wonders of the summer season? Well, fortunately for the Chronicles column, there is always the trusty charity event, bridging these worlds, uniting all factions in support of philanthropy (a term that has been sorely diluted of late). Ovarian Cancer Research Fund’s 18th Annual Super Saturday, the ultimate guilt-free shopping experience, ensured all would be well attired for the Water Mill Inga Maren Otto and Robert Wilson benefit around the corner that evening, and raised $3.4 million in the process for the charity. It is a girl’s dream: dramatically reduced luxury items, manicures, psychic readings, hair braiding, food by Sant Ambroeus . . . the only thing missing was a sleepover. Those who attended included hosts Donna Karan and Kelly Ripa, Alec and Hilaria Baldwin, Rudolph and Judith Giuliani, Laurie Durning Waters Rachel Zoe, Ali Wentworth, Dennis Basso, and Gayle King. I should probably post a video in order to truly capture Robert Wilson’s 22nd Annual Watermill Center Summer Benefit and Auction. It is a goulash of performance artists, acrobats, works of art, collectors, cads, glamazons and oddities, and we love it. This year it was called ‘“Circus of Stillness . . . The Power over Wild Beasts,” and featured work by artists and designers from more than 25 countries. Guests wound through the forest, encountering portrait-covered sleeping performers (many of us thought, “Good—something my kid could do!”), a sonic cacophony band crammed into a little house, a Pietà scene in yet another little cottage, and so much Cara Delevingne Patricia Hearst Shaw and more that, necessarily, led to the bar. During dinner, a courageous group Anne Hearst McInerney of high-wire performers called Cirkus Cirkör, who had performed at the Nobel Peace Prize ceremony, spun, wove and dangled overhead sans nets, requiring yet more from the bar. The beautiful Inga Maren Otto was honored and told us she never would have met Bob if her daughter Katharina OttoBernstein hadn’t made her seminal film, Absolute Wilson. Conducted by Simon de Pury, art was auctioned, live and more silently, and the whole shebang brought in more than $1.9 million to support the Watermill Center’s Year-Round Residency and Educational Programs. Enchanted guests included Anne Hearst McInerney and Jay McInerney, Christophe de Menil, Barbara Woody Allen and Soon-Yi Previn Goldsmith, Laurie Durning Waters and Roger Waters, Patricia Hearst Shaw, Terrie Sultan, Rufus Wainwright, Bill T. Jones and Brooke Shields. By now you’re mostly back on the avenue, for many good reasons. Even as the Parker Posey and Laverne Cox beaches beckoned, I dashed back for the Cinema Society’s screenings. Woody Allen’s Irrational Man opened to a packed house of loyalists, including Parker Posey, Laverne Cox, Anna Wintour with Annette de la Renta, Arianna Huffington (who celebrated her birthday there), Lee Radziwill, Sony Picture Classics’ Tom Bernard and Michael Barker, Martha Stewart, Swoosie Kurtz, David Blaine (yes, he did card tricks) and Damian Lewis. Even Woody adjourned to the courtyard of the New York Palace to celebrate, attached, as always to his Soon-Yi Previn. And I have to mention the Paper Towns screening, if only to bring my average age of subjects down by a few decades. Cara Delevingne is so captivating, not only for her looks, but for her talent and wit. She is the girl whom all love—straight girls, not straight girls, men, boys and inanimate objects. E
very fall, like a cultural alarm clock, New York Fashion Week hits and, with it, brings a wave of excitement and chaos back to the previously sleepy summer city. Much has changed about Fashion Week in the past decade— the move from Bryant Park to Lincoln Center, and for many designers off the stages all together; the rise of bloggers and social media stars as street style heroes having their photos snapped outside the entrances; and the celebrity draw have all been noted as cultural transformations. But one tradition remains entirely unabashed: the annual FIT Couture Council Artistry of Fashion Award Luncheon— the unofficial kickoff of fall Fashion Week. The designers, tastemakers, wearers, buyers, curators, journalists and photographers at the very top all assemble at the David H. Koch Theater at Lincoln Center to celebrate the achievements of one unequivocally talented and influential creator. This year, on September 9, the award goes to Manolo Blahnik. The committee looks at a designer’s lifetime of contributions to fashion and strive to give this accolade only to true paragons of the industry. Here, we look back at some of our favorite Manolo moments, and Dr. Valerie Steele, director of the Museum at FIT and chair of the Couture Council Advisory Board, explains what makes Blahnik an icon. We congratulate Manolo Blahnik and thank him for the “magical totems of success and femininity” that always make us feel fabulous. ✦

FOR THE LOVE OF WORDS Arthur Fournier opens up, over a Negroni, about the fine art of rare book collecting

N
have never been a book collector. Bibliophile, yes: I love to read. But I’ve never understood the attraction of the book as an object in and of itself. So a paperback version of Oliver Twist always held the same allure as a first edition to me, until now. My friend Arthur Fournier has gotten me to see that loving a book as an object, especially when it is rare, increases the pleasure of reading it. I suppose it helps that Arthur is a bit of an Indiana Jones figure in the rare book world (my phrase, not his; a well-brought up midwestern boy, Arthur is far too modest to own up to such a swashbuckling moniker). He’s never happier than when he’s helping to create a library devoted to experimental German fixed-wing aircraft of the Second World War or chatting to a rare book dealer in Kabul who has a secret cache of Afghan rebel literature. To listen to his tales of how he finds these books is nearly as fascinating as reading the stories themselves, which is why I was so excited to grab a drink with him. At Sel Rrose on Delancey, Arthur started off with a Negroni and I had a pisco sour, my favorite Chilean cocktail. The drinks arrived reasonably quickly; mine had a hint of menthol taste to it, which, although unexpected, was not unpleasant. It was sort of like drinking a frothy alcoholic mouthwash. Arthur declared his Negroni more than acceptable. We started by chatting about “the New Rare” in a phrase Arthur picked up from Lucy, which signals a new approach in book collecting. It refers to the fact that instead of accumulating the usual staid categories of sporting books, literary first editions, books on decor and architecture, there is a whole new group of work being collected: “Radical politics, the 1960s, Beat literature, the punk movement and counterculture have all become quite collectible.” Titles that would never find their way onto your grandmother’s bookshelf are suddenly flying out of auction houses for some fairly astonishing sums of money. As to why there is this sudden fascination with collecting counterculture, Arthur thinks it’s because it speaks to the way we live now. “Counterculture is our culture moving forward, with the contradictions that are embodied within our culture expressing themselves. It’s really just the forward progress of our modern society.” Sipping away at his drink, Arthur is becomes more passionate on his subject: he proclaims that the new rare is also about letting books be sexy. “Books can be sexy as hell. So the new rare, as a category, includes books that express a longing to be modern; a longing to free ourselves from the restrictions and taboos of previous eras.” Arthur goes on to talk about books in the age of the Internet and tell me that one of his personal collecting obsessions is the intersection between the ’60s counterculture drug movement and the early history of computers. “One person who used hallucinogenic drugs was Steve Jobs. There is a good argument to be made that the culture of the Internet as we know it today, cyberculture or web culture, has hidden roots in the 1960s countercultures of California. When the commune era of the late 1960s was over, a lot of the hippies who returned to mainstream civilization took jobs in the emerging computer industry. So you can see their influence in the first great era of personal computing and networked communication, from 1974 to 1994, before venture capital showed up and changed the dynamic.” “Oh, I have something to show you, it’s not from the ’60s, but . . .” And at that moment he pulls out an anthology called The Beau Book, which was edited by the famous pornographer and copyright pirate Samuel Roth. I grab it hungrily. Published in 1926, even a cursory glance at the text reveals a saucy literary mix: there are suppressed stories by Ben Franklin; an astonishingly modern piece on how to be a successful mistress; pictures of good-looking flappers; and an entire page dedicated to men’s dressing gowns. I feel a stab of sadness while looking at it, as it makes you

realize how spineless and boring magazines are now, compared with the sensual urbanity leaping out at me from those pages. I’m so busy delving into a story titled “The Immorality of Women at Bridge” that I’ve completely stopped listening to what Arthur is saying. When I pay attention again, he’s talking about how for 500 years books have been a necessity, and now they are a luxury. “We’re talking about new categories of material that suit our interests, but we’re also talking about a whole new experience of the printed page because the book has a new position in the world.” Reluctantly closing the work, I turn back to my drinking partner and ask a question: I’m curious to know if he thinks books have become luxury items in the same way they were when the printing press was invented. Arthur reflects on that moment and finishes his Negroni: “If you go to the Frick or the Met and look at portraits, the people in the 16th century are often holding a book. It was a symbol of power or luxury. In a certain way, we’ve cycled back around, now, books have become—for some—status objects.” And how, I wondered does book collecting compare with the overinflated art market in terms of price. “It’s a lower price point. If you go to an art fair and you have $5 million to spend, you’ll hit your ceiling. If you go to a rare book fair and have $5 million to spend, you’re the king.” We’re into our second drinks now (a beer for Arthur and a glass of white wine for me), and I’m curious to find out more about Arthur’s adventures abroad. He tells me about a great trip he took to Afghanistan a few years ago—on a hunch—to buy a collection of magazines produced by and about the mujahideen fighters during the Afghan civil war of the 1980s. Arthur hoped that these materials would end up in a university collection for the reason that the United States has been involved with wars in Central Asia since the 1970s, yet it still don’t understand that part of the world. “We will never understand Afghanistan until we have access to books and magazines written by Afghans in their own language where they’re talking about their hopes, concerns and understandings.” There is nothing in Arthur’s upbringing to indicate that he’d jump on a plane on a hot tip to a war zone, except, like most of us bibliophiles, he spent a lot of time in his local library. “It was a small suburban library, a redbrick building at the edge of the field where I could leave my bike in the front and just disappear for the better part of a hot summer day to travel through space and time. I don’t think I’m unique in that: kids who grew up in the 20th century before computers were everywhere, before iPads, that was your passport—going to the library.” Arthur is fully aware that he couldn’t work without the Web, but if there is a divide, he’s on the other side. “I’m still that kid in the library. I’m always going to be turning that page, hungrily looking for that new piece of information to transform my understanding of the world. I think the book, for better or worse, is intertwined with what it means to be human.” As we finish up our drinks, Arthur and I make one more stop. This time to a cash machine, for me to get out the money to buy the Beau book. The hidden back house is evocatively numbered 131 ½, an interstitial address that echoes the rollicking world of imagination in Federico Fellini’s 1963 film 8 ½ and also seems appropriate for Arbus, who is known for her portraits of marginal and between-the-cracks individuals. Together with the main house, the former stable, which was built in 1889, is listed for sale with Halstead Property for $13.5 million. Arbus was already renting the two-story back house when it was purchased in 1962 by Thomas Bruce Morgan and Joan Tarlow Zuckerman Morgan, who moved into the street-facing front house with their two children. Mr. Morgan was a reporter for Esquire, Life, and Harper’s magazines, and later became press secretary to Mayor John V. Lindsay of New York and editor of The Village Voice. The first time the Morgans visited their future home, a comfortable house on three levels above an English basement, they brought along their daughter, Kate Tarlow Morgan. Kate was eight, just a month older than Arbus’ younger daughter, Amy. “It was a spring day, and Diane was there,” Ms. Morgan recalled. “I remember very clearly being outside on the street with Amy on the stoop, and the sun was shining on her hair; she had really thick, curly hair, and I thought it was beautiful.” Amy Arbus and her older sister, Doon, slept upstairs in the former stable, where the hay-loft opening in the facade had been partially bricked up and fitted with a double-hung wooden window. Diane slept on the first floor, with her sleeping area separated by a hinged, driftwood screen on which she hung her photographs. The kitchen, renovated today, was at that time a simple affair marked off by diaphanous curtains. Once the Morgans moved in, the front and back houses became permeable. “Amy and I would flow back and forth between the two homes,” Ms. Morgan recalled. “I would look at Diane’s tear sheets pinned to her board or screen in her house, and she would take us places and I’d watch her photographing humanity. She taught me how to talk to strangers.” Judith Stonehill, an author and preservation advocate who bought the two The hidden former stable at 131 1/2 Charles Street buildings from the Morgans in 1968 with her architect husband, John, said that an old man appeared at their doorstep in the early 1970s and announced that his father had been the horseman for the stable. “He showed me where the horses were kept,” Mrs. Stonehill recalled during a recent tour of the former stable, pointing to vertical scars on the eastern wall of the first floor, where the side walls of stalls once attached to the brick. “He said the family lived upstairs.” It must have been pretty snug up there, as the human residents shared the second If you know where to look, Greenwich Village is full of rabbit floor with the hay loft. “I remember Sidney Poitier coming to dinner. He walked like a man wearing a cape with a cane and a top hat.” Charles Lane marks the northern boundary of Newgate State Prison, opened in 1797 and torn down in the late 1820s, shortly before the brick Federal house at 131 Charles Street was constructed for David Christie, a stone cutter. The house is spiffily restored, with a brownstone stoop and wrought-iron railings leading to a door flanked by slender wooden Ionic columns. In the late 19th-century, it appears, an owner came into a bit of money and added a Victorian lintel above the door. Today’s eye-popping price tag notwithstanding, the house was built for only about $2,600, and such rowhouses were considered nothing fancy at the time; almost all of them were the homes of stonemasons, builders or carpenters, according to a city report issued when the building was designated an historic landmark in 1966. Early tenants included a cooper and a dry-goods merchant. One resident, Martin O’Boyle, achieved notoriety in 1903 when he was arrested as a ringleader of 200 affronted Irishmen who disrupted the performance of an Irish-lampooning play by
hurling “bad vegetables and worse eggs” at the actors, one of whom, The New York Times reported, was playing a “red-headed Irish policeman with green whiskers.” By the 1950s, the house was subdivided among three families, including a public relations professional named Ray Hoffman and her husband, a newspaperman for The New York Post. The building was so poorly heated that Ms. Hoffman and her guests sometimes sat huddled by the fireplace wearing blankets. But the problem was eventually solved by an old policeman from the station house next door. “One cold day I mentioned to him that we had no heat,” Ms. Hoffman wrote in a 1979 letter to Mrs. Stonehill. “Shortly afterward we were a stonished to see a file of uniformed New York’s finest walking into the house, each carrying a thick log. Where they got them and how ‘Kelly’ organized the parade, we never knew. But after that, about once a week, there was a file of policemen silently walking through the house carrying logs on their shoulders for the
fireplaces. It was impressive and moving— like some sort of ritual.” Life was more comfortable when the Morgans occupied the entire house a decade later, often receiving visits from cultural luminaries. “My father was quite close to Julie Andrews, and I remember Sidney Poitier coming to dinner,” Ms. Morgan said. “He walked like a man wearing a cape with a cane and a top hat.” Through the years, the diaspora of residents of 131 and 131 ½ have kept in touch to an uncommon degree. Several have come back to visit, and in July Ms. Morgan, a choreographer and urban archaeologist who now lives in Vermont, accepted Mrs. Stonehill’s invitation to sleep over in her childhood home. The recollections the visit evoked came to Ms. Morgan in the unfurnished, transitional spaces of doorways and hallways. “In the tabula rasa of a doorway, I could feel, ‘Oh, I’m walking into my parents’ bedroom,’ or ‘I’m being chased by my brother,’” she said. “It’s a very palpable way of having memories in the in-between spaces of an old house.” One of those memories was of Diane Arbus, heading out through the property’s most vivid in-between space of all, the rabbit-hole tunnel, to photograph the characters who inhabited the margins and interstitial spaces of the city. “I remember seeing her with two or three cameras crisscrossed across her chest,” Ms. Morgan said, “going through that alley to work.” ✦

ydia Hearst is not your average heiress. Sure, she’s got the standard bases covered. There’s the astronomical wealth thanks to grandfather and publishing magnate William Randolph Hearst, whose stature was immortalized in the movie Citizen Kane. There’s the tabloid-worthy family drama. Mother Patty Hearst was abducted and brainwashed by a terrorist group, the Symbionese Liberation Army, at the age of 19 in 1974 and served time in prison for crimes committed while under their control before her sentence was finally commuted by Jimmy Carter in 1979. Shortly after her release Patty married one of her bodyguards, Bernard Shaw, with whom she had two children—Gillian and Lydia—and remained with until his death in 2013. Lydia has dated a solid string of high-profile men, including actors Kevin Connolly, Jeff Goldblum and Justin Bartha among others, before settling down with her current boyfriend, TV host and CEO of Nerdist Industries Chris Hardwick.

Finally, there’s her exceptional and unique looks and an heiress-favored career as a model and actress. Lydia, who is the perfect embodiment of the big-eyed, doll-faced look favored in fashion in the early 2000s, spent roughly a decade as a top model before slowing down of late following a turn as a judge alongside friend Naomi Campbell on the reality TV show The Face. Although she has dabbled in acting for years, she’s now diving into that career full steam ahead, having shot five films and a TV show in the last year. But, despite all the makings of your standard socialite, Lydia is a decidedly different breed.
W
hile cousins like fellow AVENUE cover subject Amanda Hearst were raised in New York and the Hamptons, Lydia and her sister Gillian spent their childhoods outside the New York circles in Wilton, Connecticut. She attended the local public high school and enrolled briefly at nearby Sacred Heart University before being plucked from relative obscurity by Steven Meisel for the cover of Italian Vogue. “My childhood was pretty normal, all things considered,” Lydia says. She did spend time on the set of John Waters movies watching her mother act, beginning with Cry-Baby when she was in preschool, but she lacked the awareness of that it was especially unusual. “I thought it was exciting and fun to see this whole magic movie world, but it was a different era,” Lydia says. “You couldn’t Google. People didn’t have cell phones, people weren’t texting. Even the whole concept of tabloids and paparazzi—it existed but not to the extent that it is today. Privacy was very different. It was something that people actually had.” She was lucky that the paparazzi weren’t documenting her back then. Her outfit of choice? A fluorescent pink or purple turtleneck with leggings, and mismatched socks with jellies, topped off by a scrunchie. “It was a terrible look, but I was so proud of and so passionate about it. I don’t know what I was thinking, but I thought I looked amazing.” Lydia and big sister Gillian were close from the beginning, riding horses, swimming, biking and drawing together. “The close bond that we had as children grew into a lifelong bond and friendship,” says Gillian.

Today the two live in the same apartment building on West 57th Street, close to both Hearst headquarters and Central Park, where Lydia gets to playing doting aunt to her two goddaughters, ages 1 and 2, whenever she’s in town. A “big kid at heart,” Lydia loves running around and playing with them. “Growing up, Lydia was kind, caring and adventurous. I think part of Lydia’s charm is that she has maintained a lot of those qualities. She still looks forward to experiences and what each and every day brings,” Gillian says. Lydia’s energy is seemingly boundless, and she pours it into all sorts of odd and eccentric hobbies and interests. “Right now I’m learning to ride a bull. I’m not talking the mechanical bull that’s in a random bar. I’m talking a real, live 1,500-pound bull. It’s just something I always wanted to try.” Lydia says. Always obsessed with watching professional bull riding, she decided to enlist rodeo legend Gary Leffew to teach her the ropes. “I’m not bad actually. I mean, I’m sure he’s putting me on more of the weenie-esque bulls, but it’s still a bull.” Before taking on this latest challenge, she went to circus school and mastered motorcycles. “I have a brain that never shuts off, and I love staying stimulated and active, which is probably why I’ve learned so many different skills. I feel like there’s 24 useful hours in every day, so why not use them? What else are we going to do with life, really, if we’re not always living and growing?” Lydia muses.

he has found a partner-in-crime in boyfriend Chris Hardwick, an actor, comedian and TV host, best known at the moment for being the host of talk show Talking Dead, which follows The Walking Dead on AMC. Their high jinks are documented all over Instagram, although Lydia cringes at the mention of selfies—“Chris is one of the best and most famous selfie takers ever and I never know where to look. I always look confused; it’s just awful.”

heir courtship was a drawn-out one. They didn’t go on a date for seven months after first meeting on the set of his show and then most of their first month together took place over FaceTime thanks to their crazy travel schedules. But it wasn’t long before the two were spending holidays with each other’s families. Lydia’s face changes whenever she talks about Chris. She blushes and smiles and giggles. “I don’t think I knew it was possible to be this happy,” she says, clearly head over heels in love but declining to talk about future plans. “I don’t want to jinx anything!” They match each other’s feverish energy level and love of childish antics while sharing an obsession with horror films. Lydia’s passion for the macabre extends beyond fandom though—from her 30-pound Egyptian Mau named Anubis after the Egyptian god of death to a résumé that includes an increasingly length list of dark roles. This fall alone, she comes out in three such roles. In September, she will star in #Horror, Tara Subkoff ’s directorial debut, alongside Chloë Sevigny, Taryn Manning, Natasha Lyonne, Timothy Hutton and Balthazar Getty. She follows that up with a role as a “disgusting junkie” in Condemned. Then, the day after Thanksgiving, her TV show South of Hell premieres as an eight-episode series on WE TV. In that show Lydia stars alongside Mena Suvari in a tale of “demons, obsession, possession, drugs, and good versus evil.” “I’ve played some really messed-up roles,” Lydia admits with a grin, relishing in describing the makeup applied to make her look exceptionally disgusting. “I love the more sort of intricate and detailed, and maybe a little more grotesque. I pretty much wake up smiling every morning, so it’s a little exciting to go to work and be so dark. Especially coming from a background in fashion, where I got to dress up and be pretty every day, I’m a little bit more drawn to the more vile roles.” There seems to be no length Lydia won’t go to for a juicy role or a great shot, as anyone who has seen the work of friend and photographer Tyler Shields can attest to. The

two run around the world going on adventures with their friends and taking over-the-top pictures. On every trip Lydia brings two suitcases—one with her actual clothes and one full of her “if I feel like shooting something awesome” clothes. “We have done a lot of crazy things,” Tyler says. “She once jumped off a building for me, flipped herself across a street, ate an entire bucket of fried chicken and rode a train nude. She—again nude—climbed a 100-foot mountain of obsidian for a photo. It was one of the most daring and badass things I have seen anyone do in a long time!” Their most recent collaboration was a bit tamer but far more personal. Chris, Tyler, Mena Suvari and a group of friends joined Lydia as she returned to Hearst Castle for the first time since she was three years old and took a series of romantic, retro images throughout the property.
L
ydia is in the midst of launching an organization to conserve, restore and preserve the property—a piece of history that bears her surname. The extravagant home of William Randolph Hearst, which was frequented by the Hollywood and political elite in the 1920s and 1930s, is a National and California Historical Landmark open to the public, yet no major restoration work has been done on the property since its original construction. She is working alongside Friends of Hearst Castle to get the organization up and running and hopes to launch by next summer with an event she’s considering calling the “Young Entertainers White Tie Soiree.” “The castle is a piece of history that I want to save for the future,” Lydia says. “The ceilings were actually collected from places all over the world, often from either Spain or Italy, and the rooms were built around these ceilings, so the ceilings themselves are a work of art.” What’s an heiress, even one as unique as Lydia Hearst, without a touch of the traditional? ✦ Crepe de Chine Blouse by Chloé and Grommet-Detail Suede Skirt by Sonia Rykiel. Style icon Nan Kempner’s grandchildren Meggie and Chris Kempner are building a business out of their lifelong exposure to chic by Haley

undays in Greenwich, Connecticut are probably not all that exciting for the most part, but for Meggie Kempner, growing up, it was the day her grandmother Nan Kempner—and her famously impeccable style—would come visit. “Getting dressed every day was such a big part of her life, and she enjoyed it so much,” says Meggie. “It was contagious.” It certainly was. Meggie, now 28, and Chris Kempner, 30, her older brother, have started a women’s fashion line called Kempner. Meggie leads the creative direction and says she is indelibly influenced by Nan’s style, but translates it for a more modern woman: “It’s different in the fact that she was running around in couture!” says Meggie. “But she loved to mix and match. She had designers that she loved, but she never really wore one designer; she loved the aspect of styling.” Meggie also took careful note of her grandmother’s classic New York poise and tries to emulate it in her designs. “One of the funniest things about [Nan] is she is so well-known for her clothes, but she was such an entertainer,” says Meggie. “I don’t know how she did it! She always knew the right mix of people to bring together so everyone had a good time; she had some sort of like secret talent. The meal was perfect, the music was perfect, the lighting was perfect, the group was perfect and the table settings were always beautiful.” Many of those legendary New York hostesses are gone, and the understated elegance has been replaced by a much more grandiose style. Apartments and houses are larger; help is visible; food is trendy; drinks are branded; and style and comfort are oftentimes mutually exclusive. “I’m trying to bring my grandmother’s New York back. New York is so special to us; we grew up here and now our office is based here. When I’m designing, I’m thinking about what New Yorkers are wearing and the New York lifestyle—it’s all about being able to transition from the office to going out, because how often are you able to go home and change?” “Her personality was bigger than anything she was wearing; she was such a character,” says Meggie. That is the part of Nan’s spirit that she most hopes to capture in the Kempner collections; they’re designed to be suitable for a variety of situations—to take a woman from school drop-off, to work, to a dinner party—with one mantra carried throughout: “She always looks polished,” says Meggie. Going back to those Sundays in Greenwich, “My grandmother would be wearing Levi’s 501s, a white buttondown—which she always tied up around her belly button—and a sweater around her shoulders, with fun shoes and a fun bag. Even when she was just being totally casual she just looked so amazing,” Meggie remembers. “I couldn’t wait to see what my grandmother was wearing because it was never something you would have pictured together, and definitely never something you would picture your grandmother wearing!” Chris wears his own clothes and Meggie wears a Perry Dress from the Kempner Fall 2015 Collection SEPTEMBER 2015 • AVENUE MAGAZINE | 93

unnily enough, Chris and Meggie are the first Kempners to make a real foray into the fashion business. Nan was an icon, along with being a contributor to French Vogue and Harper’s Bazaar,, a consultant for Tiffany & Co., and working as an international representative for Christie’s. But she never designed. Meggie and Chris’ parents’ careers have been in finance, and their younger sister, Nina, just graduated from Yale with a degree in art history. For Meggie, fashion was a natural progression and a longtime passion, but founding a brand was still a major decision that ultimately hinged on her brother’s trajectory. “I was at Ralph Lauren for four years, and at that time I decided that I really wanted to go out on my own,” says Meggie. “Coincidentally, my brother was graduating from Harvard Business School and he was like, ‘If you’re really serious about this, I’ll do it with you.’ It was perfect timing.” For Chris, who handles the company’s business and operations, fashion was never an industry he thought he would enter. “My background is in finance, and this is just so different. I’m always so impressed just to witness the creative process though. It’s fun for me to layer on my own skill set.”

They will show Spring 2016 on September 10. They are getting ready to add preseason collections to their line and expanding from wholesale to direct-to-consumer with an e-commerce site. A brick-and-mortar store is an eventual goal for their brand.

s for the brother-sister duo working together, they both say they love how direct they can be when communicating with each other. “We’re 18 months apart, and she is probably my best friend,” says Chris. “It’s a relief because I’m coming from very formal, institutional settings where there is a certain etiquette and politics, restraint. I don’t have to do any of that with her—I just tell it like it is,” says Chris. I had to ask what it was like growing up in the male-minority Kempner clan. “It’s funny because I’ve always had these very powerful feminine influences in my life that have told me how to dress and how to look accordingly,” says Chris. “But over the years I think I’ve developed a little bit of my own style and a sense of myself. Living in New York and allowing whatever you’re wearing to be this outward expression of yourself is cool and fun and creative. Unfortunately, very few of my creative manifestations come out in our line. Or actually that is probably fortunate for our brand! “I was told no T-shirts allowed today,” he adds, indicating the strong female fashion stances around him haven’t entirely fallen by the wayside. But he doesn’t seem to mind—as any smart financier would agree, when your advisors come from the best stock, you have to at least consider their opinions. ✦

AVENUE: Do you feel the current financial crisis in Greece and Puerto Rico will affect the New York real estate market? Burger: The United States has been a safe harbor for foreign capital, and it continues to be so. I don’t think that Greece or Puerto Rico will put a damper on what is coming to New York. In some cases, turmoil even helps you, because, again, it’s a safe harbor. Baquero: I see crisis as a good for New York City—as long as it is not taking place in New York City. We see a lot of flight capital coming in from many different parts of the world. Whenever there is economic crisis, we see money looking for a safe haven, which often means investing in hard real estate assets in the U.S. or depositing funds in U.S.
to protect your money from devaluation, you either convert to U.S dollars and deposit in U.S. accounts or you invest in U.S. durable goods like real estate. And while a strong dollar often hits valuations for U.S. companies doing a significant amount of business abroad, we don’t see the same impact to value in real estate. Witkoff: When sales numbers slow down in the market place we get calls from lenders and private equity funds asking, “What are your sales like? Do you think that’s the end of the condo market?” We have our finger on the pulse because we’re selling every day. We opened 111 Murray three weeks ago and already have 78 contracts out, most of which have been signed. The last few months, I’ve repeatedly been asked, “Are we in the fifth

When things are shaken up, foreign (and even domestic) investors start looking elsewhere and New York City is one of the great cities of the world. Feldman: Keep in mind that less than 25 percent of all buyers in New York are foreigners. You do have some buildings that are foreign-centric, but overall the impact is still de minimis. Our local buyers are nationals moving to New York or suburbanites moving back; it has nothing to do with what’s happening in Greece or on the currency exchange. Zeckendorf: I’ve always worried much more about the U.S. economy than the New York City economy. I agree with everyone else—I think that what’s happening overseas can either be neutral or a benefit for New York City. Burger: The downside is the dollar is stronger, and so it’s more expensive for foreigners to invest here. Baquero: That said, it does typically cause a speed bump, because it’s like, “Let’s see if I can wait a little longer to see if the dollar weakens, then I’ll go into the market.” But even despite a strengthening dollar, investment typically remains strong in New York. Ultimately, if the U.S. dollar is strengthening, there’s a global economic reason for it. Generally, that is the weakening of non-U.S. economies. If you want
employment market of any city in the U.S; and it has a substantial amount of direct foreign investment. From a pure real estate perspective, as an island it’s a limited resource, coupled with a true scarcity of “A” locations; and in addition highly regulated from a zoning perspective. Burger: There is an abundance of product on the market, and there’s more coming. Today, it’s really important to differentiate your project. We create projects with great views, great quality design and finishes. We are currently selling 30 Park Place, which is the Four Seasons Luxury Residences downtown with 157 units on top of a Four Seasons Hotel; we have sold 113 of the units. Then there is One West End Avenue, which is at 59th Street, and similar to Steve’s experience, we Ziel Feldman
inning or the seventh? Is it the ninth inning?” As if it’s a baseball game. I almost find that kind of talk amusing. Feldman: Things can change very quickly. This market can become fickle if capital starts to hesitate. It’s like the herd mentality in the stock market. Witkoff: If you go to any credible construction lender and ask them what city they want to lend in, it’s always New York because of the pricing power.
AVENUE: What is your particular niche in the market, and what significant projects do you have in the works or in the pipeline? Baquero: We’re doing a beautiful project on East End Avenue—it’s called 20 East End— it’s a highly nuanced, highly detailed, very sophisticated project. It’s a Robert A.M. Stern– designed project through and through. As a whole, for developers like Corigin, projects have become a little bit smaller than they were in ‘07. The 200-, 300-unit buildings are not as prevalent in the market as they once were. We’ve moved into highly designed, boutique buildings. New York City has unique fundamentals that other U.S. cities don’t possess. It is typically the last city into recession, and the first city out; it has the most dynamic
opened four weeks ago and sold 110 units in four weeks; 82 of those are signed contracts. Most of those buyers are domestic, more so for One West End than the Four Seasons, because the Four Seasons is an international brand, but we’re still about 65 percent domestic and closer to 80 percent for One West End. Both projects feature marquee architects: Robert A.M. Stern for the Four Seasons and Pelli Clarke Pelli Architects for One West End, and Jeffrey Beers handled the interiors. Feldman: Because I’ve been through many cycles, we set out on a plan to diversify our portfolio in different locations in the city as well as from a price perspective. We cover price per foot ranges from as low as $1,500 a foot to as high as $7,000 a foot. Supply and demand are as strong as ever because developers were developing 12,000 to 15,000 units per year in ’05, ’06 and part of ’07 and now it’s only 6,000 units. ally, there is now a lack of inventory, further fueling pricing. Like many of the people in this room, we live with the fear of failure. That’s why we sold 150 Charles so fast: that’s the business we’re in—build it and sell it!
AVENUE: Are there certain trends happening in certain neighborhoods? Baquero: Despite the scarcity of true “A” locations, these days, the whole city is nearly fair play now. It used to be very specific pockets but not anymore. Twenty years ago, you wouldn’t have thought of living in certain parts of downtown or uptown. Who would of bucks on a piece of dirt on the West Side Highway. Our current projects include the Halcyon on 51st and Second with a price of $1,900 a foot. On the West Side we expect to be doing smaller apartments in the $4 to $8 million range. We’re selling product on the Upper West Side, and a requirement is buyers want to move in within the year, which is possible when you are renovating an existing building. Although we are seeing price resistance in certain areas, if they’re priced well, they’re flying. Take 53rd and Eighth, a project we did in a postwar building: we’re selling a unit every other day at $1,750 a foot. Three-bedroom apartments that are $2 million. It’s what we call approachable, affordable, luxury living. Zeckendorf: Starting in 1997, Arthur Zeckendorf’s and my sole focus has been super luxury. One of the advantages of owning a brokerage business—Brown Harris Stevens and Halstead—is brokers would come to us and say, “We need large postwar apartments, but there’s just no stock out there.” So we built 515 Park, which at the time—this is back in 1999, 2000—the average apartment size was 4,000 square feet, which was unheard of for postwar construction. Then we built 15 Central Park West with a similar philosophy. Our most exciting current project is 520 Park Avenue. There are 33 residences in a 900-foot-tall limestone tower, and every apartment is about 4,500 to 5,000 square feet. The architect is Robert A.M. Stern. Witkoff: The most robust segment in the market is the super-high end. In all of our developments sales are just unbelievable. There’s not much shortage of demand at the high end of the marketplace. Downtown has been outpacing the market, and addition-
inventory. Anything below $3.5 to $4 million is flying off the shelves. The bigger units are moving but just not as fast. Zeckendorf: There were quite a few gut renovations in the buildings we built before 2008. For some apartments, almost everything we installed ended up in the garbage. We don’t see this anymore in our buildings. Since 2008, virtually every buyer is moving in, painting, doing slight decoration, and furnishing. They’re buying new construction and they want to get in quickly; they don’t want to spend a lot of money decorating. They like the job you did and are just moving in. I think it’s really just a different mentality—they don’t want to

have ever thought that the Lower East Side, the Bowery or Hell’s Kitchen would have gentrified to the extent they have? Now all of these locations are definitely on people’s minds. You have accessible schools, organized retail and new developments all over the city and rezoning’s, like the rezoning of Chelsea, have created amazing neighborhoods. Personally, I see great opportunities in Upper Manhattan. I’ve got friends buying town homes in Harlem, and they just love it. There is undoubtedly a widespread gentrification growing throughout the city. Witkoff: New York is a great city. As I was here this weekend, I was able to observe how energetic and vibrant New York is. It’s a fabulous place to live. There’s very little crime. It’s extraordinary, there’s no question. You can walk it, you can navigate it, the weather patterns are great. Mayor Bloomberg’s tech initiative was nothing short of incredible. We’re the second largest generator of tech jobs and we actually have a much more balanced economy than almost any city in the world today. You can actually make a real living here. That’s why people ultimately come and why you get pricing power here.

AVENUE: What are people asking for? What are some must-haves? Witkoff: Amenities. Every one of our projects is more focused on amenities than ever before. Our building, 150 Charles, has probably close to 17,000 square feet of amenities. These have become extensions of the apartments. Our newest project, 111 Murray, has even more extensive amenities. There are two pools, a hammam, a spa, a lounge, a dining room and demonstration kitchen, a theater,

Baquero: Good programming of a building is key. In our East End project, instead of doing the majority of units as oversized fiveor six-bedroom apartments, we focused on the 3,000-square-foot range, but we programmed the rest of the building and its amenities to be an extension of your home. So the programming gives you access to building’s features and amenities as if you had a 20-room apartment that included these amenities. For example, we have a library finished at a very high level of residential detailing–silk rugs and “found” and custom pieces of furniture; a billiards room with a private bar, including Steven C. Zeckendorf: For us, the health club operators typically do classes and the like. When we built the restaurant at 15 Central Park West I was positive that it wasn’t going to last six months. In the history of New York City, there have been three restaurants in buildings, and all three were rarely used. Then we built the 15 Central Park West restaurant, and when we closed it down for two weeks in the summer, residents complained, and now it’s running year-round. That’s another great focal point to create events in the building. They have lunches, dinners, speaker events. Burger: Our 30 Park Place residents will have the ability to participate in everything that’s happening at the Four Seasons Hotel.

Burger: The buyers have become more sophisticated and they’re looking for views and for ceiling height; they’re looking for multiple zones in the HVAC package and they’re looking for great finishes. Zeckendorf: The brokers have become more educated, the clients have become more educated—there’s more choice.
AVENUE: Do you create events within the buildings to make sure this amenity space gets used?
Baquero: People are willing to pay for luxury but you have to deliver. That’s what leads to use by the residents. Luxury is an everevolving and moving concept. What was luxury 20 years ago is perhaps considered a standard today. It’s this captivating concept that we, as developers, are consistently chasing in an effort to either meet or exceed the market expectations of what luxury is at that moment in time. Developers perpetuate the existing trends, but are continually challenged by them.
available. There might not be another project that has Central Park views, but there’s going to be another project that has big windows, certain views, all the amenities and finishes. There doesn’t seem to be as much of a sense of urgency with the buyers, which means you really have to deliver on the product.
AVENUE: What does the future hold? Witkoff: We are cognizant of the low interest rate environment, but that notwithstanding, we continue to find opportunities in the market. Due to four key factors, the United States is an attractive region to invest in. Those factors are 1) strong labor markets, 2) thriving tech sector, 3) energy self-sufficiency and 4) developed capital markets systems. Comparatively, Europe does not meet any of these criteria. That’s why people come here— this is where the investment opportunity is. Baquero: I believe the immediate future for New York City is a bright one. But, we have to stay focused on being steadfast ambassadors of New York City and ensure that we are vigilant in illustrating the potential shortfalls and instability of investing in other markets. By and large, investing in New York City is investing in blue chip real estate. People who are investing here understand that real estate is a true asset class that is critical to include as part of their balanced and diversified portfolios. ✦

Feldman: In the super-luxury market, there doesn’t appear to be, but in your sub-$3,500a-foot market, I think there is total dollar sensitivity. Burger: The issue is there’s more available today, so a buyer doesn’t feel pressure to make a decision to buy because there’s not going to be anything else. There’s always going to be another project that’s going to be

The purpose of Fair Housing laws is to make certain that everyone is treated fairly and equally and not discriminated against.
o protect everyone’s rights in housing, there are important Fair Housing laws that underlie the principles of American culture. There are federal laws (based on the Civil Rights Act and the Fair Housing Act), and there are New York State laws and New York City laws that govern Fair Housing. In New York City we adhere to all three. Specifically protected categories are age, citizenship, familial status, handicap/disability, marital status, national origin, occupation, race, religion, sex, sexual orientation, and lawful source of income. The purpose of Fair Housing laws is to make certain that everyone is treated fairly and equally and not discriminated against. Although real estate brokers serve their clients in a fiduciary capacity, these laws—rightfully so— supersede these obligations. Sometimes, for even the most concerned and lawabiding citizens and professional brokers, this can be neither intuitive nor obvious. Some acts that may stem from a sense of kindness or concern could be discriminatory and actually break the law. For example, one might think that a broker is doing a good job by not presenting property that lacks handicapped access to someone who would benefit from it. That practice, however, would be a violation of law as it is a form of discrimination. These laws are good. Diversity is what makes our city so vibrant and productive. Real estate agents are trained to ensure that customers and clients are treated according to law. ✦

AVENUE: What are the key factors shaping the outlook for today’s financial market?
LAROSA: Unemployment of youth in Greece, at 49 percent, is particularly troublesome.
GUERNSEY: Interest rates. We also have a little bit of an IPO tech frenzy going on with overvaluations, trade, and the price of oil. There are broader international subjects starting with Greece and Puerto Rico, and we may be eliminating the nuclear bomb threat in Iran.
HOFFMAN: The global economy and the impending interest rate increase by the U.S. Fed are the key focal points for financial markets. We at Northern Trust believe that steady economic growth globally, coupled with low interest rates, low inflation and accommodative central bank policy, will continue to be supportive of risk assets.
LAROSA: Janet Yellen and the Fed are front and center. It’ll be interesting to see if rate hikes begin in September. This time around implementation will occur more gradually than it has in the past. LEE: People seem to be taking on more risk. The equity market continues to shrug off world events. It’s just amazing that big news events which in years past would have caused weeks or months of questions about the equity markets now cause the market to go down and then right back up the next couple of days. LAROSA: China is interesting due to the lack of transparency or clarity. For the Chinese, weakness in the markets could be perceived as weakness in the government. As a result, the government will take every measure available to prevent that perception from becoming reality. GUERNSEY: Greece represents 0.3 percent of the world’s GDP, 0.4 percent of stock market capitalization. Citizens are retiring at age 62 and receiving 95 percent of their average salary. And there are only a few people who declare that they make more than $100,000 dollars a year in a country of 11 million people. Greece is a very old story.

So despite Greece and Puerto Rico or China slowing down, a sale doesn’t go by where we don’t see record prices being made at auction or hear about a spectacular value in a private transaction. And it could be for a painting, a sculpture or a vintage automobile. In 1990 a Japanese buyer bought a van Gogh, and that painting held the world record for 14 years. Now world records occur at almost every sale. GUERNSEY: When I was at J.P. Morgan, we were called to “The Factory” to try to figure out what Andy Warhol’s art was worth. There must have been 4,500 pieces. With so much art, we valued the entire estate at $25 million— now one painting sells for $35 million.
LEE: These valuations are part of a rising consumer class globally as well as a rising consumption class at the very high end. FIAMMA: In the recent past the art market was very much dominated by the United States and Europe; when one of those economies was in recession, the art market slowed down. Now it’s completely a global phenomenon. And so if the United States isn’t buying, Asia’s buying or Russia or the Middle East is. AVENUE: What hard assets are popular today? LEE: New York City real estate is a hard asset that the globe perceives as a store of value. This is a phenomenon no one could have predicted. When we talk about these long-run trends of an emerging global consumer class, it has a potential to just shift the entire consumer landscape for years and generations to come. GUERNSEY: To put this in perspective, the best performing asset of any asset I have is an antique Indian motorcycle. It has appreciated 20 times in a 12-year time frame. FIAMMA: For the 10-year period ending in the fourth quarter of 2014, the S&P 500 compound rate of return was between 92 and 95 percent. In that same period, a garage of vintage Ferraris returned about 495 percent. SHELDON: When thinking about real assets, it’s important to consider global supply and demand and the scarcity of the underlying asset. Today in many areas, there is an abundance of supply and lower demand. This has certainly been the case with oil recently. LEE: It’s driven those of us in wealth management to think of asset allocation beyond

While the housing market is starting to rebound, the rise in the rental markets could cause inflation. This is one of many indicators we continually monitor. GUERNSEY: We all have a capital market forecast. Over the next seven years we’re looking at on average a 3- to 5-percent increase in equities, and eight percent in private equity. It’s not a great, robust time. For our older clients they are little concerned about short-term volatility, but instead worry about the yield of their entire portfolio.
marketable, tradable securities, into things like farmland and timber and hard assets that, historically, you didn’t include when you talked about the asset allocation of a client. We used to hold people’s real estate off to the side as the place they live. If that happens to be a New York City apartment, you now have to think about it as an asset. GUERNSEY: What’s happening here is a couple who bought their four-bedroom apartment in the 1960s for $115,000 can now sell it for $15 million. They pay their 28 percent capital gains tax, move into a brand-new apartment building, outfitted with a health club, all new technology and security and concierge services, that costs $7 million. They then bank $5 million in their pocket or gift (tax-free) to a new trust for their grandchildren. That’s the trade which is going on right now. FIAMMA: What I find interesting is that when I travel around the country speaking to wealth advisors, it’s clear that 15 years ago they looked at collecting as a hobby their wealthy clients enjoyed. Now it’s a viable, alternative asset class that wealth advisors want to understand. They’re hungry to learn more about it. How are objects valued? What are the tax ramifications of sales? Can clients do 1031 exchanges? How are collections protected from loss?
SHELDON: When people are buying other types of assets for diversification, I think that’s a good thing. If they’re buying them as a substitute for something else, you have
risk that is appropriate for them is a highly individual and personalized decision, and that’s where an advisor helps. GUERNSEY: There’s a metric that’s always been there in asset allocation: your current age minus 100 dictates your allocation to risk and equities. If you’re 80 years old and not working, you need income, so you’re only 20 percent equities, 80 percent fixed income. If you are working and 30, you have a longerterm investment time horizon and can invest 70 percent of your portfolio in the market. Whether that’s old news, I don’t know. Generally, “This time feels different, but it almost always never is.” LAROSA: Because of the stability in the

One of the things I’ve heard that concerns me is people looking for higher yielding substitutes for fixed income. Sometimes there just isn’t a good substitute, considering the risks. One example might be longer-term government bonds. They may serve as a hedge to equity losses that is not easily replicated.

HOFFMAN: We continue to be constructive on both the real estate and stock markets as again central bank policy continues to support asset price reflation. The continued steady economic growth pattern in the United States supports the key drivers of each market as income levels are increasing and consumer balance sheets are strengthening. They are both important to our business at Northern Trust in that we are a banking institution which also has a major presence as an investment manager in the ultrahigh-net-worth and institutional markets.
SHELDON: Go back and look at historical environments that weren’t so rosy and stress test your portfolio against them.
AVENUE: How would you describe the general health of the real estate market and the stock market, as they relate to your business?
AVENUE: What impact is the loss of proprietary trading departments in banks having?
LAROSA: We believe the U.S. equity market is squarely in the middle of a long-term expansion. From this perspective we will not see the robust returns of the last five years.
LEE: Our advice is to be fully asset allocated and to stick to your plan. That’s exactly what the market calls for. Getting to that right asset allocation where people can take

LAROSA: We begin our client conversations by asking when was the last time your financial plan was reviewed? This gives us an opportunity to assess the overall financial health of the client. LEE: The “How much do you need question?” is so important. It’s amazing to me how many folks ask questions like “What are my portfolio returns?” and “How did this investment do?”; however, when you ask “How much do you need?” they don’t know.

SHELDON: It’s art until you’re willing to sell it. AVENUE: What happens when the Fed raises its rates?

LEE: Markets like known versus unknown. Right now it’s the unknown known, we know that they are going to, it’s just when and how much? GUERNSEY: You can make a case if this doesn’t happen, it might not happen until 2017 after the elections. We might have a respite for another 15 months and the market will just go up from here.
HOFFMAN: Our focus on a life-driven investing approach is designed to give our clients increased confidence that they will be able to achieve their financial goals. To better understand “what could happen,” we map out a comprehensive plan that considers the financial goals that a client has during his or her lifetime and match them up with an investment solution set that is best designed to meet those goals. FIAMMA: We are seeing an interesting shift in collecting trends with respect to some baby boomers inheriting their parents’ assets. As their parents pass away they are selling the art and jewelry and buying things like watches and vintage cars and wine, things they want to collect. GUERNSEY: I was with a client recently looking at his Rothko that he bought 35 years ago. I asked, “When was/is it art and (at what value) did/does it become an investment?”

SHELDON: People have been busy trying to call when rates go up and it certainly didn’t work well last year. A high percentage of investors expected rates to move higher, which didn’t happen. I think it is more important how fast and how high the Fed might raise rates more so than when they start. AVENUE: Hypothetically, given what’s going on in the economy and the world, where would you have your clients put their money?
including those with a focus on the environment, social equality, religious values and a host of other topical areas. We even have a strategy that focuses on women and girls. If you educate and pull more women into the economy it changes the world. LAROSA: People want to make socially responsible choices and invest in companies that have good environmental, social and governance (ESG) practices. Greater diversity and incorporation of ESG practices has been proven to result in better-run companies. The next generation of investors is educated and has many tools at their fingertips when selecting an advisor. SHELDON: There’s clearly a trend here because I’m having more conversations than ever that center around “What are we trying to leave as a legacy?” ✦ Andrea Doyle is a freelance journalist and president of A Doyle Communications.

GUERNSEY: The LGBT community, because you basically equalized hundreds of thousands of people with this Supreme Court ruling, which will mean about a $3 billion increase to the American economy. LEE: For those with an interest, I’d suggest taking a look at impact investing. I am having more conversations with clients lately, particularly as younger generations start to get involved with parental affairs, about investing in areas where their money will do good. From a Manhattan penthouse to the sandy shores of Long Island, it’s been a banner season for the Waxman Foundation
T
he ultimate social events of the summer season opened on May 20, 2015 at the spectacular New York City penthouse residence of Andrea Stark. Ms. Stark opened her luxurious duplex home to the second annual “Collaborating for a Cure High Tea and Fashion Presentation,” a by-invitation event that gathered more than 90 notable ladies from the tri-state area to support the research efforts of the Samuel Waxman Cancer Research Foundation. This year, the event was co-chaired by Pamela Morgan, Andrea Stark, Sharon Bush, Jane Pontarelli, and Lauren Lawrence. The event featured looks from American designer St. John’s pre-fall 2015 collection, which included a selection of flattering knits, fluid silks, and touches of leather. A feastfor-the-eyes high tea buffet table showcased artfully-crafted sandwiches, sweets and finger food, generously contributed by CxRA, a division of Restaurant Associates. From there, the whirlwind of activity moved on to the vacation playground of the Hamptons. The 11th annual Hamptons Happening culinary showcase took place July 11 on Maria and Kenneth Fishel’s Bridgehampton pastoral grounds. Every year, the event— co-founded by Marion Waxman and Laurie Schaffran—honors distinguished names in various industries. This year, the Hamptons Happening honored Marc Leder, co-CEO of Sun Capital Partners, Inc. and Bobby Zarin, chairman of Zarin Fabrics and notable real estate developer. For the past three years, a fashion luminary has also been honored, with this year’s distinction going to St. John. The art of cooking was complemented by the arts as Hampton’s celebrity artist Daniel Pollera created an exclusive beachscape image called A Path to a Cure for the event. The original painting, as well as autographed and numbered lithographs and posters, were sold with a percentage of proceeds donated directly to the foundation.

Later in the Hamptons, festivities segued from “tea” to “tee.” On July 16, the Waxman Foundation hosted its 33rd annual golf tournament and dinner at the Creek Club in Locust Valley, NY. Eighty golfers, friends, and supporters of the Foundation took to the greens of this exclusive golf course to raise money for the cause. Attendees at this high-energy and fun event were philanthropists from the financial and real estate communities. The event’s committee heads included Dennis Herman and Gary Jacob, who helped organize the event alongside hosts Cynthia and Tony Shogren. As fall approaches, two boldfaced names in fashion will demonstrate their commitment and dedication to the foundation. St. John will join Tadashi Shoji in “Paying it Forward” for Breast Cancer Awareness month. In 2014 Tadashi Shoji paved the way by creating an exclusive scarf that was sold at his Las Vegas and Costa Mesa stores and through tadashishoji.com. This year, the designer created a versatile, pretty-in-pink lace tee retailing at $188. Proceeds from the tee, as well as 25 percent of sales in-store and online during the month of October, will be directed to the Foundation. Joining the October program is St. John, who will host a fashion show at their elegant Fifth Avenue store. 20 percent of sales that day and the following two weeks will be directed to the Foundation. Redefining Luxury AVENUE speaks with Samantha Sax, Executive Vice President of Marketing and Sales at Elad Group, about her career in real estate and new development How did you get your start in the real estate business? A passion for real estate, hotel development and interior design run in my family. My grandfather owned a kitchen design and manufacturing company. As a little girl, I would play with the stone and cabinet samples and design my favorite kitchen. My mother was an interior decorator who always taught me about clean design and quality finishes. I loved playing with all of the fabric samples and accessories and designing my dream home. My father, a successful hotel and real estate developer, taught me about the industry from the kitchen table, so to speak. I would sit on his lap at meetings and participate like an experienced professional. I was able to see, firsthand, what the industry was all about, and the more I was exposed to real estate and design, the more I wanted to build and design projects of my own. After attending the School of Hotel Administration at Cornell University, I worked for a hotel developer during the preconstruction phase of destination golf course, resort and mixed-use projects in Tangier, Morocco, and Sardinia, Italy, which included hotels, villas and other amenities. Before joining Elad Group, I served as senior marketing director at Douglas Elliman Development Marketing, where I managed the predevelopment planning, marketing and sales of new construction and conversion developments in Manhattan, Brooklyn and Long Island City, where I was involved in all aspects of development and planning from the ground up. After several years working at a brokerage, I wanted the opportunity to work for a developer. I have been with the team at Elad Group for almost three years. During my tenure, I have been exposed to all aspects of real estate development—from working with some of the world’s best architects and interior designers to establishing unique partnerships with brands such as Bergdorf Goodman, Fendi Casa and Lalique to supervising sales with some of the top real estate brokers in the country, in both New York and Los Angeles. You have led sales and marketing for many trophy properties, including 22 Central Park South and 250 West Street. What’s next in the pipeline? We recently opened One West End, a development by Elad Group and Silverstein Properties. One West End is the first of five buildings to be completed as part of the Christian de Portzamparc–designed Riverside Center Master Plan, which spans 59th to 61st Streets between West End Avenue and the Hudson River. One West End is poised to become the coveted new residential destination in the heart of a thriving new neighborhood, similar to the growth of Williamsburg over the last several years. “That’s something very unique about our company—from top to bottom, people truly love what they’re doing; it’s not just a job.” What distinguishes your skills from others in the field? Every project is unique, and to market a building, I really try to think of something that will attract the right buyer. Establishing a distinctive position is crucial for a project’s success. For me this means incorporating out of the box concepts. Although this approach may receive criticism from some, if you understand your buyer and believe in what you are offering, unique ideas are really what differentiate your product from others in the market. I often look to establish strategic partnerships with designers and renowned, like-minded brands that can bring an apartment to life or add an interesting new layer of context. At the Carlyle in L.A., we introduced curated model residences by Fendi Casa and Minotti, top brands that are well-known to our target audience. At 22 CPS, we created an exclusive suite of amenities and services for the building by establishing a partnership with Bergdorf Goodman, which provides buyers with direct access to the world’s most exclusive department store, enhancing the luxurious, private lifestyle of the building. The partnership with Bergdorf Goodman is one of my favorite partnerships to date, and I hope to establish several more just as fabulous in the future! Additionally, at One West End, we are working with Lalique, Christofle and Michael C. Fina—three luxury brands that accessorized our sales office. Eventually, as with the Bergdorf Goodman partnership, we expect that our buyers will accessorize their new homes with our participating brands. Finally, I think that the team you surround yourself with is more important than one’s individual skills. I have created a strong, trustworthy team to rely on to bring our ideas to fruition—from creative, to advertising to public relations. I have worked with many of these people since my first job out of college almost 10 years ago. ✦

hat is the best age for a facelift? It turns out that age is little more than a number when it comes to determining whether a facelift is appropriate for you. Early facelifts, which often gave an unnatural, pulled appearance, were primarily performed for men and women in their 50s and 60s. As the procedure evolved into one that produced a more natural appearance, the surgery began to appeal to younger patients who were showing early signs of aging. Today, while most facelift patients continue to be between the ages of 50 and 69, the age range has broadened considerably. Thanks to advances in the safety and efficacy of facelift procedures, patients in their 70s and even their 80s are now seeing the benefits offered by a facelift. When a surgeon evaluates a patient for this procedure, other factors become a higher priority than age; the patient’s overall health, expectations for the outcome of the procedure, reasons for wanting a facelift and the psychological health of the patient In 2011, the Cleveland Clinic did a study and tracked 216 facelift patients over three years and found that women over the age of 65 without significant health concerns did not have any higher risk for complications than younger women who underwent the same procedure. Additionally, I perform my procedures without the use of general anesthesia, further minimizing the risks associated with the procedure. Collaborative creations
Travel is part of the life I live and therefore inspires my work completely. Each destination inspires a season; our personal experience of the destination is then referenced in that collection.
My favorite items are always the ones on which we collaborate. In Antwerp, we collaborated with the artist Ysbrant van Wyngaarden on a Hanley Mellon print—his work, including the color palettes, movement, and stories, inspired us—as did working together and building a creative relationship with him. Also, I love bringing a little something home to my children— they are thrilled (even if it was just a souvenir from an airport)!

Queen Elizabeth opened the London season at Royal Ascot with her daughter, Princess Anne. Her son Prince Andrew brought his daughters, Princesses Eugenie and Beatrice, who both live in NYC, to the royal box to cheer on their grandmother’s horses, Dartmouth and Peacock. After the crème de la crème of international high society had donned their fascinators and top hats to frolic in the royal enclosure, Prince Charles hosted his annual parties for the American Patrons of the Prince of Wales Foundation. The trio of gatherings started with a reception at Clarence House, where Charles and his wife, Camilla, the Duchess of Cornwall, live. This historic house was built in 1825 and was the home of King William IV and later Charles’s grandmother Queen Elizabeth, the queen mother. Charles threw open the doors to his home sweet home, which was awash in blue and white ceramic planters filled with peach, pink and blue foxgloves for 50 guests, many of whom the couple had seen on their recent trip to Washington, D.C. A stunning Edwardian silver tea service was laid out on the mahogany table and surrounded by some of the family’s exquisite china, festooned
with the Prince of Wales’ feathers. The grand drawing room was filled with the queen mother’s antique furniture, paintings from the royal collection and objets d’art. Scones and biscuits with an assortment of jams from Charles’s own organic brand sold at Waitrose, were among the delicacies proffered by the liveried staff. Charles talked proudly of the foundation’s work, saying, “You can see how it is possible to turn young people’s lives around by giving them self-confidence and self-esteem.” The next day, the prince invited everyone to Highgrove, his country house in Gloucestershire, which was built in the late 18th century. After a lunch that featured fare from Charles’ farm, there was a tour of his breathtaking gardens, which have an extensive collection of rare hostas. That night, Audrey and Martin Gruss and Thomas Quick closed Bellamy’s and gave a dinner for the New Yorkers in town for the festivities. At the tables, decked out in sweet peas and peonies, were Carol and Earle Mack, Diana Quasha, Becca Cason Thrash, Jane Churchill, Kate Ford, Brenda Johnson, Ambassador Mary Ourisman and others of that ilk and stripe. ashion writers often bandy about superlatives like “style icon” and “authority,” but it’s often misplaced. Heaping praise on Amanda Brooks, however, never feels hyperbolic. It seems like she’s held down every glamorous job a Bright Young Thing could have in New York, from her tenure as a Gagosian gallerina to assistant to Patrick Demarchelier, and, eventually, fashion director of Barneys. These days, Brooks’ life is decidedly more peaceful. She left the city for life in the English countryside to devote her energy to her favorite job yet: motherhood. Though she’s all but a full-fledged Brit at this point, Brooks still keeps one high-heel firmly planted in the city, often jetting back to New York for fashion shows, vacation, and signings for her two popular books, I Love Your Style and, more recently, Always Pack a Party Dress. We spoke with the indomitable Brooks about town, country, and Drake.

WHAT’S ON YOUR FALL PLAYLIST? My close friend, music supervisor Randall Poster, made me a playlist for the launch of my book Always Pack a Party Dress at J. Crew. It’s an hour and a half long, so I haven’t gotten sick of it yet. Favorites include “Brown Sugar” by D’Angelo, “Soulful Samba” by YoungHolt Unlimited, “Mama’s Pearl” by the Jackson 5, “Pretty Baby” by Blondie, and “Who Do You Love?” by YG and Drake.
