The importance of a Property Management Company by Julie Kershner
N
umerous articles have been written on the growing trend of individuals purchasing second homes, not only for recreational use, but also for investment purposes. Recognizing that most vacation property owners do not have the time, resources or desire to manage a property, let alone handle rentals, a Property Management Company may become an essential player in your investment strategy. You may also want the property to start generating cash right away, but you want to be careful to do everything right.
LET’S START WITH THE BASICS.

Get 3 recommendations of reputable Property Managers from your local Realtor and interview the prospects using the following checklist: • Does the Management Company provide monthly/quarterly financial report and bank statements? •
Does the Management Company co-mingle funds from different owners?

Does the Management Company prepare an annual budget on your property?
•
Does the Management Company have a good understanding of the Condo By-laws?
•
Does the Management Company provide online access to your account?
•
Do you have the option to pay fees online or by automatic transfer?
•
Does the Management Company provide 24/7 emergency services? Does the Management Company attend HOA/Condo meetings?
•
Do you get courteous responses from management company employees?
•
Does the Management Company schedule routine maintenance checks?
•
Do you receive reasonable and fast response to phone calls and e-mails?

Check your property. If you’re unable to make unannounced visits, ask a trusted friend, or your local Realtor to check your unit to insure the property manager is maintaining it, and, more importantly, isn’t renting your unit and pocketing the money.

Pay your Real Estate Taxes. If you are renting your vacation property in Mexico, it is your responsibility to pay income taxes to Mexico. You must first obtain an RFC number, which is similar to a Social Security number in the U.S. A benefit to having an RFC# is the ability to obtain facturas for home improvements—which may be deductible when the property is sold.

Check the local zoning regulations and development Covenants, Codes and Restrictions to determine the legality of renting the property.
Location, Location, Location. This is especially true in vacation rentals, with beachfront, or at least a great view and amenities, such as a pool being, almost a requirement. i

he community of Pedregal is located at Land’s End in Cabo San Lucas, where the Pacific Ocean meets the Sea of Cortez. If you have ever been in downtown Cabo and looked up to notice the massive homes that seem to be suspended from the cliffs of a mountain-like rock formation, then you know exactly where I am talking about. Pedregal was Los Cabos’ first luxury residential neighborhood, and 40 years later it remains a well-respected and highly sought-after place to live for full time residents, snowbirds, and investors looking for a high vacation rental return. Home prices in Pedregal range from roughly $500,000 USD to more than $10 million dollars. Pedregal visitors and owners alike can’t help but love the oldworld charm of the hand laid cobblestoned streets, along with the meticulously maintained common areas, dramatic viewpoints for capturing photos of Cabo’s Instagram-worthy sunrises and sunsets, a wide range of neighborhood amenities, and private access to a quiet and pet-friendly beach. Most villas in Pedregal have multiple levels and enjoy breathtaking views of the Pacific Ocean and/or the Cabo San Lucas marina. Homes often feature beautiful gardens, courtyards, and intricate stonework, and the location cannot be beat. The majority of people searching for their first home in Cabo do not realize that we have a water shortage and a lot of our neighborhoods only receive municipal water a couple times a week. To remedy this, most homes come with an underground or rooftop cistern as a backup water supply, so residents won’t notice any interruption in service. But if you have a large family or renters who use too much too fast, you may have to call a water truck to fill up your tank. Luckily, residents of Pedregal don’t have to rely on the municipal water system...they are one of the few communities in Cabo that benefit from their own water desalination plant. This is a major bonus to living in Pedregal! Other Pedregal community amenities include: Colegio El Camino- one of the best schools in the area offering bilingual classes from preschool to 12th grade, and the only school in the Baja with an International Baccalaureate (IB) accreditation. The Pedregal Tennis Club- featuring two tennis courts, practice walls and tennis professionals who provide individual instruction. The Spa at Pedregal- a wonderfully relaxing boutique spa offering a wide range of spa services including massages, facials, body scrubs, manicures, pedicures, and bridal hair and make-up.
