A center for EXCELLENCE. @Highland is a new, best-in-class corporate and lifestyle center conveniently located in the heart of Baton Rouge. Developed by lead investor and technology firm General Informatics, @Highland is inspired by renowned technology campuses around the world, while also embodying the distinct culture of Louisiana’s capital city. Situated on 8.5 pristine acres and neighboring a public nature preserve, @Highland is a meticulously imagined mixed-use development that combines excellence in business with excellence in design. It is the first development of its kind in the region. Baton Rouge-based General Informatics, one of the country’s fastest-growing technology firms, launched @Highland with a two-fold purpose: to establish a
new corporate headquarters that could accommodate General Informatics’ rapid expansion, and to create a hub for thought, collaboration and community engagement that supports Louisiana’s burgeoning business and tech sectors. General Informatics is @Highland’s anchor tenant, occupying more than 20,000 square feet in Building One, the flagship office building. Eskew+Dumez+Ripple and Manning Architects created the architectural design. An additional 20,000 square feet of premier office space is now available in Building One. building technologies in interior spaces that bring safety, efficiency and a more progressive way of doing business. The first phase of the development was completed in January 2018, with the planning of subsequent phases currently underway. General Informatics has built a national reputation for designing software systems and processes that push productivity to new limits across a variety of sectors. The company’s persistent pursuit of excellence has been applied to @Highland’s interior features, enabling both General Informatics’ and @Highland’s commercial tenants to interact with their clients at a progressive, meaningful level. Building One, completed in early 2018, is equipped with a broad suite of General Informatics-designed smart building technologies. Meeting and presentation rooms are outfitted with voice-command technology; the building’s technological “nervous system” can sense light, temperature, pressure, time and facial recognition and can react autonomously; more than 45,000 multicolor LEDs are embedded in the interior and exterior structure to allow for pleasing illumination; and the building’s electrical and HVAC systems are controlled by in-house designed software to conserve energy usage. •

@HIGHLAND’S FOOTPRINT TREADS LIGHTLY WITH DESIGN FEATURES THAT WORK WITH NATURE, NOT AGAINST IT.
A Natural ENVIRONMENT @Highland offers urban convenience in lush natural surroundings and a true commitment to sustainability. The 8.5-acre parcel is located in a thriving commercial district, while abutting a public conservation area, the Bluebonnet Swamp Nature Center. A major priority for @Highland’s development and architectural team has been to ensure the site’s footprint treads lightly with design features that work with nature, not against it. HISTORIC LIVE OAK TREES Seven historic live oak trees that dot the property were carefully protected and preserved during construction. Their location drove the physical placement of the buildings and landscape features. For example, Building One thoroughly incorporates one of the live oaks within its viewshed. A portion of the building wraps the periphery of the tree, ceding ample room for its root system and sprawling branches. It’s impossible for @Highland’s tenants and visitors to miss the impact of these wonders of nature as they move throughout the development.

@HIGHLAND INCORPORATES BORDERING WETLANDS, CREATING A SYMBIOTIC RELATIONSHIP THAT PROTECTS FLORA AND FAUNA.
CONGRATULATIONS, WETLANDS PROTECTION Ensuring the adjacent cypress swamp was not impacted by the development was a key consideration. Rather than mitigate the wetlands that border the property, the @Highland team worked them into the design, creating a symbiotic relationship that protects local flora and fauna and fosters good drainage. The natural flow of groundwater 10
@HIGHLAND 2018
is not impeded by the development; rather, it is allowed to move naturally thanks to the inclusion of bioswales. Moreover, the parking lot and sidewalks are comprised of permeable pavers rather than poured concrete or asphalt, facilitating better drainage. Finally, designers used elevated wooden decks as sidewalks around live oaks to protect the trees’ root systems.
WILDLIFE @Highland’s design has also been sensitive to the needs of wildlife, especially Louisiana’s bounty of migratory birds. Building One’s channel glass exterior could have presented a problem for birds, but @Highland’s design team consulted with local ornithologists and conservation groups to deploy features that reduce avian risk.
The glass’s reflective index was adjusted so that it was perceptible enough to birds on their flightpaths. In addition, walls in the building’s interior were placed to block transparency from one side of the building to the other. These steps protect birds without compromising the look and style of the building. •
