couples retiring today are now planning for a retirement of 32 years source: annuity 2000 mortality table, society of actuaries. Figures assume non-smokers in good health

The issue is about you and how you view the provision of income beyond work what help and guidance you require on your journey to discover how best to use proven and safe planning techniques to guarantee a healthy understandable low cost store of your retirement funds.

While it seems unlikely that there will be a further attack on such reliefs before the end of this Parliament, the position is far less certain thereafter. if you are over 55 then have you considered the effect of taking drawdown prior to april 5th?

never has it been more important to get this right the challenge for your Booth adviser is to get this highly personalised planning done just a little better than anyone else. Longevity is one of the key drivers you could be looking at providing income for 32 years. Despite the need for greater funds in retirement successive governments have reduced the availability of tax incentives and increased the complexity of the rules

the payment of pension contributions is likely to be particularly attractive for those individuals, who can use the contribution:

the government announced in the 2012 autumn statement that the two main pension allowances would be further reduced from 2014/15 tax year to £40,000 (annual allowance - aa) and £1.25 million (standard lifetime allowance - sLa). these changes come hard on the heels of the previous reduction in the aa to £50,000 from 2011/12 tax year and of the standard lifetime allowance to £1.5 million from 2012/13 tax year.

it seems clear that whatever the colour of the next government, pension reliefs are likely to come under further attack and that full advantage should be taken of them while they are still available.

to obtain 45% tax relief in 2014/15, and/or

to obtain 40% tax relief for those individuals newly brought into higher rate tax by the adjustment of the income threshold for higher rate tax, and/or

to restore all or part of their personal allowance, in the band over £100,000 and/or

to reduce their income to a level that will enable them to retain all or part of their child benefit

then again pensions are not the only effective way to store resources for the future so the blend of options needs to be constructed as you would wish.

How you make use of legitimate planning methods a guide through all the changes current and threatened you would be wise to seek an early meeting to review your current situation. Call today Julia Booth, Kausar Sahab or John Mather on 0207 993 5645 Booth Wealth Management Ltd

THE BARRISTER LIFESTYLE SUPPLEMENT

Imagine a place where every day brings sunshine and every night a canopy of twinkling stars. A place where every inch of the landscape around you has been carefully hand-crafted, from the blades of grass between your toes to the architecture that surrounds you. Somewhere that surpasses expectations in everything that it offers, from the panoramic ocean views to the Michelin-starred food. For a lucky few, this is life at the Abama Resort.

THE BARRISTER LIFESTYLE SUPPLEMENT

Tucked away on the southwest coast of the Island of Eternal Spring, the Abama Resort is one of Tenerife’s most sophisticated and relatively undiscovered destinations. A 160-hectare oasis set beneath the UNESCO World Heritage El Teide volcano, it stretches from the Atlantic Ocean right up to 500m above sea level. Within the resort’s coveted perimeters sit a handful of exquisitely designed residences for sale, ranging from apartments to custom made villas on their own spacious plots. The architectural vernacular speaks with a traditional West African accent whilst incorporating nuances of Peruvian influences in the finer details. A combination of structures with intricate cut-outs create a contrast between light and shadow, whilst stucco in muted earthlike colours, stone walls, dark carpentry and mud and stone pavements lend an authentic feel. Glass also features strongly to allow for the beauty of the surroundings to seep into interior living spaces at every opportunity whilst all properties are surrounded by the resort’s signature landscaped gardens. The resort as a whole was designed as somewhere to be enjoyed with friends and family and it’s certainly clear from the moment one arrives that your every wish is the Abama team’s command. For empty nesters or sports fanatics, the superbly equipped Terrace apartments, edging the fairways of the golf course, are the perfect choice and the ultimate hassle-free purchase. All have their own private outdoor terrace with views over the landscaped gardens and beyond to the Atlantic, and are purchased fully furnished right down to the forks in the cutlery drawer. The fittings are of the highest caliber and the décor is a mix of elegant traditional interspersed with fantastically modern touches. All apartments are required to be rented out by the Abama

management team for a certain number of weeks each year, making them the perfect investment vehicle for those that crave a place in the sun but who aren’t likely to use it all year round. Healthy yields are expected due to the quality of the build and the surrounding amenities. All apartment owners also have access to 3 dedicated residents’ swimming pools and a social club. For families, the very exclusive community of The Bellevue Villas are a popular choice, each set on spacious 500sqm plots with 260sqm of internal living space. All come with private parking, a private pool and a mini-pool on the first floor, and are delivered fully finished, including outdoor landscaping. For the ultimate statement residence, the Abama custom villas, built on individual hand-picked plots, are true take-your-breathaway properties that can be built to individual specifications. Their architecture tends to be supremely modern and is defined by open terraces, sprawling pools and vast glass windows inviting the outside in. Bathtubs pop up on balconies, kitchens spill into gardens and cinema rooms sit in the shadow of the resplendent volcano to make the ultimate island residence. Beyond the properties themselves, a mecca of quite exceptional facilities awaits. Owners are lucky enough to have a golden sand beach with sand specially imported from the Sahara to call their own, and beach butlers to ensure that every need is taken care of. The charming beach club, meanwhile, serving cocktails and simple fare, is the perfect spot for a light lunch or sundowner. The beach club is just one of a collection of 10 different resort restaurants, each with a distinct style and offering. Options include an Argentinian steak house, a traditional Spanish tapas restaurant, an Italian, the renowned 1-Michelin-starred Japanese,

Kabuki, which serves outstanding sushi, and the world famous MB, which is the proud recipient of two Michelin stars and serves traditional Mediterranean fare with chef Martín Berasategui’s special touch. For the ultimate relaxation, owners head to the exquisite RitzCarlton, Abama spa, set over three levels with eleven different treatment rooms. From the moment guests step inside, they are immersed in tranquility and can go from sauna to steam room to ice bath to tropical walled spa garden as they wish. Therapies of note are those dedicated specifically to men, and the revered treatments, products and practice of pioneering French spa brand Cinq Mondes, which are only available in a handful of Spanish spas.

Prices: Abama Terraces apartments start from €350,000 Bellevue Villas start from €1,650,000 Abama Custom Villa Plots from €300,000 Abama Custom Villas from approximately €2million (including plot, construction, permits, licenses & fees) however this will depend on materials used etc.

For those mindful of health and fitness, the tennis and golf academies will put both experienced and novice sportsmen through their paces. The 18-hole Dave Thomas-designed golf course is famous with golfers the world over and features lakes, waterfalls and lush terrain. It is one of only 9 courses on the island which has been named as one of the hosts of this year’s International Golf Travel Market, cementing the country’s reputation as a golfing hub to rival even the most established of destinations. The resort’s seven tennis and four paddle courts have hosted many ITP and ITF tour matches and offer training based on the famous teaching principles of Spanish tennis greats Emilio Sánchez Vicario and Sergio Casal. Both the tennis and golf facilities are located at the top of the resort within very close proximity to all residences. In the midst of vast banana plantations and a commanding volcanic landscape, the Abama resort is one of the island’s true oases, a home away from home that takes luxury living to a heightened level and assures owners of a year-round retreat they will want to visit time and again.

PINK SANDS

08

THE BARRISTER LIFESTYLE SUPPLEMENT

By Cecilia Castle

The residents of Harbour Island owe much of their near seventy decades of renown to the infinitesimal protozoa whose pale, delicate shells are instrumental to the distinctive blush shade of the sand on the memorable Pink Sands Beach. Crushed endlessly by the lap and pull of the clear waters, they are the reason this three and a half mile pristine stretch is so easily etched on the minds of those who visit.

With an enchanting array of islands, each more beautiful than the other, the Bahamas offers striking options to the traveller. This is the country, after all, which has provided backdrops to three James Bond films and one for The Beatles, too. But as the former capital of the country, where the architecture continues to doff its hat to the years it spent as a British colony, it is Harbour Island that remains the most bewitching of the Bahamian archipelago. But if this serene stretch of land is known as a haven of tranquillity and for its ability to have remained so true to its elegant past, then 2015 is set to be quite an exciting one. For vast renovations are now underway at the Pink Sands resort, the 20 acre plot that has long been considered one of the most authentic examples of laid-back and blissful Caribbean living. The resort is undoubtedly in need of a fresh lick of paint. Opened in 1951 by the Malcolm family, the resort spent decades housing winter-fleeing, highprofile guests, attracted to the island for its abundant discretion and seclusion. It was then that it was established as a haunt for likeminded individuals, seeking luxury and privacy under one serene roof. Daily life may well have continued this way for some time if Hurricane Andrew had not torn through in 1992, destroying most things in its wake. Island Records owner Chris Blackwell consequently appeared as the next buyer, and thus Pink Sands began another chapter in its story. Now owned by PS Limited, Pink Sands is having the facelift it has needed for the last few decades. A meticulous refurbishment,

10

set to be completed in late 2015, will not only provide this, but offer an enticing new chapter, too. For ten private residential villas will be built to join the existing site. These brand new luxury properties, which will all boast direct access to the irresistible Pink Sands beach and remarkable views out to sea, will be available for purchase later this year. “We are delighted to introduce the collection of luxury residences at Pink Sands resort, unique in its history and unsurpassable location on Harbour Island,” comments Andreas Ioannou, Director of PS Limited and CEO of Orchestra Hotels and Resorts. “Built in the traditional British colonial style and offering breathtaking views, each of the villas will further enhance the resort and continue its celebrated legacy.” This new phase in the Pink Sands story will not alter the resort’s original winning formula. Far from it, in fact, for the overhaul is set to include a full modernisation of the twenty-five guest cottages which have been bewitching tourists for decades. When Blackwell took the helm of Pink Sands, this pastel-hued, colonial-looking and muchloved accommodation was designed and furnished by BIBA owner Barbara Hulanicki. Strewn across the lush palm tree-lined grounds, these renovated cottages – set to be finished in the New Year are evidence indeed that Pink Sands wishes not to abandon its regular hotel clientele as it shifts its focus to welcoming long-term residents in its villas. If anything, the introduction of stability through island-residing people will further improve the experience for hotel guests. A

THE BARRISTER LIFESTYLE SUPPLEMENT

world-class spa will also be joining the resort and it will be available for all to use. Achieving a balance between the unassuming charm and splendour for which Pink Sands has always been known, and the design concepts which attempt to usher in a new, characteristic style, is the paramount objective of designers COAST, the Caribbean company most recently known for their work at Parrot Cay and Amanyara on fellow paradisiacal island of Turks & Caicos. Aiding them in this project is long-time resident of Harbour Island David Flint Wood, who is married to India Hicks, one of the island’s strongest proponents. As design consultant, Flint Wood, once owner of The Landing Hotel in the Bahamas, will be ensuring the new elements of the resort remain loyal to the original brand. With a front-row position on that famed pink beach, there will be plenty with which to attract potential buyers. But not all of the magnets to this serene part of the world are renovationrelated. For Harbour Island, or ‘Briland’ to its locals, is steeped in history. As well as being one of the oldest settlements in the Bahamas, Dunmore Town, its only town, is named after the Royal Governor, the Earl of Dunmore, who once owned a summer home here. The town once played an instrumental role in the prosperous sugar trade that emanated from the Caribbean in the 19th Century, and while the historic industry has inevitably faded over time, this corner of the Bahamas remains devoted to

its story-filled past. Change happens slowly and tastefully here. Regulars continue to frequent old haunts like fabled watering hole Sip Sip, while stalwart restaurants such as Blue Bar perennially serve the much-loved Bahamian fare – sloppy conch burgers ranking as some of the most famed – as the favourable climate plays out, from sunrise to sunset, all around. The cyan waters, ever-present sunshine, peach-pink sands and affable atmosphere have worked as tools of temptation for years on Harbour Island’s returning visitors, not to mention its life-long residents who have no intention of leaving it for different shores. To imagine a life where all these enticing, sublime elements belong to a daily routine, is the way in which Pink Sands, in its throwing open of its enticing door to buyers, as well as hotel guests, is now making a new set of people think. Residential villa sales are now open and the first selection of refurbished cottages will be available for guests from Summer 2015. Residential prices range from US $3.85m to US$8m for villa and plot.

Lifestyle One of the definitions of “lifestyle” I came across is “the way in which a person lives, behaviour, habits” etc. The truth is we all live by a “Hierarchy of Values” or list of priorities which are key to understanding ourselves. Most people don’t even know what theirs are and often inject those of other “perceived authority figures” such as parents, society, or whomever we subconsciously minimise ourselves to. It is unquestionable, therefore, that determining your true set of priorities in your life could be one of THE most important actions you could ever take, and setting goals and intentions according to these highest values, could be the second most significant action you could ever take. Without these two actions you will most likely live a life of quiet desperation instead of the amazing life filled with inspiration you deserve. In relationships for example, and shocking as it may sound, no one is committed to you! They are committed to getting their “values” fulfilled. If they don’t feel their values are being met, they will start looking elsewhere. So will you! There are seven areas of life (spiritual, mental, vocational, financial, family, social and physical) and for any area we are disempowered, someone will overpower you. A woman who feels totally disempowered can often draw in domestic violence to “wake her up” to owning the magnificence she really is and which she is not recognising. In nature there is an underlying dynamic and equilibrium at all times i.e. day and night, summer and winter, war and peace, pain and pleasure, positive and negative. “Stress” is the inability to adapt to a changing environment which can in some cases lead to illness and disease and although we may think disease and health are commonly thought of as distinct opposites, what if they were, in fact, equal aspects of overall wellbeing and not something to necessarily

be avoided, blocked or suppressed? What if these diseases were a “healthy response” to your body striving to maintain physical, psychological and spiritual equilibrium? Fear and guilt are two of the most damaging emotions to our physical and emotional wellbeing. Fear is a future based emotion and guilt is a past based emotion, both of them distorted. Fear and guilt will also block wealth and opportunities coming to us. Many people today are striving for “happiness” and this search for happiness and youthfulness in life is astounding. Many people feel there is something “wrong” in their lives – perhaps in their relationships, environment, or job, etc, and often become ill as a result. Some of these illnesses are depression, cancer, or heart disease for example, and can be called “diseases of meaning”. Most people have imbalanced perceptions i.e. infatuations or resentments, with their accompanying rigid emotions. These rigid and lopsided emotions are gravitational and can age you. Expecting yourself to be always positive is the largest delusion and biggest cause of depression! One also tends to want and look for only that which supports us because we are addicted to that which supports us. If we only had that, however, we wouldn’t grow and would stay juvenile and dependent. It is impossible to have support without challenge as they go hand in hand. Same with dreams which go hand in hand with nightmares, and fantasies with resentments. Think of one specific time when you felt truly challenged. It could be in your relationship or at work perhaps. Now ask yourself “How did I grow? What did I learn? Who did I meet as a result of that challenge? Who have I now become? Where did I go? What skills, techniques, experience and exposure did I gain from that perceived stressful situation?”

Stress

THE BARRISTER LIFESTYLE SUPPLEMENT

Unless we are grateful for our perceived challenges and see how they have served us, linking them to our own unique values as well as the seven areas of life, they will continue to run us emotionally and physically until we finally get the message! We also have six human needs. Four are needs of the personality (certainty, uncertainty, connection/”love”, and significance. The other two are spiritual needs (growth and contribution). The question is, are you meeting them by externally sourcing or by internally sourcing? Please note if you’re looking outside yourself to get your needs met and you get three of them filled by so doing, then it will lead to addiction. Addiction to the behaviours and habits you are doing to meet them. For example, are you looking to feel “significant” (unique and special) by owning the best house, car, designer handbag etc rather than feeling and knowing you are already significant because the human body is amazing! Are you looking for certainty (security, safety and comfort) through external things such as money and/or a house or by being certain in yourself with a high level of self esteem and confidence? What stresses, anxieties and conflicts do you feel you are currently facing? Looming deadlines, juggling work and family, unreasonable managers, ill health in self and/or aging parents, threat of redundancy or actual job loss, relationship issues? Stress and mental health problems are now one of the main causes of workplace absenteeism and if the impact on the economy is damaging, the effect on the individual can be devastating. Unless we learn how to balance our emotions and see how everything that is happening is helping us “on the way” rather than “in the way”, we will continually recreate the same situations. Emotions, wellbeing and gratitude also go hand-in-hand. Being grateful for what you already DO have in your life. If you’re not grateful for what you already have – why would the universe want to give you anything else? In the workplace how many employees actually appreciate and are grateful for their jobs, and does the company really appreciate them? When employees feel valued – they are inspired, Whenever they aren’t it weighs the company down and costs them their life and health because anyone doing something they don’t love is affecting their physiology and creating symptoms and disease, which also have a knock-on effect with relationships.

In conclusion, your beliefs, definitions of self, others and how you see the world, and your words and the language you use all create your reality. Your body is also “talking”. Are you listening? Baufritz is passionate about creating a luxurious living environment that’s designed just for you. Extremely energy efficient, healthy and truly ecological.

Another way to ensuring maximum wellbeing is to be empowered in the fundamentals of living health. What is the most important thing to know about health? Most people think it is diet. What if I asked you, however : “How long can you live without food?.... How long can you live without water?.. How long can you live without oxygen?!” Oxygen is the source of all energy in the body. If someone is feeling tired – more often than not it’s because there is not enough oxygen being pumped around the body. Physical movement and exercise would help in addition to “mindfulness”. Mindfulness is where we can benefit from learning to cultivate a focused, non-judgmental awareness on the present moment particularly in our busy modern lifestyles that are often characterised by stress, sleep deprivation, multi-tasking and digital distraction.

Accountants and Business Advisers Key trends shaping client service in 2015 Many of our clients – like Beavis Morgan – are owner-managed businesses. Common to us all is the need to balance internal growth plans with a dynamic and complex external environment, where customer expectations, technology, the economic outlook and the competition change faster than our organisations. Our clients tell us that navigating this complex picture will remain a central theme in 2015. From our location in the heart of Tech City, we see the pace of change first hand on our doorstep. Our entrepreneur and start-up clients want advice on the government’s tax relief available for start-up businesses and financial and business advice to support their growth plans, in addition to core accounting and tax services. More established clients require a mix of compliance services (audit, accountancy, tax, VAT), bespoke financial planning and business advice. With UK economic recovery expected to be sustained in 2015 (if moderating in the face of more difficult international economic conditions, including in the Eurozone), we are seeing increasing demand for corporate finance advisory services, business valuations and advice on mergers and acquisitions (M&A). Effective 1 January 2015, the familiar UK financial reporting landscape is disappearing. This is a key issue that impacts all our clients, irrespective of size or sector. In a recent Beavis Morgan seminar on the topic, we heard that our clients need advice on where they fit into the new UK GAAP (Generally accepted accounting principles) reporting regime, options available to them, the degree of change to their financial reporting and how to implement the new standards. Historically, businesses have had a supplier-client relationship with their accountant, with meetings at fixed intervals, e.g. for the annual Audit. In a recent survey, our clients told us that increasingly, they need and favour an on-going dialogue with us. With a complex external landscape to navigate, our clients have a growing appetite for Beavis Morgan to act as their “trusted business partner”, blending core compliance services with on-going business and financial advice, based on Beavis Morgan’s understanding of their business. One specific client told us “the closer our partnership, the better the quality of services that come out”. The trend makes sense. With an external environment characterised by complexity, change and disruption, businesses need “a constant” - continuity, insight and experience from a trusted partner, who can be with them and support them on their journey. Clients particularly value the fact that we understand their journey from first-hand experience – knowing that we have steered our own growth from a management buy-out (MBO) adds comfort that we understand the issues they face at different stages of the business cycle, as more than “just accountants”. “Professional”, “trusted advisers”, “experts in our field”, “understand clients and needs”, “invest in listening to clients”, “offer bespoke advice” and “value for money” are attributes our clients value.

Other “hot button” issues our clients and businesses in general are focused on include building closer customer relationships, innovation, operational agility, technology change, skills and expansion plans, in some cases internationally. Our clients are asking us to communicate with them and host events on topical issues of relevance to their priorities, based on our understanding of their businesses. In some cases, in particular in relation to clients with (international) expansion plans, clients will need more complex accounting, tax, financial, and business planning advice. A word that is often repeated is “bespoke”. Meanwhile, compliance will remain a core requirement, as will advice on cash flow management, including optimising capital allowance claims and developing drawings schedules and so on, that can contribute to substantially improving our clients` cash flow whatever their business size or shape. As our clients’ businesses grow and priorities change, we will adapt with them and offer relevant support and guidance. This may include support with talent management – as in a recent example where we helped a client put Enterprise Management Incentive Schemes in place and offered tax advantaged share options, to help create a team focused on shared objectives and maximising equity value, for long term mutual benefit. Finally, scalability is a hot word, often associated with the start-up community. However, it is an equally crucial issue for established clients, requiring careful planning, expert advice and technical know-how. Guiding our clients through their growth cycle whether they are starting up, in need of growth plans, considering listing or selling (existing), to maximise value and benefits will be another key theme in 2015. These issues will shape 2015 business agendas, hence Beavis Morgan’s comm itment to service excellence. Beavis Morgan is the specialist accounting, tax, wealth management, restructuring and business advisory group for owner-managed businesses and entrepreneurial thinkers. We work with solicitors and barristers, assisting sole practitioners, through to large London-based firms and chambers. Our services are tailored according to your specific requirements and objectives, always seeking opportunities to enhance wealth accumulation and succession planning, and ultimately reduce your tax bill. Introducing Porto Heli Move over Mykonos, step aside Santorini, Porto Heli in the Peloponnese is raising the bar for exquisite hospitality and living in one of Greece’s most salubrious regions. Its lush greenery, unspoilt sea views and healthy contingent of wellheeled visitors who appreciate the finer things in life, has increasingly seen the Peloponnese peninsula be favourably labelled as the ‘Hamptons of Greece’. It has also become an understated, but serenely beautiful magnet for the world’s jet set.

a 21st Century Greek Riviera By Penny Butler

THE BARRISTER LIFESTYLE SUPPLEMENT

Often referred to as sacred ground, the Southern Greek peninsula is widely respected for its romantic landscape, intricate history and for playing host to the gods and heroes that make up Greece’s kaleidoscopic past. Riddled with ancient myths and legends, pedigree such as this is far from modern, instead, a history which has evolved over centuries. As a result, the peninsula enjoys a reputation and heritage dating back to the middle of the Palaeolithic era (circa 100,000 years BC). Situated just two hours from Athens, one needs to cross the Corinth canal, better known for having overcome Nero, to arrive. Once past the canal – which impressively comes at 6.4km long and 21.4 metres deep, you are welcomed by awe-inspiring panorama and the unforgettable scent of orange and cypresses, perfectly warmed by the sun. Archaeological sites and monuments from every period of the Peloponnesian history can be found dotted around the unique landscape. Home to six UNESCO World Heritage sites, including the temples and sports grounds of the original Olympic games, the 4th Century BC amphitheatre, Epidaurus, Mycenae and several Byzantine churches, which all come replete with immaculately-preserved frescoes, there’s something for every classics enthusiast. With the almost-paradisiacal melange of cyan blue waters, awesome mountains, thick forests, immaculate beaches and undulating, weather-eroded coastlines, it is the story-telling landscape of the Peloponnese which makes this part of the world its best proponent. Put simply, it would be foolish not to think of it as an idyllic setting for a holiday. Today, the Peloponnese has evolved into a haven of sophisticated enclaves combining the best elements from the past and present. One town at the epicentre of this progressive movement is Porto Heli, a traditional seafront settlement to the east of peninsula. Gaining momentum since the 60’s, this small fishing harbour has grown into an exclusive, effortlessly chic summer hangout for the influential contingent of discerning travellers. This stylish and laid-back harbour offers a host of activities. For those eager to feel the wind in their hair and the warm waters of the Aegean on their skin, sailing and water sports, including water-skiing, stand up paddle boarding and kayaking, are key elements to life. For divers, the sunken underwater city of Halieis will surely impress: the relics of its once much-used harbour, houses and streets are there for all to explore below sea level. Unsurprisingly, life in Porto Heli is largely spent either on, or next, to the water. A tradition not to be missed, which epitomises this, is the annual Spetses Classic Yacht Race. Either enjoyed by the sea, or at the century-old Greek hospitality bastion, The Poseidonion Grand Hotel, this is a Pelopponese event at which attendance is largely judged on the ‘see and be seen’ tradition. The Spetses Classic Yacht Race has grown to become one of the most important classic yacht races in the Mediterranean.

Greek-owned Dolphin Capital, property developers, have made their interest in this charming waterfront, replete with its authentic tavernas, a vibrant year-round atmosphere, splendour and privacy, quite clear. They have recently opened Nikki Beach Resort & Spa, Porto Heli, solidifying the region’s reputation amongst the world’s ultra luxury resort communities. Spanning 8,000 square metres, the new 66-key Nikki Beach Resort & Spa Porto Heli, includes two restaurants, the brand’s world-renowned Beach Club, a small, but equipped Nikki Spa with ESPA products and fitness centre. Originally built in the late 60s, the hotel had a reputation for attracting celebrities and wealthy Athenians enticed by the property’s unique seafront location and glamour factor. In 2007 Dolphin Capital founder, Miltos Kampourides bought the property and determinedly brought it back to life. Now completely transformed, and sensitively restored by Gasterelia Design and Arch Group, the new resort is anchored in the Nikki Beach philosophy of energy, partying and luxury. Each room features a unique lighting system, which will adapt in line with mood and other Nikki Beach in-room standard items. These include MyBar (a unique version of the minibar), free on-demand films able to be streamed to guests’ devices, and GrooveShark, an exclusive service that enables one to stream music on phones or tablets. THE BARRISTER LIFESTYLE SUPPLEMENT

On the Eastern Zavala peninsula of the Budva Riviera is Dukley Gardens, an opulent real estate and lifestyle destination that’s leading the charge in Montenegro’s evolution and elevation to a luxury destination. Enhanced with progressive infrastructure, comprehensive services, a private beach and a sleek, 300-berth marina, currently undergoing a €45 million transformation to propel it onto the international super-yacht scene, this secure and exclusive residential enclave is the last word in refined coastal living. Sheltered in a Mediterranean forest of cedar, palm, cypress and olive trees, Dukley Gardens, which welcomed its first homeowners in July 2014, celebrates unobscured, sweeping views of the wild, Adriatic coast. It also offers an exciting proximity to the charming historic site of Budva Old Town, one of the oldest settlements on the Adriatic. Dukley’s two hundred and two contemporary residences showcase environmentally conscious design, combining refined materials, spacious floor plans, and state-of-the-art technology. In short, it provides visitors with all the natural and abundant Montenegrin beauty inherent in this part of the world, and then adds to it with a series of winning touches. For example, the European-designed interiors distinguish the property from anything else in the area: think muted, retro objets d’art and cool, cream and white furnishings, complimented by splashes of dark wood for a touch of warmth. The latest technology is also on offer and sleek design worthy of merit. The individually designed apartments, all with an ocean view, dominate the hillside, flanked by cascading, landscaped gardens with footpaths leading

to three idyllic beaches below. Guests can also take advantage of an abundance of watersports in the balmy, Adriatic waters before retreating to the Dukley Beach Lounge for an ice cool refreshing cocktail. The Dukley Beach Lounge is located conveniently within the complex. Established in the summer of 2013 and designed by Fluid Architecture, it is already a popular haunt with all who visit the Budva Riviera, offering regular live music and inventive cocktails. The cuisine includes gourmet delicacies prepared with the freshest of ingredients. Seafood caught straight from the Adriatic including octopus, clams, mussels, scallops, oysters, crab and lobster are delivered to the kitchen daily. Helping enhance the enticing environment that bit further are the Ergonomic furnishings, a serene colour palette and a thoughtful lighting scheme. The use of modern materials, such as glass, plastic and metal, and clever design adds an element of forward-thinking modernity. Having hosted the successful Sea Dance Festival in summer 2014, the beach lounge regularly welcomes celebrated bands from all over the world. Guests can watch the most popular European groups as well as the best local artists, with a variety of classical, instrumental, light jazz, western and modern compositions by popular DJs. Dukley Gardens’ development, its vision, and subsequently, its lifestyle, has transformed the Budva Riviera. Once a somewhat neglected Balkan party town, this corner of the world has earned the name, the ‘East Mediterranean’. Budva has transformed and maintained its vibrant party scene just far enough away from Dukley Gardens to allow guests to retreat to an oasis of quiet serenity and calm after a night on the town. Around the bay, Dukley Marina is lifting Montenegro into its role as a super-yachting

22

THE BARRISTER LIFESTYLE SUPPLEMENT

hotspot. It is mainly for this reason that the country is often compared to that other revered European yachting epicentre, Monaco. Dukley Marina is ideally located as the first marina upon entering the Ionian. The marina is flanked by Budva Old Town and Slovenska beach and has an existing capacity of 300 berths, and accommodation for yachts up to 70m. Last autumn saw the Dukley Marina partner with yachting specialists Camper and Nicholsons. As such, Dukley Marina became a member of their 1782 yacht club network, which provides its members with VIP yacht club membership and special berth rates. The marina is scheduled to undergo an exciting redevelopment and expansion thanks to Camper & Nicholsons’ brand heritage and services. This transformation will also welcome the addition of a substantial breakwater and a significant increase in berth numbers. These changes will no doubt position Dukley Marina as one of the most sophisticated marinas in the Mediterranean, with round-the-clock dock-staff promising unfaltering service. The marina can be found just 2 km from Dukley Gardens and operated with the exceptional service that’s synonymous with the brand. Homage, of course, is owed to the surrounding natural beauty of this evergreen country, from which Dukley Gardens and Budva Old Town both benefit. From the Durmitor National Park, which shares an uncanny resemblance to the Canadian Rockies, to the turquoise rapids of Tara River Canyon, Montenegro is a place of wild beauty. Despite the infancy of this blossoming region, the heritage of the

land has far more ancient roots, with plenty of stories waiting to be told and churches and fortresses dating back to the 9th century. Our Lady of the Rocks and the Palace of the Three Sisters, for example, are just two of Montenegro’s most notable, cultural triumphs. Within this rich pool of opportunities, Dukley Gardens is at the epicentre of an intensely exciting time for this young country. As one of the most admired developments, Dukley Gardens offers a true sanctuary of impeccable service, design and quality to international buyers who are keen to adopt the laid-back and close-to-nature lifestyle, which can be found at Montenegro’s most thriving and colourful enclave.

glamorous second home several?

Owning a second home has long been the fancy of many a discerning traveller. It affords you a level of comfort that luxury hotels can only strive to match, whilst also providing the savvy investor with a lucrative opportunity to capitalise on thriving property markets.

THE BARRISTER LIFESTYLE SUPPLEMENT

25

But why settle for one glamorous second home when you could have several? Masters of shared property ownership, Rocksure’s innovative investment concept is changing the format of traditional second home purchases. Linking annual usage with a planned exit strategy, Rocksure offers its shareholders co-ownership of a portfolio of luxurious homes across some of the world’s most coveted destinations through a series of global property Funds. In return for a one off capital sum (plus modest annual dues), investors in the Funds can use these properties as a home away from home for a certain number of nights a year- dependent on their initial level of investment. So whilst golf enthusiasts may prefer that splendid Spanish villa, wine connoisseurs can still head to the vineyards of Provence whilst sun seekers enjoy a secluded Caribbean break. Investing in the Rocksure Funds not only gives shareholders the opportunity to enjoy a lavish lifestyle at their leisure, but also makes for a carefully crafted investment. With a planned exit strategy, the Funds provide the chance to make a substantial capital gain over time, when at the end of the life of the respective Fund, the properties are sold and any gains distributed amongst investors. All Rocksure’s properties are carefully chosen with a view to providing a solid capital growth opportunity over the life of the Fund, in a diversified investment strategy, spreading risk across different markets. Shares in the Funds can be bought either by individuals, as corporate investments or in the name of purchasers’ offspring over 18. Rocksure’s flexible property Funds offer unparalleled luxury living and hassle free ownership to appeal to the sophisticated traveller, whatever their personal preference. Whilst extensive paperwork and expensive mortgages can often hamper potential purchases, Rocksure’s cash only investment scheme sidesteps the need for borrowing and handles all the legalities surrounding purchasing abroad. Owners can enjoy opulent holiday homes in the knowledge that a full maid service, a dedicated concierge and a Housekeeper Cook will ensure every last luxury is at your disposal. Whether you favour romantic European city destinations, exotic villas or world business hubs such as London or New York, there is a Rocksure Fund to suit your tastes and needs. Capital Fund investors for example, can live the continental high life for a one off sum of €120,000- owning a share of ten lavish apartments and townhouses across some of Europe’s most seductive cities. Picture yourself returning from the Opera or late night dinner, sweeping up a marble staircase to unlock your very own private apartment, elegantly appointed with elaborate details from four poster beds to palatial bathrooms- even the fridge fully stocked for a leisurely balcony breakfast. From Paris to Vienna, Rome to Barcelona, the two bedroom, two bathroom properties provide the ultimate city chic retreat. Over the 10 year course of the Fund, shareholders can enjoy their choice of European city apartments for up to 25 nights each year, content in the knowledge that their investment has every potential of appreciating in value. For those who favour a more far flung retreat, the Crystal Villa Fund offers joint equity ownership of spacious 4-5 bedroom residences, across six stunning locations. From the rolling hills of Andalucía, to the white sand of the West Indies, the lavender fields of Provence to magnificent Moroccan mansions, the villas are designed to be

located in different climates and cultures across the globe, offering a ‘House for all Seasons’. With private pools and lush gardens the properties make the ideal family retreat, coming fully furnished with cook and maid service. For an investment of £230,000 owners are able to enjoy their very own house for all seasons for 4-6 weeks a year over the 7 year life of the Fund. Appealing to those seeking a more investment-focused purchase, the recently launched London and Manhattan Funds are an ideal solution for those who wish to participate in the capital gains to be made in these vibrant financial centres which boast perennially popular property markets. For those who work between London and

N e w York, the Manhattan Fund will provide a selection of spacious apartments, offering a home away from home across the city. Located across Midtown, the Upper East Side, Tribeca and Lower Manhattan, a $350,000 investment allows shareholders to spend 21 nights a year at any of these luxurious properties- the perfect place to recover from all those red-eyes. The London Fund presents a nearly identical investment opportunity to its sister Manhattan Fund, purchasing four apartments across some of the city’s most exclusive locations such as Kensington, Chelsea, Westminster and Covent Garden. For £245,000, owners can take advantage of these beautiful properties for 18 nights a year, whilst simultaneously reaping the benefits of investing in a piece of prime London real estate. With 10 year life spans, both the London and Manhattan Funds enable investors to take full advantage of the capital gains to be made in the appreciating market.

in all of Rocksure’s Funds also have the option to use their annual entitlements towards stays at any of the other properties across the entire Rocksure portfolio- a veritable golden ticket allowing them to travel and stay in fabulous properties the world over. Why not spend the winter skiing in Breckenridge, or even escape to Marrakech as the chilly autumn nights draw in? With over eight years’ experience, Rocksure has honed an innovative investment model that strives to take the stress and inflexibility out of traditional second home ownership. Providing discerning investors with the use of not just one, but an entire portfolio of properties to choose from, alongside stress free ownership the concept has proved extremely popular, raising over $35 million to date. Indeed, with the recent closing of its very first Alpha Fund and over 50% of these initial investors expressing their intent to re-invest, the company has proven its investment vehicle to be a favourable one. Enjoy an unparalleled level of luxury lifestyle with Rocksure, holidaying at your choice of beautiful homes across the globe whilst benefitting from a diversified capital appreciation opportunity across some of the world’s most lucrative markets. Mark your place in the pages of history with Ten Trinity Square By Poppy Allington

For a unique riverside-living opportunity that strikes a sophisticated balance between original, stately, Neo classical architecture and streamlined, ultra-luxe interiors, think Ten Trinity Square. This rare offering is steeped in historical pedigree and thanks to significant developments over the past four years, now ranks amongst the most desirable postcodes in London.

Ten Trinity Square was originally designed by Edwardian architect Sir Edwin Cooper as the Headquarters of the Port of London Authority and opened in 1922 by Prime Minister David Lloyd George. In 1946, it hosted the reception for the inaugural meeting of the General Assembly of the United Nations. Severely damaged during the Blitz in World War II, it was restored in the 1970s and used as the European Headquarters of insurance broker Willis Faber Limited. But now Ten Trinity Square is set to exceed all its former guises. For in the last few years, a significant, yet sympathetic restoration of this historic address has been taking place. Multinational Chinese investor and developer Reignwood Group are at the helm of this operation, which, when finished, will see this striking Thames-side edifice house a five-star Four Seasons Hotel and 41 fully-serviced luxury residences. Each of these apartments, which measure up to 9,078 square ft., offer all the characteristics one would expect of luxury living: a private entrance lobby, expansive high ceilings and room enough for five sumptuous bedrooms. Of the collection for sale, there will be thirteen trophy apartments which will boast unsurpassed vistas across Trinity Square Gardens, the River Thames and the UNESCO World Heritage Site of the Tower of London. The proximity of the apartments to the on-site Four Seasons Hotel offers a discreet advantage: concierge, butler, room-service and all housekeeping benefits are provided, including a roomservice option which directly links to the two on-site restaurants. Residents will also be able to enjoy a world-class Four Seasons Spa, which will come replete with two hammams, a steam and sauna room, a 24hr gym, and swimming pool and treatment rooms. The spa will be available for both hotel guests and permanent residents to use, though property owners will of course be able to have the treatments come to them. The notable cast of characters working on the Ten Trinity Square

project include interior designer Bruno Moinard, who has inspired the guest suites, the public areas and the private members’ club, too. French architect Joseph Caspari - a specialist in wellness design - is responsible for the fitness centre and spa. Furnishing such a building, with its visions for the future, and its links to the past, have kept designers busy. Their work has therefore involved the careful blending of contemporary furnishings and finishes, with the former Port of London Authority’s original, Neo classical features. In this, they are creating a visual, tangible feast of materials, including marble, walnut, and ornate plasterwork. The clean-lined aesthetics of the development’s spacious, highceilinged interiors are finished in a palate of whites and greys, with highlights of cerulean. High-spec kitchens and floor-to-ceiling, marble bathrooms complete the picture and each apartment boasts its own private, marble-washed foyer. The Grade II* listed building’s ornate, column-clustered façade adjoins Trinity Square Gardens and benefits from a well-lit courtyard. Unsurprisingly, all renovations are being handled with intricate care. Reignwood Group have ensured that the very best teams have been at work on this most precious of projects. A dedicated and loyal team of excavators have given as much of their time in the work they’ve carried out, for example, as they have in the thought behind it. Restoring this edifice with respect and utmost care has been paramount to all the architects, excavators, archaeologists, builders and designers involved. Excitingly, the work contributed by all these parties has garnered more results than most could have imagined. During these years of restoration, archaeologists have uncovered astonishing artefacts dating back to the Roman period. Traces of old Roman roads and fragments of old houses, which would have once presumably belonged to the nearby Roman settlement of Londinium, were excavated. It is without doubt that for some potential buyers, this will be a winning element to the opportunity. But the history doesn’t end

there. Ten Trinity Square sits, of course, a stone’s throw from where the Great Fire of London of 1666 is said to have started. The famed 17th Century diarist Samuel Pepys, who legendarily recorded this event and provided our modern day with some of the most authentic records of this time in history, had his roots in this part of the capital, too. The nearby Pepys Street honours his memory. Adding to the rainbow allure of this project, is the distinguished private members’ club. Housed in the oak-panelled, former executive offices of the building, it will come complete with an incredibly rare Château Latour room, the world’s first private one outside of the prestigious wine-making region from which it hails in South-Western France. When completed in 2016, the club will be dedicated to facilitating a harmonious connection between East and West culture and commerce.

oak panelling sit beside magnificent carvings; each pays homage to two literary English legends Geoffrey Chaucer and Samuel Pepys, among others. With exquisite panoramas across London, the elegant ballroom and its magnificent walls, are at the heart of the heritage of the building. Offering one of the finest and most sought-after residential and hotel addresses in the capital, Ten Trinity Square is the pinnacle of contemporary luxury. With prices starting from £5 million, it only begs one question: when will you invest?

There is no doubt that the association between Ten Trinity Square and the Four Seasons brand adds cachet to an already exclusive address. The benefits on offer to residents are ones rarely offered with ordinary London property purchases. This is a direct advantage that comes hand in hand with a branded residence, which, in turn, delivers the security of which a conventional homeowner can but dream. Another feather in Ten Trinity Square’s cap is its sumptuous UN Ballroom, the room used to house the glittering General Assembly reception in 1946. While the views from the oversized windows here is breathtaking, the interiors are just as inspiring. Chocolate-
