DEVELOPMENT: A draft concept plan for Roseworthy, publicly released on Thursday. University of Adelaide, is leading the planned expansion of the town and will now finalise its concept plan. The final plan will likely be presented to Light Regional Council (LRC) for endorsement by the end of the year. LRC Acting Strategy, Projects and Engineering general manager Craig Doyle said if approved, the document may be adopted as the council’s structure plan, and the rezoning process will be progressed.

“(This) may take a further 12 months, or more, depending on progress through the necessary consultation processes as well as negotiations with state government agencies,” he said. “The first applications for development of the growth area are likely to be submitted to council not long after the rezoning process is completed. “It is likely that construction on the ground will have commenced within two to three years from this point.”

THIS is what Roseworthy could look like in 30 years. Publicly released on Thursday, this map is just one of the proposed options for future growth in the town. As previously reported in the Herald, the population of Roseworthy is expected to grow to the more than 60,000 people over the next three decades under the state government’s 30-Year Plan for Greater Adelaide. This drawing shows the planned development will be bordered by Perry Road to the north, Mudla Wirra Road to the west and Mallala Road to the south. The existing town remains unchanged, with a buffer zone separating Cliff and Twartz roads from the new development. To the east of the township, an expanded industrial zone will be created. Under the draft concept plan, the town centre, spanning up to 30 hectares (74 acres), will feature civic facilities, a school, shops, a supermarket and restaurants, as well as some residential development. This is where the planned expansion of the town is expected to begin. Two neighbourhood centres, which will be about two to three hectares in size, will include shops and a school. It is anticipated the entire development, once it reaches capacity, will be home to up to nine primary schools and four high schools. To preserve some of Roseworthy’s history, present farm homesteads and the land directly surrounding them will be converted into parks. Other maps, which were on display at the Roseworthy Soldiers’ Memorial Hall at a public viewing on Thursday night, have only slight variations.
