THE POWER OF MAKING BOLD MOVES

In the first few months of every year I always find myself considering the opportunities that present themselves with new beginnings. I confess I am not one for elaborate or formal resolutions, but I am a supporter of thoughtful and well-timed change, renovation, and especially, innovation. As it happens, one of the most significant opportunities we all have for embracing change is when we move into or out of a new home. No matter if it’s an apartment, a condo or a vast estate, or whether you’ve lived in it a long time or a short while, moving is a unifying and cleansing experience. It’s an opportunity to throw out the old and welcome the new. It may push us outside of our comfort zone but moving also encourages us to dive fearlessly into the uncertainty and excitement of the future. The opportunities for innovation and change that come with moving are especially relevant for us at Luxury Portfolio International® this year, as you may have noticed, with this edition we are debuting our new “move” to some significant changes to our brand. The decision to change was a long and thorough process. As if we were moving, we thoughtfully considered what worked and what didn’t, what we wanted to keep and very specifically where we wanted to go. The result is something our team is incredibly proud to share. It’s a cleaner, more contemporary identity that better reflects who we are today. Taking inspiration from great luxury brands like Bavarian Motor Works, aka BMW and Moët Hennessy-Louis Vuitton, aka LVMH, we have introduced our name with a monogram, LPI. The treatment of our monogram, or mark, is very deliberately designed as a distinctive piece of art which we believe will help make our name more memorable, as well as unique. Alongside the logo change, we have updated our entire brand identity with new colors, new fonts and even recently completed a renovation to our website, with even more changes to come. It is as if we have literally moved into a new home. We hope you love it as much as we do.

Sustainable Living Event with Mansion Global In late October, we ventured to Aptos, California and co-hosted an exclusive open home experience with Mansion Global in a unique yacht-inspired residence listed by Luxury Portfolio member, Alain Pinel Realtors. When the legendary Hollywood super-agent ed Limato purchased Heather House in 1956, he turned to his business manager and said, “I don’t have to do anything to it. It’s in perfect condition.” Over 50 years later, that wasn’t exactly the case when the current owner bought the historic Beverly Hills property in 2011. What ensued was a five-year, noexpense-spared facelift for the property, as designer Terre Jacobs, principal of Terre Jacobs Interiors and co-developer of the residence, recalls, “It was extremely dated. It was very much a glamorous estate and had a lot of old Hollywood history. It used to be the place for Vanity Fair parties when they first started,” the designer shares, adding “there were rumors that Joan Blondell had buried $2 million in the house, so it was very fun to open up walls and check to see if anything was in there.”

When the current owners of Alberly Manor acquired the property in 2011, returning the 1926 English Tudor to past grandeur was an all-hands-ondeck affair. Original blueprints found stashed away in far corners of the 12,087-square-foot home were carefully consulted. Black and white photographs provided by descendants of the original owners were closely studied, offering a glimpse into the Ohio manorâ&#x20AC;&#x2122;s past life.

It wasnâ&#x20AC;&#x2122;t that the home had fallen into complete disarray. Quite the opposite, in fact: a series of renovations over the years had covered up period details that had been painstakingly crafted nearly a century earlier, during an era of unsurpassed opulence: The Roaring Twenties. Built by Mr. and Mrs. William H. Albers, the estate remains a testament to the economic prosperity of the time and was completed the same year that Mr. Albers was named president of Kroger Grocery and Baking Company. Over the next two years, the Kroger chain would grow from 160 to 5,600 stores before he resigned, later founding Albers Super Markets. Construction was an undertaking of grand proportions, with a team of eight artisans brought over from Europe to ensure it exuded the authenticity of a stately English manor, from a one-inch-thick slate tile roof to ornate stained-glass windows and a dedicated room for every activity, be it cards, billiards or music. The grounds were designed and cared for by renowned landscape architect A.D. Taylor, with formal gardens, a swimming pool, shuffleboard court and tennis court thoughtfully placed throughout. Taylor provided landscape design for many of Ohioâ&#x20AC;&#x2122;s most historic properties, including the Van Sweringen brothersâ&#x20AC;&#x2122; Daisy Hill estate, Roundwood Manor. Determined to return the property to its former glory, the current owners began a meticulous restoration project and as they started scratching beneath the surface found a myriad of original details still intact. In the dining room, upholstered walls were removed to reveal three-quarter raised-panel wainscoting, and beneath wall-towall carpeting were marble floors laid in a diamond pattern. In the great hall, original mosaic slate was discovered beneath marble tiles that had been glued on top.

There are two consistent themes in the four regions included in our study, North America, Europe, Middle East and Asia: one, consumers link a high preference for urbanicity and two, the architectural style of the home. The Middle East is an extremely active luxury real estate market that continues its strong intentions to both buy and sell. Buyers in the top of the market are seeking an urban environment and lots of space. Contemporary and modern architectural styles are in highest demand. Close on the heels in terms of purchase interest is Asia, however this region also has the greatest discrepancy between buyers and sellers, suggesting that some buying may be delayed, or take place in another country. The luxury buyer in Asia also prefers an urban setting with contemporary, modern or loft architectural styling. The market in Europe mirrors the global average, but unlike buyers in the Middle East and Asia, Europeans are split in their desire for urban and non-urban living. Traditional styling is in the highest demand, though the overall size of the home is the smallest of all regions. North America is less active in purchase interest than other regions, and like Europe, they are split between those seeking an urban and non-urban setting.

From a budget perspective, North America and Europe have a large proportion of buyers in the $1 to $1.5 million USD range, bringing their average spend to around $2.2 million USD overall. Buyers in the Middle East have larger budgets overall ($3.2 million USD average) and a high percentage of $5 million USD or higher buyers (31%). Asia has buyers across all price points over $1 million USD, with an average of $2.8 million USD overall.

Home: The emotional Ties In our recent report, The Rise of the New Aristocracy, we found that most luxury homebuyers see their residence as more than just a place to sleep or as an investment. This is also supported by data we collected in the last year among current high-networth homeowners who rank “improve quality of life” at-orabove “financial investment” as a main reason for purchasing a primary residence.

Globally 78% say that their residence is a “home,” rather than just a “house.”2 That is, a place with emotional ties.

These homeowners fell in love with their home and were able to imagine making it the epicenter of their lives. Only in North America do homeowners place greater importance on the physical space (lot, location and layout) over emotional connection. This is possibly due to the competitive market for luxury properties in desirable areas in North America and the fact that there may not be enough time to “fall in love” with a property. Often buyers must act fast because supply is limited. In contrast, for the rest of the world, physical aspects such as lot, location and layout rank second or third after their emotional ties to a home.

Real Estate as a Wealth Creator Affluent homebuyers clearly have a special connection with real estate, as one-third (35%) believe real estate is the most obvious indicator that someone is wealthy. The home plays an important role in externally confirming the owner’s status and internally, signifying success to themselves as well as their peers. Regional differences exist in this phenomenon, with Europeans having the strongest association between wealth and real estate (44%). Real estate is also a powerful indicator of wealth in

the Middle East (38%), but here the accouterments of luxury (jewelry, designer, fashion) also convey high status. Across the globe in Asia, we find “social cues” such as the circle of friends and educational background as being the second most obvious indicator of wealth. This is evidence for the maturing Asian consumer who is now seeking distinction, not only from what they own, but what they have experienced and accomplished. In North America, we find that real estate tied with luxury products such as jewelry and designer fashion to be the most obvious indicators of wealth. Once again, we see the importance of “symbolic luxury” with these buyers who have taken great care to build their savings and be prudent in their purchasing.

A CONCRETE FIXTURE IN VANCOUVER

In 1986, the Barber House was placed on the Vancouver Heritage Register designating it as a special location linked to the history of the city. An Art Moderne residence built 50 years earlier and named after the original owners, H&E Barber, it was recognized as a premiere example of early modern architecture in the city. However, the home was by no means protected from redevelopment. Making its future even more precarious was the fact that the dwelling straddled two standard lots. When Barber House came on the market in 1988 it was fortunate to find two owners who were not only committed to preserving the unique structure, but perhaps the most qualified to do so. Renowned interior designer Robert Ledingham and architect Robert Lemon, who would later serve as the Senior Heritage Planner of Vancouver, were inspired to save one of the earliest residences built from exposed concrete in the city, though they had their work cut out for them. Located in West Point Grey, a highly coveted neighborhood with strict residential zoning codes, it took over a year to get special variances that would allow them to build a second residence at the rear. The properties would be separated with a strata arrangement and in the process the exterior of the main residence was given Heritage A Status and protected from future development. Inside the main house, the duo carried out a careful restoration that stayed true to the Art Moderne design, a style that emerged in the 1930s as a reaction to the economic climate and stripped away the ornate decoration synonymous with its precursor, Art Deco. The result of their laborious efforts earned the home a City of Vancouver Heritage Award in 1991.

Original details were refurbished when possible, such as the wood-burning fireplace in the living room and four ceiling light fixtures, while new touches were chosen to complement the era in which it was built. Mindy Grossman is not afraid to be bold. It’s been a hallmark of her career, from six successful years as the VP of Global Apparel at Nike to transforming the Home Shopping Network into a multi-faceted media company, and most recently taking the reins as CEO of WW International (formerly Weight Watchers). It’s also a hallmark of her stunning home in downtown St. Petersburg, Florida. “When we started the project, we had our first meeting and Mindy brought this book with her,” recalls interior designer Rob Bowen, principal of Rob Bowen Design Group. “The first page said, ‘Things that I love and things that I’ll never love.’ That became my roadmap while we were working together.” From that moment, the designer knew it would always be clear where Mindy stood. Over the next seven months, she would send pictures of patterns and fabrics that spoke to her — a Chanel bag, a Gucci blazer, a pair of Louboutins — and her vision began to take shape as Bowen sourced materials from around the world.

Designed with a yin and yang theme, the soaking tub and rain shower in the master bathroom are surrounded by white Carrera and black Nero marble. “Her vanity is black and his is white,” the designer points out. “Physically, if you slid them together they would interlock like a puzzle piece.” Crystal cabinet pulls were custom made by a jewelry maker at the Home Shopping Network and antique silver leaf glass adorns the walls behind each vanity. Outfitted with custom materials from top to bottom, Bowen explains that finding the right pieces could be a challenge at times. “With that caliber of home, it’s not like you can just go online. You have to find the Italian artisan who’s going to chip away at the beautiful Carrera marble and inlay it into a pattern, then ship it halfway across the world and find someone here who’s capable of installing it.” In the end, however, it was just the beginning of a successful collaboration, as Bowen has since designed two other residences for Grossman, whom he now considers a great friend.
