Constructing this new Community Café and Commercial Kitchen extension then refurbishing other existing areas of this much-loved space for the local community in South Bermondsey was vital. INTRODUCTION The Lewington Centre is an existing community space based in South Bermondsey serving the local area and is utilised by residents as well as the educational establishment, Morley College. It also has an established Food Bank operating two days per week. Axis Europe were employed by our longstanding valued client L&Q, via their charitable arm – The L&Q Foundation, to deliver this Design & Build Project. The contract value was £735k and delivered across a 6 month period. It was a real pleasure for our team to be a part of this project, working to the concept design of an award-winning Architect, RCKa, for this unique bespoke structure. The Commercial Kitchen fit-out was designed to a high end spec to encourage and appeal to local catering businesses in the community, and/or new start-up businesses who could be interested in taking on this new facility.

STRIP AND DEMOLITION We began this project with ground clearance and excavation of the foundations to prepare for the brand new extension. Our intention was to create an open plan space providing a large cafeteria and meeting hub environment. This began by designing and erecting a new steel structure forming the extension of the new building which also included a redevelopment of the remaining outdoor space. We carefully scanned, then excavated the construction area, avoiding pipework and other buried services. Foundations were poured for the new steel structure and feature walls.
TAKING SHAPE
After preparing the site, and erecting the bespoke steel structure, we formed the bespoke corrugated effect to the concrete perimeter walls which gave the structure an individual look to make it stand out in its surroundings The general construction and weathering of the building proceeded to enable the internal fit out. The idea was to leave all of the M&E Services exposed, along with ventilation and ductwork, to create a real industrial and modern feel.

EXTERIOR FINISHES The Fire Rated windows and doors were protected for added security externally with bespoke designed corrugated and perforated sliding shutters, these maintained security and fitted in perfectly with the overall modern design of the building. Our team installed brand new security fencing and gates, complete with an emergency fire escape facility within the new gates, enabling safe passage and means of escape for all users of this facility. In addition to extending the existing security and fire alarms to the new extension, we also installed a new CCTV system. The outdoor space was upgraded in preparation for a seating area to fit in with the interior catering concept design. New paving was laid and brick walls were built to provide a secure and safe area with a slick, clean finish to the exterior of the property making it an inviting space for customers.
INTERIOR FINISHES
When the interior was ready to be decorated and fitted out, we installed the new Commercial Kitchen complete with appliances, including high-end commercial grade appliances, and barista style coffee machines and grinders. The cafeteria space was finished off with a new public-facing servery counter, including full DDA access throughout, ensuring inclusion for people with less mobility such as staff members and customers. Additionally, we redecorated and refurbished the newly created IT suite and teaching room space in the existing adjoining room. The team implemented a new fire escape strategy internally, complete with firerated entrances and protected escape routes. The newly designed/bespoke ventilation and heating systems were installed to ensure the facilities’ users enjoyed the space in comfort, whatever the weather. 8

The project team spent many months developing the original Architects brief for the proposed Lewington Centre refurbishment works with Axis going to great lengths to provide a design and finish to meet our expectations. The team did endure periods of uncertainty with material shortages and delays but we got there in the end. We worked collaboratively with Axis and the L&Q Foundation to deliver these works and are delighted with the improvements we have made to the Lewington Centre. We look forward to continuing our partnership with Axis Europe where we will be improving our homes and other facilities.
