There is an abundance of information and offers being targeted at the new home buyer market everyday, in every form of media, from glossy pages in magazines, to newspapers, radio and of course, television.

The new home buyer is constantly bombarded with images that would make even the most experienced and skilful interior designers proud. However it is easy to get swept up in the hype and lose sight of the most important points you need to consider when choosing the right company to build your home. After all, underneath all those beautiful images is a structure that needs to stand the test of time, increase in value, be well designed for everyday living and thermal comfort, and exude quality. Quality is one of those intangibles that is both physical and

emotional, we can see it and we can feel it. Time and time again people walk into our display homes and one of their first comments is this home “feels” so different to the rest. For those readers who have ever travelled and purchased a Made in China copy of something, whether its a designer handbag or a suit, they may look the same and even feel the same as the original designer brand for a very short period of time however it doesn’t take long before buttons are falling off, straps are breaking and holes are starting to appear. The best advice we can offer is to look beyond the hype and the glossy images. Your home is an enormous investment that requires a company that will move at your pace, listen and above all design and build you a quality home that you will be proud of for many years to come.

As a New Home Consultant for Davis Sanders Homes, I have the pleasure of working on many beautiful homes. One of the recent ‘stand outs’ for me, is a custom designed home that the client and I both fell in love with. The beautiful location, with extensive views overlooking the Hume Weir, definitely helps set this family home apart. And this home really is fit for a family! There are three distinct zones to the home which all centre around a large outdoor living area and generous sized swimming pool.

The children’s wing has it’s own rumpus room, four large bedrooms all with walk in robes and a very generous fifth bedroom or guests suite which has it’s own walk in robe and ensuite.

These are all located at the North West end of the home.

To the South East is the parent’s quarters, comprising the main bedroom, large ensuite, walk in robe and gymnasium. Directly off the main bedroom is a private patio which makes a great retreat for when the parent’s want to take a breather from kids and busy schedules. Central to and connecting these two wings is a huge open plan living space and home theatre. This family loves to entertain so a chef’s kitchen, walk in pantry and walk in cellar were a must. This central hub opens up via numerous sets of bifold doors to a huge vaulted outdoor alfresco, outdoor kitchen and outdoor living space which makes entertaining,

whatever the season, a real pleasure. The highlight windows which separate the living and alfresco really attract your attention straight away, inviting you to soak up that fabulous view. Both parents are working professionals so a study with full cabinetry and plenty of storage was a must. As they also hold work meetings in their home, the study is located close to the front door which allows them to maintain their privacy. The site itself was challenging and required a long driveway with a steep incline. However, the payoff to building so high on the hill, on this steep site, are the spectacular views enjoyed from every angle within the home.

RETRO STYLE THE STERLING at MERNDA The new Display Home, at 48 Langdon Drive at Mernda Villages, in Mernda showcases Davis Sanders Homes custom design capabilities and demonstrates how the challenges of a small sloping site can be addressed economically, without compromising the floorplan. This 448m2 block, with its 1.4 metres of fall across the block, required a Display Home that could be reproduced by clients on their own sloping site. For that reason the home was designed in three separate sections so that each section could be moved up or down as the slope of the block required. This eye catching home with retro styling certainly gets your

attention. With a colour scheme of brilliant red, shining black, vivid orange, charcoal and white, the homes vibrant palate certainly gets your attention as soon as you walk through the front door. The orange striated angled wall of the entry foyer gives you a hint of things to come without being over powering. The formal living room is located off the entry foyer and addresses a private court yard via French doors to the front of the home. Moving through the home, the central passageway directs you past four excellent sized bedrooms, main with walk through robe and ensuite, main bathroom and separate powder room. These bathrooms with their striking colour schemes and textured high gloss tiles create outstanding points of interest within the home. A

central stair case takes you up to the family room, meals area and kitchen which all open out to the undercover outdoor alfresco. The home has an abundance of light and an open feel with all these areas addressing the garden and alfresco. The meals area and alfresco have a vaulted ceiling which not only adds interest and creates a feeling of space it also adds light and warm to this north facing aspect of the home. The kitchen combines vivid red 2pak overhead cupboards with a shiny black and red glass tiled splash back and stone benchtop in white all flanked by a feature wall to the laundry and walk in pantry. Davis Sanders Homes latest Display Home is currently under construction at 8 Silky Oak Lane, Warralily Estate, Armstrong Creek. This custom designed display home demonstrates excellent use of a small site whilst taking maximum advantage of its North East aspect and coastal location. This 458m2 block with its 15m frontage required a Display Home that would showcase a floorplan that demonstrated good use of limited space, whilst maintaining spacious room proportion in a four bedroom, two living area home. The stunning facade with it solid Red Gum columns flanking floor to ceiling glass panels and a single stone feature column sit perfectly in this semi coastal environment.
