DEAR READERS, WHAT MAKES A PARTY A GREAT? Beyond the obvious: copious drink, fabulous music and attractive and interesting people? It’s a combination of detail, imagination and, most important, surprise. A good party will keep surprising you at every turn. All great parties start with great invitations, and Bronson van Wyck’s started with a stiff, proper, save-the-date card four months ago. This was followed by a circus flier with advertising a Bal des Sauvages in gold lettering. Roughly translated to “A Ball of Beasts,” these were famous bacchanals that took place at the court of Charles VI of France in the 14th century. According to legend, guests would
cover themselves with real fur and cavort wildly with no restraint for days on end. Bronson’s party might not have gone on for days, but it went well past the typical 12:00 a.m. witching hour. The dress code on the invitation instructed guests to arrive as either predators or prey or in white or black tie. For those in a blind panic about what to wear (which included yours truly) Bronson had thoughtfully suggested the services of Mary Sievert, a renowned costume designer, and Vênsette, the makeup-to-your-door service founded by Lauren Remington Platt. We arrived at the party just before 10:00 p.m., greeted by four men in black tie wearing horse’s head masks (Four Horsemen of the Apocalypse, perhaps?) and were ushered into the warmth to see both a baby tiger and then a baby leopard. Descending the stairs, we were commanded to take a Jell-o shot on our way into the party. (This being a Bronson party, it was not your average shooter from Hooters, but instead some kind of delicate margarita-infused mix that went down with ease). Past a curtain, the room opened up into a giant space with lots of side rooms, all decorated in styles ranging from blazing Annabel’s red to chic Parisian black-and-white stripes. The drink flowed and music was very aptly provided by first the Jimmy Vali band and then by artist Flo Rida.

The guests themselves turned out to be a large part of Bronson’s magic. It was as eclectic a mix as you can get in New York. Resplendent grand dames chattered happily with young, ripped-looking men. Ghosts of ‘90s past were there, having wrenched themselves out of their Connecticut comforts to brave the bright lights of downtown for an hour or two. Startled Waspy scions stood, eyes popping out of their heads, watching Bronson’s very memorable and provocative homage to Oscar Wilde’s The Picture of Dorian Grey and ensuing dance routine. (You gotta love a man who performs to Madonna’s “Vogue” to every one of his friends in a silver muscle tee). Amidst this glittering horde were Bronson’s old friends from Groton, wandering around looking awestruck. It was an epic, unforgettable night and there are many, more details, but we’ve run out of space. Let’s end with Bronson’s birthday speech, in which he said he was lucky to have been born into a family who loved him for who he was. I can roundly echo that sentiment and say that New York loves him for who he is too! Happy birthday, Bronson! Daisy Prince

inxy (and probably slightly ticked) Mother Nature teased and punished us with snow, sleet, ice . . . and, confusingly, occasional bright, beautiful days. Parties and plans were postponed, and snowbirds who could stay south did so (or at least skied upon it, rather than trudging through it). Here in Gotham, I kept my mittens on and made it to a few special events. Did you know that the American Ballet Theater has been designated “America’s National Ballet Company” by Congress? And this year, it is ABT’s 75th anniversary: there’s much to celebrate, and many events to do just that. It started with a cocktail party at Alice Tully Hall, with a preview of Ric Burns’ film for PBS’s American Masters series, American Ballet Theater: A Documentary. It was doubly thrilling to see the film’s subjects, including soloist Misty Copeland and ABT Artist in Residence Alexei Ratmansky (who will debut his new Sleeping Beauty), in our midst. Supporters included Hamish Bowles, Muffie Potter Aston, Christine Schwarzman, Tracy and Jay Snyder, Bettina Zilkha, Christine Schwarzman and Gigi Grimstad April Giangeruso Dana Auslander, Sara Ayres, Gigi Grimstad, Carmen Torruelle, Caryn Zucker, Alexia Hamm Ryan and Susan Fales-Hill. All of this leads up to the anniversary gala on May 15. As the New York Times said after the company’s first public performance in 1940, “With the opening of the Ballet Theater last night, New York acquired, for the first time in its life, a cosmopolitan company of its own . . . for the beginning was no less than a brilliant success.” And so it goes. Of course we are all on a movie marathon, prepping for the Oscars, as if it mattered to them. Sometimes, though, a little indie pops up that, while perhaps less heralded, is notable nonetheless. Such is the case with the charming, Sara Ayres, Alexia Hamm Ryan, Derek Hough, Mary Elizabeth Snow and Blair Husain touching, lovely little film Song One, brought to us by the everclever Cinema Society and Tod’s. This was Anne Hathaway’s first film production, and she liked the lead role so much, she played it. Her adorable husband, Adam Shulman, coproduced, along with Jonathan Demme, and Kate Barker-Froyland directed. I learned about things I probably never would have, like the hipster music scene in Brooklyn, and got to experience the new(ish), chic, private club called Omar’s. I also learned that Anne is moving back to New York from L.A., and starring in a one-woman play directed by Julie Taymor at the Public Theater. She told me this after she changed from her stilettos into white Adidas Stan Smith sneakers—another lesson in hipness. Cool guests included co-star Johnny Flynn (real-life hipster musician), Julie Taymor, Sophie Sumner, Debra Misty Copeland Winger and Arliss Howard, Anson Mount, and Amy Fine-Collins. ✦

THE DESCENDANT Clelia Peters is a deeply rooted New Yorker who has traveled the world and is now coming full circle

n the urban renaissance of 8th Street, the newly renovated Marlton Hotel acts like a medieval university, a hub for the last remaining downtown hipsters who haven’t forsaken Manhattan for Brooklyn. Once the heart of Greenwich Village’s Bohemian scene, the place is crawling with long-limbed fashionistas and Warby Parker–wearing wannabe internet entrepreneurs. It feels very intimate, mostly because it’s stuffed with plush couches that look like they’ve been stolen off the set of Friends. Friends It was certainly cozy the night that Clelia Peters and I went for a cocktail. We each decided on something slightly classic sounding, a Southside Sour, which when it appeared seemed to have been made of whipped egg foam and mint: it was delicious. We start sipping and begin chatting. In many ways, Clelia Peters is something of a Renaissance woman. A graduate of Yale and Columbia Business School, she spent time in Thailand and Vietnam after college, working with orphans whose mothers had died of HIV. As a 22 year old, she traveled all over Asia, alone. Her sense of adventure led her to visit distant temples and in Burma that were clearly not marked on the tourist route, including boldly riding ers Pet lia Cle Hugh Malone a shipping freighter to get there. “But I felt very safe in Southeast Asia, always. And I stayed at this beautiful hotel where I was the only guest, and every night the owner would send me handwritten notes asking me I wanted to dine at his table for dinner.” Her stint in Southeast Asia eventually led her to work for the International Rescue Committee, and for four years Peters worked with the Watchlist on Children and Armed Marlton Hotel conflict doing international humanitarian work and becoming a specialist in protecting 5 West 8th Street children during armed conflict. “I did work with the U.N. Security Council and then I New York, NY 10011 managed projects in Nepal and the Democratic Republic of the Congo.” She spent time in 212.321.0111 New York, Africa and Asia getting to work with some “crazy, amazing hard-core humanitarian www.marltonhotel.com workers.” As time went on Peters found herself more and more interested in the economics of conflict and ultimately decided to get an MBA. At Columbia she found herself in a very different world than the one she’d left behind in Africa and Asia. “It was total culture shock: me and a bunch of consultants and investment bankers. I was a literature major and had spent the last four or five years living harshly in Africa. Our goals were not aligned.” In spite of her original misgivings, Peters admits she got a bit absorbed in the culture and ended up living in London working for the Boston Consulting Group. At some point, Peters reevaluated her decisions and connected with wealth management guru Sallie L. Krawcheck. “We had this idea that we could start a company together that would focus on creating more opportunities for women in business to work flexibly.” Peters spent between 6 and 12 months working on their project, but ultimately the model did not feel quite right at the time. (Peters remains very interested in questions around women and leadership – saying that, “it’s one of my primary professional passions.”) So when her father started talking to her about the family business, the timing just felt right. Clelia now works as the chief of strategy at Warburg Realty. Clelia’s father is Frederick Peters, the owner of Warburg Realty. In many ways, it’s completely fitting that Clelia should be working in the world of New York real estate, as her family has deep roots in Manhattan. She is a direct descendent of financier Felix M. Warburg and Frieda Schiff Warburg (their Fifth Avenue house is now the Jewish Museum), as well as banker Jacob H. Schiff and Abraham Abraham, a founder of the Abraham & Straus department stores. The Warburgs were originally a Jewish family from Hamburg, but after the Second World War with Germany, the family moved conspicuously away from their German heritage, embracing a more European and Anglophile lifestyle. They were integrated into British society and had ties to the British royal family through a close friendship with Edwina Mountbatten, 1st Countess of Burma. (Edwina’s grandfather, Sir Ernest Cassel, was a family friend to the Warburgs.). 36 | AVENUE MAGAZINE • MARCH 2015

COCK TAI L ON TH E AVENUE In addition to their social roles, the Warburg and Schiff clans took their philanthropic duties in the city very seriously. “There was definitely an expectation that you were involved in some way in the charitable and cultural life of the city. You go to museums, you go to the opera, go to Carnegie Hall. There was an expectation that that’s who we were and how we enjoyed the city. We were always involved with different charitable activities. I always felt very much a New Yorker. I remember walking across the park and seeing the Jewish Museum and knowing it was my great-greatgrandparents’ house. I think it brought feelings of coziness. I felt my family here in such a deep way, which is, I think, relatively unusual, given that New York is such a city of transplants.” Peters’ mother’s family are mostly British (her grandfather was an English army officer with an Italian wife), and while Peters was always brought up in the United States, it was only when she lived in London for four years after business school that she really understood how British her upbringing was. “My parents were Upper West Siders, but they were formal Upper West Siders. We were definitely children of the ’70s, so I wore a lot of OshKosh overalls, but table manners were very important, and we had a proper seated meal every night. When I moved to the UK I felt very comfortable.” We’ve finished our drinks and have ordered another. I suggest that she must have felt a bit different growing up with a British mother. “I don’t think it ever occurred to me, but when I got there, there were lots of things that made sense,” she replies. “That’s one of the things that’s very easy in my relationship with Hugh: we both kind of have hybrid backgrounds. He was raised in the UK by American parents, and I was raised here by one functionally British parent and one very Anglicized parent. “Peters is speaking about her fiancé, law student (former AVENUE eligible bachelor Hugh Malone). This is Peters’ second marriage; she was married briefly before. Although their families have been lifelong friends, they had their first proper conversation when Peters needed Malone’s signature on some UK travel documents. As she was still married to her first husband at the time, Peters remembers jokingly telling her mother, “I’ve just met the man I’m going to marry.” They remained friends and in touch, and when her marriage ended and Clelia was separated from her husband, Malone said, “Well, we should go out. And I said, ‘Hahahaha, that’s ridiculous.’ But basically then we did.” Flash forward a few years, and the couple are marrying later this year. The drinks are going down more quickly by this point. I ask her if she’s nervous about getting married again. To my surprise, she responds, “I totally don’t feel nervous at all about it. I think, in a funny way, having had one marriage that didn’t work out gave me a lot of clarity on what mattered and what didn’t.” As our second round of drinks is drained, I ask for the bill and our spot is quickly filled by the myriad hipsters slouching around. As we leave the Marlton, I reflect on how steeped it was in Village lore and how steeped the Peters family were in developing other aspects of the city. Both share in the creation of the modern metropolis of New York and sometimes on a cold winter Saturday night there is nothing better than an downtown drink with an uptown girl. ✦ 38 | AVENUE MAGAZINE • MARCH 2015

The One That Got Away Our real estate columnist went looking for a new apartment and instead found an epic, tragicomic co-op feud and a record-setting lawsuit that rivals Jarndyce v. Jarndyce.

n the end, it was too good to be true. But we pursued the duplex apartment at 301 East 52nd Street for almost a year anyway. A friend, Roy Kean, became our broker after he found it, and not for a moment have we held it against him—even though the email he sent us a year ago set off a long, frustrating, expensive ordeal. We’re probably lucky we didn’t buy it. But whoever finally does will likely count themselves lucky as well. Roy found the apartment by taking a creative approach to the strict and highly unlikely criteria we’d set: We wanted a two-bedroom co-op with at least 1,400 square feet in the Sutton/Beekman area, in a pet-friendly building, preferably one of some distinction. And we only wanted to spend about $1 million. Before we’d sold our last fixerupper (AVENUE, October 2014), we’d found one that fit our bill of particulars, so we believed another could be found. Sutton/Beekman had fallen out of fashion, as had co-ops. Roy cleverly broadened his search to one-bedrooms, which was how he came upon the unit Lobby-A, which had been listed for $1.2 million twelve days earlier. According to the listing, its 1,800 square feet held four rooms, two baths and a fireplace, with a garden and deck outside. It was a “diamond in the rough” that needed only a contractor and a vision to be transformed into “the home of your dreams,” or so the listing claimed. We knew that meant it needed work—a lot—but 1,800 square
feet for $1.2 million? Two days later, the broker arranged for a young associate to show it to us, after warning that it had been empty for years and was a wreck. It wasn’t just a wreck—it was a disaster. The deck had fallen into the garden. The walls and floors showed water damage. The smell in one of the two bathrooms was gag-making, the walls were flimsy, the bedroom subterranean with no windows. But. It was 1,800 square feet for $1.2 million—and had not one but two freestanding fireplaces. The back wall was all glass doors, and beneath the collapsed deck was substantial outdoor space, maybe 250 square feet, plus another 125 square feet on the deck above, and if you stepped over the jagged, broken boards where it had broken in half, there was a wide path down the side of the building inaccessible except through the apartment, that was perfect for an herb garden. And a quick check indicated that among the neighbors were several doctors, lawyers and executives of JP Morgan Chase and UBS. I’d later learn that before moving to 15 Central Park West, NBC’s Bob Costas had lived there, too. We returned two days later, and met one of the listing brokers, bringing along a contractor who felt this sow’s pen could be turned into a silken den. Only then did the broker reveal that the owner had sued the building many years earlier, alleging mold infestation and

It wasn’t just a wreck-it was a disaster. The deck had fallen into the garden. The walls and floors showed water damage. The smell was gag-making, the walls were flimsy, the bedroom subterranean with no windows. But. It was 1,800 square feet for $1.2 million.

architectural firm that designed it, as well as the Union, Knickerbocker and Colony Clubs, and homes for John D. Rockefeller, Charles Lindbergh and Otto Kahn. The club boasted a basement swimming pool, a gymnasium, medical and dental clinics, and a rooftop playground. It had sat empty for years. Fraser bought the apartment for $260,000 in 1995, and moved in with his four cats and girlfriend, a California lawyer whom he would marry in 1997. By then, according to court documents, the glass rear walls and a glass block wall that let more light into the upstairs were both leaking, as was the apartment above. Soon, problems with windows throughout the building inspired the coop’s board to amend

endless construction defects. The good news? He’d consistently lost in court, and had finally given up and listed the place for sale. She did not, alas, add that the litigation was ongoing. I only found that out when I did some research, found the case and journeyed downtown to read the Supreme Court file. Our real estate lawyer, Elliott Meisel, later discovered that it was the second oldest ongoing case in the state court system. The file revealed that by the time the seller’s second set of lawyers went to court seeking unpaid fees, their paperwork filled twenty banker’s boxes. The plaintiff, Colin Fraser, a British-born, The collapsed Cambridge-educated stamp and coin dealer at a rear deck. Christie’s affiliate, had bought the apartment in 1995. He was its second owner. The first, a former television executive at MGM, had bought it for $150,000 from the co-op’s developers shortly after its fifteen apartments came on the market in 1979. The redbrick structure with six big bay windows had first opened in 1931 as the home of the Kips Bay Boys’ Club, dedicated to combating delinquency; its president, Chester Aldrich, was half of Delano & Aldrich, the eminent 42 | AVENUE MAGAZINE • MARCH 2015

U N RE A L ESTATE its proprietary lease and make them the responsibility of shareholders rather than the co-op. A former board member says that at the time Fraser was a member of that board. The leaks continued for an indeterminate time, and were apparently not fully addressed until 2003. By then, the Frasers had been fighting for years with the board, building management and contractors, whose repairs they deemed inadequate. Shortly after the couple had a daughter in 2001, the family moved out and sued the co-op and its board president, who happened to live right across the lobby, claiming the leaks had caused toxic mold; damage to their floors, ceiling, wiring and a junction box; and worse, neurological, respiratory and dermatological issues for them and their infant daughter (the neurological damage claim was later withdrawn). The Frasers also reported a dozen violations to the NYC Housing Preservation Department and, says the former board member, called the police when an inspector arrived and was let into their empty but locked and alarmed apartment. To make a very long co-op horror story short, all the mold claims were eventually thrown out of court after a landmark legal hearing made the case notorious in the New York State court system, as it made mold claims quite difficult to pursue. The First Department and the Appellate Court upheld the dismissal. But Fraser’s claim that the leaks had damaged his investment stood, and had more than a little basis in fact, as his eventual asking price made clear. The source of at least some mold was the boys’ club’s abandoned swimming pool adjacent to the rear wall of the board president’s apartment (she would later sell and move away). During the 1978 conversion of the building, debris had
been dumped in the pool, which was then walled off. The former board member says the rubble shifted, broke waste pipes and turned the pool into a toxic swamp. Funds from a sale of the building’s air rights paid to fix both the pool and window problems, but as recently as 2010 the Frasers, in court-ordered settlement talks, were still trying to get the co-op to pay them well over $1 million. That included forgiving about $200,000 the former board member says they still owe in unpaid maintenance. We assumed that was why our bid to buy the apartment stalled after Fraser accepted our $999,999 offer and issued a contract last spring. Then, we learned he’d also sent a contract to a second buyer, who’d offered the full asking price. Eventually we started looking elsewhere. “My buyer gave up as well,” says broker Michael Moran, who was recently told, as were we, that a settlement has been drafted and Fraser will finally sell the apartment once the paperwork is signed. Meantime, it had been taken off the market, relisted at $1.5 million, price-chopped to $1.398 million and, most recently, to $1.25 million. Moran says his buyer is still interested. “It’s an amazing apartment,” he explains. “I wanted to buy it!” So why didn’t a building full of sophisticated folks countersue, or seize the co-op shares for nonpayment and sell the apartment? The former board member says that the co-op and its board president’s respective insurance companies were only required to defend them if they didn’t retaliate. And why didn’t Fraser sell it a year ago for the proffered $1.2 million? About the only thing that makes sense in this story is that he didn’t get back to me when I called to ask. ✦

I
t’s a dreadful Monday morning—pouring rain, not a cab to be found, harried people shaking out umbrellas and issuing apologies—yet Carly Cushnie and Michelle Ochs are exactly on time and perfectly turned out in the restaurant of the Nomad Hotel, calmly perusing the menu and making small talk that sounds more like a continuation of what has surely been an endless conversation between them over the past decade. The first noteworthy fact about the sensational designers behind Cushnie et Ochs is that they both make their beds first thing every morning. The second fact of note: despite their remarkably disparate upbringings—Carly hails from southwest London, while Michelle grew up in suburban Maryland—they both wore uniforms to school. This sartorial requirement has historically driven many a teenage girl to despair, but in their case, it is this exacting love of military precision, combined with a commitment to ease, that has served the two CFDA/Vogue Fashion Fund finalists well. Carly and Michelle met in 2004 as young students at the Parsons School of Design in New York—a rigorous, competitive environment known for turning out designers but not necessarily lifelong friendships—through a mutual friend who kept suggesting they all go for dinner, and then kept canceling at the very last minute. “So, time after time, it would just be Carly and I having dinner,” says Ochs. “But it really gave us the opportunity to get to know each other outside all the competition at school.” Soon, the girls were keeping each other company over speakerphone from their separate apartments as they anxiously, furiously worked on their weekly projects late into the night, a grueling part of the schedule at Parsons. “Thursdays were the worst days,” Ochs remembers. “We stayed up all night on Wednesday and had to present the following day, but we had this idea that, no matter how tired we were, we should power through and go somewhere new every Thursday night.” Cushnie laughs at the memory. “We would literally show up at the club with bags of school supplies,” she adds. “And, at some point late at night Michelle would put down her drink, stand up, and say something like: Okay, I gotta go home and sew some pants.” Carly Cushnie is physically striking in a way that is both soft and sharp. Her infuriatingly clear, creamy skin, bright features and equally enviable figure (she confesses SLT—Strengthen, Lengthen, Tone—is a current favorite) are offset by insouciant two-tone hair, several prominent tattoos, and multiple ear piercings. When she enters a room, you just can’t help but notice her. Raised in London by parents who came to England by way of Jamaica, she recalls a childhood in which she spent a lot of time watching her mother and her two older sisters (one of whom

was 15 years her senior) get ready for parties and events. “Very early on, they remember me weighing in on their outfits,” Cushnie says. “I’d say: No, you can’t wear that!” She bashfully admits to acquiring an extensive Barbie collection (“I mean, I had the big pink house and everything”) as well as shopping bags stuffed with a massive collection of their clothing before attending the prestigious Woldingham Boarding School (the actress Carey Mulligan was a student in the year below her) where she honed in on fashion design. “It was wonderful for creativity,” she says. “It was right in the middle of the countryside, so there were sheep and cows and gardens and everyone basically got their own studio space.” It was also when the power and luxury of a uniform become apparent to her. “It was the kind of place where you wore gloves and were given a summer hat and a winter hat,” Cushnie recalls. “It was very proper. You had to have your hat on when you entered and left the grounds—no exceptions.” Upon graduation, she was determined to go to New York to study fashion, but since her two older sisters had already packed off for new lives in the United States, her father was against the idea. To appease him, she took a gap year in Paris (where she took French lessons and studied at the Parsons outpost there) before entering Parsons in New York in earnest in 2003. Michelle Ochs, by contrast, is the more demure of the two as far as looks are concerned. On this particular morning, her long, dark shiny, hair is blown-out straight, and she is wearing a structured, black, very grown-up jacket from their own collection. One manicured hand is boasting a beautiful, custom-made engagement ring from her new fiancé. She has no tattoos, nor, she says, any plans to acquire some. But despite her pulledtogether appearance, there is nothing sedate about her. She is incredibly vivacious and funny, at turns self-deprecating, incredulous and charming. She immediately confesses she neglected to make her bed on this particular morning, and the thought is haunting her. Ochs grew up in Gaithersburg, Maryland, a suburb of D.C., as the child of a German father and a Filipino mother. Her father was a chef who started his own restaurant, and Ochs

spent many hours in the kitchen with him, watching and learning. “He never wanted me to go into the restaurant business. Even though it was creative, he thought the hours were too long, a lot of 18-hour days,” she says. “But, you know, thanks to the high heels, the fashion business can definitely feel like 18-hour days, too.” As a child, Ochs went to the private Catholic school St. Ann’s in Tenley Circle in D.C. (during which time she made her own confirmation dress—the first sign of budding talent and tolerant parents, she says) before attending St. John’s—a prestigious military school—for high school. “We had these impeccable uniforms,” she says. “I absolutely loved it. Everything was perfectly ironed and your shoes had to be shined, and on Thursdays we wore camouflage.” After graduating, Ochs ran into similar opposition from her parents about moving to New York. After cooling her heels for a year at Marymount in Virginia, she was accepted at Parsons and made her way north. The “big moment,” if there is one at Parsons, is a student’s senior project. This is when every graduating student must present a fully realized collection of six looks to their professors and roster heavy-hitters from the industry. Linda Fargo, senior vice president of the fashion office and store presentation at Bergdorf Goodman, recalls being on the judging panel that year. “I didn’t know they were friends at the time,” says Fargo. “But I do remember they each had individual collections so strong that, when it was time to judge, we all thought they had to tie. I mean, how many pieces of clothing have I seen in my life? Thousands upon thousands! But I still remember this wraparound, layered T-shirt top in Michelle’s collection. I’ll never forget it—and that really says something.” After graduation in 2007, the idea to go into business together came naturally to the women. “We didn’t think about it too much,” says Cushnie. “But I think that helped because—knowing what we know now about the industry—we never would have done it.” Ochs laughs in agreement across the table: “We were naive in the best way!” They set up shop in a small space in the Garment District and turned out their first collection in the fall of 2008. “I loved the girls and I loved what they were doing, so I took all of my buyers to see their very first show, which was totally them. All body-con, body-con, body-con,” Fargo says. “And they placed an order right away. The Bergdorf customer is many things, but I would say she is feminine first and foremost. And this collection really spoke to that.” The designers put a photocopy of that very first order in a frame, and, after some more early successes, they decided to apply to the CFDA/Vogue Fashion Fund in 2010, the industry’s most prestigious competition for emerging American designers. “We were really sick of doing traditional projects after Parsons, so we decided to do something a little different for our application,” says Cushnie. They put everything on an iPad—a somewhat newfangled contraption at the time—and even designed a custom case. They were not selected. The next year, they went back to their roots, pulling together an application full of sketches and color swatches. “We went hard-core old school,” says Ochs. When Steven Kolb, the president of the CFDA, called a few months later, they looked at each other

in panic. “We thought we were in serious trouble. It was like the principal calling,” laughs Ochs. “We definitely did not think he was going to tell us we were one of the finalists,” Cushnie says. The process gave incredible exposure to their fledgling business, including a spread in an issue of Vogue. “My mom keeps literally every clip in which we are mentioned,” says Cushnie. “It’s starting to get crazy.” But while press and parties are all very well and good, the fashion business is a business like any other, and it takes serious work to transform a rack of dresses—no matter how pretty—into a viable, money-making model. “I really do think discipline and time management are the keys to success,” Ochs says. “We are our own bosses, which is great, but it’s also really scary. In our office, there are a lot of lists. While the duo is primarily associated (and beloved) for their sleek, cutout silhouettes, they have made knitwear and separates a big focus of their upcoming collections—a sign they are courting a wider client base. “You don’t have to be a size 0,” says Cushnie of their offerings. “People don’t realize our biggest sellers are sizes 6 and 8.” Another important consideration when they are designing? Versatility. “You want a dress you can wear again and again, not just one time,” says Ochs. “We do so much nowadays, you really need to be able to rely on your clothes.” In fact, during breakfast an acquaintance drops by the table to say hello and, in the process, asks Carly where she got her incredible blazer. “It’s ours!” she exclaims, and the woman raises her eyebrows in a gesture of approving surprise. “They walk the walk and they live the life of these clothes,” Fargo says. And it’s a busy life that requires pieces for work, weekends and, in one very special case, a wedding. With Michelle’s July wedding rapidly approaching, Carly (who is serving as maid of honor, of course) is already hard at work with Michelle on the look and feel of the event, including what the bridesmaids will wear. And what of this fiancé? “You’re going to have to thank Susan Miller for that one,” Ochs laughs, referencing the astrology website that the fashion industry considers almost a Bible. “I was coming home from Maryland after Christmas a few years ago, and when I pulled into Grand Central Station, I remembered that my horoscope said this was going to be a big day and I should do something unexpected,” she says. So, instead of going home, she called a friend to meet her for a drink at the Campbell Apartment, a grand old dark space nestled inside the station. There was a group of lawyers at the bar, making passes at the women without much success, when finally one of the group tried to put a stop to it. “He said: Guys, clearly these ladies are not interested, so let’s just leave them alone,” Ochs recalls with a smile. “But I was like: Wait a minute—who is this guy?” The two recently bought an apartment together and are in the long process of renovating and decorating it, perhaps even a greater undertaking than putting together the next collection. As for the future of Cushnie and Ochs, who knows what the next chapter will bring, but if the discipline and precision from these women in the past is any indication of what they can be capable in the future, then I’d say these two are going to be dressing us for years to come. ✦

How Alexandra Wilkis Wilson beat the start-up odds with Gilt’s enormous success, and then decided to play the game all over again. by Haley

“A
s anyone can imagine, start-ups are very hard. They’re challenging. Most of them fail,” says Alexandra Wilkis Wilson. Her soft, calm tone does not match the cold, hard fact she is delivering—especially in light of the fact that she is a cofounder and CEO of GlamSquad, a relatively new start-up. But unlike many entrepreneurs in the early phases of their company, she is also a part of the lucky success story minority: Wilson is one of the original Gilt Groupe cofounders. She was instrumental in growing the members-only e-commerce site, founded in 2007, into the cyber retail giant that it is today. Under her codirection, Gilt grew to 6 million members; the company has more than 1,000 employees, and an IPO is seemingly imminent. After beating all the statistical odds and successfully nurturing a start-up into a fast-growing and highly profitable company, Wilson decided to start all over again. Just over a year ago in the winter of 2014, Gilt had been in business for seven years; it was, by all counts, a mature and diversified global enterprise. As one of the company’s leaders, Wilson attended a Harvard undergraduate tech event at Google’s offices in New York (she is an alumna of both Harvard and Harvard Business School). While at the conference, she ran into two of GlamSquad’s co-founders, David Goldweitz and Jason Perri. “I was surprised to see them; I hadn’t seen them in years, since college, and I had always thought of them more as finance guys, and here they were new entrepreneurs,” says Wilson. “I asked them what they were doing there, and they said, ‘We’re working on a beauty start-up.’” So the group decided to get together, and once Wilson heard the business plan, she fell in love with the concept. “I was really blown away by what could be, by the potential of this business.” GlamSquad is an at-home, on-demand beauty service company. The app-based business allows users to book professional blowouts, makeup applications and—as of this month—manicures and pedicures on their phones or tablets. The price point is inclusive to anyone who already uses these services, and the convenience of having them in-home has proved a major selling point for working women and busy mothers, among many other clientele. But back to that initial meeting between Wilson, Perri, Goldweitz and GlamSquad’s third founder, Victoria Eisner (the whole business was actually Eisner’s idea on a particularly hectic New Year’s Eve in 2012)—the concept resonated with Wilson; her entrepreneurial experience was invaluable to the GlamSquad team, and she signed on as an advisor to the company. “I started using the services regularly, and every time I would have somebody come to my home to do my hair or makeup, I would just be flooded with ideas and concepts for what I recognized the company was doing really well and all the areas that I felt could improve over time, and they already have,” says Wilson. By the spring of 2014, the idea of getting more involved was spinning in Wilson’s head, and the feeling was mutual: the team approached her to be their co-founder, leader and CEO. There was the issue of how and when to make this departure from Gilt, a business that Wilson has referred to as “her baby.” She spent the next few months tying up proverbial loose ends with Gilt: She made sure it was the right time in Gilt’s trajectory for a

That is a really compelling and even an addictive feeling for a lot of entrepreneurs . . .” co-founder to make that kind of move, and worked it out with company so she could stay on as a strategic advisor. “I still feel very close to Gilt as a company—I’m always helping and probably always will,” says Wilson.

he officially took the GlamSquad reigns on September 1, 2014, and has been in a constant state of motion since then. “I was thrilled when Alexandra accepted our offer to join our founding team as CEO,” says GlamSquad cofounder Jason Perri in an email. “She is the ideal executive to lead this company into its next stage of
growth, and I’m convinced that hiring her will be one of the better decisions I’ve made in my career. Besides being extremely smart and hardworking, her past entrepreneurial accomplishments, mentorship of rising talent and ability to balance her work and family obligations make her an inspiration to our employees and clients alike, and a powerful representative of our brand.” Wilson’s incredible track record helped launch a particularly successful fundraising phase for GlamSquad. “We raised a serious amount of money,” says Wilson. “The fundraising for us was definitely not what you
typically hear or read about, in the sense that I think women [typically] have a harder time raising money than men do. But, I think venture capitalists recognized the opportunity in this company, and that it wasn’t being led by a first time founder, and the business was off to a great start.” Alexis Maybank, her longtime friend and Gilt cofounder, reiterates: “Alexandra is honest, friendly and open. People and partners want to work with her and see her succeed,” says Maybank. “This is an important element for success for any entrepreneur, but few have the ability to form lifelong

partnerships and friendships in the same way as Alexandra innately can.” And so it’s been able to grow and expand: GlamSquad is now live in New York, Miami and L.A. Their app-base and in-home convenience makes GlamSquad particularly popular with professional woman, “from very junior to the CEO,” busy moms and the “young and social.” “And the reality is that many women are all of the above,” says Wilson. GlamSquad employs 200 hair stylists and makeup artists between the cities (and expanding their fleet with the growing business and addition of nail services). The quality of their team also sets GlamSquad apart from many of its competitors: it is very high, the hiring and training processes extremely rigorous. Their business model works to make both the user and client experiences as pleasant and easy as possible: a true, modern intersection of tech and beauty.

ith her second experience as an entrepreneur off to a strong start, it’s clear that Wilson has no plans to slow down any time soon. “For many people, the unexpected is part of the fun and part of the rush. She is a philanthropist. She is on the worldwide board of Dress for Success, which she has also helped get Gilt and GlamSquad involved with. She is on the board of Fashion Group International and the Women’s Forum. She is also on the (for-profit) board of Perry Ellis. advice and hard-earned lessons to people contemplating entrepreneurship. It is also very important to Wilson to remain an active and approachable mentor in the tech and entrepreneurial communities. “I think the ecosystem of female founders in New York is growing, which is great, and I think we all owe it to one another to help each other out,” she explains. “I have been fortunate to have been mentored by some of these women and men who have started paving the way before me, and I feel like it’s my duty to give back to others. So, whether I help other start-ups by being an angel investor or mentor or just a friend helping out with introductions and partnerships where I can, that is something I feel strongly about.” Her Harvard Business School classmate and friend Divya Gugnani is one such example: “Alexandra is a trusted friend and served as a instrumental investor and advisor for my company Send the Trend, which was later sold to QVC. Her strategic insight and operational guidance was invaluable,” says Gugnani. “She is incredible entrepreneurial force. Alexandra is an accessible leader focused on building relationships with employees, customers and partners. She’s a connector, and her network is one of her best assets.” And Wilson is an active and true New Yorker. “A few years ago it was a very rainy weekend and I couldn’t think of what to do with my son—he was two years old at the time. I finally said, ‘Let’s go to the Metropolitan Museum’ and I filled my purse with coins. We went to the Temple of Dandur and one by one we threw coins into the fountain, and for each coin he had to say a wish. It was a really fun way to pass a few rainy, cold hours. I remember thinking, ‘We’re so lucky that this is where we go on a rainy weekend.’ I mean, when I was a kid I was learning how to use a fork but I was also learning how to use chopsticks, and the same goes for my children; we’re very lucky in New York to be exposed to so many different people from different cultures and countries and languages, and many other things. I think New York can be very homogeneous. But it can also very diverse, and I like to take advantage of that diversity.” ✦

AVENUE: In the world of luxury residential real estate sales, we typically see two distinctive paths of bringing projects to market: hiring an experienced in-house sales director who assembles a sales team to work directly for the developer, or hiring an established real estate brokerage firm. It is well known that on-site real estate brokerage firms charge somewhere between 2 and 3 percent of the total gross sales of the development. When you divide up that 2 to 3 percent, the sales director is compensated, the floor is compensated, and then of course the brokerage firm needs to be compensated. When totaled, the costs are greater to the developer. On the other hand, with a direct in-house team, the developer compensates the sales director and compensates the floor, but obviously does not have the compensation that goes back to the brokerage firm. The
costs are lower to the developer, and the in-house team is only focusing on one project, not multiple projects. Alicia, ladies first. What’s the case for going with a larger real estate brokerage like Cervera to sell a project? CERVERA: Well, for one, you get what you pay for: that is, inexpensive is oftentimes much more expensive in the long run. I think that the wonderful thing about a free economy is that we have these choices. I don’t really think that when a developer is looking at a $300 million project a choice is being madebased on a $3 million savings. Because in fact, that $3 million could turn into the failure of the project if the developer makes the wrong choice. AVENUE: Edgardo, do you share that sentiment?
DEFORTUNA: Absolutely. The real estate brokerage provides such an incredible value to the developer. Having an international team with the knowledge and experience of the market and pricing, a client list and so forth, while also actively engaging in 15 to 20 projects at a time . . . Certainly it’s worth the $3 million. AVENUE: Now we’ll take the conversation to the other side of the table. Jim Cohen, you’ve been working directly with developers and their projects with in-house teams for more than twenty years. What’s the case for that in-house direct sales model? COHEN: For one, the developer can talk directly to the salespeople. For a developer that’s seasoned and has a track record within the market, that really understands the game, bringing an in-house team offers a

lot more internal interaction. There’s also less competition. The sales director on the job is totally committed to that project alone, and so is their team. AVENUE: Michael Neumann, let’s pivot to this idea of a motivated sales organization versus a dedicated sales team. What’s your perception of that?. NEUMANN: At the end of the day, regardless of who you bring in, it always comes down to who is on your team. Making the right choice, be it brokerage or in-house, choosing the right team is critical. You can have the big, international companies behind you, but if they don’t have the right team on board from that firm, then the project is going to limp along. When you are doing the project yourself, you have the advantage. AVENUE: Jay Parker, please give us your “elevator” pitch as to why a brokerage firm is better than in-house direct.

Douglas Elliman as a company attracts better talent for the sales force than a developer would alone. Top-tier talent would rather be with a large, respectable firm then a single developer. From an economic perspective, the developer still pays a fee to a sales team. The cost for a large marketing firm such as DE is minimally more, and we come with an entire team. To assemble a team that we provide would take a developer quite some time, not to mention the collective power of our team and its familiarity with working within our parameters. It makes us more effective in speed and efficiency, not to mention our buying power and relationships. AVENUE: Michael Internoscia, you’re a very experienced real estate professional and presently the sales director at Marina Palms for DevStar Realty. What’s your take on the benefits of having a dedicated internal team? INTERNOSCIA: I would say that there is a compelling argument. If you’re a new developer in the market and you haven’t developed in South Florida, you look for the expertise of the Defortunas and Ceveras. They’re going to bring you the depth that
to any project. How critical is that decision for a developer, choosing the right person or team? DEFORTUNA: Absolutely critical. And they’re very, very hard to find. I have the utmost respect for everyone around this table: everyone is deeply experienced and knowledgeable about the market, and I think that’s something everyone at this table provides. Whether the decision becomes to go with a dedicated team or a larger brokerage, both provide the critical balance a developer needs. AVENUE: Alicia, in terms of finding these established capable sales directors that lead these teams, how do you address that challenge? CERVERA: There’s a myth out there that if you hire one of our companies you don’t get a dedicated, full-time sales team. But in fact, when you hire one of our companies, you do have a full-time, dedicated sales team, and Michael Neumann

Furthermore, with South Florida becoming an international epicenter, the strategy, reach, technology and optionality is maximized by a sophisticated team that is regularly evaluating the landscape to ensure that its clients are

same “list” and everyone knows everyone else. Edgardo, how do you address that? DEFORTUNA: I always say that a lot of people have the list. A lot of people even know the foreign brokers and the brokers. But very few people have the relationships with them for twenty years like we have. Very few people know these brokers’ wives. Very few people
CERVERA: I say, “Welcome to Miami!” I arrived in Miami when I was three; I’ve seen several cycles. And what you said about South America we’ve said every year, right? That’s the dynamic of it, and if you can’t take the heat, don’t come to Miami! Because that’s the reality of our market: we have tremendous highs, we have tremendous lows. But the reality is that we come back from those lows ever so much higher, and our city right now is being redefined in an absolutely staggering way. DEFORTUNA: It’s definitely true: the world is in love with Miami. Of course, we’re going go through cycles, but from a development point of view we learn our lessons at least in part, and you know, we’re a lot more prudent about how we do things and the model of the 50 percent deposits on preconstruction. It’s such a huge impact on our overall industry. Yes, it may be slowed, but it’s not going to be a crash like we experienced before, because people not only want Miami, they really are in love with Miami.
tries. It’s a remarkable time to be in the South Florida market. I couldn’t be more optimistic or energized for the immediate and long-term future of this market. PARKER: South Florida continues to present an opportune alternative to New York and California, and remains a growing mecca for lifestyle, high-net-worth individuals, and an investment safe haven for international investors. While I expect the market to continue its cycle—and with the release of the completed new construction, a leveling of pricing would not be unexpected—I see the South Florida real estate market continuing to expand and develop, to present great opportunities for residents and investors alike. ✦ Alicia Cervera

It comes to trust and those long-standing relationships. AVENUE: While we’re still in the first quarter of 2015, as a group, what’s your take on what the year will hold for the South Florida real estate market? COHEN: It’s competitive! And it’s going to get more competitive! Price has been driven to points where a lot of people can’t afford to buy. They might be coming from Europe or South America now, but not everyone is super wealthy. The U.S. market hasn’t really gravitated; we’re seeing some more business out of the Northeast, but at today’s prices working people can’t give themselves a raise– they’re just priced out of the market. So as a result we’re now starting to see a push going a little bit north to Broward County and into Fort Lauderdale Beach.
NEUMANN: I think the market’s still there; what happens is there’s more competition now so it feels like it’s slowing down, but it’s not—they’re still coming. The luxury market is still on fire, and what continues to facinate me is not only how deep it is but how remarkably diverse too. INTERNOSCIA: It’s interesting. Over the past 15, 16 years—and I’ve seen a lot of different countries—every other year there’s always a new country emerging, wanting to be Miami, as Alicia says. But now we’re seeing sales comes from every country! People from dozens of different countries are scrambling to invest in our market—and not just in real estate, but in business as well. So now when one country begins to struggle, others are opening up even more. And our broker networks—you know, this is what people do for a living when they work on commission: they’re always opening up new networks to introduce our city to many different coun

An Interview on Lifestyle and Décor with Acclaimed Event Curator, Tabletop Designer, and Blogger Svitlana Flom by Cindy Williams Why are tabletop designs so important for hosting an event? No event, whether an intimate dinner with friends or a larger-scale celebration can be truly complete without a creative tabletop design and setting. Think of it as a stage for a star performer—the host. Which tone would you like to set for your dinner or event? Which atmosphere would you like to create? What message do you want to channel to your guests? Tabletop design is the perfect tool to help convey all of that and also serves as the perfectly fluid adhesive that holds together all other elements of your dinner including the food and libations you serve. The tablescape also reflects the host’s personality and the theme of the occasion. Creative tabletop design is what will set your dinner party or event apart from all others and will ensure the success of your evening or brunch. What have been some emerging trends that you have been seeing in design? My latest innovation is to use custom flower arrangements shaped as objects. For instance, I had a teddy bear made out of flowers for French luxury porcelain company Bernardaud’s dinner party for artists and a penguinshaped flower arrangement for a birthday dinner party. Both were huge hits! There is also a cool, new movement emerging in the world of haute tableware led by Bernardaud. To celebrate their 150th anniversary, the company collaborated with various well known artists to create a special collection of plates. From Jeff Koons’ famous bear depicted on the plate to Marina Abramovic’s Soviet era red star and numerous others. The idea is to mix them up on the dinner table to create a cool, chic, stylish tablescape that will become a source of dinner conversation. Other fine porcelain makers are also jumping on this bandwagon to create their own artistic collections. I love this development and plan to utilize these collections in my future tablescape designs. What are you plans for the future of Art de Fête? I started Art de Fête as a blog to share my thoughts and ideas on all facets of elegant home entertainment with likeminded people. I also intended to help the would-be hosts with a structured framework for creating an interesting and unique experience for guests; something that all hosts look to achieve. My ideas are totally scalable not only for the size of the event but also for the skills and/or desires of the hosts. I provide everything that one would need to have a great dinner party or a larger event, including designing the menu, tablescape, choosing the dinnerware, glassware, flowers, recipes and even the fashionable outfit for the hostess to wear. It’s a complete event how-to, from A to Z. The next phase in the evolution of Art de Fête is continuing to design tablescapes and, now, entire events for discerning hosts, including individuals and companies, that really want to deliver that elusively superb, distinctively elegant experience for their guests. Whether the affair is an elegant dinner party at home or a celebration in a larger venue, I aim to create a well-designed event that will leave a memorable, lasting impression on guests and the host. My portfolio of work is evident to the fact that no matter the size of the party, an intimate setting can always shine through. I look forward to meeting new clients with different needs to create the perfect event tailored to each individual and company. What industry trends are you noticing and how do you capitalize on them? What qualities about yourself contribute to your success? I love to help my clients in any way that I can! I have a lovely and sharp Canadian client who recently found me on the internet and reached out for help with her current apartment search. She is in NYC for a three year assignment, and is looking to purchase a 1BR home where she can build equity while also living there. After spending a few hours with me, she shared her concern that she thought she may be wasting my time since she was looking for something with a fairly low price point with this being her 1st purchase. I stopped her right then and there and said: “Not at all. I am here to help you in any way I can.” I’m not focusing on how much I can make when I work with my clients. I am 100% committed to helping my clients find the best possible home, even when their expectations seem unreasonable. If they are happy with the result, I will likely have their business in the future and possibly a referral to someone else they may know. That’s how I built my business from the ground up. Today, the majority of my business has come from referrals. When I focus on serving my clients, they know it, and I can sense their appreciation. How has your real estate career benefited from another profession? I went to Tsing Hua University in Beijing for an intensive five year program where I trained to become an architect. My studies were very rewarding, but my dream at the time was to travel the world and see as much of it as possible. I left Beijing for Paris the moment I graduated. While I was working as an architect in Paris, I used any free time I had to travel through Europe and eventually Australia and South Africa, and the United States. One of my trips was to New York City, and I knew immediately that this was where I wanted to be. I decided to attend a performing arts school, and had many great opportunities to work on large scale Hollywood productions. When it comes to real estate, the training I underwent to become an architect has really been useful. I am able to confidently advise my clients on many different aspects of real estate - interior space, structural integrity of the building, overall design, and spatial flow. In addition, I am able to advise on creative renovation ideas. Clients are always happy that I am able to offer these added value services. On the other hand, as a performing artist, I studied people’s emotions and analyzed their internal dialog, body language, tone of voice, and facial expressions. This has been very helpful in my real estate career as it helps me to understand my client’s real needs; even if it’s something they haven’t realized themselves. I am a good listener and am very passionate about what I do. What distinguishes you from others in your field? I know NYC intimately after 30+ years and have represented buyers and sellers in many neighborhoods, but specialize on the Upper East Side. I like to think of myself as a broker who doesn’t just know a little about many neighborhoods, but a lot about one. I have broad experience and knowledge in a very specific and iconic area and market which brings a lot to the table for someone who is serious about buying or selling in this particular demographic. I certainly have the ability to represent all parts of the city, but I bring considerably more to the table when it comes to the Upper East Side. This is something that happened organically from living and transacting the majority of my business here. It may seem limiting to focus my efforts in one location rather than many, but it serves my clients who benefit from the concentration of knowledge.

What advice would you give to someone looking to buy in your area right now? I feel that it’s the beginning of a new market for buyers. I can’t recall a moment where there was so much incredible product coming to the Upper East Side and think that the more informed a buyer is about what is happening between 57th and 96th Street, east of Fifth Avenue will put them in a position of power. The lack of inventory has been a condition felt by both buyers and brokers in 2014, this year there are close to two dozen buildings that are either new or coming to the market in the next 24 months. When you consider this and the effect that it will have on the overall market in this area, there will be a long awaited shift in balance that favors buyers. So, in short, be informed and be ready. The Upper East Side is a landscape that has always been considered a stable, consistent and desired part of this city, and is now one that will see dramatic and exciting changes.

Can we ask you what you feel some of the best value is out there and what you are discussing with your clients right now? My biggest challenge this year was finding great homes for real people, by that I mean that there is a large group of buyers out there that cannot spend the record breaking numbers that we are reading about everyday. Don’t get me wrong, the sale of a 100m+ dollar property is a wonderful statement for our industry, iconic sales like this speak volumes and are a testament to NYC’s desirability. Our city represents the best in architecture, design, innovation and ultimately is as a place where people want to live and invest. My thoughts on value are linked to my first career on Wall Street and speak to the importance of finding opportunity in a tight market. I have been focused on the concept of “the whole being greater than the sum of its parts.” There are opportunities where a combination of more than one apartment creates a property that buyers want but can’t find. Combinations do take work, but can yield incredible results, value, and homes that are customized to the exact specifications of the buyer. This year I have worked on several projects like this for my clients that have resulted in truly amazing apartments. I also feel that town houses represent incredible value on a price per square foot basis, but also need to be considered from the point of view that they are limited, one of a kind and in many ways irreplaceable. They are true New York City gems and can be renovated to be beyond incredible. I have been focused on this option for my buyers who need larger spaces. In most cases 5000+ square foot condominiums or cooperatives exceed the price point and carrying costs of a townhouse and don’t possess the same quality of “uniqueness.” I have seen the most incredible renovations of historic homes that challenge the highest end of new construction and are available at a much different price point. ✦

Did you have another profession prior to being in real estate? Prior to entering real estate and becoming an associate broker at Douglas Elliman, I was president of a worldwide fashion and cosmetic brand licensing company with just under $1 billion in sales (Global Licensing Corp., which included brands such as Fabergé, Elizabeth Arden, McGregor, Botany 500, Bert Pulitzer, Billy the Kid and Maximillian). I was responsible for the development of product branding and marketing, advertising and PR for every licensee, as well as for maintaining licensee unity and brand integrity worldwide. I traveled throughout Europe, South America, Australia and Japan frequently, developing and expanding our brand names and product categories. Having to handle long-range planning, negotiate complex deals and understand current market conditions in various countries gave me a wealth of relevant knowledge; in addition, the keen people skills I honed afford me a distinct advantage as a real estate broker.

What advice would you give someone looking to buy a home in your area? Finding the right property can be difficult when there is low inventory, escalating prices and tight borrowing conditions. I would advise any buyer coming into this market to really identify their needs and be realistic about what they can afford. A successful purchaser must be both flexible and practical. I always suggest a consultation with a competent financial advisor. Defining a workable budget through this process will protect you from making the wrong decision. I would also urge buyers to choose a broker who knows the city well, has intimate knowledge of the market and understands the temperament of co-op and condo boards. A broker with those qualifications will be able to guide you through the process of finding the right property and getting the deal done. There is no doubt that today’s buyer faces multiple challenges, but planning, knowing your needs and paying attention to detail is the best way to find your dream home.

What advice would you give to someone selling a home in your area? De-clutter and whenever possible, STAGE! What’s the biggest mistake sellers make? They overprice. It’s a big mistake. Resist the temptation. The best chance one has to get the highest offer is through multiple bids, and a well-priced home is the best way to create that situation. Despite the volatile market we have seen for the last few years, for the past 12 years straight, I have been able to maintain an average of 45 closings per year, remaining the overall No. 1 agent in Southeast Westchester and the top Westchester agent for Coldwell Banker. I have also remained in the top 1% of agents in the United States and consistently make the Wall Street Journal/Real Trends top brokers in the country! Did you have another profession prior to being in real estate? How has that prepared you, and/or given you an edge, for selling real estate? I have my master’s degree in education and I taught many levels from kindergarten to high school! The same skills that makes one a successful teacher translate into being a successful real estate agent/broker. Patience is a must. Practicing one’s listening skills, being prepared ahead of time, and showing those we work with that we truly care about them are all important elements in both professions. Lastly, positive encouragement is an important motivator for a client who has just purged 20 years of accumulated “treasures” to make his/her home shine! What advice would you give someone selling a home in your area now? First I would suggest that the seller research the person they are thinking of listing their home with very carefully. Ask for a bio and marketing plan. Interview three successful agents before choosing one. I would strongly advise a seller to ask their chosen agent/broker how to maximize the value of their home via purging, staging, painting etc. Then, I would advise they follow this trusted professional’s advice! Sellers need to be receptive to ideas that might not mirror their own taste, but would appeal to the majority of today’s buyers! I would suggest that sellers be objective when it comes to pricing and not fall into the trap of believing they can price their home better than a professional. I would urge them to believe that the professional wants and will work for them to get the highest and best price the market will bear! My best advice to a seller is, ”don’t overprice!” ✦

What distinguishes you from others in the field? What expertise or knowledge do you bring? I am originally from Latin America, learned English and French simultaneously upon coming to live in New York as a child. My Mother wanted to make sure I maintained an international background and enrolled me at the Lycee Francais. It was a very traditional and strict atmosphere which I hated at the time but in retrospect it was a fabulous, culturally enriching place to grow up. I was surrounded by children from all over the world. My background has given me the ability to connect with most anyone regardless of nationality, age or status. Being a broker demands hard work, dedication and resolve. It is work I am passionate about.
What are the qualities you possess that contribute to your success in Real estate? With over 25 years of experience in helping countless people find homes, it is still rewarding to find that special place the person will call home or to get an owner the absolute most they can for their property, not being satisfied with any offer but guiding and positioning the seller in the best possible manner. As a broker, clients are entrusting me with one of their most valuable assets to sell or to find for them. I do think people feel my genuine concern for their well-being and interest in the outcome of any transaction. I try to make each person feel they have my undivided attention and that they are most important no matter the size of the deal. Referrals and repeat clients are my main source of income, when people feel cared for, they will send their friends and colleagues! I have a great ability to listen, judge situations and use the information accordingly. I love to negotiate on their behalf. What’s the most exciting part of your job? What keeps you going? Real estate is full of surprises good and bad ones, a fair share of stress and uncertainty but where can you meet such a diversity of people, where can you have nothing on the horizon one day and a golden pot the next day? It’s a crazy business. The people are what make it interesting and challenging. It’s great waking up every day knowing that today won’t be the same as yesterday.

What am I most proud of? People ask all the time what I am most proud of. Well they say you’re only as good as your next deal! I’m working on my next deal so I can’t talk about it. My last deal, which happened to close last week, was a tough one. It was for a townhouse on the park, close to $30M (a record-breaking price), that had a lot of press, both good and bad. The seller was a gentleman from the Baltic States and the buyer was the CEO of one of Asia’s largest and most important companies. Two titans of business! Those are always fun yet excruciating deals. One of the things I am most proud of is my reputation. I owned my own boutique real estate firm for many years. It’s still nice when people say “I remember Andrew Emmet & Co., they were good!,” I like to think they still are. ✦

Dogs, preventing abuse and adopting dogs from shelters. What do you like to do in your spare time? Play tennis, platform tennis and hang with pups. In what field other than real estate could you see yourself . . . and why? I was once offered a job teaching paddle in Telluride many years ago. I went there and played in an evening round robin with all the guys. They were very surprised and wanted me to stay and teach. A day in St. Tropez
Start early in the morning with the St. Tropez market (and by early I mean 8 or 9 a.m. latest). Have a croissant either at the famous Sénéquier Cafe or at the newer Dior restaurant, which has a lovely breakfast. If you want to go one of St. Tropez’s famous beaches for some fun, Bagatelle is the place to go. The service is impeccable, the food delicious, and you are always warmly welcomed by its two French owners. For more casual ambience I love the restaurant Les Graniers in a little cove next to St. Tropez. Take a yoga class with Emmanuelle Jeanne, who has the loveliest spot in the bay of Grimaud (narayaniyoga.fr). For shopping, I love Grimaud. There is a wonderful store there called By Matao, which has a great selection of gifts and linens—everything can be personalized. Have dinner in St. Tropez at Le TIGrr at sunset to enjoy a breathtaking view.
Home away from home
My favorite place to travel is the French Riviera, and more precisely the bay of St. Tropez. I have family roots there, so I love to go there for that reason, and it is also one of the most beautiful spots in the world. I am still in awe every morning that I wake up there during the summer: the wonderful soft light, the color of the Mediterranean Sea, the scent of pine trees and bougainvillea, the fresh markets with their marvelous fruits and vegetables. During the summer, four generations meet at our family house, with all of the ensuing fun and chaos.
Lasting positivity
More than inspiration, travel is when I recharge my batteries. Throughout the year I think about these special places, which never fail to give me positive energy. A pile of good books. Some work. I enjoy many different sports. I swim every day in the sea and also do stand-up paddle, water-skiing, biking and yoga. And of course, sometimes at night I go out and have fun with friends! ✦

Elizabeth Hurley swanned into the elegant Rosewood Hotel on High Holborn Street in London’s West End for photographer Richard Young’s party for his book Nightclubbing. “I wanted it to be all about dancing—it’s a very real expression of yourself and you’re not focusing on the camera,” confided Young. Among those caught cutting a rug were Keira wKnightley, Sienna Miller and Claudia Schiffer. Dipping ripe strawberries into the chocolate fountain that centered the room off the dance floor were Jack Guinness, Amanda Cronin, Jo Wood, Henry Conway, Jane Asher and noted British caricaturist Gerald Scarfe. The hotel’s Scarfes Bar, a lively lounge with a library and fireplace, features his drawings of John Lennon, Paul McCartney, Queen Elizabeth I and others of that ilk and stripe. The Rosewood was built within a grand Belle Époque building designed in 1912 by H. Percy Monckton. Since the hotel opened in 2013, it has attracted aristocrats and moguls from both sides of the Atlantic, as well as Taylor Swift, John Mayer and Katy Perry. They all like the privacy afforded by the majestic carriageway entrance leading into the central courtyard, which allows you to drive up to the door whilst leaving the paparazzi on the sidewalk. The most dramatic architectural tour de force of this five-star English Heritage hotel is the Renaissance-style seven-story marble staircase valued at $60 million. Andre Balazs has conquered London’s nightlife, taking over where Annabel’s, the Ivy and Soho House left off. The Chiltern Firehouse’s defining moments have included Samantha and David Cameron on a dinner date and Kate Moss frolicking with a flock of fashionistas including Poppy and Cara Delevingne in the Ladder Shed, the hot spot’s uber lounge that has an edgy Palm Beach–y feel, what with its seductive ambience of wicker and chintz. This is also where Bill Clinton played DJ spinning songs by Billie Holiday and where Naomi Campbell jumped on her table (built around one of the building’s original fire poles) to do a sexy pole dance. The American menu by chef Nuno Mendes delights Bono, who reserves one of the two chef ’s tables by the kitchen. I sat up front next to Roberto Cavalli and a table of models. The art crowd, including Philippe Starck, Marina Abramovic and Larry Gagosian, love the design details, while Dakota Johnson, Gerard Butler and Rosie Huntington-Whiteley add their pizzazz to the room. My wishes for this new year are to save time for my family and friends, keep cool, and avoid stress, etc. Above all else, I think generosity is a good recipe for a nice and balanced life. I am proud to support the Society of Memorial Sloan Kettering Cancer Center. Happiness and generosity are often linked. WHAT’S YOUR FIRST NEW YORK MEMORY? I was pretty young (around 19) and with my boyfriend of the moment (he was a guitar player). We stayed in a small flat in Union Square. It wasn’t really luxurious and I can’t even remember there being a bed. Rather the floor! Balto
WHAT IS YOUR MOST MEMORABLE NEW YORK MOMENT? Walking in Central Park once with my daughters, we absolutely screamed discovering the statue of Balto.
WAS THERE A CAREER MILESTONE OR MOMENT THAT CHANGED EVERYTHING FOR YOU? Indeed! Having worked as a model for American Vogue was a “springboard” for me coming back to Paris. Also meeting Richard Avedon, who was totally mythic for me.

DO YOU HAVE A RECURRING DREAM? Yes! I dream of designing the interiors of a hotel like a home with all different rooms, cozy and chic. I’ve been wanting to open a bazaar for a long time, mixing clothes, food, decoration, gadgets (and this dream will come true this year!). I also dream about living in India for a year. WHAT’S YOUR GO-TO NEW YORK UNIFORM? Having comfortable shoes is always a good idea since it’s so fun to walk for hours. I take as little as possible with me. The shopping is so nice in New York, it’s better to go with half full suitcases. WHERE IS PARADISE FOR YOU? I have a house in Provence and I really enjoy going there. It’s wild but close to cities: really gorgeous. WHAT DO YOU MISS MOST WHEN YOU’RE OUT OF NEW YORK CITY? Ricky’s! Doesn’t exist in Paris. It’s a paradise for hair care products, pencil cases, lip balms . . .
WHO IS YOUR FAVORITE DINNER PARTNER? I never go out for dinner. But in New York, it would be Johnny Pigozzi. PLEASE SHARE SOME OF YOUR SECRET NEW YORK CITY DISCOVERIES. • Flowers from Florishop. Lauren Messelian is the most talented for bouquets in town. • Marie-Hélène de Taillac for jewelry. • Barney Greengrass for brunches. Famous but still great. WHAT IS YOUR FAVORITE NYC CLICHÉ? Love Affair– type romances at the Empire State Building. But I do also relate with Eloise at the Plaza, which is more close to me. WHAT DO YOU WANT TO BE WHEN YOU GROW UP? I want to be standing with a big black hat, sunglasses and a cigarette holder at breakfast hour at the corner of 57th Street. Extravagant finally! ✦
