Project Introduction This project is a high end residential loft in NYC that creates aesthetic functionality to efficiently serve the client, his aging parents, and their guests.

The building used in this project is a 12-story building located at 309 West 14th Street, at the crossroads of midtown and lower Manhattan. It has views to the city and river on its west and south sides.

Concept and Color Theory “The timeless contrast of lights and darks that blends sleek geometric patterns with the softness of organic shapes to encapsulate the elegance of a past time in the modern day” To incorporate this statement into the physical space, elements with muted organic tones, geometric patterns, and sleek details will be used within each area.

Colors and Materials

Architectural Motif Romanesque Revival 1840 - 1900

The Old City Hall Subway Station is considered Romanesque Revival due to its distinguishable structural elements, such as the rounded arches and vaulted ceilings. The ornate bar tracery over the skylights lets in natural light and creates more dramatic lights and darks. This design style creates a grand feeling due to its over-the-top architectural details.

Topographic Motif “The Great Metropolis” by “T. Bonar, N.Y.” shows shipyards, docks, piers, slips, wharves, and ferries on the Hudson and East Rivers. Map-making in the 1800s was quite a bit more work than what is typically seen today (satellite imagery). The distances were measured by using ropes or chains of known lengths, while the angles were measured using physical or magnetic compasses. For calculating the angles between points which were far away from each other, they used magnifying glasses or small telescopes attached to compasses.

Northeast Section

This section showcases some of the private areas of the loft, such as the guest and master bedrooms, bathrooms, and the office.

Southwest Section

This section showcases the social areas of the loft, including the dining and living rooms. Behind this section is where the kitchen is located as well, making this a very sociable and open area of the living space.

First Floor Plan

Kitchen Perspective Cool, dark tones contrast with warm, bright splashes of color in tilework and hardware.

This kitchen design allows for openness and access, for all who intend to use it. Its L-shape creates expansive usable floor space without limiting usable counter space. The bar, located behind the sink, allows for up to four seated individuals with plenty of comfort for eating or socializing. The dining room is located just to the right, which provides ease and convenience for transporting meals and dishes.

Living Room Throughout almost the entirety of the first floor, the spaces are open. The kitchen, dining room, and living room are all visible from the entrance, one after the other. This open concept allows for the relatively small living space to appear much larger and fluid, assisted by the large windows and muted tones in color and material choice. When looking up to the ceiling of the two-story space, one is able to see the constructed beams inspired by the curvature and structure of The Old City Hall Subway Station’s ceiling. They provide a noticable, yet appropriate, contrast to the soft, muted tones of the living room.

Living Room Perspective

Guest Bedroom The guest bedroom, to be used primarily by the client’s parents, is located on the first floor, tucked away behind the social areas. Given that the client’s mother uses a wheelchair, putting this bedroom on the first floor was the best way to provide her with ease of access. While it is located directly adjacent to the social areas of the living space, it is completely private. It has direct access to the guest bathroom, which is also ADA compliant.

Walkway Motif Perspective

This perspective showcases the view from the upstairs walkway, toward the railing and beams, both inspired by The Old City Hall Subway Station motif. This walkway connects directly to the master bedroom and office.

Master Bedroom The master bedroom is sleek and masculine. The selected wall colors provide a cohesiveness to the rest of the living space, but other elements, such as the wallpaper, give it a subtle uniqueness and interest. It has a walk-in closet and is directly adjacent to the master bathroom and the office, giving the client ease of access and convenience.

Master Bedroom Perspective

Office This office was designed with utility and aesthetics in mind. It is a private room that allows for multiple people to use the space at once, in case the client has the need to meet with others in a professional setting. Additionally, the room features a “Swing O” Queen wall bed with sofa, which easily turns this office into a spare bedroom. This office is a comfortable, calm, and stress-free environment with its subtle colors and low-texture materials.
