Superhouse for the uber rich on ‘secret’ Mediterranean island

SUPERHOUSE IS both a brand and an ethos—a vision for what is possible in contemporary residential architecture. Developer Superhouse Property Group Ltd wants to create nothing but the most exceptional houses in the world for the super-rich and just 30 of them to maintain exclusivity. The design plan for the houses came from Magnus Ström, founder of Ström Architects, based in Lymington on the southern coast of England. Inspiration for the Superhouse concept first came when Ström worked next to a world-renowned naval architect. This was when Superyachts were first brought to his attention and it raised the questions: “Why couldn’t houses also reach the same heights of design quality and workmanship?” and “Why do superyachts exist, but not superhouses?” In coming up with the design for these houses, the developer wanted to focus solely on their creation without the distraction of other industry sectors. They took a holistic route; not just for the design of the Superhouse, but also taking into consideration the individual lifestyle of the future owners. When a potential buyer invests in a Superhouse, he or she is not just buying the architectural design but also the thought and processes behind the complementary elements that go into making the house unique. Superhouses are designed to be the most beautiful, unique and design-led houses possible.

There will only be 30 Superhouses in total—much like a limited edition series of art or watches. To emphasise this, each house will have its own number discretely engraved somewhere into the facade. This Superhouse featured here with serial number S00/30 is located at a private bay on an undisclosed Mediterranean island and is accessed via a long and winding road through the mountainous landscape or via helicopter for a quick transfer to the mainland. A walled entrance courtyard in local stone creates a sense of arrival—mirroring one’s presence in the sheltered, rocky bay while giving a view of the house against the open backdrop of the Mediterranean sea.
The design concept is very simple: two L-shaped stone walls define the house boundary. Within these walls are two distinct timber volumes containing separate functions. The first contains service elements such as kitchen, stores, and staff accommodation. The kitchen and dining areas are separated by sliding screens, which can sink into the floor to completely disappear and open up the two spaces. This enables a more open plan when the house is in “family mode”, but the kitchen can also be completely closed off when entertaining. The second volume contains a spa and gym. Again, sliding screens are used to allow the volume to open up and connect the

inhouse spa and gym spaces to the external areas. There is a staircase leading up to the master suite and four junior suites above, allowing the occupants to descend directly for morning exercises or a swim in the 50-metre infinity pool. There is a private beach with an extended pier to accommodate a luxury yacht. Gravit8 to showcase contemporary lifestyle with nautical theme Developer Mitraland’s 15.6-acre project will be a mixed-use development aimed to create a new community in the royal town of Klang.

SETTING ITSELF apart from typical developments at the surrounding area, Gravit8 (pronounced “gravitate”) will be an integrated mixed-use project to be built on a freehold 15.6-acre land with a man-made eightacre lake as the centrepiece. The development will comprise serviced apartments, speciality retail outlets, a mall, corporate offices, small offices/versatile offices (SoVos) and a boutique hotel. The project is located in Klang, a royal town and former capital of the state of Selangor, Malaysia. The town is also famous as one of the busiest container ports in the world. With its location in Klang and a myriad of amenities nearby like schools, hospitals and shopping malls, the development looks set to attract the younger working adults looking for their first property purchase in the area. Gravit8 is conveniently located along Jalan Langat, opposite the proposed Johan Setia LRT station. It is also next to the Shah Alam Expressway (Kesas) headed towards Port Klang—about 15 minutes’ drive from Kota Kemuning. Phase 1 of the project featured the launch of 22 units of shop offices while Phase 2A consists of two towers of residential units named Nordica and Adria. The remaining phases will see the unveiling of two more serviced apartments, namely Andaman and Ashino. Each tower comes with its own distinctive nautical designs to complement the development’s overall maritime theme.

Another highlight is Pier 8, the bespoke retail and maritime food haven that’s set to be Klang’s first seafood hub. It will also feature a first-of-its-kind indoor salt water aquarium which will showcase a variety of ocean life and double up as an occasional live underwater performance arena. The developer will spare no effort to ensure that Pier 8 focuses on bringing family and friends together under one roof. With a nett lettable area (NLA) of approximately 150,000 square feet spread over two levels and 700 parking bays, Pier 8 will also feature interesting design elements including a
maritime street walk with al-fresco dining and a selection of gourmet F&B options, open-air performance spaces and lush landscaping. Pier 8 is designed by GDP Architects, an award-winning architectural firm. The first phase of the development was launched in March 2015 and was met with an encouraging take-up of 80 per cent without much efforts in advertising. It offered 22 three- to five-storey shop offices that have built-ups of 4,909 to 18,190 sq ft and are priced from RM1.83 million to RM5.5 million. The phase is due for completion in May 2018.

Phase 2A, comprising two towers offering more than 600 serviced apartments was also launched in late 2015. The apartments have built-ups of 600, 750, 850 and 1,000 sq ft with psf price of RM500 to RM550 at that time. Transforming an ancient building into a modern cafe in a ‘hutong’ district Arch Studio’s design gives new lease on life to five old houses in Beijing’s traditional hutong neighbourhood that pre-dates the Qing Dynasty.

HUTONGS ARE traditional courtyard residences scattered across Beijing’s old districts. Arch Studio was given the task of tranforming an L-shaped cluster of five houses measuring 450 sq metres into a modern tea cafe. The old buildings were previously used to host business meetings before they became dormant due to poor management. With the installation of the tea cafe, the place is expected to come alive again by attracting patrons to chill and dine at the venue. There will be ample space for patrons to read and enjoy a uniquely Beijing tradition—tea drinking. The designer’s work started by analysing the old building’s history and architectural records. From the structure of the wood and the size of the grey bricks, it is found that the some of the building sections predate the Qing Dynasty while other sections have been re-modelled in the 1970s and 1980s. In traditional Chinese architecture, space is divided partially between outdoors and indoors. It is winding and dynamic, presenting surprises for the visitor at every corner. In this project, that idea was replicated by connecting the exterior of the building with the interior like tree branches, at times blurring the boundaries between the courtyard and the building interior. There are three courtyards inside the building and each of the tea rooms have their own views of the exterior scenery. Glass panels are used to showcase the bamboo landscape and steel beam columns were also used to replace some of the decaying wooden beams of the original structure. The overall effect is a seamless blend of old architecture with new installations for modern comfort. More information at www.archstudio.cn

Kennedy Town Swimming Pool opens in Hong Kong with completion of final phase Architect Farrells’ award-winning design owes its distinctive shape to the surrounding streets and historical tram line that define the triangular site.

THE SECOND and final phase of the Kennedy Town Swimming Pool, designed by Farrells, was completed in early February this year. The project’s first phase, comprising a 50-metre outdoor pool and an outdoor leisure pool, first opened to the public in May 2011. The earlier Kennedy Town Swimming Pool was demolished to make way for the construction of the MTR West Island Line. Second phase additions include a 50m x 15m secondary pool, a 25m x 12.5m training pool and an oblong jacuzzi. The two pools are heated to allow the public to enjoy swimming all-year-round. With the opening of the pools, the Kennedy Town MTR station project will be completed. The original site chosen for Kennedy Town Station was the Forbes Street Playground but construction would affect a row of 120-year-old Banyan trees growing on historic stone walls so the site was re-located. The new site selected was a surface car park that enjoyed an uninterrupted sea view but had been left derelict since the land was reclaimed in the 1990s. To draw residents

to this neglected corner of an otherwise vibrant neighbourhood, the site demanded a memorable icon. During construction of the MTR West Island Line, the site adjacent to the first phase of the swimming pool was home to a shaft for the removal of underground spoil. After the railway line opened in 2014, construction on the pool’s second phase began. A new pool had to be opened before the existing one could be demolished. Likened to a futuristic spaceship by the South China Morning Post, the new Kennedy Town Swimming Pool owes its distinctive shape to the streets and historical tram line that define the triangular site. Inspired by a shell, the building addresses the experience of arrival to Kennedy Town by tram or road from the east. The low-lying form of the building respects the panoramic views that nearby residents enjoyed prior to the development and draws inspiration from its proximity to the harbour. The new swimming complex features various environmental elements, including solar panels on the rooftop. Swimmers can also enjoy views of Victoria Harbour. The Kennedy Town Swimming Pool has won awards and citations including Large Project of the Year 2016, awarded by the New Engineering Contract (NEC) of the UK’s Institution of Civil Engineers. It has been featured in numerous international

publications including Architect’s Journal, HKIA Journal, and Archdaily. Kennedy Town is one of over 20 public swimming pools located across Hong Kong. By mid-April, the complex will re-open a
secondary outdoor pool and a leisure pool, adding the finishing touches to the project.

With amalgamated resources, the collaboration offers a broader spectrum of strategic services in real estate, property and investment management, appraisal and valuation, research and consultation, not to mention sales and leasing and mortgage banking on a global basis, including the Asia Pacific region, as a whole, and Malaysia, in particular. Looking Back: Overview of 2016 To say the least, 2016 was an unqualified “challenge” for all business sectors with a carry-over of uncertainties from the preceding year, impacted by global economic slowdown, low crude oil and commodities prices, the weakened Ringgit and, quite recently, by Brexit and the US Presidential elections. Here on the home front, Malaysia is expected to post a real GDP growth of 4.2% for 2016, riding on “accelerated” domestic demand and consumption, Government infrastructure expenditure and “supported by retail spending” (locals and tourists). The proverbial silver lining, though, is that the weak Ringgit has spurred exports of goods and services and opened up opportunities for foreign investment. Whilst construction and manufacturing registered growth in the year under review, what was discernible was a lacklustre “business sentiment and slowdown in overall trading”. Outlook for 2017 The one sure thing about 2017 is that it will be “challenging”, with the same cloud of uncertainties, rolling over from 2015/6 but continuing to hover with isolated breaks of sunbursts. CBRE | WTW reckons that Malaysia’s economic growth is expected to “remain stable with GDP growth of about 4.2%” and that domestic demand and consumption will continue to be the “key 14 Building & Investment | www.b-i.biz

driver” with a “flat” inflation rate forecast for the year ahead whilst exports will continue to support growth. Bank Negara Malaysia will institute more monetary policies to check the weak Ringgit and GST will bolster Government revenue to “accommodate its fiscal measures” while on-going concerns from the year before will persist, i.e. low crude oil and commodity prices and increasing costs of living. These will continue to impinge on the economy as a whole, and the real estate and property industry in particular. However, “bright spots” cited to drive away the gloom are infrastructure development and improved connectivity, i.e. High Speed Rail and its spill-over, expressways (Eastern Klang Valley, West Coast, East Coast KL-Tumpat), rising demand for affordable housing and continued popularity of property as compared to other types of investments. (a) Penang Despite the overall downtrend since 2015, it is not all gloom as significant land transactions and developments in select locations suggest market revival, if not renewed interest, e.g., UDA J/V to develop Pulau Jerejak, land acquisitions by Selangor Dredging Bhd (Batu Ferringhi), S P Setia (Seberang Perai Utara) and Ecoworld (Batu Kawan). In the ensuing year, sub-sectors are expected to perform

REDUCING construction costs while meeting consumers’ various needs for housing quality are the foremost challenges faced by today’s house builders. This is well demonstrated in the affordable housing development as this type of housing is solely designed and built based on the economic concepts of housing. These houses might meet the minimal shelter requirements but they possess a limitation of sustainable architectural design theory. Most of them are criticised for their lack of storage area, small size and deep location of the kitchen, complicated partitions, less cross ventilation, inhabitable and small bedroom etc. To ensure that both the affordability and sustainability are embedded in the affordable housing development, a design system that incorporates open plan, standardisation of construction elements, as well as responding to the social requirement and local climate condition, is necessary. In this sense, the Divergent Dwelling Design (D3), which is a combined housing design and construction system that makes use of the prefabrication construction to produce a variety of housing design options that meet possible user requirements not yet identified at the design stage, while retaining principal uniformity to facilitate the execution of simple but accurate construction with a minimal initial cost, is introduced. D3 adopts the open plan concept and utilises the Industrialised Building System (IBS) construction method. Its basic architectural plan is a square shaped plot, having a plurality of “dynamic” space lots (where the bathroom, kitchen, and other dwelling services are located) arranged peripheral of the plot so as to be in contact with the outdoor environment; and a plurality of structures such as the dining room, bedroom, or any other spaces located in the “core” space lot which is capable of being arranged, modified, and customised in plurality of designs according to the user’s needs (Figure 1). Every D3 building is designed and built in such a way that both the structure and infill of the building are treated as separate entities in order to optimise the efficiency of building assembly and modification. The basic layout can be configured into various plans, simply by partitioning the core space lot or rearranging the location of bathroom and kitchen within the dynamic space lot (Figure 2). This is similar to the automotive industry, where each individual functional unit is freely bonded with the core structure to serve different occupants’ requirement. In terms of sustainability, D3 fully incorporates the passive design strategies that respond to the tropical climate. In D3 housing, cross ventilation is optimised by having an elongated dwelling shape together with minimal partitions or interior walls. This is not only allowing for easy passage of air and cross-ventilation, but also encouraging a good lighting of the interiors, as well as the flexible use of space. Besides, the parallel arrangement of windows and the placement of high louvres on the internal walls of each bedroom also ensure adequate wind flows through the house. By setting back the exterior walls 2.1m from the peripheral of the dwelling, no walls are exposed directly to the outdoor environment. Solar radiation is, thus, effectively controlled with the large thatched upper floor ceiling that acts as 16 Building & Investment | www.b-i.biz
the overhang. Together with the installation of adjustable louvres or grilles as building façade, a barrier is created which not only provides good shading and protection against driving rain, but also to some extent maintain the quality of openness for ventilation and outdoor views. The setback also creates an open porch that makes it possible for occupants to enjoy the open-air landscape. With careful planting or selection of vertical green, the open porch can function as a buffer corridor that aids in air circulation. skin and can further increase the occupants’ comfort. Glare, which is a major source of stress in tropical climate, is effectively controlled by using louvres or grilles which break up large bright areas into tiny ones and yet allow the interiors to be lighted up; or by planting less reflective vegetation. The use of reinforced concrete skeleton structure ensures a lot of the qualities that aid flexibility in housing design, which then contribute to the housing affordability and sustainability. First, prefabrication construction allows for the design of flexible internal space, layouts are variable to accommodate different family structures. The constant improvement in prefabrication technology, supported by the incorporation of lightweight, durable, smooth edged, space efficient, and universally adopted specifications will ensure that mass housings remain affordable and sustainable for the
long term. Second, the use of concrete as the main structural material contributes to a wide range of inherent benefits at no extra cost, such as its proven integral fire resistance, high levels of sound insulation, and robust finishes. Through its very nature, concrete provides robust surfaces for walls, partitions, columns, soffits and cladding that are easily sealed and free of ledges or joint details. All these may finally lead to the lower maintenance costs of the building while setting in motion an efficient, cost effective and practical method for solving housing needs and overcrowding concerns in urban areas. However, realising that the concrete industry is responsible for 10% of worldwide CO2 emissions, the limited use of concrete is also to be considered in D3 design system. For example, complicated wall arrangements are avoided in D3 housing, so that less concrete wall panels
Dr Foo Chee Hung is a researcher from the Construction Research Institute of Malaysia (CREAM) – a research arm under the Construction Industry Development Board Malaysia (CIDB). He is currently the Head of Consultancy and Technical Opinion Unit. Dr Foo obtained both his degrees from The University of Malaya - Environmental Engineering and SHE Engineering (Master). He then further pursued his PhD in Urban Engineering at The University of Tokyo. His research interest is in sustainability, affordable housing, green building, building quality assessment, Industrialised Building System (IBS), and urban ecosystem. Dr Foo is a member of the Institution of Engineers Malaysia (IEM) and a GreenRE manager.

Solar energy to empower consumers Net Energy Metering (NEM) augmenting the growth of Solar PV market. Contributed by Sustainable Energy Development Authority (SEDA) Malaysia.
SOLAR PHOTOVOLTAIC (PV) has taken centre stage in the renewable energy scene for the past decade. With the ever increasing efficiency of the PV modules and decreasing price, harnessing energy from the sun appeals to everyone - after all the sun is free. In Malaysia the development of Solar PV market started off with the implementation of the SURIA 1000 programme under the Malaysia Building Integrated Photovoltaic (MBIPV) Project (2006-2010) where capital subsidies were offered for PV systems for residential and commercial applications. The programme was a success and this led to the implementation of the Feed-in Tariff (FiT) Mechanism by Sustainable Energy Development Authority (SEDA) Malaysia on 1 December 2011. The FiT obliges distribution licensees such as Tenaga Nasional Berhad (TNB) and Sabah Electricity Sdn Bhd (SESB) to buy energy generated from renewable energy (RE) producers at pre-defined FiT rate. Solar PV under the FiT grew and due to fund constraint, no more solar PV quota will be released under the FiT post 2017. To ensure sustainable growth in the distributed solar PV market, the Eleventh Malaysia Plan (RMK11) has meted out a new programme whereby the country is implementing its 500MW capacity under the new Net Energy Metering (NEM) scheme. The NEM is also implemented by SEDA and the scheme commenced on 1 November 2016 and will conclude in 2020. As the worldwide cost of solar PV system continues to reduce significantly each year, the energy consumer can benefit by generating their own energy using solar PV via net metering scheme. NEM allows an eligible consumer to install a solar PV system primarily for his own use and the excess energy to be exported to the national grid at a prevailing displaced cost prescribed by the Energy Commission (ST) Malaysia. The credit shall be allowed to be rolled over for a maximum of 24 months. This scheme is applicable to all domestic, commercial and industrial sectors as long as they are the customers of TNB (Peninsular Malaysia) and SESB (Sabah and FT Labuan). With its yearly 100MW capacity quota, 90MW will be allocated for the Peninsular and the remaining 10MW for Sabah. NEM’s target is to hit up to 500MW after five years of its implementation. The Ministry of Energy, Green Technology & Water (KeTTHA) Malaysia is the responsible ministry helming this green agenda with the Energy Commission (ST) Malaysia and Sustainable Energy Development Authority (SEDA) Malaysia both as the regulator and implementing agency respectively. On 6 October 2016, in conjunction with IGEM 2016, the NEM scheme was successfully launched by YB Datuk Seri Panglima Dr Maximus Johnity Ongkili, the Minister of Energy, Green Technology & Water (KeTTHA). In order to create awareness on this new scheme to the public and industry players, SEDA Malaysia held two stakeholder engagement sessions in both the Peninsular and Sabah to gain insightful information among the stakeholders. Creativity and versatility in wood architecture Building with timber as sustainable construction material.
SINCE TIME immemorial, wood has served the needs of man as he scoured for food (hunting spears), sought shelter (log cabins) or scanned the horizons for new worlds (sailing ships). The passage of time, however, has not dimmed the fervour for building with timber as today’s architects and engineers continue to design and create structures of wood. With ingenuity, craftsmanship and a dash of technology, the three key attributes of timber, namely, inherent strength, versatility and aesthetics, are being exploited to the fullest. Random examples of modern timber buildings are the 20-storey alltimber Barentshouse, Kirkenes office, the 10-storey CLT apartment building in Melbourne, Australia, and the 14-storey TREET (“the tree”) in Bergen, Norway. Here at home, no less an avid advocate of building with timber is Ar Eleena Jamil, Principal of Eleena Jamil Architect, who shared her passion and experience, of designing and working with timber, at the Malaysian Timber Council’s (MTC) Timber Talk Series held on 16 December 20 Building & Investment | www.b-i.biz

Speaking on “Timber’s Timeless Appeal”, Ar Eleena remarked that “timber is part of our building culture” a natural and sustainable resource material that is “easy to use and form, although overshadowed in the past 50 years by steel and concrete.” On the premise that the “versatility of wood allows for expressions of our identity and culture”, she highlighted four projects, from the company’s portfolio, where timber is a key building component, i.e.; s Shadow Garden Pavilion for Shalini Ganendra Fine Art Gallery, in collaboration with MTC and Taylor’s University, where tanggam, the art of joinery without nails is featured in its building. Structural members, i.e., uprights and beams were of Malaysian hardwood (Merbau and Red Balau), fashioned at the University’s workshop by students from the School of Architecture and Building Design, and in the construction of the Pavilion, 68 tanggam joints were deployed.

Sepang House, a finalist in the ‘House’ category of the Italian Plan Award 2016, used a combination of timber and other different materials (concrete, glass) in harmony to create a tropical setting. For the single family home, timber (nyatoh) columns support a large sheltering roof overhang with shaded terraces and balconies along its edges and floor decks, also of timber, that evoke that ‘kampong’ feel. CONSTRUCTION is booming in Qatar as the State drives an ambitious infrastructure programme in preparation for hosting the FIFA 2022 World Cup and works towards its National Vision 2030. Global engineering and infrastructure advisory company Aurecon provided its leading global bulk ports experience and sophisticated modelling technology to help the Port of Umm Sa’id almost double its capacity and boost the country’s building materials supply chain. As in any global sporting event, the spotlight falls on the preparedness of the host nation, and specifically on the stadiums and supporting infrastructure. Reflecting this, the state of Qatar is working hard to ensure the smooth staging of the FIFA 2022 World Cup. One of the key aspects to ensuring the country meets its bold construction targets will be the reliable supply of building materials. Aurecon played a leading role in providing design, delivery, advisory and asset management services to design solutions that ensure the Qatari construction industry receives a steady and reliable supply of gabbro, a construction material for concrete and asphalt. “One of our primary goals is to maintain strategic reserves of primary building materials to ensure we can supply materials at any time the need arises,” said Engineer Eisa Al-Hammadi, Chief Executive Officer of Qatar Primary Materials Company 24 Building & Investment | www.b-i.biz
(QPMC). “We hold rich reserves that can address the current market requirements when it comes to primary materials such as gabbro. We are committed to providing complete solutions for the transport, storage and delivery of key primary materials to support the burgeoning construction industry in Qatar.” Boosting throughput The vast majority of building materials in the country are supplied by QPMC, through its Port of Umm Sa’id (Mesaieed) Terminal. In response to Qatar’s massive infrastructure development programme, QPMC initiated an expansion of the Port, to boost the annual flow of gabbro through the terminal from 16.6 million tonnes per annum to 30 million tonnes. The plan for doing this revolved around making better usage of the facility’s existing Berths 2 and 3, and the six unloading cranes operating on those berths. Based on decades of experience in delivering and increasing throughput of some of the largest terminals in the world, Aurecon’s approach for its Engineering, Procurement and Construction (EPC) contract focused on the performance and efficiency of the proposed infrastructure and the integration of the new Terminal facilities with both the upstream and downstream supply chain processes. Glenn Hallahan, Aurecon’s Project Director, said the key to the success of this project was understanding the ultimate requirements

and aligning all stakeholders to support them. “At the time, we had recently assisted with the expansion of the Port of Fujairah in the UAE; so, in our first review of the project, we knew that a more detailed understanding of the impact on the supply chain would be required. We recommended advanced simulation modelling to evaluate the likely effects of the new design,” explained Hallahan. “Our background work was extremely detailed and technical but, based on our internationally recognised award-winning innovation, we were able to present QPMC with a clear report that included animations and graphics to illustrate how the port and stockyard could operate without modifications to the original plan. The model highlighted bottlenecks that would limit the Port’s ability to maximise its capacity and brought the client’s focus onto resolving these issues.” The modelling presented by Aurecon clearly demonstrated that to achieve the targeted throughput, changes were required from all supply chain partners. This included both upstream (quarries and shipping companies) and downstream (consignees) parties.
One example presented in the model demonstrated how stowage plans (how ships were loaded) at the port of origin could significantly impact unloading times in Qatar. If the ships were loaded with preferred loading plans, they could be unloaded in 20 hours. Without the preferred plan, unloading could take up to 50 hours. Aurecon also worked with QPMC to bring better efficiency to the portside stockyard. Aurecon showed how consignees should collect their cargo within 21 days to ensure the stockyard always has space to unload other ships in the queue. This information could then be factored into the process of establishing the fee-charging structure, and ensure it was designed to encourage consignees to support portside stockyard requirements. While the proposed design had the physical capacity to handle 30 million tonnes of material a year, changes
to business processes, port charges and agreements were necessary to ensure it achieved its targeted throughput. In addition, through its collaboration with Aurecon to solve the throughput issue, QPMC has also evolved its business, from a port operator into an end-to-end logistics player. HB Reavis announces development of new Warsaw landmark
Varso Place, a 53-storey office tower designed by Foster + Partners will be the tallest building in Poland and one of the tallest in Europe. INTERNATIONAL real estate developer HB Reavis has announced that construction has commenced on Varso Place, its flagship development in Warsaw city center. Plans for the 140,000sqm mixed-use scheme include one of Europe’s tallest towers and two mid-rise buildings. Completion is scheduled for 2020. Varso Place’s showpiece will be a 53 storey office tower designed by renowned architectural studio Foster + Partners. At 230m tall (310m with the spire), it will be the tallest building in Poland and one of the tallest in Europe. The two complementary buildings (21 and 19 storeys) are designed by local Warsaw architects, Hermanowicz Rewski. MHE-Demag opens South East Asia’s largest crane manufacturing plant in Malaysia RM45 million state-of-the-art facility to drive growth and excellence within the region.
MHE-DEMAG, a joint venture between Terex MHPS GmbH and Jebsen & Jessen (SEA) Pte Ltd, has officially opened its largest manufacturing and warehouse facility in Bukit Raja, Malaysia on 29 November 2016. Developed at a cost of RM45 million, the facility can operate at a capacity of 200,000 production hours a year, a 54% increase from the previous site. The facility is also expected to support the fabricated metal products and machinery & equipment industries; two key areas that have been identified as drivers for the manufacturing sector to attain its projected growth of 5.1% per annum. With a built-up area of close to 15,000 sq. meters sitting on over 26,000 sq meters of land, the plant is also the largest and first-of-its kind crane manufacturing facility in Malaysia and the region. Capable of building cranes of up to 50-meter span, this plant will primarily serve customers from Malaysia, Australia, Cambodia, Myanmar and Singapore, who hail from various industrial sectors where lifting, moving and maintenance of materials or machineries are required. Indonesia sees the fastest construction growth in Asia
Indonesia’s construction market is one of the biggest in Asia. According to AECOM, in the medium term (up to 2020) Indonesia is expected to see the fastest construction market growth of any Asian country. THE GOVERNMENT has invested to boost the country’s infrastructure in order to provide a better environment for business and economic benefits to its people. 30 infrastructure projects worth some RP851 trillion have been set as priority and are to be developed until 2019. Indonesia’s road segment is forecasted to grow by an annual average of 12.8% between 2015 and 2024 in nominal terms to become the largest road market by 2024 (Source: BMI Research). These projects create huge opportunities for suppliers of concrete materials, equipment and technology. A remarkable consequence, the heavy equipment industry has recorded a 30% growth in the construction sector in Indonesia, as opposed to negative rates in
all other verticals this industry operates in. Bank Indonesia’s (BI) series of interest rate cuts - the rate now stands at 6.75% - has furthermore contributed to this growth by making bank financing more affordable. In parallel, companies have been increasingly recurring to bonds as an additional lever to finance expansion (+45% yoy - data from the Financial Services Authority (OJK)). 30% of the total tunnel length, few of the available solutions in the market were able to solve the issue. The innovative composite panels developed by Acciona proved to be the best solution in this demanding construction work because they managed to meet all the technical challenges while complying with the flame-retardant requirements associated with this type of application. The challenges of this innovation were diverse because of the many criteria that had to be met. From a mechanical point of view, the use of composites made it possible to meet the structural requirements while being thin enough not to change the tunnel’s diameter and being compatible with catenary systems. The design flexibility offered by composites also enabled Acciona to develop a system with leak-proof joints and an anchorage system. The 9.2-metre-long panels were also flexible enough to adapt to the shape of the tunnel and its irregularities. Another concern in this project was the need to produce as many as 15,000 panels within the delivery schedule and to keep the cost of the composite panels as low as possible. To achieve this, Acciona opted for a pultrusion process and developed a low-cost resin injection system and fibre impregnation chamber that were adapted to the viscosity of the flame-retardant resin formulated for the project. This new system made it possible to produce one composite panel in 34 minutes on a continuous basis. The other advantages of composites in this application were their low maintenance and high corrosion resistance compared to traditional construction materials. Finally, the handling and installation of the panels in the tunnel were easy and fast thanks to the lightweight nature of the composite panels. To sum up and illustrate the size of the project: more than 15,000 panels were produced, covering about 200,000 square metres of tunnel for a total of 1,700 tonnes of composites. Q

The Ribbon House wins 2016 AAP American Architecture Prize
Hong Kong-based FAK3â&#x20AC;&#x2122;s play with ribbon-like staircase design in an old house interior impresses the judges and wins a gold award for best interior. FAK3, LED by lead designers Johnny Wong and Miho Hirabayashi, bagged a gold award for their work on The Ribbon House in Hong Kong at the recent 2016 AAP American Architecture Prize. Their entry won under the Interior Design (Houses Interior) category. The idea for the house interior was to create a ribbon-like structure that dances through the four levels in a sequence of twirls. This creates an exciting transition through each floor level and the void space created by the stairs acts as a light well, drawing natural light into the basement levels. FAK3â&#x20AC;&#x2122;s work involves the transformation of a 1,000-square-metre old house and landscaped gardens, positioned on a hillside with commanding views of the South China sea. The main entrance is located at the centre along the length of the house, which dictated the arrangement of spaces. stairs penetrate through and a glass floor with views looking down two stories to the basement level. The central part of the home is dominated by an elliptical opening that winds its way through every level in a serpentine helix pattern. At its widest in the lower basement, it becomes tighter with narrower treads as the staircase approaches the roof terrace. Adjacent to the stairs is a skylight that allows the sky to be seen from the basement.
Rooms are fluid with spaces flowing into each another organically. The kitchen and dining areas both have direct access to a back garden designed for al fresco dining featuring a vertical wall of plants. Folding glass doors that can be opened up create a strong connection between the inside and outside. Sliding glass doors in the living room lead to a grassy terrace with a glass balustrade separating it from the cliff. At the lowest level, two ensuite guest rooms each borrow additional light with private Japanese-style pocket gardens, while another bedroom on the floor above boasts a white marble

THE NEW Ludgate project involved the transformation of a city block into a spacious and lively new quarter for London. It sets up a dialogue between two striking and complementary new buildings while reinstating and improving the public realm around it and creating new routes through the city block.

It is, in essence, a new addition to the city on a site rich with history. The site was the backdrop for many characters, both real and fictional, ranging from Pocahontas to London’s first live rhinoceros. Later came railway engineers who put an iron viaduct across Ludgate Hill, and World War II, which left the site in ruins. The site on the old city wall of Ludgate Hill was formerly home to some outdated 1980s office buildings with a dull sunken arcade at its lower levels. Fletcher Priest was asked to masterplan the site while creating two headquartersized office buildings—One New Ludgate and Two New Bailey, the latter designed in collaboration with Sauerbruch Hutton. By creating a new passageway between the two, a route named Belle Sauvage after the 15th century coaching inn that once operated nearby, the area on the east-side could also form a new open space that catches the noon sun for office workers and the public alike. The square here, with a nod to precedents in Rome, is defined by facades and plays off an existing terracotta Victorian elevation opposite. This space has been designed with as little of a corporate feel as possible.

The 165,000 sq ft One New Ludgate building itself comprises nine storeys with ground floors. It is animated by bars and retail outlets under fixed white glass awnings. The building uses a facade concept of a masonry grid that keeps off direct sunlight and throws light onto the flooring. “We wanted something quite cool and modern, whereas the other building may be more playful,” says Steve Barton, one of the partners at Fletcher Priest Architects. THE PROJECT called C oliRoma OneHundredTwentyEight, is part of the urban fabric of the Colonia Roma Norte and use of public space offers a unique perspective on progressive neighbourhood contemporary society, where life and living happens not only in our private spaces but also in our nearby public spaces. H&M TAIWAN’s logistic office and warehouse is located near the mountains of Ruifang, on the outskirts of New Taipei City. The re-configured space introduces a new approach to logistic offices as opposed to
the stereotypical warehouse workplace. The design embodies a casual, warm and playful environment that reflects the belief in each individual’s ability to show initiative. Given the large column span and high
ceilings of the interior space, juxtaposing with the beautiful views of the surrounding mountains, the designer at J.C. Architecture pursued the idea of “openness” to create a place that is conducive for creativity. The arch designs, inspired by the courtyards, are of different heights and widths while workstations are positioned in clusters. The courtyard itself is bright and airy, serving as an outdoor area surrounded by wooden arcades and multiple doorways which connect the work areas with the outdoors. The entire layout of the office space is different from conventional office layouts. J.C Architecture is an award-winning design firm based in New York and Taiwan.
