THE PURSUIT OF QUALITY: IT’S THE BALLYMORE WAY A commitment to quality in every detail has seen Ballymore set new standards which have been celebrated this year with NHBC’s Pride in the Job award.

Driven by a desire to set new standards in design, development, partnerships and places, Ballymore’s commitment to quality is evident in every detail of its work – and is the reason it has received a number of awards over the years, including this year’s NHBC’s Pride in Job Award for Homes of Outstanding Quality. Ballymore’s focus on quality stems from its founder and chairman, Sean Mulryan, who set up the company in Ireland in 1982, and pledged that the business would never cut corners in its pursuit for perfection. Ballymore’s business model was originally built on matching accomplished bricklayers with local contractors in Dublin, which saw Sean personally verifying each subcontractor’s credibility, and quickly made the Ballymore brand synonymous with the highest standards. The work ethic and results that Ballymore was providing soon established the company as one of Ireland’s largest homebuilders, yet its

commitment to quality has remained the same. To this day, Ballymore builds all developments itself to guarantee quality. It is also one of the only property businesses to have both its own development management company and resort management team ensuring that the high quality delivered in the construction of each site is maintained across the life cycle of each development. In the London market, Ballymore has been responsible for a number of world-firsts, including the Sky Pool at its Embassy Gardens development, an innovative construction of a swimming pool between two buildings, suspended at ten storeys, built to hold 128 tonnes of water. In Europe, the mixed-use Eurovea development in Bratislava has won several awards, demonstrating the success of the Ballymore model overseas. AN EPIC ERA FOR THE BUSINESS Ballymore continues to be celebrated for its pioneering approach to creating places where people live and thrive.

Royal W harf has won the Seal of Excellence award from the NHBC. This comes after Project Director Joe Cashman joined the top 450 UK site managers to win a Quality Award for the project’s Phase 2B development. Now making fur ther progress, Joe is par t of an elite group of site managers, representing the top 1% of the 16,000 site managers who originally entered the competition. Being selected as one of the UK’s top site managers is testament to their commitment to building homes of outstanding quality for the benefit of the people who will live in them. 12

Site managers were judged by NHBC assessors on six key areas: consistency, attention to detail, leadership, interpretation of drawings and specifications, technical expertise and health and safety. Since 1980, when the Pride in the Job award was launched, it has helped showcase performance and drive standards in new home building. To this day, that drive is continues. Fittingly – and unsurprisingly - that same dedication to quality is ingrained in Ballymore. Joe Cashman was the person responsible for delivering the challenging Royal Wharf Phase 2B project and says he is very proud to have received the NHBC’s recognition for the develop-

It also highlights how Ballymore has been able to not only consistently deliver the standards by which its reputation is based on, but show a willingness to continuously seek improvement. “For the company, the awards from the NHBC mean we’re doing something right,” remarks Joe. “For me at Royal Wharf, it is the result of all the team’s efforts. We’ve been here on site as principle contractor for the last three and a half years, and the award represents the successful accumulation of a lot of hard work.” Royal Wharf Royal Wharf grasps one of the last opportunities to build a new town within London, introducing 3,385 residential units to a prime riverside location. Jointly developed with Oxley Holdings Ltd, the development incorporates a high street featuring more than 60 independent businesses, side streets, and the occasional mew. This takes inspiration from the great estates that emerged in London, throughout its history, giving it a reputation as ‘the city of villages’.

Ballymore’s vision for Royal Wharf, meanwhile, is inspired by the classic great estates of London – most famously forged in the Georgian and Victorian eras. Smaller developments, surrounded by the shifting urban landscape, often struggle to maintain distinctive identities. The size of Royal Wharf and its position on the river allows it to establish a character of its own that can draw deeply on the wider city without being overwhelmed by it. Royal Wharf – which will see Phase 2B 70% complete by year-end before Phase 3 begins for a completion date of 2020 - covers 40 acres of riverside land and includes a 2.4 acre park and 500m riverfront promenade, more than half of which is now open to the public. Here there are homes for everyone - with suites, one, two and three bedroom apartments as well as three and four bedroom townhouses; many offering spectacular views over the River Thames, O2 and Canary Wharf.

“Royal Wharf is not just a challenging project because of its scale and diversity, but because of the speed at which we delivered it” “Royal Wharf is not just a challenging project because of its scale and diversity, but because of the speed at which we delivered it,” says Joe. “One year ago we had over 1,000 units that were about 90% built but we had very few units fully completed. It took a lot of hard work, long hours and care but we managed to successfully complete the units to a high standard. I think that’s what really impressed the NHBC judges; our ability to get so many units completed week-on-week with the quality we’re recognised for. “At the end of 2016, we had 32 townhouses completed. By the end of 2017, we had 1,245 units completed and about 1,000 of those were completed in the last six months of 2017. There is no one else within London who can consistently deliver that number to the standards we 16

achieve.” Ballymore utilised the Dutch Hurks construction system (now called Byldis) at the Royal Wharf site, which also contributed to quick construction completion on an impressive number of homes. Peaking at around 80 units in a single week, Ballymore was consistently delivering between 25 and 50. It’s on schedule to meet its target for the end of 2018 which will see it hand over 1,140 units putting the total completed at 2,385. What’s striking is Ballymore’s efficiency. It never cuts corners but can deliver units with a speed otherwise unheard of in London. There are a number of reasons for this as Joe elaborates. “We’re different to other companies in that we’re involved in all stages of the project. From initial site concept to managing the estate once it’s construct-

Fire-Proofing Services FIRE BATTS

A coated fire batt acts as an air seal barrier to service penetrations in walls floors and ceilings. A 50mm or 60mm thickness batt gives 4 hours fire and smoke barrier and up to 2 hours insulation. This is a system we install throughout the construction industry.

FIRE STOP COMPOUND

This is a specially formulated gypsum based mortar which is mixed with water and trowelled or poured around service penetrations. It is used to stop the spread of fire and smoke along services that pass-through compartment walls and floors. This system also provides a thermal acoustic and air sealing performance. We also install this system to SVP’s.

INTUMESCENT FIRE STOP SEALANT

COROFIL DECK PROFILE

Intumescent pipe collars can provide up to 4 hours fire resistance. When exposed to heat from a fire the collar will rapidly expand inwards to crush the pipe until it is completely sealed. These can be fitted through walls ceilings and floors.

This is a water based acrylic emulsion sealant containing graphite. It expands at temperatures above 135oC sealing around various penetrations and services to prevent a passage for smoke and flames. It is intended for a wide range of through penetrations and construction joint applications. We install this mainly to block work both horizontal and vertical joints, we can also install fire stop silicone if required.

Intumescent pipe wraps are designed to provide protection from fire offering a simple and more cost-effective alternative to fire stop pipe collars, providing fire stopping for plastic pipework and electrical trunking in walls and floors.

PFC corofil firestop strips and blocks provide up to 6 ours fire protection. They are used to seal all roof wall and floor deck profiles. A typical installation example for this is PFC C144, however we are able to install a whole range.

That link between all the different departments offers many advantages, not just consistency of quality. “Every link from concept to delivery, handover and estate management possesses the Mulryan family’s ethos to maintain the standards that Ballymore’s reputation is built upon. And that ultimately comes down to satisfying the needs of the customer; making sure we’re creating a place where people want to live. For me, that driving force is nice to be a part of and it’s one of the reasons why we stand out.” At Ballymore, it’s also about accept-

ing that lessons can be learned from project to project, using that as a basis for improvement. For instance, at the start of 2017 we recognised between ourselves and the NHBC, that we could be more efficient. We started to have weekly and later, fortnightly, surgeries where all our site managers along with NHBC inspectors went through any issues we had discovered on site over the past week. We’d discuss them, we’d look at photographic evidence where necessary, we’d look at cause and effect and how issues may have occurred. “If, for example, we determine there’s

something in the design that’s not quite right, we’d put forward a recommendation to move forward. If it’s a contractor issue, perhaps in procedure, we’d look to mitigate the issue in future and be proactive in putting corrective measures in place to ensure we get it right the first time, not the second.” Recently, a new company-wide quality control procedure has been implemented to reinforce Ballymore’s drive to maintain quality. The new procedure better documents project stages, detailing every element that was quality assessed and reviewed. This QA pro-

cedure isn’t new, but it is an enhanced version that adds further detail to the process. Joe says this inspired him to employ a full time quality control assessor on Royal Wharf 2B. This role was designated to oversee that the new QA procedure was being enacted. “The difference on this project is that I didn’t have him going around doing the quality control checks, his main role on site here was ensure all quality control procedures are running as per our new enhanced policy. “This has resulted in further training for our managers to underline what is expected of them, where the pitfalls might be, and how that can also pos-

itively impact our contractors as well. It’s not a case of someone coming along and saying that’s incorrect and walking away. Our enhanced policy is about education too. The NHBC recognised that as very useful to the project and a good way of progressing developments.” From the moment construction started, Ballymore was keen to build a new community and bind it together, and this is an integral part of the developer ’s philosophy. With residents now on site, this new community is beginning to come to life. “We’re able to walk around the estate where we’ve completed phases 1, 2a and part of 2b and see residents enjoying living in these developments.

RESIDENTIAL DEVELOPERS BALLYMORE When we look at the site from the top of one the buildings, which gives a good view of the development’s 40-acres, we can really see what we’ve achieved in a relatively short space of time. Seeing the estate come to life is something to be proud of.” Royal Wharf subsequently hosted a Summer Fete in 2018, which brought together thousands of people from the local community to raise funds for the Richard House Children’s Hospice – a charity that supports children and their families in East London. Ballymore’s vision for Royal Wharf was inspired by Georgian architecture of Belgravia and Fitzrovia but makes full use of the industrial dockland materials. The development comprises a network of interconnecting streets leading onto town squares and gardens. The use of local dockland materials was particularly important; Ballymore’s approach to place-making puts cultural heritage at the heart of its developments. The focus is Sovereign Place – the development’s traditional market square - and a Marylebone style high street, with over 60 independent cafes, shops, restaurants and bars for residents and locals alike. A Starbucks store have already opened and more commercial operators will open in due course. Infused with the energy of the Thames and the area’s maritime heritage, residents step out of their apartments onto the new riverfront promenade leading to two riverside parks bordering the development – Barrier Park and Lyle Park. It also boasts many secluded pocket parks, garden squares and tree lined avenues, with almost half the acreage devoted to green open spaces. Joe admits seeing residents on site is a natural motivation to complete Phase 2B and move on to Phase 3 next year. That same sense of accomplishment is underlined by the NHBC’s award for the project but Joe is quick to point out that fact makes him even more determined to find further improvements in future. “You always need to look to raise standards. If you think you’re running everything perfectly and under control, that’s your first mistake. Everyone can fall into bad habits, people can make mistakes, you get new trade contractors 22

In addition, because we’re going from building to building, working with different trades and different trade contractors, we always need to be looking at ways we can make progress and find improvement.” Exacting Standards From Day One Ballymore’s history dates back to its founder ’s twenties and Sean Mulryan’s time as a bricklayer and stonemason. He established Ballymore as a source for accomplished bricklayers to serve the needs of local contractors before moving into development work in and

around Dublin. Many noted his attention to detail; a work ethic that brought the best out of those that worked with him, and as a result delivered optimum standards. RESIDENTIAL DEVELOPERS BALLYMORE The Accolades Keep Coming The team’s accomplishment at Royal Wharf in the NHBC’s Pride in the Job awards comes as Ballymore was crowned the Developer of the Year at the 2018 Property Awards. It also won the top award for Place Making during the Property Week awards for its transformative regeneration of London City Island. Ballymore Group’s turnover increased significantly last year to almost £700m, up from £555m in 2016 - with work growing apace at key developments at London City Island, Embassy Gardens, Wardian, Goodluck Hope, and of course Royal Wharf. John Mulryan, Managing Director of Ballymore, said when he picked up the Developer of the Year award “We are delighted our developments have been recognised and celebrated for their great quality, strong vision of a place, bold design, coupled with a rich programme of
