Can you believe that 2021 is finally behind us? It felt as if it was moving at a snail’s pace and at the speed of light all at the same time. There were moments that appeared as if they were frozen in time and others that seem to slip through our fingers all too quickly. For all that it was, and wasn’t, I am immensely grateful for the experiences, opportunities and people, that it gifted me with. It was January of last year that I decided to partner with my brother and bring his thriving custom home business to Texas. He was already a successful builder with over 20 years in the construction industry. I had spent 24 of my 50 years in real estate. He understood the intricacies of building and I loved home design, networking and marketing. It made perfect sense that we would combine our experience and expertise. My only request was that we have a Barndominium division. While he had built both barndominiums and traditional homes, I was in love with the concept and wanted to bring it to the masses. We agreed, opened our doors in March, and by June, our Texas office was overflowing with contracts and inquiries.
It was at that time that I decided to launch this magazine. It was the perfect complement to our business and a way to showcase other builders, designers, and homeowners within the barndominium community. A community that graciously opened their arms to me. Before I knew it, the magazine took off and it has become much bigger, and better, than I ever could have imagined.
That is the reason I wanted to start out the new year with more women just like them. This month we are featuring 7 like minded ladies whose love of barndominium life brought them together. They have supported each other through the ups and downs of construction and life over the past year and want to help others in the process. I hope you find inspiration in all of their stories. I know I have. 2022 is promising to be an incredible year for us. There are some huge growth opportunities that we can't wait to share with all of you. We also are looking forward to a book collaboration that should release later this year. I am so incredibly grateful for everything, but most of all, I am grateful for those of you who a part of this journey. May the new year bring you blessings aplenty.
Our first issue featured Shelley Loving from The Double L. Ranch in Van Alstyne, Texas. I was able to travel and meet her in person during the summer. We toured her beautiful ranch home, cooked in her amazing kitchen and learned a lot about each other. She soon became a collaborator for the magazine. Another feature turned collaborator is Stacee Lynn from Our Barndominium Life. I had the pleasure of shooting a cooking show in her gorgeous barndo. As we made homemade pizzas in her outdoor kitchen, we talked extensively about her love of everything barndominium. She is one of the country’s premiere Barndominium Designers, and we have the privilege of her becoming one of our ongoing collaborators. Every cover feature we have showcased so far, from Shelley, to Kristi of The Medallion Manor, and Kayleen from Havenly Farm, have been amazing women. All full of knowledge and grace, eager to share with others who dream of barndominium life. In a time that is fraught with stress and worry, and where nothing is guaranteed, it is a gift to find people like these. People who so willingly help others.

With every new year comes a clean slate —a chance to tie up loose ends, to put order back into things, to start fresh. Most of us may be excited for the change and look forward to it while others may feel sad to have the year come to an end. And although these emotions are personal to us and may vary depending on our experiences, one thing’s for sure, a New Year offers all of us a chance to start again. Without further ado, here are some quick tips on how to prepare for a successful new year.
1
REVIEW AND REFLECT ON THE PAST 12 MONTHS
Don’t skip this one. It’s very important to reflect upon the last year before planning the next. Look at your planner or social media accounts to refresh your memory, if needed. Take your time here and make sure to engage your thoughts deeply and truthfully.
What did you like about it? What made you happy? What made you sad, or angry or worried? What accomplishments made you feel proud?

WRITE DOWN YOUR GOALS FOR THE NEXT 12 MONTHS
Set a dedicated time for goal setting. The idea is to plan to be alone with no interruptions. It would help break down your life into significant areas: health and fitness, emotional and mental well-being, finances and spending habits, family and relationships, career and learning, spirituality, and community. The most important thing is to write them down, on a planner or your smartphone; it doesn’t matter. Make specific notes on what you would like to change or spend more time on if you could. Equally crucial is to emphasize the timelines and deadlines of your goals. Break down big goals into smaller quarterly, monthly, weekly, or daily goals to be easier to execute them.

MARK IMPORTANT DATES AND BOOK APPOINTMENTS
You may want to do this with a planner or your smartphone calendar. Add significant dates, including birthdays and other important milestones you are expecting to take place in the coming year. If there are appointments that you’ve been putting off, such as doctor’s check-ups, dental visits, or car services, now is the time to book them in your calendar. DECLUTTER YOUR WARDROBE
Take out every item of clothing and give them a good shake. Get rid of the clothes that don’t fit, aren’t comfortable, you don’t wear, and don’t make you feel your best. Only put back the things you love wearing or have a practical purpose. Separately store seasonal clothes then donate and sell the rest. A smaller, simplified wardrobe lets you get dressed quicker, easier, with fewer decisions and less stress.

IMPROVE YOUR SURROUNDINGS
Your surroundings have the power to dramatically influence your mood. Take stock of things you see and use on a daily basis and replace them if needed or desired. Simple things like a desk plant, comfortable work chair, luxurious bedding or a pretty underwear can have a big impact on how you feel about your life. If you're ready to take hit the ground running next year, make time to do each of these tips. And of course, take a minute or two to feel thankful about all the good things that came your way the past year. Gratitude makes you happy and gets you off on a great start for the new year!

Friendships are formed in many ways and for many different reasons. They can begin early in our lives, blossoming over idyllic experiences; in college when we are eager for new opportunities, or later in life when we have been molded by the life we have lived. Regardless of how, or when, these friendships take shape, many can agree that the strongest ones are forged from shared experiences. Most of us hope to find others who understand, or who are empathetic, towards the things that we have gone through. There is no greater feeling than finding others who are as willing to help you navigate the hard times as they are to help you celebrate the good ones. When you find these people, your people, things just seem to fall into place a little easier. The pandemic changed many friendships. Some felt disconnected while others found themselves drifting away from each other. In a time where we may have needed each other the most; people had difficulty staying connected in a rapidly changing world. Many began turning to social media to help lighten the heaviness of what they were facing, and through platforms like Instagram and Tik Tok, found others with shared interests. That is how this group of ladies found one another within the barndominium community. In various stages of their barndominium journeys, each willingly shared the knowledge and skills they developed along the way to help each other navigate the challenges of building. Through the many ups and downs, they supported one another and formed a strong bond in the process. Recently they were able to meet each other in person, further cementing the connection they formed online. While they continue to cheer each other on through the build process, they found a new calling- helping others who may be struggling to start or finish their barndominium build. After all, the beauty of friendship is when you are stronger together than apart, and these amazing women are proving there is strength, and grace, in numbers.

Like most others, our family started spending most of our days at home, and our social interactions had moved to calls, and virtual connections. Whether they had previously been to the barn, worked there, or have a love for barns / barndominiums. It was through those connections that I met all of my “barndo friends”. I was welcomed with open arms to this community of housewives that are all restoring / building barndominiums just like us, all over the country. It started off as a way to just share our progress, but quickly turned into lifelong friendships. Fast forward 6 years and our sweet little home has brought us so much more than we bargained for…namely, a new career! After building our own home ourselves, and “low key” helping others do the same, we decided to make it official and open Back Forty Buildings (an Architectural Design and Engineering firm) in 2020.

Our goal building our forever home was to downsize. Our kids are grown, and we knew we didn’t need a huge house. We also wanted to keep it simple. One level 3 bedroom, 2 bath, 3 car garage, with an open floor plan. We wanted to build something cost effective, which has been more than a challenge with increases and shortages. We went with a 40x70 hybrid shell, which is steel trusses, I-beams and cable system designed to withstand hurricane force winds. We designed our own floor plan. Our total living space is a little less than 2,000 square feet. We plan to build a detached shop for the extra toys and greenhouse. I already knew the handle I wanted. My granddad’s nickname was Junie or Junebug and that's how @june_bugfarms was created. The current status on our home.. we have our footer poured and we hope that come early Spring 2022 we will be able to move full steam ahead! When it is completed, it will be a 40’x 60’, 3-bedroom 3.5-bathroom, almost 6,000 sq ft home! We absolutely love to entertain so we have a guest loft area and the full basement will be half garage and half entertainment space. This journey of ours began 2 years ago, we were happy with our home in a nice sought out neighborhood, but we wanted more space outside. We started looking for houses with land and quickly realized how big the mortgage would be on what we wanted. Then my husband threw in the "why don't we just buy land and build our house". I'm pretty sure I laughed because although we always said how amazing it would be I never thought it was possible. Now here we are living on our 6 acres of land in a 10x20 shed that we converted to be our very own cozy little cabin. Since my husband is a Union Ironworker and we have many trade friends who can help if we don’t know something along the way, we are building our barndominium ourselves debtfree. It is taking a little longer than if we went the traditional route by getting the loan and having the mortgage. However, we think that the small sacrifices we are making now will be huge in our families future!

My husband and I have been dreaming of this barn build for 10 years! We love the idea of taking something so rustic and making it beautiful! We also love the idea of how unique it is. We love the trickery of people driving up to our home and thinking “they leave in a freaking barn” then being blown away once they walk inside. We have always been the couple that marches to the beat of our own drum so when we finally got the opportunity, we decided to call it “That Damn White Barn”. I mean in all reality what better name could we have chosen after such a long wait?! We have always wanted a monitor style barn in order to preserve the traditional exterior of the barn look. But the inside, well the inside would be nothing short of amazing! My husband spent months drawing the interior floor plans, driving me crazy in the process, as he pored over every painstaking detail.
Construction can be stressful, but having a support system makes it not only manageable, but that much more fun. The plans then had to be approved and permitted by the county building inspector. Once that hurdle was cleared, we moved onto Metal Pros in Carrollton, Georgia for their approval. We then made decisions on metals such upgrading to heavier gage metals, four-foot centering for the structure, soffit, etc. The plans were then sent for construction. Upon completion, the 2200 square feet building was delivered and installed onto a structural slab. One of the self-contracting perks is the ability to source from local companies and bargain shop. A con of selfcontracting is that all the financial responsibility is on you. Our build is taking a little longer than expected but we will be debt free at the end of this journey. We are still about 3 1/2 more months out from realizing a lifelong dream so when you look at like that, it’s nothing! IG: @thatdamnwhitebarn

Sarah Beth handled the logistics of getting us into an AirBnB, we booked flights, and then the planning got serious. We went a little overboard with themes (obviously Real Housewives won), and everyone contributed something like cookies, house decor, mugs, shirts, tiny barns, and by the time the trip came, we were all decked out. Meeting these ladies and sharing our journey has done more to preserve my sanity this year than almost anything else. Although I didn’t know I needed a cheerleading squad in my life, I have one now, and I couldn’t be more grateful for their company on this bumpy road. IG: @woodys_barndominium_build
The #barndotour started in January 2021 as an attempt to connect Barndominium accounts of all types and sizes in. . I was 4 months pregnant and living 1,000+ miles away from my family, we were just starting our build and we’re hungry for insight. (In a time of general distancing, I had tried FB groups, with no success. Early on in the tour I noticed several accounts with genuine interest, investing time and energy in each other’s build. It was easy to see that they were in the same boat as us, excited and ready to make real connections. I was alone a lot due to my husband’s work , so I went for it, added them all to a group and asked them if they’d like to connect. We would share a message in the group chat like “we got insulation!”, “Made a new post”, or “I tried making a reel, tell me what you think” and before you knoew it we were chatting about our kids, pets, frustrations…and when I had my son, the ladies in that group were some of the first people in my life to see his little face. Our weekend trip in Nashville trip was our way of making sense of all that closeness.

If you began your build journey shortly before, or after, the pandemic started, chances are high that things didn't go as planned. The construction industry faced unique challenges in balancing supply shortages with increases in labor and material costs. Maintaining deadlines took a back seat to ensuring quality in a volatile market. Costs weren't the only things on the rise , as everyone struggled to keep emotions in check. If you struggled to keep things together, you weren't alone. While practicing patience is much easier said than done, it is essential for anyone considering embarking on their build journey anytime soon. The ladies want to share things they have learned along the way.
Be patient with your builder and contractors. There are shortages in labor and materials, and they are often doing the best they can. There are a lot of moving parts that none of us have control over right now.
-Holly Don't be afraid to share your experience and ask questions. There are always others who can help you and you never know who you may help by sharing what you are going through with others.
-Keesha Enjoy the process, every moment. Understand that things may not go as planned and it may take longer than expected. Share the experience with your family, including your children. They will learn a lot and they will teach you a lot along the way.

Let go of the idea of a certain completion date. You want to plan, but there are many things right now that we can't control. By letting go of that, you can focus on the things you do have control over.

CATEGORIZE IT
Another year in the pandemic finally comes to its long-awaited end. Lockdowns, remote learning and work-from-home have upended everyone’s routines. Take back your life in 2022 by creating new, healthy habits and by following these quick tips for getting and staying organized.
By Name Grouping things alphabetically is a great way to organize books, files, spices, et al, and can save you time down the line as it will no longer require sub-categorizing. By Color This category works well as a sub-category when organizing closets, kids’ things or craft items. Creating categories by color will make it easy to know where to find and put away items following a specific order, especially with kids.

By Function This approach requires grouping items that are typically used at the same time or occasion. An example would be bathroom items wherein you have products for oral, hair, face, etc. This can also be used as a seasonal storage guide for clothes—for winter, for summer or for the rainy season and the like. By Similarity Group items that are similar. For example in a pantry, we can group, canned goods, oils, snacks, etc. For clothes, we can use jeans, dresses, jackets, pants, etc. as sub-categories.
Bonus Tip: It is best to identify your main categories based on function first, then later on sub-categorize depending on what works with your lifestyle.
SORT AND PURGE IT After categorizing, prepare three boxes and label each of them as follows: Keep, Toss, Donate. More commonly known as decluttering or purging, this step is a challenging one in itself. When purging, let go of what no longer serves you. Think about what you use and how it makes you feel. Keep only what you have used in the past year and those that make you feel good.

Once you’re done sorting through your stuff, box up the items that you’ve decided to toss and donate. Now, assess your cleared up space if the items you have decided to keep would be in need of organizing solutions, such as new containers and bins to help maintain the system you have created.

They save time, provide clarity, increase the chances of staying organized, reduce stress and frustration, increase productivity and save money. Sounds easy enough so far, right? With all of the excitement that the holidays bring, there can also be looming apprehension about packing all the decor away and storing them back in the attic at the end of the season. Whether you’re sentimental, a minimalist, a color-coder and some other type of personality, try these tips to help you organize your holiday decorations in a way that your future self will thank you for.
TIP 1: INVEST IN PACKING SUPPLIES Well-packed holiday decorations are less likely to get damaged or broken. To keep your decorations safe, don’t skimp on these essential packing supplies: boxes or plastic bins, bubble wrap, Ziploc bags, packing paper, tape, markers and labels.
TIP 2: SORT EVERYTHING Take advantage of the opportunity to declutter. Making this a regular practice can help you stay organized and keep stuff in your home at a minimum, particularly since holiday decorations stack up over time. Spend some time to think about which items you would like to keep and use again. If not, sell, donate or throw them away. TIP 3: BE EXTRA MINDFUL OF FRAGILE AND DELICATE ITEMS Certain pieces can be more prone to damage than others. Apply extra care by wrapping them in packing paper or bubble wrap before boxing them up. Collect hooks in Ziploc bags, wrap lights around a piece of cardboard, and use egg cartons to protect smaller items and hold them in place.

The most important thing is to monitor and track your expenses. It is easy to veer off course when you don’t know what is being spent and what you have left in your budget.

PRE-PLAN Decide what is important to you in the build and make plans accordingly. Sit down with your partner or spouse and discuss your wants and needs. While you may want those hand scraped floors or marble counter tops, do those things realistically fit into your budget? Are there compromises that need to be made in order to give you some of those things on your wants list that are important to you? By setting clear expectations before you even start, there is less of a risk of budgets, and tempers, getting out of hand.
PURCHASE STOCK PLANS: When you think of building your dream home, you may have ideas that you have been thinking about for a long time. Perhaps you have anxiously been anticipating sitting down with an architect to bring your vision to life. It may be an option if it is one of those things that you have planned for or compromised on. However, there are so many amazing plans being offered now, that your chances of finding a layout that fits most, if not all, of your wants and needs is high. Many designers even offer the option of modifying their stock plans to better suit your lifestyle for a minimal cost.
CHOOSE A SMALLER FOOTPRINT: One of the mistakes people often make is designing and building a home that is much bigger than they need. One of the easiest ways to save is by decreasing the overall square footage of your home. Remember, the bigger the house, the greater the costs. For example, if building your home costs $150 per square foot, an additional 250-square feet will cost you $37,500. Focus on the space your family needs. Keep your floor plan modest and highly functional to maximize your dollar. Selecting an open-floor plan with higher ceilings, is a great way to give you the feeling of a larger home without the added building cost. Just stay away from adding expensive beams and dramatic vaults.
USE A BARNDOMINIUM KIT: Purchasing a kit can save you time and money. You may choose to hire a contractor to assemble the metal framing for a fraction of the cost of building a traditional house. They are available in a variety of styles and designs, from pool houses and sheds to large family homes. Another benefit of using the kits is that all materials are included, and you don’t typically have to wait as long for delivery and installation. Oftentimes, you can even find deals from metal building suppliers who may have kits where contracts fell through, and they want to sell quickly.
BE AN OWNER BUILDER: While this option can help you save significantly, it is not without risks. Especially if you have no experience in construction. Mistakes can quickly eat away at any anticipated savings. By acting as an Owner Builder or your own General Contractor, you can save money, but you will also be taking on a lot of responsibilities. Make sure that you have the time and patience, to find, hire and work with subcontractors.

DIY IT: Even if you opt to hire a turnkey builder, some of them may allow you to take on work that does not require a permit to complete. That may mean painting, installing floors, or cleaning up. Some of the most significant savings in this are come from preparing your lot to build. Land clearing, driveway building and managing the installation of septic systems and wells, can help cut come costs. Always check with your builder to discuss what is or isn’t allowed. One of the greatest benefits of working with a contractor are the warranties they may offer. It is important to understand what may or may not be covered if you do perform some of the work yourself.
SHOP AROUND AND SOURCE SUPPLIES: You have more control over this if you are building the home yourself. You are not limited to where you can buy your materials and can shop around for the best price. Oftentimes, there are discontinued items that can come at significant savings. Salvaged items are another way to save, while adding depth and warmth to your home design. Many of these things can be procured for little to no cost. If salvaged wood is something you love, there may be opportunities to find sources that are giving it away for free. All you need to do is take it a part and take it away. Check classified and local groups where people have extra material that they just want to get rid of. From tile, to lighting and even doors, there is an abundance of materials you can obtain for pennies on the dollar. Don’t be afraid to negotiate.
CHOOSE YOUR WINDOWS, AND DOORS, WISELY: One of the things that can suck us all in are beautiful pictures of a home’s interior being illuminated by beams of natural light shining through a dramatic wall of windows. While this is indeed gorgeous, it can come with a hefty price tag. Especially custom windows that need to be special ordered. One way to save on that cost is by choosing standard sized windows and placing them side to achieve the same look. You can also opt for fixed windows where you can, keeping in mind that these can not be used in bedrooms. While black windows seem to be all the rage, they do tend to come with a higher price tag. Some manufacturers offer windows that are black on the exterior and white inside. Another popular trend in barndominium design is using glass garage doors in lieu of large windows and expensive double doors.
FINISHES & FIXTURES: There are a lot of ways to save when making these selections. Consider choosing light fixtures, appliances and even flooring, that you can upgrade later. Opting for stained and polished concrete floors is a great savings option without sacrificing style. When selecting countertops, look for remnants that are perfect for smaller countertops and vanities. Perhaps choose a butcher block for your island instead of granite or other hard surface options. Many don’t realize this, but your homes aesthetics can also offer costsaving opportunitie. By choosing an “industrial” or “rustic” look, you can leave some projects unfinished, and the result still looks purposeful.
USE STOCK OR SEMI-CUSTOM CABINETS: Cabinets can be one of the most expensive features of your home, ranging anywhere from $5000-$25,000+. One way to mitigate those costs is by choosing stock or semi-custom cabinets instead of custom. Ready to assemble (RTA) stock cabinets come in parts and they are ready for you to put together and install. You can purchase them at big box stores like Home Depot, Lowes, Ikea and even Costco. They are the most economical choice, but come in limited designs and a few standard sizes. Semi-Custom are a mix between stock and custom cabinets. They offer many popular styles and colors, and adjustments can be made to fit custom spaces. They are also made of more quality materials than stock cabinets. The choice often comes down to whether design or savings is most important to you.
Whether you use 1, 5 or all these options, there are many ways to save. The most important thing is to monitor and track your expenses. It is easy to veer off course when you don’t know what is being spent and what you have left in your budget. The bottom line is to not get too bogged down in small details that don’t really matter that much, inflating their importance and turning them into big expenditures. If you don’t like the look and feel of a certain feature of your home, you could spend a bunch of time, energy, and money to get it just right, and in the long run spend more than you should. In Progress...
Medallion Manor A Quick Update on the project The Fall has been a very busy time for The Medallion Manor. Dan, his father Joe, and our entire Medallion Corporation crew have been spending long days there hard at work. With the cold winter approaching LaPorte, Indiana, it was crucial that we get as much as we could get done on the exterior, to protect it from the harsh conditions ahead. We were lucky enough to be invited out to Ohio, to meet with barn restoration expert Doug Morgan, (as seen on Restoration Road with Clint Harp). This visit allowed us to do the research needed to ensure that we make all of the proper decisions to restore the barn. Now we feel more confident that we will keep the integrity of the building, it’s gorgeous original features and do it in a way that will help it to last another 101+ years.

It was after that trip that we made the decision that come Spring 2022 we will completely replace all of the current barn siding. Much of it is rotting and is not sustainable for the long term future so they have been working to remove it all. We have plans to reuse as much of it as we can on the interior of the building for things such as accent walls, furniture pieces, etc.
Other major changes to the exterior have been the replacement and movement of the main doors. One of Dan’s visions from the beginning was to have a beautiful front door directly on center when you walk in. Dan and his dad Joe took a chance and cut a large opening in the middle of the family room floor for the “wow moment” and it was 100% worth it. Now when guests walk in the front door they will look almost 40 feet up to the breathtaking all wood ceilings above!
In side the barn, there has been just as much progress. When we purchased the barn there was a loft area above the future kitchen. This was not original to the building and we had no access to it from below, as it was strictly for decorative purposes during its years as the restaurant. Although it was beautiful, we felt that it was taking away from the design and was blocking the views of the ceiling. Since it was not going to provide livable space, Dan and Joe made the choice to remove the loft. Again, it was a risk, but they were so happy to see it paid off. We have also decided that we will be replacing the roof with a black steel design. We believe this will give us the right look we are going for.

Words by Amanda Jane Avis Intention matters doesn’t it? We intend on being good people, making changes in our world, and growing as human beings. But let’s face it, life gets busy, our determination dwindles, stress may grow, and that good intention goes right out the window. When that happens, we feel like we have failed. Failure is an incredibly low human vibration. No one wants to feel that they’ve let others down, or themselves! So, when New Year’s resolutions are mentioned, we can go ahead and give a giant, collective eye roll and move on. Instead, let’s focus on building habits that allow us to reach those goals in a much healthier, productive, and efficient way.

Instead of sitting in your car at pick up or drop off for your children at school, perhaps get out of the car and do some lunge walks. Be silly and childlike about movement. Studies indicate when there is an emotional connection to movement, we are reminded of when we were younger. Movement and silliness was always part of our days as children. “Play” is what it was then, rather than a “work out.” Let’s bring elements of that back into our lives to help solidify habit creation. Doing something like this in front of your children also creates enormously positive experiences that they will absolutely love to do with you! It’s fun AND it gets you closer to where you want to be, physically. Another possibility would be to incorporate stretching while playing a board game, or watching television. If gathering as a family after dinner is something that you normally do, why not make it even more productive and include a lunge stretch, or even a simple downward facing dog to open your mid back and chest, which could also aid in a restful night’s sleep. There are so many times of the day that we could move more. A one hour workout is not required. I will always shout that the rooftops! What IS necessary to feel good inside your skin is simple movement. There is no need to devote more time away from family or away from business obligations. Simply connect movement to daily activities in order to create habits that will stick, and will serve you in this coming new year. Let’s make 2022 one that includes a stronger, more flexible, and happier you.

WINDOWS AND DOORS With more people working from home, and staying home, owners found that they had a desire for more natural light and ventilation, as well as indoor to outdoor accessibility. This leads the way for new window and door trends heading into 2022. On top of the list is expansive windows that allow more light into the space as well as increasing ventilation. Open views bring the outside in, minimizing the closed in feeling we can easily get when being cooped up in one space for too long. 2021 brought in historical growth as consumers took advantage of low interest rates and increased pandemic-related savings. While commercial construction struggled, residential construction of single family and multi-family homes boosted the industry, increasing demand for labor and materials. Insiders agree that we will continue to see unprecedented growth as housing shortages on the west and east coasts, leads to strong population growth in the southeast and southwest of the country, especially in Texas. Supply chain issues in 2021 worsened demand-driven inflation that brought cost overruns on many projects, challenging homeowners and builders to stay in budget. Forecasts predict that supply chain issues are easing. According to Mashvisor’s Real Estate research, “Epic port congestion is easing. Shipping prices are falling from skyhigh levels. Deliveries are speeding up a bit. Businesses are still grappling with a troubling shortage of truck drivers. Critical components, including computer chips, remain scarce. And the Omicron variant threatens to put renewed pressure on supply chains. Still, there is evidence that bottlenecks are beginning to unclog.” Record high prices and bidding wars for existing homes had many consumers discouraged and choosing to wait things out in hopes that the supply/demand equation reconfigured. Experts anticipate that potential home buyers and builders will re-enter the market in droves. Although prices are not anticipated to drop, they are not expected to appreciate at the rate we witnessed in 2020 and 2021. On the financing front, you may have noted that interest rates in December 2020 were 2.66% and a year later they increased to 2.75%. While this shows very little change over the year, residential financial experts expect an increase in that rate in 2022, although still lower than the rates just a few years ago, and this will cause a slight dampening on the demand for new mortgages. According to Freddie Mac, the 30-year fixed mortgage rate will increase to 3.8% in the fourth quarter of 2022. This would have a stabilizing effect on price growth as the price-inventory problem continues. So, when is a good time to build or buy a new home? Ultimately, that is a decision that comes down to your personal situation. With costs stabilizing and interests’ rates still low, the spring or summer may be the perfect time for you to make that leap. However, it is important to continue to stay abreast of the market and any changes that are expected. The past few years have proven volatile in Real Estate and so we suggest doing your due diligence before making any big financial decisions.
