EDITOR’SNOTE The call to go green has never been louder, especially in Asia in the last few years when economic, social, cost as well as health benefits of greening buildings were acutely recognised. It stands to reason. In this time of rapid population growth and urbanisation especially in emerging and developing economies, the built environment can catalyst many challenges including climate change, land-use, demographic shifts, water and other resource scarcities. According to the United Nations Environment Programme 2016 global status report, the building and construction sectors account for 40% of global energy use, 30% of energy related greenhouse gas (GHG) emissions, about 12% of water use and nearly 40% of waste. If heed is not taken, global final energy consumption and related GHG emissions for construction could double by 2050. Thus it is down to the building sector to do the needful. Malaysia responded to the green calling as far back as 2007 when a group of building industry consultants, academia and representatives met to initiate a Green Building Council for Malaysia. By 2008, the official registration of the Malaysia Green Building Confederation was initiated, and by 2009, with the support of Pertubuhan Akitek Malaysia (PAM) and the Association of Consulting Engineers Malaysia (ACEM), the Malaysia Green Building Confederation (MGBC) was officially registered. MGBC, with PAM and ACEM established the original framework, initial criteria and categories of the Green Building Index (GBI). Today, MGBC plays an active role in GBI by supporting, promoting and channelling industry input for the improvement of our very own locally-grown green building rating tools. As of March 2017, more than 812 projects, including industrial buildings and townships have signed up to be certified under the GBI while 390 have attained their GBI certifications. On our end, we showcase for the first time, the 10 Top Rated GBI Buildings in Malaysia (pg 34) and include − also for the first time − a brand new column on Landscape Architecture (from pg 56) featuring Malaysia Landscape Architecture Awards (MLAA) Project of the Year 2015 Lepironia Gardens at Setia Eco Glades, on the cover. MLAA is the prestigious award given by the Institute of Landscape Architects Malaysia (ILAM) – a member of MGBC that plays the role, among others, of addressing the issues of climate change, sustainable communities, water, housing and the prevention of hunger through landscaping. Thus, we too, are moving in tandem in the direction of green in a big way. PAM announces Award winners
THAILAND ENERGY EFFICIENCY WEEK 2017 Thailand Energy Efficiency Week 2017 is back again. The expo is Asean’s largest international exhibition on energy saving products and technology that positions Thailand as a key hub for the promotion and for the increasing awareness of energy efficient products and technology within ASEAN. Thailand Energy Efficiency Week 2017 will help companies move into the energy efficiency market. PAM (Pertubuhan Akitek Malaysia) announced the winners of the PAM-Tan Sri Ar Chan Sau Lai Architecture Award (TSCSL AA) for 2016 on 21 February 2017. Held at the PAM Centre@Bangsar, Kuala Lumpur, and attended by winners and their family members, as well as eminent members of the architectural and design community, the award ceremony was officiated and graced by the Guest of Honour and Chief Judge Dato’ Ar Dr Kenneth Yeang King Mun. NUMBER OF ENTRIES RECEIVED The PAM-TSCSL AA is opened to Malaysian students, studying locally or overseas, who are PAM members and who have just completed a Master Architecture course or Bachelor of Architecture course or equivalent architecture course. Their schools may submit on the students’ behalf. The total number of entries received for 2016 were 110 from seven international universities and 10 local universities. From this number, 66 were eligible for judging and the Panel of Jury shortlisted nine of these entries from eight entrants. The Soil City wins 2016 PAM-Tan Sri Ar Chan Sau Lai Architecture Award THE SOIL CITY The Soil City is an imagined future city where the once abundant top soil is running out. The Soil City imagines that the extinction of top soil is imminent, and that a new civilisation has set about the difficult task of cultivating, and protecting, this valuable commodity. The project imagines a society which is structured around the high value associated to top soil, where the wealthy store miniature gardens in the vaults of the central soil bank, and where workers dredge through the domestic organic waste dumping grounds on the periphery of Greenwich Peninsula in an attempt to speed up the process of soil production. The Soil City takes a critical stance on dissolution of natural resources and the impending high value associated with its demise.

A WORD WITH THE WINNER Pamela Tan, who returned in Jan 2016 after graduating with a Masters in Architecture, RIBA Part 2, from the University of Greenwich, UK, won the first and second place respectively for the two entries she submitted: The Soil City and Mappa Mundi: A Map Maker’s Dream. However, according to the rules of the competition, only one entrant can win one prize regardless of the number of entries she or he submits. Pamela’s second entry Mappa Mundi was therefore put aside to enable others to win. “I feel very honoured and thankful to receive this award,” said Pamela when her name was announced. “I never saw it coming. I completed The Soil City Project in the UK and I never thought it would be so well received back home in Malaysia. It really means a lot to me to have the Malaysian Institute of Architects and the fellow jury of the PAM-Tan Sri Ar Chan Sau Lai Award to recognise my work. This award would greatly provide me with the recognition necessary for my career in the field of architecture.

MGCC moves to new office

The Malaysian-German Chamber of Commerce and Industry (MGCC) has moved to Menara Hap Seng 2, Jalan P. Ramlee. The new office, located on the 20th floor, occupies 8,216sq ft and features two sections: the MGCC office as well as the “German Business Center” (GBC). The MGCC office comprises eight private office rooms for Heads of Department and a large open office space with a total of 43 work stations. MGCC has chosen modern and distinctive architecture, light coloured furniture and design elements to meet the demand with regard to a contemporary working atmosphere. There are four meeting-rooms and a large collaboration zone for members and clients. The casual environment in the collaboration zone aims to provide room for easy communication and, thus, stimulate brainstorming activities and spontaneous meetings for business partners and young professionals. MGCC has been in operation in the new office since 21 December 2016. In order to encourage German companies and start-ups to invest in Malaysia, MGCC offers space in the GBC for rent as office space for these companies. The GBC consists of 12 private office suites and one open office space for newly formed businesses as well as for their partner organisation, Germany Trade and Invest (GTAI) and German Academic Exchange Office (DAAD). The aim of the move is to upgrade the working environment to an open concept to enable more frequent and direct communication between the various departments in the Chamber. It is also to accommodate the growing workforce reflecting the strong bilateral economics relation and the expansion of MGCC’s services over the last 25 years. “It is good to be driven by measuring results using a metric – but one should always remember that a business in its core is people centric,” said Daniel Bernbeck, Executive Director of MGCC. “Therefore, our goal was to provide a more appropriate and modern working atmosphere for our staff in order to keep up our high motivation, best in class services and customer orientation,” he added.

REHDA holds MAPEX 2017 The Real Estate and Housing Developer’s Association (REHDA) Malaysia and its branches will be holding 22 property expositions nationwide this year. The first and largest Malaysia Property Exposition (MAPEX) was held on 14-16 April 2017 at Mid Valley Megamall Exhibition Centre, Kuala Lumpur. REHDA urges government to boost property sector Real Estate and Housing Developers’ Association of Malaysia (REHDA) held their Economic & Business Outlook Conference 2017 at the REHDA Institute in PJ on 28th February 2017. The highly successful conference drew the participation of 300 delegates from the construction and infrastructure, industrial manufacturing and property development sectors as well as Government Linked Companies (GLC). Among the many topics discussed was the 2017 Real Estate Outlook. According to Socio-Economic Research Centre executive director Lee Heng Guie, it is expected to continue consolidating in 2017 in light of the challenging economic environment. Lee also said the local property sector will continue its flattish trend. REHDA national treasurer and REHDA Institute Trustee Datuk Mustaza Mohamad said that during previous economic downturn cycles, the government would come up with various incentives to promote home ownership. Mustaza urged the government to rejuvenate the property sector through new policies and added that in order to spur the industry’s growth, stamp duty needs to be minimised and property prices should be made more affordable. “We want the government to increase infrastructure projects too,” he said. 12 Building & Investment | www.b-i.biz

Forum discusses ideas to reshape KL’s Golden Triangle The Harvard University Graduate School of Design (GSD) in collaboration with AECOM – a fully integrated global infrastructure firm, recently held a public forum in Kuala Lumpur as an integral part of a three-year programme to encourage a more holistic approach to the rapid urbanisation of three Southeast Asian cities – Jakarta, Kuala Lumpur and Manila. The forum brought together over a hundred key influencers from across Kuala Lumpur and leading international practitioners, ranging from architects, city planners, government agencies, leading GSD faculty members and the construction industry. Together, they discussed the planning and design alternatives that will be required to breathe new life into one of Kuala Lumpur’s most wellknown historic districts. At the forum, the GSD students heard from key local voices about some of the challenges and issues they are facing. This year’s study will result in a number of ideas to enhance Kuala Lumpur’s Golden Triangle, with the intent of improving liveability and economic activity in the area. The final output will be collated and published, providing a valuable key resource for local and international architects, designers and urban planners interested in the city’s future development. AECOM is already working to support and promote Malaysia’s development through infrastructure projects like the River of Life initiative – an endeavour that has brought the community to the Klang River by transforming the city’s waterfront into a vibrant area with high economic and commercial value.

Occupational Safety and Health seminar for timber and forest plantation sector A seminar on the Occupational Safety and Health (OSH) for the timber and forest plantation industries was held in March 2017 at the Bangi-Putrajaya Hotel, Selangor following the inking of an MoU between The International Institute of Plantation Management (IIPM) and the Malaysian Timber Industry Board (MTIB). The seminar, which was jointly organised by IIPM and MTIB and officially launched by Dato’ Dr Jalaluddin Harun, director general of MTIB, is seen as the initiative to curb the rising volume of illnesses and accidents that have been occurring in the workplace, particularly in the timber and forest plantation sectors, annually. “The aim of this seminar,” he said, “is an effort to raise awareness and to reduce accidents in the workplace, especially in the timber and forest plantation industry and thus, help the government improve the citizens’ well-being index. “This seminar will discuss the direction of the masterplan for Occupational Safety and Health, especially in the timber industry as well as raise awareness to employers, employees and the general public about the responsibilities of safety and health at work.” IIPM, as a professional body and an offshoot of Universiti Teknologi Mara (UiTM) set up to promote planting management knowledge and education for all sectors of the plantation industry, will strive to increase awareness to minimise the rate of accidents in industry workplaces as well as provide knowledge on how to inculcate a safe and healthy work culture.

Timber Construction Pinnacle Day 2017 The timber industry is one of the important sectors of the economy. In 2015, there were approximately 3372 manufacturers of wood-based products. The timber industry accounted for approximately 2.84% of the total value of the country’s exports which amounted to RM770.95 thousand million. However, the use of wood for construction in the domestic market is still at a small percentage (7%) as compared with other construction materials. To enhance the use of wood and wood engineering products such as Glulam, Laminated Veneer Lumber (LVL) and CrossLaminated Timber (CLT) in the construction market, domestically and internationally, efforts have been and are being made by the Malaysian Timber Industry Board 16 Building & Investment | www.b-i.biz

The Timber Construction Pinnacle Day 2017 (TCPD 2017) with the theme “Harnessing Sustainable Future” held at Universiti Teknoloji MARA, Shah Alam, Selangor on March 22, and the prize giving ceremony for the winners of the National Timber Design Competition 2017 are two such efforts. The competition was held to galvanise the talent of university students and professionals towards using structural timber engineering in the Malaysian construction industry. The competition attracted more than 60 entries from the university as well as professionals from the fields of engineering, architecture and quantity surveying. Cash prizes of a total of
RM50,000 were given out to the winners. Prefabrication construction refers to buildings where the structural components are standardised, produced off-site, and transported to the site for assembly. Housing, to date, is the most explored building type of prefabrication experimentation. Among the most successful prefabricated housing in the world are Sekisui Home (Japan), Living Solution (United Kingdom), Open House (Sweden), and Wenswonen (Netherlands). In fact, in 2013, 50% of the IBS (Industrialized Building System) projects conducted in Malaysia were residential buildings, followed by 30% of non-residential buildings and 20% of building for social amenities. Prefabrication may improve construction performance As part of the industrialisation process, prefabrication is believed to be able to improve current construction performance and image, which has long been characterized as labourintensive, high risk, and lower productivity relative to other industries, especially in a time of economic and environmental challenges. Although prefabrication construction has been taking place throughout the world, nowhere is the contrast like in Malaysia, between the cast in-situ construction and the attempted move towards prefabrication. Various perceptions spring to mind when considering the concept of prefabrication and standardisation in housing, such as leakage, being inflexible for repairs and maintenances as well as the end result giving a resemblance of low cost housing which are basic structures that pay minimal attention to the aesthetics of the building (Figure 1). Perceptions based on the past This is mainly due to the experience that previous buildings that were made out of prefabrication were judged to be of poor quality. While some of these problems may not be an issue with the application of new technology, the programmes of poor quality and poorly-designed “system building” have given rise to a notion that the process of prefabrication, rather than particular products, was at fault. Hence, if the potential benefits of prefabrication construction are to be realised, there is a need to overcome people’s resistance to prefabrication and standardisation in housing. By comparing Malaysia with other countries such as the US, Scandinavia, and Japan that are successfully adopting prefabrication construction, it is obvious that the development of a more homogenous culture that serves society in fulfilling both the wants and needs during the industrial revolution is the main determinant that ensures the success of prefabrication construction in one country. This is because prefabrication is a technology that must emerge out of the necessity and desires of the societies, while the housing industry is a product of structural influences such as economic conditions, the regulatory framework and cultural factors. In contrast, prefabrication in Malaysia has been seen as a threat to conventional construction. The failure of prefabrication to penetrate the housing market is mainly

due to the misconception that prefabrication construction will replace the conventional construction method, which is still considered to be more cost competitive according to most of the stakeholders. In reality, many IBS technologies like block works exist together with conventional practices, where they can be applied in tandem to promote best practice in construction. With the lessons learnt from the US, Scandinavia, and Japan that ideology, products, and processes must be the hallmarks of a prefabrication society, Malaysia may be able to sharpen its present interest and capacity for prefabrication construction. Construction Industry Transformation Program (CITP) The prefabrication construction continues to grow, in accordance with the call to “accelerate the adoption of IBS, mechanization, and modern practices in the construction industry” as stipulated in the Construction Industry Transformation Program (CITP). Utilizing the already robust and developed system of prefabrication construction for the future of housing in Malaysia shows a real potential to deliver more affordable and higher quality buildings. However, some past mistakes need to be recognised and addressed if successful application of prefabrication is to be ensured:

• Quality – previous lack of quality has led to the perceived reduction of value associated with IBS housing; • Attention to detail – poor detailing in the past has led to technical problems and a general perception of poor value; • Life cycle performance – failure to consider the practicalities and costs associated with maintaining these buildings had led to some IBS housing becoming difficult to maintain. 10 Top Rated GBI Buildings in Malaysia Green Building Index (GBI) accreditation in Malaysia has come a long way since the 2009 incorporation of Greenbuildingindex Sdn Bhd − a wholly-owned subsidiary of Persatuan Akitek Malaysia (PAM) and Association of Certified Engineers of Malaysia (ACEM). Greenbuildingindex was set up to administrate GBI accreditation and training of GBI Facilitators and Certifiers.
GBI began as an initiative to lead the property industry towards developing an eco-conscience, the purpose of which was to promote sustainability in the built environment and to raise awareness among those in the development, construction, and design industry, as well as the general public about environmental issues and the importance of green technology in buildings. To date, GBI has green-certified 390 projects with as many as 16 awarded the prestigious Platinum award and 88 winning the Gold award by March 2017. A further 42 were awarded the Silver and the rest earned the GBI certification. GBI employs a rating system for accreditation and is specifically designed for Malaysia’s hot and humid tropical climate as well as its current social, infrastructure and economic development. Malaysia’s GBI is one of the world’s top three certifications of choice. The other two are Leed (USA) and Green Mark (Singapore).

A monochromatic façade delineated by clean geometric and regular spacing of rectangular windows on walls are the elements that combine the separate volumes of the building into a consistent whole.
I
t is an enormous building that houses many departments set in the centre of the heavily-populated and developed Portuguese capital. To minimise the look of bulk and severity, care was taken to design a building that had clean lines, through glazed facades interspersed with opaque elements, giving it a balanced composition of volumes. This volumetric approach led to the creation of courtyards with natural light and ventilated spaces. The main concepts of the project development were: identity, functionality, security, flexibility and integration. Although we associate rigor, discipline and austerity to this institution, its new headquarters has a corporative but humanised image, without an austere scale. The project concept evoked greater proximity between the traditional logic of public building of this type, making the whole complex on a humanized scale, rigorous but not austere, dominant but not dominating. Black for the staircase encased by black glass adds an air of serious authority to the otherwise ultra modern building.
The building is equipped with high technology and safety features that make it one of the most advanced institutional buildings in Portugal. It has a Northeast/Southwest orientation, with maximum volumetric of 11 floors above the ground level and two large central courtyards that interleave the volumes and unify the built set. Its interior courtyards provide natural light, creating a pleasant workspace.
Using wood panelling for the walls, matching chair seats and a surging ceiling with round lights, the auditorium features the first soft approach to the design which complements the whole.

The design configures visitors’ experience in order to arouse distinctive emotions inspired by the view, the architecture, and the landscape.
T
he long inaccessible Jabal Akhdar, meaning “The Green Mountain” in Arabic, is a towering massif on the Sultanate of Oman’s vast Saiq Plateau. The luxury resort is located on a 66,000sqm cliff edge plot, with a total built-up area of 24,000sqm including 115 rooms, six restaurants and lounges, a signature spa and recreation facilities. Before initiating the resort’s design, Lotfi Sidirahal, architect and principle of Atelier Pod, spent several days with his team visiting the area in order to fully identify with the site’s locality on architectural, communal, and traditional scopes. The immersive excursion included meeting the mountains’ communities, re-drawing the architectural and landscape details of Birkat al Mawz, a village at the foot of the Saiq Plateau, and Jabreen Fort, the most beautiful castle in Nizwa, Oman’s old capital, and of course exploring the primitive vernacular typologies that testify to the people’s historical lifestyle. This exploration phase preceding the design task was crucial for the team in order for them to create a unique and contemporarily rooted resort within the extraordinary heritage of the region. The Atelier Pod team perceived how forms, volumes, play of light, use of materials, construction and decorative details of traditional Omani architecture and interiors, not only displayed harmony of form and function, but also how it responded to the local climate and culture.

NEW CREATIVE STATEMENTS FROM ANCIENT ARTFORMS Key elements in the character of Oman’s architecture are integrated into the resort’s concept without overshadowing its design. The resort reflects the fortification typology of the Nizwa region’s stronghold, ensconcing guests in modern ramparts inspired by the commanding mountain citadels and re-imagined with sophisticated modern interiors. The sense of drama and beauty is heightened by the play of light and shade, the texture of the natural materials, rustling vegetation, and the sound of flowing water. STEPPING INTO AN EXTRAORDINARY SETTING An imposing entrance in the lobby exuding the strength evocative of the forts of 17th century Oman is created by the wooden geodesic dome spanning over 10m in diameter. But once inside, the impression is softened by the peaceful contemporary fountain centred beneath it, embellished further by lush green terraces and a falaj. (A “falaj”, typical and traditional in Oman, refers to the ancient water channel system of irrigation canals dug in the ground fed by underground springs). The central courtyard is reminiscent of Omani arcades. With a large open fireplace serving as a central focal point, the courtyard is unmistakably the heart of the resort. An emanating protective warmth contrasts with the breathtaking cliff-sides, injecting an invading vastness in the pool, rooms, and villas. The signature spa, featuring falaj-inspired canals, instils the quiet sound of flowing water all throughout the resort. In the heart of the spa, a mysterious rough stone cube shields the sensual hammam (Turkish bath). These areas also harbour jacuzzis, daybeds, and hammocks. A total of 115 luxury guest rooms and villas overlook either the stunning canyons or tranquil gardens. The resort’s 82 Deluxe Rooms boast a spacious bedroom, amongst the largest in the country, and a spa-like bathroom complete with a rain shower and separate bath alongside a balcony. Meanwhile, the 33 One- or Two-Bedroom Villas grant guests an intimate escape, each with a private infinity pool overlooking the cliff or hiding in an exotic garden. he story of Setia Eco Glades is one that began with conservation at its heart. In 2011, a verdant site spanning 268 acres around the Cyberjaya lake was identified by SP Setia for development. However, it was a site that was also home to a teeming diversity of flora and fauna. Aware that it was important to safeguard the environment, the Setia Eco Glades team took the extra mile to collaborate with external agencies to ensure that the eventual built environment would be able to sustain the original functionality and diversity of the site.

PROTECTING THE ENVIRONMENT Well before the first earthwork began, the team went out to enlist the help of Forest Research Institute Malaysia (FRIM), Malaysia Nature Society (MNS), the Penang Butterfly Farm and Zoo Negara to safeguard the local plant and wildlife for relocation to the completed Setia Eco Glades. The tree transplantation exercise alone turned out to be the largest one ever carried out in Malaysia to date.

MOVING CLOSE TO 5000 TREES It was a monumental task as over 1545 species of matured trees were transplanted to various locations within the development, not just to provide a green lung but also to serve as a habitat for resident birds. The trees were selected, tagged, excavated by Big John Deere excavators, replanted to the prepared site and then regularly health-checked to ensure their well-being and continued growth. On top of that, 3000 native saplings including wetland plants, heritage and fruiting trees such as the nangka, tempinis, kelat nenasi, durian kampong, kelat hitam and simpoh air were carefully hand scooped, cultivated in nurseries and then replanted at the site. BIRDS WATCHED MNS was given the mandate to conduct bird surveys and data collection within the development site. Seventy two bird species belonging to 34 families were identified and these included 12 wetland-dependant birds such as the heron, egret, stork, bittern and duck, 19 forest-dependant birds like the eagle, malkoha, woodpecker, babbler and shama as well as 34 scrubland and open area birds such as the dove, munia, myna and tailor birds. Today, after the completion of a few parcels, new and original species of birds have begun migrating back to the site proving that proper landscape planning and implementation bring successful results. 66 Building & Investment  | www.b-i.biz

FISH SAVED Next came the fishes. Twenty seven freshwater species of fish from the adjacent swamp forest and water bodies were identified, caught and released into reserved ponds for safe-keeping while native species that had once disappeared from these water bodies were reintroduced. The water bodies were later widened to increase fish population which is part of the food chain for the wildlife there such as birds. A HAVEN FOR BUTTERFLIES The Penang Butterfly Farm carried out onsite surveys on resident butterfly species and recommended methods to attract and sustain them at the site. These methods included providing feeding stations filled with 20,000 different types of butterfly food and nectar plants to attract different species of butterflies. Sugar spraying onto shrubbery was also introduced to further draw them and 1000 species of plants were planted for the betterment of butterfly living. FRUITS IN THE ORCHARD GARDEN In order to continue the flourishing of the squirrel and bird population and habitat, an orchard garden consisting of 15 species of fruit trees including sukun, pisang emas, ciku and jambu batu were planted. The orchard garden also serves as an opportunity for the community to interact with nature while enjoying fruits in their backyard.

THE BUILDING OF A GREEN TOWNSHIP With trees and fruits, birds and butterflies and even fish teeming in a veritable Garden of Eden spanning 72 acres of green and waterways, the building areas which occupy 196 acres out of the total land area of 268 acres, also embraced the eco-theme. It was so written in the masterplan from Day One. The result is a green township built on the Green Building Index (GBI) certification criteria. Thus, all homes in the luxury gated and guarded Setia Eco Glades comprising high-rise condos, low-rise residences, super links, semi-detached units, bungalows and commercial lots are designed based on sustainability in mind, such as eco-friendly paint, rainwater harvesting system, solar garden lighting and LED lighting for a smaller carbon footprint in the whole development. LEPIRONIA GARDENS – BEST LANDSCAPE IN MALAYSIA Setia Eco Glades is thus a waterfront sanctuary of beautiful, sustainable living provided through its eight thematic islands each with its own separate world-culture architecture and eight water fountains, each placed within its own landscaped gardens. Lepironia Gardens is located at the south of the development. The total development area is 20.66 acres. This includes vast green spaces of the central garden, streetscapes and orchard garden. Lepironia Gardens was named such because the native plant Lepironia articulata − a slender, tall blue-grey flowering reed, was found in great abundance on the site. The eponymous waterplant can prevent erosion by stabilizing the edges of ponds and waterways and is able to absorb toxins and heavy metals contained in water. Lepironia articulate is widely used in water quality and wetlands runoff management as well as add aesthetics to landscaped ponds or lakes. DESIGN CONCEPT – ECO LANDSCAPING & VALUE ENHANCEMENT Thus the main attraction of Lepironia Gardens is the man-made canal, with underground filtration and aerated by many fountains to ensure the waters remain clean and crystal clear. The Setia Eco Glades team then enhanced the value of the site by replanting original vegetation like transplanted trees, wetland plants and so on. Some of the resident fish were released into the completed waterways to create a balanced ecosystem. The orchard garden further made sure of insect and bird integration and butterfly food and nectar plants were planted to ensure residents would see butterflies fluttering around at all times.

WHERE ‘CHI’ SUFFUSES ALL Lepironia Gardens has only 110 units of uniquely-designed semi-Ds linked to the canal by walkways lined with flowers and embellished by floating pavilions where residents can take their time enjoying the scenic views of their enchanting environment. What emanates throughout is the sense of peace, calm and tranquillity enhanced by the sound of water ever-flowing. The community clubhouse called Hammock Club further encourages community interaction and provides all the necessary swimming, exercise, sports and social facilities for neighbourhood health, fitness and socialising. Landscape-wise, this unique clubhouse is a sight to behold in itself as the burst of colours from the flower gardens all around further delights the senses and adds to the happiness to all who play there. No wonder Lepironia Gardens, created with meticulous attention to detail to bring joy and balance to life for both the human being and for flora and fauna, was declared ‘Project of the Year’ 2015 by ILAM. No one would dispute that it is truly, a well-deserved award. ■
