EVERY YEAR the Pertubuhan Akitek Malaysia (PAM) or Malaysian Institute of Architects, a national body which represents architects in the country, would convene to give out honours for the best architectural works in terms of design quality and creative built environment. In order for the PAM Awards to become more prestigious and highly coveted, the organiser has raised the bar and set even higher standards. Modelled after the Aga Khan Award for Architecture, a five juror system was implemented with members sourced locally and abroad. The panel is headed by the convenor while technical reviewers will answer any questions raised by the jurors. Awards has been given out since the 1990s and the new format was implemented since 2000. The higher criteria for winning the Awards has translated into a greater variety of iconic designs lining the Kuala Lumpur skyline. Examples of worldclass architecture

On the residential and commercial front, there have been many well-known firms like CSL Associates and GDP Architects Sdn Bhd, which created significant architectural identities for themselves. Undoubtedly, there are many more individuals and firms that have created architecturally significant works and are just waiting in the wings to be recognised. In the good design stake, the role of the client cannot be disregarded as they also play an important and prominent role. A well-crafted building is not the sole responsibility of the architect but also requires the understanding and support of the

Thailand’s tallest building a reality thanks to Aurecon’s engineering expertise The 314-metre, 77-storey MahaNakhon Tower is the tallest skyscraper in Thailand today, thanks to the work of a dedicated team working on the project including Aurecon.

BY THE end of the year, Thailand’s capital city, Bangkok, will have a new addition to its already impressive skyline, the MahaNakhon Tower. With a striking design resembling computer pixels, the skyscraper is set to become the country’s tallest building standing at 314 metres tall and 77-storey high. The developer, Pace Development Corporation, enlisted the help of global engineering firm, Aurecon, to undertake peer review work on the building’s design

and construction. As a leading consultant in skyscraper design, Aurecon helped Pace to achieve a higher level of confidence in meeting the required performance and statutory requirements, including safety and construction timeline. Given the building’s unique pixel design, the building required a tougher engineering review to ensure optimum structural efficiency. The work involved a comprehensive review of MahaNakhon’s engineering details,

covering structural and mechanical, electrical and plumbing (MEP) designs as well as the construction method statement. The MEP system has a long-term impact on operating and maintenance costs and is critical to any building’s tenants. “Aurecon is a leading global expert in tall buildings with a reputation that has been bolstered in Asia through our involvement in some of the region’s super-tall landmarks, including the 632-metre Shanghai Tower in China and the 462-metre Vincom Landmark 81 in Vietnam. Both are the tallest buildings in their respective countries. We are honoured to be involved in the MahaNakhon development and to help bring this iconic development to completion,” said Dr Assawin Wanitkorkul, Technical Director – Buildings of Aurecon in Thailand. Supertall structures are complex so their design will always require higher levels of engineering consultation. With its experience from working on other tall buildings, Aurecon worked with the developer and main contractor Bouygues-Thai to ensure the structural integrity of the building under Bangkok’s soft soil conditions, wind and seismic factors, among others. n More information at www.aurecongroup.com

Sunway Eastwood Park Villas to offer contemporary green living Architect CL&O’s linked villas located south of Kuala Lumpur are designed to encourage a healthy lifestyle amid a natural environment. SUNWAY EASTWOOD Park Villa is a gated and guarded, low-density residential development comprising of 66 units of three-storey terrace homes in Taman Equine (Puchong), located about 30 minutes south of Kuala Lumpur. This is a stratified development where the overall concept and building facade of Sunway Eastwood is preserved and its surroundings are maintained by the property management or joint management body. The development is accessible via several major highways, namely the Lebuhraya Damansara-Puchong (LDP), Putrajaya Highway, South Klang Valley Expressway (SKVE) and the Bukit Jalil Highway. In future, Sunway Eastwood will only be a 20km drive away from the city centre with the up and coming MEX interchange. The 66-unit development is the final phase in the Sunway Eastwood master plan and is conveniently perched atop the highest level of the site giving it a vantage point over the entire township. 12Building Building&&Investment Investment| |www.b-i.biz www.b-i.biz 6

The villas are designed to offer the best in green living with eco-features installed in every home. The development encourages a healthy lifestyle with exercise stations, meandering walkways that doubles as a jogging path and other facilities located at the club house. The villas have a north-south orientation to prevent direct impact of sunlight while minimising heat gain from the harsh morning and afternoon sun. The use of natural lighting through large windows also plays a part in defining the interior space and adds as a distinctive feature of these homes. The design style is contemporary and both indoor and outdoor spaces are connected for a comfortable living environment. The villas come in three types: Type A is two-and-a-half-storey with its lower ground level overlooking the township; Type B is three-storey with its living spaces oriented to face the linear garden; and Type C is situated nearest to the natural green belt and slope.

Montreal-based Menkès Shooner Dagenais LeTourneux Architectes’ twin-tower project is designed to blend in with the neighbourhood that is famous as an entertainment hub. THE BRAND new Laurent & Clark residential project that was launched in the first quarter of this year, stands out as a veritable visual beacon within the Quartier des spectacles neighbourhood, famous in Montreal as an entertainment district. The project comprises two towers with 335 condominium units designed in a contemporary style to integrate with its lively neighbourhood. Jean-Pierre LeTourneux, architect and partner with Menkès Shooner Dagenais LeTourneux Architectes (MSDL), and the project’s main designer, describes his approach which focuses on the remarkable visual and material integration of the towers and high quality architectural achievement aiming to honor the neighborhood’s vocation. “It’s a question of realising a building in an environment which is almost completed, in the heart of the Quartier des spectacles, and in front of the Adresse symphonique. It is an important responsibility. We have the obligation to do something exceptional,” says LeTourneux. MTIB hosts working visit for MPIC ministers Recently-appointed MPIC Minister, YB Datuk Seri Mah Siew Keong and deputy visits MTIB to catch up on latest developments.

IT WAS MORE than a courtesy visit when recently-appointed Honourable Minister of Plantation Industries and Commodities (MPIC), YB Datuk Seri Mah Siew Keong, and his Deputy, YB Datuk Datu Nasron Datu Mansur, graced the halls of the Malaysian Timber Industry Board (MTIB) on 25 July 2016. The ‘working visit’, as the Honourable Minister put it, was twofold, i.e., to be acquainted with the role of MTIB and be up to speed on developments in the timber industry, both domestic and global. To oblige were none other than MTIB Chairman, YB Tuan Anyi Ngau, and Director-General, Dr Jalaluddin Harun. Status Quo & Stats Here at home, the timber industry is a significant contributor to the national economy with revenue from exports valued at RM 22.4 billion for the year 2015. The lion’s share of this revenue is claimed by the timber furniture sector with earnings of RM 7.29 billion, or 32.9%, primarily for exports to Japan, the United States and India (Source: Department of Statistics Malaysia). To date, for the period January to May 2016, the sector accounted for exports valued at RM 3.03 billion, 618Building && Investment Building Investment| www.b-i.biz | www.b-i.biz

against a grand total of RM 9.13 billion, an encouraging performance, no doubt, trending to growth and expansion. Critical to the continued well-being and long-term sustainability of this sector is raw material supply, an issue, the Honourable Minster reiterates, that will have his Ministry’s undivided attention. Emphasis, he added, will also be given to research and development (R&D), to technological and engineering innovation (e.g., glulam) that add value to both productivity and products. MTIB Initiatives To these end purposes, the Honourable Minister lauded MTIB for its past and ongoing efforts and initiatives in addressing challenges and issues that impinge and/or impact on the industry, e.g., • Promoting automation and mechanisation through the LEAN Management programme to inculcate, among others, best practices in product processing and delivery, improve productivity and competitiveness and reduce dependence on foreign labour. • Developing and nurturing skills of home-grown designers to create, for

both the domestic and global markets, designs and products of international standards through programmes such as TANGGAM. Timber Legality Assurance System (MyTLAS) to fulfil legal requirements so as to verify legitimacy of suppliers/producers and curb the commercialisation of timber from nonvalid sources. Wood Industry Skills Development Centre (WISDEC), established specifically to build a pool of locallytrained skilled workers to meet the needs of the wood-based industry and, in turn, rely less on labour imports. ■

AkzoNobel celebrates Ramadhan buka puasa with media community

Launch of all-new Dulux Visualizer 3.0 App and introduction of new GM for AkzoNobel Decorative Paints Malaysia, Singapore and Brunei.

Mr Indra Laban, General Manager, AkzoNobel Decorative Paints Malaysia, Singapore & Brunei presenting on the new and improved Dulux Visualizer 3.0 app.

Invited guests for the Buka Puasa Bersama Dulux event at One World Hotel.

IT IS GOOD KARMA, they say, when the “rule of three” (things that come in threes are inherently more humorous, satisfying and effective than any other number of things), is visited on an individual or event – the annual AkzoNobel Paints buka puasa is no exception. At the onset, it was an occasion for one of the world’s leading decorative paints and decorative coatings companies to celebrate the breaking of fast during the holy month of Ramadhan with its many friends from the print and online media community. Secondly, it was also an opportunity to introduce the personable Mr Indra Laban, recently-appointed General Manager for AkzoNobel Decorative Paints Malaysia, Singapore and Brunei. A graduate of the Rotterdam School of Management (MBA) and Delft University of Technology (MSc., Mechanical Engineering), the Indonesian-born joins the AkzoNobel family after more than a decade with Cerebos Pacific and a short stint with P.T. Trikomsel Oke, Tbk. Dulux Visualizer 3.0 The star of the evening, though, introduced, no less, by Mr Laban himself, was AkzoNobel’s all-new Dulux Visualizer 3.0, a pioneering app created for IOS and Android that uses cutting-edge technology to help customers to ‘see, share and paint’ colours of their choice in real time. First launched in May 2014, the award-winning app has since been downloaded 10 million times and AkzoNobel aims to roll out the new version in over 40 countries this year, including the Netherlands, Turkey, France, India, Indonesia, Argentina and Russia. Designed to give consumers the ‘freedom to experiment and make bolder choices with their colour selections’, before walls or living spaces are painted, the Dulux Visualizer 3.0 comes with new features, i.e., augmented reality and enhanced video visualisation/capability, that make decorating easier and more inspiring. With the ingenious Colour Picker to mix, match and manage colours, said video(s) may then be uploaded on social media and shared with family and friends, if needs be, for second opinions. As Mr Laban explained, now, more than ever before, the “Visualizer is a tool that gives customers confidence to try new colours quicker and see the potential end results of their purchases.” It is a new digital dimension to selecting, experiencing and enjoying the right colours or colour schemes. ■ NOTE: To download the Dulux Visualizer 3.0 app, visit the IOS App Store or Google Play Store (to be available soon) and search for Dulux Visualizer MY.

Dulux consolidates professional paints portfolio to offer better support Architects, interior designers, wall owners and contractors can now look to Dulux for a one-stop solution to all their coatings needs.

ONE GOOD REASON, among several others, why AkzoNobel is a leading global paints and coatings company and major producer of specialty chemicals is its unwavering commitment to reach out and give more than just quality products to consumers/trade professionals. Quite the latest offering is its Dulux Professional, a ‘one-stop contact-point-cum-centre that provides (1) a range of innovative and sustainable products, (2) technical services and support, encompassing customisable solutions, specifications consultation across sectors and a more comprehensible product categorisation of Dulux Professional paints, that was introduced recently on 2 June 2016. Dulux Professional Product Categorisation • Dulux Professional Weathershield series, certified ‘sustainable’ by Green Label (Singapore) and SIRIM Eco-label paint for its sustainability (reduced envionmental impact due to lesser maintenance), proven protection from external elements, ensuring that building exteriors look and stay good over time. It is about (i) elastomeric technology (paint film that stretches by three times more than ordinary exterior paint), (ii) Keel CoolTM technology (use of special pigments to deflect heat) and (iii) ColourlockTM technology (prevent colour-fading due to ultra-violet rays). It is also about durability and extended maintenance cycles from which savings accrue. MTC presents Malaysian Wood Awards The Malaysian Wood Awards is a first-of-its-kind competition in the country to encourage and inspire use of Malaysian timber.

TIMBER HAS BEEN changing the design landscapes of the world for eons. Despite losing its prominence over a period of time, timber never fell off the radar of builders, architects, engineers or developers. Malaysia’s rich rainforest has been a source of high quality timber for centuries. Our sustainable forest management practices have further boosted our timbers in the eyes of major wood users all over the world. In a bid to highlight the versatility and beauty of Malaysian timbers, the Malaysian Timber Council (MTC) is organising the Malaysian Wood Awards, a first-of-its-kind competition for the wood industry in the country. The Malaysian Wood Awards 2016 was launched by YBhg Datuk M Nagarajan, Secretary-General of the Ministry of Plantation Industries and Commodities on behalf of YB Datuk Seri Mah Siew Keong, Minister of Plantation Industries and Commodities on 23 July 2016 at Level 1, Plenary Hall, Kuala Lumpur Convention Centre (KLCC). “I am optimistic that this Wood Awards will further promote and encourage a wider use of Malaysian timbers in the built environment. I hope the competition becomes a platform that will develop a ‘design-with-wood’ culture,” said Mah in a statement which was read by Nagarajan. “There are many benefits of using timber in the built environment which those in the construction industry are still unaware of. The introduction of the Malaysian Wood Awards will help dispel many of the myths associated with timber while paying tribute to those who knew how to use it best,” said the minister. Also present at the launch ceremony was MTC Chief Executive Officer Datuk Dr Abdul Rahim Nik who hoped that the competition would give rise to a new generation of timber users. “The Malaysian Wood Awards 2016 is a premier competition that is set to reward designers of magnificent timber structures that stand majestically on Malaysian soil showcasing the brilliance of timber,” said Abdul Rahim.

“While some of the world’s premium tropical resorts and plush private hideaways are made of Malaysian timbers, only a handful knows about timber’s versatility as a building material. It is time more Malaysians are made aware of timbers’ true abilities and they will be in awe when they see it,” added Abdul Rahim. “Wood is known to be more resilient than steel without the coldness of touch associated with the latter. Engineered timber products are even stronger and wood is more fire-safe than other building materials. “Timber beams are able to maintain their structural integrity during a fire due to wood’s slow charring quality which gives people ample time to evacuate a building unlike steel or concrete as they buckle under high temperatures. “The overall cost of building with timber is much the same but there is considerable savings in terms of construction time when timber is used.” The Malaysian Wood Awards, organised in collaboration with Pertubuhan Akitek Malaysia (PAM), is open to all who have completed their projects in Malaysia during or after 2006. There are two categories in the competition – the Public or Commercial category and the Residential category. A total cash prize of RM150,000 is up for grabs. The judging panel will be represented by a cross section of prominent foreign and local professionals from the architectural, engineering and timber fraternities. Registration deadline is 30 August 2016 while the closing date for the submission of all entries is 31 December 2016. ■ For details on the Malaysian Wood Awards, visit www.mtc.com.my/mwa or call Amira Ismail or Rachel Ling at 03-9281 1999. IGEM: Developing ASEAN’s Green building sector to new heights

Organised by KeTTHA and co-organised by GreenTech Malaysia, IGEM is the gateway to ASEAN’s burgeoning green market. BUILDINGS ARE a key contributor of climate change, accounting for around 40% of global energy use and contributing about 30% of city-wide emissions. To mitigate this, sustainability is now at the core of city and town planning with green buildings playing a vital role in effectively addressing global warming. Globally, the number of green buildings continues to grow with projections that 37% of companies will have the majority of their real estate assets certified sustainable by 2018. In the region, the ASEAN Joint Statement on Climate Change to COP21 set guidelines for member countries to pursue green, opening economic opportunities in establishing sustainable cities. The Philippines is embarking on its first smart city, Clark Green City, with projects worth USD 2.2 billion already being rolled out. Thailand is developing three smart city provinces encompassing Phuket, Pattaya and Chiang Mai. As a country committed to green transformation, Malaysia too is advancing as a smart-city hub, focusing on major cities, economic development zones and new urban housing areas. Malaysia now has close to 700 green building projects registered and over 164 million sq ft of certified green building space. Additionally, local councils are adopting the Low Carbon Cities Framework and Assessment Systems (LCCF), a tool to assist in sustainable city planning. These concerted efforts from across the region are poised to drive the demand and growth of green products and services within ASEAN’s building and construction sector to new heights. A WORLD LEADER in drive technology and a pioneer in drive-based automation, SEW-Eurodrive, headquartered in Bruchsal, Southern Germany, has been a solutions provider to power transmission and motion control challenges – with their unique modular system of components in their gearmotors introduced back in 1931. In the ensuing eight-and-a-half decades, it has established a global presence and reputation with annual worldwide sales of €2.6 billion in 144 countries, supported by a network of 92 production plants/drive technology centres (DTC) in 48 countries. Here in Malaysia and marking its 30th anniversary, SEWEurodrive Sdn Bhd, the local subsidiary of the SEW-Eurodrive Group, is expanding its operations with the commissioning of a new DTC in the second phase of the Frontier Industrial Park, located in Ulu Tiram Johor. SEW-Eurodrive’s new 2.4-acre facility will house, as a ‘one-stop’ centre, its assembly, engineering, sales, service and training functions, on the premise, and promise, of providing ‘faster delivery and after-sales support within the shortest time-frame’, shored by a nationwide supply chain that includes branch offices in Kuala Lumpur, Penang, Ipoh, Kuching and Kota Kinabalu. With four more products added to its range, SEW-Eurodrive Sdn Bhd’s ‘customised’ factory will assemble all types of gearmotors to suit different types of conditions/requirements, e.g., the S-Type geared unit for low-noise operations in airport conveyor systems. The technology behind it all is centred on its modular system, where the gears allow an infinite number of combination options in torque and speed, a unique feature that allows for and guarantees to fit the requirements of any applications. About Frontier 2 Sited next to Desa Cemerlang at Ulu Tiram, Johor (within Iskandar Malaysia), Frontier 2 is a 62-acre industrial park comprising 66 semi-detached and 11 build-to-suit (BTS) factories. For industries, it is a secure and green complex with gated-guarded surveillance, a purpose-built two-acre central park for rest and recreation and a workers’ dormitory for on-site accommodation. Aside from easy accessibility by road, an added logistical advantage is its proximity to the state’s key points of commerce, i.e., Johor Port (Tanjung Pelepas) is 15 minutes away, the Woodlands Checkpoint, 25 minutes, and it takes 30 minutes to Senai International Airport. A part of the award-winning* 136-acre Frontier Industrial Park development by WB Land, first launched in July 2014, Frontier 2’s value-added benefits are (a) the availability of industrial-grade broadband service (in a tie-up with Bursa-listed REDtone International Bhd) and (b) its passive green feature, being north-south oriented, which helps in the design for natural lighting and ventilation. ■ *Five-star Winner as ‘Best in Malaysia for Industrial Development’ at the Asia Pacific Property Awards 2014.

Lama Tiles @ USM Products Talk

Lama Tiles’ Marketing Manager, Mr Gary Ho, highlights the features and advantages of the company’s range of products at recent USM QS Club Products Talk . IT IS SAID that success is not a destination but a journey; for Lama Tiles the trek began in 1951 with the establishment of Butterworth Brickworks Sdn Bhd, later changed to Lama Tile (Utara) Sdn Bhd in 1997. Whatever the marque, it has been, in no uncertain terms, a long haul, spanning more than six decades. Making a name for itself in the production of clay bricks and profiled roofing tiles (“LAMA 62”) for building construction, the company has since consolidated its position in the industry as the manufacturer of choice, founded on quality workmanship, service and innovative technology. To date, Lama Tiles is the oldest and largest privatelyowned enterprise in concrete roofing tiles and metal doors/window frames in Malaysia and Singapore. USM QS Club Products Talk In a recent presentation by Mr Gary Ho Wai Lun, the USM Products Talk was as good a platform as any to highlight the origins of the Lama Group and its range of products, accessories and services: • Duly certified and approved by SIRIM, IKRAM, SPNB and TCVN (Vietnam) and compliant with standards European (EN 490:1994, EN 491: 1994) and ASTM C 1492 – 03 (American) and JIS A 5402 (Japanese), the Lama ROMAN range of Extruded Interlocking Concrete Roofing Tiles are specially designed to provide higher structural strengths for a higher break loading and resistance against cross winds, with moderately sized, yet deep, water course to optimise water flow especially during heavy rainstorms. • Lama’s Ultimate Cool Roofing Solution, namely, energyefficient KOOL@ROOF which incorporates COOLTECH roofing tiles, heat-reflective (22-80%, depending on colour) radiant barriers, ZEPHER solar-powered roof ventilation/ heat extraction system and “Breathable” Ridge & Hip Dry Fix to remove any remnant penetrated heat. The bottom line is (a) reduction of 10°-30°C at the surface and 5°-15°C indoors and up to 10% in cooling costs, translating to approximately 1.0 metric ton of CO2 emission per annum for a 200m² light-

coloured COOLTECH Heat Reflective Tile. LAMANO Luxury Tiles of highly-compacted green concrete, suited to roof pitches of 25° and above and as low as 5° with ISOLINE system. Green products with low VOC, LAMANO Tiles are long lasting and durable, self-cleaning with nanotechnology and, therefore, requiring little maintenance. Other features include low porosity, fire resistance, acoustical insulation, high solar reflectance index (SRI) and UV resistance. Full range of roofing components, including (a) Lama Ridge Tree (for fast and convenient installation and easy levelling of ridge runner), (b) Lama ‘breatheable’ ridge and hip dry fix with self-adhesive butyl backing, to replace traditional wet cement mortar fixing, (c) Lama Abutment Flashing Strip (nailed/ screwed over abutment dry fix to provide sealing). ZEPHER Solar Ventilator, powered by energy from the sun to extract stagnant and hot air built up indoors (via radiation) through vented ceilings/exhaust fans at rates of more than 1015 times that of standard Whirlybirds - ideal energy-saving application for homes, commercial buildings, offices, factories and warehouses, schools and leisure outlets. ■

Mr Kaushik Chakraborty, VP & Regional Executive, Asia South, Bentley Systems, addressing attendees at the event. INSET: Kaushik Chakraborty.

Bentley Systems: Advancing Infrastructure CONNECT Edition unveiled @ Jakarta to an audience of more than 200 building professionals from various disciplines.

BE IT AMSTERDAM, London or Kuala Lumpur, it is always an event when Bentley Systems comes to town and the recent Jakarta jaunt on 27 April 2016 is no exception. Bentley, a leading global provider of comprehensive software solutions for advancing infrastructure, was in the Indonesian capital to tell attendees of the CONNECTION event all about CONNECT Edition, Bentley Systems’ common environment that comprehensively supports on-time delivery of infrastructure projects and unifies work across the entire project eco-system and over the full lifecycle of the project – a “purposefully-connected environment” to improve the performance of projects and assets with reduced risks and on budget. To an audience of more than 200 building professionals – from disciplines of design, construction and operations – the day-long agenda, themed “Advancing Infrastructure,” also included a keynote presentation on four innovative projects in Indonesia that were nominated (by Bentley Systems users worldwide) to vie for Bentley’s Be Inspired Awards, an annual programme 42 Building & Investment | www.b-i.biz

that recognises outstanding achievements in applying technology in infrastructure development and advancement. About CONNECT Edition The CONNECT Edition comprises a comprehensive modelling environment, connected performance environment, and common data environment, while embracing the Microsoft Azure cloud service, and supporting a hybrid environment that includes on-premise servers, desktop applications, and mobile apps. In serving to advance projects, it is a new user experience that, through cloud services, connects and shares information securely with all project participants and stakeholders anytime and anywhere. Unveiled in 2013, the CONNECT Edition is BIM Level 3 information modelling that facilitates “reaction,” enabling real-time decisions for best performance and the infrastructure asset to operate with “intelligence.” As explained by Mr Kaushik Chakraborty, VP & Regional Executive, Asia South, Bentley Systems, the CONNECT Edition allows

“organisations and enterprises, including the supply chain beyond your organisational firewalls, to connect their projects to a greater degree than was ever possible.” In building infrastructure, it is critical, he elaborated, to converge project delivery and operations, to connect assets to improve their performance and to connect, through reality modelling, the real to the virtual world. Keynote Presentation Highlighted as examples of best practices in advancing infrastructure, the day’s agenda featured four innovative and successful projects in Indonesia. Contenders drawn from Bentley’s Be Inspired Awards programme, were: • USD 5 million project for Holcim Indonesia for front-end engineering design of the Lampang Cement Terminal, including a loading platform, breasting and mooring dolphin, pipe bridge and abutment, at the port of Tarahan in Lampung Province. For efficient and functional design, BAM Infraconsult worked with Delta Marine Consultant Singapore using Bentley’s

STAAD.Pro to provide a fast and accurate solution for meeting project requirements, i.e., quality design within the scheduled timeframe and minimum budget. STAAD.Pro’s collaborative environment for document sharing, review, comment (e.g., modification in pipe bridge, steel material take-off, vibration checks, and so on) also helped to reduce project delivery time and cost. As an innovation in water network analysis, the Malang project was cited, where utility provider PDAM Malang was experiencing water loss due to leakage in their piping system. Bentley’s WaterGEMS was used to detect and repair leaks, stabilise water pressure and, in consequence, reduce operating costs through hydraulic modelling using data logger, flow meter and GPRS data. WaterGEMS also enabled simulation of customer usage patterns and the conditions in corroded distribution pipes, a process much more expedient than manually. Within its engineering and maintenance department, technology services provider PT. FKA Global, Jakarta reduced maintenance costs by 12% by developing a collaborative data-sharing network. Aside from eliminating departmental data silos, it bolstered reliability of customer service data and provided better fibre and coax network visibility. Software used included Bentley Coax,

Bentley Expert Designer Communications, Bentley Fiber, Bentley Geo Web Publisher, Bentley Inside Plant, Bentley Map, and MicroStation, to streamline data communications network and accommodate its many data formats. As an innovation in utilities and communication, the system allowed for, along with reduced maintenance costs, better-managed workflows and licence usage. As part of a USD 100 million undertaking by Chevron Indonesia, the Bangka deep-water gas field located offshore of East Kalimantan is being developed into a two-well subsea production that is to be connected to the West Seno FPU by a flow-line and umbilical. To create an ‘as-built’ 3D model of the unit to simulate and facilitate design modifications, ZEE Engineering used Bentley’s MOSES software. It is a cost-effective strategy that allows for all future modification works, if any, to be less costly.

New from Bentley Also, it was opportune, at the Jakarta event, to inform all and sundry on enhancements to Bentley’s existing software including release of new ConstructSim products, i.e., ConstructSim Planner, that simplifies the advanced work packaging process using a virtual construction model, while ConstructSim Work Package Server combines real-time construction information with automated work packaging to increase project visibility, improve productivity, and reduce costs. In advancing reality modelling capabilities, Bentley has acquired LumenRT for “visual optioneering,” with real-time, immersive interaction, enlivening infrastructure environments with rich libraries of dynamic content. Last, but not least, is Bentley’s acquisition of AssetWise Amulet, for industrial-scale predictive and prescriptive analytics that advances Bentley’s existing AssetWise solution from reliability-centered maintenance and risk-based inspection to asset performance modelling. ■ Innovation in utilities and Communication. 44 Building&&Investment Investment| |www.b-i.biz www.b-i.biz 6 Building

Colourful Studios 18 apartment dazzles in the middle of the desert Sanjay Puri Architects incorporates traditional bright colours favoured by the local communities in his residential apartment design.

LOCATED ON an undulating site in Ras, Rajasthan, India, Studios 18 apartment spreads across 36 acres of desert land. With no buildings or development in the vicinity, this development was created for the workers from a new cement manufacturing plant nearby. Within a one kilometre radius of the project are four villages. Taking cue from the layouts of the villages, the architect built organic streets that weave across the site. In fact, Studios 18 follows the style of ancient Indian cities with houses built in volumes that interlock across three or more levels.

54 Building & Investment | www.b-i.biz

The apartment units are all oriented towards the north, north-east and north-west to prevent minimal exposure to the direct path of the sun. In this hot arid climate, temperatures can soar to 35°C and summers can last up to eight months. The apartments are lowrise so that all units are close to the ground, similar to living in landed houses. At the sides of the housing blocks are partitions and corridors with square “holesâ€? that allow natural ventilation at the same time cutting off the harsh glare of sunlight. The holes also allow natural light into the linear corridors creating different patterns at different times of the day. Each apartment is also cross-ventilated with deep recessed windows.

In Rajasthan, colours play an important role in the daily lives of the people as can be seen in their colourful attire. Most cities in the state are identified by a colour, for instance Jodhpur is known as the blue city, Jaisalmer as the yellow city and so on. The architect borrows some of these colours to create a visual impact for the apartment blocks. Lighter hues on external walls are used to deflect heat while darker tones are used indoors to create a cooler ambience. Studios 18 is a housing project with a sustainable design that follows the existing contours of the land, an orientation which reduces heat and features that facilitate natural lighting and air ventilation. n More information at www.sanjaypuriarchitects.com

LLI DESIGN have recently completed their Southwood project, a total interior design and refurbishment of a four-storey 1970’s London townhouse in Highgate, a leafy and upscale neighbourhood in London. The project has been awarded “Best Interior Design Private Residence London” in the UK Property Awards - 2015 / 2016. The house had tremendous potential and the new owners, a young professional couple, wanted to embrace the 1970’s feel albeit in a non-cliched way. Top of their wish list was a contemporary glass and steel open tread staircase and a master bathroom with a distinctive “wow” factor. Although the room sizes were fairly big, the spaces on all floors were cramped and dark. The existing staircase that led from the lower ground to the upper ground floor, was removed and replaced with a new glass and steel staircase, thereby maximising the lower

ground floor space. All of the internal walls on this floor were removed to create more space. Due to its’ lack of natural daylight the ground floor worked extremely well as a living and TV room. The new open timber steel

and glass balustrade staircase was designed to sit easily within the existing building and to complement the original 1970’s spiral staircase. The furniture specified was bright and colourful, as a counterpoint to the walls

and floor. The palette was orange, yellow and dark woods with industrial metals. The mood changes dramatically upon entering the upper ground floor where the owners wanted a relaxed and calm feel. The colour palette for this floor was soft cream, yellow, and pale blue with key accent pieces in black. A bespoke fitted banquette was designed for the space adjacent to the kitchen. This was lit from behind with LED strips, throwing a gentle light up the wall. Adding a round table, two dining chairs, a matt black accent pendant lamp over the table and artwork above helped to define the dining area which can comfortably sit six people. Furniture choices for the living area were kept simple with a generous L-shaped sofa and an industrial styled coffee table, which sits on a delicately coloured yellow and grey rug. Calming hues were repeated in the kitchen, with pale khaki units and a cream composite worktop. A small breakfast bar was added and dramatic dark bronze tiles created a backsplash between the top of the counter and the bottom of the units. The first floor shower room fills the full width of the room, with diamond shaped embossed tiles in tones of cream, cappuccino and chocolate. The second floor was reconfigured from a series of separate rooms into a stylish master suite with an open plan bathroom featuring a freestanding bath. By rethinking the core aspects of the design and layout LLI Design have transformed a tall vertical townhouse into a spacious and luxurious home. n More information at llidesign.co.uk Building & Investment | www.b-i.biz 57

Joliette art museum undergoes transformation to increase space

Les architectes FABG transforms and expands the Musée d’art de Joliette in Montréal by adding three new volumes to the building. Photo credit: Steve Montpetit LOCATED ABOUT an hour’s drive north of Montréal, Canada is the Musée d’art de Joliette (Joliette art museum), recognised as Quebec’s most important regional art museum. While pursuing the objectives of conservation, dissemination and research established over half a century ago by its founders, the museum continues to expand its permanent collection, which currently comprises some 8,500 works held in four collections: Canadian art, European art, contemporary art and archaeology. The complete transformation and expansion of the original building was

necessary to offer a wide range of programmes structured around the promotion of its permanent collection and the presentation of temporary exhibitions, as well as a host of educational and cultural activities for visitors of all ages. The addition of new flexible gallery space, animation rooms for youth, a multipurpose cafe, conference rooms and a rooftop terrace were necessary to open up the institution to the community and to allow it to play a larger role in the lives of the nearby residents. Particular attention was paid to the original building by revealing and cleaning the existing concrete structure that had been covered up with brick and plaster over time. In order to facilitate visitor orientation and create a dramatic double-height space, part of the second floor concrete slab was demolished at the entrance of the building where the original museum atrium had once existed. The project required a complete code

compliance update of the existing spaces including the renovation of the museum archives in the basement, the replacement of all the mechanical and electrical systems, the complete waterproofing of the building envelope, the construction of new office spaces and the creation of an easily accessible museum. Also included in the architect’s mandate were the signage design and the selection of all interior and exterior furnishings. n More information at arch-fabg.com

For the Owner’s Suites he incorporated contemporary and European modern design influences for a tranquil space that is intentionally stunning in its simplicity and allows panoramic views to remain the primary focal point. Award-winning architect builds Terra Cotta Studio in central Vietnam

Vietnam’s leading architect, Tropical Space, creates a work space in the middle of a village for renowned artist Le Duc Ha to create his clay sculptures. Photos by: Hiroyuki Oki THE TERRA COTTA Studio—located beside the Thu Bon river about 12 km from Hoi An, a Unesco world heritage site in central Vietnam—is a unique architectural structure in the middle of a village. The Studio is the work space for renowned artist Le Duc Ha to create his masterpieces made from terra cotta. Thu Bon river is the lifeline for the local residents who depend on it not just for sustenance and agriculture but also for their traditional crafts of mat weaving and silk production. The Studio is a cube-shaped building that has a space of sevenmetre square surrounded by a bamboo platform that is used for drying the terra cotta products. Across the interior are two benches for resting and tea breaks. There is also a raised platform which separates the studio

and workshop areas. The outermost layer of the studio is made with solid clay bricks, resembling a traditional Vietnamese furnace. The studio also borrows some design characteristics of the ancient Champa culture as this entire area was part of the Champa kingdom from the fourth to the seventh century. Bricks are stacked in an interleaved pattern with holes in between to allow for air circulation. While working, the artist Le can feel the wind and hear the sound of nature from the surrounding area. The interior of the studio houses a wood-frame system across three-floors. This system has 60-centimetre-square modules comprising shelves for displaying artworks, a staircase, hallways and bench seats. The frame is seven-metre tall and visitors can walk along the hallway or climb up to the mezzanine to observe the people at work in the workshop and look out to the surrounding garden and nearby river. At the ground floor of the studio is a turntable for Le to work on his sculptures. Natural lighting is allowed in throughout the day and visitors can observe the artist working with light as one of his tools. During the monsoon season, the river might overflow its banks and flooding is one of the major concerns for the architect. Hence, shelves are built on the higher decks for the artist to store his unfinished work should water seep into the studio. The terra cotta studio is designed to be an arts centre to attract lovers of clay handiworks both locally and from abroad. n More information at www.khonggiannhietdoi.com

Anyway Doors with unique 360° pivoting hinge wins design awards

High-tech hinge makes a heavy door swing as light as a feather and can be customised. AZ Awards named it “best architectural product” for 2016. ANYWAY DOORS, a company based in Belgium came up with the idea for a door that can swing 360° like a carousel on a central pivoting hinge. Their design can be customised and fitted to any pivoting door or wall. The idea was so innovative that the judges at the 6th annual AZ Awards named it “best

architectural product” for 2016. The idea also picked up a Red Dot award for best product design last year, among other awards. Anyway Doors’ design revolves around an ‘invisible’ pivoting hinge that is integrated into the door panel without the need for visible floor fixtures. The compact hinge features a high-tech comfort closure which works

in both swing directions, allowing doors to revolve up to 360°. The company claims that the hinge can make doors as heavy as 150kg feel as light as a feather. The pivot doors are designed to close quietly by means of a patented locking technology integrated in the door as well as in the minimalist frame. The male (convex) part consists of a synthetic profile on the door leaf; the synthetic fitting in the door frame is the female (concave) part. Every Anyway door can therefore be set at an opening of 90°, or 180°/360°. Even with doors swinging at 180°/360°, this guarantees perfect closure and positioning. The invisible built-in ventilation is also provided as standard with full doors and glass-framed doors. Anyway Doors has been studying the characteristics of modern doors since 1995. Not only are doors the most used element in a residential construction, they also cover a fair percentage of the wall surface area. From the start, the company made it its mission to re-invent the door with special attention to insulation, ventilation, privacy, security, maintenance and durability. n More information at www.anywaydoors.be
