Forty Years of Success AIS’s global commercial real estate experience translates a client’s organisational objectives and values into enriching environments that perform, no matter the location. Last year, AIS was nominated for a prestigious London Construction Award in the category of Interior Design of the Year. Under the spotlight was a project for Arthritis Research UK, a distinctive piece of work that challenged the team to develop a space that placed inclusion and wellbeing at the heart of the design. Fundamental to this was understanding the user, some with complex needs, to identify the key factors for a healthy, productive workplace. Its nomination in the London Construction Awards not only underlined the success of the project but reaffirmed the creative force behind AIS’s reputation. Indeed, this is a business where people are at the focus of everything that it does. AIS was founded in 1979 and has, since then, operated continuously within the heart of the commercial interiors market. As its service offering developed, AIS expanded into new markets, successfully delivering multi-faceted commercial fit-out projects across the UK. With the success of the UK business and the close relationships fostered with its clients, it has received frequent requests to assist clients with challenges across their EMEA real estate portfolio. In September 2016 it began to satisfy this demand and to date, has successfully completed over 100 projects internationally. The business can now boast 40 years of service delivering groundbreaking commercial office interior refurbishment and fit out projects. That success is, in part, down to considering itself as a local business with a global mindset. Recognition The eight-week project for Arthritis Research UK included design and space planning, fitout and furniture solutions in a 12,000 square feet space. When over 30 million working days are lost every year in the UK as a result of musculoskeletal conditions, it’s little surprise that the organisation dedicated to curing them sought a workplace design that puts the physical health of its people first. Focusing on their team and its needs, AIS crafted an office interior design that supports 18
wellbeing and promotes flexible working, particularly for those living with arthritis. From the very beginning, it was clear that this project represented more than your typical office fit-out. The AIS project team put itself in the shoes of someone with an MSK condition and the everyday challenges it presents, helping the team identify the key factors for the design. This led to a focus on creating spaces that would complement the team’s differing working needs and styles. This included identifying a need for
both privacy and collaboration, and physical activity as well as quiet reflection. What’s more, AIS’s designers chose to harness the physical and psychological benefits of biophilia through a comprehensive planting scheme, including a number of moss walls and other natural elements. For users with musculoskeletal conditions, every detail – from door handles to sofas and chairs – was selected for ease of use and long-term wellbeing, with options offered when a ‘one size suits all’ design didn’t exist in the
market, enabling users to choose what best works for them. What transpired is a refreshingly unconventional vision for modern workplace wellbeing. Moving away from the traditional reception concept, you emerge from the building’s central lifts to find yourself directly in one of the many collaborative meeting zones, mixing staff and visitors in a way that naturally promotes openness and trust, while the heart of the office is a centralised refreshments station and breakout area to retain the strong sense of community.

Just as importantly, dedicated ‘retreat’ and ‘wellness’ rooms provide relaxed environments for contemplation, stretching and gentle exercise. Notes Elaine Mitchell, AIS workplace designer, “The central location of the break out area has created a real hub of energy within the space that people are drawn into. It’s a space for collaboration, relaxation and social gathering. “With our client’s vision for the future in mind, we have taken popular design innovations such as ‘open plan’ and biophilia, implementing them correctly with employee productivity and happiness in mind.” AIS is rightly proud of its work for Arthritis Research UK. It underlines its people-focus ethos while exhibiting what it is capable of. Indeed, the project is an ideal case study showcasing how AIS delve into every aspect of a business’s DNA to deliver dynamic spaces that spark innovation in everyone. This is complemented by supporting clients through every step with its committed and friendly professionals. Track Record “Monzo, a billion-pound global company, are now trusting us to do all their latest office fit-outs,” director James Pipe enthuses. “If clients like them have the confidence in us to carry out their projects time and time again, then others will too.” Indeed, AIS was on hand to help Monzo’s move to Finsbury Square in 2018. “As with any start up that has quickly taken off, they soon outgrew their first home and the Monzo team came to us to help them with the design and build of their impressive new space,” said Dan Martin, AIS Workplace Designer. INTERIOR FIT-OUT AIS WORKPLACE office. A large communal kitchen and break out area was created where staff can grab a healthy snack or have a casual meeting over breakfast. Elsewhere AIS incorporated two community spaces. The library space offers staff a quiet space, where they can get away from their desks and work in a more relaxed setting. Conversely, the games room creates an escape in a different way, offering an opportunity to break in a more active way. The office features a dedicated events space where AIS incorporated multi-purpose bleacher seating and kitchen for catering to allow the team to host up to 200 guests. Spread throughout the remainder of the space were quirky features and decorative elements each with a story to tell about the bank’s humble beginnings. As well as Monzo, AIS has now established relationships with a number of high profile clients off the back of successful project completions. Clients include, for example, data consultancy business Zaizi, specialist insurance provider Fidelis, law firm Cooke, Young & Keidan, investment advisors Mudrick Capital, charity Stroke Association and many, many more.

BIM or “Building Information Modelling” is a term that is buzzing around the building services industry, progressively in work that involves and is led by architects, designers and increasingly within the design & build sector. Indeed, AIS is also ISO 9001 and ISO 14001 accredited along with ‘Safety Scheme In Procurement’ (SSIP) verified, which ensures it is compliant with 24 other safety schemes, including CHAS, Safe Contractor, HSAS and Acclaim. It also recently acquired 45001:2018 too. The new certificate provides effective and usable guidance for improving worker safety and sets a process for improving work safety in global supply chains. The ISO 45001:2018 certification was released to replace the Occupational Health and Safety Standard 18001:2017. While there is a 3-year migration period for organisations to make the relevant changes in order to gain the new certificate, AIS made the transition within nine short months of it being released. AIS utilises research, observations, process, and market research to increase its knowledge of a client’s business, so that together it can develop an office design brief and create a workplace that empowers people to develop and perform at their best. Crucially, the company has a lot of experience and expertise to call upon. It has in-house design, technical, quantity surveying, and project management. Clients, regardless of a project’s size, get a director sponsor who
is their main point of contact from conception to handover. It’s a genuine partnership which reinforces AIS’ people-centric ethos. During the process, AIS designers take clients down a discovery, exploration and engagement process that ensures the feelings, concerns and aspirations of the client’s workforce are considered. This then allows the project to move forward with this impartial knowledge carrying AIS through to a design solution that makes a genuine difference.
James says the company has recognised this strength by investing heavily in its people. “If they want to learn new things, we encourage that,” he says. “We’re more than happy to invest in training and skills development. And we’ve supported this by updating to the latest technology and design software too.” This has paid dividends. After all, much of AIS’s work comes through word of mouth and repeat business. It recently carried out a significant £10
million high-specification project for a global insurance company in Maidenhead. This work was secured after the same client had expressed full satisfaction with a much smaller, £300,000 project completed by AIS in central London which is shortlisted in the SBID International Design Awards 2019. “It goes to show the importance of client relationships no matter how big or small the job is,” remarks James. “We take on every project and programme as an opportunity to innovate and find bet-

International Presence AIS is continually developing its international presence with its London base complemented by offices in Amsterdam, Frankfurt, Malta and Dublin. Its European team now carries out all American Express GBT offices on the continent. For it and other clients, it has worked in Germany, Denmark, Belgium, France, Gibraltar, Poland, Hungary, Malta, Romania and Sweden and further afield in India and Singapore. Exampling its work, AIS was in Warsaw for a finance sector client. Here, it was commissioned to evaluate and review the client’s current workspace, and assist in determining a real estate strategy for the region. It conducted a detailed workplace consultancy and design exercise to determine short and long term real estate strategies, then devised a refurbishment plan, before fully implementing the plan of works, including a bespoke furniture scheme. The in-depth workspace study resulted in a proposal and schedule for technical and workplace design solutions, which AIS fully project managed from start to finish, including structured cabling, comms room (including UPS, racks, and air conditioning), an innovative workspace furniture design, as well as all testing, commissioning and warranties for the property. Elsewhere, in Hamburg, a change to another client’s process and business practices afforded the opportunity to reduce their office accommodation in Hamburg from 18,000 square feet. to 12,000 square feet. AIS was brought on board to evaluate the practicalities, define the economic viability and subsequently deliver a comprehensive office restructure and seamless relocation. 32

INTERIOR FIT-OUT AIS WORKPLACE Deliverables included developing the brief and scope of works, full design service and technical specifications, liaison with client and landlord teams, contractor management, relocation, and detailed project and cost plans. The CAT A fit-out included small power distribution, suspended ceilings, new field lighting and control systems, emergency lighting, life support systems, HVAC modifications, wall and floor finishes, testing, commissioning and warranties. CAT B refurbishment included structured cabling, security installation, branding and furniture. AIS also undertook a full dilapidation service of the outgoing premises, including clearance of all loose fixtures and fittings, disposal of surplus furniture items, deep clean and the final handover of office space to the landlord. And in Frankfurt, AIS worked alongside a client from the finance sector to realise the vision for a Grade A, multi-occupancy building in the central business district of the city. At approximately 15,000 square feet, the new building required a full CAT A Landlord and CAT B Tenant fit-out. AIS worked collaboratively with both parties to develop the project brief and fully manage all aspects of the design and build process. It oversaw CAT A works including small power distribution, flooring and ceilings, internal dry wall partitions, acoustics, double glazed partitions, solid and glazed doors, lighting and control systems, sprinklers and fire alarm, and HVAC modifications. CAT B works included structured cabling, security installation, feature lighting, a comms room and all finishes, joinery and furniture. For both CAT A and CAT B, we managed all costings, contractors, testing, commissioning and warranties. Ambition AIS is determined to stick to what it is good at. And rightly so. Growth has focused on developing its market presence on the international stage but it has remained steadfast in its understanding of BUILDING DESIGN & CONSTRUCTION MAGAZINE
