Highlights
Axis commenced a Major Works Programme at Morat Street in Stockwell, London SW9 in July 2023 and it was completed in September 2024.
The properties, 47 Victorian terraced blocks, contain 140 individual apartments which are fully occupied. The apartments are homes of vulnerable, general needs residents.
Our roof works including removing and reinstating all old flat roofs, pitched and Mansard roofs as well as replacing all the Velux windows and all skyline windows on landings and communal areas. We additionally insulated all the lofts to meet current building regulations. Asbestos was removed from all roofs under carefully licensed provision.
We also replaced all FSGs (fascias, soffits, guttering) and downpipes to all properties.
The team removed all the old windows and replaced them with new sash windows and removed and replaced all rear and communal doors to each building. We additionally replaced Front Entrance Doors (FEDs) with Fire Safe Doors to each flat.
In addition to installing and fitting new kitchens and bathrooms to 15 flats we finished off the entire project by external painting, and full painting and decorating to all communal areas.

After conducting air tightness testing and 3D scanning to show the energy efficiency of the properties, our Energy Efficiency Measures (EEMs) works included installing HDSF seals and Decentralised Mechanical Extract Ventilation (DMEV) extractor fans to meet current building regulations: these stay on constantly, going into boost mode when lights are switched on so helping reduce condensation and any resulting damp and mould.

Before they fixed the windows it was really cold. If you turned the heating on for one hour or two, then you turned it off, less than ten minutes later the house was really cold again. So I am very pleased, very happy and very grateful for what Axis did at Morat Street.

Care of Residents
Morat Street is home to vulnerable general needs residents, and our Resident Liaison Officers have taken great care to keep them fully informed before and during the works so as to minimise their concerns and any disruption to their lives. We hand delivered introductory letters to each resident in their home. We have an office on site for drop in visitors and arranged face to face meetings here and at residents’ homes at their convenience. Additionally, we communicated via regular newsletters, text messaging service and phone calls as well as regular hand-delivered letters.
Axis were very professional at doing the work in my home, doing the kitchens, the bathroom and the windows. And I am very happy with the work that they did.
