Former farm in the Bavarian forest turned into a family hotel The team at noa* (network of architecture) transforms the family hotel Ulrichshof, a former farmstead, into an exploratory world of senses.

THE FORMER farm located in the Bavarian forest in Germany, is a building with a long history – and that was what inspired architects Lukas Rungger and Stefan Rier of noa* to come up with the idea for a sustainable resort. “During the initial design phase, we walked for hours in the nearby forest and sometimes we sat in the old barns to get inspiration”, says Lukas Rungger. The darkness of the woods evolved into magical stories of foxes, fairies and ghosts. In re-inventing the Ulrichshof, the architects were careful not to construct any structure that is higher than the surrounding Bavarian forest trees. The glazed facades of the lobby and the interior space mimics the forest while animal imprints are carved onto wood panels to remind one of being in a natural habitat. The full-height glazed panels opens
up to the grand views of the surrounding environment. At the central lobby, there are bridges, paths and alleys. Curtains, lamps and sofas are all inspired by the magic of the forest. The composition for the resort interior is based on the story “The Child’s Need for Magic” by Bruno Bettelheim. “There is no need for extra elements to tell about the mysterious world of the myths and legends”, says Diana Gallmeier, a Munich-based psychologist who worked with noa* on this project. The annex of the hotel covers a total area of 35,000 sq metre. The building connects the existing space of the hotel with the barn. The centre of the ensemble is formed by a glass cube which hosts the lobby and lounge of the hotel across three levels. 40-metre-long and 6-metre wide passage made of glass and timber. From the lobby you are able to reach the four-storey adjoining building where 31 new standard rooms and 10 suites are located. The spa building is located on the east wing across 1,800 sq metre of space and is connected with the lobby area. Three new pools are located in the spa area: an indoor pool, an outdoor/indoor pool and a children’s pool. Adults can also relax in the large 500 sq metre sauna area. Award-winning design for ONS Incek showroom and sales office Yazgan Design Architecture’s work on the showroom for a residential property in Turkey wins the “Innovative Use of Color Award” at WAF 2015. THE SHOWROOM AND sales offices of the ONS Incek residential property development got judges excited during the World Architecture Festival 2015 held last November in Singapore. The showroom design went on to win the “Innovative Use of Color Award”. ONS Incek is a luxury residential project comprising three colourful towers with 992 residential units. The colourful showroom is located at the entrance to the project. Inside the multi-level showroom is a large scale model of the ONS Incek residential development displayed below the central atrium, making it a focal point. Also on display at the showroom are mock-ups of the apartment units. The showroom building is designed with its contours parallel to the inclined topography. Visitors are able to move comfortably within the showroom as it is connected by ramps, stairs and elevators. The private offices are located on the top floor while the residential complex models and sales
associates are located at ground level. At basement level, three fully-furnished mockups of the apartments are displayed. The interior of the showroom is cladded with repetitive vertical coloured glass panels. With its multi-leveled exposed concrete structure, the showroom colour is predominantly medium grey. This creates a unified background for the colour of the glass panels to be more accentuated and visible from a distance. Colour is also of great importance to the overall design intent of the project as a whole. Each tower facade is wrapped with glass panels and is made up of six different tones of orange, green, or blue. The colours of the glass panels are the same colours used in the towers, visually connecting the showroom to the residential complex. The landscape is designed as layered ripples that descend while following the natural topography as if originating from the central amenities complex. The entire
complex sits on 45,000 sq metres of manicured landscape with a number of individual gardens containing a wide variety of plants indigenous to Ankara, Turkey.

Wong Chuk Hang re-development project promotes arts in Hong Kong An initiative by the Hong Kong Development Bureau transformed an abandoned industrial building into a creative hub. THE GENESIS project is an initiative by the Hong Kong Development Bureau to facilitate the conversion of industrial buildings into a more lively hub for the creative industry. Consisting of 22 floors, the project marks a new chapter of adaptive re-use in architecture in Hong Kong. The Genesis building is located in Wong Chuk Hang, an industrial neighborhood to the east of Aberdeen on Hong Kong Island. With support from the Hong Kong Arts Development Council, the 12th Floor of Genesis offers low rent studios to artists and designers to promote local arts and culture. The developer, Hip Shing Hong Holdings has spent HK$200 million to revitalise the building which has a gross floor area of 240,000 sq ft. One of the client’s requests was to include
Italian elements in the building design and to that end, a “Ferrari” yellow was incorporated into the facade and other parts of the building. The introduction of the “vertical twisted architectural fins” is an attempt to break the monotony of the original building exterior. Double volume display windows are also incorporated so that drivers and passersby will be able to see the artworks on display within the building. Decorations can also be hung outside the buildings overlooking Wong Chuk Hang Road. The Genesis building is envisioned to become a hub for designers and artists with around 10 percent of the floor space to be leased to young people at rentals that are only about a third of market rates. Photos: Ken Goshima HIGO BUILDING is constructed with steel parts that is made as slim as possible to mimic traditional Japanese bamboo. The three-storey steel structure was designed with “slim,” “thin,” and “small” in mind. Bookshelves and books are part of the interior design to accommodate the vast number of books and documents. With hardly any partitioning walls, one can see outside through scattered openings. Sitting down in the corner of the office, sunlight comes through the gaps in bookshelves surrounding the building. Looking up through the glass floor, visitors will feel like they are in a forest with the illusion of sunlight filtering through the foliage. The feeling is like wind and sunlight, weakened through “twigs” and “leaves”, caressing your body and you get the sensation of being enveloped by nature although you are 14 Building & Investment | www.b-i.biz
indoor. Inside the building are bare steel beams with all the surface rust left intact during the construction process. Steel back-plates of the bookshelves resemble Japanese water colour paintings and thin steel posts resemble latticework depicted in old Japanese architecture. The exterior walls are in natural colours of the cork; when covered with moss and plant, it looks as if the structure is enveloped by nature. HIGO is constructed with steel parts made as slim as possible. The main structure is constructed with 60mm x 60mm, 50mm x 50mm, and 38mm x 38mm steel beams, 60mm x 128mm I-beams, 28mm x 125mm flat bars, 40mm x 75mm channel steel, 4.5mm steel plates, and 1.2mm keystone plates. The bookshelves are assembled by 38mm x 38mm steel beams, 4.5mm steel plates, and 40mm x 75mm channel steel surround all four

sides of the structure to bear seismic force and wind pressure. The 60mm x 60mm columns in the middle support only the vertical load. The 4.5mm steel back plates replace braces. The locations of openings that can be placed freely, even in corners, are determined by their uses, views, and controlling light intake. Â&#x201E;

Résidence Prestige Nakâra sets new standard for seaside architecture Jacques Ferrier Architecture challenges convention with their design for a hotel located close to the Mediterranean sea in the south of France. Photos: Mathieu Ducros CAP D’AGDE is an ancient town founded by the Greeks and is now famous as a summer holiday destination on the Mediterranean coast of France. Its popularity has resulted in a surge of hotel developments along the coastline, competing with existing residences for space. One of the newest developments is Résidence Prestige Nakâra, part hotel and part residences, with amenities like swimming pool, sauna, restaurant and fitness centre, among others. Most of the units are selfcontained with kitchenettes and en suite bathrooms while some have their own balconies or terraces Beachfront architecture has often been distinguished by its fresh inspirations and ability to innovate without appearing to do so. Since the 1950s, the contemporary style has been expressed in a light, unconventional
manner from the coast of the French Riviera to Venice Beach in California. But with globalisation and the onslaught of tourism, coastal developments has deteriorated significantly in terms of style and design. Unlike so many recent resorts which are either luxurious or strictly functional, Nakâra focuses on the quality of the holidaymaker’s experience and aims to create a sense of place. The project is therefore in keeping with a Mediterranean vision and does not subscribe to the design trends catering to mass tourism. Large “openwork” walls in white concrete cohesively punctuate the various spaces. They function as filters, putting distance between the shared areas like the gardens and swimming pool terraces – and the more intimate room area. The dual facade system creates an inbetween space. The balconies project into this
ambiguous space and give a feeling of being simultaneously inside and outside. Large white trellises provide depth to the facade and trap light and shade with a continuous kinetic effect. They create a vibrant background for the joyful ballet of holidaymakers’ silhouettes, and are illuminated at night to create a soft and subtle ambiance. The architect’s aim is to develop a calm, peaceful setting with this project, going against the conventions of mass tourism. The animation does not come from the buildings themselves but from the manner in which they allow themselves to be penetrated by the life of the seaside and their ability to react and respond to the Mediterranean light.

Vattanac Capital is Cambodia’s first skyscraper Award-winning architect TFP Farrells re-defines Phnom Penh’s skyline with iconic building. benchmark in mixed-use high-rise design, enhanced by a memorable form responsive to environmental conditions and detailing grounded in the region’s rich culture. Incorporating elements of fengshui and traditional Naga motifs, Vattanac Capital is the pre-eminent icon of Phnom Penh’s modern skyline. The tower bears a graceful, fluid form that is firmly rooted in local culture. The complex unites a plethora of different uses into one cohesive, functional urban quarter, fostering the same degree of vitality and convenience as Phnom Penh’s vibrant older districts. The form of the complex resembles a dragon of traditional lore, symbolising good luck and prosperity. According to mythology the Dragon Kings live in “crystal palaces”. The facade, fittingly, is formed by scale-like glass panelling which creeps up the dragon’s back, all the way to the tower’s peak. Other sections of the glass facade are covered by
distinctive decorative screens which both respond to local climate and pay homage to the elaborate carvings that decorate ancient Khmer structures. The sum of this marriage between modern architecture and traditional references, with deference to the local environment, is a dynamic building which literally appears poised to leap into a new era of prosperity. Vattanac Capital is responsive to location and orientation. The building is subtly chamfered toward the east to maximise the number of offices with panoramic river views. In addition, lower shading coefficient glazing has been utilised for the western façade. Situated on the busy Monivong Boulevard, a major North-South route through the capital, Vattanac Capital is highly visible and highly accessible. The southern elevation is recessed to allow a generous drop off area immediately outside the tower. Special paving and landscaping separate this driveway

from the main road. In all other respects, the complex is built with the pedestrian in mind. Though occupying the whole block, “dead frontage” is kept to a minimum: the ground level is transparent and welcoming, there are entrances on all sides of the building, and visual interplay between the interior and exterior, enabled by the generous glass curtain walling, enhances curb appeal and pedestrian interest. Vattanac Capital is not a “corporate citadel” like the modernist office schemes of yesteryear. It is open, engaging and stands as a genuine contribution to downtown Phnom Penh’s upcoming urban rejuvenation. Though Vattanac Capital will soon be joined by other skyscrapers, it will continue to reign supreme through its innovative form and meaningful urban design, explained Stefan Krummeck, Director of TFP Farrells. TFP Farrells are award winning architect planners with offices in London, Hong Kong and Shanghai. Current projects include residential and mixed use schemes for The Eagle in City Road, Chelsea Waterfront, Convoys Wharf and Royal Mint Street in London, strategic visions such as a new transport ‘super-hub’ at Old Oak Common, and masterplans which include building designs for Earls Court and Royal Albert Dock. In Asia, their notable projects include Beijing and Guangzhou High Speed Stations, Incheon Airport in Seoul and KK100, a 100-storey tower in Shenzhen. Galeri Glulam: in praise of engineered timber
Showcase of Malaysian hardwood, its potential and viability as building material. COMPLETED IN JANUARY 2011 and officially opened in May 2012, the Galeri Glulam is built on a 4.9-acre land owned by the Malaysian Timber Industry Board (MTIB) located along Jalan Tampoi in Johor. Recognised in 2002 by the Malaysian Book of Records as the first building completed using glue-laminated timber (Glulam) as the load bearing structure, the iconic building uses more than 80% wood to complement the design concept. The building is a showcase for the potential and viability of applying innovative engineered timber products, namely, locally-manufactured glulam using tropical hardwood indigenous to Malaysia, as building material/structural members. It also functions as a referral/training centre for industry professionals in the private and public sector and is an exhibition venue that is open to the public. 22 Building & Investment | www.b-i.biz
Special Feature derivable from sustainable sources. Finally, what sets glulam apart from common structural materials, the icing on the top, is its aesthetics - the warmth and beauty of timber. Glulam in Practice Three parallel portal frames, a combination of Resak and Keruing hardwood glulam (700 mm width × 150 mm thickness), make up the Gallery, each consisting of eight glue laminated sections connected by anchor plates and bonded in rods. These structural members (frames) are connected by gluein steel rods, bolted and welded to steel brackets and steel plates, applied both onsite and at the factory. Woodsfield Glulam Manufacturing Sdn Bhd, in the production of hardwood glulam beams and columns, used a Weineg press, an adhesive phase I Dynea prefere 4001-2 and an adhesive Phase 2 Akzo Nobel Synteko 1734 with hardener 2734. The glulam structure comprised a total of thirty nine portals, each made up of four 700 mm width × 150 mm thickness glulam elements. The inner side of the roof consists of Keranji and Balau solid timber pre-coated boards (3 m length × 57 mm width × 12 mm thickness), concealing the fire sprinkler system. Originally designed with exterior coated metal sheeting, the roof covering was later changed to more aesthetic Belian shingles, approximately 350,000 pieces, each of 520 mm length × 100 mm width and 6 mm thickness.
The Glulam Advantage For starters, glulam is a proven product, i.e., a technology that Europe, USA, Korea, Japan, Australia and New Zealand is wellacquainted with for over 50 years, e.g., the Eden Project, UK and Milano Expo 2015. Manufactured by gluing together individual pieces of high-strength lumber of limited dimensions under controlled conditions, allowing for production of large structural members of varying shapes and sizes. In short, versatility, combined with high strength and stiffness, enables the maximum in flexibility and freedom in architectural design without sacrificing structural requirements insofar as glulam beams and arches can span large distances without intermediate columns.
In any case, where the requirement is for structural materials of high performances in strength, fire resistance, and durability, glulam is the indispensable engineered wood for buildings with its inherent tensile strength (2 × that of steel in strength-toweight ratio), greater compressive resistance than concrete and energy efficiency (consumes six times less embodied energy to produce than steel). Insulation is yet another characteristic of glulam which helps to eliminate the thermal bridge between structure and sub-structure. Further, in the production process, glulam is, again, proven to be one of the most environmentally-friendly, compared to metal and cement, in the re-use or recycling of timber off-cuts, i.e., raw materials
Conclusion All told, glulam has everything going for it – a strong and durable structural product, easy to manufacture for use as columns, beams, rafters, lintels, trusses and more. On a final note, the use of innovative engineered timber products in building construction, as championed by MTIB, is consistent with the 7 pillars/thrusts of the National Timber Industry Policy (NATIP), namely, industry structure, supply of raw materials, innovation and technology, marketing and promotion, human capital development, funding and incentives and Bumiputera participation. It focuses on the industry’s long-term development, to maintain and enhance its competitive edge globally and to generate an annual export of timber and timber products of RM53 billion by 2020. MTC International Conference Wood Architecture - Art and Function
International experts from around the world share their insights into building with timber. ASK ANY DISCERNING architect, or better still, the Malaysian Timber Council, and you would be informed that “despite being one of the oldest building material known to Man, the role of timber in construction has taken a backseat, at least in Malaysia, since the advent of concrete and steel.” To date, the housing and construction sector accounts for more than half the domestic consumption of timber, estimated at RM13 billion, primarily in the form of sawn timber, plywood, door and window frames, panels and as formwork and interior components. APPROVED BY PARLIAMENT on 12 July 2012 and gazetted on 15 September of the same year, Act 520 (Amendment 2011): Certification of Standards Compliance for Building Materials, is now set for enforcement with effect from 1 December 2015, following a provisional six-month grace period from 1 June to 20 November 2015. With the broader aim of enhancing the â&#x20AC;&#x153;accountability, integrity and professionalism of the building construction industry in Malaysiaâ&#x20AC;&#x2122;, the three areas of focus are contractors, workers (building personnel) and the public at large. What is at stake here, is that the â&#x20AC;&#x153;structure or function of construction works is compromised by substandard materials/products, whereby they pose a threat to public safety as well as the environment,â&#x20AC;? said CIDB Senior General Manager (Operations) Megat Kamil Azmi Megat Rus Kamarani during a recent media interview. Fellowship Awards conferred on 65 construction industry leaders for outstanding contributions to the industry and nation. IT MAY SEEM like only yesterday but the Construction Industry Development Board (CIDB) Malaysia has been around, and active, for a good two decades, going about its mission to â&#x20AC;&#x153;develop the capacity and capability of the Construction Industry.â&#x20AC;? Commemorating these and other feathers in its cap, CIDB celebrated its 20th Anniversary with a series of activities, culminating in a gala dinner on which occasion Fellowship Awards were conferred on 65 leading figures in the construction industry, in appreciation of their outstanding contributions to the industry and the nation, as a whole, and in recognition of their own success stories (see table below). Award recipients included developers, contractors, consultants as well as other building professionals, the academia and CIDB Board Members, as well as Government department/agencies involved in construction projects. Archidex 15 continues its ascent in Asia Strong growth and support recorded for region’s most successful annual industry trade exhibition.

CIDB inaugural QLASSIC Day 2015 In praise of quality workmanship, CIDB presented awards of excellence to top scorers at recent launch of QLASSIC Day 2015.
ALL TOO OFTEN, in complying with building schedules or timely delivery of end products to the marketplace, quality of workmanship is either taken for granted or worse, overlooked, to the detriment of the industry as a whole and the dismay of consumers, in particular. Addressing the issue, the Construction Industry Development Board (CIDB) instituted, back in 2006, QLASSIC, the Quality Assessment System in Construction, to measure and evaluates workmanship quality of buildings. Based on set ‘Construction Industry Standards’, QLASSIC is a voluntary, pointscoring system where industry players call on CIDB to conduct quality audits of a myriad construction elements, e.g., floors, doors and windows, ceilings, walls, roofs, internal and M&E fixtures, external works footpaths and turfs. For the many top-scoring developers and contractors committed to QLASSIC, it was a momentous occasion to be recognised by CIDB, and presented awards of excellence, at the launch of QLASSIC Day 2015. Officiating at the inaugural event, the Honourable Minister of works, YB Dato’ Sri Haji Fadillah Haji Yusof, Minister of Works Malaysia reiterated that with the construction sector valued at now topping RM70 billion (up to September 2015), “industry players cannot afford to overlook quality issues.” The Hong Kong Experience Assessment systems, however, are not unique to Malaysia as special guest and keynote speaker, Ar Jimmie Kai Kwong Tam shared his experience as Lead Assessor, Hong Kong Housing Authority Building Contractors’ Performance Assessment Scoring System (PASS). PAM names Dr M “Architect of the Nation” PAM President’s Award 2015 for contribution to development of Architecture and Nation Building.
THE PAM PRESIDENT’S AWARD is conferred to a non-architect for his or her contribution to the development of architecture in the country - past recipients have included YBhg Tan Sri Teo Chiang Kok (2010) and Sr Low Tian Seng (2009). At the PAM Council meeting of 26th June, the decision was unanimous that the 2015 Award be bestowed on no less a champion for architecture in Malaysia than YAB Tun Dr Mahathir Mohamad. For the record, this is the second award from PAM to Malaysia’s fourth and longest-serving Prime Minister, the first being an Honorary Membership back in 1985, for his vision and support for local professionals to play an important role in national development. In a citation by Ar Haji Hajeeda Haji Abdul Majid, PAM Past President 1985-1987, at an auspicious black-tie evening to celebrate the event, he remarked that the vote for Tun Dr Mahathir is for “exceptional services to the nation and for the physical and the socio-environmental development of the country during his 22-year tenure as Prime Minister of Malaysia, from 1981 to 2003.” Under his stewardship as Chief Executive of the Government, he had “visualised and structured” the 4th to 8th Malaysian Plans - “Vision 2020” was his brainchild, Malaysia’s target to achieve fully-developed status. Guangzhou Electrical Building Technology 2015 concluded with record attendance Concurrent events offered exceptional insight into industry’s future.
THE 2015 Guangzhou Electrical Building Technology (GEBT)has set new records in both exhibitor and visitor attendance. Held from 9 – 12 June once again at the China Import and Export Fair Complex in Guangzhou, the 12th edition hosted 298 exhibitors (2014: 290) from 11 countries and regions, including Belgium, France, Germany, Italy, Hong Kong, China, Japan, Switzerland, Taiwan, the UK and the US. Running concurrently with the Guangzhou International Lighting Exhibition, the two fairs welcomed 135,990 visitors (2014:129,885) from 131 countries and regions, a 4.7% increase from last year. s The Selection Process As far as FIABCI Malaysia is concerned, it is no mean feat to be rated the best of the best, considering the adjudication process that takes seven to eight months, governed at every stage by stringent rules and regulations. It begins with the nomination phase, where projects are received and studied by the Organising Committee for “preliminary eligibility”. Qualified nominees are then scrutinised by independent teams of evaluators whose analysis reports, opinions and markings (scoring) are presented to the Committee for further analysis and determination of each project’s merits. Subsequently, a jury panel short-lists the best three projects for consideration by independent judges whose decision is finally forwarded to the Independent Public Auditor for verification. ASLI â&#x20AC;&#x201C; CPPS take on Budget 2016
Post budget dialogue to explain features, implications and expectations. AGAINST A BACKDROP of falling commodity prices, a weakened Ringgit, rising cost of living, lower oil revenue and a less-than-optimistic outlook of the global economy, the Government tabled its first Budget, under the recently-launched 11th Malaysia Plan on October 23, 2015. Conceded, in general, by the financial institutions, business community, research bodies and study groups as â&#x20AC;&#x153;people centricâ&#x20AC;?, Budget 2016 is aimed at â&#x20AC;&#x153;prospering the rakyatâ&#x20AC;? with fiscal measures to mitigate the abovementioned maladies. With the view to explain said measures, i.e., their features and implications, and how these would be implemented, the Asian Strategy & Leadership Institute (ASLI) in collaboration with the Centre for Public Policy Studies (CPPS) recently convened a closed-door â&#x20AC;&#x2DC;Post Budget 2016 Dialogueâ&#x20AC;&#x2122;. Officiated by the Honourable Deputy of Finance, YB Datuk Chua Tee Yong, participants at the closed-door roundtable discussion included the corporate and financial sectors, as well as members of the international diplomatic corps. Overview by Honourable Deputy Minister Based on five priorities of (a) Strengthening Economic Resilience, (b) Increasing Productivity, Innovation and Green Technology, (c) Empowering Human Capital, (d) Advancing the Bumiputera Agenda, and (e) Easing the Cost of Living of the Rakyat, YB Datuk Chua remarked in his keynote address, that Budget 2016 has been â&#x20AC;&#x153;the most challengingâ&#x20AC;? by far, amidst the current economic scenario and factoring in prevailing external uncertainties. It is a â&#x20AC;&#x153;balancing actâ&#x20AC;? between the Governmentâ&#x20AC;&#x2122;s commitment to fiscal consolidation and sustainable development and growth, re-visiting and/or instituting moves to alleviate pressures on the man in the street, caused by the rising cost of living, e.g., increases in minimum wage and cash pay-outs under Bantuan Rakyat 1 Malaysia (BR1M) and a new affordable housing policy. To this end and in line with the Governmentâ&#x20AC;&#x2122;s consolidation plan initiated back in 2009, the fiscal deficit is targeted at 3.1% of Gross Domestic Product (GDP), marginally trimmed from 3.2% in 2015. Of the total RM267.2 billion allocation for 2016, RM52 billion (the first tranche of the RM260 billion to be expended in the next five years under the 11MP) is for gross development expenditure, scaled up 7.2% from RM48.5 billion in 2015. The larger portion of this, i.e., 57.9% or RM30.1 billion, will go to the economic sector whereas RM13.1 billion will be set for â&#x20AC;&#x153;education and training, health, housing and the well-being of the rakyat.â&#x20AC;? In the bid to reduce public spending bills (e.g., for procurement of supplies and services and transfers), RM215.2 billion is allocated for operational expenditure in 2016, trimmed down by 1.2% compared to 2015. In the final reckoning for Budget 2016, Federal government revenue collection is projected at RM225.7 billion, up RM3.2 billion from 2015, with Goods and Services Tax (GST), which comes into first full year of implementation in April 2016, contributing RM39 billion, as against RM27 billion in the first eight months of 2015. All told, with the foregoing scenario, the nationâ&#x20AC;&#x2122;s GDP growth is expected to expand between 4 and 5%, growth driven by private investment and consumption, and an inflation rate of â&#x20AC;&#x153;remaining manageableâ&#x20AC;? between 2 and 3%. 46 Building & Investment | www.b-i.biz

Urban Transportation Forum 2015 Forum to address issues and challenges for sustainable systems nationwide. AT THE LAST count, the world population stood at 7.0 billion and today, more than half, i.e., 3.9 billion, live in towns and cities. By 2030, it is expected that 60% of the world population will be urbanised, with Asia and Africa having higher numbers of urban dwellers than any other major area of the world (Source: United Nations Centre for Human Settlements). Universally, the pull or draw of urbanisation is a better way of life, which will contribute to increased national productivity and economic well-being. The Malaysian scenario is no different; for sustainable urbanisation, town and city planners need to contend with evergrowing demand for institutional infrastructure, housing, efficient and cost-effective amenities for waste management, utilities, pollution control and mobility, i.e., urban transportation. The hard facts, though, are that (a) planning and delivery of urban transportation is fragmented due to limited coordination between interdependent agencies (World Bank’s Malaysia Economic Monitor July 2015), (b) only 17% of Malaysian commuters use public
transport, compared to 62% in Singapore and 89% in Hong Kong and (c) annually, Greater Kuala Lumpur and Klang Valley residents spend 250 million hours in traffic snarls due to high rates of motorisation and congestion. At the Urban Transportation Forum, themed “Strategising and Enhancing the Malaysian Urban Public Transport”, convened by the Asian Strategy and Leadership Institute (ASLI), these and other subjects were deliberated, namely; s ‘Let’s Get The Perspective Right: Challenges and issues of urban transportation system to meet the need of growing cities of Malaysia and special insight into the KL-Singapore High Speed Rail as the new game changer’ that is expected to create economic impact of how Malaysians and Singaporeans live, play and work. s ‘Shaping and structuring Malaysia’s integrated rail planning – the start of new modern rail transit’ based on five criteria of convenience, reliability, safety, efficiency and timeliness, with the focus on need,
demand and the supply. ‘How MRT, LRT & BRT can provide the needed quantum leap for the values of real estate and commercial properties nearby’, i.e., in proximity of train stations/terminals, with an analysis of property development and market trends arising therefrom. s ‘Planning future extensions and networks to increase capacity exponentially – how do taxis, buses and rail work together in cities and towns of Malaysia’, i.e., ideas and case studies for an intermodal transportation system. In a keynote luncheon address, delivered on behalf of the Chairman, Land Public Transport Commission (SPAD), its newly-appointed CEO Encik Mohd Azharuddin Mat Sah reiterated that with “Malaysia ranked 11th out of 185 countries by the World Bank in Quality of Trade and Transport” and a “35 million population projected by 2020, 75% of whom will live in urban areas, public transportation needs improvement” – of its use, also by 2020, SPAD set a target of 40%. World-class convention centre for MICE is latest attraction at mystical Langkawi. Designing the ground and first floors of Caisse Desjardins Sainte-Foy Hatem+D Architecture teams up with Coarchitecture to bring light to the office located at Sainte-Foy, Québec City, Canada / Photos by Alexandre Guilbeault WHILE COMING up with the design for an office space on the ground and first floors of the new Caisse Desjardins de Sainte-Foy in Québec City, Canada, Hatem+D collaborated with Coarchitecture. The goal of the project was to create the interior design and the signages around the office. To allow in lots of natural light and to give the impression of wide open spaces, clear and neutral colours were used. Windows and glass panels were also used as much as possible. Remaining true to the Desjardins brand, green was added to all the signages, which are sleek and highly visible to visitors. The waiting areas for customer service and the bay windows that separated the office space from hallways were designed to provide maximum lighting. Moreover, the way the office space was divided improved communication with
clients and created a more harmonious work environment for the office staffs. Partition panels were covered with light-coloured adhesive film to provide a certain degree of intimacy. The furniture selected for the client were comfortable and featured minimalist lines – all while adding to the transparency and openness of the areas. In addition, films for visual projections were affixed to the walls to enhance the customer experience. Apart from these mural projections, the offices included black and white photographs of symbolic landmarks in Sainte-Foy; these pictures were selected to increase clients’ sense of belonging to the Caisse Desjardins de Sainte-Foy.

THE ASSOCIATION of Registered Interior Designers of Ontario (ARIDO) has honoured Toronto’s Newcombe Design Associates (NDA) with an Award of Merit for the 12,500 sq metre, stand-alone, owner-operated, retirement residence, The Williamsburg Uptown, completed in May 2014 in Burlington, Ontario, Canada. By developing 94 independent living suites and 23 assisted living suites, the owners sought to provide a much-needed option for an aging population, in a facility that would go beyond the typical household model to establish a new standard of excellence in the market. Newcombe Design Associates’ goal was to ensure that every aspect of the interiors would elevate the residents’ quality of life and contribute to a strong sense of community. “Our attention to detail was vitally important in bringing the owners’ vision to life, creating the hospitality, warmth, and upscale comfort that they hoped to provide

Turning an apartment in a sugar factory into a luxury loft in Canada Les Ensembliers’s award-winning design ideas tranformed what was once a space in a sugar refinery into a chic abode called Lofts Redpath. LES ENSEMBLIERS has completed a three-floor, 6,000 sq ft residence that unites three adjoining apartments at Lofts Redpath, located in Montreal, Canada. The designers successfully tackled the challenge of rethinking the initial dimensions and purpose of the three distinct units, resulting in a coherent new dwelling that embodies the owners’ personality. “We were able to take this project much further than we had imagined at the start, thanks to the exceptional relationship our clients allowed us to build with them,” said architect Maxime Vandal and interior designer Richard Ouellette, the founding partners of Les Ensembliers. in Montreal’s Sud-ouest district, near the Lachine Canal, leading to the gradual gentrification of the area. The remarkable transformation of this historic industrial building won several awards, including one from Héritage Montréal in the repurposing category and the Wawanesa Award for Heritage Enhancement. In joining three separate units in the unique structure, each on a different floor, Les Ensembliers envisioned a coherent new space with a complex personality. “We did not want the new space to be the simple combination of three different units. We also wanted to leverage the visual power of the building’s industrial character, while getting away from the loft logic of the original conversion,” Vandal explained. With that vision in mind, the designers opted for two bold architectural statements, one vertical and the other horizontal. The first is a central opening, creating an atrium linking all three floors and bringing better natural lighting to the third floor. The second is a dynamic axis in the form of a floor raised by three steps, linking the two staircases on the fourth floor and, on the fifth floor, a walkway bridging the living and guest room. These architectural statements also made it possible to create clear divisions into distinct functional zones: between the foyer, dining room and kitchen and the children’s area on the fourth floor; between the public areas on the fourth and fifth floors and the 72 Building & Investment | www.b-i.biz
private spaces on the third and fifth floors. In the process the original living areas were entirely reconceived to create a fluid transition between spaces with distinct characters, from cozy retreats to spaces designed for exuberant sociability. The basic character of each of the zones was defined by a particular treatment of the space, in terms of the design of volumes, the use of materials and the selection of furniture. A perfect space for talking and sharing, the dining room finds its expression through its stunning central steel fireplace, high ceiling, large oval table, generous windows, and lighting fixtures consisting of small bulbs hanging in a cubic frame made of metal rods. Everything was designed to highlight the impressive volumes of these old industrial spaces. Meanwhile, the kitchen aligns with the approach by being reduced to its essentials: three minimalist islands, and all storage and appliances concealed behind varnished walls. In contrast, the master bedroom on the third floor expresses warm domestic comfort, with some nods to urban chic. A marriage of the space’s industrial origins and the occupants’ personality, the interior spaces were built as an interplay of contrasts between raw industrial character and a taste for luxury comfort. In the living room, the angular easy chairs, cut-glass walls and broken lines of the carpet contrast with the rounded cushions and mirror. Comfortable materials alternate with
reflective ones: steel, polished concrete, silk, glass and velvet. In the private areas on the third floor, silk-covered metal curtains, reinvented movable partitions and the transparent acrylic legs on the bathroom vanity echo the openness and fluidity of the spaces on the upper floors. This interplay of references, characteristic of Les Ensembliers’ approach, is also seen in the selection of decorative elements. For example, the veins in the fireplace’s Verona marble inspired the choice of the Japanese painting over the bed. The legs of a chair resemble the spike heels on some of the owner’s shoes. In the bathroom, the walls covered with pennies are a tribute to the discontinued coin. “Each object was carefully chosen for its personality and the way it fits into the whole. Whether you are looking at a vintage frame or a piece of custom-made furniture, nothing is there by chance.” Each room was designed like an artwork, with impressionistic touches calculated to inspire unique and complex emotional responses. Les Ensembliers is the product of a partnership between an architect, Maxime Vandal, and an interior designer, Richard Ouellette. The firm is Quebec’s first to integrate architecture, interior design and construction.

The Rive Seine project turns social housing into exciting homes Architect, urbanist & landscape designer Tetrarc tackles an urban renewal project in the heart of Paris. THE RIVE SEINE project comprising a secondary school and 110 apartments along its southern edge, is part of a major urban renewal project in the heart of Greater Paris. The development is spread across 74 hectares of land which used to be Renault factory lots. On Rue Marcel Bontemps, four plots of white buildings, with clean, sharp lines, rise seven storeys above the ground to create a deliberate effect. The interplay of the different roof openings and levels break up the straight lines of the building frontage. Their simplicity is underlined by an extravagant feature: between these spaces, broken up by fault lines, are a modern twist on the classical loggia. They take the form of an intricate mesh, combining vertical passages providing access to four apartments on each floor and one entrance/loggia per apartment.
These towers are totems for the whole district, showing the importance of private outdoor space in the modern city by making them spectacular and fun. The unusual identity provided by these entrances/loggias which ensure privacy for their residents is achieved through the use of interwoven riveted aluminium. Behind this frontage, where it joins the future secondary school, there is another reference to the urbanism of Paris and this part of the city in particular: the private road, lined with family homes or the residential centre of the plot. Here, there are 15 properties in an apartment block built over three storeys, plus lofts, offering a more secluded, quieter urban environment, enlivened by external loggia-type extensions which are partially open and private, with the spaces between
them filled by intricate wooden cladding which mirrors the cycle of light and shade throughout the day. These two projects in the block are separated by a zig-zag pathway, interspersed with a scattering of silver birch trees. With quality internal and external spaces for everyone, a variety of architectural designs and many different types of apartments, it is a generous proposition for tenants with modest incomes. The buildings provide residents with a cultural, aesthetic and familiar landmark â&#x20AC;&#x201C; while the entire development offers a sense of place within the locality and reflects new social housing concepts. Homefarm provides a garden environment for senior citizens Architect SPARK proposes next generation of retirement housing concept for senior citizens in Singapore. A BOLD CONCEPT was proposed by architect firm SPARK during the “Retirement Living World China” conference in Shanghai, – to combine apartments and facilities for senior citizens with vertical urban farming. SPARK’s aim is to generate discussion about the many potentials that can emerge from the mixing of two typically separate realms. The question of how to support and accommodate a rapidly ageing population confronts many nations in Asia. In Singapore, for example, a substantial demographic shift is underway. By 2030, one in five Singapore residents will be aged 65 years and over (up from 6 per cent in 1990). The swelling proportion of seniors will place significant demands on social, economic and infrastructural systems. Asian nations. This challenge is keenly felt in Singapore, a small and fully urbanised city state without a hinterland. Currently, Singapore imports over 90 per cent of its food, and has in place strategies for the diversification of food sources and the boosting of local production through intensive agricultural technology. The Homefarm concept allows residents to live in a garden environment created by a vegetable farm, where they may also find employment. The concept introduces vertical aquaponic farming and rooftop soil planting to the realm of high-density and flexible housing that has been designed to cater to the needs and preferences of seniors. Residents may combat the financial stress that is often faced post-retirement by working part-time at the farm under the direction of a professional vertical farming implementation team. Facilities catered to the needs of an older
population are provided in the lower levels of the development (and are also open to the public), while the housing is stacked above in a curvilinear terraced formation reminiscent of land contours. “We designed this concept for Singapore,” says SPARK Director Stephen Pimbley, “but there is the potential for it to be applied in any location that would support the growth of leafy green vegetables on building facades and rooftops.” More information at www.sparkarchitects.com

BRIEF DESCRIPTION Proposed new township development called Darul Hana comprises the redevelopment of 12 traditional Malay villages located along Sungai Sarawak, starting from the new Sarawak Legislative Assembly Complex to parts of Bintawa. Darul Hana is conceived as a series of neighbourhoods linked by nodes of activities defined by linear parkland areas extending across valleys and ridgetops. The vision for Darul Hana is to see it evolve into a sustainable new township. Key features include the addition of another pedestrian bridge across the Sarawak River apart from the alreadyannounced upcoming S-shaped Golden Bridge, a new civic centre, a commercial precinct as well as adaptive reuse of village houses as tourism products. The affected villages are Kampung Boyan, Kampung Gersik, Kampung Sourabaya Ulu, Kampung Sourabaya Hilir, Kampung Semarang, Kampung Pulo Ulu, Kampung Pulo Hilirm, Kampung Bintawa Ulu, Kampung Bintawa Hilir, Kampung Bintawa Tengah, Kampung Panglima Seman Ulu and Kampung Panglima Seman Hilir. Presently, the villages cover approximately 300ha but the redevelopment would more than double the Darul Hana area to over 721ha The development project is projected to be completed within a period of 10 to 15 years.
